Hey dawn you should join the Hot ones!
I'm all for it! So long as it's not in state. After a small, tiny, incident with a bit of wasabi where I maybe threatened people, damaged some property and other stuff I don't know because I guess I blacked out. I'm not allowed anything over mild around Burbank, most of the San Fernando area and a little beyond.
All I remember is it touched my tongue, and then I woke up on top of the observatory in Griffith with a court date.

IMAGES: U.S. Navy and Air Force recreate iconic scene from the 1970s
Fernando Valduga By Fernando Valduga 01/13/2024 - 21:39in Military
The U.S. Navy and Air Force recently recreated a famous photo from the 1970s to highlight the national asset that is the R-2508 test field in Southern California.
The photo, which shows a Navy F-4J Phantom from the then Four Air Assessment and Test Squadron (VX-4) based on Point Mugu in formation with one of the legendary SR-71 Blackbirds flying more than Mach 3 from the USAF Air Base in Beale, was originally staged to put these two black birds together in the test range of the R-2508.
Tumblr media
The famous photo of the F-4J "Vandy 1" flying in formation with an SR-71 in 1972. (Photo: U.S. Navy)
Referred to as "R-2508 Complex", the range extends over more than 51,700 square kilometers of special-purpose airspace, covering parts of Fresno, Inyo, Kern, Los Angeles, San Bernardino and Tulare counties. Most of the Complex is above other federally owned lands, including national parks, national forests and Bureau of Land Management (BLM) properties.
Airspace is a vital national good, crucial for the testing and development of aircraft, spacecraft and other advanced technologies, fundamental to national security. It is the largest land area of special-use airspace in the U.S., established during the height of the Cold War in 1955 as a controlled space to operate experimental aircraft and other military aircraft in tests and operational evaluations.
Tumblr media
Most of America's world-famous "X planes" flew and were developed here. They still occupy their skies today. The area is administered and used by the China Lake Naval Air Weapons Station, the National Army Training Center in Fort Irwin and the Air Force Test Center at Edwards Air Base, all in California.
Recently, the Air Test and Evaluation Squadron 9 (VX-9), successor to the VX-4, organized a photographic flight session to celebrate the formation seen above. In doing so, it draws attention to the legacy of military aerospace testing in Southern California, to almost 70 years of multi-service cooperation in testing and evaluation, and to the value of R-2508, which is threatened by the invasion.
Tumblr media
Well above the test range, a VX-9 F/A-18F Super Hornet encountered a U-2 Dragon Lady operated by the U.S. Air Force Life Cycle Management Center support center at Plant 42, part of the 412ª Test Wing at Edwards Air Base.
Tumblr media
The aircraft, a contemporary of the SR-71 that remains active and the other that represents the heart of the U.S. Navy's fighter fleet, formed after completing its own separate test missions, reminding us of what the U.S. is still able to do - if it still has the will.
Tumblr media
The F-4J "Vandy-1" or "Black Bunny" makes a low passage at high speed with another F-4 Phantom.
The Super Hornet is coated with the glossy black painting scheme that became famous for the VX-4. In U.S. Navy circles, it is said that bright black paint was applied to a VX-4 Phantom in 1969 during night tests. The radio call sign of the VX-4 squadron was "Vanderbilt" or Vandy, for short. The squadron captain's jet was known as "Vandy-1" and it was this plane that carried the black scheme.
Tumblr media
The famous F-4J Phantom II attributed to the VX-4 portrayed after employing a drag kick during landing after a flight demonstration on NAS Pt. Mugu, California, in 1974.
It also carried the logo of what was then an American institution - Playboy magazine. In 1969, Hugh Heffner's Playboy Enterprises bought a Douglas DC-9 commercial aircraft and converted it into a large executive jet with bright black paint and its renowned rabbit logo on the tail. It was capriciously called "Big Bunny".
Not long after, several sources claim that a photo of the Vandy-1 with the rabbit logo stamped on its vertical stabilizer began to circulate in October 1971. Wags referred to the black Phantom of the VX-4 as the "Black Bunny".
Tumblr media
Playboy owner Hugh Heffner's DC-9 lands in London.
Playboy Enterprises is said to have sent a letter to the VX-4 warning the squad that the rabbit logo on the Vandy-1 was not approved and suggested a possible legal action. But Playboy astutely added that no action would be taken if the squad used a rabbit stencil provided by the company to reflect its world-renowned trademark art.
Whether it was enacted by Heffner or another executive of the company, it was a cunning move and, subsequently, the official stencils were sent to the U.S. Navy to match Playboy's design. The rabbit was also seen in the successor to the VX-4, Vandy-1, an F-14 Tomcat and, appropriately, in a USAF SR-71 dubbed "Rapid Rabbit" that was almost shot down over Hanoi in 1972.
Tumblr media

Tumblr media

The Playboy logo disappeared in the early 2000s, as American society became increasingly politically correct and, in today's indisputably toxic social climate, it cannot appear in the VX-9's Super Hornet "Vandy-1".
But the feeling of pride, friendship and loyalty suggested still exists in the military flight test community. As noted, the R-2508 is fundamental to the work carried out by the organizations that use it. However, the pressure from renewable energy lobbies and the frequency spectrum (telecommunications) can jeopardise the scope of the test, such as urban/suburban growth sustained by the political power of real estate developers.
Preserving the air and land space that the R-2508 Complex offers - its bombing fields, supersonic corridors, low-altitude and high-speed maneuver areas, radar interception areas and refueling areas - is simple common sense.
It is worth highlighting the recognition of its value by the U.S. Navy, exemplified by the test framework at the China Lake Naval Air Weapons Station and VX-9. The U.S. Air Force agrees and according to Chase Kohler, head of communications of the 412ª Test Wing in Edwards, the photo session offered "offered an excellent look to show the joint collaboration that is the R-2508 air space complex".
Hopefully, the Navy, the Air Force and the Army can continue to collaborate for many decades.

"In Spain, the civil war continued. Marshal Serrano, head of the new executive power, made the Carlists suffer a defeat in May 1874 at Bilbao; this military success of the "dictator" was the signal for a redoubled rigor against the various popular parties.

Here is some news from the Bulletin (June 7, June 21 and July 19): "The assassinations committed by the government in San Fernando (near Cadiz) cry out for vengeance. Sixty-six workers have disappeared from this locality. The people of San Fernando know that these unfortunates, after being arrested, were taken aboard a ship, and that there, in the middle of the night, they were sewn into sacks and thrown into the sea with cannonballs on their feet. The author of this crime, Captain-General Arias, has just received the salary for his crime: he has been named Minister of the Navy."

A group of thieves broke into a Nordstrom store in Los Angeles and swiped between $60,000 and $100,000 worth of merchandise, police said Saturday.
Between 25 and 50 robbers brought the storm to Nordstrom, according to the cops, who shared video of the break-in and said they had “several investigative leads.”
“To criminals, it is just property taken,” Los Angeles police wrote on Twitter. “To those who live in the area and patronize the Topanga Mall it is a loss of feeling safe.”
The “flash mob” of thieves entered the Nordstrom at Westfield Topanga mall in the San Fernando Valley around 4 p.m., police said. They proceeded to essentially ransack the store and make off with whatever they could carry.
The robbers attacked a security guard with some kind of chemical spray, according to investigators. Sections of the store were cordoned off by caution tape into Sunday as police investigated the scene.
“What happened today at the Nordstrom in the Topanga Mall is absolutely unacceptable,” Los Angeles Mayor Karen Bass said in a statement. “Those who committed these acts and acts like it in neighboring areas must be held accountable.”
The destructive mass robbery at Westfield Topanga mall was the second such incident last week in Southern California. On Tuesday, another “flash mob” of thieves entered a Yves Saint Laurent store at The Americana at Brand in Glendale and made off with $300,000 in merchandise, according to Glendale police.
And the same Nordstrom store was hit with a smaller scale smash-and-grab in 2021, when five robbers wreaked havoc on the shop before taking off with whatever they could carry.

Sans Souci Palace
Hi gouys! This is the Sans Souci Palace, located in Buenos Aires, Argentina.
This house is set to be in a 64x64 Lot. You will need all cc from The Jim, Felixandre, SYB, Marble Mortal, GSsims, etc. It is the usual content I use for my houses.
I made the third floor but it is not completed. In fact, the residence does not have this 3rd floor, but the roof looked weird w/o it.
Some history:
The Sans Souci Palace, located in Victoria, is undoubtedly one of the architectural landmarks not only of San Fernando but also of the northern region. This December marks 100 years since its official inauguration. Its history is intertwined with the history of the neighborhood, and its construction marked a turning point in the urban vision of the district's waterfront.
To briefly recount its history, we can go back to 1911 when the Alvear siblings, Carlos María, Josefina, and Elisa, married to Mercedes Elortondo, Matías Errázuriz, and Ernesto Bosch, respectively, traveled to Paris, France, in search of an architect to design their residences on the embankments of the area. The three couples chose the trendy architect of the time: René Sergent, considered the best in neoclassical and Versailles-style architecture.
The French architect also built the Bosch Palace in Buenos Aires, which serves as the official residence of the United States ambassador, and the Errázuriz Palace, now the Museum of Decorative Arts. The Sans Souci palace, owned by Carlos María de Alvear and his family, was the last of the three projects to be designed.
In 1914, the builders Eduardo Lanús and Pablo Hary laid the foundation stone of the Palace on the land inherited by Alvear's wife in Victoria, San Fernando. In December 1918, it was officially inaugurated.
Its four facades are made of imitation stone. The stairs are made of Paris marble, while the rest of the details and finishes, although they appear to be genuine, are imitations. The imitation marble was created by Swiss craftsmen from the Italian canton who were specialists in this technique. All the carpentry in the Sans Souci Palace was made of Slavonian oak. The doors were painted to imitate the wood grain, giving them identical marks.
The gardens, which initially covered 9 hectares, were designed by the French landscape architect Carlos Thays. During the construction of the Palace, Alvear tried to buy the neighboring property belonging to the Lanusse family with the intention of demolishing it and expanding his garden. However, the Lanusse family never agreed, so a huge wall was built. Thays not only organized the garden but also planted a group of trees to hide the large wall, making it appear as though the house extended further.

Vase of Flowers with Daffodils, Carnations and Anemones Giovanna Garzoni (1600-1670, Italian)
Giovanna Garzoni was the daughter of Giacomo Garzoni of Venice and Isabetta Gaia of Ascoli, who also had Venetian ancestors. From 1615 to 1630 she lived intermittently in Venice, where she studied with her uncle Pietro Gaia, a student of Jacopo Palma the Younger , and with the calligrapher Giacomo Rogni. In 1622 she married the portrait painter Tiberio Tinelli, from whom she separated the following year. In 1630 she traveled with her brother Matteo to Naples, where she entered the service of the viceroy Fernando Alfán de Ribeira. On the way to Naples she spent some time in Rome, where she came into contact with Cassiano Dal Pozzo. In November 1632, at Christina's request, she came to Turin from France and received a position at the court of Vittorio Amadeo I. She created numerous portraits for the court and her first known still lifes. After Vittorio Amadeo's death she left Turin and probably lived in Paris, possibly also in England. From 1642 she lived as an established artist in Florence and worked particularly for the Medici. Her clients and supporters included Ferdinando II de' Medici, his wife Vittoria della Rovere and Leopoldo de' Medici. Giovanna was at the peak of her popularity at this time, selling many works and becoming somewhat wealthy. In 1651 she settled in Rome, but continued to maintain contact with her clients in Florence. She purchased a house near the Accademia di San Luca, with which she was closely associated. It is unclear whether and when she was formally accepted into the academy, but from 1654 onwards she took part in the members' meetings. In her will of 1666, the childless Garzoni bequeathed her property to the Academy on the condition that a tomb be built for her in the church of Santi Luca e Martina. This tomb was created by Mattia de Rossi in 1698, 28 years after her death.
Giovanna created mainly works in tempera, watercolor and gouache on parchment, in addition to some oil paintings on canvas. Her motifs are portraits, calligraphy and fruit and flower still lifes, and from 1630 increasingly botanical motifs. She developed a characteristic, almost pointillist technique between painting and drawing. In the style of English miniature painting, she placed many tiny dots with a special brush and delicate, dense strokes on the parchment. Her works, based on the still life tradition of Orsola Caccia, Panfilo Nuvolone and Fede Galizia, show fruit and vegetable peels, often combined with flowers, animals or foliage in a simple, symmetrical structure. Her floral still lifes are varied and display an extraordinary wealth of color. From around 1630, Giovanna's pictures show a naturalistic, non-idealized representation of plants and animals that correspond less to contemporary still life painting than to natural history painting in the tradition of Dürer or Leonardo or to the model of Jacopo Ligozzi. Giovanna was obviously knowledgeable in botany and also created illustrations for flower books. Giovanna's other works: http://www.artnet.de/k%C3%BCnstler/giovanna-garzoni/

Grandpa Buster in his forever home with Eleanor, Grandkids, pets and miniature trains 💕💕
“We moved into the ‘ranch,’ as Buster called it, in June 1956.
Buster had a swimming pool built, and, since he wanted to raise chickens, he built a chicken coop, which looked like a schoolhouse, behind the house.
Woodland Hills, which is north of Hollywood in the San Fernando Valley, did not have many residents at that time. As he was the only famous homeowner in the area, Buster was named honorary mayor of Woodland Hills.
The house in Woodland Hills was something we both adored, and when Buster was not working we enjoyed being at the ‘ranch.’ We liked having friends over for barbecues and bridge games, and we treasured our quiet moments alone. Buster had a vegetable garden and fruit trees and would spend hours watering them. He liked collecting walnuts from our nine walnut trees and enjoyed finding four-leaf clovers, something he had a talent for spotting quickly since childhood. He had a dozen Rhode Island Red hens that he called his ‘girls.’ He gave them names like Zsa Zsa, Marilyn, and Ava. He had a rooster too.
Buster swam every day and enjoyed cooking, playing his ukulele and watching television, which fascinated him. Buster loved trains. His favorite film of his own was The General, and he had a toy train that ran on tracks around our picnic table and back into the garage. The cars were big enough to hold a Coca-Cola or a hot dog, and Buster used to drive food around to our guests whenever we had a picnic”
-Eleanor Keaton
“Our swimming pool is of natural stone, and we decorate its borders with colored stones collected in each place we visit. Today the most exciting moments of my life come when I step out on my own property and walk around it, accompanied by Elmer III, my amiable 180-pound St. Bernard. Sometimes Jenny, our cat, also comes along.
There were nine walnut trees in the garden when we bought the house, and I since have put in all sorts of fruit trees, including lemon, orange, tangerine, lime, plum, peach, apple, crab apple, and apricot. We grow three kinds of grapes–Tokay, Concord and Thompson seedless–and also have raspberry and boysenberry bushes, and an artichoke bed. Each spring I grow radishes, cabbages, turnips, beefsteak tomatoes, and lettuce. I built a chicken yard in the rear of our land and a miniature railroad that carries peanuts, soda pop, sandwiches, popcorn to guests seated around a small garden house near the pool, for the accommodation of visiting grandchildren.
If there is a better place in the world to be–when I’m not in front of an audience or a camera–someone else will have to name it.”
- Buster Keaton

“‘I don't mean to paint such a bleak picture of [the 1960s],’ Tork said. ‘I still felt I was in the vanguard, along with a bunch of other people. I was pretty happy. I had a circle of friends, and it was a lot of fun. God knows, I went through a lot of scenes and found out what I needed to find out, which is, for instance, that orgies are nice, but they're only temporary and they're not fulfilling.’ Tork's infamous orgies were held at the Hollywood house he bought in 1968, previously the property of comedian Wally Cox. At the height of his fame, Tork could have paid for it in cash, but was advised against it. So he took out a huge loan and spent his money redecorating. In the master bedroom Tork's bed was eight feet by eight feet with a foam mattress six inches thick. He had a four-place bathtub put into the bathroom, along with a sauna. He had Mexican tiles laid. He carved his initials into the shower stall. There was red plush carpeting throughout the house, a wet bar in the foyer, six-by-nine-foot picture window in the living room overlooking the San Fernando Valley. The film room was a splendiferous workshop of sandblasted natural wood that housed Tork's resident filmmaker manqué. The screen covered the entire wall, offering a ten-by-twelve-foot platform for the flower of psychedelia's exploding visuals – viewed by exploding heads of all chemical persuasions, days on end. Just down the hall and across a bridge was another wing of the house. Downstairs was a cabana, leading to a fifty-foot pool. There were no houses behind his, so many people preferred to dive into the pool nude – straight out of his bathroom window. ‘I'd rather have nude swimming,’ reflected Tork; ‘it's much easier. There's a certain charge to bodies if they're covered up, and if you remove that, it takes a lot of that extra energy out of things.’ Originally, Tork brought a girl friend to live with him at the house. Then his filmmaker friend moved in. He was followed by a young woman and her son. Later a friend of his girl friend stayed there. When Tork quit the Monkees toward the end of 1968, his new group, Peter Tork and/or Release, moved in. Often, wandering downstairs of an early afternoon. Tork would come upon two or three strange bodies asleep in the walk-in fireplace. But that was all right. At the same time, it wasn't all right. ‘If you're fixed on the notion that an orgy is going to fulfill you, and one doesn't do it, you're going to try a hundred. If orgies don't do it, maybe drugs will. Like the fixated person I was then, I went from one thing to another. I had to try everything: flower power, dope, orgies, fast cars.’ His sternest nemesis was alcohol. ‘In the beginning drinking was a lot of fun,’ said Tork. ‘I have some memories of things that I did drunk that I never would have done sober, that I guess I always sort of wanted to do. But drinking isn't selective. It doesn't let you do exactly what you want to do and keep you from doing the things you don't want to do. Furthermore, at a certain point, and I think with certain personality types, it's addictive. You find you cannot drink moderately any longer. It finally reached a point with me where it was obvious that I was going to die if I kept up with it. I was never hospitalized, but I could see the path. I realized I was out of control.’”- When The Music Mattered (1984)
“During his comeback Tork discovered ‘too much chemistry' (drugs, not the high school course) was beginning to blur the faculties and waste the resources, financially, physically, spiritually, morally and emotionally. ‘Then a miracle happened. I found, “The Difference.” ‘I can’t name “The Difference” for a dozen reasons,’ Tork added, ‘one of which is that no name sounds the same to everybody. If I said, “God,” a lot of people — a previous self of mine included — would say, “Oh, spare me your sanctimonious bull.” If I say, “the cosmic patterning,” then it would be “Oh, spare me your hippie-dippy bull.”’ Okay. Call it ‘The Difference’ and be done with it. What difference did it make? ‘I was crazy,‘ Tork said. ‘I was behaving crazily. It wasn’t like I was a moral leper. I was just addictive and feeding my habit. Then one day I looked at the chemicals in my hand — in that case a bottle of beer — and I saw that I was not in charge. When I finally realized that, that’s when I began to recover. Since then I have been able to avoid the use and abuse of all chemicals, primarily and including alcohol.’” - The Cincinnati Enquirer, October 20, 1983
“I was very fortunate because I found myself to be an alcoholic and there is a community that is out to help and who will love you just because you’re an alcoholic who wants to get better. That was the beginning of my retrieval as a human being. Otherwise I’d be a bubbling pile of protoplasm in the gutter someplace.” - Peter Tork, Toxic Fame (1996)
“‘I have to say, I did anticipate it [what the interviewer called ‘Beatle-esque global mania’],’ shrugs Tork. ‘But what I never thought I’d see was us still being around 45 years later. ‘I didn’t even think I’d live to see 45.’” - Wales Online, May 13, 2011
“I didn’t know I’d ever be 50 years old.” - Peter Tork, ITN, September 2, 2015
“‘[Alcohol] that’s the one that nabbed me,’ Tork said. ‘Booze was my friend. The worries of the world sloughed off.’
One day Tork decided to start keeping a record of his drinking and soon found himself drinking in excess of 12 beers a day.
‘But I wasn’t an alcoholic. Because when I was in jail, I couldn’t drink it and I was alright. When I was in the hospital, I couldn’t have it, and it didn’t bother me,’ Tork said.
The realization came one day while in New York when he found himself with a beer in his hand and suddenly realizing he had a problem. He talked to his wife and admitted to her that he had a problem and needed help. Tork praised the Drug Court system and other drug-recovery organizations.
‘I could have died in agony or distress,’ Tork said. ‘But this, this is humbling. This stuff — Drug Court — this moment, standing in front of you — this is the other side.’” - visaliatimesdelta.com, October 29, 2010
“He's been sober for almost 30 years, and recently took time to address graduates of a drug court in California as part of his theory that recovery from any addiction is incomplete without service to others.
‘I have been given a huge treasure: to not have to drink, which was my experience,’ he says. ‘It was obliged, it was mandatory. To be relieved of that imperative is an enormous gift, a jewel beyond price. There is no amount of money to make me give it up. What would I do with the money? ... And to keep this gift is to deny it to others.’” - Pittsburgh Tribune-Review, November 4, 2010

Then-California AG Kamala Harris put then-Professor Katie Porter in charge of making banks adhere to a settlement agreement with banks over mortgages.
"One bank executive wryly noted that I was a “very unusual regulator.” When I asked what that meant, he said that after lodging a complaint, I would follow up again, and again, and again. And, he sighed, “you complain about everything.”
“Don’t make mistakes about everything,” I replied."
...
"On a conference call to address the conditions of a home in the San Fernando Valley, one lawyer began by reciting the bank’s records of routine property inspections. Since the property wasn’t blighted, he explained, there was no need to even argue about the bank’s obligations to address blight under the terms of the mortgage settlement.
“Could you wait just a minute?” I asked. “Okay, can you take a look at the email I just sent?” Silence. “Did you get it? Any problems opening the attachments?”
Earlier in the day, my staff had driven up to Los Angeles to take pictures of the house. And they were not pretty.
The next day, the bank had contractors on-site, boarding up the windows, cleaning out drug paraphernalia and animal droppings, and picking trash out of the yard."
....
"The most amazing thing about our success, however, was that I had zero actual legal authority. The banks had explicitly refused to agree to a monitor for the state of California. In her own words, Kamala had “gone rogue” when she appointed me. I had her force of character behind me, but no legal rights. "

Apartment buildings for sale Van Nuys
Apartment buildings for sale Van Nuys, a bustling neighborhood in the San Fernando Valley region of Los Angeles, has long been a prime area for real estate investment. With its central location, vibrant community, and proximity to key Los Angeles hubs, many real estate investors are drawn to Van Nuys, particularly for apartment buildings. In recent years, the demand for multi-family properties has surged, making this neighborhood a hotspot for those looking to buy apartment buildings.
Why Invest in Van Nuys?
Van Nuys is an appealing area for investors due to its mix of residential and commercial sectors, along with the steady influx of renters. It boasts a diverse population, and the demand for affordable housing continues to grow, making apartment buildings a lucrative opportunity.
One of the key reasons investors target Van Nuys is its affordability relative to other parts of Los Angeles. Although prices have increased over time, the area still offers relatively affordable entry points compared to more upscale neighborhoods like Beverly Hills or Santa Monica. The moderate pricing combined with a healthy rental market makes Van Nuys an attractive option for both first-time and seasoned investors.
Moreover, Van Nuys offers a robust transportation infrastructure. It is connected to key parts of Los Angeles via several major freeways, such as the 405 and 101, making it convenient for commuting. The presence of public transit, including the Orange Line and Metro buses, adds to the neighborhood's appeal. With its close proximity to major employment hubs in the valley, residents find it easy to access jobs while enjoying the relatively quieter lifestyle of Van Nuys.
Key Considerations When Purchasing
When exploring apartment buildings for sale in Van Nuys, there are several factors investors should take into account. First, it's essential to examine the building's condition. Older properties might require more maintenance and renovation, which could affect the overall investment cost. Be sure to conduct a thorough inspection and review the history of the building to avoid unexpected expenses down the road.
Second, consider the size of the building and the number of units. Smaller properties with fewer units might be easier to manage for individual investors, while larger apartment complexes might require professional property management. However, the potential rental income from larger buildings could be significantly higher, especially if the property is well-maintained and located in a desirable part of Van Nuys.
Location within Van Nuys is another critical factor. Some areas of Van Nuys are experiencing faster development than others. Properties located closer to the main commercial corridors or near transportation hubs may command higher rental rates. Investigating the local zoning laws and potential for future development in the neighborhood is also vital, as these factors can influence the long-term value of your investment.
Market Trends in Van Nuys
The apartment building market in Van Nuys has seen steady growth in recent years. The demand for rental properties remains high, fueled by the area's increasing population and rising housing prices in other parts of Los Angeles. This means vacancy rates in apartment buildings are generally low, which is promising for investors looking to ensure steady cash flow.
Additionally, Van Nuys is attracting a younger demographic, particularly professionals and families seeking more affordable living options without sacrificing proximity to the greater Los Angeles area. As a result, there has been a rise in demand for updated, modern apartment units, offering investors an opportunity to invest in value-add properties—buildings that can be renovated or upgraded to attract higher-paying tenants.
Given the ongoing housing shortage in Los Angeles, apartment buildings in areas like Apartment buildings for sale Van Nuys are likely to continue appreciating. Whether you are looking for a long-term investment or a property with potential for immediate rental income, Van Nuys offers a range of opportunities for those looking to buy apartment buildings.
Conclusion
Apartment buildings for sale in Van Nuys present an exciting investment opportunity. With a growing population, strong demand for rental properties, and relatively affordable entry prices, this neighborhood is poised for continued growth. For investors, the key is to thoroughly research the property and its location, understand the local market, and make strategic decisions based on long-term potential. Van Nuys remains a dynamic and promising option for those looking to capitalize on Los Angeles’ thriving real estate market.

An attorney in San Diego who once won a local "woman of the year" award is now apparently a fugitive after being charged with misappropriating hundreds of thousands in funds from her clients, reported The Daily Beast on Thursday.
"Kelly DuFord Williams, 36, was charged with a slew of crimes — including grand theft of personal property and forgery of checks, money orders, and travelers’ checks — after allegedly swindling more than $400,000 from at least eight legal clients, according to a criminal complaint obtained by The Daily Beast and filed in San Diego Superior Court. Williams was also hit with an aggravated white-collar crime enhancement," reported Decca Muldowney and Pilar Melendez. "A March 20 warrant was filed for William’s arrest, but records from the San Diego Sheriff’s department show she is not in custody."
"Prosecutors say that starting in 2020, Williams and her boutique law firm, Slate Law Group, were hired in various civil matters. After successfully securing settlements for her clients, Williams allegedly would deposit their checks into 'her client trust account or business checking account,' and then 'spent the money without giving the clients their full share,'" said the report. "Fernando Roridguez, a former client of Williams’, told The Daily Beast earlier this month that the lawyer allegedly stole part of his $175,000 settlement from an unjust termination case. The complaint details Rodriguez’s case, noting that Williams only paid him $24,450. Court documents say he is still owed $15,550."
he California State Bar has recommended Williams be stripped of her license to practice law, both due to the alleged embezzlement and an incident in which she "made at least two false 911 calls in Utah, where she allegedly posed as a district attorney concerned about the welfare of a child because she was angry at a former paramour."
Attorneys ripping off their own clients have made national news in recent years.
Last year, celebrity attorney Michael Avenatti — who once represented adult film star Stormy Daniels at the start of the controversy with former President Donald Trump — was sentenced to 14 years in prison for tax fraud and embezzlement of millions from clients. And this year, prosecutors argued that South Carolina lawyer Alex Murdaugh, who was convicted of the murder of his wife and son, committed the killings to cover up his financial crimes, including embezzling from his clients and law partners.
