Who Do You Choose?
For properties that are members of a homeowner's association, a couple additional documents will need to be filled out and submitted: a resale certificate, and an addendum transferring over the membership fees of the homeowner's association. In most states, failure to provide the buyer with association information can result in termination of the deal at the seller's expense. The job of a title company in a property sale is to schedule and prepare for the sale closing, and handle the transfer of funds. If a buyer or seller decides to hire a title service to oversee the sale, make sure the necessary documents are included in the deal. Deciding to put your property up for sale by owner, or buying a property from a seller without an agent, can be financially beneficial to both parties involved. However, it also means there is an increased risk of failing to complete the complicated legal procedure of transferring property. There is a glut of affordable residential real estate. The market is oversaturated. So you need to stand out in the crowd, and the best way to do that is a massive and effective advertising campaign. Good quality ads that appear in many different real estate booklets and an agent that knows how to spread the word will help speed up the process. It's also helpful to tell all of your friends, relatives, and anyone who will listen that you have a great piece of property for sale. Word of mouth is free and a useful advertising technique. 3. Don't expect to walk away with your initial asking price. Gone are the bubble days when you could expect a bidding war on your piece of property. Today, expect intense haggling and plenty of compromise. A residential real estate specialist can help guide you through the process to help you reach a reasonable deal. You should ask each agent you speak to for a marketing plan as to how they will sell your home and then compare their visions. You should also speak to financial advisers for their advice on how to sell real your particular property. It may be that you want to reinvest your money into another property and will need a loan. As such, you will need to speak to a lender about a home or commercial loan. You may want to seek an escrow facility until completion of the sale as well if your sale requires due diligence. Again, speaking to several financial advisers will give you an opportunity to compare them and see what they can do for you. Finally, you will need a professional to look over the property and advise you how to sell, or rather what improvements you should make before putting your home or commercial space on the market. Home staging is very important if you are looking to sell residential real estate because it helps potential buyers to picture themselves in the property. However, the professional you contact should be able to offer advice on more than how to stage a home. He or she should offer you structural improvement advice if required and give you an idea of how to increase the asking price without necessarily spending that much. Your agent may be able to do this as well if he or she has sufficient experience. The people outlined above are essential in the real estate selling process. Plus, your real estate lawyer is very important to ensure that paperwork is completed and submitted to the appropriate bodies. Take full advantage of their experience and you will find that the selling process is much smoother than you would otherwise anticipate. There is one simple reason that people sell real estate notes, and that is to raise cash quickly. To achieve the desired result, however, you must make sure you've done your research: that you are selling to a reputable buyer or group of real estate note buyers, and that the buyer of the property you are financing has a reputable credit history. A real estate note is the document created when financing the sale of a home or other (likely investment) property. Different categories of real estate notes include mortgage notes, land real estate contracts, and contracts-for-sale. Holding a real estate note means that payments are coming into you, but often, depending on the financing, those payments are small and trickle in, rather than providing a quick influx of cash. This is the reasoning behind selling to note buyers. There are a couple of options when selling real estate notes. In selling your property at Siesta Key real estate market, there are lots of options to increase the market value of your property and aside from increasing the market value, you need to think some strategies how to market your home. To have easier and faster sale in Siesta Key real estate, you have to prepare your home first. You have to do some improvements in order to make it appealing and attractive to buyers. In order for you to have top dollar for your home in Siesta Key real estate, it absolutely need and takes a bit of know-how. Definitely, you want to have the best value in selling your home, so you must read on, since this article will give you some things you should know in order to enhance the value of your home. Hiring a real estate agent can be a choice. The real estate agent can direct you in what you should do in preparing your home for sale. Attracting prospective buyers is an art. Personality plays a key role in enhancing credibility of a real estate broker. A winning and confident persona is extremely crucial to succeed in realty business. Find out how to develop the perfect temperament for selling real estate. To make a name for yourself, be passionate about the sector. Interact with industry professionals, read property journals and keep a track of the latest happenings in the sector. Enjoy your work. Put in extra hours and strengthen your network. Affluent real estate developers are always ready to work round the clock. Smart agents are always curious and eager to know more. They ask a lot of questions. This translates into lots of knowledge, which they use while conducting business deals. Therefore, develop curiosity within yourself and try to learn new things. Always stay positive and optimistic even in the worst scenarios. It's very easy to lose patience and develop a negative mindset, when things aren't going your way. Remember, clients always prefer brokers who are optimistic about their venture.

Mastering the Buyer Brokerage Compensation Conversation
Mastering the Buyer Brokerage Compensation Conversation with Both Sellers and Buyers
Since August 17th, new rules have been in effect regarding Buyer Brokerage Compensation, I have been keeping up on new issues that are cropping up across the country:
Listing agents are trying to determine creative ways to share the compensation their seller is offering that does not require them to be on the phone, explaining it again and again for buyer agents wanting to show the property.
Real estate companies are pursuing potential buyers, enticing them to get out of their signed buyer brokerage agreements (yes, it is illegal, but it's happening).
Buyers aren't sure what they signed and therefore are signing multiple agreements.
Offers are being submitted that don't represent buyer or seller intentions when it comes to paying compensation (due to confusion around the issue).
Some of these issues are regional (different MLSs are handling their requirements for disclosure differently) while others are issues seen nationally (confusion around forms, companies and agents taking advantage of this confusion). The overarching issue when it comes to working with clients is this: Communication around the process and the topic. I am finding that agents are either overcommunicating with their buyers and sellers about this issue and scaring them into not taking action or they are under-communicating and causing confusion during the offer and negotiations - not when you want to spring a surprise on them that they need to show up at the closing table with more money.
Every agent in every market should pay attention to what I am about to tell you:
Explaining the current situation isn't cutting it. You need to have visuals that explain the concept and articulate the value of working with you.
You, as agents, are in the fight for your careers right now. Large companies are putting millions of dollars into taking away half of the market (buyers). They have tools that are capturing buyer signatures at open houses, their AI is targeting interested buyers prior to making an offer and offering significant compensation discounts, and unless you can show compelling reasons for working with you, they are going to capitalize on this market.
The other threat you have is the buyers themselves. They don't know what they are signing and therefore, they are signing multiple agreements. Agents who are in business to capture signatures and not cultivate relationships are not working in the best interests of buyers, but buyers who want to just have a door opened don't know any better.
Furthermore, I am seeing sellers across the country offering low or no compensation to the buyer broker simply because they heard in the news they didn't have to anymore. Although that is true, listing agents who aren't providing compelling information about the barriers that can cause and the potential lower net proceeds that may be obtained as a result, are not doing their sellers any favors.
I have had the benefit of listening to agents in my ENCORE group talk about the challenges they have had talking with both buyers and sellers over the last several months since our MLS rolled out new forms and process last January. The Lones Group has put together a whole new suite of tools to help agents have these conversations and to provide a framework that is consistent with their business model. If you are having a difficult time, have been burned by a buyer or regret not having a tough conversation with a seller, then this suite of tools may be for you:
CONVERSATIONS WITH SELLERS
Conversations with sellers can take a variety of formats, from listing presentations to selling strategy meetings. Pay attention to these opportunities and consider including these visuals as part of your fee conversation.
Listing Presentation - 4 Strategies Format
First, make sure your listing presentation no longer refers to sharing compensation between the listing agent and buying agent. These two percentages or dollar amounts do not belong under the same umbrella. Instead, I encourage agents to really look at their listing process and services, and group these under three categories:
Home Preparation Strategy
Pricing Strategy
Marketing Strategy
These three strategies are what comprises YOUR fee for listing the property.
Then, add a fourth strategy, the Buyer Attraction Strategy. In here is where you can talk about concessions offered in terms of credit for condition (such as $10K towards roof replacement), mortgage rate buy-down, seller financing, assumable mortgages, and yes, buyer brokerage compensation.
We have been doing a lot of listing presentation package renovations over the last few months to reorganize existing content into these categories. The presentation afterwards is smooth and easy-to-follow. You may not need a whole new listing presentation, it may just need to be reorganized.
Home Selling Strategies - 6 Options to Consider
There is another prop that you might consider, especially when talking with a seller about barriers that can cause a home not to sell. Sellers have choices - choices that make a home harder to sell will ultimately have an effect on the sales price. For example, if a home has very old carpet that is causing the house to smell, that can have an effect on the sales price. How a home is priced, how it is photographed and marketed (which is dependent on the agent they hire), what they are offering to the buyer, what limited they put on showings, and how they want to handle offers will also affect it. Having a prop like this helps facilitate this somewhat-difficult conversation.
Listing Fee Sheet
Many agents are already uncomfortable when talking about their fees. Having your fee, along with a summary of what the seller will receive (reference your listing presentation for the full outline), makes it a lot easier to have the conversation because the punchline is already right there, in writing, so you don't even have to say it!
Also, having a visual makes it seem like it is part of your process, and not just a number you have pulled out of thin air.
CONVERSATIONS WITH BUYERS
Like sellers, your buyers also need to be aware of their options and responsibilities when it comes to compensating you for your valuable services. Consider careully these opportunities and props for explaining the buyer process, articulating your value, and discussing commission.
Buyer Presentation
Do you sit down with a buyer before going out to view properties and explain the buyer process? Do you provide them with a packet or book of information they need to be prepared to buy? Does this outline your processes…or that of your brokerage or company? Too often, agents are relying on others to do their educating and you are appearing less valuable as a result!
Having a completely custom buyer presentation for your business and operations is one of the best ways to begin establishing your value at the very first meeting - remember, that is when you should be having them sign a buyer services agreement!
Transaction Expenses for Buyers
Although you might have a page for closing costs IN your buyer presentation, having this page as a stand-alone will help with your brokerage fees conversation. This outlines the typical closing costs buyers may need to budget for INCLUDING broker compensation.
Buyer Pledge & Buyer Fee Sheet
These two sheets go hand-in-hand OR you can simply refer to your buyer presentation if you don't want to have a separate pledge of service sheet. Similar to the listing fee sheet, having a prop that outlines the fee for your services and what buyers get for that will help buyers understand that you have a system and process for working with buyers. You are explaining your business model and are less-likely to agree to a lower number because it is right there on the table. The pledge is merely there to back you up and remind the buyer what they are getting.
Buyer Brokerage Compensation - The Gap
What if you and the buyer agree to a fee, but the seller is offering less than that, or even no buyer brokerage compensation? Agents are afraid to just say it, are dancing around the issue, and therefore are overexplaining it. What you need is a prop!
This prop we have created uses marshmallows instead of a percentage (this can be customized for your fee) but you get the idea. This allows a buyer to quickly understand that there may be a difference between what the buyer and seller want, that there is a negotiation moment, and the buyer still may need to bring money to the table to close. This is the fact of the matter!
Remember…
Buyers are hiring you for your service…service that goes well beyond showing homes and writing up some paperwork. They are hiring you for your expertise, your experience, the problems you have the ability to solve, the professional relationships you have cultivated, your managing broker, your continuing education, how you give back to the community, and your insight.
If you don't have the tools to clearly articulate your value to buyers and that worth to them, then buyers are going to compare your generic services with any other agent and choose the one that costs the least.

February 2019
Woking, Surry, England
“This is not going to be a year of partying and laziness, Chiquita.” Carlos throws you a sidelong glance as he pulls his new McLaren into a parking spot early one February morning. “You are here with me to work, not spend your gap year playing.”
“If I’m here to work, then you can’t me ‘little girl’ while we’re here, Carlos.” You bite back, hauling your tote bag from the floor of the low slung sports car.
Carlos chuckles, throwing his arm around your shoulder as you both begin the walk into his new workplace: the McLaren Technology Center. “Fair enough, Chiquita.”
Last spring, you had graduated from high school and had spent one miserable semester at the University of Madrid in the fall before dropping out just a few months ago.
Carlos dodges the swat that you aim at his bicep, taking a few quick steps ahead of you as you approach the front door of the large white building. The sprawling MTC is an intimidating building and you knew that if you hadn’t been here with Carlos, there was no way you’d be able to find your way.
After spending a few listless months bouncing from Carlos’ couch in Monaco back to your parent’s estate in Spain, they had laid down the law. You needed to figure out what you were going to do for the foreseeable future if going back to University wasn’t in the cards for you at the moment. They were fine with you not going back to uni right away, in fact, they encouraged you to take a gap year but they expected you to do something productive with your life while you figured out what you wanted to do.
And that had been when your older brother had entered the chat. He had finished third year as a Formula 1 driver a few months ago and would be changing teams come the new season in March. In December, he had parted ways with his long time assistant, who wanted to spend more time with her new husband and less time traveling. Carlos and you had always been the closest of the four Sainz siblings despite the six year age gap (his 25 years to your 19) so it had been the most natural thing in the world to have you be his assistant and social media manager for the 2019 F1 season.
Up until today, Carlos had been attending pre-season meetings and putting time in at McLaren’s sim setup by himself but you had arrived at his flat five minutes from the MTC yesterday, suitcases in hand, ready to get started as your brother’s assistant. It had been ages since the two of you had spent this much time together and while you were mostly excited to spend the year traveling and reconnecting with your big brother, there was a bit of trepidation and anxiety sitting in your chest as you walked through those sliding glass doors this morning.
You were barely 19 after all, little real world experience and you knew absolutely no one in this entire country beyond your brother. All of your friends were attending university in other countries, far away from the world you now found yourself in. Yes, you were excited but you were also insanely nervous.
Carlos leads you down a long hallway, lined with trophy cases filled with motorsport winners trophies on one side and sleek F1 cars on the other. It was an entire shrine to McLaren history, of which there was a lot, and you were in awe as you followed after your brother. “Where are we going?” You ask as he turns down another quiet hallway, convinced you’d be utterly lost if Carlos asked you to show him how to get back to the front doors.
“I have a little office tucked away back here next to Lando’s, I wanted to get you set up with the laptop and sync my calendar so you could get yourself ready.”
You nod, ears perking up at the mention of your brother’s new teammate, Lando Norris. You knew a little about him from a few causal Google searches. He was 19 like you and this was his rookie season in Formula 1. From everything you read, he was a karting prodigy that had been signed by McLaren for a while and had been tapped to drive opposite of Carlos this year. Just knowing that there would be someone around the offices and on the road that was your age made the tight anxiety that sat in your chest ease just a touch, even if you two didn’t end up being more than acquaintances this year.
Carlos hadn’t been lying about his ‘little’ office. It was barely more than a broom closet if you were being honest. Just enough room for a desk, a pair of chairs, and a bookshelf, but there was a large window that faced south so at least there’d always be sun spilling into the small space making it feel a little airier.
You pull your MacBook out of the Dior tote Carlos had gotten you for your birthday last year as Carlos chatters away about schedules, press duties, and what he expected out of you. You listened carefully, taking notes in a little spiral bound notebook as you waited for your laptop to boot up.
“Are you in here talking to yourself again, Carlitos?”
Your head snaps up at the sound of an unfamiliar voice and you find yourself smiling at the boy standing in the doorway. He’s a few inches taller than you, with short brown hair, and bright green eyes surrounded by thick black eyelashes. The deep tan of his skin surprises you a bit, considering its February in England and you hadn’t seen the sun since you left Spain yesterday.
The boy’s face instantly sobers when he sees that your brother isn’t alone. “Oh, I’m sorry.” He blushes, hand coming to cup the back of his neck. “I didn’t realize you had a guest.”
Carlos laughs, “This isn’t a guest. This is my sister, the one I was telling you about Friday. She’s going to be my assistant this year.”
“Of course, it’s nice to meet you. I’m Lando.”
You stand, crossing the small office in just 2 quick strides to shake Lando’s outstretched hand, “Nice to meet you too, Lando.” You say, polite smile playing on your lips.
Lando turned around then, not wanting to intrude on the sibling time but also needing a moment to collect himself. He had known that you would be spending the season with your bother and that you two were around the same age but what he hadn’t prepared himself for was for how pretty you were. Your hair was even darker than your brother’s and it tumbled over your shoulders in layered waves that shined in a way that made Lando’s mouth go a little dry. Those dark eyes, round and doe eyed, threatened to swallow Lando whole and he’d barely spent more than a handful of seconds in your orbit.
He leaned against the door frame leading into his office, the sound of your laughter drifting through the walls. He had been used to the constant travel that was required of drivers of his caliber, having spent most of his teenage years on the road but all that time, he always had someone with him. His father, mother, manager. Someone that was ‘in charge’ of him and his schedule.
Now though? Now everything is different. He’s of age, a driver in the pinnacle league of his chosen sport, and totally alone. His friends are either jealous of his success or away at school and Lando often finds himself spending the entire weekend alone in his little flat down the road from the MTC. He was happy, of course, ecstatic that he had been given this chance by McLaren but the truth of the matter was, Lando Norris was quite lonely.
As the image of your face flickered through his mind, Lando felt the tight grip of anxiety ease just a little bit. There was something so open about the way you had greeted him, something about how easy your laugh seemed to come, that told Lando that you were a good person, someone that would somehow be very important to him this year.
“That is your teammates sister, mate.” Lando mutters to himself as he pushes off the door frame, making a beeline for the sim rig that was on the other side of the MTC, hoping that the time spent focused on racing would be enough to get your image out of his brain.
April 2019
Baku City Circuit
“Lando, I swear to God if you’ve slept in again I’m ordering fish whenever I eat with you for the rest of my life.”
Somewhere between Australia and China, you had morphed into not only Carlos’ personal assistant but also the assistant and babysitter of sorts to his stupid, idiotic, hilarious teammate. You adored the boy but most of the time he drove you to the brink of absolute madness.
“I didn’t sleep in! My alarm didn’t go off!” Lando groans, breathless on the other end of the phone.
“That is literally the same thing. I have one simple job here, Norris: get you and my brother to where they belong during race weekends and right now? You’re making me look like an amateur.”
“I just got into the paddock, relax darling, no one is even remotely close to being fined by the FIA. I’ll be on the fan stage in five minutes, meet me there?”
Pinching the bridge of your nose, you desperately try to will away the Landache, the term you’ve come up with when you get a headache caused by the Brit. “Fine.” You breathe.
It’s your fourth race of the season and while Lando and your brother were seemingly hell bent on driving you to an early retirement, you had never been happier. Managing the busy schedule and life of now two Formula 1 drivers had come naturally to you. Engineers and mechanics in the garage were always a little in awe of your ability to keep the two drivers in line and where they needed to be when. The communications team at McLaren loved you because sometimes, you were the only one who would be able to get the Carlando, as the duo was coming to be known as, to behave.
It was total chaos pretty much all of the time but you were thriving. You and Carlos were closer than ever, working tighter like a well oiled machine. But Lando and you? You two were the textbook definition of Partners In Crime. While you were the picture of professionalism on the track and during business hours, you were the other half of the chaos gremlin duo that terrorized half the grid.
Right now though? Now the chaos gremlin was the perfect paddock princess that had to make sure her best friend and brother got to the right places on time. You round the corner of the back stage area, desperately searching for the mop of wavy brown hair covered by a papaya colored hat.
“Lando!” You call, relieved when your dark eyes catch with a familiar pair light colored eyes. Today, they were an icy blue thanks to the bright desert sun of Baku. “I didn’t think I had to add ‘alarm’ to my list of race weekend duties.” You grouse, brushing at the dust on his team polo.
Lando shakes his head, easy smile spreading across his face. “Am I late though?”
You glare at him, “No.” You huff.
“I would never make you look bad, pretty girl.” He winks and your stupid stomach does its traitorous little flip that it’s been doing lately. It’s disgusting.
“Flattery will get you nowhere, Norris.”
“And please welcome to the stage, McLaren drivers Carlos Sainz and Lando Norris!” The presenter calls from behind Lando’s shoulder, interrupting your sparring match.
Lando gives you a wink before spinning around following your brother up the stairs of the stage.
July, 2019
Germany
“That was my fifth DNF this year.” The pain in Lando’s voice sends your stomach twisting. You follow behind him, hands wringing together, as he stalks down the hallway of the hotel in Germany. The race had finished up hours ago but Lando had just been released from media duties a bit ago. Carlos had been caught up in some post-race meetings so you had hitched a ride back to the hotel with Lando instead but now, as you followed his stiff frame stalk down the hall, you wondered if that had been a good idea.
“Lando, it wasn’t your fault. Your car lost power, it’s not like you binned it into the wall or anything.”
Reaching his room, Lando stops and pulls out the key before letting himself in. He leaves the door open though, indicating he wanted you to follow him. “I know that.” He groans, scrubbing his hands over his face. The hotel room is pretty normal where hotels are concerned, 2 queen sized beds dominate the space with a large flat screen tv on the opposite side. Lando flops down on the farthest bed, his eyes closed.
“I’ve barely finished in the points yet this season. Haven’t had a sniffing chance at a podium. I feel like such a fucking fraud.”
You had stopped just inside the door, wanting to give Lando some space as he had his tantrum but now, seeing how truly upset he is, you cross the carpeted floor and sit down next to your best friend. “Lan.” You coo, running your fingers through his hair, knowing how the scratches from your nails relaxes him. “Lan, it’s okay. You knew coming in, just like Carlos, that McLaren is in a bit of a rebuilding stage. This isn’t unexpected.”
The problem with Lando is that he is utterly too hard on himself. You had clocked the fact quickly, by the time you had been landing in Australia for the first race of the season, you knew he needed to work on his confidence.
“I know. I mean, I don’t know but I know that you know and I trust you enough to know that you know what you know is right.”
Your head spins. “Pardon me?”
Laughter spilling from your lips pops the bubble of tension in the room, Lando unable to keep the smile off his face either.
“You heard me.” He gripes, sitting up. “And I know -” He stops, glaring at you when you double over with laughter once again. “I know you understood me, you cheeky monkey.”
“I’m sorry but I’m just so terrified by the fact that I did understand that whirlwind of a sentence and can’t decide how to process it.” You say, chest heaving from laughing so hard. “We’ve been spending too much time together.”
Lando grabs the remote from your hand before turning on the movie you had both fallen asleep to last night before the race. “Are you going to be mean to me all night, or are we going to finish this movie?”
You roll your eyes, but toe off your shoes before settling against the headboard of the bed, shoulder bumping with Lando’s as he joins you. “Pizza or sushi for dinner?” You ask, grinning because you already know the answer.
“You’re an idiot.”
“Love you too, Lan.” You counter, pulling out your phone to order some pizza.

When it comes to getting intel, there are several ways to go about it. One could ask politely, or ask the right questions to eventually draw information from their target. There is intimidation, threatening your target and demanding the information in exchange for remaining unharmed. Then there is incognito surveillance, appearing inconspicuous and melding in with one’s environment just listening and watching.
The current session was the latter.
A raven-haired man with a blanched tuft in his bangs kept his teal eyes trained on the book in his massive, calloused right hand. His left swirled his take-away cup absentmindedly. He was reading words, but they weren’t registering in his brain. His focus was more concentrated on the conversations around him, and what information he could gather before his next patrol.
The first three rules of real estate are location, location, location. Burnley Brewhouse definitely had that, especially for Jason Todd. It was conveniently placed right on the very edge of Burnley, practically at the juncture of where Crime Alley and The Bowery neighborhoods started (which were all Jason’s domain). By day, the neighborhood was full of regular citizens, students and tourists. By night, the whole area was crawling with denizens of the dark wheeling and dealing for their own personal gain and vices while putting others at risk.
Jason brought his cup to his mouth for a sip, his eyes flicking to the counter where two men with heavier builds were waiting for their order. One had a rough 5 o’clock shadow, the other a scraggly, unkempt blond beard, both wearing holy jeans and beat-up leather jackets. He recalled seeing them once during a patrol a couple of weeks prior, skulking around by the Freight Yards. They were definitely up to no good then, and could offer him decent information in the present. The barista handed both of them a take-away cup, and his eyes quickly glanced down to his book again, his peripherals watching as they meandered around to sit at a table caddy-corner from his in the back corner of the shop.
“Terry was telling me about that new candy order he has coming in,” 5 O’Clock muttered lowly to his friend. “Said it should get here overnight, and we can distribute to the stores first thing in the morning.”
Scraggles ran his nails over his beard as he listened. “Loaded with sugar? Y’know these kids can’t get enough of their sugar.”
“He said it was everything needed from the inventory list. He said he has his pal Molly coming in to help with the shipment too.”
There was a small pause before, “How many donuts did he get and where from?”
“11 for the crew. I think he said they’re from Declan’s over on 14th Street.”
Jason had to refrain from rolling his eyes. Those two idiots were blatantly discussing a drug drop in broad daylight just as if they were talking about a regular candy store shipment.
He switched the book to his right hand as he snagged a napkin from the holder and a pen from the table. He scribbled a note to himself, writing the characters’ names from his book, followed by “PG 11, DL 14.” He knew his own shorthand; the character names were to keep up appearances. “PG 11” would remind him the drop was scheduled for 11, and “DL 14” would remind him the ship would be at Dock Bay 14.
His attention went back to his book as he brought the pen to his lips, teeth nibbling on the retractable plunge as he appeared deep in thought. He was about to tune back into 5 O’Clock and Scraggly’s conversation when the cafe’s entry bell rung.
His eyes flitted to the door to assess the entrant, and he froze. A young brunette with piercing dark eyes was glancing around, looking for a place to perch herself no doubt. She was breathtaking, and certainly unlike any other person he had seen come in to Burnley’s. As she turned to the counter, he couldn’t help the large grin that danced over his face. First he got lucky with the tip-off. Would he be lucky enough for that gorgeous girl to sit anywhere within his vicinity?

Please indulge me to speak at length about Don Quixote (post Warp Express Intervello)
Unfortunately, this will be riddled with spoilers, however, I'm not necessarily making this post to make any real predictions. I'm mostly just collecting my thoughts, crafting some theories, and talking at length about my thoughts on the upcoming canto, their possible themes, and to gush and wail about my most favoritest sinner ever. If you've finished Murder on the Warp Train then feel free to continue
Alright, end of the most recent Intervello, it was revealed (much to my surprise at least) that Don Quixote, our pride and joy and ever most excellent knight-errant, is in fact a Bloodfiend. A bloodfiend who apparently has their true form suppressed by Rocinante, the shoes Don wears that are named after the steed Don Quixote rides upon in the book.
This new reveal has millions of possibilities forming in my head for the upcoming Canto and here's the gist of what I've kind of formed and gathered from what we know so far in the world of Limbus and Project Moon as a whole, what I personally know about Miguel De Cervantes and his works, and the general thematic ties that are now unfurling within my noggin that I'm trying to spool together in this nice little indulgent post.
Let's start with Miguel De Cervantes:
For those who may not know, Cervantes is the author of Don Quixote, born in 1547, died in 1616. A few important tidbits that I think will be important in the upcoming Canto-
youtube
Something that has been known for awhile is that Don's battle sprite does not list her name as Don Quixote but as Miguel. For awhile now I had been wondering if within Don Quixote's Canto we are going to receive some sort of reveal that Don Quixote is actually Miguel De Cervantes. Originally the basis of this theory I had was a quote from Cervantes about how "[he] would not exist without Don Quixote." (Something that was expanded upon in a lecture about Cervantes and Don Quixote that I found on youtube). In fact a large portion of that lecture, which I will link here, contributed to this idea I had built up in my head about the relationship between Miguel and Don.
What this essentially culminates to in my mind is that the Bloodfiend will reveal that they are Miguel, but for some reason or another, they "became" Don Quixote. So, in many loose adaptions of Don Quixote, this connection is typically made. In my personal favorite adaption, The Man of La Mancha, a musical about the book, they present the story of Don Quixote as a play for prisoners after Miguel Cervantes himself is arrested. And who is the man that plays Don? None other than Cervantes himself!
(you should really give it a watch, it's a lovely musical)
Now, within the book of Don Quixote itself, our titular hero sadly perishes at the end. He loses to the Knight of the Mirror (who is actually the Bachelor Sanson Carrasco, a man hired by Don's family to bring him home) and returns home. He then dies in his bed after renouncing the name of Don Quixote and all of his adventures. Saying with much seriousness that he is not Don Quixote, but Alonso Quijana. He leaves money to Sancho and his estate to his niece and then soon passes (after a heartfelt appeal from Sancho to return to adventuring together once more.)
After his death, the book ends with the author who is detailing Don Quixote's history writing this final paragraph-
"For me alone was Don Quixote born, and I for him; it was his to act, mine to write; we two together make but one, notwithstanding and in spite of that pretended Tordesillesque writer who has ventured or would venture with his great, coarse, ill-trimmed ostrich quill to write the achievements of my valiant knight... And I shall remain satisfied, and proud to have been the first who has ever enjoyed the fruit of his writings as fully as he could desire; for my desire has been no other than to deliver over to the detestation of mankind the false and foolish tales of the books of chivalry, which, thanks to that of my true Don Quixote, are even now tottering, and doubtless doomed to fall for ever. Farewell.”
I've paraphrased it a bit, but you get the gist. While the author detailing Don Quixote's history is a fictional author made up by Cervantes, I believe it is a cheeky way of Cervantes to insert himself in the story and express his true feelings here.
Now, with Cervantes and Donqui being one and the same I believe the strong thematic thread tying this all together is one of dreams. It's now known to us this whole time that Don Quixote is in fact, both dream and dreamer. The monster that Don Quixote is sleeps while they allow for their true self to live, ever dreaming. But now that Dream is Ending.
I think we're going to see the 'death' of Don Quixote and some sort of joining of Miguel and Don. I think Miguel wants to keep dreaming. They are a bloodfiend, a horrible monster, one of the more powerful beings that are mentioned in Project Moon's games. But i think that Miguel doesn't want that. I think that Miguel wants to be cured. Something that has never really been done for a bloodfiend, an impossible dream, perhaps?
I think in Don's Canto we're going to see what we see within the book. Miguel/Don's family trying to get him to come back, to stop him, to get him to give up on this silly dream of Knight-Errantry. And I believe Dante will finally be able to help Miguel take the first steps towards realizing this impossible dream.
Some small little thoughts that I've had that i think push this a bit further.
Don Quixote was written by Miguel when he was 50 while he was in prison.
I've been wondering now whether this cell we see Donqui in within her base ego was actually some sort of representation of this. Don Quixote was born while Miguel was locked away. This looming shadow of Rocinante keeping the Sangre De Sancho locked away within this small starry-eyed girl <3
Nothing that I really have any like, evidence for, but based on vibes I think representing the specific sort of Spaniard from this time period as some sort of high class vampire is excellent and really fits thematically as well.
Cervantes has a bunch of quotes about the nature of oneself and death (bloodfiends are undead). Some that I think are quite fitting are :
“A Man Without Honor is Worse than Dead.”
“Take my advice and live for a long, long time. Because the maddest thing a man can do in this life is to let himself die.”
“I know who I am and who I may be, if I choose.”
“When life itself seems lunatic, who knows where madness lies? Perhaps to be too practical is madness. To surrender dreams — this may be madness. Too much sanity may be madness — and maddest of all: to see life as it is, and not as it should be!”
and finally, to conclude this,
“All I know is that while I’m asleep, I’m never afraid, and I have no hopes, no struggles, no glories — and bless the man who invented sleep, a cloak over all human thought, food that drives away hunger, water that banishes thirst, fire that heats up cold, chill that moderates passion, and, finally, universal currency with which all things can be bought, weight and balance that brings the shepherd and the king, the fool and the wise, to the same level. There’s only one bad thing about sleep, as far as I’ve ever heard, and that is that it resembles death, since there’s very little difference between a sleeping man and a corpse.”
If you read this whole thing, thank you for indulging me. I greatly appreciate it.

[The Spawn Vs The Ascendant]
Astarion(s) x Tav
Plot: I made a post a while back about Ascended Astarion meeting Spawn Astarion via multiversal timeline shenanigans and legit maybe one person shared a fic with a similar premise.
So basically I was like *puts on infinity gauntlet* “Fine, I'll do it myself.”
Content Warning// 18+ for Sexual humor and suggestive themes. I legit have not been in the fanfiction business in years so go easy on me.
Characters might be ooc. Spelling/Grammar mistakes may be present. A wee bit of blood and violence. Gale is made fun of. Tav is based heavily off my human druid Tav, Winnie and uses She/Her pronouns.//
Possible Triggers: Ascended Astarion, kidnapping, mentioned character death, possessiveness, obsession, AA touches Tav without her consent (not sexually tho), Galeshaming.
~•~•~•~•~•~•~•~•~•~•~~•~•~•~•~•~•~•~•
Ah, the Elfsong. There was really no better place to unwind after a long day of adventuring. And there was really nothing better to help one unwind than a favorite snack, a cold drink and lovely company. Unfortunately for Tav she'd have to wait up on the company as her beloved was currently preoccupied with his nightly grooming. Gods only know how long that man will take doing his hair. The human female rolled her eyes and brought her wine bottle to her lips taking a few swigs before biting into some cheese she'd been nibbling on prior. Tav lounged about on their shared bed wearing nothing but a black tank and red boxers. Despite the peace and relaxation she was getting pretty bored without her love to snuggle and gossip with. Tav finished off the last few bites of cheese before she pulled out the private journal she'd been keeping since this whole adventure began. Little doodles of her partner decorated the pages along with her chicken scratch handwriting.
She had documented details of their adventure whenever she had the chance and also took the time to add various doodles of her companions and any monsters they encountered. (Some of her favorite drawings included herself opening a bottle and releasing a spectator. And of course a lovely little drawing of her and Astarion kicking the shit out of Cazador.)
As she waited Tav began to entertain herself by writing down a to-do list.
“Ah lets see…Yep definitely gonna have to have a chat with that pompous prick who was threatening a kid the other day. Maybe I can invite him back to the tavern later? I'm sure Star wouldn't mind having a snack.” Tav hummed, scribbling down everything she had planned out as of late.
Shit I need to do:
‘Feed rich tit to boyfriend.’
‘Teach Shadowheart to swim.’
‘Buy Clive a best friend.’
‘Murder baddies.’
‘Wildshape into a pigeon and shit on Gortash's head.’
‘Buy boyfriend cute clothes.’
‘Take Gale shopping for wizardy stuff.’
‘Look into real estate in the Underdark.’
‘Take Scratch for a walk.’
‘Kill more bad people.’
‘Contemplate licking dead spider.’
‘Be screamed at by Gale for licking dead spider.’
‘Buy flowers for Karlach and Shadowheart.’
‘Buy boyfriend more cute clothes.’
‘Study wizard stuff.’
‘Help Moon Lesbians plan wedding.’
‘Research ring of the sunwalker.’
‘Piss off the Gods……Again…’
‘Remember to take Astarion on romantic beach date before fighting the Elder Brain.’
‘Unalive people of not goodness.’
‘Shave Gale’s beard while he sleeps.’
‘Continue writing smutty novel series so I can keep buying boyfriend cute clothes.’
“Tav, a word please.” Gale appeared from around the corner. Tav groaned, annoyed by the prospect of having to get up. Especially since Gale looked like he was going to scold her for something. Begrudgingly she hopped off the bed, leaving the comfort of her room to see what in the hells that damn wizard wanted.
“What do you need, Gale? I'm kinda in the middle of writing down my to-do list.”
“Am I inclined to believe that you've been writing erotic novels that feature Astarion and I?” The wizard inquired.
“Pfft! What in the hells gave you that idea!” Tav laughed, her eyes staring off to the side nervously as she twiddled her thumbs. Gale pulled out a red leather bound book titled ‘Blood-Mage’. It was a ridiculously smutty novel about a young handsome sorcerer named Garrett Delarous who is reluctantly forced to team up with a dastardly, but world endingly beautiful Vampire Lord in order to save the world or some shit. (The book mostly focused more on smut than plot.) Amazingly the novel had made a killing after Tav had peddled it at Sharess's Caress. It seemed nearly everyone wanted a copy. (Tav was also pretty sure she noticed Halsin was reading the book as well.)
“My series is about a renowned sorcerer and a Vampire Lord. There's a difference, Gale.” Tav crossed her arms with a huff.
“You can't just profit off of other people's likenesses Tav! You at least need to pay them royalties!”
“I always give half the money I earn to Astarion.”
“I’m talking about me!”
“I think my beloved ‘gloves of power’ were more than enough payment for you.” Tav huffed before looking off to the side with a sad look.
I miss those gloves so much.
Gale sighed in annoyance, pinching the bride of his nose. He was used to Tav’s shenanigans at this point but this was just ridiculous. Not to mention while skimming through Tav's scandalous work he noticed the sorcerer was always on the bottom during intimate scenes. The audacity!
“Besides I use the money I make from this for not only myself and Astarion, but the rest of the camp as well. Adventuring ain't cheap ya know?”
“You can at least give me a small percentage of the profits. Say thirty percent?”
“Ten percent.” Tav said flatly.
“Twenty percent?”
“Ten percent.” Tav repeated.
“Fine.” Gale gives in, causing the shorter of the two to smirk triumphantly. Tav watched smugly as the wizard slumped off in defeat before quickly adding another note to her to-do list.
‘Give 10% of book money to the stinky wizard.’
Tav finished off her list as she felt a pair of cool arms wrap around her form from behind, her cheeks tinting light pink. “Do you really need to take five hours in the bath?” She hummed, turning her head to meet her partner’s crimson gaze. His hair was dry and looked rather soft and silky and he was dressed in this eccentric red silk robe with fluffy black trim.
“You can't rush art, darling.” Astarion purred before nuzzling his cheek against hers. “You know if you were getting impatient you could have joined me in the tub. I would have loved the company.” He murmured huskily.
“In these tiny ass bathtubs? I'd have to sit on your lap and even then I doubt we'd have enough room to really do anything.” Tav replied, nuzzling back against him.
“We could still try.~” The vampire cooed.
“Tempting, but the others have whined enough about our night time activities. Apparently we're noisy.”
“Then perhaps next time I shall have to gag you won't I?”
“Alright! I'm ending this conversation here!” Tav said quickly, face burning up at his teasing.
“Besides, I’ll need some sleep for tomorrow. Gortash won't kill himself, unfortunately.” Tav said with a yawn.
“Really? Now? I was hoping you'd at least cuddle with me before bed.” Astarion pouted.
“Oh you poor thing. Fine, we can cuddle till I fall asleep. Cutie.” The human female smiled sweetly before planting a kiss on her lover's cheek, receiving a content hum in response. Tav turned to pull away from the elf's embrace before suddenly feeling herself be scooped up and tossed over his shoulder.
“Hey! What did I say about picking me up!?” She whined, squirming a bit as she hung over his shoulder. “I don't like being manhandled!”
“But you're so adorable like this.~” Astarion teased, his hand gripping her ass as he carried over to the bed. Despite Tav’s complaints she did little else in protest besides pout and blush as she was whisked away. The two of them soon settled on the bed, Tav immediately nuzzling into Astarion's chest and relaxing. Astarion’s clawed fingernails found their way into her messy locks, caressing and running through them as the two snuggled together. His skin was cold to the touch, but honestly Tav actually liked it. It kinda reminded her of the cool side of her pillow. Even though there was the constant threat of death around every corner the two of them were still able to cherish their time together, and hopefully now that Astarion had been freed of his master they would continue to do so.
There was still the tiny issue of an evil alien brain thing that could turn them into soulless squid monsters, but they'd be able to take care of that sooner or later. A part of Tav wanted to put it off as selfish and dangerous as it could be. Because as soon as they destroyed the brain, they'd destroy the only protection Astarion had against the sun. Tav wasn't about to give up on finding a way for her love to enjoy the sun, but for now she'd at least make the time he has left in it special.
“Star….” Tav murmured aloud, her head tilting upwards to meet her partner's eyes.
“Yes dear?” He hummed.
“You know there's actually something I've been meaning to talk to you about. We've been together for a while now and well…we haven't actually had a real date….I mean I guess it's understandable considering we have to save the world and shit, but I was thinking maybe if there's time we could do something together....” Tav bit down on her lip as she sat up on the bed. She felt nervous all of a sudden, not used to asking for stuff like this. Astarion had always been the one to initiate most of their romantic activities. The best Tav could do was a kiss on the cheek or a hug and even that had taken a while for her to get comfortable with.
“What about all our little late night trysts? Do those not count as dates?” Astarion raised an eyebrow though his tone was playful.
“Ehh…well…rolling around in the dirt in the middle of nowhere isn't exactly what I'd call a date.” Tav said awkwardly, earning a chuckle from her vampire.
“I suppose you're right. We've never really had any bonding time without you being pinned underneath me.” He joked before quickly clearing his throat and finally trying to be serious. “What do you have in mind, darling?”
“I just want to take you out somewhere…We could go out to eat or just walk in the park….” The human female twiddled her thumbs as she trailed off, feeling butterflies in her stomach. “I'd be up for anything really as long as I'm with you.”
“I…would like that very much, my love.” Astarion cupped her cheek, his eyes soft and full of affection. He pulled her into a sweet chaste kiss, allowing her to return it before she pulled back and rested his forehead against hers.
Thudd!
Tav quickly pulled back from Astarion's embrace as she heard a noise. She looked around frantically for the sound.
“Tav? Is something wrong?” Astarion asked.
“I just heard something…” She said before suddenly her eyes landed at the window near their bed. On the opposite side of the window seat a small white bat could be seen looking through the glass. Its little red eyes stared at the human with an intense gaze. “It's a bat.” Tav pointed towards the window. Astarion looked over at the little creature before internally groaning.
No. She better not even think about it!
The bat blinked, looking at Tav a few times before curling its left wing against its body.
“I think its wing is injured!” Tav exclaimed with concern.
“Ugh leave it! We've taken in enough stray beasts!” Astarion scoffed, but Tav immediately ignored him, rushing over to the window.
“Tav! Don't! It probably has some horrible disease or something!”
Tav quickly opened the window, her eyes going soft as she looked down at the small animal. She moved to scoop it up into her arms but before she could the bat simply fell back.
“Shit!” She shouted.
“Thank the gods, it's dead. Now come back to bed, darling.” Astarion said, patting the spot besides him. Tav just glared at him silently before suddenly she wildshaped into a raven and flew out the window.
~•~•~•~•~
While Tav didn't preach about nature 24/7 like Halsin did she was still just as much of a druid as he was and couldn't bear to stay by while an injured animal was in need. (Much to her lover's dismay.) She'd flown out the window of their room and circled around looking for the little bat.
There was no sign of the winged beast anywhere near the elfsong, but at least that was a sign it likely hadn't fallen to its death. Tav kept searching, eventually straying further from the tavern until she was forced to land and give her wings a breather, returning back to her human form.
“Dammit it's so dark I can't tell where I am. Everything looks different at night.” Her eyes strained as she struggled to make out any familiarity. Despite having lived in Baldur's Gate for about ten years Tav had always made it a point not to roam about at night. Her lack of dark vision made night time prowling even more dangerous, especially in this city.
She decided to reserve her strength instead of wild-shaping again. From what she could make out in the dark she'd found herself in one of the back alleys. Tav kept stumbling around in the dark for a while until at last she began to consider heading back. The bat likely wasn't dead since she had seen no hair or hide of it and she really wasn't in the mood to find herself in trouble. It constantly seemed to follow Tav these days it seemed. Last time she wandered around the city by herself she got into a fist fight with some stuck up noble lady who had referred to her as ‘a fat ugly little boy’. (The others were not happy about sneaking her out of prison that day.)
Just as Tav was about to assume the form of a beast fit for the night she noticed some light up ahead. The graveyard had been illuminated by a couple of lanterns. Tav approached hoping it would help her map out her way back if she just remembered how to get to the Elfsong from there. However as soon as she got close to the light someone was waiting for her.
“Astarion?” Tav called out as her silver haired lover stepped out of the darkness. She expected nagging, and complaining about having to come out here looking for her, but instead Astarion just stared at her intensely as if studying every detail of her face. “Are you okay?” She asked with concern. Something was very strange about this. Astarion being quiet for long was never a good sign. Tav scanned him over, almost immediately noting his elegant attire. A black and red suit with silver bats embroidered on it. Odd. Tav had never seen him wear this outfit before. And he was always quick to show off any new clothes to her, seeking her praise. Astarion moved towards her quickly and out of nowhere pulled her into a crushing hug.
“Yes of course. I was just worried about you, my sweet.” His grip on her was almost uncomfortably tight, as if he was holding onto her for dear life.
“I haven't been gone that long….” Tav stiffened. There was an abnormal warmth to his body. Sure he was able to raise his temperature after feeding, but there was hardly a decent supply of beasties for him to nibble on in this city, not to mention he would have had to have found one pretty damn fast before seeking her out.
“You’ve always been such a brave little thing, haven't you?” He let out a chuckle, his grip on her didn’t falter. His tone didn't seem threatening, but one thing for sure set off an alarm in her.
Thump-thump.
Thump-thump.
Thump-thump.
Tav immediately ripped herself away from him and took a few steps back, her eyes glaring daggers. “Who the hells are you?” She snapped.
“Whatever, ever do you mean, pet?” His voice was full of false innocence, it reminded her a lot of how Astarion would often speak whenever accusations were hurled at him, but this person was definitely not her lover.
Tav’s first instinct was to assume he'd probably been one of the shape-changers they'd been attacked by in the past, but there was this gnawing gut feeling that this time was different.
“Drop the act. I've already met enough shit heads running around wearing someone else's face. Who are you really?”
“I’m Astarion. Really dear, I'm disappointed you have so little faith in me that you'd think I'd allow some lowly shape-changers near you.” He took a few steps forward.
“Stay away from me…” Tav growled out through gritted teeth. Damnit. She didn't have any weapons and was literally in her sleepwear.
“You seem tired, love. Perhaps we should head back so you can get some rest?” He extended his hand towards her. Tav was about to say something else before suddenly an arrow came out of nowhere, nearly hitting the Astarion look alike in the shoulder. He was able to dodge just in the nick of time. Tav gasped in surprise before quickly turning back to see another…. Astarion?
The two looked identical aside from their clothing. The imposter was wearing his elegant suit and the other one (whom Tav hoped to the gods was actually him) was wearing a familiar red and black doublet.
“Hells teeth.” Astarion spoke up as he looked over at the two. Tav immediately sniffed air around the second Astarion. The tiniest whiff of death hit her senses and immediately she ran over to him.
“Star!” Tav was by his side in an instant. His arm quickly looped around her hip protectively before he scanned over her face.
“Are you alright?” He asked, receiving a nod in response. Astarion then looked over towards his look alike. “My, aren't you just beautiful? I must admit I'm quite flattered you chose to imitate me.”
“Is that what you think of me? I'm hurt.” The other vampire laughed. “I am no mere imitation. I am you…..well a better you.”
“You're not making any sense!” Tav hissed, her jaw clenching as she suppressed the urge to let out an animal-like growl.
“Allow me to shed some light on it then. I come from a reality where instead of choosing to remain weak and pathetic we became who we always wanted to be.” Tav's eyes widened at the revelation, though she was still debating whether or not to believe all this madness. Of course she'd been to hells, the shadowfell and even fought a god so maybe this wasn't too far fetched.
“The Vampire Ascendant.”
“If you're telling the truth then why are you here? You have everything you want don't you?” The vampire spawn quirked an eyebrow. Meanwhile the Ascendant’s face suddenly turned cold. He almost looked sad.
“I did. Wealth, power, pleasure, everything I could ever dream of. I was on the cusp of dominating the entirety of the sword coast. Everything was mine. But none of it mattered without the one thing I cherished most. My beloved consort. My Tav.” His eyes suddenly locked into the human female. She felt small, cornered, like a rat caught between a cat’s paws. “He was taken from me…”
Tav stiffened, taking a step back. She really did not like where this was going. Her lover kept a gentle hold on her, staying between her and the other vampire.
“And now you're here to take my Tav I presume?” Astarion scoffed, “you obviously didn't care very much about yours then if you're already looking for a replacement.”
“HE WAS EVERYTHING TO ME!” Before Tav could think her lover was knocked off his feet. A punch had come at him faster than he could react. The Ascendant stood over him, shaking with anger. Tav moved over towards the vampire spawn as quickly as she could, checking him out. He seemed alright, albeit a little winded, possibly bruised. Astarion huffed, getting back to his feet. Tav was quick to cast cure wounds on him to help perk him back up.
The Ascendant took in a breath, regaining his composure. While the spawn swiftly tossed Tav a spare dagger from his pack. A fight was likely inevitable now.
“I’ve searched across thousands of timelines. None of these pathetic excuses for adventurers came even close to my beloved. That is…until I found you of course…” The vampire lord pointed a clawed finger at the druid. “You're the only one who resembles him in the slightest, albeit you are a bit more…voluptuous than he was.” He chuckled a bit.
“Okay hold on a minute! You can't just come here and take someone else’s Tav because you lost yours!” Tav pointed her dagger shakily towards him.
“My dear, I don't think you understand. I am the Vampire Ascendant. I can take whatever I want!”
“I don't care if you're the fucking god of gnomes I'm not going anywhere with you. I have my own Astarion.” Tav gripped the blade tightly while her free hand prepared to cast a spell.
“I had hoped you'd come quietly, but it seems we'll have to do this the hard way.” With a flash of pink light Tav was hit with a sleeping spell and fell to the ground unconscious. Her dagger dropped to the ground with a clatter. The spawn was quick to move in front of Tav taking out his rapier and aiming a swipe at the other vampire.
The Ascendant stepped back just as the thin slender blade nicked a cut across his attire, just barely missing his flesh. The spawn took another swing at him, nicking his side and gaining a kick to the ribs in return. The spawn huffed, quickly recovering before moving in for another attack.
However the Ascendant’s clawed hand struck first, slashing through the armor surrounding the Astarion's shoulder and slicing his flesh. The spawn cried out and gripped his arm as his counterpart smirked smugly, bringing his finger up to his lips and basically tasting his own blood.
“Mmm…Delicious.~” He purred. The Ascendant’s crimson eyes trailed over towards Tav before beginning to glow red. “To me, now.” He said as if issuing a command to unseen soldiers.
Within seconds two oddly familiar figures appeared out of mist. A sickly pale looking Halsin and Shadowheart, both with glowing red orbs for eyes.
“Gods below. You've turned your own friends into spawn!?” Astarion gasped, his face full of disgust.
“Eh…I wouldn't exactly call them friends…. Though they are much more compliant this way.” The vampire lord replied with a toothy grin. The spawn felt sick to his stomach. To think he could have ended up this way.
“Take care of my inferior self, would you darlings? I have places to be…” The Ascendant gave a small wave before quickly scooping the unconscious Tav up in his arms.
“Yes master.” The undead Shadowheart and Halsin replied, a bright red light shone around their bodies as they were compelled to attack.
“Farewell beautiful.” The vampire lord gave his spawn self a wink before quickly vanishing into mist, taking Tav along with him.

“Astarion….” Tav muttered tossing and turning in her sleep as she slowly began to come to. She shot up in a cold sweat, her heart pounding.
“Ugh…That was a terrible dream. Star you wouldn't believe…” Tav went silent as her eyes scanned her surroundings. It in fact was not a dream.
“Oh gods damnit.” She huffed.
Tav was in a large elegant looking bedroom, lying upon a purple queen size bed adorned with fine silk sheets. Maroon red walls surrounded her and were decorated nicely by paintings and other fine wall decor. The first thing the druid noticed after taking in her surroundings was the pressure around her neck. Her hands quickly reached for her throat feeling what seemed like a tight choker of some kind. She quickly hopped off the bed and looked into the mirror of a nearby vanity that sat west of the bed. “Fucking hells.” She breathed out as her eyes laid upon a black and red collar adorning her neck. There was this unnerving glow surrounding the collar. Most likely some kind of magic was placed on it. Quickly she curled her fingers preparing to use a spell in order to tear this damn thing off of her, but nothing happened.
This thing must be silencing my casting somehow.
Tav for a moment before forming an idea. She could probably wildshape into something small and squeeze out. Maybe. The druid sighed before getting on all fours preparing to transform into a rat. She let out a grunt, but nothing happened.
“Oh fuck you!” She shouted before rolling and desperately trying to yank the collar off.
Tav growled and pulled on the neck piece, yanking as hard as she could, resorting to gnawing on it.
Knock knock.
The druid immediately ceased her actions at the sound of the door. A shiver went down her spine at the thought of it being that so-called ‘Vampire Ascendant’ again. Her eyes flickered around the room before she took hold of a candle stick and stood next to the door, back pressed against the wall.
The door creaked open and a small figure walked inside. Tav prepared herself to strike down whoever had entered, but froze upon seeing the person. It was a small blonde haired half-elf woman, dressed in a house keeper's attire.
Tav quickly looked into her eyes, letting out a sigh of relief as she noticed they were blue. She set the candlestick down on the vanity and looked at the half-elf curiously. “Who are you?” She asked.
“My name is Abigail, milady. The master sent me to help you get dressed and make sure you come see him.” The small woman piped up in a small soft voice. Abigail was petite and quite short, probably about an inch or two shorter than Tav was, though the druid estimated the half elf was probably around the same age as she was…well physically anyway. With elves you could really never tell.
“And exactly where am I?” Tav crossed her arms.
“The Crimson palace milady. My lord has taken up residence here while he stays in your realm.” Abigail replied before scurrying across the room, towards a closet. “It'd be best not to keep him waiting, my lady.” The half-elf rummaged around through the closet before taking a couple of different outfits to choose from and spreading them out over the bed. “My apologies if you'd prefer a dress, but this is all we could bring with us from our world.”
Tav blushed a bit in embarrassment as she realized she was still only wearing a tank and boxers. She looked over at the bed and took note of the three suits that laid out in front of her.
“These belonged to Master Tav. Master Astarion said they'd likely fit you, my lady.”
“Now hold on, I have questions! How did you all get here, and what is this thing!?” Tav demanded as she tugged on her collar once again.
“I'm sorry I can say no more. Please miss, just get dressed.” Abigail pleaded,a hint of fear was in her tone. Tav was hesitant, but begrudgingly she slipped off her tank before sliding into one of the suits, a red one that felt a little snug on her, but actually not by much. The only issue being that she couldn't get the top three buttons of the white undershirt that went with it to button. It left her cleavage slightly exposed. Her eyebrow twitched in annoyance.
“Okay, I'm ready.” She said, Abigail nodded and began to lead the druid out of the room.
Perhaps this was her chance? She could make a break for it on their way out! Tav braced herself to bolt only to be met with a shockingly familiar face as she exited the room. Lae'zel. Or well a vampire spawn that looked completely identical to her githyanki companion aside from a pair of glowing red.
“Dear gods, Lae'zel, what happened to you? Did Astarion do this?” Tav gasped in shock.
“She's not your Lae'zel, milady.” Abigail spoke up.
“I was told to make sure the master’s new pet came quietly, not to answer questions.” Lae’zel simply replied.
“Come on, let's go.” Abigail took hold of Tav’s arm, giving her a gentle smile before tugging her along. Lae'zel quietly followed, a seemingly permanent scowl on her face as she watched Tav's every move, almost daring her to run for it.
The three walked down a long corridor for what seemed like hours. The sound of footsteps along with her own heartbeat seemed to be the only thing Tav could process as a gnawing anxiety set in. Her chest tightened, her throat felt dry and she could feel this nervous pain dancing across her spine. She wasn't sure why but something about this other Astarion scared her. This Vampire Ascendant. She had never been afraid of her beloved spawn, hells she wasn't even afraid of Cazador or any other vampire she had come across on their journey, but something about her lover's counterpart made her skin crawl.
“Well aren't you just precious?” A seductive pur tore Tav from her thoughts, forcing her to look up and realize she'd been dragged out into the ballroom. It definitely was a lot cleaner than the past time she'd been here. All the blood and wolf corpses had been dealt with. Just how long has this other Astarion been here? He couldn't have just started squatting here, found and kidnapped Tav, and had time to clean everything up on the same day! The Vampire Ascendant sat upon Cazador’s old throne, looking down at Tav. His eyes trailing over her.
Tav took a deep breath before clearing her throat and trying to appear confident.
“Where is Astarion? And I mean my Astarion.”
“You needn’t concern yourself with him any longer. You're mine now and I will give you so much more than he ever could.~” The Vampire Lord stood up and stepped towards Tav slowly.
“I’m not your Tav. I can never be him.” The druid backed up a little, however with Lae’zel’s presence behind her she didn't have much room to retreat. She wasn't sure if reasoning with this alternate version of her lover was possible, but it was worth a shot if nothing else. However instead of listening he swiftly took her hands in his.
“No need to be modest, my pet, you're practically like him in every way. You have his eyes, his face, the same little quirks and ticks. Granted, you're built a little different anatomically, but that's not something that ever deterred me.” Astarion moved in closer, briefly pressing his lips against her knuckles. “And now that I've found you, nothing will ever part us. Not again.” Before Tav could speak she was pulled in for another tight hug. She squirmed a bit, conflicted feelings of pity and fear were arguing back and forth in her mind as she felt him nuzzling his face into her neck. He was clearly dangerous, but he also seemed heartbroken. He wanted anyway to have his lover back so badly he crossed time itself to see them again. Or at least someone who resembled them.
But Tav knew deep down she wouldn't be enough to fill the void left by her counterpart. Gods, she hoped there would be a happy ending to all of this.

A little note from ChaoticDruid: I really hope it didn't suck! I haven't published a fanfic in so long >~< This idea had just been swimming around in my brain forever I just had to get it out! I got the idea from the PS5 launch party animation and seeing Launch Astarion and EA Astarion flirting just made me go okay but what if it was Ascended Astarion and Spawn Astarion?
I don't know if I will continue it. I have other things I wanna write and my ADD makes this stuff so freaking hard. But maybe maybe not 🤞🤞

China revealed this week it aims to spend more than a billion dollars to bolster manufacturing and domestic tech in a bid to remain globally competitive, while divulging little new support for the struggling real estate market.
Industrial support clearly ranked first on Beijing’s priority list for the year ahead, according to three major plans released this week as part of China’s annual parliamentary meetings.
One of those reports, from the Ministry of Finance, said the central government would allocate 10.4 billion yuan ($1.45 billion) “to rebuild industrial foundations and promote high-quality development of the manufacturing sector.”
While that’s down from the 13.3 billion yuan earmarked for the same category last year, the sector overall gained greater prominence. In 2023, plans to spend on industrial development came second to support for consumption.
“Unlike other economies that went through a wrenching adjustment in their housing market, China’s investment rate isn’t falling,” HSBC’s chief Asia economist Frederic Neumann and a team said in a report Friday. “Instead, [capital expenditure] is shifting towards infrastructure and, importantly, manufacturing.”[...]
Chinese authorities in 2020 intensified a crackdown on real estate developers’ high reliance on debt for growth. Property sales have since plunged while developers have run out of money to finish many projects, cutting into what was once about 25% of China’s GDP when including related sectors such as construction.[...]
Despite widespread attention on whether Beijing would bail out the property sector, real estate got no mention in the finance ministry’s spending plans, and limited attention in a ministry-level press conference about the economy during the parliamentary meetings. Instead, the housing minister was included in the lineup for a press conference about people’s livelihoods.
“Supporting the modernization of the industrial system” came first in the finance ministry’s report, followed by “supporting the implementation of the strategy of invigorating China through science and education.”
Within that second priority, the finance ministry said it would allocate 31.3 billion yuan for improving vocational education. Amid high youth unemployment, especially for university graduates, electric car company BYD and battery maker CATL are among those working with vocational schools to train staff for their expanding workforce.[...]
The report from the National Development and Reform Commission, the top economic planner, reiterated government plans to support some developers’ financing needs — under the eighth item on the priority list that called for preventing financial risks. The government work report presented by Premier Li Qiang gave real estate a similar level of prominence.

China will improve home sales in a "forceful" and "orderly" way, Minister of Housing and Urban-Rural Development Ni Hong said on Saturday (Mar 9), as weak demand in the country's beleaguered residential property market persists.[...]
Some developers should be allowed to go bankrupt or restructured according to legal and market-based rules, Ni said told a press conference on the sidelines of the annual meeting of parliament in Beijing.
Premier Li Qiang said this week that China will quicken the development of "a new model" for the troubled sector, focussing on building more affordable housing and meeting demand for homes.
But China will insist that "housing is for living in, not for speculation" when formulating a new development model for the sector, Ni said, reiterating an official line against property speculation.

Dear Diary...It has come to my attention that I've seen you this summer way more than I anticipated. Truthfully, I never expected to need you again. While life for me is unpredictable right now, the only thing I can turn to is you...
"Hey, Megumi!" Your body jerks at a familiar voice. "Have you seen Y/n?"
"They said they went to grab something real quick." Another familiar voice. "Now help me with this cooler, Itadori."
"Right, on it!"
It's now coming down to the middle of summer. An entire month and a half of internship has kept you busy, constantly building new skills within your career exploration. In addition, you gain new skills and insights from your colleagues. And now that your practicum is almost over, you can't help but feel a rise in accomplishment.
So, how do you celebrate? By going to the beach with your best buds! Oh yes, the gang — Yuuji, Megumi, and Nobara — who are all proud of all you've done this summer thought it's best to go out and hang out this weekend! You weren't one to turn down a lovely day at the beach with your friends, so you packed up your cutest bathing suit, hopped in Nobara's car with the rest, and the four of you drove to enjoy the day together.
With the smell of the ocean hitting your nostrils and the rays of the sun bathing your skin, the day was going great as you and your friends enjoyed every moment of it!
That is until during the delightful moment that you bumped into a familiar face — a face you didn't think you'd ever see again, not with your friends present at the very least. And it's thanks to said familiar face you've once again stumbled upon an unpredictable dilemma.
So much so that you are hiding from your friends, inside a guest room at a beach house, writing in your diary. And yes, said beach house doesn't belong to you, not even your friends. So how did you end up in some random person's estate? Well, leave it to your pen and paper to retell what conspired today.
Firstly, my friends and I just finished lunch at this seafood restaurant (NTS: they offer superb seafood boils). Having walked along the boardwalk for about half an hour, it was time to head for the beach...
The sun was blazing hot outside, yet the ocean breeze kept heat bearable. Many people were at the beach this time of year, families building sandcastles together and surfers riding the active waves. Not to mention the many children bringing life to the setting by playing around in the shallow tides.
You and your friends were able to find a nice, comfortable place to put your stuff at. Before swimming, the four of you figured it'd be great to stretch your bodies around and play some beach volleyball! There was only one problem: other families and athletes had taken all the nets, and none of your brought one of your own (plus they're expensive). So what do you do? Use what ya got and just pass the ball!
"I got it!" Yuuji shouts as he dives to prevent the ball from hitting the sand, propelling it up for Nobara to set up for you.
"It's yours, Megumi!" you call out the raven-haired friend who digs the ball for Itadori to pass.
Five minutes become ten, and ten minutes become fifteen. Before you know it, thirty minutes of constant back and forth between the volleyball has you all engrossed in the game, completely forgetting about the body of water that is waiting for y'all to participate. Although, you all were having way too much fun to stop.
Well, until Nobara jumps and spikes the ball a little too hard and hits Itadori right in the face, the ball flying further away from your direction. You call out to say you'll get it while the brunette argues with the salmon-haired other ("Nobara, you did that on purpose!" "Oh, shut up. Let me see your face, ya big baby.")
Your eyes never leave the ball as you run to catch it from the air. I got it, I got it!
However, you should've paid attention to what's in front of you rather than above. Because had you done so, you would've noticed the dark-haired man who jumped up to catch the ball mid-air. Shocking you for a split second before you come bulldozing to another person, bringing you both down to the sandy ground.
You assess no sense of pain on your end and then realize you're on top of the man you came crashing towards. So apologies are quickly thrown to the other below you while you slowly get up. "Oh my God, I'm so, so sorry about that! I should've looked where I was going!"
"No, no, you're fine..." the man you notice has snow-white hair mumbles under his breath, taking off his dark circle shades to flick off any sand. "Damn, you got a strong tackle; someone outta scout you for a scholarship."
The comment was meant to bring humor to the situation. You stifle a giggle. "Please, I really am sorry abo—" Before you could finish that sentence, your eyes start to take in all of the man's appearance — whose tall figure you're still crawled up on. White hair and lashes, beautiful blue eyes, tall, lean build with chiseled abs I want to rub against—HOLD THE FUCKING PHONE!!!
You remove yourself from the male and stand to look at him from above. Even with the blue Hawaiian shirt opened up to proudly display his pecs and abdomen and the black and purple swimming trunks, the surname you said was the only candidate for who you were looking at. "GOJO!!??"
The man you have spoken with on an online dating app not too long ago. The man you went on a blind date. The man you slept with on the same night. Satoru Gojo peeks up at you before putting his sunglasses back on, sky blue eyes widen with recognition, and a cheeky smile creeps up on his face. "Well, well, fancy seeing you again, princess."
The familiar pet name causes your face and ears to be covered in an agonizing heat beyond the sun's authority, especially when the white-haired man stands up and dusts off the sand on his shirt and swimwear. His height that once had you taken aback the first meeting, doing so the second time around, and of course, the fucker had to have his abs out for you to gawk. "W-What are you doing here?" Your perplexity was still adamant in your question.
"I'm here to enjoy the nice summer sun, aren't you~" he replies with his usual chipper attitude. "Actually, though, I always come down to spend a weekend with my close friends — it's kinda like a tradition we do every year. One of them has a beach house not too far from here."
You blink. "Close...friends?"
"Yo, Satoru," another voice behind Gojo hooks your attention. "You know this person?"
The man who spoke was another fairly tall man — not absolutely towered by Gojo, but fair enough for you to notice the slight difference. Long jet black, draped hair kept in the back with bangs that partially cover his left eye. A matching Hawaiian shirt with a red color (and, unfortunately, also exhibiting his stomach and pectorals) and black and red trunks complete the look. And he's holding the volleyball that pummeled poor Yuuji's face.
You only stare at him as Gojo does the introductions. "Hmm? Oh, Y/n. This is my best friend, Geto. You know, the one I told you about."
Geto, Geto...The name is repeated until it rings a bell, and everything around you comes to a standstill. Suguru Geto, the best friend of Satoru Gojo since high school. Just when this day couldn't get any worse, you not only bump into your one-night stand but meet his infamous partner in crime from their days of youth. And worse, he's just as [if not more] attractive than the slender snow-haired fellow!
"Wait! He's THE best friend??" You exclaim, and Gojo happily confirms your suspicions.
"Yeah, that's him! The one whose hair I barfed on when I chugged that beer at the house party and gave me a weed brownie as payback!"
"Is that story the only thing you want people to know me for?" Geto glares at his friend, but the taller other only shrugs off the complaint. Geto sighs and turns to you, and then his brows draw upward while surveying your figure. "Y/n...You mean the one who—"
"Hey, Y/n!" Your stomach drops to the ground remembering you didn't come to the beach alone, turning around to see the other three make their way to you. The salmon-haired man, his face red from Nobara's spike, resumes speaking. "What's the holdup?"
You try to answer until Gojo cuts you off with a joyful salutation. "Megumi!"
Your raven-haired friend doesn't return the exact manner, greeting with a scowl. "Gojo..."
What the fuck!!? "You two know each other??"
"Of course! Me and Megumi have been pals since he was in his elementary years." The high school teacher informs you as if it was a known fact, feeding more to your stupefied mind. "Known his dad for years; we're practically family friends!"
"More like an annoying uncle..." Megumi rolls his eyes before turning to face you. "Don't get mixed up with this guy, Y/n. He may seem like a likable guy. But he's just a carefree clown who doesn't take things seriously. Both out and in private life." Based on the emphasis on that last assertion, Megumi is aware of Gojo's philandering activities. You nod at your friend's advice, but the gulp to ease the uncomfortable bob in your throat is difficult to swallow. I'm afraid that's too little too late...
Gojo places a hand on his heart and conveys a faux hurt expression. "Jeez, Megumi, your words cut deep, you know...Besides," your body goes rigid when the tall man wraps an arm around your shoulders. "Me and Y/n have already been introduced before."
"Hm? How do you know this dude, Y/n?" Nobara is the one to ask the question for the other two, and now you're pushed into a predictable corner you couldn't foresee coming today of all days.
The reason why you went on a blind date with Gojo in the first place is because of a dumb bet, thanks to Nobara. And after said date, you told the brunette about it — minus mentioning that you went with Gojo. The only thing you noted to her was that the person's name started with an "S" and the last with a "G" ("Wow, can you be vague enough, Y/n?"). Nothing about their physical appearance other than the guy being tall. Now, with the said guy who fits the criteria slouching close with his arm around you, the countdown to your eventual, embarrassing demise begins.
You turn to the tall man, a mutual signal for aid. But before Gojo could say anything, the other male behind him intervenes — "Y/n met Gojo through me," Geto admits disingenuous. "We were at a diner, and we saw them walking by and got to talk with them for a while.
Everyone turns to look at the dark-haired man, you and Gojo bearing a look of confusion. But you don't say anything; neither of you does when Geto gives you two a quick wink for reassurance.
The trio stares at the two men before Nobara walks up and takes the volleyball from Geto's hands. "Is that right...Well, Mr. Man Bun—"
"Geto."
"Yeah, whatever," the correction doesn't faze her. "Since you and your friend here seem to be acquaintances with Y/n, how about you come play some ball with us. I saw you jump to catch the ball, so don't complain about some old man bones."
You squeak from the boisterous laugh Gojo lets out, "Ohoho, don't start something you can't finish. Ever heard of respecting your elders?"
The brunette grins, "Nah, fuck that."
"Hmph, that's what I like to hear." Finally, Gojo lets go of you and walks with the three to play by your spot. A giant sigh isn't enough to convey the emotional distress you're experiencing, especially now that your one-night stand is now socially fitting in with your best friends.
So much for acquaintances...
⋆⁺。˚⋆˙‧₊✩₊‧˙⋆˚。⁺⋆
Two hours fly by excruciatingly slow because now that Gojo has met your friends and has been spending time with them, you can see that they start to like and adapt to his friendly attitude (can't say the same for Megumi, the raven-haired friend taking his presence in a tolerable form). Perhaps hadn't you known the man prior, you would've felt the same. Unfortunately, though, this is the exact man that had your tipsy ass bouncing on his cock in a hotel room after drinking three cocktails. Memories of that night have your face transition to an insufferable heat.
To make matters worse, Gojo had the brilliant idea of bringing you guys to the residence he and Geto were staying at. A simple yet lovely and cozy two-story beach house by the boardwalk that his other close friend owns, overlooking the beautiful ocean. Said friend — Shoko Ieiri, a well-acclaimed surgeon — welcomed the four young adults to her space, telling them to make themselves home. And when Yuuji opens his big dumb mouth saying that the four of you haven't checked in to a hotel yet, the older woman insists you stay in her spare rooms on the bottom floor! Because any friend of the snow-haired idiot is a friend of hers.
So now your turmoil grows tenfold, seeing your friends getting closer and closer to Gojo's inner circle, the pit of your stomach stirring into an uncomfortable swirl of emotions. If you hadn't met the man before this trip, you'd enjoy being in the same boat as your friends and not kicking yourself repeatedly as your two worlds collide unintentionally.
You sigh heavily, watching Yuuji and Nobara play Uno with Gojo and Shoko at the kitchen island while Megumi and Geto discuss themselves on the living area couch. Figuring you might need some fresh air, you get up and exit the relaxing home to enter the back porch, the sun's heat greeting your air-conditioned skin back in its natural warmth.
You sit on the rocking chair facing the oceanfront, the gorgeous view of the body of water for you to see. You close your eyes as you rock yourself, and the summer breeze brushing against your skin puts your body into a calm trance. Being outside helps you collect your thoughts in this jarring situation. It's evident now that this moment with yourself was necessary to ease the mental gymnastics you've been experiencing since before you came to this beach house.
So in tune with the quiet surroundings around you that you almost sink into your tranquil state. Almost. Until you hear the door open, snapping your eyes open to see whoever it is that decided to disrupt your personal reflection. And you silently gasp at the man who pays you a visit — Geto.
"Hey," his soft tone smooth like butter, inviting himself into your space as he sits in the rocking chair parallel to you, blocking the ocean view with his appearance. "I figured you'd still be out here; your friends were looking for you, and you've been sitting here for about ten whole minutes."
"I have!?" You chirp at the fact, to which the man chuckles and nods to confirm. "Huh...I didn't notice. I was just enjoying the silence, I guess."
"Hmm, I get it," the dark-haired man hums at your answer, then looks around the porch. "I don't blame you; with a view and place like this, I'd be out here all the time too."
By nodding, you agree. "You're extremely blessed to be friends with Ms. Ieiri. Get to spend time with her and Gojo at this wonderful beach house."
"Pssh, I'd say I'm more lucky to be a friend of Shoko's than with Satoru," the light chuckle he lets out activates a small smile from you. "You've already heard stories of me and him being roommates in college, barfing on my hair and such."
"Yes, I have, and I'm on your side wholeheartedly. I'd get back at him too, from all the stupid pranks and stuff he's put you through." Your agreement has the older man laugh some more. "But, I can tell Gojo you are close, having been together through thick and thin...Oh! And, I guess I have to thank you for your help back on the beach; your excuse about me meeting you two at a diner."
Geto leans and rocks with the rocking chair while his dark eyes are on you. "No problem. I figured your friends wouldn't know about your date with him. He's told me all about it, so I just mixed some words around to make it sound plausible for your friends."
You just nod and croon to his response. Until your brows furrow and you look straight at him. "Wait, what do you mean 'all about it'?"
You watch his eyes narrow slightly, the uneasiness in your stomach returning to haunt you. "I mean what it means. He mentioned every detail — from your cute outfit when he picked you up to the fun dinner you had at the diner. And..." The grin on Geto's face only exacerbates the feeling of dread that was once gone. "I'm sure you know the rest."
"The rest?" you gulp.
"The rest."
Sure enough, before you could express anguish to the man before you, the door to the back porch opened again with vigor. And the one behind it is the person you didn't want to see right now, or else you just might strangle that playful smile off his stupidly charming peachy face. Gojo exclaims, "There ya are! Shoko ordering takeout while your friends are finding a movie to watch, then we'll eat some s'mores around the fire pit when it gets dark out. Come inside Y/n~"
Geto only watches your adorable face harbor an expression that could only have Death itself clutch its pearls. But not wanting to do anything crass, you take a deep breath and get up from your rocking chair. "Umm, I'll pass on that. I was thinking of just walking around the boardwalk, maybe swimming in the waves while the sun's still up. Wanna come along, Mr. Geto?"
The sudden invitation takes him aback, but the man rises from his chair. "Sure, I'm down for that."
"Ehhhh, you're goin' without me?" Gojo exhibits a pouty face that doesn't work on you.
"Sorry, Gojo; just stay here and be hospitable. My friends seem to like you, anyway. Plus, I don't feel like dealing with you right now..." you mumbled that final part for only you to hear, excusing yourself past the white-haired other so you could grab your shoes from inside the beach house. And Geto only observes the interaction quietly as it baffles his best friend, who turns to him and points in your direction.
"What did I do?" is his question. And it gets more confusing to him when Geto only follows you back inside, leaving the conversation with a smirk.
"What didn't you do, Satoru?"
⋆⁺。˚⋆˙‧₊✩₊‧˙⋆˚。⁺⋆
"And then, when he was out like a light, I dumped the whole thing on him."
"No way, Geto!"
"Way." The man's smile broadens as he watches you fail to hide your laughter behind your hands. "It's what he gets for resetting my alarms and making me miss my oral exam. Plus, he ate my entire cereal box I hadn't used yet."
"So you thought the best way to get payback was to dump a whole basin full of spoiled milk and cigarette ashes on him while he was sleeping?"
"You know when you say it like that," he cocks his head. "I probably should've pissed in it, too." You playfully hit the older man in a fit of wheezed laughter, and he joins you in entertaining his silliness.
You and Geto have been out for quite some time. Your agenda was just comprised of taking a nice quick walk around the area and swimming to cool your mind from Gojo, and then you'd return in a more calm slate. What you didn't foresee was Geto taking up your offer to come along. And, you have to admit, he's been great company for you.
Not only did he give you a mini tour around the area, showing you all the little local shops and places to eat that he recommended to try. But he also wanted to join you in your swim, discarding his Hawaiian shirt entirely to the sandy ground and exposing his beautiful upper body. You did tell him that he didn't have to while trying not to drool over his gorgeous abs, but your concerns didn't waiver his decision. "I'm still wearing my trunks for a reason, cutie." When he uses that nickname on you, let him do as he wishes.
The two of you swim in the calm ocean, enjoying the comforting feeling of the water and play fighting with Geto anytime he'd splash water your way. Call it childish, but you were enjoying yourself. Enjoying him being around.
Soon the sun goes down, and the sky is painted in a stunning array of colors as it sets. Not too far from the shore, Geto treats you to a small ice cream shop that sells notorious homemade ice cream, and he takes you to one of his favorite secret spots. With one hand with a cup of your favorite ice cream and a plastic spoon in the other, you and the raven-haired man watch the sunset in a cave and talk amongst yourselves. Small waves crashing on the sandy and rocky front fills the empty cave with a comfortable atmosphere.
"Unbelievable," you say through tiny giggles. "You're no better than Gojo; both of you were insufferable."
"We still are," he takes another spoonful of his ice cream. "Even as adults, we're still the same intolerable duo who managed to get college diplomas."
You laugh some more at his joke. "I still find it hard to believe that he's a teacher and you a district attorney." The man only shrugs while finishing his ice cream. "But, honestly, it's kinda nice knowing you guys never changed through the years. Still the same no matter what."
"Yeah, I'm still a slick, sly bastard, and he'll always be the blue-eyed sheep that doesn't know when to shut up."
You glance to the side to look at him, staring at the open entrance of the cave where the sun is covered by clouds in its descent to the horizon. Your eyes gradually peer from his handsome face down to his well-sculpted physique, the sun's warm glow painting his skin beautifully. You've noted this before, but Geto is a remarkably attractive man.
It's seen by the structure of his face, his olive skin contrasting the long draped hair that goes past his shoulders. His black eyes make you feel as if you're staring at an endless void, captivating enough that you sense him seeing through you. And his black gauge earrings stand him out from the crowd, but they fit perfectly with his personality and body.
He's so hot is what you think to yourself, but it's a thought that has you quickly assess what the hell you're doing. And when your eyes go back up to his face, you see that he's looking dead at you, eyes narrowed with a guileful smile. You turn away in shame, for looking longer than necessary and for thinking such indecent thoughts about the best friend of your one-night stand. You are not about to do this right now, Y/n. Pull yourself together!
"Uhh—Ahem, speaking of that not knowing when to shut up," you cough to steer back into conversation. "I can't believe Gojo would go into such detail about our date. Especially...that."
The man shrugs again. "I mean, that's just how we've rolled; I tell him things about my life, and he tells me about his — including his playboy love life. Besides, I'm sure you have moments you share with your buddies."
"True, but..." you groan with your left hand on your face. "I'd rather not be known for explicit things I've done. And what's worse, having to see you — his best friend — and you know about me from the date two weeks prior is just adding salt to the injury.
Geto doesn't say anything right away, just watching you experience hopelessness so he can find the proper words to express it. "I get it, kinda how I don't like him telling stories of me to people I don't know...However," his hand steadily moves from the rocky surface to your right hand, and he sees your shoulders jerk at the action. "I'd be lying if I said I'm not kinda glad to hear about you."
Your breath hitches at his words, glancing back and forth to his hand sliding across yours and his face. He resumes.
"To be frank with you, I've never met any of the people Satoru's hooked up with, nor did I ever care to. So you can imagine me being perplexed seeing you in person. And to my surprise," his slender fingers pry to intertwine with yours, and you allow him. "After hanging out with you today, I'm seeing what Satoru sees in you. You're very breathtaking."
Geez, he's a smooth talker, too, huh. Your cheeks go intolerably hot, unable to avert your eyes from his. "Umm, Geto—"
"And it got me thinking, ya know: can such a cute, sweet thing really do such things?" The grip of his hand tightens around yours. "Had me intrigued just from looking at you..."
You gulp before saying your words carefully. "Are you...saying you're interested in my...services?"
His brows lift for an instant. "Only if you're up to demonstrate."
This day keeps getting stranger and stranger, and now you're met with the most bizarre moment that could ever transpire. Wide eyes only look back at the man who awaits your answer, and you internally curse Satoru Gojo for putting you through this entire mess of a day!
But a small part of yourself has you battling a moral battle. It's not every day you bump into your one-night stand on a random weekend and be given an opportunity to fuck their best friend that same day. What you're going through right now is only something you'd see in crappy movies and fanfictions (a/n: ouch).
And besides, it's not your fault that this is happening to you. It was Gojo's, yeah. If the man knew when to keep your name out of his mouth, you wouldn't have to go through this madness — and worse — his closest friend wanting to fuck you.
It's his fault that you're now straddling Geto's lap on top of the smooth rocky surface inside of a cave, smacking lips and exchanging passionate breaths. It's his fault that you're whimpering sweetly in Geto's ear as his hands sneak inside your bathing suit to fondle your breasts, pinching the nipples now erect from his touch. It's his fault that you're grinding on his best friend's erection and kissing all the way down from his neck, abdomen, and finally to his pelvis — where you remove his swimming trunks to reveal free the hard cock ready for you.
It's all Gojo's fault...But thanks to him, you can treat yourself to this alluring piece of a man before you. Your suspense and enjoyment climb up from the thought of it.
The two of you are positioned to do the sixty-nine, both of your swimwear discarded off your bodies. Your cheeks go hollow as you take the tip of Geto's dick inside your mouth, your tongue swirling around the glans of his cock, resulting in a hiss from the man below your ass.
"Hmmm, damn, haven't done this position in a while," his hands roam around your buttocks, spreading your asscheeks to further expose the vulva. Your essence shimmering from the setting sun has the man whistle at the sight. "So pretty down here, too."
The compliment pushes you to push your face further to suck in more of his shaft, covering the limb within your oral cavity inch by inch until it hits the back of your throat. You give yourself a short while to get used to his girth in your mouth before you start bobbing your head, soft lips sliding up and down the veins decorating his length.
The raven-haired other groans at the feeling of your mouth around his cock. "Mmmm, yeah, just like that, sweetheart. Just like that..." And before you know it, he brings your ass down to him for his tongue to lick your tempting folds. Your yelp is muffled, and the lapping motions of his wet muscle on your chasm send shivers up your spine.
But you don't let it distract you from the cock in your mouth, resuming your task of pleasing him. You bring a hand to pump his shaft, sliding to and fro from the top to the base. The action causes him to jerk into your mouth with pleasure, and the grip around your ass tightens. He's enjoying it, and it pleases you knowing you're making him feel good.
"Mmmph! Ohh shit—Ummph!" He removes his lips from your cunt, his moans more audible than the sound of waves in the background. "Shit, if you keep at it, I'm gonna—Shit, shit, shit..." It's here that your movements go faster and more sensational, kissing and sucking the head of his cock while you massage and knead his scrotum. The jolts of his legs become apparent, signaling that his release is close. "Oh, fuck...Princess, I'm gonna cum!"
Taking his comment into account, your mouth takes in his cock back in, his size now adapted to your mouth and throat that you bob in comfortable haste. Your tongue brushing up and down the underside of his cock has his fingernails dent marks onto the flesh of your ass. And when his hips snap up to your face, his climax hits your mouth that very second, his load spilling into your mouth and down the glossy walls of your throat. You accept his come, sucking and drinking his bitter fluid with no complaints.
"Haaah, hmmm, did so good, baby. So fucking good...Mmmph!" His cock is still sensitive from experiencing his orgasm; regardless, you don't let him go until you clean him up entirely. And when you finish, a soft 'pop' leaves your puffy lips from his pink glans. He snickers when you turn to him over your shoulder, licking your lips from any remnants. "Heh, damn, you're really good at this. Makes me feel bad that I didn't get you to finish either."
Your smile's bright as the warm glow that bathes your skin. "Don't worry about it," you comfort him while removing your body from on top of him. You lay your face down with your cheek kissing the ground, your hands coming to spread your ass for Geto to gaze at your messy vagina. "I know you'll do a better job where it really matters."
The smirk on his face gets broader as he gets on his knees, moving to your inviting form. "I'll be sure to not disappoint just as you haven't for me."
"Don't jinx yourself," you tease the older man and giggle when he playfully smacks your butt. You bite your bottom lip with the feeling of his cockhead gliding on your folds, your fluids lubricating him as your entrance throbs in anticipation. When he aligns and pushes his dick into you, you remind yourself to breathe steadily and brace for the slight pain bound to happen. One inhale one push of him. Another intake while gradually forcing himself onto you. When you sharply gasp, you know he made himself inside. Tears water up your eyes as he slowly drives his length into you, your tight walls gripping onto the foreign limb intruding.
Geto gives himself a few seconds to adapt to you when the base of his length kisses your southern lips. He starts with slow thrusts, and your body follows his steady cadence. You hum to the blissful sensation of his cock grazing your walls.
"Mmngh, God, Y/n, you feel so fucking good on me," the man rasped, jet-black strands from his bands now sticking to his sweaty forehead and cheek. "...Trying to make me go crazy."
"Mmmph! Haaaah, haha, please, go all out on me," you coax him. "Don't think I can take it?"
Your snarky question has him chortle, and a sudden deep thrust prompts a shriek to sneak past your lips. "Don't say I didn't warn you, sweetie."
He dials up his pace to a faster tempo. The change-up has you whimpering, and you clench around his length, which has the man hiss at the abrupt contact. The electrifying waves of pleasure strike you when he hits your weak spots perfectly, and more moans seethe out from your pretty lips when he increases his speed.
"Nnngh!! Y/n, baby, you're too tight on me," he whines, but his hips don't stop smacking into your ass. "Fuck, oh fuck....let me see your face."
You allow him to maneuver you onto your back, situating you into the missionary position. His cock slides back inside you with ease with a cry from your mouth, your arms wrapped around his neck while he pounds into you. And in this position, with the sun just about to sink into the horizon, you can make out a hue of purple in his dark eyes. So enchantingly irresistible that it takes another harsh thrust to bring you back into reality.
Geto's pelvis slams into your chasm hard — plugging his dick further into you and hitting your sweet spots with scary precision. Your screams fill the cave with an echo, adding to the ranchy air between your sweaty bodies.
"Ohhh! Hoooh!! Getooo, you feel so good! S' goo—Oh fucking Christ, Ahhhnn!!" He grinds the base of his cock into the entrance of your vulva, scraping your tight, velvety walls to the point of tears rolling down your face.
"You too, princess—Hmmph!!" He groaned, jabbing your cunt where you form incoherent sentences. Head pounding and mind foggy, you lock your legs around his waist, caging him. "Gonna cum, sweetheart?"
"Yesss, yessssss!!" Your response slurs in babbles. You feel it crawling up your bones, goosebumps prickling your skin. "Gonna cummm, cumm—Ahhhhh!!" Unbeknownst to you, Geto snakes a hand down to your clitoris, using his middle and forefinger to swipe and grind on the tender bud. And when he flicks and pinches it, your orgasm is finally granted to you.
Your legs shake and tremble around the black-haired man, gripping his shoulders as the walls around his girth contract around him as you experience your crescendo. With the flutter of your cunt, a few deep thrusts are propelled into you before he removes himself from your embrace, taking out his cock to ejaculate his seed onto your stomach. His come paints your tummy, feeding more to your disheveled appearance.
The two of you look deep into each other's eyes while experiencing the final shocks of your climaxes; heaving bodies eventually calm down and fall back to regular breathing. And when it vanishes altogether, the sun has already submerged below the horizon line.
"Hmmm, well," Geto is the first to break the silence. "That was better than I expected. Thanks for indulging my curiosity."
You shake your head and laugh short-winded. "Glad I washed your expectation." Your smile grows larger when he winks at you.
"Think we should start heading back?"
"Mmmm, yeah. But can we just stay here for a few minutes? Kinda like being in your secret spot."
Geto chuckles while positioning himself to lie next to you. "Sure thing. And don't worry, I won't say a word about this. We're in my secret cave for a reason." He laughs harder when you roll your eyes, his hand finding yours to hold again. This time, you reciprocate.
"Yeah, I'd hope so."

KNOCK! KNOCK! KNOCK!
The pen in your hand stops writing when a sound from behind alerts you of someone's presence. While seated, you turn to see Gojo in a more comfortable change of attire — swapping his trunks for black basketball shorts and his blue Hawaiian shirt for a dark blue zip-up hoodie, although it wasn't zipped at all. He's very much casual with what he wears, especially when guests are in the house...
"Found you~ Itadori has been asking for you, and everyone's gathered around the fire pit outside," he takes a few steps into the guest room where you've been cooped up. However, you turn back to the desk in front of you and continue writing. Aware of your reluctance to look at him, he brings it up.
"Y/n~?" Your brows furrow at his sing-song attitude, relying on annoyance to have you speak with him. "Are you mad at me about something~?" The sigh you let out has to be about the tenth time from this day, shaking your head while sucking your teeth silently. You know what, it's just the two of us in the house...
"Yes, Gojo," your face doesn't leave the diary on the desk, but your hands stop writing. "I am mad at you."
"How come?" He adjusts his dark shades and then jerks at the sudden sound of your pen slamming onto the desk surface. And he's never seen a look that could kill on your pretty face before.
"Why don't you go ask Geto why I'm so mad," your tone isn't entirely furious; if anything, it's calm. But its connotation doesn't go unnoticed by Gojo. "Or better yet, why don't you retell him all about how 'y/n's blowjobs are like this' or how I'm 'so tight it's insane.' Surely that'll refresh some memories, huh?"
The room isn't completely silent, apart from the ticking noises of the clock on the wall by the bed. Gojo stands utterly still — same for you. The only thing that will activate any movement depends on his answer.
"....Ohhh!" He starts off as if a lightbulb just went up. "You mean he told you I told him—"
"Yes." a blunt response stops him from finishing. "I'm not mad about you telling him about what I did on that date. But would it have killed you to use probably another name for me? My friends don't know about you, but imagine my surprise when I found out your best friend's first impression of me is how I bounced on your dick!" It's commendable that he doesn't interrupt you while you speak because you might throw something at him if he did. And you're sure he knows it as well. "Does that give you a better idea as to why I'm mad?"
"Yup, loud and clear..." Now that you two are on the same page, you turn away from him again and return to writing, aware that the tall other is still behind you in the room. Especially when you hear him take a few more steps close to you, it takes everything in your power to not headbutt him when he places his chin on top of your head. This guy and his lack of respect for boundaries...
"Aww, come on, Y/n. I didn't mean to upset you like that." His usually loud voice is hushed for you, as if someone would come up and see the two of you like this. "It's a big surprise for me that I'd ever see you after last time, and I guess I figured I wouldn't. Which is why I told Suguru about you. Sorry about that, honest."
You couldn't focus on writing since he called you by your name, listening to his words and the sincerity they carry. And for a moment, you almost give into his sweet voice. But you held on strong for your dignity. "Apology accepted, but I'm still mad at you."
"Whaaaaat~, what was the point of accepting my apology then!?" You can't lie; it's cute when this tall man complains like a child. His giant hands move to your shoulders, massaging them to ease tension. "I'll make it up to you. You'll be here for a weekend, so let me treat you!"
A brow lifts up to that offer. "Treat me how?"
"I can start by going out there and having a s'more ready for you if you finish up whatever it is you're doing."
Five seconds go by. Ten. You exhale heavily through your nose, but a small smile creeps up on your lips. "Fine."
"Nice!" You roll your eyes when he fist-pumps the air. "By the way, what are you doing?"
Oh shit!! You immediately cover the pages of your diary. "Nothing."
"Is that a diary?" The giddiness in his tone crawls back up, much to your dismay. "Am I in it?"
"No, you're not!" You flip the diary with the pages on the desk surface, hiding the contents entirely. I already wrote about you before, anyway!
"Woah, I saw my name!" You get up from your chair and push Gojo out of the room. "D'aww, Y/n, you're such an angel thinking about me so much that I'm in your diary~."
"Shut up, Gojo! Go make me that s'more already!" You pushed him back out of the room, your face hot from embarrassment. And it gets even hotter when you see the huge grin plastered on his dumb face.
"You know you're cute as hell when you're flustered like this, right, dollface?"
And with that, you slam the door on his face, not caring about the groans of pain that he expresses. Waiting for his footsteps to draw away from the room, you sit back at the desk and groan into your hands for a few seconds. When you feel your composure is confident enough, you grab your pen and finish writing the last statements in your diary.
...Needless to say, being involved with Satoru Gojo undoubtedly has its consequences. I had said I'd love to see him again, but this was not the second meeting that I had in mind...But not gonna lie; it's nice to know that he was thinking about me while I was gone. Can't be mad at that handsome man-child for too long.
As for his friend, he truly is a mysterious person, knowing more about me than I do him. And for him to say that he was interested in me not just by Gojo's account but from seeing and hanging out with me? With what happened a few hours ago...I'll have to keep my guard up with him this weekend.
One thing is for sure, though: this is definitely a beach experience I'll never forget. Oh, Suguru Geto, you made sure of that. And just like your pleasant smile and purple eyes, I'll treasure it deep within my heart.
˚₊‧꒰ა Bonus ☆ Scene!! ໒꒱ ‧₊˚
The weekend has finally come to an end, the Sunday sun coming down to bid farewell on the beach setting, and you and your friends say goodbye to Shoko and thank her for letting her stay at her beach house along with her friends ("No worries, any friend of Geto and Gojo's is a friend of mine." The older brunette said sipping her juice from a pretty glass. "Stay safe out there.")
The drive home was fun, blasting music from the radio of Nobara's car while feeling the wind from the windows as everyone gets dropped off. The first to go was Megumi, then Yuuji at his grandpa's place. All that was left was you and Nobara, the two of you enjoying the calm drive to your house as the moon watched over your return home.
When she stops at the front of your home, you express your thanks. "Thanks for the ride again, Nobara. Had a great time with you and the guys." But she doesn't respond, just looking at the steering wheel. Concerned, you question her. "Nobara? You okay?"
It's evident the brunette has something parading her thoughts, because she lets out a massive sigh before facing your direction and asks the following question. "Did you go on that blind date with Satoru or Suguru?"
One blink goes by. Two blinks. ".......Huh."
"Don't 'huh' me, Y/n; I know ya heard me!" She smacks the steering wheel in slight exasperation. "Don't make me repeat myself."
You internally groan at the situation you're in. You knew this talk was bound to happen, but God, you just wanted to get in your bed and go to sleep after this very exhausting weekend. Okay, think, Y/n, think!
"...No," you avoid eye contact answering. "No, I did not."
"Are you sure about that?" Of course, the other has more questions. "Because when you told me about your blind date, you said they were tall with their first name starting with an 'S' and their last name a 'G.' And low and behold, we go to the beach, and I'm met with not one, but TWO fairly tall men who both check those boxes. Not to mention that the date was at a diner, and they both just happen to have met you in a diner?"
Oh, for fucks sake, God, please just strike me down right here and now. "What? Am I not supposed to meet people at a diner? Or go on a date in a completely different diner?"
The brown-haired woman furrows her brow before continuing on. "I don't know, you tell me. Those two seemed quite friendly with you all weekend, especially that lanky sheep, Gojo. The way those two looked at you or how oddly close they got. Looks and sounds fishy to me."
You scoff at her observations as they are accurate and are doing a remarkable job of making you nervous right now. "Nobara, many people in this world have those initials. For all you know, I probably went on a date with Selena Gomez or Seth Green. I mean, when you say you're crushing on M.Z., I don't immediately think of Maki Zenin. My mind goes straight to Mark Zuckerberg."
The disgusted look on Nobara's face almost had you laughing on the spot. "Don't play with me, Y/n! And don't you dare disrespect my queen's beauty to the looks of a pale salamander, or I'll smack you. I'm gonna ask again: did you go on a blind date with either of those two?"
"No!" It's amazing how quick you went with a lie. Who could blame you? It was easier than telling the truth, especially with what happened this weekend.
The two of you hold a mini staring competition, Nobara searching for any tale of a lie on your face. But with another sigh, she gives up interrogating and stares at the roof of her car, followed by you leaning back on the passenger seat while your brain does mental gymnastics in victory.
A few seconds of silence goes by before your friend says anything more. "Hmm, that's a bummer." You peer at her with bewilderment painted on your face. "They both looked like they got some good dick."
"Are you fucking serious— You know what, goodnight, Nobara." You don't bother listening to her try to back herself up on her statement, just grabbing for your stuff and closing the passenger door. Ignoring her shouts as you walk to the front door to unlock it and shutting it to finally free yourself from this weekend-long nightmare.
You groan to yourself as you slide down the door. Honestly, fuck this summer...

By selling it on your own (FSBO), you can dictate how much commission you are willing to pay a buyer's agent. However, the reality is that many buyers are uneasy about a home that is not represented by an agent, and in fact I have found that some agents won't even show your home to their clients if there are plenty of choices of homes listed with other agents. Also, there are legal potholes, particularly regarding mandated disclosures, for which you would assume responsibility and liability. I have found, however, that most escrow agents will gladly help you (and the other party, if appropriate) navigate these potholes without the involvement of a real estate agent. I've done it this way a couple of times. Alternatively, if your buyer is represented by an agent (whom you are paying a 2 or 3% commission), you might ask the buyer's agent to handle your contractual obligations for a small additional compensation, such as 1%. I've done this before, too. So it is actually up to you if you wish to hire one, but ensure to hire a real estate agent that can justly help and direct you with your selling process. You can ask for recommendation in finding real estate agent. Your real estate agent will make you clean your whole home. So you have to check out your home and remove the mess. If you find it very hard for you to do all the work, you can hire someone to do the work for you. You can allocate few amount of money for this. Of course, most sellers made improvements at their homes, but they typically based it on their personal choice and preferences. This is really a major problem regarding selling a home and making home improvements. Your main goal here is to sell your home in Siesta Key real estate, so you have to make improvements not depending on your own choices, tastes and preferences. One more thing to think about is the one event precipitates others in connecting series in carrying out a chain of moving, selling and buying as well. One must deal in bookkeeping, by working on the closing and moving dates. Making schedule and sticking with it will be accommodating to you and other parties involved. In is also sensible to put the agreed schedules into writing. It is one of being protected against failures of conformity by means of financial penalty consultations. You and your real estate agent should discuss and make the right asking price. Your real estate agent will help you out with this matter because he/she is good with this. With all of these things considered, soon you'll be able to sell your home in Siesta Key real estate fast.

New Opportunities to Expand Your Expertise
What an amazing year it has been so far for our ENCORE coaching members! We have just completed our 7-month course around the ADU and Middle Housing changes and challenges that are coming to Washington State in the coming years due to House Bills 1337 and 1110. We have taken a deep dive on what constitutes an ADU, where to find information on ADU potential, how to learn more about how the ADU situation is being handled in local jurisdictions, and most-importantly, how to price and market ADUs depending on the buyer demographics.
Our ENCORE brokers who have successfully completed all their training, completed their exams, and who have created a CMA to my satisfaction will begin to receive their Housing Options Certification at our meeting next month. Learn more about ENCORE.
How can The Lones Group possibly top our ADU / Middle Housing training? It won’t be easy, our Housing Options Certification course has been an incredible adventure, but we have an awesome line-up of robust training content that we are rolling out for the second half of the year. This is training that that can help you attract and secure all the business opportunities you want to pursue! Check out what we have planned for the upcoming months:
Listing Presentation Deep Dive
With all the changes that have occurred with practices, forms, and commission over the last several months, we are going to be setting the stage for how to frame up your most powerful listing presentation yet – one that is going to help you shine for any compensation you charge for your services.
We are splitting the listing presentation into six sections: Pre-Presentation Essentials, Home Conditions Strategy, Pricing Strategy, Marketing Strategy, Buyer Attraction Strategy, and Closing.
I am going to demonstrate each with materials and then it will be your turn! When we are through this this mini-course, you will have turnkey essentials that you can apply to your listing presentation. We’ll also be recording my presentations so that you can access them through your Encore classroom. You are going to be a formidable listing presentation force! One successful listing can pay for ENCORE. It is time to sharpen your tools to compete in the new era!
Buyer Broker Compensation Issues
We completed some modules around this topic when the new forms came out at the beginning of 2024. Now that you have been working with the new model for several months, sellers are actively making choices regarding SOC, and stumbling blocks regarding the buyer presentation and implementation have been revealed. We will dive back into this topic and reveal some new tools for discussing this topic with your buyers.
Making Investors Out of Your Past Clients
Past clients have earned a lot of equity in the last few years. Is it time to put that equity to work with an investment property? We will review how to explain investment property benefits to clients, hot areas for investments, finding agents who specialize in investment properties and setting up successful referrals. This can be an amazing way to generate somewhat-passive income within your current database.
1031 Exchanges
While there are some clients who are ready to become investors, some are ready to trade in their local investment properties for different types of investments or investments in other areas. In order to help this niche, you need some 1031 investment property knowledge and a referral. We will supply you with both! This is also a strong lead generation opportunity now and in the coming year!
Field Trips
We just had an amazing field trip to Floor & Décor in Everett where we learned about different flooring options for different applications, how to use flooring and tile, new products, prepping the surface, and more! We are planning two additional field trips between now and the end of the year that provide the hands-on learning that ENCORE Members crave!
Continued Middle Housing and ADU Training
As local governments udpate their comprehensive plans, the effects of HB1110 are already being felt on the ground, shaping communities and creating challenging transactions. Brokers in ENCORE have already reported how these two-House Bills have begun to shape their communities and challenge transactions. Our Encore members are prepared from our middle-housing certification program offered earlier this year and we will continue to keep Encore members on the leading edge of this important topic!

Pictured: President Donald Trump and Israeli Prime Minister Benjamin Netanyahu in the Oval Office on March 25, 2019, the day Trump signed a U.S. declaration recognizing Israel’s sovereignty over the Golan Heights, reversing more than a half-century of U.S. policy.
Article
"Former president Donald Trump promised to crush pro-Palestinian protests on college campuses, telling a roomful of donors — a group that he joked included “98 percent of my Jewish friends” — that he would expel student demonstrators from the United States, according to participants in the roundtable event with him in New York.
“One thing I do is, any student that protests, I throw them out of the country. You know, there are a lot of foreign students. As soon as they hear that, they’re going to behave,” Trump said on May 14, according to donors at the event.
When one of the donors complained that many of the students and professors protesting on campuses could one day hold positions of power in the United States, Trump called the demonstrators part of a “radical revolution” that he vowed to defeat. He praised the New York Police Department for clearing the campus at Columbia University and said other cities needed to follow suit, saying “it has to be stopped now.”
“Well, if you get me elected, and you should really be doing this, if you get me reelected, we’re going to set that movement back 25 or 30 years,” he said, according to the donors, who spoke on the condition of anonymity to detail a private event.
Trump has waffled publicly about whether Israel should continue its war in Gaza, saying “get it over with … get back to peace and stop killing people.” Major Republican donors have lobbied him in recent months to take a stronger stance backing Israel and its prime minister, Benjamin Netanyahu.
The private New York meeting offers new insight into his current thinking. Speaking to wealthy donors behind closed doors, Trump said that he supports Israel’s right to continue “its war on terror” and boasted of his White House policies toward Israel...
Trump has offered few policy specifics about how he would treat Israel in a second term. He cast doubt on the viability of an independent Palestinian state in a recent Time magazine interview, saying he was “not sure a two-state solution anymore is gonna work,” adding: “there may not be another idea.” A two-state solution to the Israeli-Palestinian conflict has been the end goal of U.S. policy under Democratic and Republican presidents for decades...
Trump took a different tone [than his public comments] in the meeting with donors. Instead of saying it was time to wrap up the war, he said he supported Israel’s right to continue its attack on Gaza.
“But I’m one of the only people that says that now. And a lot of people don’t even know what October 7th is,” Trump said.
Trump repeatedly listed for the donors everything he believed he had done for Israel in the White House. He moved the U.S. Embassy to Jerusalem, bucking decades of U.S. policy. He recognized the Golan Heights, which Israel seized from Syria in 1967, as an integral part of Israel after what he said was a five-minute conversation with David Friedman, his ambassador there.
He also polled the room if they liked Friedman.
“So I did Golan Heights. You know that’s worth $2 trillion, they said, that piece, if you put it in real estate terms. But it’s worth more than that. It is,” Trump said, according to donors present.
Israel, Trump argued, needs his help. Street demonstrations for Israel get smaller crowds than his rallies, he said. In Washington, and particularly in Congress, “Israel is losing its power,” he added. “It’s incredible.” ...
Trump and Netanyahu’s relationship will “continue to prosper and flourish” if they’re both in office at the same time again, Matthew Brooks, chief executive of the Republican Jewish Coalition, said in an interview.
“He’s giving the Israelis a blank check to go in and do what they need to do to destroy Hamas and eliminate the threat in Gaza from Hamas. And what he’s also saying, which is actually true, he said ‘but do it quickly’ because time is not Israel’s ally right now,” Brooks said."

Reminder that just because the status quo is fucking bad, that doesn't change the fact that under Trump, it would be fucking worse.

You’re pretty much drained the moment you arrive at your place.
Sighing heavily, you punch in the passcode and almost feel your knees buckling at the sight of the interior of your apartment when the door opens.
It feels like it’s been so long since you’ve been here, and coupled with the discussion that you had with Doyeon two days ago, everything suddenly feels overstimulating and there’s a certain burn at the sides of your eyes that urges you to cry.
Swallowing the lump in your throat, you breathe in and out as you enter the threshold, noting the fact that anybody is not home. Or Jungkook isn’t present anywhere in the living room. You’re a bit grateful for that if you have to be honest to yourself – after all, the last time that you talked to him, it did not exactly go as well as you’d like.
He could be in his room, though. That’s what you assume as you go straight over to the kitchen in hopes to heat up the take-out that you bought at the driveway. But the to-go container from Chipotle at the island catches your attention, as well as the laptop that is left open beside it.
So Jungkook is home.
The question is, where could he possibly be, leaving out his stuff here in the kitchen? Might be in his bedroom to grab something real quick?
You don’t mean to do the next thing that comes to your mind, but your feet – your stupid feet – track back from the microwave to the island, and your eyes betray you as they go look and read the words on Jungkook’s macbook.
The tab that's left open shows an apartment listing website, and the following tabs beside it are some familiar real-estate names you’ve come to visit on the internet before when you were looking for a place yourself.
It makes you freeze in your spot, eyes glued to the daunting images of the apartment layout that Jungkook must’ve clicked on awhile ago, and you take note that he’s seemingly, specifically, looking for one-bedroom and studio apartments.
Your mind goes into a sudden haywire at the sight.
What does this mean?
“Oh, hey,”
The embodied voice makes your head snap to its direction, and you see Jungkook standing in front of you in his sweats and shirt – his usual home clothes – with a charger in his hand.
“Jungkook.” You say, or more like, breathe out. There's a heavy feeling that sits in your heart when you look at his face – but most of all, it beats a little above normal.
But Jungkook looks just as surprised as you.
“I… I didn’t know you’re coming ho– back.” He says, and you feel a sudden twinge inside that you ignore when you caught him pointedly avoiding the word home when pertaining to your place. Somehow, it felt intentional.
But you give him a smile. Probably a weak one. Probably doesn’t really look like a smile at all and more like a grimace.
If Jungkook notices, he doesn’t say anything. Just goes straight to the direction of the high chairs on the island and plug in his charger on his laptop.
Then, he turns to look at you. “Uh.. you just got off from your shift?”
“Uhm, yeah. You too?” You say, nibbling your bottom lip with your teeth. A nervous habit.
“Nah, got off a few hours ago.”
“Oh. Okay.”
“Yeah.”
You nod your head. You stand there for a while, letting the silence that’s admittedly awkward hang in the air.
It’s weird, really. Jungkook and you usually have a lot to say to each other – but right now, there doesn’t seem to be a single thing that you can bring up.
There's a certain kind of melancholy in the case.
“Well, uhm. That’s Zillow.” You say, pointing to his laptop. The moment the words left your lips you swear you could have slapped yourself.
How stupid to ask him about it. How incredibly stupid for that thing to be your choice of topic after weeks of no proper communication with him.
Jungkook seems just as taken aback by this, though, turning his head immediately to look at his laptop. There’s a slight jerk in his movements when he glides his fingers across the trackpad that closes the entire window of the internet and shows his PC wallpaper instead.
“Oh. Yeah. That was… Zillow.”
Stupid, stupid you makes everything even more awkward when you say, “You’re looking for a place?”
Jungkook stares at you for awhile. There’s a pregnant pause, and then he nods his head. A bit hesitant. But his voice is full when he speaks.
“Yeah.”
So he’s moving out. That’s what you think as you avoid looking at his face, letting your gaze fall back on his laptop.
You give him a small smile.
“Ah. Good luck with the search, then.”
Your hope you hide the way your heart completely breaks when you say the words.

So, it’s my Birthday! This is my present to myself, a little self indulgent single parent au because it’s is my birthday and no one can stop me. I wrote this as part of the @throneofglassmicrofics prompts from last month but I never had the time to polish it off until now. This was for the prompt ambivalence and my plan is to continue this fic with more with neat little 1000 word updates. Good news is I know exactly where it’s going. So please enjoy!
~~~~~
Rowan pulled up to his new place of residence at 9am sharp, just like he planned to. He had flown in from Doranelle two weeks ago and spent the majority of that time coordinating with the real estate and delivery companies so he could get into his new house as efficiently as possible. A new job had brought him to Orynth, and not one for the hustle and bustle of the city he’d found a quaint little house on the very edges of the city outskirts. It was well and truly the suburbs, but he didn’t mind. Rowan never really understood the aversion society seemed to have to them. It was quieter and less busy, more than a wall between one home and the next. What was there not to like?
A mattress and bed frame were the first on the list of things to be delivered, after that it should be his personal items that he had shipped here. Over the next week he’d be waiting on that bell to ring while he got himself settled. After that his break from work would be over and he would be ready to jump guns blazing into his new life. A fresh start was what Rowan needed and what he was determined to get.
At 9:15 there was no sign of his bed, by 9:30 he was still in a house devoid of furniture. Leaning on the kitchen counter was becoming uncomfortable and with nothing to sit on inside he’d chosen to sit on the top step of his front porch, scrolling through his phone while repeatedly looking for delivery updates. Rowan realised that ther morning sunshine was great here, maybe he’d spend his time waiting finding a chair to sit on when he sipped his morning coffee.
The sound of a screen door clanging shut from next door drew Rowan’s attention. Glancing over he saw a woman stepping down from her own porch, wearing a soft looking dressing gown with a small infant cuddled against her chest. Rowan couldn't see much more than that besides a mess of golden hair that fell down the woman’s back, catching the morning sunlight as she walked. She hadn’t noticed him, she just seemed to murmur to the baby in her arms, heading towards the bins, no doubt to set them on the curb like the other houses in the street had. Rowan watched her precariously manoeuvre the first bin one handed, and then come back for the other. That seemed to upset the baby who cried and wiggled, the bin scraping on the concrete of the driveway as the woman had to suddenly let go. Before he knew it Rowan was across his own front yard, stepping over the small line of shrubs into his neighbour’s so he could help her avoid disaster.
It caught the woman’s attention, had her looking over as Rowan got closer and said, “I can get that for you.”
The hostility in her eyes had him stopping before he could even reach for the handle. What really took him aback was how beautiful this woman was. Not that he had expected her not to be, but it was just how striking features were. Her eyes were bright with ire, only emphasising the startling colour of them. Crystal clear turquoise, like a sundrenched shoreline. Her full lips pursed in annoyance and there was a light dusting of freckles across her nose. If he was meeting this woman in some random bar he might have tried his luck. Maybe not if she was looking at him the way she was now—like she was ready to rip out his throat for no apparent reason.
“I can do it myself,” she all but barked at him. “I don’t need any help.”
Rowan backed up a step, his temper prickling at the undeserved hostility. “Certainly didn’t seem that way.”
The woman glared at him. “I don’t need your fucking judgement.”
A scoff might have escaped him if he had a little less self control. “I wasn’t—“
There was no chance to defend himself, the woman ignoring his attempts. “Don’t even bother.”
With that declaration Rowan didn't know what else to do but leave her, retreating to the safety of his lawn, just watching what would unfold next. The baby, who couldn’t be more than six months old—younger even— fussed even more as the next bin was taken down to the curb. Besides a head of thin wispy brown hair and a beige sleepsuit Rowan couldn’t determine much more about from this distance. It was outright crying by the time the woman had reached the front door where she paused to deal with the door. She saw him standing there watching, rolling her eyes with what Rowan could most accurately describe as disgust. Then they were both back inside, the cries loud enough they could still be heard from where he stood. That was not how Rowan expected his first interaction with his new neighbour to go.
All he had tried to do was be nice when she was clearly struggling. Rowan didn’t know if she had misconstrued his intentions or what, it was ending with him being less than impressed with her reaction. He was willing to give her the benefit of the doubt but being sworn at and treated with utter contempt was hard to ignore.
Rowan turned his back on the new neighbours and their house and went back to his front porch step to keep waiting. As he sat there the bitterness of mistreatment settled on him and he decided that keeping to himself was a good idea. It had been his way of life for years now—helped him survive. He was used to the solitude, there was no reason to question its perks now. So Rowan ignored the fading cries and read through reviews on a chair he was looking at, more than happy to focus on his world and nothing else.
~~~~~
It’s my birthday, I can make all the drama that I want. It’s allowed 😂
