Old meets new in designer Jonathan, and his husband’s, 100 yr. old house in Columbus, Ohio.
When they exposed the old brick & floors, they decided that white walls really accentuate these elements and some modern, mixed with vintage, furnishings really add personality.
They both appreciate the history of their home and are working hard to restore the original features.
An industrial style table in a corner is used to display collected things on, under, and beside.
Usually, you see this zebras and arrows wallpaper in bathrooms, but they chose to put it in their kitchen. I think it looks great here.
They have a stunning kitchen. Beautiful things on the open shelving make it pop, plus gorgeous marble surfaces and a fabulous stove.
Isn’t this unique? They used a coffee table w/cushions for a comfy low kitchen table.
I’ve seen these ombre stairs many times and never knew where they were from. They set the color scheme for the 2nd level.
Brown and turquoise are the colors for the 2nd floor.

They are so organized- and even use this small room as an extra closet space.

New York Times: The Dollhouses of Instagram
'Instagram-inspired enthusiasts are making their interior-design dreams real — only 12 times smaller.

'The kitchen that Jessica Coffee designed checked all the trendy boxes: white Shaker cabinets, a subway-tile backsplash, wide oak-plank floors and an open-concept floor plan, with views into the living room’s shiplap walls. The photographs she posted on her Instagram page evoked enthusiastic comments from followers, who gushed about high-end details like the water filler above the stove.
The only drawback? Ms. Coffee, 40, can’t actually serve a meal in her kitchen, at least not a real one, because the room, like the rest of the house, is built to a 1:12 scale — that 36-inch chef’s stove is actually three inches long. It’s in a dollhouse that sits in the real-life master bedroom of her home in Walla Walla, Wash., which looks nothing like her amazing tiny one.
“People are always like, ‘Ooh! I would like to see your real house.’ No you wouldn’t. I live in a house that is barely 1,000 square feet with three kids and a Great Dane,” said Ms. Coffee, who sells her miniature designs and posts online tutorials at Jessica Cloe Miniatures. “My dollhouse square footage is much better than my actual square footage.”
'Ms. Coffee is among a growing community of artisans who have turned the craft of dollhouse making into an exercise in aspirational home design on an itty-bitty scale, with their tiny rooms and furnishings displayed on well-curated Instagram accounts with glossy photographs and videos set to music reminiscent of “The Fixer Upper” on HGTV. Scroll too quickly, or miss the photograph with a human-scale hand surreally poking into the scene, and a viewer might confuse the image for a real-life one, the type of image that leaves you feeling equally amazed by and envious of the enormous kitchen island with a soapstone countertop.
These dollhouse makers and collectors say we’ve entered a miniature Renaissance. Call it a Mini-Aissance. “We’re living in it now,” said Kate Esme Ünver, who curates miniatures on her Instagram page Dailymini, and is the author of the 2019 book “The Book of Mini: Inside the Big World of Tiny Things.”
Social media has turned what was once a niche hobby into a decidedly trendy and increasingly profitable business, making it easier for artisans to find each other and potential customers online. The Instagram hashtag #dollhouse has 1.65 million posts and #miniature has almost 4.3 million, a mix of posts from people making miniatures and those sharing what they’ve found. Victorian-era lace and antique armoires are being scrapped for midcentury modern chairs, fiddle-leaf fig plants and sputnik chandeliers. House Beautiful took notice and commissioned 11 interior designers to reimagine a Victorian dollhouse in their own style, auctioning the decidedly contemporary finished products at the New York Design Center on Feb. 27.
In the past six months, searches on Etsy for 1:12 scale furniture were up 39 percent and searches for dollhouse rugs and miniature items were up 20 percent from the same period a year ago. A search on the site for dollhouses yields 237,000 results. “It’s certainly a trend that’s rising,” said Dayna Isom Johnson, an Etsy trend expert. The popular items — miniature succulents, bath salts, word art — point to an interest from the grown-ups, not their children. “Maybe there are very sophisticated 10-year-olds out there who want a midcentury sofa, but I assume these are adults who want to take this on as a new hobby.”
Chris Toledo, 34, who showcases his diminutive creations on the Instagram account I Build Small Things, has watched his business soar in the past two years thanks to social media. He now sells his dollhouses, designed in a nod to the 1920s architecture of Los Angeles, where he lives, for $150,000 to $200,000 apiece.
“Before, miniatures were only publicized through miniature magazines,” he said. “Social media put it in everybody’s face.” His homes feature intricately detailed rooms, like a kitchen with a subway-tile backsplash and a schoolhouse pendant light that would look real if it weren’t for the life-size head of garlic positioned in the middle of the room.
'While some artisans specialize in furnishings and décor, Mr. Toledo focuses on the architecture, selling complete dollhouses as well as individual rooms — like a bathroom in a shadow box — for as much as $20,000. He designs the rooms by hand, milling moldings and using miniature tools, like a table saw the size of a shoe box, for carpentry work.
The advent of 3-D printers has opened the door for people without such advanced woodworking skills, too — to the disappointment of traditional dollhouse makers, who view such technology as taboo. Ms. Coffee of Walla Walla, for example, uses a 3-D printer to make smaller objects, like decorative pumpkins, which she sells for $5. She makes other items, such as throw pillows, using everyday materials and tools like glue, fabric, tweezers and quilt batting.
A year into her craft, Ms. Coffee now sells enough printable herringbone floors and cowhide rugs on her website to turn a profit, although still not enough to give up her day job as a graphic designer. She also uses the dollhouses to work out design challenges in the real-life houses that she and her husband renovate and flip. If she’s not sure about a floor color or a pattern for a rug, she can try it out on a tiny scale for a few dollars. Her actual home has the same rustic wide-plank flooring as her dollhouses.
While miniatures have long had their enthusiasts, this new generation of dollhouse makers is turning to idealized contemporary homes at a time when the real-life version is increasingly out of reach for many Americans. High real estate prices and stagnating wages make it difficult for many homeowners to consider a $100,000 kitchen with a farmhouse sink and a Wolf stove. But you could have a very little one — or three of them, and fill them with teensy espresso makers, cheese boards and bottles of Dom Pérignon. Like the idea of a barn door, but don’t actually have a place to install one? Tuck it into the dollhouse attic, and if it grows tiresome, refurnish the entire room with rattan chairs, a shag rug and a soft pink palette.
'Kwandaa Roberts, an OB-GYN in Philadelphia, says she has found a following on her Instagram account, Tiny House Calls, among millennial women who pine for a prettier house. “They don’t have any money and a lot of them can’t afford to buy houses and they’re living at home with their parents or in a tiny apartment with roommates and they can’t do design and all the things that they want to do,” she said. “But like me, they can get a lot of their creative energy out on a dollhouse.”
Dr. Roberts, 47, a single mother of two, started her hobby two years ago when she bought a dollhouse at Target. She intended to give it to her daughter, now 5, but instead found that it filled a creative longing she had to be an interior designer. She painted it, added wallpaper, and details like a brass soaking tub and a kitchen with a waterfall countertop. She made furniture by hand with supplies she bought at Michaels. “I’ve always loved interior design, had a huge passion for it, and may have gone into it as a career had I known that was a thing,” she said. But when she was growing up, “there was no HGTV. Home Depot sold lumber; it was not what it is today.”
In her tiny houses, Dr. Roberts has found an outlet, and an opportunity to reveal her projects on videos and photos she shares with her 47,000 followers. “I don’t have to redo my house,” she said. Instead, “I can have 10,000 kitchens and they will be fantastic.”...'

Tuscan Transformation: Dubai-based VSHD Design expands its international portfolio with the completion of their first U.S. residential project – The Ranch
VSHD Design, a Dubai-based interior architecture firm specializing in residential and commercial projects, is proud to unveil a luxurious residential design within the Four Seasons Orlando Resort in Florida. With 22,000 sq. ft. this project marks the first residential undertaking of the firm in the United States.
“From the onset, we realized that we were facing numerous challenges with this project,” notes Rania Hamed, interior architect and founder of VSHD Design. “In addition to strict regional building and environmental codes, there were requirements imposed by Four Seasons Resorts to ensure that the residence blended stylistically with its neighboring properties.”
A modern Tuscan approach In approaching the external Tuscan theme exhibited by homes within the exclusive development, the challenge was to maintain some existing structural elements, while delivering on the client’s vision of a modern home that would be luxurious, yet warm, comfortable, and ideal for entertaining guests. The client envisioned a sort of boutique-style hotel environment that would provide family and friends with privacy and luxurious amenities, even in the absence of its owners. To achieve that challenging balance, Hamed embarked on a mission to modernize the external Tuscan façade, while infusing contemporary luxury into the home’s interior to align with the client’s vision.
While Tuscan architecture in its purest form embraces natural, rustic elements, VSHD Design avoided abundant use of materials such as brick and wrought iron in lieu of a modern interpretation. Gray brick overhangs positioned above the external façade’s windows and passages pay homage to Tuscan influences. Black frames of expansive French windows, certified to hurricane standards, provide contemporary contrasts to the façade’s white walls, culminating in a modern Mediterranean style that adheres to the Four Seasons aesthetic requirements.
To complement the structural design, VSHD Design developed all of the home’s outdoor spaces, beginning with its swimming pool. European limestone tiles, stylistic planters, and luxurious sunbeds from the Italian design house, Gervasoni, provide the exterior spaces with an authentic Mediterranean look and feel.
Seamless transitions While the exterior exudes modern interpretations of mandated styles and standards, VSHD Design approached the interior of the house as somewhat of a blank canvas. Working with a timber structure, as opposed to concrete columns and beams, was a new experience, however, Hamed found inspiration in the challenge.
“I saw beauty in some of the original structural elements and I wanted to maintain as many of them as possible,” she explains. “I decided to leave some of the exposed beams intact, as opposed to hiding them behind a layer of gypsum.”
Exposed wooden beams reflecting the original structure’s integrity were maintained, with layers of dark stain and black metal trim added to provide a more industrial feel. Hamed also focused on ensuring seamless continuity between the home’s interior and exterior spaces. Upon entering the house, Carrara marble flooring carries the influences inward, where Tuscan-style arches define the separation of the home’s interior spaces, reinforced by clean, modern, and slightly protruding architraves. The architraves, composed of black matte stained oak, contrast with the interior’s white walls and light gray marble flooring, providing the home’s public areas with a very contemporary look and feel. In living spaces designed for more intimate experiences, Carrara marble flooring gives way to hardwood floors.
“Marble can have a bit of a cold feel to it, particularly when framed by white ceilings and walls,” explains Hamed. “We created a transition to hardwood floors to provide certain spaces, like the living room and the study, with a much warmer ambiance.”
Boutique-style accommodations The main floor houses the master bedroom, highlighted by a luxurious contemporary décor and direct access to the adjacent pool area and outdoor shower, designed as part of VSHD’s vision of an indoor/outdoor lifestyle. The master bedroom’s spa-inspired adjoining spaces include a freestanding bathtub as the centerpiece of a spacious bathroom that also features an individual toilet and shower cubicles. The bathtub is flanked by a wall of floor-to-ceiling French windows on one side and dual washbasins with custom-designed mirrors on the other. Completing the spa-like theme, a small spiral staircase leads to an upper-level gym area featuring a steam room and waterjet shower.
The spa-like feel and amenities extend to the home’s 6 upper-level guest suites, half of which offer private external access for guest stays while the owners are away. Each self-sufficient guest suite features a unique decorative style and is equipped with a mini kitchen, a small pantry, and a spa-inspired bathroom.
“The client’s brief focused on a concept where each room should have a completely different, yet thoroughly modern theme,” explains Hamed. “We incorporated Chinese, Spanish, and multiple other influences in order to provide each suite with its own distinct character and mood.”
The client’s vision of a boutique-style hotel extends to the home’s main dining room, inspired by Italian architect Ettore Sottsass. A ‘modern-retro’ black and white console from Italy contrasts against a wall panel of gold leaf wallpaper, bordered by marble. The panel’s adjacent walls are characterized by ribbed white paneling with a stained wood base, while a cloud lighting fixture from New York’s Apparatus Studio provides adds a celestial touch to the room.
Pièce de résistance In order to tie the interior spaces together, VSHD Design embarked on an ambitious plan to develop a new patio space at the center of the house to create stimulating visual links between multiple areas of the house. To separate the pool area from the patio, and to connect the master bedroom to the living spaces, the design team built an enclosed lanai with four expansive French windows on each side, which infuse the passage with natural light. The abundantly lit corridor is lined with wicker chairs, creating a fabulous reading room with the feel of an open space courtesy of pool views to the left, and patio views and greenery to the right. At the end of the passageway, a staircase to the left ascends to the second level of the home alongside floor-to-ceiling windows that overlook the patio and offer views of the lanai and other external spaces.
“By blending traditional elements with a modern contemporary mix, we succeeded in achieving a contrast that works well,” notes Rania Hamed. “We didn’t want that contrast to be too soft, so the use of black and white, with Carrera marble flooring, provides the home with a strong modern-vintage look.”

The option to downsize was not an option for the empty nesters who have resided in this home for over twenty-five years. Situated in a prestigious neighbourhood in Montreal, the sprawling residence has been the venue for many social events, dinner parties and family gatherings. With grandchildren on the way, the homeowners elected to embark on a renovation that included several rooms in the home. The objective was to inject a modern aesthetic into a new kitchen, library, master bedroom and en suite, while respecting the classic architectural details throughout the rest of the home.
The kitchen had been relocated to the garage in a previous renovation, which presented several design challenges. Low concrete ceilings, ventilation ducts and cinderblock walls required diligence in achieving a plan that would create the illusion of height and light. Sombre cabinetry from the previous kitchen gave way to a brighter palette of white and bleached butternut. White surface-mounted monopoints add architectural interest and juxtapose a sculptural suspension with an industrial influence, over the dining table. Concealed LED strips add ambient lighting for evenings.
Creating a highly efficient space for cooking and an atmosphere conducive to entertaining both large and intimate gatherings were the primary design criteria for the kitchen. The floor to ceiling matte white cabinetry conceal appliances and an abundance of storage, while providing contrast to the warm hues of the blonde wood. Handle free cabinetry maintains a minimal design while an integrated ash butcher block in the island allows two people to simultaneously prep meals.
Floating wood picture rails create a mini-gallery that enable the homeowners, avid art collectors, to easily display and interchange different pieces of art at various times.
Walls were relocated on the second-floor plan and reconfigured to include a library, spacious closets, and a luxurious en suite of dramatic proportions. The custom teak library leading into the master bedroom, stores a prolific collection of drawings and art books. To eliminate the feeling of separate rooms, all door openings were raised to full height and maximum widths.
The minimal design of the master bedroom marries old and new, and is anchored by white oak engineered floors. A shortage of closet space had previously forced the homeowners to use other bedroom closets for storage. Reclaiming a third of the library, created a spacious walk-in closet for her, and a generous wall of closets for him in the master bedroom.
Large white oak panels dominate the bedroom and wrap around the partition wall into the master en suite. Consistent materials create a visual flow and unify the two rooms as a single volume. The en suite is easily accessed from two entries, with full-height pocket doors providing privacy as needed.
Spacious yet intimate, the master en suite features materials selected for their respective organic compositions, which enhance an inviting atmosphere. Oversized porcelain tiles maintain classic characteristics in a modern format. The veining of each tile was scrutinized in advance of the installation to ensure both a sense of movement and a seamless flow between the walls and floors. Radiant floors transition seamlessly into the European shower and towards a concealed linear drain.

Hey friends, Dani of @goldcoastcanvas here! I’m so humbled that Luciane reached out to me and it is truly an honor to be featured among such incredibly talented designers here on HomeBunch. I never would have imagined that our once plain-jane rental home would someday be worthy of this. I am feeling excited and grateful (and maybe a little bit like the new girl at the lunch table!).
My boyfriend Brad and I both grew up in South Florida and we are true barefoot, ocean-loving Florida kids at heart. We’ve both bounced around the country (and the globe) quite a bit since leaving home. We most recently moved to Austin, Texas where we’ll stay until it’s time to make the permanent move back home to Florida.
As you can imagine, being away from family and the ocean takes some adjusting to. This is why it was so important that our home in Austin, no matter how temporary, still have space for guests and still reflect that breezy lifestyle we love most. We chose a modern, new-construction home in South Austin not far from downtown. It was the perfect jumping off point for the activities we love most: hiking the greenbelt with our chocolate lab Soko, hitting up our favorite taco truck, or catching some waves at the surf park (yes, you can surf in the middle of Texas!)

Living Room
I continued the neutral palette into the living room so as not to overwhelm the open space. The thing that sold me most on this house was the kitchen. As serial renters, we were used to dealing with suboptimal cooking spaces (our kitchen in our San Francisco apartment had about two feet of counter space!) This one felt like a long-awaited luxury to us. I softened the modern finishes with more organic selections like the vintage-inspired rug, aged cutting boards and handmade ceramic dishware.

The photos above the table are actually sketches of the different homes we’ve made memories in: Brad’s apartment in Sydney, the St. Louis bungalow my father grew up in and the 120 year old Victorian we lived in in San Francisco.

From the driftwood nightstands to the chunky cotton quilt to the faded rug, everything in this room is meant to feel a bit organic and weathered, yet still refined.

* The top-mount sink is the easiest to install but cleaning can often be a challenge.
* The under-mount sink is great and cleans easily, but a pain to take out and replace.
* If you wash a lot of large dishes and pots the single-bowl works, but uses a lot of water.
* A double-bowl gets most of the applause (one bowl to wash and one for drying) but it takes more water, too.
* Don't forget your kitchen "butcher block." It not only adds charm to your kitchen but they are actually quite functional. Plus they clean easily just using a dab of water and soap.
A Bathroom Remodel Takes The Center Stage!
The kitchen may be the spot where most friends and families congregate, but the bathroom is a necessity. Kids and dad may be able to survive with just one bath, but the lady or ladies of the house, prefer at the very minimum, two bathrooms. Two or more bathrooms are also an excellent sales pitch when selling your home. The usual suspects in most homes would be a small bathroom near a hallway that kids and visitors use, and the master bathroom is for the older adults. However, when planning a small bathroom remodel the question before the house of common sense is where to put everything that's needed; especially the sink and toilet. Most thoughts of homeowners is they have two options. A pedestal sink or a more European design where the sink and cabinet attaches to the wall. You won't have any trouble finding what you want because manufacturers design these sink and cabinet combinations especially for smaller bathrooms.
The pedestal sink can be attractive plus free up space. On the other hand these type of sinks eat up a lot of space and loose a lot of storage options. Of course, you could always shop around at some unique stores in town where you can buy some small baskets or build some clever shelves or cabinets in the bathroom to help eliminate the space conundrum. Another option and popular style for small bathrooms is adding a vanity. These days vanity cabinets are available in marble, granite and even custom wood designs that don't cost an arm and leg. One other place to find more space in a small bathroom is, of course, the bathroom wall; yikes - bet you never thought of that, huh!
Continuing on the subject of small bathrooms, in your remodeling process, would be the bathtub and door. Ergo, maybe it's time to dump the tub and simply make the shower area look like in arrived from outer space. Look, folks, the fact is most kids don't take baths and neither will any visitors. Unless it's in the master bathrooms, a small bathroom tub is a total waste of space. Let your contractor frame and tile the shower area (think: walls) and while the contractor is at it, have them build a shelf or small bench in the shower. Oh, don't forget some new lighting. A recessed light over the shower and a "three-bulb" light fixture to hang over your new vanity.

If you're a homeowner interested in the latest trends this section of kitchen & Bath remodeling will be right up your alley. The remedy of a master bath in your home will allow you to understand what the "top trends" are and by incorporating them into your own ideas, you can quickly increase your home's comfort, style and best of all, the value of your home. Speaking of value, several years ago a realtor in a major city wrote an article on why some home's never sell for months on end, while other homes are swept into the "sold" category in less than a month or two. The article targeted two things in your home: kitchen and bathrooms. One of the latest trends in a master bath is making it into a "spa-like" retreat with modern technology like allowing programmable water features and designing with organic textures like bamboo, cotton and marble. Yet, even after all these items that have been mentioned, one classic option is still trending: modern subway tiles. These tiles come in various colors like cobalt blue, slate gray and winter white. Caution: this type of master bath remodeling may have the users (msn or woman) tied up for hours; maybe longer if they bring a portable TV with them.
Surprise! Clever Decorative Lighting Really Helps!
Since the kitchen is many times a very busy place in a home, lighting in your remodeling chore can be crucial. But you should be careful in your lighting choices since some people use the kitchen to socialize with friends and loved ones, so you might want to consider both ambient and task lighting. For ambient lighting consider a chandelier. Simply hang it over the dining area or, if you have one, the kitchen island. Task lighting should be brighter, so using pendants and recessed lights over areas you use a lot like counter-tops, the sink and stove. With just a few additions and tips from a source you trust, you'll soon have that elegant kitchen you've been thinking of.
In the master bath nothing will open up a space like new lighting. It's true that most old homes left a lot to be desired when it comes to lighting. For those of you who can remember, most all old homes never had a built-in light in the shower. Yes, we know that when your Uncle Fred finds out you plan to shine a light over the shower space, he might be quick to tell you he never had one. Yet, shining a light over that space can actually add depth to the bathroom and give the illusion it looks larger. Whether it's the master bath or that small bathroom down the hall, when it comes to lighting, you should also consider the wall color and tile selection; especially in a small bathroom. Classic subway tiles or ones that are oriented horizontally will work particularly in the shower.
Finally, when considering a total kitchen and bath remodeling job it might be worth your while to plan to do your homework before starting your project. You should also take pictures of your bathroom(s) and kitchen just the way they look when you leave for your appointment. Here is a checklist of what to do first BEFORE talking with any contractor:
* Be realistic about your budget. Two years ago the average cost of a bath remodel was about $18,500; kitchens were priced higher.
* Go online and check websites as well as magazines for designs and ideas. If you live in a city with showrooms and large retail outlets spend some time looking and pricing.
* Talk with any neighbors, family members or friends who have recently completed a remodel on their bathrooms and/or kitchen. Also, inquire on what contractor they used and if their project was finished on time, delayed and how the contractor handled any requested changes you needed.
* Get at least three "written" estimates that clearly define your project and ask what materials will be used.
* Make sure the contractor is accessible when needed.
* This question is important! Make sure the contractor you choose has the appropriate licenses and is properly bonded and insured - and make them prove it. Bathroom remodeling work often requires electrical and plumbing work which are two of the most often regulated trades. You certainly don't want your home to burn down or flood because a worker didn't know what he was doing.
* Always get multiple bids then check or ask for references.
Note: The following information is about as close as possible but should be considered. For most all bathroom remodeling jobs, you can expect to pay a little over 10 percent or more of the total project amount as a deposit. However, never pay more than one third of the total cost as a down payment, and never, ever pay the deposit in CASH! Use a check or credit card. You should also be aware that when dealing with bathroom remodeling, some contractors will frequently find "hidden" problems that need to be addressed before the contractor can move forward. If you have a family member or friend who knows anything about this particular problem, ask them to take a look to verify what the contractor is talking about. This could add an additional 10 percent to 20 percent to the project budget. Under these circumstances, there is not a whole lot you, the homeowner, can do about it since these headaches will surely pop up now and then - like it or not.
In closing this kitchen and bathroom remodeling project article, any homeowner who has never experienced a project of this size should take into consideration what they can expect in terms of stress and having to move to a local motel along with family members and pets or moving in with mom and dad until the project is completed. The inconvenience time put on your family will certainly change any daily and evening routine everyone was used to; especially the bathrooms. You should also make plans for storing your own personal stuff and also know where the contractor will be storing his material. If you have a double garage, you can help the matter by parking cars on the street or at some neighbor's driveway and let the contractor use the garage facility for storage. If both the kitchen and bathrooms remodeling are started at the same time, you certainly won't be able to cook, use any bathroom facilities or sleep. So once you find out how long this imposition could possibly last, you can make plans in advance to east the strain and stress, and make things a bit more comfortable for all concerned. It might also be wise to know what the working hours of the construction crew are and if they will have a Portable Potty parked in the driveway. Most working crews begin in the early hours and end when the day is done.

A Hamptons Beach House Renovation Gets a Full Pop Art Redo

A house flood sets off a new start
Sometimes you can spin a disaster into an opportunity. That’s what happened with Hildreth Place, our house in the Hamptons. We used a devastating flood as a prompt to create a happy, modern home where family and friends can meet.
Hildreth Place has been in the Garry family for more than 40 years, and my husband and I have owned it for 10. The house is in Hampton Bays, New York, 50 yards from Meschutt Beach, where families gather to swim in the bay and live music plays every night at Tiki Joes. The house was originally built in 1970, in a traditional Cape style. We have long used it with family, shared it with friends, and also rented it.
Two years ago, a pipe froze and burst. After discovering eight feet of water in our basement, we decided to go down to the bones and renovate. Our goals were to make the home more efficient from both energy and maintenance standpoints, all while turning it into something beautiful that our family and friends can enjoy.
A new chapter for a family home
Cara Boyce of Red Wagon Design partnered with me on the interior design and helped me reimagine the home. We planned to revise the façade, giving it the relaxed appearance of a modern farmhouse, and use the interior redesign to solve problems and increase our living space. With Sweeten’s help, we found the perfect contractor to help us with our Hampton Bays home renovation. He worked on time and within budget, keeping cost savings in mind and brainstorming solutions to construction challenges. The house had a few!
Hildreth Place has endured quite a bit, and we needed to prepare it for the future. The house has been standing 50 years, and is close to the beach and exposed to the elements, so our biggest investment was on exterior improvements. The materials needed to withstand the environment. We installed James Hardie clapboard on the exterior, invested in a fiberglass front door, and chose fiberglass casement windows rather than old-school wood.
A garage bay turns into a lounge space
One of the biggest interior changes we made in modernizing was on the home’s ground floor. The first floor was very traditional for a beach house, and the formal dining room, which was in the front of the house, wasn’t practical for entertaining.
By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway.
We decided to create an open floor plan that connected the kitchen to a walk-through dining room and then to a new inside-outside room we carved out by stealing just under 300 square feet from the garage. This “garage room,” which opens to the back via an industrial-style roller door, lets the indoor space flow to the outdoors, and is an ideal casual gathering spot for coming off the beach.
On the second floor, there was another flow blockage to overcome: We had four bedrooms, including a big dormer for the kids, but the only way to access that bunk room was through one of the other bedrooms. It was an awkward layout for children trying to find the bathroom at night. By raising the roofline, we were able to add about 200 square feet upstairs, creating space for a center hallway. The resectioning also found us space for a master bathroom, a nice bonus.
Personalizing with color and art
Seeing my murals and paintings transform the house has been incredible. The master bedroom got a bold, black-and-white brush-stroke mural. I love it! I have a moody painting tucked between the shelves in the master bath and oceany pieces in all the first-floor rooms. A guest room with a bright bamboo theme features a hand-painted ceiling by me and is inspired by colors that I’ve been gravitating to—the combination of orange, hot pink, and red makes me happy.
Down on the first floor in the powder room, we added wallpaper—this Dorothy Draper look was a dream of mine. The lush green print and chartreuse ceiling color is the kind of pairing that inspires me as an artist. Such a surprise when you open the door! I always recommend spending money on things that give the most bang for the buck. I told my husband that the splurgy wallpaper was more important than running water.
Many of the room designs in the house are inspired by my paintings, as I really wanted to bring their joy into our home. One of the best examples of that is the “goldfish bathroom,” which is bathed in a dappling of water-blue penny tile and features several playful fish paintings.
Natural elements soften
Throughout the house, we also chose simple items to offset the highly visible ones. We went with pre-painted cabinetry in the kitchen, and the same hardwood floors as in other rooms. The lights are modern loft pendants, clean in matte white.
I’m intimidated by the process of picking out kitchen appliances, so I let my mother-in-law—a holiday-entertaining superwoman—choose; she picked a single oven with the largest cubic heating space she could find. The living room fireplace mantel is made of a rustic, hewn-wood beam.
With Sweeten’s help, we renovated and built a home that has exceeded our expectations. Hildreth Place makes me so proud. We took a tragedy and turned it into a house that makes you feel like you are on vacation the moment you walk in.

Beautiful Homes of Instagram: Painted Brick Exterior
Hi, everyone! How are you today? I had such a wonderful weekend. I baked with my husband and even attempted to make some cheese… but don’t ask about that! LOL. Anyway, I am super happy and excited because the weather is finally changing and the sun is shinning. I am also so very happy because I adore Callie of ceshome6 and her style so much that this is the second time I have her on my “Beautiful Homes of Instagram” series. The first time, I shared her formal home (you can see it here) and it became one of my most-pinned posts! Today, I am proud to be sharing Callie’s new home and I am sure you will enjoy seeing and knowing all details as much as I did!
“My husband and I were originally from a small town in North Texas near Oklahoma. We have known each other since kindergarten but didn’t start dating until our junior year of high school. After graduation we moved to the Dallas area for college and have stayed close ever since. We will have been married for 15 years this July and have 4 beautiful children; a 17 year old daughter, a 14 year old daughter, a 9 year old son, and a 5 year old daughter. I feel very blessed to be able to stay at home with them and take care of our family and home.
We had planned to build a home again but during our search I found this spec home and the moment I walked in I loved it. It was my style with the color selections and it was the perfect size for our family. Another bonus was that it was already complete and ready to move in. We went for it and two months later we moved into our new home.
My favorite part of the home is the long open kitchen, dining and living space in one and we spend the most time gathered in this area as a family. I’ve always loved to decorate my homes to really feel cozy and welcoming. I don’t have one specific design style but like to incorporate in different pieces I like. My home is a mix of modern, rustic, farmhouse and french country. I also try to be minimal in my decor because with having 4 kids I don’t want to have to worry so much about moving things all the time or things getting broken.”

What first caught my eye about this home was definitely the white exterior. There’s something about a white home! I was sold before I even walked in. The 2 porches in the front were also a huge selling point because we love to sit outside and watch the kids play. We have a huge open space in the front of our home that’s almost the size of a football field and perfect for football, baseball or soccer.
The exterior brick paint color is PPG Atrium White and shutters are PPG Black Forest.

This is Jinger – pronounced Ginger… we had to change it to a “J” so she would have the same as the other kids!! I got her own couch for her to go in the living room because she’s been scratching up our leather couch with her nails and she loves it!! Target has the cutest doggie beds! I loved this buffalo plaid one and it goes so well with all my other decor!

Magnolia Inspiration
I decided I wanted a black a white theme when I saw a photo from Magnolia Home that had beautiful black wood arched frames behind the nightstands. I like to save money when possible so I found my own version from Kirkland’s (similar here) and spray painted them black to get the same look for over half the cost.
Bed & Bedding
The bed set is from the Magnolia Home line at Nebraska Furniture Mart. The bedding and lamps are from Target.
Decor
There’s a small corner in the room that was bare so I found this cute macrame wall hanging (similar here) and an olive plant at Homegoods. It’s very simple but I love it.

Study
The study is in the front of the home off to the side when you come in the front door. I recently completed a makeover in my study by adding Weaber Lumber white washed wall boards from Home Depot to a focal wall and I love how the transformation turned out. It makes the room so bright and open. I also added greenery with these hanging macrame plant hangers from amazon. I decided to save some money by painting a few terra cotta pots from Hobby Lobby to match my decor and filled them with IKEA plants.
To really make the room pop I changed out the lighting to a beautiful wood bead chandelier from World Market. I found this desk at Restoration Hardware a few years ago and both the chair and rug are from Nebraska Furniture Mart.

The fix: Luckily, Anstead learned from her past mistakes while renovating another kitchen on “Christina on the Coast.” Though she selected white cabinets and countertops, she installed a bold, navy-blue backsplash throughout the kitchen, which adds just the right amount of color to what could have been a bland design.
Bathtubs rather than showers

But that style doesn’t necessarily work for everyone, especially families who want their space to feel homey and personal.
The fix: In her own home, Anstead experimented with more bold statement pieces than ever before. She added huge, custom sayings to the walls, including lyrics from Elvis Presley‘s song “Can’t Help Falling in Love.” Her new home was anything but sterile; it was nice to see a more personal touch.
Too many cabinets
In addition to traditional upper cabinets, Anstead incorporated open shelves in this kitchen renovation.

Like many of us, Anstead typically gravitates toward traditional upper kitchen cabinets—big, tall, and, perhaps most importantly, with doors. But in a small kitchen, huge, bulky upper cabinets can sometimes make the room look small and stuffy.
The fix: Anstead gave one couple the best of both worlds by installing open shelves on one wall and traditional upper kitchen cabinets on another. The open shelves created a light, airy vibe that was perfect for showing off the couple’s unique style.
