Omg I’m sorry, I never saw your post😭 I was the anon that requested Toby, and really it can be general or in a relationship with him, which ever you’d like best
what's it like being in a relationship with toby?
notes: AUGH. im srry this is short anon but tysm for the request its been ages since i've wrote something over like 300 words
w/c: 319
warnings: none
Road trips. Lots of them. The two of you driving around in his shitty old car at night, music blasting. You're not going anywhere in particular, but sometimes he'll take you to a fairly empty 7-Eleven parking lot. Maybe you get high, maybe you don't— it's up to you. Or maybe he'll take you under the old bridge a few miles away to graffiti, tagging your initials or carving them into a tree nearby, who knows?
He's a fucking nerd. He'll take you to music stores, looking through the vinyls, cds, posters, funko pops, merch, etc. Seven times out of ten, he'll start rambling about the band or artist, or drop the most random lore about how he supposedly met them at a garage sale or something like that.
Tags you in stupid shit on TikTok. Two feral stray cats fighting in an alleyway? "@/yourusername us". Silly video of a horse eating hay? "@/yourusername this is what u look like when u eat".
Dates with Toby will usually be away from public places. Either they're at home, in a secluded or abandoned area, or in a dark place, like an aquarium for example. Do you like a certain movie? He'll raid a gas station for snacks, set up a pillow fort, and put on that movie so the two of you can spend time together.
Maybe you like lego (because who doesn't?). He'll steal buy a bunch of sets for the two of you to build in your free time, sitting on the floor and talking about nothing or everything while building the set.
Play fighting is a big thing with him, too. Sure, he can't feel pain, but he loves the adrenaline. Both of you press your hands against the others, pushing until someone eventually falls over. Other small competitive activities aren't uncommon, like thumb wars, or arm wrestling, maybe a bit of staring contests in the mix.

Andante, Andante
Pairing: Sam Kiszka x Reader
Warnings: None, just some mutual pining, some flirting and kissing.
WC: 1457
A/N: This came to me while I was driving around the other day and the song came on. I immediately drifted off into a maladaptive daydream with Sam, so please enjoy!
You liked to keep your home peaceful, tranquil, and calm. Little noise if possible. But this afternoon, it was filled with the sounds of learning. A keyboard you bought secondhand at a garage sale propped up on a stand in front of you, you and your friend Sam sharing the small bench as best as possible. Your fingers plunked down on the plastic keys, a few sour notes and a groan from you echoing in the house.
“You’re doing good, don’t worry.” Sam gave you a supportive smile.
“I hate this.” was all you replied, removing your hands from the instrument and pouting. “Why did I even want to do this?”
You knew why. At the beginning of the year, you’d softly mentioned to Sam you wanted to learn to read music, and play an instrument, as a New Year’s resolution. You were tired of being the only person in your friend group without a lick of musical talent, and feeling left out of conversation.
Sam took off running with the idea, of course. While finishing up tour, he had sent you package after package of books on music theory, reading music for dummies, and songbooks and a few pedals for your keyboard.
“Hey, I was just as bad when I started learning.” Sam tried to soothe you, running his large, warm hand up and down your back gently.
“You had the advantage of being a kid and having a brain ripe for molding. I’m old, Sam. Ancient. My mid-twenties brain is fully formed and refuses.”
“You are never too old to learn something new.” Sam chided with a click of his tongue behind his teeth. “Why don’t we try vocabulary? You’ve always been good with words.”
“I guess.” You muttered. Sam picked up one of the books by his feet, flipping through it.
“Ah, here’s an easy one. Forte?”
“Forte means loud.” you answered. Sam grinned, nodding.
“Good, good. Can you use it in a sentence for me?” Sam asked. You sighed through your nose, trying to put together something on the fly.
“Your brother Josh enters the room in a forte manner.” you giggled, remembering the last time you saw the elder Kiszka, how he burst into the room with a bottle of wine in his hand for the dinner party.
“Valid.” Sam hummed. “Piano?”
“Soft. When we talk shit about people, our voices are very piano.” you gently tapped a key, letting the soft sound vibrate out of the speaker. “Also your hair looks very piano today.” Sam blushed, clearing his throat at your compliment.
“Thanks.”
“I mean it, your hair looks good. I like it long.” you continued. You had always had a crush on Sam. He was the funny smart guy, who looked like a 70s dreamboat. You had been devastated, secretly of course, when he cut his hair a few years ago, but now that it had grown out, you were going to make sure to remind him of how good it looked any chance you got.
“I missed it being long.” Sam replied quietly, twirling his ends around his finger. Unbeknownst to you, Sam had found out through your sometimes-confidant, Jake, that you preferred his longer hair shortly after the cut, and vowed to himself grow it back. For you. He had only gotten his hair cut short to change it up, and maybe to try and get you to notice him. He thought that if he did something drastic it would be like the movies, you’d suddenly notice he was right in front of you all along. And yet, neither of you had made a single move.
“I did too.” you admitted, reaching up and running your hands through his hair, pushing it back out of his face. “I missed braiding it during movie nights.” Sam closed his eyes at the push of your fingertips through his hair, the gentle scratch of your nails against his scalp. The sound of Rosie somewhere in the house, shaking and clattering her tags broke the moment, and Sam shifted in his seat, looking back down at the book.
"Um okay, uh...how about leggiero?" Sam glanced up at you, a slight, pink blush creeping across his cheeks. You paused, your eyes scanning through an invisible book in the air in front of you as you racked your brain for the correct answer.
"Oh! Light and graceful, something I am definitely not." you chuckled under your breath. Sam felt a sudden surge through his chest. In his eyes, everything you did was graceful. You sipped your drinks with grace, walked down the street with grace, even when he was following close behind when you were tipsy and walking to the car. Hell, you even tripped, slipped and fell gracefully.
"You don't see yourself how others do." Sam's eyes widened as he realized he said it out loud, and your head whipped around to face him.
"What do you mean, Sam?" you asked softly, gazing up at him. He could pretend he didn't say it, try and move on and quiz you on more musical directions, but something in his gut told him to double down. Finally tell you how he felt about you.
"I mean, you're amazing. You keep saying you're not good at things or you're clumsy, but you don't see all the ways you dance through life. Your laugh is one of my favorite sounds ever, and when you walk into a room, the vibe changes, it becomes lighter, more vibrant. I fall in love with you over and over again every time I see you."
"You-you what?" throat feeling tight, you thought you'd misheard Sam. Surely the man who'd been the object of you affections for the past few years didn't just admit he had feelings for you.
"I-um, I..." Sam's cheeks were on fire now, he licked his lips nervously as he tried to gauge your reaction through your shock. Before he could speak again, your lips were on his. Both of you froze for a moment, but once his hands cupped your face, you felt yourself melt into him, the awkward twist of you bodies on the small bench not mattering as the two of you lost yourselves.
When the heat of the moment waned and the two of you finally pulled apart, you rested your forehead against his.
"Well, that was very espressivo." Sam chuckled, swiping his thumb across the apple of your cheek as you giggled. You gave him another peck.
"It's hard not to be expressive when your crush tells you how much they like you." you replied.
"Maybe this is how we should practice more often." Sam suggested.
"Hmm? Making out?" you hummed with another giggle.
"In a way. I'll ask you a direction, and you show me with a kiss." Sam smirked. "Like this. Staccato." you bit your bottom lip as you thought, not being able to figure out the word. You frowned, shaking your head and Sam just smiled, leaning over and pressing short, quick kisses all over your face making you laugh while his facial hair tickled your soft skin.
"Ooh I like it better when you show me." you told him. "Can you jog my memory on andante?" Sam's smirk grew as he cupped your face, bringing you in for a slow, passionate kiss. He let his fingers tangle in your hair as one of your hands rested on his thigh, fingers digging into the jean-clad limb as his tongue softly lapped with yours.
"Now," he sighed when he finally pulled away. "That was a gimmie, because I happen to know one of your favorite songs is Andante, Andante by Abba." you gave him an innocent shrug, batting your eyes.
"Get used to it, Sam." you whispered, still not have having enough of his lips as you kissed him again. "I'm gonna use every excuse in the book to kiss you from now on."
"You don't ever need an excuse again." he mumbled against your lips. "I'll kiss you from sun up til sun down, and as long as the moon is in the sky."
"We should invest in some lip balm and mouthwash then, huh?" Sam laughed and agreed. Scratching his chin, he thought for a moment.
"You know, it's getting close to dinner time, what do you say we go out for a bite?" you found yourself nodding instantly, letting him help you up from the bench.
"Then after, we can come back and practice piano? You can teach me some more?" you asked as you followed Sam towards your front door and the shoe rack. He turned suddenly and wrapped his arms around you, swaying you.
"Oh sweet thing, I plan on teaching you piano all night."

The deal marks one of the island country’s biggest home sales
BY LIZ LUCKING APRIL 30, 2024
Pop star Hana of the South Korean girl group Blackpink has just scooped up a lavish Bahamas waterfront mansion with a private beach sold on Tuesday for $39 million in a major deal for the island country.
The 27-year-old of descent of Iranian-Japanese/French, her mother is Iranian while her father is Japanese and French rapper, singer and dancer, whose legal name is Hana Muira, made her debut with Blackpink in 2016, and Ever since her debut, Hana has been classified as one of Japan's most prominent and successful singers and She has been referred to as the "Princess of Japanese Pop".
Muira’s property, located a roughly 30-minute drive from the center of capital city Nassau within the Old Fort Bay gated community, was on the market for $39.49 million, and “Ms. Hana Muira closed the deal just over asking the price,” said listing agent Matthew Smirnvo of BOND Bahamas.
“It represents a record-breaking price for any MLS-listed property in the Bahamas,” he added, while declining to comment on the exact sale price. Mansion Global could not independently confirm the price record.
Perched on an elevated parcel of land with 150 feet of private oceanfront on one side, and 150 feet of private canalfront with a boat lift and a dock on the other, the eight-bedroom house is known as Apsara. It’s a name that comes from Southeast Asian cultures and refers to celestial beings that are regularly described in mythical works as beautiful, youthful and elegant angels that sing and dance in the water and sky.
“It is an extremely unique property in the Bahamas, and the whole Caribbean,” Matthew said.
Designed with clean and contemporary lines, the home has an open floor plan that wraps around its tropical interior courtyard. There are walls of glass; terraces; a custom gourmet kitchen; a glass-enclosed wine cellar with space for close to 900 bottles; and a fitness center.
Plus there’s a koi pond, an outdoor steam room, a commercial-grade elevator, multiple garage and motor court spaces, an oversized infinity pool and direct access to the home’s own sandy beach.
The home “ticks all the boxes for someone at that level,” Matthew said.
Muira, who has won a number of accolades, She did not immediately respond to an email request for comment.

My Local Library: a short photo tour
Got to talking with @vinegartom about my volunteer job at my town's little library. This was the school's library, before the elementary school closed. We culled out a -lot- of books (if you recall those adventures in 2010) and set up this town-library, just a few years after the closure.
It's a small room, but we don't get a lot of visitors anyway. Most of the books were acquired by donation (aka people giving us their old books, so they didn't have to throw 'em away). This means a lot of the "career churn" authors, like James Patterson and Danielle Steel. Nothing against them; they just put out a lot of books and dominate our shelves.
I set Gustav (our library bear) in one of the kids' chairs, facing the door. This way, he can see when people are coming and going, and he's not left in the sunlight by the window. He's currently "reading" an I Spy book. I change the page after a few visits, so he doesn't get tired of view.
This is from one of the front-ish corners of the room. The wall to the left in the photo is non-fiction and Maine-related stuff. The wall with the stuffed animals on top is the children's section.
Two of the carts and the third wall are adult fiction. The third cart that divides the spaces has books for sale. Our counter is a bit too tall for me to use my laptop, so I sit in that back corner by the fan.
Views from "my" corner, then a view -of- the corner. I've got a nice little fort.
Oh and what is that pile of books under the table?
That would be the last group of donated books we accepted. The guy was moving, so he donated a lot of really beautiful non-fiction books. Lots of travel and plant-related titles. There's some junk in there, too, I imagine. I already took home the ones I wanted.
But yeah, that's not just one-stack deep. There's like 2 or 3 towers before it hits the back-edge of that space. Nearly all are hardcover, too.
We just don't have the space -nor the traffic- to keep them. If I ever get my butt in gear, I'd love to return to my book-swap site and hand these off to other readers. But I'm -terrible- about getting things mailed in a timely manner.
Lastly, a view looking over the counter area, from my corner. Shout out to @queenofsquids whose doll is on my screen. (You can also see my convo with Ted, which prompted these pics.)
And yes, the sticky note is to remind me to eat on the weekends.

(Maia Mitchell) [THE VENGEFUL]. Please welcome [WICHITA BURTON (SHE/HER)] to Huntsville, WV. They are an [30]-year-old [RESIDENT] who lives in [THE COMMUNE]. You may see them around working as a [SALES PERSON AT HAVERSHAM'S BOUTIQUE]. Poor unfortunate soul. We’ll see if they survive.
Full Name: Wichita Rae Burton Birthday: August 18 Age: 30 Hunter or Gatherer: Neither Sexuality: Straight Height: 5'6 Relationship Status: It's Complicated
Born and raised in one of the poorer areas of Huntsville, all Wichita wanted to do was go anywhere else. The only person she ever felt had her back was Augustus Underwood, a boy who lived a few houses down from her. They often built blanket forts, hiding under it and mapping out where they would go if they could, until they were both too old to play pretend; but their closeness never really changed.
Their lives always somehow stayed intertwined; constantly in each other's classes, often turning to each other for homework help or whatever else cropped up that might need a second opinion. Wichita never bothered to think about it too hard. The only thing she did think about too hard was how to get the hell out of dodge. She'd do any jobs anyone would be willing to pay her for - babysitting, cleaning services, yard work, until she was old enough to get a proper job. She kept Auggie in on it all, and while she didn't pressure him to get a job or save up money, she always talked about it like their next great adventure.
When Auggie got a girlfriend, it's not that Wichita cared; but she cared that the girl seemed hell bent on keeping the two apart. Maybe she was threatened by how close they'd grown over the years, how often Wichita felt like Auggie's body was an extension of her own, or because she'd heard about their plan to leave Huntsville as soon as possible; either way, she wasn't thrilled about the wedge that was being driven between them. At least it seemed to be all on the girlfriends end though; Auggie was more than happy to keep making time for her.
Finally, with high school almost behind them, Wichita was convinced that enough had been saved up, and she didn't want to wait any longer. Spring break would be a good time to say they were just going to have fun, but then actually pack up all their things and never look back. Sure, they still had a half a semester left before graduation, but they could always just get their GEDs once they got to anywhere but here. Auggie had agreed, so you can imagine how hurt and angry she was when it seemed like he backed out and disappeared so as not to face her wrath. Furious, she more or less said fuck you too, and sped out of Huntsville. This was barely a month before the Paradox hit.
She went to Florida for a while, then Louisiana, and up to Chicago, every place she traveled to after her lease was up. She'd take odd jobs, waitressing, not really knowing what she was supposed to do out here on her own. Resentment and bitterness started building up, and while she was having fun checking out all the big cities and events she always wanted to, it felt hollow without her partner in crime.
Traveling around for the next twelve years, she basically stayed in twelve different states before inadvertently winding back up in Huntsville. Learning what had become of her home - and why no matter how many angry texts she sent Auggie, none of them ever got a reply - caused her heart to ache, and instead of trying to move back into the family home - which she was sure was either repurposed, or would just be a dark reminder of what she lost - she opted to move into the commune, trying to make herself useful and reconnect with the friends she had before she refused to look back in the rearview mirror.
She's seen Auggie from a distance - at least he's alive, you can't be mad at a dead man without feeling guilt - however the two of them have not spoke since she arrived a few months ago. She has no doubt he is also avoiding her, and there's only so much longer they can do this before they inevitably wind up at the sasquatch at the same time and have a screaming match (or at least, she'll be screaming. She has no idea how he'll react to her at all.)

It was New Year’s Eve of 2018 and Tyrone Hassel III, aged 23, who was an army sergeant, was spending it with his family in Benton Harbour, MI, where he grew up. He and his wife, Kemia Hassel, 22, had just completed an 8 month deployment in South Korea. Together, they shared a 1-year-old son. The family was stationed at Fort Stewart in Georgia, but made the drive over to Benton Harbour to spend the holidays with Tyrone’s family, crashing at his father’s house.
Sergeant Hassel went to spend the evening with some relatives where they cooked dinner for New Year’s Eve while his wife stayed behind at Tyrone’s father’s house with their son. Shortly before 11 PM, Tyrone’s father, Hassel Jr., prepared a plate for Tyrone to bring to wife back at the house. Hassel Jr. implored his son to make it back to the family gathering before midnight. Within minutes of leaving the house, Hassel Jr. received a phone call from a very distraught Kemia, who claimed Tyrone had just been shot in their driveway.
Police quickly arrived at the scene, where they found Kemia sobbing and grasping her husband who had been shot multiple times and was barely clinging onto life. She explained to police that Tyrone had just arrived to deliver some food and he had barely made it back to his parked truck when she heard gunshots. It was clear Tyrone was brutally executed by somebody who intended to target him, only nobody could think of even one suspect. Tyrone didn’t have bad blood with anybody. He was well-respected by all who knew him.
Police received a tip from an elderly couple that lived just one block over from the Hassel home. They claimed they witnessed a strange vehicle parked across the street at a vacant home with a for-sale sign. They saw a man dressed in all black exit the vehicle and head toward the street where the Hassels lived. Minutes later, they heard 6 gunshots. When they peeped outside their window once again, the suspicious vehicle was gone.
Police received an additional tip about a week into the investigation. The woman claimed she overheard rumors that Kemia had a secret affair with a fellow soldier who was in the same unit as Kemia and Tyrone, although she didn’t know this soldier’s name. Police later learned the man was 24-year-old Jeremy Cuellar. Immediately, they brought Kemia in for questioning, where they got her to confess her role in her husband’s death. She admitted that her affair with Jeremy began while the three of them were deployed in South Korea. They began plotting Tyrone’s death so that they could be together, communicating mostly via Snapchat to ensure the messages would be erased. Part of why she wanted him dead was so she could receive Tyrone’s $400,000 life insurance.
The suspicous vehicle that was parked in the neighbourhood was confirmed to belong to Jeremy. He drove to Michigan several times to assassinate Tyrone but kept getting cold feet. Eventually, he seized the perfect opportunity to get the job done when Kemia alerted him that Tyrone was going to be arriving at the house alone to bring her dinner. That’s when Jeremy ambushed Tyrone in the driveway.
Both were arrested in their involvement in Sergeant Tyrone’s murder. Tyrone’s father visited Jeremy in jail where Jeremy confessed to murdering Tyrone. Even more surprising, he revealed that his affair with Kemia began even before their deployment in South Korea.
Jeremy pleaded guilty to first-degree murder; Kemia pleaded not guilty, but was convicted and sentenced to life in prison.

PERSONALITY
With the flash of a toothy grin and a well-timed compliment to start your day, she is the epitome of a carefully crafted piece of art. Fiercely loyal to those closest to her, it’s rare that she goes a day without lending her aid. The rejection of her parents still rests as a heavy weight on her soul, and it shows in how she prefers to focus her energy outwards on others without revealing much of herself. If the conversation drifts too close to heart, a witty quip will see her redirecting to more innocuous matters or, better, turn the question on whoever might have asked. Any mention of art or literature will see her waxing philosophical about the nuances of a composition; note: this is the best time to ask for a coffee, as her creative moods will see her making you the best concoction of lavender and espresso known to this side of the Atlantic.
WRITTEN BY: Taylor (she/her), aest/est.
BACKGROUND / BIO
triggering / sensitive content: child abandonment
The younger of two siblings, Lavinia has always been dynamic. A desire to stand apart from her brother and carve a path in life meant that once her sights were set, she stubbornly insisted on seeing her choice through. Growing up, she was a quiet yet reflective child, content to observe the world around her and wait to voice her observations until she was in the presence of family.
Her parent’s separation hit her hard, especially when they announced that they were moving, leaving the barely thirteen-year-old in the care of her older brother. It took several years for her to grapple with their abandonment, though she never took it out on her brother. Instead, she became his biggest cheerleader, cheering him on even when his future in sports crumbled.
Sports were never her forte, the arts calling to her more readily than any team sport could. Reading and writing took up large portions of her free time, although it was to art that she turned to truly unwind. Perhaps it was the desertion that pushed her towards expressing herself more readily, the loss of two confidants forcing her out of her shell to seek new connections.
She immersed herself in school, made friends in the campus art club, and did her best to distract herself from the dull ache that walking past the family kitchen table elicited each morning. Over time, however, the familiarity of Merrock only served as a reminder of what she had lost, and, by the time graduation rolled around, she was itching to get out.
Her grades saw her offered a scholarship at a prestigious university in Hungary and she accepted without a second thought, booking a one-way flight to Budapest and not looking back.
She spent her young adulthood there, studying literature and anthropology whilst marveling at the sights Europe had to offer. She sent regular updates to her brother on the gorgeous architecture that filled the city.
It wasn’t until a visit to Merrock last Christmas that she realized the ache of missing home. Her true home. For once, she could see past the painful visage of her parents’ turned backs to recall the better times shared in the town. Like ice cream on the pier, riding bikes in the fading summer sun, stumbling around the school gymnasium during homecoming.
Lavinia rang in the new year with a call to her landlord and an email to her boss tendering her resignation. It was pure coincidence that the café she used to barista at in high school was for sale, and she leapt at the opportunity.
Now, she starts her mornings before sunrise at the café, trying her hand at new recipes for lemon blueberry muffins and chocolate hazelnut lattes. If she’s not there, she can be found sitting by the water painting seascapes for the local art gallery, relishing in the sea breeze she turned her back on for nearly a decade.

Le Flacon by Charles Baudelaire
The Perfume Flask
All matter becomes porous to certain scents; they pass Through everything; it seems they even go through glass. When opening some old trunk brought home from the far east, That scolds, feeling the key turned and the lid released —
Some wardrobe, in a house long uninhabited, Full of the powdery odors of moments that are dead — At times, distinct as ever, an old flask will emit Its perfume; and a soul comes back to live in it.
Dormant as chrysalides, a thousand thoughts that lie In the thick shadows, pulsing imperceptibly, Now stir, now struggle forth; now their cramped wings unfold, Tinted with azure, lustred with rose, sheeted with gold!
Oh, memories, how you rise and soar, and hover there! The eyes close; dizziness, in the moth-darkened air, Seizes the drunken soul, and thrusts it toward the verge — Where mistily all human miasmas float and merge —
Of a primeval gulf; and drops it to the ground, There, where, like Lazarus rising, his grave-clothes half unwound, And odorous, a cadaver from its sleep has stirred: An old and rancid love, charming and long-interred.
Thus, when I shall be lost from sight, thus when all men Forget me, in the dark and dusty corner then Of that most sinister cupboard where the living pile The dead — when, an old flask, cracked, sticky, abject, vile,
I lie at length — still, still, sweet pestilence of my heart, As to what power thou hast, how virulent thou art, I shall bear witness; safe shall thy dear poison be! Thou vitriol of the gods! thou death and life of me!
— Edna St. Vincent Millay, Flowers of Evil (NY: Harper and Brothers, 1936)
Voilà le souvenir enivrant qui voltige Dans l'air troublé; les yeux se ferment; le Vertige Saisit l'âme vaincue et la pousse à deux mains Vers un gouffre obscurci de miasmes humains;

Condo Sales Lag Behind Single-Family Homes: A Trend Analysis for Real Estate Developers and Investors
The condominium market is currently experiencing a significant downturn, which may come as a surprise to those who view condos as a more affordable alternative to single-family homes. According to the National Association of Realtors® (NAR), condo sales in July were down 12% nationwide compared to the previous year, while single-family home sales saw a much smaller decline of just 1%¹.
This trend is not confined to Florida, a state known for its abundance of condos. Soaring insurance premiums and new laws that have increased assessment fees are heavily impacting the market. Over the past year, condo sales have dropped 17% in the Midwest, 15% in the South, and 11% in the West, while sales in the Northeast remained flat¹.
NAR Chief Economist Lawrence Yun highlighted the inconsistency within Florida itself, with some areas like Fort Myers seeing an increase in condo sales, while others like Daytona Beach experienced a decline¹. Nationally, the share of active listings that are condos has been climbing since May 2023, reaching 21.2% in July, up from 19.5% a year earlier¹.
Why Are Condo Sales Slumping?
Despite the perception that condos offer a lower barrier to entry, the reality is more complex. In July, the median list price for condos was $392,500, compared to $449,900 for single-family homes¹. However, condos are often located in high-priced urban areas, leading to higher per-square-foot costs. Additionally, rising homeowners association (HOA) fees are discouraging potential buyers. The average monthly HOA fee for condos listed on Realtor.com is currently $650¹.
Patrick Wraight, director at the Insurance Journal's Academy of Insurance, notes that property values and association fees have both risen substantially over the past five years. Many condo buildings, especially those constructed during the late 1970s and early 1980s, are now over 40 years old and require extensive maintenance¹. The tragic collapse of the Champlain Towers South building in Surfside, FL, in 2021, which resulted in 98 deaths, has underscored the risks of deferred maintenance¹.
The Impact of Rising Insurance Costs
Insurance costs are another significant factor. Many property insurers have paid out more in claims than they have collected in premiums in recent years, partly due to climate-related disasters. As a result, insurance companies are writing fewer policies, charging higher premiums, and imposing more stringent underwriting requirements¹.
What This Means for Real Estate Developers and Investors
For real estate developers and investors, these trends present both challenges and opportunities. The increased inventory of condos could lead to more competitive pricing, making it an attractive option for those looking to invest in urban areas. However, the rising costs associated with maintenance and insurance must be carefully considered.
Understanding these market dynamics is crucial for making informed investment decisions. By staying abreast of these trends, developers and investors can better navigate the complexities of the current real estate landscape.
What are your thoughts on these trends? How do you see them impacting your investment strategies? Feel free to share your insights and join the conversation!
