My thoughts on how bad season 7 ended up being can be summed up in one sentence and it's based on a quote I heard from a former employment director. He used to tell us all the time, "When you fail to plan, you plan to fail!" And I think that's what happened to season 7 of 9-1-1 since they were still writing while the main cast was filming the remaining episodes.
After TM's most recent interview, in which he admitted he doesn't plan seasons out beforehand, I felt justified in my analysis but the question is has it always been like this? IMO, the answer is NO! And that's because it wasn't like this for seasons 2 and 3. They were planned out and the continuity was there which made everything better than the mess that was season 7.
Honestly, I don't understand how anyone can run a multi-million-dollar business or a TV Show (I do get it because some people aren't organized but usually, they don't stay in a leadership role for long) and be as unorganized as the showrunners have been for the last few seasons of 9-1-1. It literally costs between 9 and 10 million dollars per episode to produce it but nothing they've been doing lately has lived up to those high costs. Please understand this is not about the cast, crew or the directors because they don't have control over the scripts. They have a WRITING TEAM which means TM didn't have to spend 40 straight hours while he was lying in a hospital bed writing the first 3 episodes. He chose to do that and since the writers returned to work in October of 2023, what were they doing that whole time because they were already promoting the cruise ship disaster at the end of November?
An example of how ridiculous it is for TM to not have a plan can be equated to a construction company. People who build homes and buildings have to plan in advance before they start or else it'll end badly. They can't just start building a home or a business without a blueprint because if they do, the bathtub could end up in the kitchen and the garage might not have a driveway. Builders have to order supplies and materials like drywall, tools, windows, appliances etc., far in advance so they'll have the things they need when they get to a particular step in the building process. Therefore, how can anyone handling multiple storylines for the main cast of a popular TV show like 9-1-1 go into a season without an overall plan? They shouldn't and if they continue down that path, IMO upcoming seasons will end up being even worse.
It doesn't make any sense at all to me and hopefully, season 8 won't be a repeat of seasons 5, 6 and 7.
House M.D. is one of my favorite shows of all time because Gregory House was a brilliant doctor and even though he was a complete jerk sometimes, I liked it because the creators and the showrunners knew when it was time to end it. After 8 seasons, they decided to call it quits so they could go out on top. Any good show worth it's weight knows when they're running out of good stories and they know when to end it. It happened with the Sopranos too. They ended it after season 6 because Tony Soprano had already done the things he needed to do in therapy and his families (personal and mob) were personified. They couldn't take the show anywhere else, so they ended it.
Please understand, if you've never seen a TV show stay on and keep airing episodes past its prime (Grey's Anatomy and Law & Order SVU are two examples but there are others) you have no idea what it could be like. Viewers end up hate watching them and hopefully that won't happen with 9-1-1 but if they don't do something soon, like let the characters grow professionally and show them moving on from their previous mistakes and pasts (looking at the "Vertigo" storyline because Eddie should be allowed to move on from Shannon since it's been six years) it could end up being their fate too.
Even though I've never watched Grey's, I have watched SVU and for the past few days, I've been rewatching season 14 when Rafael Barba (my favorite A.D.A.) arrived on the show and I instantly noticed a stark difference between it and the most recent seasons. It's so good and its way better than the trash they're producing right now. Olivia Benson is the SVU captain but they've been centering all the episodes around her character (like season 6 was all about Buck) but it's time for her to be promoted to chief so Detective Joe Velasco and Detective Terry Bruno can be in charge of SVU. They're the future of the show but if they keep sidelining them, who knows if they'll get a 27th season. It's so boring now and I wish they'd bring Barba back but I digress.
I don't watch a lot of TV because most of it is reality, news and game shows (I don't like those but for those who do, no shade) but I do watch 9-1-1 and I'd hate to leave it in the dust like I did CSI and Chicago P.D. but I will once it's no longer entertaining.
I still haven't decided if I'll watch season 8 (I'm 95% sure I'll treat it like I did season 5, watch the episodes weeks after they air, so I won't get pissed off or I won't watch them at all like I did 5x7 since Eddie wasn't in it) but I refuse to sit through another season like the cluster "F" that season 7 was. I don't want to see another doppelgänger or anymore LIs that are used to delay CANON Buddie.
I needed to get this out of my mind and write it so I can move on.

I have some confusing thoughts about this episode. Because seeing 10/14 just get to have a happy family life while also pop around time is so cute and happy, but it felt like there were no real consequences to anything.
I think having this fun little multi-Doctor moment was super fun, but just two Doctors??? Forever??? And two Tardises too??? It's definitely giving fix-it fic.
The bi-generation concept is cool but way too deus ex machina. I think a better way to do this multi-Doctor moment is to have some sort of ticking clock for 14, like if this wasn't a complete copy and the body can only last so long. Or maybe the separate forms can only last so long apart from each other, so 14 has to accept that they're ready to go and merge with the new Doctor.
There'd be time to resolve and heal and have some family time, but they have to accept that their life is over. Time keeps moving ahead and nothing can ever stay the same, paused in a happy moment.
Which is the whole point of Doctor Who! We have beautiful amazing times with Doctors and their companions, and then something happens and you can't stop the change. There is always a cycle of new things to love and new things to grieve.
10 so desperately wanted to stay alive and to hang on to everyone tightly, and yet they lost everything. It was awful and sad and they couldn't even talk to their best friend about it.
With 14, the Doctor got the chance to fix Donna and meet her family and get those last moments they needed. But just permanent happy options don't happen in real life, let alone Doctor Who. I dunno, it feels unfair to every other sad story that didn't get an overpowered rescue just so that "everyone's favorite Doctor" (mind the air quotes, I am referring to a huge portion of the fandom that has a severe preference for Tennant and only Tennant) can have everything.

Mixed feelings about the episode to be honest the whole Toymaker thing was way to hyped considering how easily he was defeated, although I enjoyed the master in the gold tooth that was a pretty funny call back to when he was trapped in the ring.
Tenteen? Tenthree? Endgame wasn’t bad in itself or anything but it has literally been done before with Tentoo.
Fifteen? Is that actually his number, bought up all the Doctor’s lifetime trauma, which was interesting, and about how he needed a break, but I don’t understand the whole therapy out of order thing, how does Tenteen having a retirement and dealing with his trauma mean that Fifteen’s trauma also gets dealt with, is there some sort of psychic link?? It wasn’t explained, it doesn’t make sense to me.
With Tentoo we at least know how it happened and we know he is human so cannot regenerate, but Tenteen? Can he regenerate or not? If he can, are the two doctors regeneration cycles connected, do they regenerate into the same person or into different ones? Could one dying affect the other? Is this all an excuse for a David Tennant spin off? Which I feel would be unfair to Gatwa if so, as it will take attention away from his run, because even though there are many doctors and multi doctor stories are great and everything, I feel like there should be only one MAIN doctor at a time. But if Donna is involved in said spin off, I won’t be able to stay mad ngl, I always wished that ten and Donna got more than one season together so idk…
Gatwa was great though, it was pretty hilarious that he was in his underpants the whole time, but he’s a good enough actor that I could still take him seriously despite that.

'“The Giggle” has been. The outcome: Ncuti Gatwa IS the Doctor! AND David Tennant IS ALSO the Doctor!
Well, people said they wanted a multi-Doctor story, I guess.
So what’s happened, what does it mean, and will anyone ever get to read the original version of this article that I wrote in an extremely broad German accent?
In the final act of 60th anniversary special “The Giggle”, David Tennant’s Fourteenth Doctor was shot with a massive laser by The Toymaker (Neil Patrick Harris) and started to regenerate. However, the regeneration energy disappeared, and the Doctor asked his friends to pull. The Fifteenth Doctor (Ncuti Gatwa) emerged as a new incarnation, leaving the Fourteenth alive and well and slightly confused. This is a ‘bigeneration’.
What the Flip Is a Bigeneration?
It’s apparently a Time Lord myth, and like many good Time Lord myths we’ve never heard of it before. It is essentially a regeneration where the old and new incarnation both survive to interact, the old one gets to grow old and – potentially – regenerate into the new one at a later date? Not 100% sure on that last bit, but it can be inferred from 15’s saying to 14 “I’m fine because you fix yourself”.
Showrunner Russell T Davies has suggested, in the commentary for this episode (available to stream on BBC iPlayer in the UK) that this concept might have spread throughout the history of the show, explaining fan theories such as the one surrounding Season 6B (the idea of 6B being that, after Patrick Troughton’s Second Doctor disappears into the void in “The War Games”, he doesn’t immediately regenerate into the Third, and ends up being used as an unofficial operative for shadowy Time Lord affairs – I know, imagine!). To be clear: this is not something Davies has confirmed for the future of the show, but it was mentioned as a possible way to have previous actors return to the role.
Is There a Precedent For This or What?
Absolutely not, no. However, there wasn’t a precedent for the first regeneration in 1966, which was a workaround prompted by the ill health of First Doctor actor William Hartnell, and fans eventually managed to cope with that one.
Two Doctors: No Peril?
Well, there wasn’t a huge amount of peril before, was there? Previously, the Doctor regenerated and we said goodbye to the old incarnation (barring multi-Doctor specials) and hello to the new. That’s still the case, really, so the actual threat level is pretty similar: we always know when a regeneration is coming so it’s not a huge surprise. The difference is that the previous incarnation is still cutting about somewhere.
What Does It All Mean for the Whoniverse?
Ah, I see you’ve adopted the official branding. Well, we don’t know the full ramifications yet. We don’t know if Ncuti Gatwa’s Fifteenth Doctor will regenerate or bigenerate. We don’t know if David Tennant is on speed dial for future series finales. What we know is there is potential here, and if we’re honest it could go either way.
Bigeneration felt like a farewell to Doctor Who (2005 – 2023). It needed a rest. The Fourteenth Doctor looked like an older Tenth Doctor, who brought down a government by saying “Don’t you think she looks tired?” in his first episode. Doctor Who (2023 – ) is still the Doctor Who that started in 1963 and restarted in 2005 (with a delightful barrage of references to demonstrate that), but it’s also a new start.
It’s quite a symbolic gesture to mark a significant change, which is a bold move given that the one thing Doctor Who fans cope with worse than change is symbolism.
The positives are the sense of closure it can give to the previous incarnation, who gets to hear the new one say “Don’t worry, I’ve got this”. There’s a support system in place, a reduction in post-regenerative trauma. The previous incarnations get to play their age in scenes like Tales from the TARDIS. There’s increased potential for stories. Also, if apparently set-in-stone aspects of the series can be challenged – and with the Time Lords currently dead again – who knows what that means for history?
But Does It Undermine Ncuti Gatwa’s Doctor?
Maybe. The worry is that – while the intention is for fans to fill in the deliberate (Curator-sized) gaps – the presence of past incarnations can loom over the current Doctor.
You remember the pressure on Matt Smith when he took over from David Tennant? That was without the in-story possibility of Tennant turning up again. Ncuti Gatwa is clearly positioned as a new start and the future in “The Giggle”, and the hope is clearly that the show will move forward and not have to look over its shoulder.
The expanded universe spin-off series that are expected to arrive will also provide a training ground for potential future showrunners. There’s clearly a plan in place to ensure that Doctor Who is a long-term concern.
However, we’ve just had the return of David Tennant and Catherine Tate as the Doctor and Donna. These characters are still around. We know that ‘Mad Aunty Mel’ (the returning Bonnie Langford, reprising her role as Mel after her brief two-series tenure as companion in the late Eighties) is back in Ncuti Gatwa’s first series, and surely the Fourteenth Doctor and Donna will be asked about.
Essentially we’re in new territory here, and at the start of something. Unlike “The Timeless Child”, which came in midway through Chris Chibnall’s time as showrunner, we know Ncuti Gatwa has at least two series to go and explore these ideas (as opposed to Chibnall having one COVID-abridged series in which to wrap everything up).
The gamble is whether or not folk will accept Gatwa as the Doctor to the extent that the past is remembered fondly and warmly but still very much considered The Past. The worry is, having brought Tennant and Tate back for these three specials and allowing them to be both nostalgia and a foundation, the audience that is brought with them pines for them in their absence. The new cast is haunted by the spectre of the old. Ncuti Gatwa’s era is hobbled by its opening gambit.
Or, alternatively, we might never hear about bigeneration ever again.
So There Might Be Absolutely Nothing to Worry About?
In the context of Doctor Who, ja.'

i havent seen the last couple episodes of leverage but i saw your tag saying you dont like what they're doing to parker and im not sure yet how i feel about parker this season, but do you want to talk about what you're thinking?
So Flanderization is a trope where you take a multi-dimensional character and boil them down into one typically exaggerated element, usually for comedic relief purposes. At the end of S5, Parker was the Mastermind. She had undergone such bonkers character development, going from the weird loner who only cared about making a quick steal to becoming the only person to ever succeed in the White Rabbit because she understands. She talked what the hell's his name down from that ledge by talking to him about making a choice and seizing control of his life and not letting his past drag him down. She became someone who Nate, that shitlord bastard of a man (affectionate), was proud of, which is no easy feat.
Fast forward to Redemption where she's this like, ADHD scatterbrained parody of herself who only seems to care about vents and thievery. Yes, we get the occasional moment where old!Parker shines through like in The Date Night Job where she connects with that kid and the whole "we're both the Doctor" moment with Hardison, but those seem pretty few and far between, mostly because she also feels pretty absent this season? I know Beth directed an episode or two but she's barely in half the episodes and when she IS there, she feels almost like... comic relief, which is not what Parker is.
In OG Leverage, they had the running bit where you never see Parker enter or leave a room which the continue in Redemption, but instead of having Parker just sitting on a counter eating cereal or something benign, just always being there without ever showing up, they always seem to have her pop in with this crazed look in her eyes. It's little stuff like that, where it's never casual but instead it's like they have to keep reminding you that she's weird and quirky.
I dunno, look, I'm pretty easy to please when it comes to TV and I'm very good about overlooking things I don't like and focusing on things I do, but I put a lot of eggs into Parker's basket during my watch of the OG series and something about this is rubbing me the wrong way. It just feels..... disrespectful, you know?

I don't know if you watch Grey's Anatomy but in this week's episode (19x15), there's a kid who is a patient just when he was supposed to have his bar mitzvah, and so the doctors organize for him to be able to do it at the hospital. And he does it with his grandfather who hadn't been able to have one in Germany. It was really a nice scene :)
Awwww, Nonnie! Thank you for telling me! That sounds so sweet. I used to watch Grey's Anatomy, but i kind of had to stop. I loved Callie's storyline with Erica Hahn. I know, seems unpopular. She started out as a not-very-nice surgeon, but I liked it when they brought her back and allowed her to be more human. I liked that she became a multi-faceted character. And then when they were started to throw out hints about her and Callie? When they were doing the build up for them? Don't get me wrong, it was still NOT in the ballpark of hetero slow burns, I guess you could call it a 'mid burn', though it was still better than what most mlm couples get (with maybe the exception of Black Sails and Our Flag Means Death, at least of what I've seen). I was the eyes emoji. And then the show actually followed through, it ACTUALLY let them get together and kiss with the music swelling? :o I was in awe, I loved it, I was SO there for it. They even explored what it means for Erica to figure out she's gay later in life versus Callie exploring her bisexuality (I didn't always love how they went about Callie's bisexuality, but I did like that they let them each have her own discovery story).
And then they just... got rid of Erica? And in almost no time replaced her with Arizona? And it was so clear they were intent on telling a wlw story, which was awesome, but when the audience didn't react well enough to Erica, they just... got rid of her and brought in a younger, "softer" version of her, as if queer characters are that easily replaceable. I was offended. I LIKED having an older queer woman's story being told. And I get Erica didn't start out nice, but by the time her and Callie got together, I did like her. So it was hard for me to warm up to Arizona. And even when I kind of reluctantly accepted her, because hey, it's better than no queer rep for wlw, I ended up not liking a lot of what they did with Callie and Arizona. Like the way Callie gets pregnant. They had a ridiculous fight between her and Arizona, just so Callie wouldn't be technically cheating when she sleeps with Mark and gets pregnant, and then Arizona comes back and magically, all the stuff that drove her and Callie apart is not there anymore, and Arizona accepts the baby with relative ease, but it just became yet another storyline that doesn't show how MOST same sex parents ACTUALLY become parents. So IDK when exactly, but at some point around that time, I quit GA rather than quietly rage about how bad the wlw rep was IMO.
I want you just to understand what it means that you managed to make me wanna watch an ep of GA again! IDK, but I will. Thank you so much for telling me about that and just in case you're curious? There are actually a lot of real life stories like that! Holocaust survivors who get to make up for the bar and bat mitzvahs they were robbed off. Here's an example, there's a program that brings survivors annually to the Western Wall in Jerusalem to have their bar/bat mitzvah there! I find it very moving, because THEY are so clearly moved by what they get to do.

Story Pile: My Hero Academia, Season 1

Nothing quite like striking after the iron’s gone.
This is the last year in which My Hero Academia will not be an anime that ‘has run for ten years.’ Seems a fine time to get into this superhero comic book anime for tweens. Behold, beyond the fold, I will be talking about the first season of the anime and that means some spoilering.
My Hero Academia, in the first season, is an anime from 2016, based on a 2014 ongoing manga about a futuristic world where most people have superpowers, and the job of ‘superhero’ is an idolised and widely respected job that leads to kids attempting to join highly competitive schools to pursue it, in a sort of mashed up hybrid of an idol career but also a dash of the idea of being a doctor. It’s a big deal, and our protagonist, Deku, wants to become a superhero, except I said most people have superpowers and our hero does not.
This is the first place where the story kind of skewed off of what I expected; I knew at the start of the series of the hook of The Misfit Toy wants to be a Real Boy, and that Deku had the drive to be a great hero, but no powers to back it up. The opening also shows off his notebooks in which he’s been drilling about being a hero for his whole life, learning about and studying them for ages, while grappling with what it means to be ‘without power’ and how that is different to being ‘powerless.’
The other major thing people know about in the series is the character of All Might, a sort of iconistic vision of a Superman-style hero modelled in the anime vein; he’s an enormous, larger than life gigachad who is faster, stronger, and tougher than anyone he faces, and he’s the internationally vital symbol of what it means to be a hero, to be peaceful, to save the day, with a real red-white-and-blue Americana aesthetic over everything.
What I thought was going to happen off this starting position is that Deku gets into Hero High School despite having no powers because this All Might guy sees him and sees something in him and the whole story is about someone developing a power or routing around the absence of powers or maybe just learning to choose powers, but turns out I was straight up wrong. Instead, the first episode explains to us that All Might is a dying icon, a symbol whose powers are limited and who does his heroing around his medical disability, but the power he has is a power that can be passed on from person to person, getting stronger every time. Then, after some training to ensure that Deku can handle it, he shares his power with him, and we now get a much more standard story about Deku becoming a superhero with All Might’s power, which is also so powerful that every time Deku lets himself use it, the power completely effs up his everything, limbs and bones and all.
The first season covers this introduction, brings Deku to school where he meets a pretty awful teacher, gets introduced to a big group of characters, gets his first superhero outfit, and then there’s a multi-episode fight where some villains attack the school to draw out All Might in an attempt to kill him and destroy The Symbol Of Peace.
This is a good chunk of story, especially for introducing a superheroic story that’s going places, it’s just that it’s always a rough sell when a story introduces a pitch to you that gives you an exciting idea then does sometihng else entirely. I thought this was going to be a show that slow-rolled his Getting A Superpower a lot more, but nope, turns out it’s pretty much gunna happen straight away, also him getting in on one of the most dire secrets in world history.
These things that feel like they’d have been great plot points to develop into are much more about setup, which gives the story time to develop the idea of a Superheroic High School, giving you things like superhero teachers and examples of superhero infrastructure, and then have a good old fashion superhero fight scene with the added texture of a bunch of loser heroes on hand for us to cheer for.
I don’t think, watching this, that this is going to be a superhero series I like. Too many moments were set up with an opportunity to do things I really like, that I’m really excited by as a superhero storytelling device, and instead it chooses to do something that I guess is more obviously shonen battle anime. There’s a definite flair to the combat mechanisms but also the combat doesn’t free itself of the way fights get drawn out, and there’s a lot of recapping and reiterating between ad breaks that feels like old tech that stories like this have moved past.
Also, am I too suspicious in saying that this looks like a show that introduces a lot of girls to be present on marketing but will never really do much with them? I feel like there’s a better handle on the awful little twerp Mineta, a character who has gotten a lot of dialogue and expressed his opinions more than we need. I dunno, I feel that if the creepy perv of the class gets more attention and development than the girl in the class, it’s a sign of what the story thinks of as ‘relatable.’ This is meant to be an elite class of people who tested highly, so why are there shitty little arseholes like that and complete losers with powers like ‘has tape’ alongside ‘can synthesise any material?’
Oh, and one last beef about the first season. In the physical testing with quirks the characters do, the teacher tells them he’s added together their scores to get their ranks. Ochaco ranks half-way, despite the fact that one of her tests, the throw-a-ball test, gave a numerical response of infinity. Know what you get when you add ten to infinity?
Yeah!
I dunno, I feel like in that situation, you could have just put her at #1 in the class and had an explanation offered after the fact, but nope, gotta put her in the middle for no good fucking reason I guess. It’s so strange, like I feel like the ranking was based out of a gut feeling but then they include the idea it’s a sum of scores.
My Hero Academia is Bleach for swordphobes. You have the same kind of vast cast of under-developed characters made to fit a visual motif or aesthetic, things that the story promises no really, we’re going to cover this later, we’re going to expand on it, but I am doubtful. The first season wants you to ask questions, but the way it answers what it has so far leaves me feeling like the answers will be very unsatisfying.
I’m not tapping out of the series! It’s still, you know, fine, it’s just a very popular, mainstream series based around cool identifiable characters with special powers and a popular aesthetic that wants me to keep watching because it Will Explain Things Later.
I don’t think it’ll explain it well.

I suffer from an unknown, uncommon condition called Functional Neurological Disorder (FND)
It's related to my nervous system (affects my anxiety) and it's when my brain doesn't have the normal functions that it should when it's dealing with certain emotions. For me it's anxiety. It causes me to have these strange episodes that cause me to have confusion, bad anxiety, dazed look, loss of strength in legs (I won't be able to stand), dilated pupils, blurriness, panic, and in some cases rapid movement of the arms and head (almost like a seizure but it's not).
I have gone through several doctors, hospitals, and psychiatrists to get this diagnosis. It was a unique thing to have. Especially to teachers and other students at school. Teachers didn't know what to do. Students would make fun of me and start rumors that I was "faking it". And after so many brain scans and tests they came out with this result.
I always expect people to give me this look of confusion when I tell them what's wrong with me. I have to explain every time, which is fine I don't expect them to know it.
It can get frustrating when your mom plays it off and tells them it's "just anxiety" when it's more than that.
I didn't go through so many doctors just for you to say "it's just anxiety".
I also deal with bad depression and horrible nightmares, they get to the point of being very gore-ish. It's so bad it wakes me up and I start crying. And the strange part is, if I watch a horror movie, I don't have any nightmares. It's like a release for my brain so I don't have to have one that night. Watching a scary slasher movie is better than dreaming about things that seem too real and based on my memories.
Relationship trauma and family trauma, it all sucks.. especially if it gets to the point that if I smell a certain scent or see something that reminds me of the exact moment of the bad trauma memory that I just break apart and just cry.
Anyways..

I just wanted to spread the word that there are people who struggle and have this.

A multi fandom Crossover - 12 chapter, 28K fic - Rated G, No Ships
Summary: Zoro and Ryoga get so lost they travel through other fandoms. No, they don't know what's going on either, but they sure would like to find out. Maybe someone along the way will have answers?
Why should you read Lost Boys? Let me Convince you
Firstly, I know I probably hurt myself and my chances of this getting read - always a struggle for a normal crossover, much less one like this - by posting it all at once, but I truly believed it would be more enjoyable to read that way and I didn’t want to deprive from that experience.
Secondly, I'm pretty proud of this multi fandom crossover and I don't think you need to know all the fandoms involved to enjoy it. (I even have testimony to that fact). 
Each chapter focuses on one fandom (outside of the Main Characters of course) and should be written in a way that you don’t need to already be familiar with them and can also, mostly, stand on their own (with one or 2 exceptions) if you wanted to skip to a fandom you were more interested in.
So, in that light, I’m going to make some posts (by chapter) with teasers, tid bits and maybe even art.
This fic started as a crack idea, and still retains some elements of that. It should be just some nice, lighthearted fun as Zoro and Ryoga ping pong through a series of random universes that were mostly picked out by my friends, followers and fellow writers.
What do you need to know about the Main Characters: Ryoga Hibiki and Roronoa Zoro?
1 - Ryoga Hibiki (or more properly, Hibiki Ryoga) aka, P-Chan, is from the Manga/Anime Ranma ½ by Rumiko Takahashi, which came out in 1987. He is not the Main Character, but he’s the main rival (and reluctant best friend) of the Main Character. He’s a martial artist, insanely strong and, as far as i know, the original Eternal Lost Boy. 
Oh yeah, he also turns into a pig. (The pig form of him is referred to as P-Chan)
Ryoga’s ability to get lost is so bad, he was once three days late to his own challenge - which took place in the empty lot behind his house - because he couldn’t find the location he had chosen himself.
2 - Roronoa Zoro is, of course, from One Piece by Eiichiro Oda, which is currently an ongoing series started back in 1997. He’s a green haired swordsman that uses three swords - a style he created himself, and is the First Mate of the Strawhat Pirate Crew, and also pretty strong.
He also cannot follow directions for his life.
The Zoro in this fic is pre-timeskip, so he’ll be in his white shirt, black pants, green haramaki outfit.
The Premise:
The idea behind this story came about when I watched an episode of early One Piece (Just before the Thriller Bark arc, somewhere around episodes 326-335) where Zoro got separated (Re: Lost) from the rest of the crew and wound up in the enemy’s stronghold with no idea how he got there or where he was or that it was even the enemy.
It made me think of all those “One does not simply walk into Mordor” memes, one of which includes the 11th doctor doing just that with the tag line “Simply walked into Mordor, doesn’t know where he is”, because that was absolutely what Zoro had just done.
And what would be better than having one lost boy? Having two! And thus, this story was born.

Loyalty
Dear Caroline:
Today I listened to the last episode of Bloomberg's 'Spellcaster' series. In the last two episodes you were only tangentially mentioned, but you do get a little bit more time here. The emphasis is in both your 'treason' and your inscrutability.
The first element, with the now famous photo of yours in a New York café, plays really well into the melodramatic part of the FTX story of love, business and crime intertwined. People have made a lot about your betrayal of an ex-couple as yet another element to vilify you. Perhaps they should reconsider that the virtue of loyalty is not a Godfather, dog-like irrational attachment to people. I personally value it almost as highly as truthfulness, but they type of loyalty I expect of friends is not that they should acquiesce in all I say and do and provide assistance to my misdeeds; rather, they should be my sternest critics, and because they are people I trust, the only ones I can be totally open and receptive to about the said criticism as coming from a position of truth and of wanting me to do the best and becoming better person. I ignore how much of just cynical self-interest has gone into your decision to collaborate with the prosecution in the FTX case, but even under the most uncharitable interpretation, you are doing what you should.
The second element comes from Hannah Miller's recollections, once again, of the bachelorette party she shared with you and her rhetorical questioning of how to square the positive image she had of you with your self-declared guilt in fraud: "It was weird for me finding out about Caroline's guilty plea, and knowing that she would likely be spending years in prison. This was the person I'd spent a bachelorette weekend with (...). And now she is guilty of having committed a multi-billion dollar fraud. I've been thinking a lot about Caroline since her plea, but I've also been thinking about my friend, the bride. I've gone back and scrolled through photos of the wedding. Caroline is everywhere in them, wearing a lavender dress, and looking on with a slight smile. I wonder, did we ever really know her?".
(Incidentally, I think I have actually seen a picture that might come from this wedding, in which you are next to a woman in a blue dress and wearing a lavender dress with a zig-zag pattern in the middle, and looking as pretty as a picture).
Just as with loyalty, I think there is a bit of a misconception here, a way of picturing you as an enigma, a Doctor Jekyll and Mr. Hyde sort of persona that can only be apprehended in shades of black or white. But people and reality are changeable and metamorphic configurations, and mostly in shades of gray. Which, incidentally as well, I remember is your favorite color, and one you devote an early blog post to...

oh boy, i have so many (heads up, it's mostly 2, and 3 and 6. i haven't seen much of 4 or 7 yet so i dont really have any recommendations for them even though im sure they have some great stories) 1:
'the romans' - i think it was the last purely historical story? and i enjoyed it a lot. ian and barbara are iconic as always, and 1 is a lot warmer than he was back in season 1. vicki is very sweet. the story is a little all over the place at first, but that's what happens when the gang is split up. honestly, i thought it was kinda a funny story. the characters just keep missing each other, and there's a lot of shenanigans
2:
'enemy of the world' - patrick troughton gets to show off his range when it comes to acting, and that's neat. a lot of politics, a lot of corruption, a powerful figurehead the gang must find a way to take down.. and yet, it's not all so black and white.
unfortunately, the character troughton plays (other than 2) is a mexican guy, so he puts on an accent and darkens his skin slightly. it was the 60s and was considered relatively ok for actors to do, but yeah. heads up on that.
'web of fear' - it has the first appearance of lethbridge-stewart (a colonel in this) what more reason do you need to watch it? ok well apart from that, it has a neat mystery going on, and it has the yetis/great intelligence.
'the invasion' - first introduction to UNIT, and we have brigadier lethbridge-stewart (and benton!). it also has a neat mystery to it (which,, isn't much of a mystery when you think about it, but it's interesting to watch it unfold). the doctor just needed some circuits fixed, and how he, jamie, and zoe, are stuck trying to take down this corrupt company and leader, with the help of UNIT (oh and stop the cybermen). compared to a lot of classic who stories, i think this one actually has good pacing
'the war games' - the pacing is a little all over, and it's long (10 episodes!), but damn if the story didn't make me emotional. no happy endings this time, y'all
(now that i think about it, to get the best out of this story, i'd recommend you leave it until you've seen all of 2's run.. or all of two's run, starting from when zoe joined.. then think about what they were like when they met the doctor, what was their life like, and how much they changed by travelling with him-)
3:
'doctor who and the silurians' - i mean, if i could, i'd recommend to watch all of 3's run. because i love it all. but this story really does show how, like, political this run is, and what the Doctor stands for and believes in, and how much he clashes with others (namely the government and brigadier)
'inferno' - you get to see the UNIT gang being evil, and the brigadier with no moustache and an eye patch.. oh and liz in a terrible wig. no but the story is great, and the Doctor goes through hell. it is Liz's last story though :( and i wish they gave her a proper send off, but i suppose it's nice that her last moment is her laughing at how silly the doctor is
'the mind of evil' - i thought the machine was neat, and seeing people's different fears, especially the Doctor's, was cool. nice to see the Master again! a lot of politics, and the poor brigadier is being pulled in so many directions and dealing with stubborn people.. there's a cool moment where the Doctor actually speaks in another language instead of the TARDIS translating everything. oh and the brigadier goes undercover, yates is a badass, benton has a thick skull, and jo is surprisingly calm and chill with the mayhem going on
'the daemons' - it's campy, it's iconic, it's very english, and you get to see Benton and Yates in their civvies. everyone gets to be a badass at one moment or another
'the three doctors' - it's the first multi-doctor story. 2 and 3 bicker like little chldren, 1 acts like the oldest child even though he's the youngest, brigadier is so done with everything, and benton is so chill (jo, of course, is used to this kinda stuff)
'the green death' - a story about protecting the environment, and taking down corrupt companies (but also how difficult that is when they've got connections to the government.. brigadier has usually managed to get his/unit/doctor's way by calling up ministers and geneva, but this time it doesnt work, the company gets their way.. and that's worrying) im not a fan of the romance between Jones and Jo, because it felt far too rushed, but it's a nice bittersweet send off to Jo
5:
'black orchid' - 5 is like a single dad of 3, who's going on holiday because he needs a break, and he's so done with humans
'the five doctors' - the story isn't the best, there's so many characters involved so it makes it kinda hard to do.. but it's iconic, and you get too see several doctor's come back! (and brigadier, and susan and sarah!) oh and the master gets punched
'frontios' - the monsters are genuinely horrifying, and turlough has intergenerational trauma (i mean, ancestral memories)
6:
'vengence on varos' - it's a really dark story (both in terms of themes, and just the dark colours they use for the set lol) and colin baker does a fantastic job in this (i mean he always is)
'the two doctors' - 2 is a damsel in distress, jamie is back and iconic as ever, and jamie, 6 and peri make a great team. kinda wish we could see more of it, but, we cant
'the trial of a timelord' - ok, so that's the whole of S23, and yes it's technically split into several stories, but in my head, because the courtroom scenes take up a significant chunk of each episode, they dont feel enough like separate stories for me to count them as such.. but it's a fun season. there's paradoxes left unexplained, and it's dramatic, and not at all how people would act in a courtroom.. honestly, it can be summed up well as "a bunch of timelords sit down to watch doctor who, and debate about it"

'remembrance of the daleks' - ace is iconic and hits a dalek with a baseball bat. need i say more?

hello loup!! this is so tough oh my... once again i'm lamenting my lack of organization, haha. i need to find a better way to save fics... apologies in advance, this will probably be long!
so, i might just be blanking, but i'm not even sure how many single episode rewrites i can think of with Eleven--a lot of them are either full series rewrites OR original plot + a "Day of the Doctor" rewrite at the end (yeah... here's one called "Time Rewritten" that's also Eight/Rose where Rose wakes up in Eleven's TARDIS with no memory and then gets stuck in the Time War, and here's one called "Three Doctors and a Baby" from the fantastic Tentoo/Rose and Eleven/Rose series Consequences, and another Time War one called "Battle in the Sky" that's mostly EightRose but ends with Day of the Doctor and Time of the Doctor... it's a good trope!)
that being said! the rewrite I go to most often for pure joy is "Until The End" by mltrefry, which is part of the "Run with You" multi-series rewrite. Specifically for Eleven's chunk of the series, I love "Vincent and the Doctor" (chapters 9 and 10) as well as.... I honestly think this is either original or maybe an EU takeaway, but there's an Eight/Rose and Eleven/Rose episode called "Before the Worst" (chapters 11 and 12) that I ADORE. This series also has Eleven show up in Blink in a previous fic which is incredibly sweet.
honorable mentions that came to mind:
there is a single episode pairing rewrite of the astronaut duo by no_nutcracker that i just read! ("if i believe in One thing")
there’s also one “i’m at odds and ends but that’s me” by CupofSonic if you like OT3 (tentoo is still here)
i absolutely refuse to read this one ever again because i am emotionally traumatized but here's the god complex ("in blackwater woods")
"when the wolf runs" is fantastic angst-with-a-happy-ending that isn't necessarily a rewrite but certain episodes are addressed and redone? essentially, Rose is woven in to Eleven's overarching plot really well and it's a great fix-it for River as well
i know this fic from the series "Tyler Family Adventures" has an Eleventh Hour rewrite at the very least; it's Tentoo/Rose at first and they actually semi-raise Amy growing up, but it shifts to Eleven/Rose when... well, you can probably guess.
"Out of Order" by lastincurableromantic also pops in on some canon adventures without doing full rewrites! we get a tiny glimpse of Venice and post-The Big Bang at the Pond wedding at the very least
I'm sure I'm still missing some good ones; I know there a couple Doctor's Wife rewrites (Sonic and I and someone else? maybe multiple someone elses?) in existence and that episode is always a pleasure since Rose and the TARDIS obviously adore each other, and I really want to read a reunion that takes place during or after "Hide." The line about "it's not a ghost story, it's a love story" and yearning across time and space... that's it. That's ElevenRose. I think one might exist but I keep losing the link.... Sorry for the novel-length answer but there are just so many good fics!

16: oh, lord- okay. so, i think that they're all human and inhuman in different ways, which makes this really challenging to answer. they all feel very human, and at the same time, alarm bells go off in my brain when they do literally anything! thirteen is anxious and more skittish, twelve has physical boundaries but is very kind (like a lot of people i know), eleven is a total dad but also very not human, and it goes on and on.... it's hard to choose.
if you forced me to, i'd say that five is the most human. he radiates That's Just A Guy energy like nobody else, despite the celery.

57. well... funnily enough, i don't really think about the monsters in doctor who! for me, they exist to facilitate stories in which characters overcome limits, form friendships, and try new things. so, i suppose, any monster that makes the characters develop as people or face their fears is a successful one.
71. my favorite alien tech is mostly gallifreyan - the fob watch, chameleon arch, confession dial, stellar manipulator/hand of omega. i'm mostly a fan of the show because of the lore and the characters, and these devices facilitate a lot of stories! they also look dope-

80. honestly, i think we passed the point of no return a long time ago. doctor who will always be a beloved show - if not for its plots and characters, then for its endless sandbox universe of infinite potential!
81. it seems like, no matter where anyone goes, they're always on the brink of death, or kidnapping or poisoning or getting maimed or blown up or shot or- anyway. seeing this, i'd take the risk and go to an alien planet in the distant future. i want to see new things!

89. i'd meet the doctor by running towards an explosion to see if i could help anyone. when i get there, they'd probably be like, "here! hold these two wires together!" and then run off. and i'd just... hold the wires.
91. god, i'd love to have a historical joan of arc episode, but i think it would be way too dark for the show... i know that she's problematic, and that religious topics are largely a no-no, but her story is so tragic but inspiring for young girls - not in the "violence is the answer" way, but in that "standing up for yourself/being steadfast in a society that hates you for existing is a moral imperative, and if they don't see it now, then your strength and resilience will change the future for the better." same goes for civil rights stories, and the stonewall riots! GIVE THEM TO ME!!!!!!!

92. the whole bit about dancing around gender is... frustrating. because we just got our first female-presenting doctor, but so far, there's been virtually no discussion about how she feels, what she thinks, what she wants! yes, gallifreyans are beyond gender, but also, this is a brand new experience! the doctor has been male-presenting for THOUSANDS OF YEARS. regardless of how distanced the doctor is from how their body looks, i feel like there should've been... something. anything. i feel like the BBC just didn't want to deal with gender because then they'd risk angering Those Fans™️ by validating/exploring body dysmorphia and the trans experience in a way that isn't a joke.
100. i'd basically do what Stranded, or The Power of Three, or Vincent and the Doctor did! i want an episode where the doctor and their companions are stuck in a normal place and a normal time, and they have to deal with the cabin fever together. i'm not sure how well that would translate into just one episode - it would be more of a season, and the doctor would start finding aliens to talk to on earth, maybe forming a little support group for their own sanity. then, at the end, the companions and this rag-tag bunch of aliens would come together to save the world! all around, a season about friendship.

whew, thank you!! this took me a little while to get through, but it was fun!
2. your age at the time of the revival?
i was twelve! but my parents were never into the show, and we didn't watch much tv anyway, so i didn't even know about doctor who until high school and i didn't actually watch it until it came to netflix when i was in college.
5. which dw character did you play on the playground?
i dressed up as the tardis for halloween one year and my partner dressed up as eleven. we looked very cute and i still have my blue onesie!
11. who is your doctor?
nine. unquestionably nine. i'm pretty sure i saw some episodes out of order—one with eleven first (which got me sort of tentatively interested), and then one with ten (which sparked some early-onset dt thirst), but when i finally decided to go back and start over with nine? that's when i fell in love with the show, and with the doctor, and with rose.
17. best multi-doctor story?
the one that exists in my head, lmao. no, but really, the fiftieth is the only one i've ever really sat down and watched and we all know how i feel about that...
22. favourite secondary companion?
does jack count? because i always love me some captain jack harkness. i'm so predictable. runner-up is c'rizz, though, again, i can't tell if he counts as secondary. i love my weird lil alien <3
23. least favourite companion?
it's a tie between clara and river. which bums me out, because i really do enjoy jenna coleman as an actress, and she's so lovely... just. neither of them are for me, alas.
34. best two-parter?
the impossible planet/the satan pit, absolutely top tier in terms of stakes, secondary casting, rose and the doctor dynamics, the introduction of the ood, the helmet kiss, the speech, the doctor opening up to a stranger as he descends into the pit... all of it's so good!!!!

series one my beloved <3
57. in your opinion, what makes a monster good?
this is such a hard question!! for me, monsters are at their best when they have the capacity to really take away your sense of self. possessions and body-snatchers really work for me. the gelth, the flood, the gas-mask people... i mean, it can obviously done in a silly way (see: the slitheen), but even that is just genuinely terrifying. for your body or some part of you to continue while your mind and memories are gone... and that taps into the sort of fundamental fear of the doctor themself, every time they regenerate. the pervasive threat of loss of identity is a core part of the show.
59. best dalek story?
dalek in series one. but then, robert shearman could write anything and i'd probably love it.
60. best one time villain/monster?
i'm a fan of the good old lupine wavelength haemovariform. so scary, and so sad.
73. favourite tardis design?
i am very, very partial to twelve's tardis. all the bookshelves... the sunken console area... the color palette... it's all very good.
85. monster you’d like to defeat/fight?
does the master count? i want to defeat them purely so they don't come back.
91. historical event would you like to see in dw?
i don't know about historical events, but i want the doctor to go back in time and kick margaret thatcher's ass so, so badly. nine being like, "did i not specifically mention the welfare state?" is exactly what i want to see.

Top 3 Aha Moments in Real Estate with Jay Conner & Chaffee-Thanh Nguyen

Well, Chaffee, you’re the one that came up with the idea for the show today, and that is we can talk about the live event a little bit and we had 74, what we call “A-ha moments.” So, tell everybody what “A-ha moment” is at the live event, Chaffee.

So, first of all, let me say that this was one of the best live events that we had a long time in forever. And so to have everyone there, it was a full crowd, full room. Everyone was up in mixing and mingling and having the time and most importantly learning what to do in their business, following Jay’s processes and systems. And as you can see, it’s multiple pages before an “A-ha moment,” which is a moment where Jay talks and trains and teaches about what to do and how to do it.
And the little light bulb comes on and it’s like, “A-ha! I’ve got it! It makes sense!”

We don’t have near the time to review all 74 of them, but review just a few of the comments that the live event attendees wrote down and turned in as light bulb moments, from learning at the event. But, Chaffee, lets you take a moment and tell folks about your background and how it is we work together.

Sure. So when I was growing up, I was told you gotta go to school, get good grades and get a good job or J-O-B as we call it, right? And so that’s what it is. I did. I went to school, I got great grades.
I’m Asian, of course. So I get straight A’s and good stuff.

That’s right. I was good at Math. So like a lot of Asians during my time, we were either doctors or engineers and I became an engineer, went to college, got big grades again and got a job as an engineer. So I’m working as an engineer in the corporate world at a multi-billion dollar company. And it was always nagging at me, Jay, that I needed to do more. I needed to do something else because I wasn’t made to be an engineer. I was made to do a lot more than go to a job, 8:00 in the morning and come home at 8:00 at night, 10, 12 hours a day working for somebody else, doing something that I might be good at, only I don’t really enjoy, or I don’t have really have a passion about. So during that time I decided to start something on the side and that was my real estate business. Started investing in 2002 and lost a ton of money on my first deal day.

Uh-oh. There’s one big lesson right there.

That’s a book that I need to write, right? Of what not to do. And one thing that I didn’t have, just to share with everybody, one thing that I did now was a coach or a mentor to call up and say, “What’s going on? What am I doing wrong? Or what am I not doing? What should I be doing that I’m not doing?” And that’s really what got me in trouble, Jay, was really some of the things that I should have done that I wasn’t doing. So it wasn’t necessarily that I was doing something wrong. It was, I was missing some steps. I’m missing some things that I should’ve been doing. And so I lost a ton of money in that first deal. Learned, I went through the school of hard knocks and, and you know, lost a ton of money.
And then I got smart and I said, I need help. And so I got a mentor, I got a coach and started doing some more deals. And then I realized how powerful a coach and a mentor can be for somebody’s business and success. And that led me to personal development, which led me to fall in love with coaching. And so I started transitioning from real estate into coaching. And then while I was coaching at a real estate event, I met this guy right here, Mr. Jay Conner. And it was like a spark right away. It was like, I like this guy. He would resonate. And I like what he’s doing. And at that time you were just starting your Where To Get The Money Now course. And you’re like, I’m going to be a speaker and a trainer.
I’m like, “Me, too. I’m doing the same thing, I’m a speaker and a trainer, too.”
And so we’ve gotten in touch over the years. And then, Jay, you started blowing up. I mean, you started teaching and training a whole ton of people. And along the way, he said, “Hey, Chafee, come join the party.” And I was just like, “I’m there.” Like, where am I at? And let’s join the party and-

You’ve probably been coming to all of our live events. It’s probably been 7 years or more, 7, 8 years, something like that. But yeah, Chaffee helps me run my mastermind group, as well. So, wow! Mastermind group is starting to blow up big time. Because we had 22 of us in the room, thereabouts, 20, 22 of us in the room, the week before last at the mastermind. And we almost doubled that now, but yeah, Chaffee’s a very, very important part of my team when it comes to working with our students and et cetera.
So anyway, as I mentioned, we just have gone through these A-ha moments. So let’s just go back and forth, Chaffee. This first one here. So I’m gonna read the A-ha moment, but then I’m gonna ask you to expand or to really talk about what it means in a very easy, simple to understand way. So George at the live event wrote down, his A-ha moment was, “Substituting the collateral while I was a lender to continue earning interest on a loan for a longer period of time, should the original property sell in less than six months.” So,how about unpacking that. First of all, a good place to start is, make sure everybody knows what we mean when we say, “collateral.” What’s collateral?

So collateral is what you get in place of the money that you’re lending.
And in our case, Jay, or your case, the collateral is the property. And so they get the property. If something happens and you’re unable to make that payment back to them, then they can go and get the property. And a lot of times they’ll end up with a lot more money when they get the property because you’re only buying those properties that are certain after-repair value, 75% of the ARV, as we say. And so they’re better off getting a property only, obviously you’ve always paid everybody back. And so they’ve never had to use that collateral.

Yeah, these A-ha moments. So the name of the event that we just said is called The Private Money Academy Conference. So the emphasis of the event is on how to quickly and easily get a lot of private money. So let’s be clear, first of all, Chaffee, and make sure everybody understands what we mean by “private money.” What are we not talking about and who is a private lender or what is a private lender?

So just to be clear, private money typically comes from somebody that doesn’t really do real estate. They don’t want to get involved in real estate. They’re busy or they have other things that they want to do in their life. And they want a greater return on their money. Sometimes people confuse private lenders with hard money lenders and these are professional money lenders. And so they charge points and they charge high interest rates. And that’s what most people are familiar with. That’s what most people use, are hard money lenders. They’re not banks, they’re not institutions. They’re just people. Most of these people are retired or they’re professionals with high incomes and they have money sitting in a bank or in a retirement account, earning them less than 1% typically. And they’re looking to earn a lot more.

So private lenders are human beings, right? As Chaffee just said, you’re not borrowing money from any kind of bank or mortgage company or broker of money. These are individuals. In fact, Carol Joy and I right now have 47 individuals that are loaning us money, investing with us to do deals. We pay them a higher rate of return, safe and secure, but nowhere near a hard money lender’s rates. One thing that’s very different about this world of private money is we make the rules as the real estate investor. We set the program, like resetting the interest rate. We determine how long the notes are. In Kentucky, they call it a 360. It’s actually a 180. So it’s the opposite direction of how it works when you’re borrowing money from a bank. When I was borrowing money from the banks up until 2009, my first 6 years, that’s where I thought, that’s what you had to do.
You had to go to the bank and borrow the money to fund your deals. Well, 2003 to 2009, that’s what I did. But since that time, and then this world of private money, we have created our own program. And like we said, the interest rate, how much interest rate would you pay, the frequency of payments, and et cetera. So back to this coming here on this A-ha moment, George says substituting collateral allows the lender to continue earning interest. So what I taught in the section was that when you have borrowed money for your real estate deal, and it sounded like I borrow a lot of what we call “seconds” or junior lien position, smaller amounts of private money, not a lot of money that I used to buy a house, but for rehab and say, for example, so I may have like a $30,000 note that I’ve borrowed to rehab a house.
Now let’s say I sell that house and the note has not expired. So if I have another property, another collate piece of collateral that I have, then I keep that note open so that the lender can keep earning their interest. And I don’t have to pay off that $30,000 note, in this example, I can just substitute or change the collateral that’s backing that note. Does that make sense, Chaffee?

Yeah. What you’re saying is that you don’t have to pay back that private lender and pay them on the interest because you still have time left on that note. So instead of them only getting interest on four months of payments because you sold the property within 4 months, you know, it’s a 12-month note, you got eight months left. You just take that and put it on another property and they continue to get paid on those 8 months.
Something that goes along with that is a lot of times when I have a new private lender that is doing business with us, if I cash out, I’m going to pay them off or whatever. One of the first things they say is, “Well, Jay, can’t you just keep the money? I don’t want the money back.” And the answer is, you got to either substitute- If you’re doing the business my way cause we can’t borrow any unsecured money. It’s all backed by real estate. Can I do that legally? Sure. But I want to protect and give the security to the private lenders. So they’ll ask, “Well, can’t you just keep the money, Jay?” And the answer is I can, if I’ve got another property that I can collateralize that note. And the worst, I can’t, I’m just not going to keep the money.
If you pay off and you’re also shooting the collateral, then the real estate attorney can’t keep it in their escrow account, what we call “unassigned” and I mean that they’re not a savings account, right? So either got to pay them back or settle through the collateral. We gotta do our next one, Chaffee. What we’ve got here on the sheet?

I like this one that Felicia had which is, “Sellers do not know what they will accept until you make the offer.”

Yes. That’s always an A-ha moment. So the A-ha moment is that sellers do not know what they will accept until you make an offer. But now I’ve heard you say this a hundred times, Chaffee, “I’ve never bought a house that I didn’t make an offer on.” Right? So the reason this is such an important point is I just know from experience, it happens all the time and Carol Joy and I, and my team, we do 2 to 3 deals a month, right?
Not a lot of deals, but 420 rehabs since we started this back in 2003. What I’ve learned over all these years is that regardless of what the seller says is the least they will accept. Now, this is particularly if they’re talking to someone else on your team, like the acquisitions. So I have a full-time acquisitionist that does the initial negotiating with the sellers. So regardless of what they tell Kim, our acquisitionist, then I’ll run the numbers. I may not be able to offer that amount of money that he said was the least they would take. So a lot of times I’ll get back to Kim and I’ll offer much, much less. For example, we’ve got a house over in Beaufort right now, that lead came in from one of our bird dogs, a.k.a. Field Agent, a.k.a. Ant Farmer. Anyway, they sent me a picture of this FSBO sign.
And we got up into the seller, Chaffee, and the seller told Kim, in fact it was an inherited property, told him they weren’t going to take one penny less than $300,000. We ran the numbers. I couldn’t offer $300,000 to make it work. The most I could offer was 250,000. So I went back to Kim. I said, “Give them the offer,” and I’m just not offering 250,000, it’s how this offer is framed and presented. I said, “All cash,” i.e. private money, private in there to buy it. And then I could close in 7 days. I knew the house was vacant. I knew it was imperative. There’s no emotional attachment to this property. And these 2 sisters just want to cash out. And so I said, “We close in 7 days, all cash. Don’t have to go get approved for a mortgage or get approved for a loan.”
And that was $50,000 less than just what they said, the least they’d take is 300, and Chaffee, they accepted it. Boom, no conversation. They accepted it, $50,000 less. So as is written down here. They really don’t know. I think they may have really thought that in their head, they may not have been playing any games, but when you’ve got an all-cash offer offered to you and you can have all that cash in 7 days. I mean, that will affect the way you think. Right, Chaffee?

Absolutely. I mean that’s a $50,000 lesson right there, right?

Exactly. Exactly. So the takeaway from that for me is, if you want the property, make the offer, period.

Let me add why I think that’s also very important is that before you even get to the conversation with the seller, Jay, a lot of students that I’ve talked to that have trouble or challenges finding deals always tell me, like I asked him, “How many offers did you make?”
And they’ll say like, “2 or 3.” I go, “Why haven’t you made more offers?” And they’ll say, “Well, the numbers don’t make sense.” And so that’s a wall for them, right? That’s a mental wall that says they look at the numbers from the MLS or the lead sheet or wherever they got that lead from and say, well, you know, it just doesn’t make sense. Like, they want more, it doesn’t meet the MAO, the maximum allowable offer, or it’s above that. So it’s not a lead, let me just throw it away. And regardless of what the numbers say, if you just make the offer, according to what your numbers should be, you’ll be surprised at how many people come back and counter the offer or start that negotiation process. Or as you said, Jay, just take it because they want out.

Exactly, and there’s an art to making the offer as well.
So we’re going to make the offer, but we’re also going to justify the offer. Many times we will share my formula that I use with the seller. Now I say, the math is what makes the decision and what we can do. And we just get the white elephant out of the conversation, like right up front. In fact, the sellers that I was visiting with this past Friday, I sat down with them for two hours, I still make offers myself. I enjoy visiting people. So I’m sitting down with these people. And so I knew what their number was and we were $30,000 off. And so I had already gone through the house and looked at the repairs that they needed and etc.
And I told them right up front and I said, “Look, I think we’re going to have to work something out,” but I’ll tell you it doesn’t work out all the time. We call that the ‘takeaway,’ right? But I just get the white elephant out of the way by saying, you know what, unless this is a win for you and a win for her husband that was sitting there as well. And this is a win for both of you and a win for me then I don’t want to be a part of it. I don’t want to be involved in any transaction where everybody is not winning. And for everybody to win, all of us have got to give a little bit, too, for that to happen for a long time. So I justified the offer by actually sharing the formula and the math.  
I don’t want to come across as though I am just like pulling some figure out of thin air and just trying to make an extra $30,000 and be some greedy real estate investor. There’s an actual formula to where this comes from and I actually gave him a choice. And one I’m gonna bring up now is not on the A-ha moments, but we talked about it at lunch and that is, I gave them multiple offers. I gave them a choice. And quite frankly, I was happy with whatever choice they took, I said, “Look, I can buy this property.” Of course they never heard of the subject to the existing note, nobody’s ever heard of it. So you gotta like, dumb that conversation down, but I said I can pay you all cash, or I can give you $10,000 more if I buy it from you with what we call,
“subject to the existing note,” or “subject to,” as most real estate investors. And they immediately took the 10,000 more. That’s what they had in their- at least these people were current. I mean, they got fantastic credit. So just to make sure everybody understands, Chaffee, tell our audience and listeners and viewers here, what do we mean by buying a property, subject to the existing note?

So when we say “buy, subject to the existing note,” which is not something that you would actually say to the seller. You’re not going to say I’m going to buy your property subject to the existing note because that’s right over their head, right? So basically they have a mortgage on that property with the bank or with a credit union or some institution. And all you’re going to do is you’re going to make their payments for them.
So they’re not getting rid of that loan, instead, you’re just gonna pay those payments as they come on a monthly basis and they’re going to transfer the title of the property to you. So you’re going to own the property and make payments as if it was your loan, except the loan stays in their name. So that’s the only thing. You’re making their payments and you’re taking over the property and they can go on their happy way and live their life. So they don’t have to worry about those monthly payments anymore. And oftentimes Jay, with “subject to,” with the strategy that you use, if somebody is behind on payments, you’re actually helping them fix their credit because you’re making those on-time monthly payments. Now, in this case, they were on time. So you don’t have to do that. And as long as you continue to make those payments for them, that’s still helping their credit build up because that’s a loan on their property being paid on time

Yeah. So they are actually getting in this transaction that I’m talking about, they are actually getting about $34,000 more than their payoff. So I’m buying it to the existing note, making the payments on that outstanding balance until I find a buyer and cash out. So the difference that I’m paying them, I explained to them, you’re getting the same amount of money in your pocket. Whether I pay all cash and pay off your mortgage, or if I buy it, this is what I call Option B and explained to them how “subject to” works. You’re still getting the same amount of money in your pocket. It’s just a matter of whether I’m going to be paying off your mortgage right now. And so what else am I going to do on this deal? I’m buying it, set it into the existing note, and then I’m going to borrow private money in a second position or a junior position, and use that little bit of private money to go ahead and give them their cash when we close on it.
One A-ha moment that I’ve read on here is they just made a statement that they heard me say to a lot of them all the time. And that is you can make really big money in this business in a very, very small market. So what’s the population of where you and your family live up in the Chicago area?

There’s about 8 million people in the city and the surrounding areas.

Yeah. So he’s at 8 million. So me and Carol Joy are here in 40,000, so we did 2 to 3 deals a month, even when it’s become more challenging now to find deals in the market that we’re in.
But as I said, we do 2 to 3 a month, and we’re still averaging all this $70,000 profit per deal. Well, let’s fill up under contract that I’ve been telling everybody about. The after-repair value is right around 300,000 and I can put maybe $5,000 in this house. It’s already been totally rehabbed. There’s a little bit left upstairs. Well, here’s the math, I’m buying it for 160,000. It’s worth right at 300. And all I got to put in is about $5,000. So I didn’t have to take that to the committee to get the approval on that one.

Let me just repeat that so everyone listening understands, Jay, is that these individuals are current on their payments and the house is worth about 300 after repair. And they’re willing to sell it to you for 160 and they’re allowing you to take over their payments.
And is that a real deal, Jay? Do those kinds of deals exist?

Well, I’ll be able to show you the contract. I’d be able to show you the deed this coming Monday. But this is not an out of ordinary deal by any imagination. One question someone may be thinking right now is, well, why would somebody trust me to make their payments and give up all that equity? Couldn’t they put the house in the multiple listing service? They could, even though it still needs some repair upstairs. But I always ask people, “How did you know where to find us?” And we did marketing consistently everyday. We do Facebook ads. We do Google ads. We do direct mail to people that are behind and in foreclosure, et cetera. So I asked this lady, I said, “How did you find me?”
She says, “We’ve been living here for 28 years and we know what you do.” I mean, if you live around here, you’re going to see my face and you’re going to see my marketing on Facebook. And so she’s “All I did was I just went to Google and I Googled ‘Jay buys houses.’ ” There it was. But back to the question, why would someone be willing to do what we’re doing? Well, people do things for their own reasons. Sometimes you’re not even actually sure, but since I sat down with these people for two hours, I know why. The husband is not in good health and it’s like a hundred degrees here. He’s been working on this house for over a year. And he came in from the heat last week and his wife is worried sick that something’s going to happen to him.
And she’s going to be stuck with the burden of this house. And she tells me that she tells me that multiple times. She says, “I just don’t want to have the risk of being stuck and having the burden of this.” And in fact, on this “subject to” things they never heard of, I said, “Well, you get with me giving you $10,000 more, option B way,” I said, “The only thing you have to decide is, are you going to trust me to make your payments?” And I said, “Why wouldn’t I make your payments? I can’t sell a house and fix it up and all that if I’m not making your payments, right? I don’t want the bank to take it away from me, particularly when I’m getting ready to put this rehab money in it.”
So the short answer to the question, “Who would be willing to sell their house this way?” And the short answer is, “A motivated seller.”

And that’s the key. So I hear it all the time, Jay, is that, “No, I don’t. I can’t find these deals out there. No one will ever sell me these properties.” And the reason is that you’re talking to unmotivated sellers. Most of them are For Sale By Owner because they’re too cheap to hire real estate agents. So they’re not motivated. They just want more money and those, I think For Sale By Owners, you can definitely find some deals with them. If you find the right For Sale By Owner, only is you have to filter through a whole ton, a lot of them. And I think that it’s good practice for you to learn how to speak to people and just realize you want marketing channels in place to get those motivated sellers contacting you so that you don’t have to go out there and talk to a thousand people for you to find the 1 or 2 motivated sellers from those FSBOs out there.

Parting comments is – Go out there. Don’t be afraid to make offers. Find somebody who you can resonate with, who you like, who has a system and a process that can help hold your hand to do this business and show you how to do the things that you need to do. Unlike me, when I first started, right? Find somebody that’s going to teach you this business so that you can do this business and it can allow you to change your life and live life with the passion that you want or do the things that you’re passionate about. Because, you know, I hear a lot of people all the time, Jay. I’ve watched 30 hours of YouTube videos every single week on how to do real estate.
And I hadn’t done a deal, right? Well that’s because you don’t have somebody like Mr. Jay Conner telling you, guiding you, teaching you step-by-step, what to do and how to do it. You’re watching a thousand different videos that tell you all different things. So you’re either going to pay through the school of hard knocks and learn through mistakes, or you’re going to find somebody and go through and hire a good mentor or coach that’s going to show you how to do this business and do it successfully. And it’s going to be a lot less headaches. So you can do this business, just find the right people to work with and it will change your life.
