Up Close and Personal with NOLA Real Estate Expert Lynn Morgan

Last year, I learned so much about real estate in New Orleans when I became a first time home buyer, and most of that knowledge came from my realtor (who also happens to be my mom) Lynn Morgan. Lynn has more than 30 years of experience in New Orleans’ unique real estate market. Plus, she’s a born matchmaker who knows New Orleans neighborhoods inside and out. Here she shares her insider’s advice on where to look, what to buy and how to get the best deal in town.
TM: I still pinch myself that we found my house. It is in the neighborhood I wanted, at a reasonable price, move in condition, with amenities like a front porch, backyard and off street parking. It seems somewhat impossible to find a find like this one in today’s real estate market.
LM: It is not impossible if you put the right practices into place! I always suggest to people that they allow me to put them on my email notices so they are automatically alerted of properties even if they aren’t looking. I think you would agree that you weren’t actively looking, only passively, and this house just popped up and you knew we couldn’t pass on it!

TM: You’re absolutely right. Thankfully I was in the hands of an experienced realtor who has access to multiple information sources. Even when you know your clients aren’t looking, you have their needs in mind and that’s truly valuable. 
LM: Thank you. I am thrilled you see the value. Another thing I would recommend for first time home owners like yourself is to begin the discussion with a mortgage officer long before you are ready to buy a house. Sometimes these conversations take weeks or months, but you have to be able to act fast when your dream home hits the market. Knowing what you can and can’t afford and what are your deal breakers is key to an effective transaction. These are things you should have time to think about and normally a offer is written and accepted within hours.
TM: A lot of people think they can DIY real estate process, but in this arena, and every other, I am a real advocate of hire the expert. Not just because your my mom but because I saw the extreme value you placed into helping me analyze the numbers and being an unbiased officer in this process (even though you were clearly biased). Moreover, it was getting me to the closing table. All the documentation, deadlines, appointments, etc. It was so hard to keep track of all of this information, so it was very helpful to have reminders. 
LM: And a checkbook. I still can’t believe you didn’t have a check book in hand on the day of the closing. Where did you think the money was going to come from?
TM: My debit card. Clearly it was a generational scenario that deserved no excuses. It makes me chuckle thinking about it but I know you were not amused at the time. The folks at Crescent Title were so amazing to work with. Not only did they serve delicious home baked cookies and iced coffee upon arrival, but they had all their ducks in a row to make sure it was a timely and effective closing. So enough about my personal buying experience, what’s your favorite part of the real estate process?  
LM: What I love most about what I do is the matchmaking. It’s all about finding the "right" house or investment property for buyers and finding the "right" buyer for my sellers! When it clicks, it’s such a fantastic feeling. And then, one of the most fun things about selling real estate in New Orleans is that I get to see how each owner makes a house their own. It's always fun to see the many creative way owners here reinterpret 100-year-old homes!

TM:  When you first meet with a home buyer, what are some of the questions you ask them to help them gauge their needs?  
LM: Location, size and price point are the first questions I ask. We then work on a list of must haves, would-like-to-haves, and don't-want-at-alls. Things that can't be changed should be considered first. The rest can be changed in time.  
TM:  So, location. That’s hard to pin down in New Orleans. What are your favorite neighborhoods?  
LM: This is a hard one because there really isn't one that I don't like. In New Orleans, each neighborhood has its own personality. Audubon Park and City Park along with Crescent Park are favorites for runners, walkers and outdoor types. Bywater’s a favorite for music fans and front-porch sitters. The Garden District is always a favorite for architecture lovers. That’s just to name a few. But in a city like New Orleans you can find most of these features in almost all locations.  
TM: I was surprised at how many extra resources your firm provided when I was buying my house. What are some of the advantages outside of the typical real estate transaction that you offer?  
LM: For sellers, we help prep the house for showings including repairs, decluttering and staging. For our homebuyers, we share a list of vetted and well-respected vendors like mortgage lenders, inspectors, service people, title companies, and movers. But we’re also there to help them get acquainted with their new neighborhood. As a native New Orleanian, it is really important to me that my clients love our city! So I always make it a point to introduce homebuyers from out of town to the things that make New Orleans so unique. Even the locals have fun discovering some of the "hidden treasures" I introduce them too. Of course The Scout Guide New Orleans is the best source for that! 
TM: I appreciate the plug! So how do you communicate all this and more with your clients? I know when I was buying my house I had a lot of questions. How often can your clients contact you?  
LM: As you know from growing up with me and my crazy schedule, I’m available to clients seven days a week. In a fast-moving market like ours it is important to see new listings as soon as they come on the market. It seems that email and texting are most generally the preferred method of communication but we give all clients our cell numbers should they want to talk to us directly.

TM:  When selling a home for a client, how do you market that home? 
LM: Pricing a house correctly is the most important part of the process. Buyers today are very savvy and most generally do their research before they enter the search process. The combination of knowing current market statistics along with the demographics profile of those looking helps us target the best suggested marketing price. As far as marketing a home, we use a mixture of social media and internet marketing with the traditional tried and true techniques. You never know what will bring the “right” buyer in so we use them all!

TM:  What are your fees, and who pays them and how?  
LM: In New Orleans, the fees are negotiable and most generally paid by the seller. In today's market when some houses do not hit the market this can vary.
TM: The process of buying or selling a home can be incredibly emotional. How do you help your clients navigate their feelings as they ride the roller coaster?  
LM: There’s no denying it can be overwhelming, but staying in close touch in every phase of the sale gives most of my buyers confidence and eases the worry. Over the years, I’ve learned that there’s not much that cannot be resolved when the match is right.

TM:  Do you have any favorite real estate stories that you can share?  
LM: Of course, the sale of your house is one of my favorites. But I remember one particular sale with multiple offers and the buyer had to get their signed offer back - actually to the physical office- before anyone else. I had to race through town and thankfully we won that one! The thrill of beating the clock before emails, cell phones or even faxes!

Landlords in the garden city of portharcourt could get preferential treatment when applying for mortgages if their properties are energy efficient, as lenders begin to launch new green products with in the market.  
This week, #accessbank plc #nigeria launched a new range of buy to let mortgage program for her customer which offers #lowerdeposit options to landlords whose properties have an energy performance certification rating.
The bank is offering mortgages with 20 per cent deposits to portfolio landlords who fit in to this bracket less than the 25 per cent minimum for those with less #energyefficient properties must put down
Although already operated by a charity home as accommodation for older residents, this project is critical for the ongoing operation of the scheme. Poor layouts, #sharedkitchen facilities, #poorstandards of insulation and #heating, and communal utilities charges render some units unlettable and they fall short of the aim of supporting #independentliving and reducing social isolation.
The work being undertaken in #portharcourt city will ensure that these historic buildings continue to support independent living for its residents. The heating system will be replaced with individual #centralheatingsystem and #bathroom and #kitchenrenovations will bring these homes up to date.
We are so excited to present our newly refurbished two bedroom accommodation properties at woji ph in the #gardencity. The properties past their best and required substantial investment to bring them up to standards required of modern living. They agreed to invest the money which was substantially supported by Homes funding in #phc #wojiestate.
The work was part of a 5-year programme of renovation on the site which includes an independent living accommodation and a large 4/5 bedroom house at rumu woji estate which will support adults with care needs.
