Investment Insights: Why Owning Commercial Real Estate Can Be More Beneficial Than Renting
Investment Insights: Why Owning Commercial Real Estate Can Be More Beneficial Than Renting
In the world of commercial real estate, the decision to own versus rent can significantly impact your financial success and operational stability. Whether you’re a business owner or an investor, understanding the benefits of owning commercial property compared to renting can help you make a more informed decision. Here’s a closer look at why owning commercial real estate often outweighs renting:
Building Equity and Wealth
Owning commercial real estate allows you to build equity and wealth. Each mortgage payment you make contributes to building equity in the property. This equity grows over time as the property appreciates in value and as you pay down the principal balance. Unlike rent payments, which are essentially a cost with no return, owning enables you to build long-term wealth and potentially benefit from the property's increased value.
Predictable Costs
With ownership, you benefit from more predictable costs. When you own a property, your primary expenses include the mortgage, property taxes, insurance, and maintenance. While these costs are relatively stable, rental agreements can include unpredictable rent increases, especially in a competitive market. Ownership allows you to lock in costs and budget more effectively over the long term.
Control Over Your Space
Another significant advantage is the control over your space. Ownership provides greater freedom to customize and renovate the space according to your needs without requiring landlord approval. This flexibility can enhance operational efficiency and create a workspace read more

I just want to remind everyone that Wallace is canonically the worse one to sleep in the same bed with.
Scott can be a bad roommate in every other aspect but GUYS Wallace is the one that canonically snores and kicks in his sleep.
Scott sleeps like a princess with his back against the sheet lying perfectly straight (and also taking all the covers) and Wallace sleeps semi-on-his-side and apparently just fucking punting Scott in the leg every so often (not to mention he talked in his sleep too) and I don’t know why this is important to me but it is.
Because when people draw them cuddling in their sleep it’s always Wallace being normal and Scott turning and snoring and shit but you’re missing out on sleepy-cuddly Wallace turning and snoring on Scott. Let that cringe-fail 25 year old be annoying. Istg.
I’m talking to the Mobillace people too btw. Not that I’ve seen anyone draw them cuddling in bed (which is a CRIME btw. Draw that. For me.) but like imagine how funny it would be: Mobile stays the night for the first time and the hot-weirdo is a bed-menace, snoring and kicking and tossing and turning and suction cupping for warmth and Mobile is like “I want him to be my boyfriend” THATS FUNNY! LIKE-
#scott pilgrim#scott pilgrim vs the world#scollace#scott x wallace#scott pilgrim takes off#wallace wells#mobillace#mobile x wallace#mobile scott pilgrim#I’m sick of the cringe-fail erasure of Wallace#he might be more mature than Scott but that fucker ain’t mature#(however yes generally he is the voice of reason for Scott but anyone can be a voice of reason to Scott. Scott has no internal reasoning /h#I made an analysis post at one point about how I believe the primary reason Wallace manages to do half the shit he does#is because it’s easier to get the motivation to do them if he’s telling off Scott for not doing them#we know DAMN WELL that he is scared of their landlord#considering he got plastered the night before they had to go#(he seems to drink when he’s anxious)#and because of how uncharacteristically timid he was in his office#(and can I mention he said the line ‘it’s not our fault we can’t afford rent’ and like. I don’t know it feels important to point out lol)#but he tells Scott that they *have* to go and there landlord is all bark and no bite#despite being visibly nervous around him#so. the reason he dragged Scott to see him with him is because it would make him feel less nervous to see their landlord#if he focused on dragging Scott to see him instead of his own worries#but I never posted that analysis lol#but all this to say#um#i don’t know#but I’m saying something for sure!

Interrogating myself (/j) on my type of fictional man and it turns out they can be neatly sorted into two categories.
Category #1 is older long-haired men with a melancholic/melodramatic disposition whom I can reliably call "babygirl". Bonus if they're sophisticated and well-spoken. Double bonus if they're not human or monstrous in some way.
Category #2 is Dog.
#ksatalks#it's vergil devilmaycry/elliott stardewvalley/moros hadesgame/neuvillette genshinimpact#vs. nero devilmaycry/zagreus hadesgame/my own OC#should i be concerned or does this mean i have good taste.#also i do not necessarily simp over these characters. they just live rent free in my brain

drinking it in.
scottwarren first kiss goes fucking crazy. summary:
Warren looks at him through the mirror adjacent to the crappy hotel bed. Yellowed sheets spill off of one side, shoved haphazardly out of the way by his careless hand a mere half hour ago. Jean picked a good spot. Secluded enough so they wouldn’t draw attention yet crappy enough to irritate Warren and Bobby endlessly. Tomorrow morning, they’d fly back to Westchester and pretend none of this ever happened.
His eyes, purple to Scott, blue (so he’s been told.) Aren’t focused on his face. Warren’s gaze lowers, fixated on Scott’s bare chest. They’re both barechested. It’s too hot to even think about wearing a shirt, nevertheless staying in uniform. Scott wishes he thought far enough ahead to have slipped one on before Warren dumped him onto the bed for ‘nurse duty’. Jean could have stuck him with Hank, or Bobby, or left him by himself.
But he’s with Warren link: drinking it in.
#mike speaks#my fic#scottwarren#not tagging individual characters i dont trust like that#me vs the nonsense that lives rent free in my own head#i have no idea if any of this is in character i wrote it all in a half hour </3!!!!

me: yeah so we haven't had a meeting about it yet, but I asked my coworkers about past interns and why they left; chances are they won't hire me full time at my internship immediately. However, the chances of having it extended are pretty good, and I like what I'm doing, and they're going to be talking about budget in July. Sure my finances are a little tight but--
my sperm donor (only slightly exaggerated): look for a new job immediately and tell them if they won't hire you full time you're leaving. and no, I don't care if you don't find something in your industry and you have to settle for a job that will make you hate being alive even more than you already do. Also I'm going to ignore how long it took you to find this internship to begin with
me:
#dylawa rambles#dylawa rants#this man gives zero fucks about actually seeing me go into what I fucking trained to do he just wants me to make him money#i am literally sick to my stomach right now thinking about job hunting again#'i want to see you successful and happy' okay why are you still charging me rent then#why are you making job hunting even more of a traumatic experience than it already is#literally said to him 'I don't trust my chances of finding a new job within two months' and his response: 'oh well go work customer service#it took me MONTHS to find just this internship and it's a miracle it's paid at all#it's in a nice office with nice people and i have my own computer and they feed me almost daily!#i'll live another six months in this hellhole if it means I get a guaranteed post-internship job like this#is it the ideal job? absolutely the hell not#the commute sucks i don't have work from home so i can't get away with doing other shit on the side#i feel limited in what the role requires of me vs what I'd like to make#but good fuck it's better than food service or retail#but nooooo he needs me to be his little rent cash cow without him feeling guilty about it#very tempted to bail even if it means I start eating through my savings a little bit#I don't know if I can go through the daily interrogations of 'did you apply? why aren't you hearing back? it's your fault' again#i have somewhere to go but I'm trying to keep it very 'last resort' territory#A) it would make my current work commute twice as long#B) it would require completely burning bridges with my old man bc I'd have to move out in secret#not just because i don't want him to know where the people who are sheltering me live#but also because if he saw that place even if he was willingly letting me move out he'd say 'absolutely not'#because I don't trust him not to do something weird. not necessarily DANGEROUS but. weird.#I want to burn all bridges someday!#but even now that I own my car it's still not the safest course of action#I'm so sick of being stuck dawg!#dylawa vents

The abundance of “akshuually renting is better than owning” is definitely a psyop. Do not fall for it. Rage that owning a home has been barred from you by corporations and goober influencers.
But the payment—
Your rate is fixed for 30 years, my guy! Your landlord can raise it at any time for literally no reason.
But my property taxes—
That’s already figured into your rent!
But the bank—
Can’t take anything from you if you’re paying? What kind of argument is this?

Expat's Dilemma: Renting vs. Owning for the Semi-Retired Nomad
The allure of a life untethered, where work and wanderlust intertwine, is a dream many of us harbor. But what happens when you already have a piece of paradise, like Dave, our Bali-based member, who’s contemplating a life of 4 months travel, 8 months home? Dave, already semi-retired at 59 with a villa in Bali, enjoys a simple life. He could theoretically rent out his villa and travel…

Actually I’m gonna go more in depth here. Tags were before I wrote this part.
Even with a basic savings account, the 10million will quickly outsize what the 1k a day is capable of.
1k a day, may as many have said, reach 10million in 27 years.
But the 10million in those 27 years, even from just basic interest, could reach a lot more.
Like this:
I’ll put the interest rate at 3%. Modest conpared to some, but reasonable. It’ll partially account for how interest rates fluctuate form high at 5 to 6% to lows of 1%
Lets say you spend 1 million to get a house, pay off loans, decrease your weekly expenses.
9 million stowed away for interest.
After 1 year, 9 million becomes 9 270 000 (increased by 270 000)
The second year, that becomes 9 548 100 (278 100 increase)
Third year: 9 834 543 (286 443 increase)
Fourth Year: 10 129 579 (295 036.29 increase. Im lazy and ifnrinf the .29 tho)
At least point you have officially recouped the money you spent paying off loans/buying a house or using as simple spending money.
Fifth year: 10 433 466 (303 887 increase)
Sixth Year: 10 746 469 (313 003 increase)
Seventh Year: 11 068 863 (322 394 increase)
Eighth Year: 11 400 928 (332 065)
Ninth Year: 11 742 955 (342 027)
Tenth Year: 12 125 243 (352 288)
Eleventh Year: 12 489 000 (363 757)
And after 11 years the interest alone almost matches the amount you get each year from the 1k a day.
And with each year the bench mark to match the lump sum amount shifts ever farther.
(By 27 years, the lump sum person with a modest interest rate of 3% could potentially have gotten to 20 041 171$. Double the original sum, and double the ‘goal post’)
All this is with a more reserved interest rate. If you had a higher interest rate or were actively investing, this would be rather different. A 5% interest rate would’ve matched and surpassed the rate of 1k a day in the first year at 450 000 a year (not accountjng tax on the interest) even a 4% on 9 million puts you just under at 360 000 per year, meaning the bery next year youve surpassed it.
Additionally, if you are still working a job, you likely have saved additional money due to not having to pay off loans/pay rent or other stuff. Obviously i habe not accounted for that variable.
Any bad marhs is cause a) its 8 am and i havnet slept wheee (also probably did this a harder way than i needed to)
And also maube just me funbling them keys and numbers fjjfjf.
Explain your reasoning plzzz
#im surprised how many people are choosing the 1k a day#when like doing the math you wont even fet close to the 10 mill at once#and with a limp sum at once you xan more quickly get a house and defrease your weekly/monthly expense of rent#cs havibg to wait a year or more to save up enough (or howver long yous beed for just the loan so maybe only a few mobths)#plus with 10 mill youd get interest#i do wish these thibgs would say what currency like usd or whatever your own currency is?#cause like 10mill usd is#16 627 000 ish nz dollars so#vs 10 mill nz being like 6013000 ish in usd so#but even so lump sum defibitely#and interest rates even if it was like 1% youd get like 100 000 k or sone shot for it#and then that gets taxed but youd still be getting more in retunr#which you could donate and use to help epople in shit#can help more people with 10 mill than#well lemme do the actual maths for how mcuh youd grt with the 1k a day#im dumb i did my maths wrong#you would get more in the end with the 1k a day oops#why did i matth so pooorly noooo (i missed a 0 on the 1k lol)#so with the 1k a day youd get 365 000 a year#over 60 years thats 21 900 000 so yeha better than the 10mill just over a long amount of time#oops my math did a fuck up wheeee#and im too lazy to delte my tags#even so having a lump sum at the start would help some people oit of having to pay rent and shit constantly and pay off loan interest and#but idk if the interest on the lump sum would beat out the total over the uears for the 1k a day#plu witj 1k a day i suppose you always habe the security of knowing youre gonna get that money even if soneone hacks your account or some s#tho depending on the interest rate with the 10 mil if you dont touch it for a bit#you will end up making more interest per year than youd get per year with the .1k a day#fuck im almost at tag linit. but anyway if youre ahove 3% per year for interest youll get the same amount back basically#then interest gets taxed but even so within a few years youll be getting more interest than with just the 1k so long as you dont touch stra#dont touch it straight awya

"corporations shouldn't be able to own residential property!!" okay maybe but like, most of the arguments I see in favor in this kind of regulation fall into the classic progressive/liberal trap of believing that relations inherent to the functioning of capitalism are only bad when boogymen like "big corporations" are engaged in them. It may be true that large corporations have more of an advantage than smaller property owners when it comes to manipulating local housing markets and maximizing returns on their investments, and these are things that frequently lead to evictions and make housing less affordable for renters in general. but it's the exact same behavior that smaller property owners are engaged in because the same incentives exist for both, even if they aren't able to operate with as much expediency as larger organizations. simply restricting the ability of corporations or even LLCs to own residential property seems like a misguided reform attempt to me. Much like congressional term limits, it seems like a policy that may be appealing for political reasons and may have good optics but would do little to address the underlying issues at play and potentially have unintended consequences.
Not to sound like a YIMBY but if we want to address the housing crisis that exists in basically every major metropolitan area in North America and ease the financial burdens that renters are facing (without completing restructuring society), I think we should start with reforming zoning laws to allow for more higher-density and mixed-use development in these areas, pass rent controls to ensure that a reasonable amount of new development will be affordable to people in the lowest income brackets, and invest in public transportation solutions that would support physical accessibility.
#idc if an apartment building is owned by a corporation or a single person#i care that housing is affordable acessible and functional#and on that last point my experience renting from more formally structured businesses vs. LLCs or single owners has been that#the more formal organizations are more likely to keep their properties well-maintained#and are better at responding to and fulfilling maintenance requests#so yeah#poast

also, something my friend and i would do in high school is borrow CDs from the library and rip the music off them to upload the files onto our ipods via itunes. you can essentially do this with whatever artist or album you can think of if you use your state’s inter-library loan service (US only, not sure what this service is worldwide). this is a great way to get free copies of your favorite albums without using potentially risky pirating websites. just make sure to store everything on an external hard drive to avoid eating up space on your computer!
you guys know you can get USB connectable CD, dvd, and blu-ray players right. and you can buy external hard drives with crazy amounts of space for an amount of money that would make the average person from 2009’s head explode bc of how cheap it is. and if you do this and get ripping software such as handbrake for CDs and DVDs and makeMKV for blurays you can both own a physical copy of whatever media you want and make it accessible to yourself no matter where you are. do you guys know this
#pro tip#you can then use the files to burn your own physical copies of the cds you borrow if you want#love owning my media vs paying streaming websites to just fucking rent it

Someday soon I’m sure I’ll write about the power that hurricanes hold over my love. I do believe in making things work for myself by myself, but I’m also a reader at heart- I cannot ignore parallels in any circumstance, and my own life is no exception. To live in the state of Florida is to live in the state of nostalgia, always, and hurricanes only add.
#just joting notes because I can’t fucking sleep but#9th grade = hurricane. house flooded. renovated#12th grade = hurricane. house flooded. moving#one we stayed on property (my mom has owned this house for 20+ years) and one we’re staying 30 minutes away#we’ll be renting (my brother and I) for the first time in our lives (we’re staying at an Airbnb until my mom finds a rental)#haven’t cried about this one yet because I won’t let myself. cried within an hour of the first one against my will#time differences (11/11/20. 11 pm. 08/30/2023. 6 am.)#staying the night and riding it out vs leaving once there was three feet of water outside#my stage of life is also so different it’s crazy#but the trauma stays the same!! 🤩🤩#I’m trying to have as different as a response I can though (hence the lack of crying)#I’m like trying to stay social + on top of school + active because there’s Still so much I need to do Especially rn in the school year#trying to not check the fuck out either it’s a thin line I’m walking on lmao

Mom: What do you have in your mouth?
Me: A ribbon.
Mom: Why?
Me: Because I'm using it as a coping mechanism.
Mom: Oh... I'm sorry for stressing you out.
Me: Nah, it's all good. :)
#Our next door neighbors are moving and will be putting their house up for sale#Mom has given me the idea about moving next door but she doesn't mind if I live with her; however...#She would like for me to be situated if anything were to happen to her (like last year)#So we discussed renting properties vs owning a house and various other things#Or she could move into the house next door because the washer and dryer are on the same floor--#And she could sell me the one we currently live in now#Also the other reason why she brought this up is because we do NOT want crazy new neighbors moving in#We already have them across the street#But... yeah#This is a lot to think about#It's overwhelming and stressful but on the flipside I would not mind finally having my own place and becoming more independent
