Guide to Choose Right Commercial Property to Buy
Introduction
Commercial real estate is viewed as a rewarding investment by many investors, and for good reason—it has a history of success.
If you are purchasing a commercial property, you should be aware that greater advantages can often include greater obligations. As a result, you must apply due diligence and good judgment.
Tumblr media
As you might assume, investing in commercial property is different from investing in single-family houses.
To purchase commercial real estate, investors will need to do more than just crunch figures. Nevertheless, if you put in enough effort, you can learn more complicated qualities.
You may discover how to purchase commercial property with the help of the following guide and get going right now.
What Is A Commercial Property?
Commercial property includes all real estate used for commercial endeavours. Commercial property is any real estate that is primarily used to make money, whether it be a structure, a piece of land, or a rental home.
The financing of the property, the tax status of the property, and the regulations controlling the property are all impacted by the usage of a building for commercial purposes.
Commercial real estate includes malls, supermarkets, office buildings, manufacturing facilities, and many other kinds of commercial buildings.
The performance of a region's or economy's commercial assets, such as sales prices, brand-new construction, and occupancy rates, can be used to assess the region's or economy's business performance.

Sex education in middle school at my nun run catholic school was unhinged, the teacher showed up with a glass dildo, a shoe box full of condoms and a powerpoint presentation and proceded to give the most hilarious class ever.
“Girls if he says he is too big for a condom, no he isn’t” proceeds to shove her entire arm in a condom “and if he is then he’s a horse”
Picks the “bad boy” of the class and forces him to show how to put on a condom with the glass dildo in front of everyone to our amusement.
“And if you’re going to have sex for the first time for the love of God do it when you’re not in your period or it will look like a murder scene in your bed”

Random ITSV facts that only I care about probably
Some fun ITSV facts from your local half-hispanic half-black Brooklynite Spider-man fan (me not Miles). ANYWAY
Miles has the number 11215 on his bookbag. That's his zip code.
Tumblr media Tumblr media Tumblr media
This means officially, Miles lives in Park Slope. On the edge of Williamsburg.
The movie is spot on with the architecture.
We get a shot of Miles house in ITSV that basically confirms he lives in Park Slope. Not only is the 'real' Visions Academy near Park Slope (the actual school is called Midtown High. His school is a blend of two specialized tech schools in NYC - Midtown and Brooklyn Tech, both of which are near Park Slope).
Tumblr media Tumblr media
Miles is 'Slapping'.
Tumblr media
Writing your graffiti tag on stickers and putting them around the city is a genuine form of graffiti in NYC called slapping.
It's done on 'eggshell' stickers which are basically impossible to get off, and the goal is to put as is stickers around with your name in the hardest to reach places. If you walk around Manhattan and look closely, you can start seeing sticker tags like this.
One of the most common ones I see is Peru Ana Ana Peru
Here's some of mine though 😌😉
Tumblr media Tumblr media
Wythe Avenue is a real Avenue.
Tumblr media Tumblr media
I spoke about this in the past but it's just another instance of ITSV and ATSV being SO accurate to Brooklyn that they even get the street names, locations, and stores correct.
The store that Spot robs is a REAL BODEGA.
Anyway these were just things I caught after rewatching the ITSV trailer and I thought they were cool 🥺 BYE

Story Idea:
22 year old Gotham University student Danny finds a Damien clone whose near death and saves his life, offering to let the kid stay with him in his crappy apartment. The clone accepts, thinking Danny seems like a tolerable chump to bide his time with as he builds his strength for another fight with his progenitor for his rightful place as heir to Batman. Danny absolutely 100% knows the kid’s a clone and that taps right into his childhood trauma, making him want to protect him all the more. (Up to you if Dani is alive but in my version she’s not). Over time, Clone!Damien becomes begrudgingly fond of his new caretaker, especially after Danny starts taking him on Doctor Who style adventures through time/space and the tamer parts of the GZ (there are none) as part of his efforts to build up the kid’s confidence (outside his overcompensating ego) and help him learn to grow into his own person.
Bonus!
Danny and Clone!Damien are the downstairs neighbors to none other than Jason Peters (aka Jason Todd). They both clock him as Red Hood pretty quickly, but it takes much longer for them to connect him to the Waynes, so he’s kinda just their marginally more normal neighbor who happens to be a crime lord and who, for some reason, tends to check up on them a lot. (Originally this was because RH thought Danny might be an upcoming villain, then because he didn’t understand how Danny was alive, and then Clone!Damien moved in and he started checking to make sure that he didn’t murder Danny in his sleep). Luckily, Jason is a fantastic cook, so they are both grateful (to varying degrees) for his nosiness. (Is this a Dead on Main situation, are they just good friends? Who’s to say? You. Or me. But probably you.)

Thinking about the time I saw people getting pissy about "how dare ra salvatore claim he created the drow in forgotten realms! he's being so domineering!" and its like He did though. He literally did. Drizzt Do'urden of House Do'Urden from Menzoberranzan is the progenitor of every other drow in Forgotten Realms literally ever, because that was what they asked him to do as a result of suggesting a drow sidekick who became more popular than the actual protagonist for his novels. All drow lore in Forgotten Realms is quite literally in conversation, or opposition, to him because it's a giant group project and the novels ran alongside the gameline. You get a narrow view of drow worldbuilding from Drizzt's perspective because They Wanted You To Buy The Sourcebooks And The Peripherals. Ed Greenwood's Drow of the Underdark sourcebook explicitly references Drizzt and tells you to look at the Drizzt novels for more stuff because it's all in service to the Dungeons and Dragons brand ahhhhh

I think it would be really funny if Bruce USED to be Alfreds favorite, but the minute he realized Dick has way more respect for him and views him as a ‘beloved grandparent’ he tossed him aside.
Bruce is fine with this, because it means Alfreds hovering is down 50%.
To me thats just grand parent behaviour being mean to their actual child but that favourite grand child gets everything

In the last eight years or so -- which means it's not just COVID-related issues -- I've lost my favorite local coffee house, my favorite local bookstore, my favorite local quirky restaurant, AND my favorite local Irish pub with the 1916 Easter Rising mural, and now I'm about to lose my favorite local secondhand clothing shop. 😭

melyzard replied to this post:
You know, given that P&P was published in 1813 before the 1696 window tax was repealed, she might just be admiring both the outdoors AND the expansive and numerous windows themselves. I mean, good windows really were a big sign of wealth and consequence until 1851 when the tax was finally repealed. But yeah, also, yeah, she's definitely more interested in the outdoors than the Great Chimney Places of the Wealthy
It's true that windows were a major status symbol at the time and long before, but I don't think Elizabeth much cares about that, in all honesty! That is the relevant historical context for Mr Collins's rhapsodies over Rosings' windows, for instance:
she could not be in such raptures as Mr Collins expected the scene to inspire, and was but slightly affected by his enumeration of the windows in front of the house, and his relation of what the glazing altogether had originally cost Sir Lewis de Bourgh
He's silly but he's not mistaken in identifying the windows as a significant status symbol (which without that cultural context can seem like just another Mr Collins absurdity). But Elizabeth specifically, as a person, is consistently not very interested in these kinds of status symbols (though she knows they're there and understands what they signify). She is attracted to natural beauty and unassuming elegance, which is the overwhelming note at Pemberley:
She had never seen a place for which nature had done more, or where natural beauty had been so little counteracted by an awkward taste.
Even when it does come to Pemberley's expensive interior, she focuses on the aesthetic dissimilarity to Rosings and, even more, about what is suggested about Darcy's relationships to other people dependent on him (Elizabeth's takeaway from the pretty interior decorating project for Georgiana is "He is certainly a good brother" and not how much disposable income this represents, say).
The fuller quote when she first approaches the window is pretty clear about what Elizabeth is focusing on, IMO:
Elizabeth, after slightly surveying it, went to a window to enjoy its prospect. The hill, crowned with wood, from which they had descended, receiving increased abruptness from the distance, was a beautiful object. Every disposition of the ground was good; and she looked on the whole scene, the river, the trees scattered on its banks, and the winding of the valley, as far as she could trace it, with delight. As they passed into other rooms, these objects were taking different positions; but from every window there were beauties to be seen.
#it's sort of like her recognizing the darcy family livery when his curricle shows up in lambton#before making out darcy and georgiana themselves - she knows what an omnipresent livery signifies#and can instantly identify darcy's which suggests she's seen and noticed it many times#but we hear about it exactly once because she doesn't actually care#and also all these other concrete signs of prestige really flow outwards from the land in their socioeconomic system as well#it's often said that the only difference between the bennets and darcys in social status is that darcy has more money but this is very wron#the difference is that he has vastly more (inherited) LAND and thus power and prestige#the money generated by that land and what it can buy are part of that prestige but only part - so for elizabeth (a member of the gentry)#it makes sense even in socioeconomic terms that she's very focused on the land; even her joke to jane about mercenary motives#doesn't mention his money—only his land#(we're told that pemberley itself generates the full ten thousand a-year so we're not dealing w/ a norland + other inheritances situation#i'd argue that the main significance of his wealth for elizabeth is what it says about his property and not the other way around#even in her first conversation with wickham she describes darcy as 'a man of very large property in derbyshire' rather than by income)#melyzard#respuestas#elizabeth bennet#fitzwilliam darcy#austen blogging#pride and prejudice#jane austen

I am so unbelievably pissed off. FUCK HOAs
Oh, my trash/recycling bin can't be visible except on pickup day? Ok whatever fine I hate you but I can deal with this
Weekly inspections?????? FU FU FU FU FU
SECOND NOTICE ALSO WE'RE CHARGING YOU MONEY TO SEND YOU CERTIFIED MAIL OF THIS TOTALLY LEGIT TOTALLY SECOND NOTICE OF WHAT IS ACTUALLY A VIOLATION cue me: checks notes. Hmm. My recycling bin was. on the curb. on recycling pickup day. You know. The day it has to be out. The day it is motherfucking ALLOWED TO BE FUCKING OUT AND VISIBLE.
so. 1) not a violation
I have sent them the trash AND recycling pickup schedules, which are DIFFERENT, btw
I have disputed the fact of the violation
I have disputed the linking of this "violation" to a previous violation MONTHS AGO--their "first notice" in this case was a "Courtesy Notice" LITERALLY 5 MONTHS AGO and they've done so many inspections since then and my bin CLEARLY WASN'T OUT IN THOSE INTERVENING MONTHS so WTMFH
So I am posting like a crazy person here instead of sending the absolutely deranged email I almost sent (I did send a slightly less deranged version with the disputes, and requesting a hearing)
OMG. It has been. Less than one hour since I learned this fun fun news. My bin was out YESTERDAY, y'all. YESTERDAY. I am going to blow a gasket
#it's a relatively privileged problem to have (omg i have a home truly i am grateful) but it's still a goddamned problem and i'm allowed#to fucking complain about it#in case it needs to be said#*rolling my eyes*#i advocate for free/actually affordable housing for everyone who needs it because we ALL deserve a safe secure stable home#whatever type of home that may be#it is absolutely goddamned ridiculous that megacorps can buy all the housing#rent it out at extortionate rates and evict people willy nilly#and we're talking about a “housing crisis” and not a “STOP LETTING CORPORATIONS AND BILLIONAIRES HOARD ALL THE HOUSING” crisis#goddamn.#ha elect me president (ahaha don't do this i am not a good public speaker) and I'll push congress to pass some really neat legislation#hey be more direct: elect me to congress (ahaha don't do this) and i'll WRITE some goddamn nifty legislation and yell about it as long and#as loud as i can until people start to just fucking say yes to make me shut the fuck up#(i know that's not how it works. again. don't actually elect me to a government position)#exemplia gratis:#No individual person shall own more than 6 homes UNLESS they pay a Housing Market Shrinkage Fee for removing viable housing from the market#why 6 and not 2? 2 is a lot! it's excessive! but having A vacation home shouldn't be a crime. Having 5 vacation homes is ridiculous and#awful and whatever but it's not likely to be the source of all our greatest “housing shortage” problems. no. I'm aiming for the absolutely#monstrously greedy and egregious motherfuckers who---ok#hang on. how many homes does the average min and max homeowner own? I would like to see data on that. but anyway#the next part of the legislation:#Homes owned >6 shall be charged X% Housing Market Shrinkage Fee UNLESS they are rented for affordable (15% or less than renter net income)#housing and are actively occupied by said renters. Rented out and charging more than 15% of renter's net? still gotta pay up.#EMPTY housing >6 shall be subject to an additional Y% Housing Market Shrinkage Fee (tax? should I call it a tax?) which increases with ever#month that the housing goes unoccupied. no one living in it? sell it rent it or pay the fuck up. and still pay the fuck up if you rent it#for way too goddamn much money#but like. less. we only REALLY hate you if you sit on empty houses that you don't even let anyone use#ok that's individuals. now onto BUSINESSES#ok so immediately it gets a little complicated cuz like presumably there's rental management businesses that don't own the rental propertie#that they manage BUT there are also companies that just outright own a shitfuckton of housing and THIS is the truly egregious monstrous sid
