Global Uncertainty

AI can’t do your job

I'm on a 20+ city book tour for my new novel PICKS AND SHOVELS. Catch me in SAN DIEGO at MYSTERIOUS GALAXY on Mar 24, and in CHICAGO with PETER SAGAL on Apr 2. More tour dates here.
AI can't do your job, but an AI salesman (Elon Musk) can convince your boss (the USA) to fire you and replace you (a federal worker) with a chatbot that can't do your job:
https://www.pcmag.com/news/amid-job-cuts-doge-accelerates-rollout-of-ai-tool-to-automate-government
If you pay attention to the hype, you'd think that all the action on "AI" (an incoherent grab-bag of only marginally related technologies) was in generating text and images. Man, is that ever wrong. The AI hype machine could put every commercial illustrator alive on the breadline and the savings wouldn't pay the kombucha budget for the million-dollar-a-year techies who oversaw Dall-E's training run. The commercial market for automated email summaries is likewise infinitesimal.
The fact that CEOs overestimate the size of this market is easy to understand, since "CEO" is the most laptop job of all laptop jobs. Having a chatbot summarize the boss's email is the 2025 equivalent of the 2000s gag about the boss whose secretary printed out the boss's email and put it in his in-tray so he could go over it with a red pen and then dictate his reply.
The smart AI money is long on "decision support," whereby a statistical inference engine suggests to a human being what decision they should make. There's bots that are supposed to diagnose tumors, bots that are supposed to make neutral bail and parole decisions, bots that are supposed to evaluate student essays, resumes and loan applications.
The narrative around these bots is that they are there to help humans. In this story, the hospital buys a radiology bot that offers a second opinion to the human radiologist. If they disagree, the human radiologist takes another look. In this tale, AI is a way for hospitals to make fewer mistakes by spending more money. An AI assisted radiologist is less productive (because they re-run some x-rays to resolve disagreements with the bot) but more accurate.
In automation theory jargon, this radiologist is a "centaur" – a human head grafted onto the tireless, ever-vigilant body of a robot
Of course, no one who invests in an AI company expects this to happen. Instead, they want reverse-centaurs: a human who acts as an assistant to a robot. The real pitch to hospital is, "Fire all but one of your radiologists and then put that poor bastard to work reviewing the judgments our robot makes at machine scale."
No one seriously thinks that the reverse-centaur radiologist will be able to maintain perfect vigilance over long shifts of supervising automated process that rarely go wrong, but when they do, the error must be caught:
https://pluralistic.net/2024/04/01/human-in-the-loop/#monkey-in-the-middle
The role of this "human in the loop" isn't to prevent errors. That human's is there to be blamed for errors:
https://pluralistic.net/2024/10/30/a-neck-in-a-noose/#is-also-a-human-in-the-loop
The human is there to be a "moral crumple zone":
https://estsjournal.org/index.php/ests/article/view/260
The human is there to be an "accountability sink":
https://profilebooks.com/work/the-unaccountability-machine/
But they're not there to be radiologists.
This is bad enough when we're talking about radiology, but it's even worse in government contexts, where the bots are deciding who gets Medicare, who gets food stamps, who gets VA benefits, who gets a visa, who gets indicted, who gets bail, and who gets parole.
That's because statistical inference is intrinsically conservative: an AI predicts the future by looking at its data about the past, and when that prediction is also an automated decision, fed to a Chaplinesque reverse-centaur trying to keep pace with a torrent of machine judgments, the prediction becomes a directive, and thus a self-fulfilling prophecy:
https://pluralistic.net/2023/03/09/autocomplete-worshippers/#the-real-ai-was-the-corporations-that-we-fought-along-the-way
AIs want the future to be like the past, and AIs make the future like the past. If the training data is full of human bias, then the predictions will also be full of human bias, and then the outcomes will be full of human bias, and when those outcomes are copraphagically fed back into the training data, you get new, highly concentrated human/machine bias:
https://pluralistic.net/2024/03/14/inhuman-centipede/#enshittibottification
By firing skilled human workers and replacing them with spicy autocomplete, Musk is assuming his final form as both the kind of boss who can be conned into replacing you with a defective chatbot and as the fast-talking sales rep who cons your boss. Musk is transforming key government functions into high-speed error-generating machines whose human minders are only the payroll to take the fall for the coming tsunami of robot fuckups.
This is the equivalent to filling the American government's walls with asbestos, turning agencies into hazmat zones that we can't touch without causing thousands to sicken and die:
https://pluralistic.net/2021/08/19/failure-cascades/#dirty-data

Veterans’ health care
A 1996 law set eligibility requirements for military veterans to receive hospital, medical and nursing home care and authorized spending for those services and patient enrollment. That law has not been renewed, but Congress regularly allocates additional Department of Veterans Affairs funding and allows benefits to increase automatically based on inflation. VA provides medical care to more than 9.1 million enrolled veterans, according to the agency.
Drug development and opioid addiction treatment
Most of this spending relates to the bipartisan 21st Century Cures Act of 2016. That law provided money to the National Institutes of Health and Food and Drug Administration to modernize pharmaceutical research and medical trials. It funded research for cancer cures and state-level grants for opioid addiction and other substance abuse treatment.
State Department
In 2003, Congress passed the Foreign Relations Authorization Act, which set policy priorities and created spending authority for the State Department. That law has not been renewed, but Congress every year since has passed annual funding bills for the department, which Trump has announced he’ll nominate Sen. Marco Rubio (R-Florida) to run.
Housing assistance
President Bill Clinton in 1998 signed the Quality Housing and Work Responsibility Act, which overhauled federal housing assistance policies, including voucher programs and other antipoverty assistance. The Department of Housing and Urban Development and other agencies continue using this law to implement federal housing programs.
Justice Department
In 1994, Congress passed the landmark Violence Against Women Act and has renewed it multiple times since. In 2006, lawmakers packaged a VAWA renewal with authorizing legislation for the Justice Department. As with the State Department, Congress has not approved new authorizing legislation for the Justice Department since, but it has funded the agency — and even authorized hundreds of millions of dollars more for a new FBI headquarters — every year.
Education spending
The 2015 Every Student Succeeds Act delegated power to state and local education officials to set primary and secondary education achievement standards. It gives billions of dollars in federal grant money to state and local education officials to fund schools and school districts. Those standards are still used by the Education Department, even though the legislation has not been reauthorized. Trump has suggested he’d like to eliminate the entire department.
NASA
Stripping funding for NASA, which was last reauthorized in 2017, could spell doom for Musk’s commercial spaceflight firm, SpaceX. The company has contracts worth more than $4 billion — including for return trips to the moon and retiring the International Space Station — linked to programs approved in the 2017 law.
Health-care and student loan programs
What’s known as the Affordable Care Act, or Obamacare, was actually passed in two separate bills in 2010. The Health Care and Education Reconciliation Act represents the second bill, which included some tax revisions and technical changes to the ACA. The law has not been reauthorized since, but the Department of Health and Human Services reported in March that more than 45 million people have health insurance coverage backed by the Affordable Care Act.
The law that made those final tweaks to the ACA also overhauled the Education Department’s student loan program. Where some schools relied on private lenders to issue federally backed loans, with this law, the government itself became the lender. That change has since enabled President Joe Biden to offer student loan debt relief, though many of his most ambitious policies have been blocked by the courts. Student loans are generally funded through mandatory spending — similar to social safety net programs such as Medicare and Social Security — and not subject to annual spending laws.
International security programs
The 1985 International Security and Development Cooperation Act bundled together authorizations for a number of international security programs, including funding and regulations for arms sales to allies, economic aid for developing countries, airport security, anti-narcotics-trafficking policies, the Peace Corps and more. This Reagan-era law continues to be foundational to congressional funding and federal policy.
Head Start
Head Start provides preschool education for children from low-income families. In the 2023 fiscal year, more than 800,000 children enrolled in Head Start programs, according to the National Head Start Association. The program also helped place more than 530,000 parents in jobs, school or job-training programs. It was last authorized in 2007.

February 26, 2025
HEATHER COX RICHARDSON
FEB 27
This morning, Office of Management and Budget director Russell Vought and Office of Personnel Management acting director Charles Ezell sent a memo to the heads of departments and agencies. The memo began: “The federal government is costly, inefficient, and deeply in debt. At the same time, it is not producing results for the American public. Instead, tax dollars are being siphoned off to fund unproductive and unnecessary programs that benefit radical interest groups while hurting hardworking American citizens. The American people registered their verdict on the bloated, corrupt federal bureaucracy on November 5, 2024 by voting for President Trump and his promises to sweepingly reform the federal government.”
Vought was a key author of Project 2025, the blueprint for a second Trump administration, and in July 2024, investigative reporters caught him on video saying that he and his group, the Center for Renewing America, were hard at work writing the executive orders and memos that Trump would use to put their vision into place. But his claim that voters backed his plan is false. An NBC News poll in September 2024 showed that only 4% of voters liked what was in Project 2025. It was so unpopular that Trump called parts of it “ridiculous and abysmal” and denied all knowledge of it.
But the policies coming out of the Trump White House are closely aligned with Project 2025 and, if anything, appear to be less popular now than they were last September. Under claims of ending diversity, equity, and inclusion programs, the so-called Department of Government Efficiency (DOGE) has been slashing through government programs that are popular with Republican voters like farmers, as well as with Democratic voters.
Yesterday, Secretary of Veterans Affairs Douglas A. Collins celebrated cuts to 875 contracts that he claimed would save nearly $2 billion. But, as Emily Davies and Hannah Natanson of the Washington Post reported, those contracts covered medical services, recruited doctors, and funded cancer programs, as well as providing burial services for veterans. The outcry was such that the VA rescinded the order today. Still on the chopping block, though, are another 1,400 jobs. Those cuts were announced Monday, on top of the 1,000 previous layoffs.
Despite the anger at the major cuts across the government, Vought announced that agency heads should prepare for large-scale reductions in force, or layoffs, and that by March 13 they should produce plans for the reorganization of their agencies to make them cost less and produce more with fewer people. Before Trump took office, the number of people employed by the U.S. government was at about the same level it was 50 years ago, although the U.S. population has increased by about two thirds. What has increased dramatically is spending on private contractors, who take profits from their taxpayer-funded contracts.
In his memo today, Vought instructed agency heads to “collaborate” with the DOGE team leads assigned to the agency, who presumably report to Elon Musk.
Also today, Trump signed an executive order putting the DOGE team in charge of creating new technological systems to review all payments from the U.S. government and then giving the head of DOGE the power to review all those payments. “This order commences a transformation in Federal spending on contracts, grants, and loans to ensure Government spending is transparent and Government employees are accountable to the American public,” the executive order says.
Make no mistake: This order transforms federal spending by taking it away from Congress, where the Constitution placed it, and moves it to the individual who sits atop the Department of Government Efficiency.
Yesterday the White House announced that the acting head of DOGE is Amy Gleason, who was hired on December 30, 2024, at the technology unit that Trump tried to transform into the Department of Government Efficiency. Nevertheless, members of the White House, including President Donald Trump, have repeatedly referred to Musk as “the head of [DOGE].”
Musk appeared to be in charge of the first Cabinet meeting of the Trump administration today. As Kevin Liptak and Jeff Zeleny of CNN reported: “If anyone was still in doubt where the power lies in President Donald Trump’s new administration, Wednesday’s first Cabinet meeting made clear it wasn’t in the actual Cabinet.” Katherine Doyle of NBC News described “Senate-confirmed department heads spending an hour as audience members.”
A photograph of the meeting in which Musk, wearing a Make America Great Again ball cap and a T-shirt that said “Tech Support,” appears to be holding court while Trump appears to be sleeping reinforced the idea that it is Musk rather than Trump who is running the government. When Trump did speak, CNN fact checker Daniel Dale noted, his remarks were full of false claims.
Cabinet officers, who had brought notes for the statements they expected to make, sat silent, while Musk, the unelected billionaire from South Africa who put more than a quarter of a billion dollars into electing Trump, spoke more than anyone except Trump himself. Trump didn’t turn to Vice President J.D. Vance until 56 minutes into the meeting, and Vance spoke for only 36 seconds.
But Trump appeared to be aware of the popular anger at Musk’s power over the government and today dared the Cabinet members to suggest they weren’t happy with the arrangements. “ALL CABINET MEMBERS ARE EXTREMELY HAPPY WITH ELON,” Trump wrote on his social media channel this morning. “The Media will see that at the Cabinet Meeting this morning!!!”
“Is anybody unhappy?” Trump asked the Cabinet officers during the meeting. When they applauded in response, he commented: “I think everyone’s not only happy, they’re thrilled.”

Haley Britzky, Oren Liebermann, and Natasha Bertrand at CNN:
President Joe Biden is expected to pardon US veterans who were convicted by the military over a 60-year period under a military law that banned gay sex, three US officials told CNN. The pardon proclamation is expected to be announced on Wednesday and one official said it is set to affect roughly 2,000 people. The granting of pardons won’t automatically change convicted veterans’ records but allows those impacted to apply for a certificate of pardon that will help them receive withheld benefits. The pardon, which CNN is first to report on, specifically grants clemency to service members who were convicted under former Uniform Code of Military Justice Article 125 — which criminalized sodomy, including between consenting adults — between 1951 and 2013 when it was rewritten by Congress. It also applies to those who were convicted of attempting to commit those offenses.
Anyone who was convicted of a non-consensual act such as rape will not be pardoned. The White House did not respond to a request for comment. Separately, the law known as “Don’t Ask, Don’t Tell” was repealed by Congress in 2011, but not before thousands of service members had been discharged from the military.
A service member’s discharge status can determine what kind of Veterans Affairs benefits they are eligible for. A bad-conduct discharge, for example, given under general court-martial, can make someone ineligible for services including a VA home loan military pension, and education benefits. The pardon is separate from the Pentagon’s ongoing review of military records for those who were discharged based on their sexual orientation, which one of the officials said did not apply to convictions under the UCMJ. The Pentagon launched a new outreach campaign last September to reach more veterans who believe they “suffered an error or injustice” to have their military records reviewed.
[...] The certificate of pardon does not automatically change someone’s discharge status. If a certificate of pardon is issued, the service member will then have to apply to their respective military department’s board of corrections to have their military records corrected.
President Biden is expected to issue pardons to US veterans convicted by the military under UCMJ Article 125 that banned gay sex until 2013. This is yet another step in the right direction for our LGBTQ+ troops who served in the military.

I really need to stop looking into the comments on posts on here. I just saw a big post about the current admin pardoning a bunch of military personnel who had been court martialed and dishonorably discharged effectively for being caught having gay sex and the notes added many more cuts in my faith for the future turning out ok. So many people were like "it's bad actually that gay former soldiers are going to be allowed to vote and have access to VA benefits like healthcare now, because they signed up to be soldiers and are therefore evil and bad and deserve nothing."
Do you understand how manipulative military recruiters are? Do you understand how hard it used to be (and in a lot of places still is) to be queer and poor and stuck living with your unsupportive family? Do you have any idea how expensive college is in the United States? How expensive healthcare is? Retirement? Fucking housing even?
So many people join the military here because they have no other choice. Their family has bad credit or no credit and they can't get loans for college. They can't leave their unsupportive community without a job or a school to go to. And then a big tall man in a shiny uniform with a bunch of fancy ribbons comes to their high school senior year and says "look at all this good stuff you could have, look at all these cool places you can travel. We'll even pay for your bachelor's degree, and if you're really good maybe even something beyond that. All you have to do is sign on the dotted line and we'll tell you where to go." And then you get there and they tell you exactly what to do, what to say, what to wear, how to cut your hair, how to stand, how to walk, give you things to eat that always taste the same at exactly the same time. For a lot of neuro divergent people it's like heaven. Finally there are rules and you can learn all of them and none of them are secret they're all in the book you got on day one.
And then they traumatize the shit out of you. Convince you to do things you otherwise wouldn't because you're inside the propaganda machine and everyone you know and everyone you trust is doing this so you do it too. And then you come and your world falls apart and everyone abandons you.
I'm not saying we should worship the US military or that the military industrial complex isn't one of the largest forces for evil in this world, but that is not the fault of the large percentage of the regular ass people who get suckered into joining up because they have no other options. The fact that the entire strategy hinges on offering these desperate people (most of them barely adults yet) healthcare and education and housing in exchange for their indentured servitude for literal years of their lives is the fucked up part.
It's also a big part of why it's so hard to get education and healthcare reform in this country. What would we offer soldiers if everyone got healthcare and education for reasonable prices? Which is obviously fucked up, but again, not the fault of the desperate people who sign up for the deal.

Truth, Justice & Northrup Grumman

Four genocides are happening right now:
Palestine/Gaza
Sudan
Congo
Tigra
Last 3 are in Africa so no mainstream news coverage.
US is funding the 1st one because of Zionism (Israel).
There is a 3 front war coming due to US presidential election being next November: Palestine (siding with Israel, Russia (siding with Ukraine), Iran (siding with Israel vs Iran & Palestine).
Biden is asking for $100 billion -- $60 billion for Israel & $40 billion for Ukraine.
He refuses to say how long the US engagements in Israel & Ukraine would be or to give any kind of timetable yet he is demanding 100 billion US dollars fund the genocide in Palestine & the war in Ukraine.
Biden is already openly threatening Iran using very bellicose statements that they had better stay out of Palestine and essentially doing everything he can to start WW3.
Biden is already making an argument that wars in Palestine & Ukraine are good for the US economy in trying to get Congress to approve the $100 billion in aid to Israel & Ukraine.
He claimed that US weapons manufacturing plants that make the weapons in the Israeli and Ukrainian conflicts would be responsible for creating 15k+ US jobs.
It is the Iraq War all over again.
Trumped up, contrived, fake as fuck, only happening to prop up sagging presidential approval ratings, to assure reelection & to drum up jingoism, nationalism & virulent blind patriotism that leads to nihilistic militarism, warmongering, national bloodlust & endless empire building on the corpses of young men, some idealistic, many black brown & poor, endlessly exploited by the capitalist war machine.
Ads to Be All You Can Be while Uncle Sam pays for college education that should be free when student loans literally just went back into repayment will coincide nicely with the aggressive push for WW3.
American jobs. American corpses. American mothers weeping for their dead sons.
Caskets draped in US flags for 21 year old boys.
18 year olds dying in a country they've never visited for no fucking reason.
Hamas is the enemy. Russia is the enemy. Iran is the enemy.
Go die for your country.
Go die for Biden.
Go die to build Americas empire.
Go kill people you've never even met.
Go pull a trigger when your only experience with guns is Call of Duty.
Go destroy your innocence.
Go make your parents proud.

Go to see civilians used as gun fodder and pregnant women used as shields.
Go to see toddlers killed and babies exploded.
Go so you can be given orders that will kill you just so your CO can look good.
Go to get endlessly hazed, bullied, harrassed and almost killed by your fellow Marines so you can get a fancy certcomm later.
Go so you can add "US veteran Armed Forces" to your LinkedIn.
Go endlessly traumatize yourself as an infantryman for noone to hire you once the "conflict" is over and you come home.
Go so you can see endless horrors in war then have endless difficulties "transitioning to a civilian career" once you get home.
Go for the death squads and rape parties.
Go to be captured by the enemy and tortured.
Go to be a prisoner of war.
Go so your weeping mother can be handed a folded flag at your burial to be put inside a glass case.
Go so you can fill the burial plots at military cemeteries across the country.
Go so Biden gets reelected and Trump gets reinstated on twitter.
Go for the chevrons and the stripes.
Go to get pinned.
Go for the trauma and nightmares.
Go so your VA benefits can get cut later.

Smh.
Thanks to the MeidasTouch for bringing this to light. So not only do the Military have plans for Trump but Colleges do too??
Smh and if more people weren’t stupid and voted for Vice President Harris, we’d have more celebrations and people being happy.
When WORLD LEADERS are speaking out against Trump, you KNOW shit will be bad.
VP Harris had immigration reform programs as well as ways to help small business owners (along with people who wanted to start one) along with police reformation and student loan debt relief along with people wanting to get a house but the people that Not-Voted, Voted for the old bitch Jill Stein/Any other Third Party asshole/voted for the rapist chose Federal Police immunity, Cut taxes for the poor Billionaires, loss in Health Benefits/VA benefits and dwindling down in basic civil rights protections for minorities as well as women reproductive rights.
Yes I am “vote shaming”.

VA Mortgage Transfer: Understanding the Process and Benefits
Transferring a VA mortgage can be a significant decision for both veterans and active service members. Whether you are moving to a new home or seeking better loan terms, understanding the VA mortgage transfer process can help you make informed choices. At Thelivelead, we aim to provide you with all the necessary information to navigate this process smoothly.
What is a VA Mortgage Transfer?
A VA mortgage transfer, also known as a VA loan assumption, allows a borrower to transfer their existing VA home loan to another eligible veteran or service member. This process can be beneficial for both the current homeowner and the new borrower. The original borrower is relieved of the mortgage obligation, while the new borrower benefits from the favorable terms of the existing VA loan.
Benefits of a VA Mortgage Transfer
1. No Down Payment for the New Borrower
One of the primary advantages of a VA loan assumption is that the new borrower can take over the loan without needing to make a down payment. This benefit makes homeownership more accessible for veterans and active-duty service members who may not have significant savings.
2. Lower Interest Rates
VA loans often come with lower interest rates compared to conventional mortgages. By assuming an existing VA loan, the new borrower can potentially secure a lower rate than what is currently available in the market, leading to significant savings over the life of the loan.
3. Simplified Qualification Process
The qualification process for a VA loan assumption can be less stringent than applying for a new mortgage. The new borrower may find it easier to qualify based on the original loan's terms and conditions, which can expedite the home-buying process.
4. Avoiding Closing Costs
In many cases, the closing costs associated with assuming a VA loan are lower than those for obtaining a new mortgage. This reduction in costs can make the transaction more affordable for the new borrower.
The VA Mortgage Transfer Process
1. Determine Eligibility
Before proceeding with a VA mortgage transfer, it's essential to determine if the new borrower is eligible for a VA loan. Eligibility is typically extended to veterans, active-duty service members, and certain members of the National Guard and Reserves. The new borrower must also obtain a Certificate of Eligibility (COE) from the Department of Veterans Affairs.
2. Contact the Lender
The current homeowner should contact their lender to discuss the possibility of a VA loan assumption. The lender will provide information on the specific requirements and documents needed for the process. It is crucial to ensure that the lender approves the assumption before proceeding.
3. Submit Required Documentation
The new borrower will need to submit various documents to the lender, including proof of income, credit history, and the COE. The lender will review these documents to assess the new borrower's ability to assume the loan.
4. Credit and Income Verification
The lender will perform a credit and income verification to ensure that the new borrower can meet the loan's obligations. This step is essential to protect both the lender and the borrower from potential financial difficulties.
5. Assumption Agreement
Once the lender approves the assumption, an assumption agreement is drafted. This legal document outlines the terms and conditions of the loan transfer. Both the current homeowner and the new borrower must sign this agreement to finalize the process.
6. Transfer of Property Title
The final step in the VA mortgage transfer process is the transfer of the property title. This step ensures that the new borrower becomes the legal owner of the property and is responsible for the mortgage payments moving forward.
Important Considerations
1. Remaining Entitlement
When a VA loan is assumed, the original borrower's VA loan entitlement may remain tied to the property unless the new borrower is a veteran and substitutes their entitlement. This situation can impact the original borrower's ability to obtain another VA loan in the future.
2. Due-on-Sale Clause
Some VA loans include a due-on-sale clause, which means the loan must be paid in full if the property is sold or transferred. It's crucial to review the original loan agreement and consult with the lender to understand any potential implications.
3. Negotiating Terms
The terms of the VA loan assumption, such as the interest rate and loan duration, may be negotiable. It's advisable for both parties to discuss and agree on these terms to ensure a mutually beneficial arrangement.
Conclusion
Transferring a VA mortgage can be an excellent option for both current homeowners and prospective buyers. With benefits like no down payment, lower interest rates, and a simplified qualification process, a VA loan assumption can make homeownership more accessible and affordable. At Thelivelead, we are committed to helping veterans and service members navigate the VA mortgage transfer process with ease. If you have any questions or need assistance, our team of experts is here to support you every step of the way.

The Benefits of a Cash-Out Refinance: How to Fund Your Home Renovations
For homeowners seeking to upgrade their living space without taking on high-interest debt, a cash-out refinance offers a compelling solution. At Ace Mortgage Loan Corporation, clients are discovering how refinancing their homes can unlock valuable equity and make room for meaningful improvements. Whether it's updating a kitchen, creating a home office, or enhancing energy efficiency, this financial strategy helps fund renovations while potentially reducing borrowing costs. It also offers options for eligible borrowers to explore financing through VA home loan companies, which may provide additional benefits.

Understanding Cash-Out Refinance
A cash-out refinance replaces an existing mortgage with a new loan for a higher amount. The homeowner receives the difference in cash, which can then be used for anything from a kitchen remodel to energy-efficient upgrades. Many VA home loan companies offer this refinance option to eligible veterans and active-duty service members as part of their benefits.
How Does It Work?
When we apply for a cash-out refinance, our lender will assess the current value of our home and our outstanding mortgage balance. Based on this evaluation, they will determine how much equity we have built up. Typically, lenders allow us to access up to 80% of our home's value, minus what we still owe on the mortgage. The difference is given to us in cash, which we can then use for our renovation projects.
Benefits of a Cash-Out Refinance
Access to Lower Interest Rates
Compared to personal loans or credit cards, mortgage rates are typically lower. Homeowners who refinance into a new mortgage may enjoy reduced interest, making it more cost-effective to fund upgrades.
Consolidating Debt
A cash-out refinance can also offer us an opportunity to consolidate high-interest debts. By using the cash received from the refinance to pay off credit card balances or other loans, we can streamline our monthly payments into one manageable mortgage payment. This can simplify our financial obligations and potentially save us money in the long run.
Tax Benefits
Another advantage of cash-out refinancing is the potential tax benefits. In some cases, the interest paid on the new mortgage may be tax-deductible, especially if the funds are used for home improvements. It's crucial to consult with a tax advisor to understand how this applies to our specific situation, but this could be an added incentive to consider this refinancing option.
Funding Home Renovations with Cash-Out Refinance
Enhancing Property Value
By using a cash-out refinance to fund home renovations, we can significantly enhance the value of our property. Upgraded kitchens, modern bathrooms, and additional living space can make our home more attractive to potential buyers, should we decide to sell in the future. Even if selling isn't on our immediate horizon, knowing that our investment is increasing in value can provide peace of mind.
Personalizing Living Space
Renovations allow us to tailor our living spaces to better suit our lifestyle and preferences. Whether it's creating a home office, expanding the kitchen, or adding a deck for outdoor entertaining, a cash-out refinance gives us the financial means to turn our visions into reality. This personalization can greatly enhance our quality of life and enjoyment of our home.
Improving Energy Efficiency
Investing in energy-efficient upgrades can be a smart use of funds from a cash-out refinance. Installing new windows, upgrading insulation, or adding solar panels can reduce our utility bills and make our home more environmentally friendly. Over time, these improvements can lead to significant cost savings and increase the overall value of our property.
Considerations and Potential Drawbacks
Risks of Increased Debt
While a cash-out refinance can provide us with the funds needed for home improvements, it's essential to consider the potential risks. By increasing our mortgage balance, we are effectively taking on more debt. This could extend the time it takes to pay off our home and increase the total interest paid over the life of the loan. It's crucial to weigh these factors carefully and ensure that the benefits outweigh the costs.
Closing Costs
Just like with any mortgage transaction, a cash-out refinance involves closing costs. These can include appraisal fees, origination fees, and other expenses that can add up. It's important to factor these costs into our decision-making process and determine whether the benefits of the refinance justify the upfront expenses.
Impact on Credit Score
Applying for a cash-out refinance involves a credit inquiry, which can temporarily affect our credit score. Additionally, taking on more debt can impact our debt-to-income ratio, which lenders consider when evaluating creditworthiness. It's essential to maintain a healthy credit profile and ensure that we can comfortably manage the new mortgage payments.
Steps to Take Before Proceeding
Evaluate Our Financial Situation
Before pursuing a cash-out refinance, it's crucial to assess our financial situation. We should consider our current mortgage terms, interest rates, and the amount of equity we have in our home. It's also important to evaluate our long-term financial goals and ensure that a cash-out refinance aligns with our overall financial strategy.
Research Lenders
Not all lenders offer the same terms. Ace Mortgage Loan Corporation helps homeowners compare options and find a plan that suits their needs. Veterans and active-duty service members may also want to explore offers from VA home loan companies, which could provide additional flexibility and savings.
Consult with Financial Advisors
Speaking with a financial advisor or mortgage professional can help us make informed decisions. They can provide us with an objective assessment of our financial situation and offer tailored advice on whether a cash-out refinance is the right choice for us. Their expertise can be invaluable in navigating the complexities of refinancing and ensuring that we achieve our renovation goals efficiently and effectively.
For homeowners looking to fund renovations, a cash-out refinance presents a practical and cost-effective solution. With the potential for lower interest rates, added tax benefits, and increased property value, this financial tool continues to be a top choice among those planning substantial home improvements. Ace Mortgage Loan Corporation offers personalized support to guide homeowners through the refinancing process. Whether funding a new kitchen or consolidating debt, their team is equipped to help clients make confident, informed decisions. Those eligible for VA loans are also encouraged to explore options through VA home loan companies for added advantages. Now is the time to invest in your home’s future—and enjoy the upgrades you’ve been dreaming of. Get in touch with them today.

My Teacher for Liberal Arts Math, who is a massive Trump Supporter, a Conservative, from the boomer generation, and keeps complaining about all the "bleeding heart liberals" on the school board spent the last space of teaching us about Expected Value giving us Financial Advice.
His advice came from some conservative financial guru whose name I can't remember, but it basically boiled down to
Step one, get out of debt. Step 2, never go back in debt and cut up your credit cards. Step 3, beans and rice diet (don't spend on unneeded things), and step 4.... profit?
He talked about how he followed this advice, and now he's doing financially well, but dude is on a Community College Teacher's Salary, so I highly doubted that's all it took.
Finally I found out from my brother who also took his class that not only did this teacher already own a house by the time he "cut up his credit cards" but that dude was a veteran, so he'd be able to get a VA loan and medical benefits.
So ofc dude doesn't have to worry about going into debt.
****
Our economy runs on debt, if there were somehow a way for everyone to get out of debt so easily, then the economy wouldn't allow it.
Most people have to rely on their credit cards, we're often not making enough from our jobs to just rely on our wages. People NEED a good credit score for every major purchase and decision in their life, and most people want to enjoy life and go out with friends when they have a bit of extra money.
So man with everything in his life already paid for, by a cheaper economy, with VA benefits, and no necessary debts is trying to tell younger people, in the worst that the US economy has been in a long while, to just "not be in debt."

That is the truth sadly
