Greenpoint Brownstone House, NY

This Landmarked Greenpoint brownstone had beautiful parlor floor and stair details, but the finishes and fixtures dated back to the 1960’s and the house was subdivided into many small rooms. The clients, a family with two children, wanted to create a triplex over a garden rental that maximized open space and light, with touches of colorful details and patterns.

The house is an odd shape with a small footprint and a small lot. In order to fit a powder room onto the parlor floor, the water closet was created as a separate compartment under the stairs, and the concrete sink, by Kast, with Vola faucet, became a focal point in the hallway. An arched opening above opens a view into the kitchen. The existing curved stair was preserved, and the risers are painted in Farrow and Ball Green Ground.

The parlor living/dining room was preserved in its original shape, and the ceiling molding, bay window casing, and fireplace mantel were stripped and refinished. Rich Brilliant Willing wall sconces provide ambient light. The L-shaped kitchen features a bright green Fireclay tile in a picket shape with open white oak shelving. A door leads to a new deck overlooking the garden.

In the second-floor front bedroom, a desk and chair from Dims, as well as built-in shelves, provide a work-from-home space with a view of the street. A full bath with blue-green ceramic tile from Complete Tile complements the Ripley wallpaper by Sanderson.

The top floor is a master suite with high ceilings and a sculptural hall skylight. The bedroom walls are painted in Farrow and Ball Green Blue. The skylit master bath features a Perlato solid surface tub, Yukutori wallpaper by Farrow and Ball, and Vermeere hex mosaics in the shower. All plumbing fixtures are from California Faucets. A wall of full-height shelving lit by Herman Miller pendants incorporates a library ladder that doubles as roof access.

The garden apartment kitchen features a Poham Hex Zulu Popham tile backsplash. The bathroom floor is finished with Popham Visby tile, with Nemo tile penny rounds in the shower.

Empty Nester Townhouse Design Ideas

  Built by Timber Trails Development Company and designed by Julie Howard (previously featured here – a must-see post!, here, here, here & here), this townhouse was designed really for empty-nesters downsizing and wanting to maintain really high-end finishes. Here, the interior designer shares some insights:

“The Oxford at Timber Trails is a large ranch style townhome located in Western Springs, a suburb about 20 miles outside of Chicago. This townhouse was designed for someone who wants the ease of a smaller space without having to compromise on the quality and details of the finishes. The dramatic yet neutral color scheme made the perfect backdrop for multiple photo shoots and even a television commercial. The sophisticated and chic black, gold, and white elevate this dramatic home.   Empty Nester Townhouse Design Ideas

The exterior of this beautiful townhouse features a grey brick. Brick is Sioux City Aztec White.

Kitchen

Because this townhouse has another unit attached, the kitchen of this home does not have a window in the prep area. We used floating shelves over the kitchen sink to create an open and airy feeling where one usually has a window. If we would have carried the cabinets all around the boxy shaped room it would have felt very closed up and boring. The shelves add so much interest and depth to the kitchen.

Fitting this bar by the refrigerator comes as a blessing when the homeowners are entertaining – and can use this space as a butler’s pantry – or simply preparing their coffee every morning.

“Some people will actually use kitchen floating shelves to hold their utility items and grab at them like a chef at a restaurant. I however, like to save that stuff for closed cabinets and use the floating shelves as an area to style like a bookcase. Using frames leaning and stacked up against each other creates a really nice look along side your more traditional kitchen items”. – Julie Howard.

Home Office

The home office features extensive millwork using panel molding and then having the whole room painted semi-gloss of Benjamin Moore Black – this works because the room has a southern exposure and fills with light. It creates a moody space that catches your eye as you walk down the hall.

“The master bath was inspired by the black and white marble Greek key design. For years I would look at the 4”x12” decorative accent piece at The Tile Shop and wonder how to incorporate it into a spec house. When designing this townhouse, it started to take on a black, white, and gold color scheme and I thought the Greek key would be perfect. Adding a different mosaic tile to the center of the tile rug was bold, but I think it really brought the whole look together”. – Julie Howard

Mudroom

“The mudroom of this house is actually a hallway that connects the bedrooms, the garage, and the laundry room. There is not a closed off area where mess can accumulate. We needed to make sure the mudroom had more than just hooks and a bench. That would get very messy to walk past every day. We had custom built-ins made that hide all the mess. We painted it black so that it felt like a large piece of furniture in a white hallway. The board and batten on the walls gives an architectural feel but also helps to protect the walls in a high traffic area”. – Julie Howard

I’m no university expert, especially as i’m not even old enough to go yet but the whole aspect of uni really interests me, and after doing some research, i think i could actually give some good tips for any university freshers. whether you’re struggling with packing, or need ideas for a personalised dorm room, here is a checklist for stationary, dor ms, clothing, essentials and any other tips.

“Before & After” California Home Renovation

  Wendy Blackband and Rachel Azzolina of the Blackband Design team (previously featured here – a house tour you really can’t miss!) brought this home down to the studs and fully remodeled it into a modern Mediterranean open floor plan with hotel amenities. Their focus was bringing in warmth and comfort while creating additions and new layouts to best suit the homeowners’ lifestyle – including their two daughters Annie and Abbey (Golden Retrievers). Speaking for the pups, their favorite home features would most likely be the built-in food and water dish station in the kitchen island and their under-staircase sleeping nook in the master bedroom complete with a miniature headboard to match their parents. The homeowners recognized the value of investing in quality and luxurious details that they will forever appreciate in their dream home.

Can you believe this is the same house? The older kitchen felt dark and the “old Mediterranean” style had a heavy feel to it.

New Ideas

This home is located in a neighborhood where the houses feature Mediterranean-inspired architecture. It was important for the designers to respect the architectural details but they also wanted to reinvent this style and give it a more modern feel. This modern Mediterranean kitchen is a great example of that.

Keeping it Fresh

Customizing a pet food station in your kitchen island isn’t only a brilliant idea but it also very functional. It’s easy to keep the dogs’ food station fresh and cleaner with a pot filler and by being so close to a sink and the dishwasher.

Marble is Honed Calacatta Eccellente. Say it with an Italian accent.

The space had good bones but everything felt too heavy and outdated with the faux plaster walls and these ugly draperies… sorry.

Bathroom Remodel Palatine

This Palatine homeowner simply wanted an updated look for this blah bathroom/closet combination. Regency Home Remodeling knew that with help from top-tier suppliers Daltile, Wayfair and Chicago Designer Closets, this bathroom would become a beautiful, organized haven, and the results proved them right!

Regency began by creating an impressive entrance to the bathroom by installing elegant new French doors. Next, the addition of pocket doors leading to the shower room and closet immediately created more space, and the 60” vanity from Wayfair extended the high-end atmosphere. Daltile’s stunning 8” Hex Brilliant White floor tile starts the hexagon shape that is carried into the shower with a floor of Hexagon Mosaic Arctic White tile. The shower threshold and bench are accented by the OQ27 Jasmine White quartz, while 3” x 12” Picket Arctic White tile lines the shower and vanity walls. The shower becomes a spa with the addition of the 5-setting Mount multi-function handheld shower head and the Stryke shower faucet, both with H20kinetic Technology from Wayfair. Regency’s own white shaker cabinets were configured into a handy linen closet in the shower room, but to deal with the disorganized mess of a main closet, Regency called in Chicago Designer Closets, who created a total custom overhaul that utilized every bit of space and now works for the homeowner. The new bathroom and closet are everything the owner envisioned and more. Just one more Regency success story!
