osamu miya x f!reader
“my mom asked me to return thi—” you cut yourself off abruptly as you’re met with the sudden, unexpected surprise of a familiar pair of gray eyes when the front door of the miya residence swings open.
gray eyes that certainly don’t belong to the woman you intended to return the pie pan currently clutched in your hands to.
“osamu?” your voice comes out small, uncertain, a little fragile around the edges.
the corner of his mouth curves upward in a smile as he leans against the doorframe. “long time no see.”
–
the porch swing out back is as welcoming as it ever was, though the real estate to be found across its faded yellow cushions has waned as the two of you have grown. it was enormous to two seven-year-olds who spent long summer evenings on their backs across it, shoulder to shoulder with their little feet kicked up along the arm rests in opposite directions as they gazed up into the sky beyond the porch watching the fireflies come to life.
you can only imagine how ridiculous the two of you look now, heads parallel instead for lack of space and your legs thrown entirely over either edge at the knee, the swing shuddering with a precarious creak with each of your frequent outbursts of laughter.
for all that’s changed in the years since you graduated from inarizaki high and packed your bags—the new general store in town, your dad’s fancy electric car, the bright color of the shutters that adorn the front of the miya household, the dark shade of osamu’s hair, his muscles that have since generously filled out—
for all that’s changed, this still feels wholly the same: this easy rhythm the two of you slip into, the way it feels as natural as breathing to tell osamu everything—all the good and the bad and the wonderful and the terribly shitty things in your life that have happened between now and then.
(then, when you were eighteen standing outside of your mom’s old sedan on a sticky july morning, the trunk packed full with everything you held dear. everything but the gray-haired boy standing in front of you hugging you tightly goodbye.)
(then, when quietly realizing that you were in love with your best friend was the most terrifying feeling in the world.)
(now, with four years of university, two wasted years at a soulless corporate job, and the aftermath of a terrible relationship kicking up dust in the rearview.)
(now, when you know that for all the miles and the minutes, all this endless space that you’ve created—your heart will always be the steady pulse of a firefly cupped in osamu’s hands.)
–
it’s late beneath the glow of moonlight that pours across the porch when you finally ask, “how’s your girlfriend?”
osamu laughs, and you feel warm despite the cool night air that’s begun to nip at your bare legs. “don’t have one. tsumu’s probably got enough of ‘em for the both of us.”
it’s embarrassing, the thread of hope that slips between the careful grip of your fingers and begins to unspool in the defenseless gaps of your ribcage. “you mean to tell me there’s no mistress of onigiri miya? i find that hard to believe.”
he snorts this time, and a frog croaks somewhere off in the distance. “be nice, maybe i’ve got a broken heart over here.”
you shouldn’t be jealous, and yet—
“someone let you go? what was she thinking?”
osamu sighs, wistful. “never had her.”
your heart thumps as you turn your head, expecting to be met with osamu’s upside down side profile but instead finding yourself nose to nose with him.
“why not?” you ask, voice barely above a whisper.
“didn’t think that was what she wanted.”
the sound of osamu’s breathing and the trembling in your chest drowns out the steady hum of the katydids that echoes across the backyard.
“and what if you were wrong?”
you’re met with a sharp, careful intake of breath that mirrors the tightness in your throat.
“s’a shame i’m not a time traveler then, i guess.”
this time, it’s your turn to laugh. “i hear she’s back in town.”
“yeah?” he says, a little breathless, a lot hopeful.
“there’s still nobody else i’d rather count fireflies with, osamu,” you whisper.
and as osamu tilts your chin with a gentle hand to tentatively brush his mouth against yours—
as you find yourself on top of him, fingers tangled in his hair as he cups the back of your head and kisses you until you can hardly breathe—
as you begin to forget where you end and he begins—
(you’ve both changed and you’ve grown, but faint yellow lights still wink in and out of existence in the sky above, the southern breeze still carries the faint chill of the lake beyond the woods, and osamu still feels more like home than anything ever has.)
—the porch swing sways, and you can feel osamu's smile in every kiss—
you fit perfectly here atop these old cushions now, in a tangle of limbs and lips and patient hearts.

Most dogs are trapped in an endless loop of boredom. After millennia of hanging out in the wild, they're now stuck in suburbia. Just like their so-called best friend, the human, dogs yearn for stimulation that they're not getting in their off-eggshell-white, HOA-controlled economic-efficiency prisons. In recent history, these stimuli used to come from long rides in cars, but with the price of gas, and especially the death of our beloved Saab Automobile AB, who can afford to just drive their dog around while they bark at weird birds they see on the highway?
In the modern era, the rapid development of "dog parks" has attempted to provide a substitute to the demanding dog. No roar of engines, sure, but you get to run around a bit, maybe bite a Little League player. Unfortunately, dog parks are expensive to safely fence, and the poop has lots of negative impacts on the local real estate market, which we have collectively decided is the most important thing in existence and should be the sole survivor of our civilization, the only mark in the historical record that we were ever here. So they get turned into luxury condos.
Trains would be an option for the bored pooch-about-town, had we thought to build them. Dogs are notoriously enthusiastic about steam locomotives in particular, a fact which alternately thrills and horrifies animal psychologists the world over. Electric less so: the inverter whine hurts their little ears, and most of those run underground, where the only thing to bark at is weird rats. No fun at all. Streetcars, you ask? Don't make me laugh. You know what happened to that clown college at the bottom of the hill.
There is, however, hope. At the pet store, I have just now found this rubber bee that squeaks when you squeeze it. I am assured that it is the end of dog boredom for all eternity, or at least until my miniature Pomeranian, Ripper, tears the squeaker out and pukes it up on my duvet at 3:15 in the morning. Don't thank me: I'm just doing my part for all of dogkind.

Title: New Beginnings
Note:It is short, if you want the part 2, I think I have it in drafts, hope you have a good day or night..and And don't forget to drink water [oh and I wrote this at 4 am] If you want me to write something, I am open for requests..
Summary: you visit retired Sebastian Vettel at his countryside home. Despite your secret romantic feelings for him, you cherish your deep friendship. The story ends with a toast to new beginnings and a promise to treasure your journey together.
Warnings:Unrequited Love, (anything else?) Use of nickname [Schatz]
Retired!Sebastian vettel x bestf!reader
The sun cast a golden hue over the sprawling German countryside as you drove up the winding road to the modest estate that Sebastian now called home. The air was crisp, carrying the scent of blooming wildflowers and freshly cut grass. It was a stark contrast to the bustling paddocks and roaring engines that had defined Sebastian's life for so many years.
Sebastian Vettel had retired from Formula 1. The announcement had shocked the motorsport world, but those close to him understood. After years of dedication, victories, and challenges, he had decided it was time to step back and focus on what truly mattered: family, passions beyond racing, and a life of simplicity.
You parked the car in front of the charming, ivy-covered house and took a moment to soak in the peaceful surroundings. This was Sebastian's sanctuary, a place where he could be himself, away from the limelight and pressures of the racing world.
As you stepped out of the car, Sebastian emerged from the house, his face breaking into a wide smile. He looked different now, more relaxed, happier. The stress lines had faded, replaced with a serene contentment.
"Schatz!" he called out, jogging down the steps to greet you. He enveloped you in a warm hug, the familiar scent of his cologne mixed with the earthy aroma of the countryside filling your senses.
"Hey, Seb," you replied, pulling back to look at him. "You look good. Retirement suits you."
He chuckled, a sound that always made your heart skip a beat. "Thanks. I've been keeping busy. Come on, let me show you around."
You followed him inside, where the interior of the house was just as inviting as the exterior. The decor was simple yet elegant, with personal touches that made it clear this was a home, not just a house. Photos of his family and his career adorned the walls, each one telling a story of its own.
Sebastian led you to the back patio, where a table was set up with a spread of fresh fruits, cheeses, and a bottle of his favorite wine. You both settled into comfortable chairs, the view of the rolling hills providing the perfect backdrop.
"So, how's life treating you?" you asked, pouring a glass of wine for each of you.
"It's been great," he said, leaning back in his chair. "I miss racing sometimes, but I'm happy. I've been spending a lot of time with the kids, working on my garden, and just... enjoying life."
You smiled, watching him talk about his new passions with the same enthusiasm he used to have for racing. "I'm really glad to hear that, Seb. You deserve it."
He looked at you, his eyes softening. "You know, Schatz, I couldn't have done any of this without your support. You've always been there for me, through the highs and lows. I can't thank you enough."
You felt a warm blush creeping up your cheeks. "It was my pleasure, Seb. You know I always believed in you."
He reached across the table, taking your hand in his. The touch was gentle, yet it sent a jolt of electricity through you. For years, you had harbored feelings for Sebastian, feelings you had never found the courage to confess. You cherished his friendship too much to risk losing it, so you kept your emotions buried deep within your heart.
"I don't just mean during my racing career. You've been my rock, my best friend. And now, I want you to be a part of this new chapter of my life.
Your heart swelled with emotion, but you managed to smile. "Seb, we've been through so much together. I wouldn't have it any other way. Best friends for life, right?"
"Best friends for life," he echoed, his smile brightening. He squeezed your hand, then let it go to raise his glass. "To new beginnings, and to us,always having each other's backs."
You clinked glasses, taking a sip of the crisp wine. It was a moment of pure contentment, surrounded by the beauty of the countryside and the warmth of Sebastian's friendship. The future was uncertain, but with your best friend by your side, you knew you could face anything together.
As the sun continued to set, casting long shadows and a soft glow over the landscape, you couldn't help but feel a pang of bittersweet longing. You would always love Sebastian, but for now, being his best friend was enough.
In that quiet moment, with laughter and dreams filling the air, you silently promised yourself that you would cherish every second of this new chapter. After all, life was about the journey, not the destination and with Sebastian by your side, the journey was sure to be extraordinary.
Hope you liked it, comment how it was (I don't bite I promise) and I have And I have a lot of drafts so if you want I can post it ;3

House Hunt
I’ve been thinking about buying a house for months now. Renting had gotten old - paper-thin walls, obnoxious neighbors, and landlords with the warmth of a glacier. I wanted something that was mine, something I could build into a home. So, I finally caved and asked my best friend, Greg, for a recommendation.
He'd just bought a place a few months ago, so I figured he might know a good realtor. What I didn’t expect was for him to give me her name with a sly grin.
"She’s amazing," he said. "Real Amazon."
I blinked. "Amazon? Like... she used to work at Amazon?"
Greg chuckled, shaking his head. "Not exactly, man. You’ll see."
That didn’t explain much, but I trusted Greg. He wouldn’t steer me wrong, at least not when it came to big things like this.
I was still scratching my head when I parked outside the real estate office and checked my phone for the name again. “Alexis North.” Simple enough. I was expecting someone efficient, maybe a former tech worker or someone from the corporate world.
I walked inside, scanning the small, modern office space, and then I saw the office with her name tag on the door.
My brain momentarily shut down.
She wasn’t just tall - she was towering, at least seven feet, with long, fiery red hair cascading down her back like molten copper. Her eyes were an otherworldly green, sharp and alive, like two emerald flames set in porcelain skin. And the outfit? A tailored blouse that dipped low enough to show just the right amount of cleavage. It was… distracting. Very distracting, but in a good way.
I could practically hear Greg laughing in my head. He knew what he was doing when he set me up with her.
I hadn't noticed her walking towards me this whole time. “You must be Michael.” Her voice was smooth, confident, with a slight tilt of amusement.
I blinked, regaining enough sense to extend my hand. “Y-yeah. You’re Alexis?”
She smiled, shaking my hand with a grip that felt both gentle and strong, her fingers warm and steady. “The one and only.”
I was still in awe of her sheer presence, but I managed to hold it together as she grabbed her tablet and led me out to her car, a sleek black SUV that looked like it was built for giants like her. The interior smelled faintly of leather and her perfume, a subtle scent that made my pulse quicken.
“So,” she said as she drove, her voice lilting with amusement, “Greg didn’t tell you much about me, did he?”
“Not really,” I admitted, laughing nervously. “He just said you were… an Amazon. I thought he meant you used to work for the company.”
She glanced over at me, lips curling into a mischievous grin. “Nope. Just an Amazon by birth.”
We both laughed, and it broke the ice, easing the tension I didn’t realize I was holding. As we started touring homes, Alexis was professional, but the playful banter between us built naturally, like we’d known each other for ages. We joked about bad wallpaper choices, the tiny closets that couldn’t possibly hold her wardrobe, and even pretended we were a couple, debating which room would be the best for “our” future dog.
The more houses we toured, the more comfortable I became with her. Alexis had this effortless charm - equal parts flirtatious and light-hearted - that made the day fly by. At one point, in a particularly cramped kitchen, she “accidentally” bumped into me, her body brushing against mine.
“Whoops,” she said, winking.
By the time we reached the final house, the tension between us had simmered into something palpable, something almost electric. The house was a cozy little place on the outskirts of town, with hardwood floors and a wraparound porch. The moment we stepped inside, Alexis closed the door behind us and leaned against it, her eyes locking onto mine with an intensity that made my breath catch.
“So, what do you think?” she asked, her voice soft, teasing. “Could you see us living here?”
I raised an eyebrow, stepping closer. “Us?”
Her smile deepened. “You know… hypothetically.”
“Hypothetically, I could see a lot of things,” I murmured, my heart racing as I closed the distance between us.
The air was thick with unspoken desire, and when she looked down at me, her green eyes darkened, daring me to make the first move. But she beat me to it.
Before I could think, her lips were on mine, soft but insistent, and I kissed her back, all logic flying out the window. Her hands tangled in my hair, pulling me closer as the kiss deepened, her body pressing against mine, curves and strength all at once. It was intoxicating.
Just as things were heating up, the sound of keys jingling at the front door shattered the moment.
We froze, wide-eyed.
“The owners!” I whispered, frantically stepping back as Alexis straightened her blouse and wiped her lipstick with the back of her hand.
We barely managed to look halfway professional by the time the door opened, and an older couple stepped in, smiling politely as they saw us. Alexis, to her credit, switched into business mode in an instant, smoothly guiding them through their questions and making small talk as if nothing had happened.
My heart was still pounding as we finally left, waving goodbye to the owners and stepping back into her car. The tension between us had shifted again, from raw desire to barely-contained laughter.
As she drove me home, the silence between us was comfortable, the weight of what had just happened hanging in the air, unspoken but understood. When we pulled up in front of my apartment, Alexis turned to me, a playful smirk tugging at her lips.
“Well,” she said, “that was… fun.”
I grinned, leaning closer. “I’d say so.”
She didn’t waste any more time. Before I could react, she leaned across the console and kissed me again, softer this time, but with just as much heat. When she pulled back, her eyes sparkled in the dim light.
“Call me when you want to do this again,” she whispered.
I nodded, barely able to find my voice. “Definitely.”
As I stepped out of the car, I watched her drive away, still feeling the warmth of her lips on mine, knowing this house-hunting experience had turned into something far more exciting than I could’ve ever expected.

AG Items and Dolls I’ve Found While Thrifting!!
I’ve been collecting for a couple years at this point, but my favorite finds are always the unexpected ones at local thrift stores!! Here are some of the things I’ve found (that I remember)
Dolls:
JLY #21 w/ Star hoodie meet
JLY #33 w/ Mia’s underwear
JLY #39 w/ Rebecca’s one piece PJS
Grace Thomas w/ meet shirt
Kira Bailey w/ accessories and meet
JLY #16 w/blue snowflake PJs (hair cut. fixed and gave away for a family friend’s birthday)
Joss Kendrick (when I worked at a thrift store- she was sold by the time I got off shift and went to buy her)
Multiple Julies (again, when I worked at a thrift store. I have two Julie dolls so I didn’t see a point in buying them.)
Lea Clark NIB (the store wanted $175 for her- no thank you)
Kendall (WW)
Willa (WW- I’ve seen and priced multiple when I worked at the thrift store. I’ve only bought one.)
Camille (WW- I don’t like her so I’ve never bought her. She looks like my elementary school bully and shares her name. Also one of the thrift stores wanted $40 for a one-legged Camille)
Large Items:
Samantha’s Bed (this came from what we called an “estate dump” at my old thrift job- ie. someone dying and their family dumping all their possessions to the thrift store. Samantha’s bedding had to be disposed of with all other soft items in this “dump” because of infestation. Since Samantha’s bed frame is metal, I scrubbed it and saved it.)
Julie’s Bed and Bedding
Floral Bed and Bedding
Kit’s Roll-Top Desk
Julie’s Egg Chair
Truly Me Chestnut Horse (For Felicity)
AG Hair Styling Caddy
Truly Me Grill (from a mid 2010s TM camping set)
Coconut
Kanani’s Dog (bought and gave to a friend)
Random AG Farm Fence Pieces and Food Items (honestly the weirdest lot of items. Fence pieces from a horse set, some of Molly’s multiplication cards, Truly Me meet boots, a doll sized AG waterbottle from a TM backpack set, etc)
AG Bubble Bath (bought and eventually re-donated. It wasn’t in the best condition and I want the dark blue bathtub JLY bathtub instead. I kept some of the bubbles.)
AG Electric Car (thrift store forgot to give me the controller and when I went back they said they sold said controller to someone else?? Eventually re-donated because these dolls are eight why are they driving?)
AG Hair Styling Chair (never seen one in good enough condition to buy)
Julie’s Bathroom Set (store wanted $75 with NO accessory items and water damage. No thank you, especially not for an item that I can only use for a couple photo ideas.)
AG Concession Stand (had no accessories. Couldn’t justify having such a large incomplete, poor condition item taking up space in my house.)
WW Magical Llamacorn and Carriage (I wanted it but where am I supposed to put it??)
Notable Paper Items and Books:
(Honestly my entire AG book collection comes from the thrift store, these are just the interesting items.)
An entire binder of AG trading cards and PC era pamphlets.

Despite Bankruptcy Short Term Loans UK Is Your 1 Source of Funding
Would you desire to be relieved of any pressing financial obligations? Need the optimal amount of money right away? If the answer is yes, you can get funding there by applying for a short term loans UK. The best news is that you don't have to worry about applying at a specific time because these loans are available day and night, seven days a week. Both renters and non-homeowners can quickly and hassle-free obtain the financing.
Through the intended loan product, anyone can borrow money in the range of £100 to £2,500 without having to provide any security, such as a home, an estate, a car, or jewelry. These by their very nature are unsecured and short-term. As a result, the lender won't ask you to defend the lender. Typically, you have 2-4 weeks to pay back the borrowed money. You can use this short term loans UK without any problem to pay for household expenditures, credit card dues, electricity bills, grocery bills, tuition for your child's school, and many other things.
In spite of bankruptcy, customers can still get same day loans UK, as the subheading states. It indicates that you don't have a major problem getting a loan without a credit check if you have adverse credit factors like defaults, arrears, foreclosure, late payments, CCJs, IVA, skipped payments, low credit ratings, etc.
Before making a loan to you through one of short term loans direct lenders, the lender will require that you meet certain requirements, including that you are at least 18 years old, a resident of the UK, a full-time worker for a reputable company, and that you have an active bank account, which is required in order to receive money via direct deposit. You must now complete the application in order to receive an immediate loan decision.
When may I require a £2,500 Short Term Loans UK?
There are instances when an unexpected bill comes up before payday and you don't have any extra money to pay for it. In this scenario, you might require a £2,500 short term loans UK direct lender to cover:
A costly repair to bring your automobile back in working order or a new used car if yours has broken down.
You need to make an urgent house repair.
If you don't have pet insurance, a medical expense.
Emergency travel expenses at the last minute.
It's wise to only use a same day loans UK in an emergency and not to address ongoing financial issues or frequent cash flow issues. We advise getting in touch with a free, unbiased financial advisor like The Money Helper if you need to talk to someone about your finances.
How soon do I have to repay a £500 Same Day Loans UK?
This largely depends on the lender you select. Some companies give you up to 35 days to repay your loan. Consider a same day loans UK to ease the burden on you and your monthly spending plan. This makes the entire lending process more manageable by allowing you to spread the cost of your borrowing, plus interest, over a longer period of time.

A few whistleblower movies to watch
by Tyler Aquilina Updated July 27, 2022 at 10:20 AM EDT
1. All the President's Men (1976): Still the journalism movie all others aspire toward, All the President's Men tracks Washington Post reporters Bob Woodward (Robert Redford) and Carl Bernstein (Dustin Hoffman) as their diligent work steadily uncovers the full breadth and depth of the Watergate scandal with the help of an anonymous source, Deep Throat.
2. Silkwood (1983): Legendary director Mike Nichols (The Graduate) helmed this drama based on the life of Karen Silkwood (played by Meryl Streep), who died in a mysterious car crash while investigating harmful practices at the nuclear plant where she worked. Kurt Russell and Cher costar as Silkwood's boyfriend and housemate—which, on paper, sounds like the setup for the world's best sitcom. But, in practice, Silkwood is a powerful slow burn, deep-diving into its subject's everyday life and burgeoning crusade.
3. The Insider (1999): Pacino picked up the whistle again, this time alongside Russell Crowe, in The Insider, playing a 60 Minutes producer who pushes to bring Jeffrey Wigand's (Crowe) damning account of the tobacco industry's practices to light.
4. Erin Brockovich (2000): With Pacific Gas & Electric making headlines again for their role in California's spate of wildfires, it's an apt time to revisit Steven Soderbergh's legal drama (for which he lost the Best Director Oscar...to himself, for Traffic). Erin Brockovich stars Julia Roberts as the title character, who discovers PG&E has contaminated a small town's water supply and masterminds a legal crusade against the company.
5. North Country (2005): Before helming Disney's live-action Mulan, Niki Caro directed Charlize Theron and Frances McDormand to Oscar nominations in North Country, which follows mineworker Josey Aimes (Theron) as she spearheads the first class-action sexual harassment lawsuit in U.S. history. Somewhat tepidly received upon release (EW called it "the right movie at the wrong time"), North Country is a necessary watch in the #MeToo era.
6. The Most Dangerous Man in America (2009): and The Post (2017)A few real-life whistleblowers have had their stories told onscreen through both documentary and dramatization. One such example: Daniel Ellsberg, the military analyst who leaked the Pentagon Papers and exposed secret U.S. government activity relating to the Vietnam War. The Oscar-nominated documentary The Most Dangerous Man in America tracks Ellsberg through the lead-up to the publication of the Pentagon Papers, while Steven Spielberg's The Post tells the story of the Washington Post journalists who published them, starring Meryl Streep as publisher Katharine Graham, Tom Hanks as editor Ben Bradlee, and Matthew Rhys as Ellsberg.
7. Fair Game (2010): If you want to relive more Bush administration-era outrages, allow us to recommend Fair Game, based on the 2003 Plame affair. That scandal revolved around the administration's outing of Valerie Plame (played by Naomi Watts) as a CIA operative, ostensibly in retaliation for her diplomat husband's (Sean Penn) criticism of the Iraq War. (He wrote a New York Times op-ed debunking the administration's WMD rationale.) The film shifts between spy thriller and domestic drama to explore, as EW's Owen Gleiberman put it, "What's greater, the price of hiding the truth—or telling it?"
8. We Steal Secrets (2013) and The Fifth Estate (2013): Remember when WikiLeaks was better known for whistleblowing than for helping interfere in U.S. elections? Alex Gibney's We Steal Secrets and Benedict Cumberbatch's The Fifth Estate can't help but look outdated now, but both fascinatingly chart WikiLeaks' history and paint vivid portraits of founder Julian Assange.
9. Citizenfour (2014) and Snowden (2016): Edward Snowden may be the most significant—and is certainly the most famous—whistleblower of the 2010s, with his revelations about the National Security Agency's surveillance practices reshaping our views on technology, privacy, and intelligence. Laura Poitras' Oscar-winning Citizenfour is an essential document, chronicling the days Snowden spent in Hong Kong making his initial disclosures to Poitras and two other journalists. Oliver Stone's Snowden, with Joseph Gordon-Levitt as the title character, is less essential, but helps illuminate the man himself and boasts a solid performance from Gordon-Levitt.
10. Official Secrets (2019): Official Secrets dramatizes a lesser-known (at least stateside) but no less vital whistleblower story—that of Katharine Gun (played by Keira Knightley). Gun, a British government employee, leaked a secret memo about an illegal NSA operation to pressure the UN Security Council to sanction the Iraq War. "What's interesting about this film is it's set in 2003...Yet it still feels like we don't have the conclusion of this story," Knightley told EW. "We're still very much living with it."

And hey, let’s talk ENERGY USE.
Office buildings (and all commercial buildings really) are built to utterly crap standards. They’re the most energy inefficient structures humans currently build. If a regular house and a standard office building had the same square footage, the office building would use at least 3 times more energy every day than the house used daily. And up to 5 million times more energy for buildings like data centers. It’s also worth remembering that office buildings use a minimum of 3 times more energy per square foot are only being used for around 40-50 hours a week, while residential housing is used for at least 12 hours per day, every single day.
The reason office buildings are so inefficient has to do mostly with the HVAC, and the lack of insulation. They simply are not insulated, often at all. Office buildings tend to have a lot of exterior glass which leaks heat like mad in the winter and bakes everything inside during the summer, so they always have a high energy load. Then add in all the stuff that nobody turns off for the night/weekend — the servers, the desktops, the automatic office lights — and it’s easy to see how office/light industrial becomes around 40% of the entire energy use on the planet.
Office buildings have terrible ventilation, plumbing limited to a central core, few internal walls, non-functioning windows and no ceilings, which means they’re not even useful for turning into housing — it would cost more to retrofit housing that’s up to residential code into most office buildings than it would cost to knock the eyesore down and replace it with the same square footage of built to code housing.
Why are these buildings such junk? Because that’s how the commercial real estate investment scam runs. The developer builds the cheapest possible building with enough eye candy to fool the rube, then rents it out and makes the rube take on the energy costs. The developer is rarely/never paying the electric bill, so they can make a crappy building that costs them less, and business owners just look at energy as a cost of doing business. Externalization is the lifeblood of capitalism.
Work from home was a stellar experiment in energy costs — residential energy use went up about 5% in places with a heavy home workforce, while energy use in office/industrial buildings dropped more than 60%. It was clearly a net gain in available energy simply by moving where people worked. And that’s just electricity — that doesn’t even touch the commuting costs and car infrastructure. Getting rid of office buildings and turning them into mixed use neighborhoods with some coworking space is one of the best ways to start hitting carbon reduction goals.
But it’s going to take destroying the commercial real estate investment complex.

growing up was easy for the jeon’s.
they lived in a huge house with enough space for two families, drove luxury cars, and worked in-demand jobs. jeon jiyeon, the mother, is a lawyer, while jeon jaehan, the father, is the CEO of a multi-million dollar real estate company and many different businesses. they married young and dedicated most of their lives to nurturing their careers until the birth of their firstborn, jeon ian. he wasn’t expected. in fact, neither of their boys was planned. introducing, jeon jungkook, jiyeon, and jaehan’s youngest and last child.
“did you pack everything?” jiyeon asks as she rummages through jungkook’s bags again, ensuring he has everything he needs for (in her opinion) the worst day ever. you see, today is ‘moving day,’ jungkook starts college next week and decided to go on campus instead of staying home and learning online. jaehan is proud of his son. he got accepted into a top-tier school and desired to follow in his father’s footsteps in business. jiyeon is happy too, but she hates to see her youngest go—today marks the day of her last baby graduating. after this, no more elementary, junior high, or any of that. no more bribing for good grades; those days are over, and it makes her sad knowing that both of her boys have grown up. it all happened so soon and too fast.
after triple-checking jungkook’s suitcases, jiyeon sighs as she watches her son load up his new, expensive vehicle before turning around to bid his parents one last goodbye.
“good luck, son. we know you’ll do great things” says jaehan as he ruffles jungkook’s hair for the last time. jiyeon wraps her arms around her son, her eyes filling with tears. “be good, okay? don’t get soaked into that stupid ‘college party’ bullshit. you’re there for one thing and one thing only. don’t you come back here with a baby” she says, which causes jaehan to laugh. she pulls away to look at jungkook one last time. “if you ever get homesick, you can always come back” she fixes jungkook’s hair and leans up to press a kiss to his cheek. “and we love you. so, so much”
~🫧
Jungkook offers them one last reassuring smile before sliding into his car. With a final wave, he drives off, the weight of both excitement and nerves settling over him.
By the time Jungkook arrives on campus, the sun is high, and the energy buzzing around the school is electric. Students are scattered everywhere—hauling boxes, reuniting with friends, and setting up their new lives. Jungkook parks his car and steps out, scanning the area for a familiar face.
“Jungkook!”
He turns just in time to see his best friend, Eunwoo, jogging toward him, his grin wide and stupid as always. Jungkook smirks, meeting him halfway for a quick bro hug.
“Damn, you actually made it on time,” Eunwoo teases, pulling back.
“Shut up,” Jungkook says with a scoff. “I’m literally always on time. Unlike your lazy ass.”
Eunwoo laughs. “Whatever, man. How does it feel to finally escape Mommy and Daddy Jeon’s clutches? Bet you feel like a free man now, huh?”
Jungkook smirks, crossing his arms. “Honestly? Feels fuckin weird. But also kinda great. No one here to check if I’m eating my vegetables.”
Eunwoo barks out a laugh. “Good. I’ll make sure you survive on ramen and beer like the rest of us.”
They both laugh, falling into their usual rhythm of playful banter and easy camaraderie as they unload Jungkook’s car together.
•••
On the other side of campus, Alina is standing in the middle of her dorm room, hands on her hips, surveying the chaos. Boxes are everywhere, and her suitcase lies open on the bed, half-unpacked. She exhales sharply, brushing a strand of hair out of her face as she grabs her phone.
“Where the fuck are you?” she demands the moment her best friend YN picks up.
Alina is really impatient today because it’s been years since she really got to see you and the truth is that she’s really excited to spend these years with you.
“You said you’d be here an hour ago,” Alina snaps, pacing the room. “Do you know how much crap I have to unpack? And now I have to do it alone. You better be bringing coffee, too.”
Alina cannot help but smile though when you calm her down by saying that you have coffee and you will be there soon.
Alina huffs, though a smile tugs at her lips. “Damn right I’m bossy. See you soon.”
Hanging up, she tosses her phone onto the bed and gets to work organizing her stuff. Despite her irritation, a flicker of excitement courses through her. A new chapter is beginning, and while it’s overwhelming, it’s also full of possibility.
For now, though, she just wants her best friend to show up and save her from this mess.

Get Charged Up: Why You Need an EV Charger Installed Today!
As the world transitions towards more sustainable energy solutions, electric vehicles (EVs) have emerged as a front-runner in eco-friendly transportation. If you're considering switching to an EV or already own one, you might be wondering about the logistics of charging it at home. Installing an electric vehicle charger installation is not just a convenience; it's a step towards embracing a greener lifestyle. Let’s explore why you should get charged with your EV charger today!
The Rise of Electric Vehicles
With an increasing number of manufacturers rolling out electric models, the popularity of EVs is soaring. From sedans to SUVs, there’s an electric option for every lifestyle. As more people embrace electric cars, the demand for convenient and efficient charging solutions grows. That’s where the need for an electric vehicle charger installation comes into play.
Convenience at Your Fingertips
Imagine never having to detour to find a public charging station again. With a home charger, you can plug in your vehicle overnight and wake up to a fully charged battery each morning. This level of convenience saves time and offers peace of mind, knowing your EV is ready to go when you are.
Furthermore, having a dedicated charging station means you can take advantage of off-peak electricity rates. This can lead to significant savings on your energy bills while making the charging process even more economical.
Benefits of Installing a Home EV Charger
1. Cost Savings
Investing in an electric vehicle charger can lead to long-term savings. While there may be an initial cost to install the charger, the savings on fuel costs and potential tax incentives can offset the investment over time. Additionally, charging your vehicle home is often cheaper than public charging stations, especially as electricity rates fluctuate.
2. Increased Property Value
As EV adoption rises, homes with EV chargers become increasingly attractive to buyers. Installing an electric vehicle charger can enhance your property’s value and appeal. It shows potential buyers that you’re forward-thinking and environmentally conscious, which can be a strong selling point in today’s real estate market.
3. Flexible Charging Options
With a home charging station, you can charge your vehicle whenever you need. Whether you’re coming home from a long day at work or running errands, you can quickly plug in and ensure your car is ready for your next adventure. This flexibility is a game-changer for busy individuals and families.
Choosing the Right Charger for Your Needs
When considering electric vehicle, selecting the right charger for your specific needs is essential. Here are a few factors to consider:
1. Charging Speed
EV chargers come in various levels, with Level 1 being the slowest and Level 3 (DC fast chargers) being the fastest. Most people opt for Level 2 chargers for home use, which provide a good balance between charging speed and convenience. Evaluate your driving habits and charging needs to choose the right charger for you.
2. Compatibility
Ensure that the charger you select is compatible with your vehicle’s make and model. Most modern EVs come with universal charging ports, but it’s always good to double-check to avoid any surprises.
3. Installation Location
Think about where you want your charger installed. Ideally, it should be near where you park your vehicle. Working with a professional installer can help determine the best location based on your home’s layout and electrical system.
Conclusion
In conclusion, installing an electric vehicle charger installation is an investment in convenience, cost savings, and the future of transportation. With the growing popularity of electric vehicles, now is the perfect time to consider making this upgrade. Not only will it enhance your lifestyle, but it also contributes to a cleaner, greener planet.
So why wait? Get charged up today and take the first step towards a more sustainable future with your own home EV charger!

Financial Emergencies: How Selling Gold Can Provide Quick Relief
Life is full of unexpected twists and turns, and sometimes, financial emergencies strike when we least expect them. Whether it’s a sudden medical bill, a major car repair, or any other urgent financial obligation, finding a solution quickly can be stressful. In such situations, selling gold has become a common and practical way to generate immediate cash.
In cities like Bangalore, where the market for gold is robust, many individuals turn to Gold buyers in Bangalore to help them navigate these challenging times. Here’s why selling gold can be an effective financial solution during emergencies.
The Reality of Financial Emergencies
Financial emergencies often happen without warning. Common scenarios include:
Unexpected Medical Bills: Whether it’s an emergency surgery or an unforeseen illness, medical costs can quickly spiral out of control, especially if you don’t have adequate insurance.
Car Repairs: Cars break down at the worst possible times. Whether it’s a major engine repair or something simpler like a tire blowout, these repairs can be costly and urgent, particularly if your vehicle is essential for commuting or family life.
Home Repairs: Sudden issues like a burst pipe, electrical failure, or roof damage can leave you scrambling for funds to make immediate repairs.
Unplanned Travel or Relocation: Family emergencies or sudden job changes may require you to travel or relocate quickly, creating additional expenses.
When savings or emergency funds aren’t enough to cover these unexpected costs, many people turn to their valuable assets, and gold is often one of the first items that come to mind.
Why Selling Gold is a Smart Option
Gold has always been considered a valuable asset, holding intrinsic value across the world. Unlike other investments, such as real estate or stocks, which may take time to sell or liquidate, gold offers a faster route to cash. Here are some reasons why selling gold during financial emergencies can be a smart choice:
Immediate Cash Access: The biggest advantage of selling gold is the speed with which you can access cash. You can walk into any reputable gold buyer in Bangalore and receive an instant valuation, followed by immediate payment.
High Market Value: Gold prices tend to remain stable or even rise during times of economic uncertainty. This makes it a strong asset to sell when you’re in need of fast cash. You’ll often find that your gold holds its value, allowing you to get a good return on your investment.
Easy to Sell: Gold is universally recognized and easy to liquidate. Unlike other assets that may require complex processes or paperwork to sell, gold transactions are typically straightforward. In Bangalore, for instance, there are many trustworthy gold buyers who provide a seamless and transparent experience.
No Impact on Credit: Unlike taking out a loan or using a credit card to handle financial emergencies, selling gold does not impact your credit score or put you into debt. You get immediate cash without any long-term financial obligation.
Choosing the Right Gold Buyer in Bangalore
If you’re considering selling your gold, finding a trustworthy buyer is crucial to ensuring you receive a fair price. Here are some tips for choosing the right gold buyer in Bangalore:
Reputation: Always do your research and choose a gold buyer with a solid reputation. Look for reviews and testimonials to gauge the experiences of other customers.
Transparency: The best gold buyers will be transparent about their valuation process. They should explain how the weight, purity, and market price of gold will influence the offer they make.
Immediate Payment: Ensure that the buyer offers immediate payment, preferably in cash or through an electronic transfer, so you can access the funds right away.
No Hidden Fees: Make sure there are no hidden fees or charges deducted from the payment.
Bangalore is home to numerous gold buyers who offer competitive prices and quick, hassle-free transactions. Some even offer home pick-up services, which can be a convenient option if you’re unable to visit a store in person.
Final Thoughts
Financial emergencies can be overwhelming, but selling gold can offer a quick and effective way to handle urgent expenses. In a city like Bangalore, with a thriving market for gold, finding reputable gold buyers in Bangalore can help you convert your valuable assets into the cash you need. Whether it’s an unexpected medical bill, car repair, or home issue, selling gold can be a lifeline in times of financial strain.
If you’re in a pinch, don’t overlook the value of your gold. With the right buyer, you can turn those precious pieces into the quick cash you need to get through any financial emergency.

The Future of Electric Vehicles: Exploring Commercial Charging Stations
As electric vehicles (EVs) continue to gain popularity, the demand for reliable and efficient charging infrastructure is more critical than ever. In bustling urban areas like Chicago, commercial charging stations are becoming a vital component in supporting the city's shift towards sustainable transportation. Here’s an in-depth look at how commercial charging stations in Chicago are paving the way for a greener future.
The Rise of Electric Vehicles in Chicago
Chicago, known for its commitment to sustainability and green initiatives, is witnessing a significant increase in the adoption of electric vehicles. With concerns over climate change and the push for cleaner air, more residents and businesses are transitioning from traditional gasoline-powered cars to electric alternatives. However, this shift necessitates the development of a robust network of commercial charging stations to support the growing number of EVs on the road.
The Importance of Commercial Charging Stations
Commercial charging stations play a crucial role in the EV ecosystem. They provide convenient and accessible charging options for electric vehicle owners, ensuring that their cars are always ready to go. For a city like Chicago, where residents lead busy lives and rely heavily on their vehicles, the availability of commercial charging stations can make a significant difference in the adoption and use of electric vehicles.
Benefits of Installing Commercial Charging Stations in Chicago
Environmental Impact: Commercial charging stations contribute to the reduction of greenhouse gas emissions by supporting the use of electric vehicles. This aligns with Chicago's goals to reduce its carbon footprint and improve air quality.
Economic Growth: The installation and maintenance of commercial charging stations create jobs and stimulate economic activity. Businesses that offer charging facilities can attract more customers, leading to increased revenue.
Convenience for EV Owners: Easy access to charging stations is a major incentive for potential EV buyers. Knowing that there are ample charging options available, especially in commercial areas, can encourage more people to make the switch to electric vehicles.
Enhanced Property Value: For property owners and real estate developers, adding commercial charging stations can increase property value and appeal to environmentally conscious tenants and customers.
