Not many people are aware of this tiny gated street in Manhattan, NYC, called Greenwich Mews. There are only 7 residences, they're rarely for sale, and this one was put on the market, then taken off. It was built in 1989, has 3bds, 2.5ba. They priced it at $6.49M. However, Zillow thinks it's worth $4,215,200. Maybe that's the problem. Let's have a look.

Well, it's been completely renovated. Walk in the front door and there's a living room with a bay window immediately to the right.

It has a fake fireplace now, and I must say that it's not very large, but it's cozy.

At first I was confused. I'd posted this NYC condo over a year ago and it hasn't sold. But, then I realized what the realtor did- this is a photoshopped version of what it COULD look like. The 5bd, 5ba, 4,076 sq ft apt. is priced at $8.75m, but this is not what it really looks like.

This is what the new owner would be buying. As far as I'm concerned it's cool, but I guess this is why it hasn't sold. So, let's go on and compare the real thing to the realtor's desperate vision, hoping to sell it.

And, the large living room as it is. But, the carpet- it's like art. I bet it was expensive. And, I love the interesting light fixture.

In the realtor's vision, a built-in bookshelf appears in the corner and there are draperies. The carpet is gone, in favor of a new wood floor and area rugs.

No curtains, the carpet pattern changes, which is cool. I would probably repaint a brighter color, the walls need a refresh.

This is how the dining room could look. I'm surprised that they kept the built-in corner table. Another built-in shelf, too.

Because this is the current kitchen. Check out the floor. Love the Playboy bunny stool. And, look at the cool lights going around the ceiling, that the realtor removed.

The realtor didn't change the delightful child's room. Look at the colorful little loft above the bed.

It's a huge apt. , which is why it's so expensive. But, a buyer would have to consider the extra cost of remodeling it.

hi i’m back to share a kindness i received today and some somber words:
a jewish tenant just came into the office and gave me a honey cake and prosecco to say thank you for helping her with rosh prep (getting her balcony cleaned up and some paint touch ups before the holiday) and to bring me some positivity and love on the one year anniversary of the October 7th Massacre.
i wasn’t going to say anything at all today because it’s just too much and there are far more eloquent people out here but this moment reminded me that even in our darkest times we have each other so why would i not share my thoughts with all of you.
today as i think about the last year, i am reminded of the strength of our bonds and the lengths we are willing to go to stay together. i am in awe of my community and how we have come together in the twelve months to fight for our ongoing existence in so many ways. i see how we have all been affected by this war so differently and yet we each take responsibility to stay true to our values in the face of hate and violence.
judaism isn’t just an ethnoreligion, we are a family. when one of you hurts i feel it too. when so many of us are hurt, we grieve together. we build back together, we grow together.
a year ago today, October 7th 2023, my friend evyatar david was kidnapped and today, October 7th 2024, is still being held in gaza as a hostage.
if there is ever a day to cry am yisrael chai, today is that day. i need to believe it.
i need him to hear it.
we will dance again.
we will bring them home.
am yisrael chai.
i love you all so fucking much.
please take care of yourself, be safe, and be proud of who we are.
