US mortgage rates plummeted this week after weaker-than-expected employment data raised the odds of the Federal Reserve cutting interest rates next month. It’s a big step in the right direction for America’s notoriously unaffordable housing market. The standard 30-year fixed-rate mortgage averaged 6.47% this week, mortgage financing giant Freddie Mac said Thursday. That’s down substantially from last week’s average of 6.73% and marks the lowest level since May 2023. This week’s drop was the biggest since late December. Mortgage rates have steadily fallen over the past several weeks since reaching a 2024 peak of 7.22% in early May. Rates are down from a two-decade high seen late last year. “The decline in mortgage rates does increase prospective homebuyers’ purchasing power and should begin to pique their interest in making a move,” said Sam Khater, Freddie Mac’s chief economist, in a release. “Additionally, this drop in rates is already providing some existing homeowners the opportunity to refinance, with the refinance share of market mortgage applications reaching nearly 42 percent, the highest since March 2022.”

not to be ungrateful but i don't get paid enough at my job lol

#the problem with jobs that people do bc they love the work is that it doesn't pay well and you will be overworked to death #genuinely couldn't quit bc i love the kids too much already but 15 an hour is....not ideal tbh....#how am i supposed to make future plans in these conditions #i cant ask for a raise ive only worked here 3 months but ugh #the only reason i got hired is i finally broke my rule abt the minimum hourly rate i was willing to accept #i applied to the two 14-16 an hour jobs and used the one i already accepted to get this one to gove me 15 instead of 14 #but that's still not a lot tbh #need to buy an oven since we havent had a working one since january #and i keep gping ok next time i get paid i will buy an oven #and it hasnt happened yet #and i need.....17k to invest in starting my own business and i will not see a return on that for a very long time 😭#and i have no idea where that money will be coming from lol #fortunately its not that time sensitive except it kind of needs to happen in the next year or two probably but idk #if i dont do what i need to do idk what will happen but i think the issue will become more expensive but also maybe less expensive #but also uglier and make my neighbors mad #but i have no choice but to wait bc i have no money for that lol #anyway #17k is my immediate expense but i also need to come up with the money to eventually buy my parents house somehow #and i dont even make enough to pay the mortgage 😭#fortunately i dont need to do that for a long time but...eventually #anywayssss #how am i supposed to live laugh love in these conditions #i do love working with kids but jts hard work and all my coworkers are petty and hate eachother so its a lot #and i dont make enough money to live fr #im so lucky i live w my parents bc nobody at my job makes enough to live on their own lol #also the sheep that are supposed to be clearing brush got sick and went back to their farm and they're not coming back this year at all #so we need to brush hog it #or contract another farm #im not sure if its even safe w their poop all over the place snd im not getting any communication from the farmers #but it lowkey might be better to get our own sheep but thats so much work i dont want to think abt doing livestock

reading this book for class and this guy says that 2 of 3 americans own their homes and im like. ok. when was this book written?? how does that stat hold up today?

the book was last copyrighted in 2006. this man hadnt even experienced the 2008 recession yet.

#jordan talks #his conclusions seem really tenuous living in a second housing crisis #did look it up. there is a rate that matches that ratio.#but its census data and it includes people on a mortgage #and its a percentage of people in homes who own them. not the whole population #from 2024 ish #there was something else i found from 2022 estimated free and clear ownership #as in. totally paid off. that was 23%#anyways the book is just very dated #free me

How are things going post-move? How many boxes left unpacked? Anything hung on the walls yet? What’s your kitchen like? Said hi to any neighbors?

So far so good! Bébé's new daycare starts Monday, and I think things will feel a lot more normal and relaxed once we're all truly back in our routines and her various grandparents (who have been heroically covering childcare for the last three weeks) clear out.

There ARE some things hung on the walls, but mainly because the previous tenants left a number of nails and hooks behind, most of them in convenient places. The walls are plaster and I've been finding it unexpectedly difficult to hammer new nails in so far, so we're gonna see if the handyman can work some magic there.

The boxes question is complicated because there are some things we're just not planning to unpack, like gardening supplies (our current landladies are responsible for yard upkeep) and clothes and toys and things Bébé has grown out of but that we'd like to hold onto in the eventual event of a younger sibling—not necessarily in this house, though. Fortunately, we have a TON of space and had planned on storing such things, so nothing's feeling cluttered.

The kitchen is a good size and our stuff seems to fit! It hasn't been updated/renovated in a good few decades, so while I think the appliances might be newer, there's no island (an old IKEA table is doing that job) and generally it just needs some zhushing. But it's comfortable and serviceable.

That's been the case with the whole house, really—great for the year or two we intended to live here but not something we'd want to own, or deal with renovating in its entirety.

We've met a few neighbors (including the landladies, a married couple who live around the corner), and every single person has been lovely and welcoming! One next-door neighbor also has a very friendly gigantic black lab puppy, and Phoebe has seemed to enjoy racing him with the fence betwixt. (Benedict is big enough that I actually think she's more comfortable that way.)

Perhaps also of note is that there is a positively aces corner café literally three houses down from us on the main drag! We have all but moved in there as well.

#stars + steel city #we would really like to buy but also want to wait for rates to come down (if only) and to have our bearings a bit more #before committing to a location and mortgage and all #plus it's ALL old houses in the city so you're either paying for someone else to have done the renovations #or committing to doing so yourself in buying #so we gotta really know what we're getting into in a way that we did not and could not coming from out of town #ideally i'd rather pay for someone else to have done the work #we got VERY lucky in that regard in our last home #but tbd #is this the real life?#stpauligirl #ask me ask me ask me

so in like the best news of my life ever: I might be buying a house with my boyfriend this year!!?!??

#it's been sort a background idea for a month or so but today i went to see it for the first time and it's actually beginning to be real #basically his great grandad passed away in december and his house has been in the family for 110 years #so obviously they're keen to keep it in the family #and it would be an ideal first home #we have enough savings for a decent deposit and then his parents are going to loan us some extra on a lower interest rate #so our mortgage won't be too huge #and then it's a big project because it's all very dated and needs redoing #but it's so exciting!!!!#i know this is like a massive privilege (and not something i expected to be possible any time soon) so i don't want to seem braggy about it #but the idea of living with my bf and getting to have my own space is genuinely a dream come true i can't believe it #talking

i’m tired and frustrated and grumpy and things around me really aren’t helping. i do miss having my own place a lot but fucking hell the prices of house and the interest rates mean that even if i could get a mortgage id be getting shafted each month and have no idea how long id be able to keep it up

#even good rates on moderately priced houses mean like 60% of my monthly would be mortgage repayments #if there was someone who’d be willing to go half’s on this shit it’d make things way easier #but like i’m looking for a place around my family so the chance of that is not exactly high #tbh i don’t think living at my dads it great for me #but i need the space and my mother’s doesn’t have it #especially with my gran moving in eventually the only room my office would fit in would disappear #basically i need to save and this is the only place i can do that and still have more than a single bedroom

jokes where people are like "I should've bought a house during the market crash in 2008 instead of being a child" are so funny to me bc I know it's a joke but its like wow y'all really do not know what happened during that do you lmfaooo

#the only people who were buying houses were people who already had money #do yall have any idea how many people became homeless in 2008 #i feel like some people have this perception that it was primarily stock brokers who were hurt by that crash #and not the millions of families living in places with sub prime mortgages who had their homes suddenly foreclosed on #interest rates were relatively high and banks were extremely hesitant to lend. regular people werent just buying houses #anyway i was one of the 6-10 million people who became homeless for a significant period of time as a result of this #and its wild seeing people who obviously grew up with enough money that the crash didnt affect them like that say this stuff #again. its a joke and i get that. just a joke that is hard to reconcile with the experience i had as a homeless 10 year old
