This is the house from HGTVs "The Barbie Dreamhouse Challenge," but as soon as the show wrapped they changed it. “The investors thought it would have higher resale value being a modern, beautiful, newly renovated home,” said the real estate agent, “They obviously weren’t going for the serious Barbie fans.” I'm a Barbie collector and there are lots of us. Someone would've bought it. Here are the befores and afters.
This is what it looks like now, and priced at $2,049,995 it just sold for $1.845M. I am so disappointed. Built in 1997, the 5bd, 5ba home is located in Canyon Country, California. HGTV looked at about 50 houses and finally bought this one for $1.750M. Each designer star team did a room and the team of Mika and Brian Kleinschmidt of “100 Day Dream Home” won. When I was looking for before pics, a lot of the sites were no longer available- they didn't want us Barbie people to see the befores, I bet.
The family room before. I don't really care for the retro look.
Family room after. But, I don't like this white, either.
In the living room, the major features that the designers installed remain, like the two-story fireplace and the updated circular staircase. Everything else was changed to neutral gray, black & white.
The dining room. Man, they must've used an awful lot of white paint to cover up the deep colors.
The ’50s kitchen was stripped of the pastels and replaced with neutrals, but the retro Big Chill appliances—refrigerator, oven, dishwasher, stove, even the hood—are still in place, b/c they're very expensive. And, the pop-up appliance lifts on the island are still in place, too.
Ken's den wasn't changed much b/c it was cool, but they did remove the disco floor. Allison Victoria & Ty Pennington dancing on the disco floor.
Looks like they turned the walk-in closet/dressing room into an office.
It already had an office, so now it has two. Wow, they left the striped ceiling intact.
The new dull bedroom.
And, home gym.
The realtor wanted to buy the big brush on the wall, but was told that all the props had to go back to Mattel Toys.
And, finally, the pool. Mika and Brian Kleinschmidt won for their design on the pool and yard. Well, I see they kept the pink spiral stairs, yellow lifesaver and umbrella.
The dog elevator went back to Mattel, too.

Meghan and Harry: Episode 1
Why?
Seriously, why?
Bet let’s start at the beginning. I live-blogged the documentary on my Notes app. I wasn’t originally going to post it because I’ve stopped blogging, but omg, this is truly, as Scobie would say, the endgame. Of course, it’s not the monarchy losing the game. It’s the Harkles, They’ve checkmated themselves.
This was a six-hour own goal. I knew it was going to end badly for them when I saw Sunshine Sachs dropped them. Without SS astroturfing positive coverage all over the place they were doomed anyway. However, the content of the documentary takes it beyond doom and into truly apocalyptic. I bet it has great ratings. It’s a complete train wreck.
[Edited after first liveblog: Netflix is calling it the most viewed documentary ever, but that’s misleading. It barely held on to The Crown’s audience which was its base number, and I doubt it will have the same staying power. Still, not a bad The Crown companion piece for Netflix.]
But let’s break it down.
Episode 1
Starting with shots in an airport lounge and a rented house looking like absolute crap is the weirdest branding idea I’ve ever heard of. They don’t look relatable. They look pathetic.
[I’m editing this after finishing their series and this opening is even more baffling now. Episode 5 covers their last week of royal engagements. First, that segment is a lot more glamorous and exciting than these sad-sack iPhone videos and they really should have opened with that. Second, Episode 5 shows they were elated and super excited after finishing those engagements. They loved the crowd reactions and the press coverage and were over-the-moon with happiness. These videos are supposedly shot after that and they are all sad and mopey and wondering “how they got here.” It’s a huge disconnect.]
The intro music screams “cheap YouTube production.” So does the stock photo montage. Oh, now it’s home movies…why? This resembles the video tab of a super-basic Facebook couple circa 2014. Netflix paid millions for this? I don’t think they got paid $100m, but I bet Netflix shelled out a tenth of that. They still overpaid.
[Actually, maybe they didn’t. The Crown cost $13 million per episode and they likely paid $10 mil for six episodes of Harry and Meghan which got the same audience.]
Now they are in a house (theirs? Victoria Jackson’s? Oprah’s?) that looks like a Restoration Hardware showroom and they look slightly less pathetic but also like they are in couples’ therapy. Oh, she did know who he was. What a shocker. Dimwit doesn’t seem to realize the implications. I wonder if the filmmaker is secretly mocking them.
[The house is a random rental that is now for sale so I wonder if they get a sales commission for the product placement. https://www.forbes.com/sites/emmareynolds/2022/12/20/montecito-home-where-prince-harry-and-meghan-markle-filmed-documentary-lists-for-335-million/?sh=3285e16b74fa]
My husband is watching with me. He was very confused by Meghan’s comment about how “when the stakes are so high” it makes sense to get the story from them. He doesn’t understand why the stakes are high. I told her Meghan is a narcissist and he didn’t believe me. He used to watch her on Suits and despite my best efforts still thinks she’s Rachel Zane. Anyway, he thinks the house looks like an expensive rehab clinic and now I can’t get that out of my mind. I think they are trying to look like the happy couples in When Harry Met Sally but it does feel like luxury drug rehab therapy full of Restoration Hardware furniture. He also asked me what was going on with Harry’s pupils in the airport lounge video. He thought that was weird. I tell him it's cocaine, but he thinks it's Xanax or something like that.
Montage. “They are destroying us.” “This has always been bigger than us.” Oh, please.
Montecito sunset. I guess this is their backyard? It looked better in the real estate photos. Meghan croons “isn’t it beautiful?” and Archie agrees. All I can think of is that these idiots used to live in freaking Windsor Park and now they have my grandma’s yard (complete with chicken coop and everything).
Walking with Archie. Harry mutters “this is a great love story” while pushing an empty newborn stroller (why? Where’s the baby? Is Meghan carrying the baby?). This is surreal.
Glamorous wedding shot (a melancholic reminder of past glories, frankly) and it turns into a closeup of Harry’s legs. Eew.
Meghan goes to the chicken coop. There’s a lot of cyclone fencing in this house.
Back to the Restoration Hardware Showroom. Meghan is in sweats because…I don’t know. Weird Instagram family pics including a sad little birthday party for Archie. Good lord, my kids had better parties than the King’s grandson. This is so pathetic.
Oh, no. She got the cheap Amazon patio furniture protectors. At least they match the cyclone fencing.
More family Instagram. They are protecting their kids…by putting them in a documentary?
Did I just see Harry’s underwear??!! Oh, how the mighty have fallen. Between the sale of family pics, the family drama, and the plumber’s crack, I’m starting to feel that Meghan married her dad.
Harry talks about consent with regards to his children…but they are too young to consent so it doesn’t really makes sense. Guess he thinks it’s only his consent that matters.
My husband asks if Harry is an addict. I suspect it’s partly his demeanor and partly the inconsistencies in the narrative. Meghan said she’d prefer Prince Harry, and that showed how little she knew about the royals? Media exposure requires consent, but your kids are in a documentary? Harry doesn’t seem to realize that these things make no sense.
I feel the way they structured these confessionals with an invisible interviewer was a big mistake. Oprah’s presence during that interview served to validate their shady claims. She has a lot of credibility so when she nodded and smiled people trusted that. It made their statements credible. Here they don’t have that and all the contradictions are apparent.
They’re in the yard. Meghan is trying to channel Martha Stewart and failing. Martha wouldn’t have cyclone fencing, Megs.
Meghan in sweats in the Restoration Hardware showroom. BIG expensive drug rehab vibes. I bet this is what all the rich women wear at the Betty Ford Clinic. She complains that other people write books about them and “wouldn’t it make sense to hear our story from us?” Actually, Megs it’s becoming painfully clear that the tabloids and royal biographers have made you two look a lot more interesting, glamorous and stylish than you really are. Left to your own devices you two are boring as dry toast.
Really cool shots of London. Whoa, the city looks great! They spent money on these. They probably should have spent that cash making California look good. London is their past and California is their future and so far their past looks a lot cooler and more glamorous than their future.
Tig Instagram pic montage. I wonder who was taking these? She should have rehired the photographer because the family pics she has now are terrible. These were much better. Her Tig life feels a lot more upscale and aspirational than her current Montecito existence which goes to show what good photography can do. LOL, she used the airport with the Ghurka suitcase. Yes, she didn’t know she was going to meet a prince and that’s why she traded in her Rowena for the luggage brand the princes are known to use.
Pics from what appears to be Harry’s private Instagram. Interesting—wait, the Insta rumor was real? What the? Good lord why would you admit that in a documentary???!! This is freaking surreal. Whyyyyy?”
[To those who don’t know. There was a rumor back in 2016 that Meghan was a designated Soho House “companion” and the girls were “advertised” through a private Insta account run by Marcus. If you liked a girl you could DM Marcus and get an introduction…which seems to be exactly what Harry did. I don’t understand why they would mention this in a a documentary. Everyone bought the Violet von Westerwhatever blind date story. They should have stuck to that.]
I wonder how the mainstream audience is reacting to the new instagram story. The original story got a lot of coverage and a critical mass of people may start to wonder what the heck is going on. Even my husband is skeptical and I don’t think he knew the blind date story.
BTW, the fact that she was following his account was known in Toronto as soon as the relationship story broke. Interesting.
“Friend” talking about Wimbledon. She’s actually Serena Williams agent so I’m not sure why she’s labeled as a friend. Wimbledon, blah, blah, blah. Lol, Again, Meghan’s old life appears a heck of a lot more glamorous than her current one. OMG, she told Serena’s agent she was going on a date with Harry??!! She was telling everyone wasn’t she?
Texting. She was posting all of this to Insta as it was happening which is absolutely hilarious. Actually, this whole documentary reminds of the early days of the relationship when she was posting everything on Insta and leaking stories to US Weekly constantly. They really wanted all of this material out there and waiting until they got paid for it probably took probably took enormous self discipline. Guess they took Doria's "don't give the milk away for free" advice to heart.
I just realized she’s wearing Trevor’s Cartier bracelet during her monologues and that cracks me up.
More cheap stock footage. Seriously, how much did Netflix pay for this? Endless chat about their first date, which is nowhere near as interesting as they seem to think it is. They should have stuck to the blind date story. It was slightly more interesting. Bad Soho House selfie.
Nacho shows up as a “friend” and he’s really Harry’s promo buddy. The Silver Tree person was also a Suits director. Everyone is a business contact in this documentary. All these white people in California resort wear are giving me White Lotus Season 3 vibes.
Baseball hat pics in a messy kitchen…these two are hellbent on shedding whatever royal glamour they had left. Wait, isn’t this an old picture from Toronto? Like real old, first year in Toronto kind of old. What a weird choice.
“Marry someone who fits the mould instead of someone you are destined to be with” followed by a pic of Megs trying to look sexy in a wifebeater shirt. Does the director secretly hate them? He was born in a palace but he had a trailer park heart…she was a tacky actress from the wrong side of the tracks…they were destined to be together selling family pics to the tabloids just like dad…it’s a family traditioooooooon….
Old royal footage…Diana…Charles…childhood photocalls, which Harry seems to resent, but he’s doing the same to his kids in this documentary, so I really don’t understand what he’s thinking. The Diana footage is a big misstep because wow Di was charismatic and these two losers can’t hold a candle to her.
Thirteen whole minutes of archival footage, most of it stuff his parents “consented” to, and lots of whining about press intrusion. Dude, you’re in a reality show. You’re putting your kids on television. Know where you stand.
Then a slew of private couple pics that they really should have kept private. Love the wallpaper. Bet that was Frogmore. The documentary is rather disorienting. I can’t tell what house they are in or when the pictures were taken.
Boom. “So much of what Meghan is and how she is is so similar to my mom.” My husband actually rewinds this part to make sure he heard right. Pic of Diana with her kids in the garden and then another pic of Meghan with her kids in the garden. Very similar gardens. Not so similar women.
“He wanted to marry his mom?” my husband asks.
Cringe video of Archie with a Diana photo. “I didn’t want history to repeat itself,” Harry says.
“He did want to marry his mom,” my husband says, amazed. “So he can save her this time.” Shaking his head. “This is nuts but it’s television gold. Did the brother marry his mummy too?”
“No,” I said.
“And the brother is the one who gets to be king, right?”
“Yes.”
“That’s good.”
More monologue about their courtship. Lol, they really did leak the handholding painting to the press. Footage comparing Megs to Di and it’s painfully obvious she’s nowhere near as charismatic.
Diana’s death and more archival footage. This documentary is a humongous downer, isn’t it? Childhood friend of Harry’s I’d never heard about. Was he invited to the wedding? I don't think so. Strong White Lotus vibes coming from this guy.
Diana’s funeral. Harry’s drug scandal. Hellraiser Harry. Bitching about paparazzi. No mention of Vegas, which is weird. You’d think that would be the big traumatic story about media intrusion. I guess he only wants to blame the UK media and Vegas was a TMZ story in the states and the UK media wasn’t allowed to print the pictures so it doesn't fit his narrative.
More whining about royal photocalls…except for the Lesotho photo ops which Harry didn’t seem to mind. Bit of a disconnect there because those were royal pr as well. In fact, it was the way the royals rehabilitated his image after the drug scandal. Seems like Harry only hates the royal pr he can’t personally monetize. Why isn’t Sentenbale getting a shout out? You’d think he would plug the charity here (Audi, Soho House, and JP Morgan got very obvious brand placements) but if he did I missed it. [Edited: Should have added the house to the list of product placements]
LOL, Prince Seesio straight out says that the Lesotho vacation was a response to the bad press in the UK. They should have briefed him better. I don’t think he was supposed to say that.
Botswana vacay with Meghan. Wow, the Daily Mail made this look a lot more glamorous than it actually was. This wasn’t exactly glamping, was it? Were there showers? No, best to not go there. No charities are mentioned. No mention of the “love” bracelets, just a Daily Mail article shot.
More whining about press intrusion then private Halloween pics that really should have stayed private. Lol, they went to a party with Eugenie after the relationship was leaked. Tell me you leaked the relationship without telling me you leaked the relationship. I bet Meghan wanted to post this on her Insta and Jason didn’t let her. I wish they’d let her. The press reaction to the Call of Duty costume would have been epic.
Harry doesn’t seem to be catching on. If you were in disguise and no one knew you went to this party except Meghan, Jack and Eugenie, then who exactly leaked it, Harry? Because we knew about it a day later.
That’s a Toronto newspaper, the same one that had the leak about Meghan following Harry’s private account. At the time the evil British tabloids were actually under the impression Harry was still in England and had cancelled a trip to visit Toronto.
The other outlet who got the scoop early was our old friend US Weekly, and the byline was by a then-unknown gossip hack called Omid Scobie. Given what we know now about their relationship with Scobie. Yep, I think these two just confessed to leaking stories about their own relationship.
The DM had to quote the Toronto paper and US Weekly when they finally broke the story on the other side of the pond.
Interesting that Meghan and Harry’s “new and improved super real love story” is the one that was being leaked in Toronto and not the one that the evil UK tabloids had supposedly uncovered through nefarious means. I don’t understand why they are changing the story, though. The blind date wasn’t a tabloid rumor. It’s what they themselves said during a BBC interview.
End of episode. Overall, I feel this was a huge missed opportunity. Not much about his work in Africa or her UN/One Young World work. We hear about Harry’s photography but barely see it. It’s their chance to tell their story and their story is “we’re boring and tacky people who sell pics of their kids.” I feel they really wanted to put the “real” story of how they met out there—the IG dog pic, the Call of Duty costume, the crappy Soho House selfie. It reminds me of her old Working Actress blog where she was constantly stressing how unglamorous acting life really was.
I’m not blown away by the quality either. Their home movies feel cheap and curiously inauthentic. They should have run everything through a filter to make it feel coherent and cohesive. The stock/archival footage is sometimes great (London and the royal family), sometimes cheap (Soho House), sometimes missing (California), and sometimes misleading (pap shots of Chelsy, Cressida and Kate that are narrated as though Meghan was the victim).
The documentary lacks the authoritative tone most documentaries have. You really feel it’s “their” side of the story and not the “real” story. I think the problem is how they switch from the couples’ personal narrative, confessionals, and personal pics into historical pictures and public royal narratives. The institutional credibility of the royal shots makes the personal material feel biased and unreliable. The videos of Charles and the kids interacting with photographers, in particular are massive own goals because they remind the viewers that everything, including Meghan and Harry’s pictures and videos, includes invisible photographers. It’s just that the Harkles are hiding that from us, whereas the royals are upfront about it. The confessionals in the rehab setting, in particular, were huge mistakes, imo. They feel like reality show confessionals (like the ones the Housewives franchise uses) and viewers are trained to see those as unreliable narrations. Using someone else's house was also a bad idea. It feels fake.
The whole thing feels very chaotic and unconvincing. My husband thinks they are both addicts and I remember thinking that when they first started doing their beanie hat appearances. I ask him why and he cites the dilated pupils, contradictory narratives, family resentments and couch-surfing at other people’s housing. He says it’s standard junkie drama.
Other family members are watching and most of the group chat (lawyers and social workers) reaches the same conclusion: even the royals have junkie kid drama. The social worker says she has tons of clients like Meghan and the all sound the same. “They’re trying to destroy us.” “It’s a great love story.” “I don’t know how we ended up here.” “What happened.” They are all more interested in having their side of the story validated than in actually fixing the problem and they just repeat the same family dynamics over and over again. That’s why Harry is showing us pics of his kids in the house/garden/vacation right after complaining that his parents showed the world pictures of him, his bother, and his cousins in the house/garden/vacation. She noticed that he posted a pic of himself in military gear (the Halloween pic) as an adult and a similar one of himself a kid. He also posted skiing pics with the royals and then similar pics in the sand in California. She’s says he’s basically re-living his childhood and trying to get it right this time.
I didn’t expect many people in my family would be interested in this, but they are all having fun psychoanalyzing these two. Everyone thinks this is Harry rewriting his past so he gets to save his mum this time. Meghan’s motivations are less clear. No one believes she didn’t know who he was. The psychologist says it’s weird that Meghan’s side of the love story was just “it was exciting…we just got to know each other….” Her motivation is not that clear, although there was that one story about wanting to be protected from the elephants in the tent. Opinion is split with half the chat thinking she wanted to be rescued by Prince Charming and the other half (the psychologists and social workers) thinking that as an actress her fantasy would be A Star is Born. The psychologist says those two are not that different. In the Prince Charming fantasy you get rescued by an individual and in the Star is Born fantasy you are rescued by an institution, i.e., the studio or Hollywood. She thinks her fantasy was A Star is Born and that’s why she’s so resentful now. I think we’d discussed that in the blog before. Interesting to hear someone else saying it. Meghan didn’t want a love story where she was rescued by Harry, she wanted a Hollywood success story where she was acclaimed as a star by the palace. She didn’t get that and that’s why she’s still upset even though she got the Prince Charming love story. That’s not what she wanted. Harry got the fantasy he wanted, so he’s not as upset.
Not much support for the theory (mine) that she was manipulating him consciously. Everyone seems to think it’s a case of two mental illnesses falling in love, along with junkie drama. That’s why Harry is so amazed at their “fantastic love story.” He wanted to marry his mum and she wanted to be his mum. That’s a pretty unlikely combination.
I’m very curious about the “friends” featured in this episode. No Jess, no Markus, no Misha Nonoo, no one from the Suits cast except Abigail Spencer, and no Janina. Everyone seems to be a business partner of some sort. Cory was missing also, but it makes sense that she wouldn’t mention him. Reitman’s wasn’t mentioned either but I guess she doesn’t want to give them press.
I don’t understand why they didn’t lean into the charity work angle. She was doing One Young World and he was working Africa. Her "You can be Both" essay wasn't mentioned either and I feel they should have led with that instead of going with her “single girl trip” and the not-so-glam Botswana vacation. I also don’t understand why we didn’t see more of Harry’s supposedly amazing wildlife photography. After all, they are trying to build a career as documentary producers. You’d think that would be relevant. The big takeaways from this episode are: Meghan is mummy and I saw history repeating itself so I had to save her. “Save Mummy” seems like a weird narrative to craft a brand around, but my husband is right. It’s television gold.
On to the next episode.

Doctor Strange #171
Cover Date: August 1968 On-Sale Date: May 2, 1968
This issue we enjoy what is to be Dan Adkins final outing as Doc artist in residence. Next month the soon-to-be legendary Gene Colan will take over introducing a true bat-crap crazy surrealist style. Dan's final ride is wild, however. The story takes Doc to numerous mind-blowing scenes.
Doc is finally returning home after numerous adventures in Tibet, the Dark Dimension, Stonehenge, the Planets Perilous, wherever the heck Yandroth was and the dream dimension. While The Ancient One's pad is probably a nice place to stay, there's no place like home. Doc flies to his home carefully avoiding any onlookers. I'm guessing he hasn't learned those invisibility spells yet. Sadly Dan isn't any better than Marie Severin at depicting the exterior of the Sanctum Sanctorum.
Wong answers the door to let his master in. Doc isn't actually rude to the faithful retainer, but he isn't exactly nice either. Turns out he's got other things on his mind. Yup, The Ancient One gave Doc a secret little spell to read which may help him locate Clea. No wonder he's in such a hurry.
Mr. Adkins uses this as an excuse to draw another full page, real estate chewing panel. This one has more plot advancement than usual and he even gets to include a sinister robe-wearing dude.
While this event isn't directly tied into a near-future story arc, said arc will involve Satannish. Coincidence? I think not. He bids the sinister robe-wearing dude to show him where Clea is, which he does. Then he asks to send him to her and he's like "Not happening, dude! You're on your own now."
Doc reveals that The Ancient One told him that he needed to rescue Clea with a woman with whom he's had a previous mystic rapport. Yeah, that's what they called it in those days. Conveniently this means we get to drag Victoria Bentley back into the plot. Poor Vicky hasn't been seen since the last issue of Strange Tales. It turns out he must have dropped her back at her swanky English castle on the way home. Doc sends a mystic summons to Ms. Bentley interrupting a sexy party she happens to be throwing. After oodles of trauma inducing events, she gets right back into the swing of things. What a resilient woman she is! (For now.)
After receiving the Aquaman-like summons, Vicky excuses herself (somewhat rudely) to another room to be alone. A portal appears. She and her delightful mini-dress jump on through without hesitation.
Vicky arrives at the Sanctum where Doc immediately apologizes for ruining her sexy party and going into an overlong and poetic explanation of the danger he's about to put her in. Then he explains about Clea which Adkins draws in detail. Oddly enough, rather than swiping Ms. Severin's original drawings he has actually redrawn them in tribute.
All things considered, it wouldn't have been unreasonable to use Ms. Severin's art. I applaud Mr. Adkins for his effort in illustrating this tribute. Vicky is secretly jealous of Clea, but the hots she's got for Doc know no bounds and she accepts the mission without hesitation. For the second time in a few minutes, Vicky steps through a mysterious portal floating in the air. She and Doc are in a truly bizarre place.
A sphere approaches the sphere. Doc warns that it's evil. Vicky doesn't take the master magician who just transported her to this place seriously and gets absorbed into it. Doc has no choice to follow and inside the sphere is yet another world. Of course, Adkins give us a wild two page spread of this. I think this may be Mr. Adkins most famous image.
Odd things happen. He thinks about using his amulet and suddenly he is surrounded by eyes. Next, he's blinded by shafts of light. He casts a giant shield of darkness to protect him and flies around some more. He eventually finds his way to Vicky, or so he thinks. Vicky is floating on a platform in space when Doc says they must go on. Suddenly, Vicki is like "Nah. I'm a bit too frightened. Just leave me here and pick me up on the way back once you've rescued Clea."
Doc's like "Uh, okay." He casts a shield around her while thinking "This don't seem right." The woman who just jumped through two portals within a couple of minutes and approached a giant throbbing sphere against Doc's warning is suddenly afraid. Yeah, something's up.
Whatever he thinks, Doc moves on. His next challenge is a armored, fiery skeleton. As is usual for this series, the prototype Ghost Rider is clad in majority green. Doc and Skeletor continue their battle. Doc grows weaker with each spell he casts. The Green Death is about to administer the coup de grace when he suddenly shrinks out of existence. A voice booms out which Doc recognizes and our true villain is revealed at last. It's none other than Dormammu with Vicky and Clea his prisoners. Yup, the Vicky Doc left behind was a fake. Dormie is ready ready to crush Doc when up pops that annoying Next Issue blurb.
Dan goes out with a bang! Once we get past the Earthbound scenes everything goes crazy! Adkins goes all out giving us the most bizarre stuff yet. He gives us an absolutely amazing amount of detail in these panels and is definitely emitting a Ditko level of weird. Roy Thomas' story is a good first installment to this arc. He's been planting seeds to future stories here and there and there aren't any major plot holes to speak of. Roy may use too many explanation points even for this era, but even things like Vicky's sudden change in attitude have a purpose.
I think Roy wrote this as gift for Dan's last hurrah. He definitely went hog wild on the opportunity Roy gave him. He didn't let us down. It's a very good issue!

I don't know if you've already mentioned this in any of your posts about Tower Bridge, so hopefully I'm not repeating the same idea back to you, but there's a detail I feel supports your theory regarding Queen Victoria reallocating the Phantomhive resources to that project. It's the abandonment of the Phantomhive estate and land.
I was reading this post and it occurred to me that the Phantomhive manor not being in use when O!Ciel returned with Sebastian is a sign that Queen Victoria didn't care about the Phantomhive's property so much as their other resources. O!Ciel returned to his manor in the same state it was left in during the attack, and Sebastian fixed it. Perhaps Victoria sent someone there at one time, but it seems to have been abandoned throughout the twins' captivity. Furthermore, O!Ciel and Sebastian were able to use the manor in secret for a time. No one came to check on the place until their presence was known.
I find this to be a reasonable sign that Victoria only had use for their other resources. Or none of them, but I feel your theory about her using the Phantomhives' resources is more plausible than that.
Left to decay
I've talked about it before but not with much detail.
Not only was the manor itself left in ruins, but the roads apparently needed repairs. Bridges, too, and getting trenches re-done. All the work that had been done while Vincent was there (ch132) was left to deteriorate. Only a couple months, probably, but weather and constant use will create a lot of wear and tear to roads and bridges. The roads are probably mostly dirt/gravel anyway, and those need constant maintenance to keep ruts from forming where the wheels usually roll along. And erosion, debris, etc. will start to refill trenches. Besides, we don't know what repair/building/digging projects were still just in the planning phase when Vincent was killed.
Some of the estate dwellers were still on the property, like the old man who was probably deemed too old and infirm to work on Tower Bridge, as well as some of his grandkids, who were too young/not skilled enough. I imagine that the vast majority of people who stayed would have been too old, young, or weak to be of much use to the queen.
Our earl might have found out that some of his residents left to work on the Tower Bridge project in London, but he might have figured they left simply because there were better work opportunities in London and elsewhere; he might have not known the queen relocated them... and allocated them. Or, if he knew the queen had used funds and resources (people), he might have automatically accepted it since Phantomhive Manor and the surrounding estate was in such a sorry state of affairs. It had been relinquished to her, so she had "every right" to do with it as she pleased. It's probably just never occurred to him she could have caused this to happen, with the intent to take the money and move people around.
He probably hired more people on as soon as he could. Perhaps a few previous residents returned once they found out it had been restored. And he made repairs as soon as he could, in order for the workers to transport their goods to market with ease again. Even in ch120, that old dairy farmer we see again and again is praising him for repairing those roads.
Even now, there are some younger adults, but a lot of the residents are very old or very young.
Real Ciel says that it looks like cheap goods from the US were having a negative impact on the sale of Phantomhive estate goods, and that might be true. However, if the workers on the estate had trouble even getting their goods to market, and if the workforce was reduced, the issues were way worse than whatever real Ciel realized.

Inés Laffón, the most unknown WAG of Real Madrid.
“What I love most about Álvaro is his humility, his loyalty and, above all, his nobility with his people. We live a very quiet life surrounded by our family and friends like anyone else.”
Six kilometers from the cinematographic city of Deauville and very close to the beaches where the historic Normandy landings took place is the "Haras du Quesnay". This magnificent 180-hectare estate is famous for one of the most prestigious Thoroughbred stud farms in the world and a castle that has nothing to envy to those from fairy tales. The castle and everything that surrounds it was built in 1907 by William Kissam Vanderbilt, an American investor who wanted to establish a stud farm in France. After his death in 1920, another American, Arthur Kingsley Macomber, resumed the task, which in 1958 passed to the ancestors of our hostess: Inés Laffón. Inés was born and raised in France and currently lives in Madrid with her life partner, Álvaro Odriozola, a Real Madrid defender. The footballer from San Sebastian is also passionate about racehorses, in fact he owns the horse Cuadra Bernardo, which he named after his late grandfather, from whom he inherited his love for horses. Inés belongs to a well-known Sevillian family — she is the first cousin of Rocío Laffón, "Rochi", very popular for her friendship with Victoria de Marichalar. "I have a very peculiar mix of nationalities. My father's (Carlos Laffón Parias) family is from Seville, but he grew up in Madrid. My mother, Patricia Lomba Head, was also born in Madrid: her father is from Madrid, but her mother is French. The funny thing is that my great-grandfather is English and my great-grandmother is Belgian" - tells us the young woman, linked to the equestrian world also by both branches of her family. "The world of horses brought my parents together. My father always wanted to be a horse trainer and started as a "gentleman rider" (amateur horse racer) in Madrid where he met my mother. Fortunately, my grandmother, the first horse trainer, lived in France and gave him the opportunity to work with her to learn the trade. That's how my father became a coach in Paris and from that union me and my siblings were born". Inés, since when has this property belonged to your family? My great-grandfather Alec Head, his brother and father bought Quesnay in 1958 after the war. His father, when he saw the size and reconstruction that the war required, told him it was madness and that it would ruin them. But, after a year of works, conditioning, good investment and, above all, the talent of my great-grandfather, in 1959, they brought the first stallion to the farm. My great-grandfather had a vision and pioneered the purchase of American blood at horse auctions in the United States - he is considered one of the greatest French breeders of all time. He created a cabalistic empire out of nothing thanks to his talent, vision, and connection to racehorses. You mentioned World War II. How did occupancy affect the property? Deauville is very close to the beaches where, almost at the end of the Second World War, the famous landing in Normandy took place, and the stud farm played a very important role in the conflict, as it became the hideout of the Nazi high command. The German army took the castle and it was the headquarters of the 711th Infantry Division, commanded by Lieutenant General Josef Reichert and General Erwin Rommel. They painted it green and conveniently camouflaged it so it wouldn't be seen by planes. The one hundred and ten "boxes" currently housing broodmares and newborn foals were cells for Nazi prisoners during the war. It makes a huge impression. Yes, my great-grandfather and his family traded blueprints, guns, and helmets for books, sales catalogs, and whatever else it takes to grow a racehorse. What memories do you have of your childhood here? It's a very special place because my family lives all over the world and "Quesnay" has always been where my great-grandparents used to gather us all to spend our holidays together. The best part was getting on my great-grandfather's tractor and driving from meadow to meadow, watching horses and cows and listening to him talk about them with such passion. Besides, all my cousins and I rode ponies and ran all over the stud, trotting and galloping non-stop. Those are priceless memories and it's something I'll never forget. Do you often come to this house? When I lived in France, I often came here on weekends, and between July and October we spent longer periods here. When I moved to Madrid, I came a little less often, but now that my boyfriend shares my passion for horses, we try to come whenever he has a few days off. I imagine Álvaro is always happy to come with you to this place. Álvaro has a great passion and love for horses that is very difficult to explain. He is in love with the horse as an animal and racing in particular. When he comes here, he says he's coming to Disneyland Horse... Imagine how much this place means to us, it's just magical. Here all the pressure he has during the season disappears and we gain a lot of strength. How did you meet? Like your parents, did the horse world connect you both? Our story is peculiar and very funny. As Álvaro is passionate about horse racing, he spends most of his free time traveling and watching races in France, England and Ireland. Every year, on the first weekend of October, Paris hosts the most important race in the world - the Arc de Triomphe Prize, bringing together the best thoroughbreds in the world. And of course, how could it be otherwise, Álvaro was there with his family and I was there because usually my father always has one or two runners a day. Apparently, Álvaro noticed me that day, and it so happened that the day after the incident, Álvaro went to visit my father's stables in Chantilly with a mutual friend. Realizing that I was working in Madrid, two days later they organized a dinner where I met Álvaro for the first time. I didn't even know who he was, but blessed passion for horses that brought us together! Do you like football? Are you a fan of any team? The truth is that before I met Alvaro, I knew absolutely nothing about football, but living with him every day, I liked it and learned more and more until I realized that it is a great sport. I've really liked every club Álvaro has been to in recent years: Real Madrid, Bayern Munich and Fiorentina, and I'm a fan of the team he's at. As you say, last year in Florence, now in Madrid, next year, who knows... Does your job allow you to follow Álvaro wherever football takes him? Since I met Álvaro, we have lived in Munich, Florence and Madrid. I was able to go to Munich because it was the beginning of the pandemic and the offices were closed. The result was an online job that allowed me to follow him everywhere, returning to Madrid from time to time to fulfill my professional commitments. Living abroad is a very enriching aspect of football: it brings us together and allows us to meet great people. What is your favorite area of the castle? My favorite part of the house is the living room. There is nothing I like more than a family evening or playing cards after dinner by the firelight. It is also the place where my great-grandfather and then my grandmother prepared crossbreeds, which stallion to combine with which mare to try to breed the fastest horse... It was very interesting for us to listen to them. From the outside, I run a stable where the mothers of the mares and their foals stay, I love to walk there and bring carrots to the foals. But if I had to choose a place from the entire stud, I would choose the little chapel, which is located at the end of the garden and is unique for the whole family. What is your favorite plan when you are here? Meeting the family, having a good conversation by the fire, running in the morning in the meadows, playing cards... But without a doubt my favorite, if I'm here during the birthing season, which is from January to May, is to see the birth of a foal with the hope that it will be a champion. The first hours of a horse's life seem amazing to me. What are the must-see places in this area of France for you? Deauville is a very charming city where I love to walk. During the film festival, along the endless beach there are booths with the names of all the actors, which is very original. Twenty minutes away is Honfleur, a seaside town with a very interesting historical and artistic heritage that inspired Monet and Courbet, among others. And of course flower market. Landing beaches, memorials and American cemeteries are also worth seeing. Tell us about yourself, what do you do? As I mentioned, I was born and raised in France, but I always wanted to go to Spain, so after finishing my studies I was looking for a job in Madrid and for seven years I have been working at BDO, in "financial consulting", and more specifically in business valuation. Apart from horses, what are your hobbies? I love spending time with my family and with Álvaro. I like traveling, getting to know different places and cultures, it enriches me a lot. Since I was little I loved watching people cook at home and now I really enjoy cooking and hosting people at home. I love jewelry and have always wanted to do a gemology course. This will be my next hobby! Are you very close to your cousin Rocío? We are like sisters. Although I lived in France, we always spent a lot of time together and since I came to Madrid we do everything together. We have many things in common, we know each other very well, we love traveling and horses. Rochi is pure energy and joy and I count on her in everything. Another great horsewoman is Victoria de Marichalar, a close friend of your cousin. Did she ever have the opportunity to accompany you to the castle? Victoria is like part of the family. We take many trips together and we love escaping to this house. Although hers was jumping, she loves the world of horse racing and, whether in Madrid or Paris, we really enjoy the equestrian plans. What is it like to share your life with a football star? I love being able to be by his side while he fulfills dreams. Living from your passion is a great luck and Álvaro has worked a lot to get where he is. On the one hand, it’s a dream life, but on the other, it also entails many sacrifices, both on his part and on mine. From one day to the next you can go to another country, there are no weekends or holidays... but Álvaro makes everything much easier. What I love most about him is his humility, his loyalty and, above all, his nobility with his people. We live a very quiet life surrounded by our family and friends like anyone else. Would it be a dream for you to get married in this castle? Of course. This house is the realization of my great-grandfather's vision, where my grandparents and my parents got married. This is my place of peace and happiness with Álvaro. Getting married here would be a dream.

Buying or Selling Property in Victoria? Here’s When You Absolutely Need a Real Estate Lawyer
Introduction Buying or selling property in Victoria is one of the most significant financial transactions most people will ever undertake. It’s exciting but also full of potential legal challenges. Without the right guidance, you risk making costly mistakes that can lead to legal disputes or financial losses.
Picture this: You’re finalizing a deal on your dream home in Victoria, but suddenly, a contract clause you didn’t notice turns into a legal headache. Or maybe you’re selling your property, and a buyer finds legal loopholes that could leave you exposed. Property transactions can be fraught with complexities and legal jargon that most people aren’t prepared to handle alone. Going forward without proper legal help could cost you big-time — both financially and emotionally.
This is where a real estate lawyer in Victoria comes into play. Whether you’re buying or selling property, having a real estate litigation lawyer on your side ensures that every aspect of your transaction is legally sound, helping you avoid disputes, unexpected costs, and unnecessary stress. This guide explains the critical moments when hiring a real estate lawyer in Victoria is essential, so you can confidently move forward with your property deal.
1. Why a Real Estate Lawyer is Crucial in Property Transactions Real estate lawyers in Victoria specialize in the legal aspects of buying, selling, and managing property. Their expertise goes beyond the basic contract review; they help safeguard your interests and ensure that the transaction is legally compliant. Understanding Real Estate Law The legal side of real estate transactions in Victoria involves detailed contracts, zoning laws, titles, and potential disputes over property boundaries. A real estate lawyer ensures that the sale or purchase is conducted correctly, reducing the risk of future litigation. They are also equipped to handle property disputes and real estate litigation, ensuring that all documentation and procedures are in line with Victoria’s property laws. Avoiding Legal DisputesProperty disputes often arise due to misunderstandings or misinterpretations in contracts. A qualified lawyer for property disputes in Victoria can review all documents and ensure there are no loopholes or problematic clauses. This foresight can prevent costly disputes and litigation down the road.
2. When You Absolutely Need a Real Estate LawyerThere are certain situations in property transactions when hiring a real estate lawyer in Victoria isn’t just recommended — it’s essential. Here’s when you must have a lawyer by your side:
Complex Property Transactions If you’re dealing with a complex property deal, such as purchasing commercial property or selling a home with legal encumbrances, you need a lawyer for real estate litigation. Lawyers are essential in these cases to review contracts and negotiate terms that protect your interests. For example, commercial properties in Victoria often involve additional legal layers, such as zoning laws or lease agreements, making a real estate lawyer critical to ensure the deal is compliant and favorable.
Legal Disputes or Claims on the Property If there’s any sort of legal claim against the property, such as liens, boundary disputes, or shared ownership issues, a real estate litigation lawyer in Victoria is non-negotiable. They will investigate the claims, ensure that they are settled before the sale, and protect you from legal repercussions after the deal is finalized.
Contract and Document Reviews Real estate contracts are often long and filled with legal terms that can be confusing. A real estate lawyer will review these contracts in detail, ensuring that no clauses work against you. They’ll also handle any needed changes and explain everything in clear, understandable terms. Hiring a lawyer for tasks such as real estate litigation or contract review ensures that you’re aware of every condition and that your rights are fully protected throughout the transaction.
Property Transfers Involving Family or Estate If you’re buying or selling property within your family or as part of an estate, special legal rules often apply. A lawyer can ensure the transfer is done correctly and in line with legal obligations, avoiding potential conflicts among heirs or beneficiaries. In cases of wills, probate, and estate administration in Victoria, a trust litigation lawyer may be needed to oversee the proper transfer of property.
Out-of-State Purchases Purchasing property in another state can add layers of complexity due to differing local laws. Having a lawyer for real estate litigation ensures that all the local legal aspects are addressed and that the property transaction complies with both state and local regulations.
3. How a Real Estate Lawyer Can Save You Time and Money While hiring a real estate lawyer in Victoria may seem like an added expense, they can save you far more money in the long run by preventing disputes, costly litigation, or delays in the sale process. Negotiating on Your Behalf Lawyers have the experience and negotiation skills to get you the best deal possible. Whether it’s negotiating the price or resolving last-minute disputes, having a skilled litigation lawyer can help you avoid unfavorable conditions that could cost you thousands later on. Avoiding Hidden Costs A real estate lawyer can identify hidden costs in your transaction, such as unpaid taxes, liens, or environmental issues. They’ll ensure you know what you’re getting into before you sign any contracts, saving you from unpleasant surprises after the sale is complete. Fast-Tracking the Process A lawyer will also ensure that the property transaction process moves quickly and efficiently. They handle all the legal paperwork, ensure deadlines are met, and prevent any unnecessary delays in the sale. This can be especially beneficial in competitive real estate markets where time is of the essence.
4. How to Find the Right Real Estate Lawyer in Victoria Finding the right lawyer to handle your property transaction is crucial. Here are key things to look for when choosing a real estate lawyer in Victoria: Expertise in Real Estate Law Ensure the lawyer specializes in real estate law and has experience handling transactions similar to yours, whether it’s residential or commercial property. If you’re facing a legal battle, opt for a real estate litigation lawyer who is well-versed in court processes and property disputes. Local Knowledge If you’re dealing with property in Victoria, look for a lawyer with local expertise. Local real estate lawyers will have a thorough understanding of state and municipal laws and any local zoning regulations that might affect your transaction. Good Reputation and Reviews Check online reviews or ask for recommendations from trusted sources. Look for lawyers with a solid track record in real estate, especially in online lawyer services where you can find reviews and ratings from past clients. Transparent Fee Structure Before you hire a lawyer, ask about their fees. Some real estate lawyers charge by the hour, while others offer flat-rate fees for property transactions. Make sure you understand what services are covered and avoid any unexpected costs.
5. Preparing for Your Meeting with a Real Estate Lawyer When you’ve found a lawyer, the next step is preparing for your first meeting. Here’s what you can do to make the most of it: Gather All Relevant Documents Bring any contracts, deeds, or mortgage paperwork with you to the meeting. The more information the lawyer has, the better they can assess your situation and provide accurate legal advice. Have Your Questions Ready Write down any questions you have ahead of time, such as “Are there any potential legal pitfalls with this transaction?” or “How long will the closing process take?” This ensures you leave the meeting with a clear understanding of what comes next. Be Clear About Your Goals Whether you’re hoping for a quick sale or aiming to get the best possible price for your property, it’s essential to communicate your goals clearly with your lawyer.
Conclusion: Protect Your Property with a Real Estate Lawyer in Victoria Buying or selling property is more than just a financial decision — it’s a legal one. Without the right legal advice, you’re risking more than just your money. Whether you’re dealing with a property dispute, a complex contract, or an out-of-state purchase, a real estate lawyer in Victoria will ensure your transaction goes smoothly, protecting your interests every step of the way. Take the time to find the right lawyer who can help you navigate the legal complexities of your property transaction. From reviewing contracts to representing you in real estate litigation, having a trusted lawyer by your side will give you the confidence to move forward with your property purchase or sale.

A Guide to Exploring Real Estate Business Opportunities in Werribee
Werribee has undergone a significant transformation over the last decade, evolving from a quiet suburb to a bustling area with strong real estate potential. This growth has led to a sharp increase in demand for housing, retail, and commercial properties, making the region one of Victoria’s most sought-after investment locations.
The area’s steady population growth and economic expansion have fueled the demand for properties, creating ample opportunities for individuals or firms interested in acquiring a real estate business for sale in Werribee.
For buyers specifically interested in Werribee real estate for sale, it’s essential to understand the market trends and property values in the region. Recent developments in infrastructure, along with improved amenities such as schools, parks, and shopping centers, have enhanced Werribee's appeal, making it a prime area for property investments.
Types of Real Estate Investments in Werribee
Investors interested in Werribee’s market have a range of options to consider, each with distinct advantages based on their long-term goals and available capital.
Residential Properties
Residential properties in Werribee offer a fantastic entry point for investors aiming to capitalize on growing rental demand and appreciation potential. The suburb is ideal for families due to its peaceful environment and range of amenities, making it appealing to individuals looking for a safe and comfortable neighborhood. Properties in Werribee come in various types, from apartments and townhouses to large family homes, catering to diverse buyer needs. For anyone searching for Werribee real estate for sale in the residential sector, the current market presents solid opportunities for both rental income and property value appreciation over time.
Commercial Real Estate
The commercial real estate sector in Werribee is robust, thanks to its expanding economy and influx of businesses. As new developments continue to rise, commercial properties such as office spaces, retail shops, and industrial warehouses are in high demand. Those interested in acquiring a real estate business for sale may find lucrative opportunities in the commercial sector, particularly if they aim to lease to growing local businesses. Whether it’s retail or office space, commercial real estate investments in Werribee often yield attractive returns due to the suburb’s strategic location and growing business community.
Mixed-Use Developments
Mixed-use developments are an emerging trend in Werribee, combining residential and commercial spaces in one area. These properties allow residents to live, work, and shop in close proximity, offering convenience and fostering a sense of community. For investors, mixed-use developments provide dual-income streams and reduce vacancy risks. Those interested in mixed-use properties may find this type of Werribee real estate for sale an excellent choice, as it aligns with the suburb’s growth and modern lifestyle demands.
Key Considerations When Buying a Real Estate Business in Werribee
For those contemplating the purchase of a real estate business for sale in Werribee, certain factors can help ensure a successful investment.
Market Research and Property Analysis
Thorough market research is essential to understand property values, rental yields, and future growth prospects in Werribee. Investors should analyze recent sales data, current listings, and rental rates to gauge market trends accurately. Researching the demographics of the area, including age groups, family sizes, and employment rates, can provide insights into the target market, especially for residential properties.
Location and Accessibility
While Werribee offers a variety of prime locations, the property's proximity to transportation, schools, and shopping centers can significantly influence its attractiveness to potential tenants or buyers. Accessibility plays a crucial role, as properties close to public transport and main highways often see higher demand and offer better long-term value.
Regulatory and Zoning Requirements
Before acquiring any real estate business for sale in Werribee, it’s crucial to understand local zoning laws and regulatory requirements. These laws impact the type of properties that can be developed or leased in specific areas. Familiarizing yourself with Werribee’s property regulations can prevent unexpected complications and streamline the acquisition process.
Financial and Tax Implications
Real estate investments come with various financial and tax implications that should be evaluated before purchasing a property. Consulting with a financial advisor or real estate expert can help identify tax incentives, calculate expected cash flow, and determine if the business aligns with your financial objectives. This step is especially important for larger commercial properties or multi-property portfolios in Werribee.
Future Growth Prospects in Werribee Real Estate
Werribee’s potential for future growth is promising, driven by several factors that benefit both residential and commercial sectors. Planned infrastructure developments, such as new roads, upgraded public transport options, and improved public amenities, are expected to increase property values in the region. For investors looking for Werribee real estate for sale with a long-term view, these developments can contribute to steady appreciation in property values, attracting a wider range of tenants and buyers alike.
Additionally, Werribee’s proximity to Melbourne, combined with its own developing job market, has made it an attractive destination for those who work in the city but prefer suburban living. This trend will likely continue as more people seek affordable living without sacrificing proximity to metropolitan amenities.
Making a Successful Investment in Werribee
Investing in Werribee’s real estate can be highly rewarding, particularly for those who carefully assess the market, choose the right type of property, and make data-driven decisions. Whether purchasing a real estate business for sale or exploring Werribee real estate for sale, taking a strategic approach based on thorough market research, property analysis, and future growth trends is essential for success.
Investors who capitalize on Werribee’s current momentum will likely see significant returns on their investment in the coming years. The region’s continuous growth, combined with ongoing infrastructure improvements and its strong appeal to both families and businesses, makes Werribee a prime area for real estate investments. With the right insights and strategic planning, buyers can leverage Werribee’s thriving market to build a successful portfolio and contribute to the suburb’s ongoing transformation into a dynamic hub of opportunity.

Whether you’re buying or selling a home, the process can be complicated, with numerous legal, financial, and logistical steps involved. Using a professional VIC Conveyancing service ensures that the entire process is handled smoothly, saving you time, stress, and potential costly mistakes.
This blog explores the key benefits of choosing a professional conveyancer and how their expertise can streamline your real estate transaction.
1. Expert Knowledge of Property Law
One of the main benefits of using a professional VIC Conveyancing service is their deep understanding of Victorian property law. Real estate transactions involve strict legal procedures, including preparing contracts, reviewing the Section 32 statement, and ensuring compliance with local regulations. Conveyancers are trained in these laws and are well-versed in the nuances that may affect the outcome of your transaction.
Key Legal Benefits:
Proper drafting and reviewing of the Contract of Sale and Section 32.
Protection from legal pitfalls, such as unclear clauses or hidden liabilities.
Compliance with local property laws, ensuring a legally binding transaction.
2. Smooth and Efficient Process
Navigating the property transaction process on your own can be overwhelming. Professional VIC conveyancers have the experience and systems in place to manage everything efficiently. From ensuring that all documents are lodged on time to managing financial settlements, conveyancers streamline the entire process, leaving no room for errors or delays.
Time-Saving Advantages:
Timely preparation and submission of legal documents.
Coordination with other parties, such as real estate agents and financial institutions.
Efficient handling of settlement arrangements, reducing the risk of delays.
3. Thorough Property and Title Searches
One of the most crucial aspects of VIC Conveyancing is conducting detailed property and title searches. These searches help uncover any potential issues with the property that may not be immediately apparent, such as unpaid rates, easements, or caveats that could impact ownership.
A professional VIC conveyancer ensures that these searches are conducted thoroughly and any red flags are addressed before you proceed with the transaction.
Property Search Benefits:
Identification of potential legal or financial issues affecting the property.
Prevention of future complications that could affect ownership or property value.
Assurance that the property is free from encumbrances before proceeding.

A professional conveyancer ensures that all financial arrangements are handled accurately, with no discrepancies.
Financial Handling Advantages:
Accurate calculation and payment of stamp duty and other fees.
Coordination with banks, mortgage lenders, and other financial institutions.
Timely transfer of funds and property ownership during settlement.
5. Minimizing Stress and Risk
Property transactions carry significant financial and legal risks. By using a professional VIC Conveyancing service, you significantly reduce these risks. The conveyancer’s role is to protect your interests throughout the transaction, whether you’re the buyer or the seller. Their attention to detail, legal expertise, and experience help prevent costly mistakes that could result in legal disputes or financial loss.
Risk Management Benefits:
Clear understanding of the legal implications of the transaction.
Protection from potential disputes related to contract terms or property condition.
Assurance that all documentation is accurate and submitted correctly.
6. Clear Communication and Guidance
Professional VIC conveyancers offer clear, ongoing communication throughout the entire process. They provide guidance on every step of the transaction, ensuring that you understand what’s happening and what needs to be done. This eliminates confusion and keeps the process transparent.
Communication Benefits:
Regular updates on the progress of your transaction.
Clarification of complex legal terms and conditions.
Direct answers to any questions or concerns you may have during the process.
Conclusion
The benefits of using a professional VIC Conveyancing service are undeniable. From their legal expertise and efficient handling of property transactions to their ability to minimize risk and ensure smooth settlements, professional conveyancers make the process easier for buyers and sellers alike. Engaging a licensed VIC conveyancer is an investment in peace of mind, knowing that your property transaction is in safe hands, with no costly surprises or delays along the way.

Fans Confused After Alison Victoria Lists ‘Dream Home’ For Sale. Wait. Her GA loft didn't sell, and she was supposed to be selling that to finance a new place in the Cabbagetown section of Chicago. Now, I'm confused, too. Anyway, this is an ugly ass building. The 4bd, 3.5ba, property is listed for $3.5M. Let's have a look (if you recall, Alison is the designer who did the "Ugliest House" I posted yesterday.)
Victoria worked to transform her office space into a residential home, which she envisioned as “the biggest, the baddest, the sexiest live-work dream home I could ever imagine.”
Although she’s called it her “Dream Home” home for several months now, fans online noticed that Victoria is quietly planning to part ways with her live-work space. What is going on?
She has posted photos from her dream home as recently as April 9, just before the building hit the real estate market. Well, I like the muted green chairs and planters. The floor is reminiscent of Alice in Wonderland.
One fan brought the home’s listing to an HGTV fan community on Reddit, where other users chimed in with their thoughts about the sale. (I'm an avid Redditor.)
“I thought she was building this to be her dream home/workspace? Or was this always to sell right away?” one fan wondered, with another guessing in response, “In reality it was always just content for her show.”
So, that's just a mantel with candles, then.
“I don’t think many people would be interested in buying this but it might work for someone who has a business and can live on the premises like what she claimed it was intended for," said another fan.
"I think more than likely it would be an event space esp for a wedding w/the option to stay overnight," said a 3rd fan.
Interesting wall with the big niche for decor, oven and 2 wine fridges.
One user pointed out in the comments, “There are no windows! I’d go crazy ! No, the sky lights not enough." Yeah, it's like an underground house.
Shoot, no matter how nice it is, I like the lighted shelving, no windows is a deal breaker. I'd feel imprisoned.
Interesting en-suite.
“The closets are full of clothes and shoes. Not staged stuff, real stuff," said a fan.
Nice little home theater lobby with a snack counter.
This is it? I was expecting a home theater, not a TV room.
Interesting light strand in the powder room.
Long hall to the wide industrial stairs.
One of the other bedrooms. I can't deal with just skylights, I gotta see what the weather's like and all.
One of the other baths. My love of floating sinks is kind of leery of something this big. I feel like it would break loose eventually.
"The mudroom looks like it has a little kid's jackets or maybe they’re just tiny women’s jackets. regardless, it looks like Alison or a family is living there. Interesting,” another fan pointed out.
Exercise depresses me enough, let alone doing it in this room.
I'm gonna say that this is the work area, where the team gathers to discuss design. Interesting that this is the area that has the windows.
The garages in the back of the building.
I'm no designer, but this building wouldn't have appealed to me as a home/work space. I would look for an end unit with more windows.
