As a tenant in the UAE, you have certain rights and options if your landlord "ghosts" you during lease renewal. This article provides an overview of your rights and available options in such situations.

Rights as a Tenant:
Renewal Right: Under the UAE Rental Law, tenants have the right to renew their lease agreement for an additional term, assuming they have fulfilled their obligations under the existing agreement. The renewal term is typically one year, unless otherwise agreed upon.
Notice Period: The landlord is obligated to provide you with written notice of non-renewal at least three months before the lease expiry date. This notice period allows you sufficient time to make alternative arrangements.
Reason for Non-Renewal: The landlord must provide a valid reason for non-renewal, such as intending to sell the property, renovate it, or occupy it themselves.
Rent Increase: The landlord can propose a rent increase upon lease renewal, but it should be within the legal limit set by the Rental Disputes Settlement Committee (RDSC). You have the right to negotiate the proposed increase.
Options if Landlord Ghosts You:
Document Everything: Keep copies of all communication attempts you made to contact the landlord regarding lease renewal, including emails, phone calls, and text messages. This documentation will be valuable if you need to file a complaint with the RDSC.
Contact the Land Department: Inquire about the property ownership status to verify if the landlord is still the legal owner. This information can be helpful if you need to take legal action.
Negotiate with the New Landlord: If the property has been sold, try to negotiate a new lease agreement with the new landlord.
File a Complaint with the RDSC: If the landlord remains unresponsive or violates your rights as a tenant, you can file a complaint with the RDSC. This committee will hear your case and issue a binding decision.

Many landlords are retiring, considering their options or selling up after years of landlord bashing, red tape and higher taxes under Section 24.

Los Angeles County Tenants Protected by Local COVID-19 Eviction Protections
California’s statewide eviction protections expired on June 30, 2022. However, Los Angeles County tenants have local protections. This means landlords in Los Angeles County cannot evict low-income tenants for non-payment of rent due on or after July 1, 2022, not paid due to COVID-19-related illness or economic fallout. Los Angeles County tenants are protected from evictions for non-payment of this rent. However, landlords may elect to collect the rent through civil court. Further, landlords may not impose late fees or penalties on Los Angeles County tenants.  This law does not cover any unpaid rent that came due before July 1, 2022.
The Los Angeles County COVID-19 eviction protections apply to all nearly all residential rental units, including single-family homes, condominiums, and apartment units. The protections also protect Los Angeles County tenants living in unlawful units. However, the protections do not apply to commercial rental units, such as office or retail space.
Low income tenants are households with income at or below 80% of the Area Median Income.  LA County provides an online chart assisting with determining low-income status.
Los Angeles County’s COVID-19 eviction protections shall remain in place until the end of the year.

Landlords, if a tenant has moved out already, eviction is not the answer
As some of you may know, a landlord is required to give each tenant they want to evict a notice to vacate in Texas. This is typically a 3-day notice, but it can be shorter if the lease states so. What you may not realize, and what I find a lot of landlords are unfamiliar with, is that if a tenant actually moves out during this timeframe, and eviction suit would be improper from that moment on. 
You may be thinking, what? I can avoid an eviction on my credit record simply by moving out when they ask me to? And the answer, according to the law, is yes, but that isn’t always what’s happening. However, many courts are not checking the landlords for improper filings, and some improper evictions are slipping through the cracks because landlords are claiming that these tenants still live in the units when they get to court. Because notice for these court dates are usually posted on the inside of the front door you no longer live at, or have keys to, it is highly unlikely you will show up to defend yourself, and let the court know you moved out. 
What landlords seem to be completely unaware of is the fact that a lawsuit for eviction, and a lawsuit for non-payment of rents are two separate suits. Because they don’t realize this, they file evictions against tenants who have moved out, because they want their money. An eviction suit, however, only deals with possession of the unit itself, and if possession is not at issue, then the suit must be dismissed.

Abdullahi Sadiq lives in Herongate with his wife and family. He drives a van for the school board and she runs an in home daycare. The are scheduled to be evicted from their home and tight knit community in September. Given the rental situation in Ottawa they face rent increases of over $1000/ month. On top of this Sadiq says that his wife will lose her business because her clients are all from Herongate as well. Their home, along with many others are slated for destruction to make way for luxury apartments and condos.
