I was born in Easton, PA. All my family comes from Philadelphia and South New Jersey. A fact I’m proud of is that the U.S. Constitution was read in Easton Center Square on July 8, 1776. Also Easton is the headquarters of Crayola. I graduated high school and trade school in auto mechanic. I’m retired 38 years from a county, state of Florida. I’m active in my Lutheran Church and do my best to live by God’s Word.

Miami and Miami Beach housing markets continue to improve
The latest Elliman Report
While last quarter’s Elliman Report saw a housing market becoming more stable across Miami and Miami Beach, this quarter’s report reflects the two areas continuing to improve in health.
“After several years of declining sales, Miami Beach is now seeing more sales activity market wide,” according to the report’s author, Jonathan Miller (@JonathanMiller) of Miller Samuel. “It still remains a softer-at-the-top market but it is clearly improving. The negative luxury pricing trends sift in the mix to the lower end of the luxury market as evidenced by the decline in average sales size."
As for the Miami mainland, “Listing inventory is falling across all major segments of the market,” he said.
Let’s take a closer look at some key figures across both areas.
Miami Beach/Barrier islands
Total sales increased year over year for the second consecutive quarter while there were the lowest market share of distressed sales at any point over the last four years. The condo market was one of the strongest submarkets when looking at a combination of sales and prices.
For the overall market, median sales price dropped about 6 percent to $409,500 while sales rose nearly 4 percent to 926. Listing duration rose 36 days as inventory increased by a little over 5 percent.
Miami mainland
Median sales prices for both the single family and condo markets rose and there was a “sharp decline” in the number of distressed sales in each market. The pace of both markets has risen year over year.
For the overall market, median sales price increased by 7 percent to $300,000 as inventory fell over 15 percent. The number of sales fell by just over 4.3 percent and listing duration largely remained unchanged.
As for Miami’s single family home market, median sales price rocketed up 20 percent to $1.5 million.

How to Be an Independent Artist in the Music Industry
Hey There!
💥Imagine working for 10+ years creating music from your heart and personal experiences and not actually OWNING a single song. Then one day those songs are magically sold overnight to someone else and you have no legal ground to buy them back.💥
Unfortunately this is what happened recently with Taylor Swift and it's a sad reality for many artists in the music industry as a whole. 😢
You see, many people don't understand that when you get signed to a label -that's a loan you have to pay back before you ever start seeing money.
In Taylor's example, she got advances from her ex-label Big Machine, to record and produce 6 albums and after a certain amount of time she'd be able to buy them back. Unfortunately that time wasn't up when Taylor left Big Machine so they were able to sell the licensing rights to her music without her consent as she TECHNICALLY didn't own them.
🔴 A similar experience happened to R&B-Pop singer JoJo who was in a long-running legal battle with her ex-record label, Blackground after they kept her in "music limbo" for over 10 years leaving her unable to release new music. (This was just after her song, "Too Little, Too Late" when #1 in 2006.) She won her case, however in the fight she lost her ownership of her entire first two albums!
Luckily, she surprise re-recorded them both and released them at the end of the last year and now she's INDEPENDENT and doing very well!
Being an Independent Artist in the Music Industry is TOUGH. But being signed to a record label is TOUGHER.
There is so much you have to do for yourself and manage. From big things like where you're touring, ticket prices, etc to smaller things like website design and social media management.
However, being independent means you have TOTAL CONTROL and TOTAL CREATIVE FREEDOM to do what you want and how you want it. You also maximize your profits because you OWN EVERYTHING!
