Understanding the San Antonio Housing Market
The San Antonio housing market has experienced significant growth over the past few years. San Antonio's affordability, compared to other major Texas cities, combined with its strong job market and quality of life, has made it a hot spot for both buyers and investors.
Homebuyers entering the market will find a range of properties, from historic homes near downtown to newly developed suburbs. Meanwhile, sellers benefit from a robust demand for properties, with many buyers looking to capitalize on lower interest rates and a healthy local economy. As a result, homes in San Antonio often sell quickly and at competitive prices.

The real estate ad says this gorgeous 1927 Spanish Colonial in San Antonio, Texas is a great opportunity to restore an historic home. But, I hope it doesn't mean that someone will come along to gut and modernize this nearly 100% original home. I would rather just repair and paint the amazing 4bd, 2ba, 3.5ba building and leave the architecture as it is. Let's go thru it.
Isn't this entrance hall fabulous? Original double doors that need refinishing, floral tile floors and wrought iron inserts on the windows, plus wrought iron gates. Also an original light fixture and door chime.
The dramatic, huge iron gates open to the great room.
Behold the great room. Original tile floors, columns, arches, a balcony, and a mezzanine. The wrought iron on the left show the stairs. And, the gold corbels in the corners are so beautiful.
These 2 photos show the umbrella shape of the incredible ceiling with corbels in each corner. I can picture someone taking all the iron down and lowering the ceiling, making it flat.
Off the great room, they must've had a game room and it looks like they left a vintage pool table. The ceiling needs repair, the walls need touch up and paint. The floor could use a sanding and refinish.
The wonderful chunky old pool table is hiding the fireplace, and there's a fabulous one behind it. Love the curve and shape of the ceiling.
Off the game room is a dining room. Again, it will need a few tweaks. But, the doors, wrought iron, etc., are in good shape. The brass fixture is original but may have to be rewired and polished.
The owners put in new appliances but I would sell them, then buy the retro look ones.
I love the kitchen. It needs some tile repair and stuff, but it's mostly original, especially the cabinets and the range hood. You know someone's gonna gut this and completely modernize it.
Oh, damn, looks like that one iron inset is broken. Up here on the mezzanine the beautiful railing has to be repainted or stripped.
It's so nice up here.
Looking down at the great room. Love this house so much.
This must be a bedroom and that's probably the "closet" behind the drapes. Look like there's a balcony, too.
Cute smaller room.
Look at this wonderful vintage bath. Toilet's new, but you can see the outline of the old one. There's an original sink and medicine chest.
And, this would be the 3rd bd.
Oh, look at this- original tub. The pedestal sink looks like a good repro and at least some of the tile is original. There's also a shower on the right.
I would say that this large room with the fireplace is the primary bedroom. Beautiful.
What a great big outdoor space to entertain. It's covered and on each wall is a lantern light- can you imagine how pretty they would look at night?
Lovely fenced yard. You can see the bedroom balconies, too. Could probably fit a pool back here. The lot is 9,060 sq. ft.
From here you can see that it has a port cochere and a garage. Also, above is that wonderful covered deck.

THE DESCRIPTION OF SAINT JOHN BOSCO (aka Don Bosco) The Apostle, Father and Teacher of the Youth Feast Day: January 31
"Enjoy yourself as much as you like - if only you keep from sin."
The founder of the Society of Saint Francis de Sales (popularly known as the Salesians of Don Bosco) was born Giovanni Melchiorre Bosco, to a peasant family in Castelnuovo d'Asti (Castelnuovo Don Bosco), Piedmont, Kingdom of Sardinia, twelve miles near Turin, Italy on the feast of the Assumption of Mary - August 15, 1815. He was the youngest son of Francesco Bosco and Margherita Occhiena, and had two older brothers, Antonio, and Giuseppe.
The Boscos of Becchi were farmhands of the Moglian Family, and John was born into a time of great shortage and famine in the Piedmontese countryside, following the devastation wrought by the Napoleonic Wars and drought in 1817.
In 1825, when he was nine years old, he dreamed of an army of youngsters, who turned from ferocious animals into gentle lambs. The Blessed Virgin Mary, with her hands on his head, said: 'What you have seen happen to these animals, you will have to do with my children.'
John started gathering the children of his town, teaching them catechism and bringing them to church. He would often delight them with acrobatic and circus tricks.
John was sixteen when he entered the seminary at Chieri, next to the Church of the Immacolata Concezione (San Fillippo). His parish priest was convinced of his vocation because John was able to repeat word by word all his homilies. After six years of study, he has ordained a priest on the eve of Trinity Sunday by Archbishop Franzoni of Turin in 1841 at the age of twenty-six.
John was assigned to Turin, where he energetically worked for the prisoners, the youth, and the street children. For them, he opened the Oratory of St. Francis de Sales, where they could learn a trade and the basics of Christian life. He chose this patron saint for his gentleness, and because in the hall of the house donated by a rich woman for his oratory, there was his portrait.
In his tireless apostolate, Don Bosco was constantly supported by his mother. In his effort to make honest citizens and good Christians, he opened workshops for shoemaking, tailoring, and printing. Don Bosco was so convinced of the power of the mass-media that he usually spent half of the night writing books and magazines. His motto was: 'Give me the souls and keep all the rest.'
In 1859, he founded the Salesian Society for the education of the boys; and in 1872, he founded the Daughters of Mary Help of Christians (Salesian Sisters of Don Bosco) together with St. Maria Domenica Mazzarello, for the education of the girls. In order to support the work of both congregations, John organized the Association of Salesian Cooperators in 1876, who followed in their homes and state of life of the Salesian spirituality.
Don Bosco died on January 31, 1888 in Turin at the age of 72 due to bronchitis, and his funeral was attended by thousands. He is beatified on June 2, 1929 and is canonized as a saint by Pope Pius XI on April 1, 1934 - Easter Sunday. His major shrine can be found at the Basilica of Our Lady Help of Christians in Turin, Italy.
In 2002, Pope St. John Paul II was petitioned to declare Don Bosco the Patron of Stage Magicians. John Bosco had pioneered the art of what is today called 'Gospel Magic,' using magic and other feats to attract attention and engage the youth.

A Little Catch Up on My Life and Travels
My last post was about selling our beloved place in Mexico. I haven't posted since then, but I've been busy, both with closing down the business, and then taking to the road.
I'm writing this from a hotel room in San Antonio, Texas. We have just finished a 5 day vacation with family, and my husband and his brother attended 3 days of the Formula One in Austin. They are very close to each other, and I think they enjoyed everything about their 3 days together. My sister in law and I are also close, and we enjoyed hanging out: there was a day of walking and checking out the River Walk, and a couple of days of relaxing and reading, (things we both enjoy).
Today we parted ways, with my BIL and SIL returning home and Craig and I staying one more night then flying onward to Mexico to meet up with my dad and a friend. We are headed to the town where we have spent 16 happy years, but this time we're not staying at our own place. Instead we are staying with our former property manager who also has rental apartments. While we will be doing many fun things with our local friends, we will NO be painting or fixing things, (a staple of our previous trips). It will be a different trip for sure.
However, I started my travels the last week of August, when my sister invited me to accompany her and my niece back to Ontario, (where my niece attends university). While I've passed through Toronto, both just within the airport, and by vehicle, I've never actually spent any time there, so I jumped at the opportunity. It was a fun and busy 5 days, sightseeing, catching a Blue Jays baseball game, and touring the infamous Kingston penitentiary, as well as getting my niece settled into her new house.
In between the two above trips, we took our travel trailer down the Washington and Oregon coasts, before cutting into more central California to Yosemite National parks. We stayed at both National Parks and State Parks, and boy to do I have a lot to say about those...however, that will be in another post. We had two nights in the San Francisco Bay area, staying in fabulous new regional park in the East Bay, where we spend an unexpected $900+USD when the water pump, followed by the serpentine belt gave out in our truck! Fortunately, we were in a big centre with lots of access to mechanics and parts!
We picked up friends who arrived from Scotland and together the 4 of us made our way back to Canada, via wine tastings and microbreweries!
We loved catching up with family en route, and it was fun to play tour guide to our Scottish friends! We took them out to my favourite place in the world, (the west coast of Vancouver Island), as well as visiting the famous Butchart Gardens, (in the POURING rain), finishing with 2 nights in Vancouver.
So...I've definitely not been lollygagging or wallowing in sorrow over the sale of our place, although when I see it tomorrow evening for the first time since the sale, I may have a wee wallow. Until next time...

New report quantifies the size and ubiquity of the U.S. home appraisal gap
The “appraisal gap” – the tendency for homes in white neighborhoods to be given higher values than equivalent homes in minority neighborhoods – has attracted media attention in recent years. A new report led by UIC’s Junia Howell, visiting assistant professor in sociology, calculates the width of those disparities in cities across the United States, finding it present in all corners of the country and widening dramatically in recent years.
The research was featured in a graphics-heavy piece by Bloomberg City Lab, which highlighted that the gap was present in each of the top 30 metro areas. In the most expensive regions, such as Southern California and New York City, the gap exceeded $1 million between White and Black neighborhoods. In less expensive areas, such as Charleston, SC and San Antonio, TX, the absolute dollar difference was smaller, but the relative disparity was even higher. The study also found that diverse areas have higher appraisal inequity.
That’s despite the fact that the demand for diverse neighborhoods is high among people of color, Howell said. This tension affirms that unequal appraisals are not simply the result of supply and demand, Howell says, but instead reinforce racial hierarchies and assumptions that affect how appraisers assess comparable sales.
Read more at Bloomberg.com, and learn about Howell's organization for alternative appraisal approaches, eruka.
