According to the survey, 75 per cent of young Ontarian respondents who don't currently own a home say purchasing one is a priority. But only 47 per cent of them believe that home ownership is attainable — the lowest score among all regions in Canada. Twenty-seven per cent don't believe it's achievable at all and 26 per cent are unsure, the survey found. "Even though we know young people are facing more financial obstacles than their parents did, the vast majority of them still continue to aspire to become homeowners," said Karen Yolevski, chief operating officer of Royal LePage.

Limitless
The Gods are everywhere, you just have to look. They’re not trapped stagnant in the myths and stories, nor in the stale histories of cultures long past. Omnipresent in their own ways, the Gods can connect with anyone at any time.
Athena can be found walking the aisles of a Harvard library, in the study room with a first generation college student, or in between the cardboard pages of a child’s first board book. Knowledge isn’t limited to the elite or the privileged, and neither is Athena.
Apollo can be found in the galleries of prestigious art museums, in the bedroom of an aspiring anime artist, or in the imagination of a child scribbling with crayons. He is on the stage of a sold out stadium as well as in the back row of the cheapest seats. Art and creativity isn’t limited to those with influence or connections, and neither is Apollo.
Hephaestus can be found in the offices of any corporate building, under the machinery of a blue collar factory, or in the joy of a teenager as they receive their first paycheck. He is found in the Paralympics, boosting the athletes onward, and he is also sitting with the hospital and rehab rooms of those recently disabled. Hard work is not limited to anyone’s status or abilities, and neither is Hephaestus.
Aphrodite can be found on the covers of fashion magazines, in the dreams of an hopeful makeup artist, and in the playfulness of a child playing with their mother’s lipstick. Aphrodite can be in the appeal of sexy fishnets or the allure of a well tailored suit. Beauty and love are not limited to one’s gender or skills, and neither is Aphrodite.
Hermes can be found flying alongside the highest reaching airplanes, the fastest driving cars, and on a seat on public transit in rush hour. He is the luck that saves the lives of a vehicular accident, and the thrill in that first payment on a used car. Luck and speed are not limited to how far or how fancy your transportation can go, and neither is Hermes.
Zeus can be found behind the bench of a supreme court case, in the office of an overworked pubic defender, and in the thunderous laughter of a new father. He is in the welcoming smile of a stranger to those in need, and in the homeless being invited in. Justice and hospitality are not limited to one’s power or status, and neither is Zeus.
Hera can be found in a fabulous wedding with hundreds of guests, in the celebration of a long lasting marriage, or officiating the ceremony in a courthouse. She is in the “I love you”’s before bed, the hands held in the car after a first date, and in the hospital room of an elderly couple saying goodbye for the last time. Love is not limited to the length of one’s relationship, and neither is Hera.
Artemis can be found in the fields and forests of nature, in the calm breath of a hunter, or in the tears of grief for a lost pet. She is the courage in the voices fighting for respect and in the cheer of progress made. Equal treatment peace is not limited to those who hold the power, and neither is Artemis.
Hestia can be found in the jingle of a first-time homeowners’ new keys, in the shared dinner of a multi-generational home, or in the exhausted smile of a single parent. She is the warmth of a household and the love shared within its walls. Family and support is not limited to those you share blood with or in the size of your dwelling, and neither is Hestia.
Ares can be found in the measured steps of a solider over seas, in the joyous tears of a spouse when their loved one comes home, and in the flag wrapped around a coffin. He is in the voices of those calling for change, in the recovery rooms of the wounded, and in the minds of those struggling with trauma. Safety and wellness are not limited to one’s demographics and neither is Ares.
Hades can be found in the grief left behind after a death, in the weight of responsibility of leaders, and in the darkness of winter. He is with those who cry and fear for their lives, and in the scars left behind the pain can be too much. Loss and recovery is not limited to those strong enough to withstand it and neither is Hades.
Persephone can be found in the joy at the first warm day, in the love bridging distance between lovers, and in the will of those daring to strive for their dreams. She is the wonderment of a child at a honeybee, and the beauty found in the darkness. Energy and strength is not limited to the times of light and color, and neither is Persephone.
Demeter can be found in the engines of the machines in a field, in the bounty of a community garden harvest, and in the first sprouts of an amateur gardener. She is the change of the seasons and the rebirth of the new year. Change and plenty are not limited to those with capital or land, and neither is Demeter.
Dionysus can be found on the floats of a pride parade, in the movements pushing for equality, and in the bedroom of a closeted teenager. He is both the euphoria and dysphoria felt by some in their bodies, and in the community embracing those who feel lost. Rights and identity are not limited to those who one loves or how one looks, and neither is Dionysus.
Poseidon can be found on the decks of a ship in a storm, on the docks with a father teaching his son to fish, or in the serenity on a sandy beach. He is the joyful screams of children running from the waves and the persistence in one learning how to swim. Power and possibility is not limited to the oceans and or one’s skills, and neither is Poseidon.

If you look at the trademark application for American Riviera Orchard, you’ll see that she’s trademarking it through a newly registered in Delaware company called Mama Knows Best, LLC.
Infact when you dig into the domain names etc, it seems this was thrown together last minute aka 2months ago after KC3/ PssoW C’s illnesses were announced. They are using PR to pretend they were working on it for an entire year, but even Scobie said they had nothing or whatever they had was all over the shop and he had no idea what it would be.
His comments don’t speak to a focused vision that is researched into whatever this is.
And what’s glaring about this launch is the lack of anything to sell. Not videos or actual products which speaks to the theory that this wax thrown together very quickly.
Russell Myers from the Mirror says if you sign up to the website, you get a respinse telling you that you’ll be notified of products when they are created/ available……if this was a year in the making and with proper marketing/ PR people, they’d have products ready to go. What it is right now is a landing/ holding page ( comments turned off on IG) until it produces products.
It’s also interesting that the video is showcasing cooking which Markle tried to manifest for years while dating Corey. She auditioned and or popped up on varioys cooking shows/ fashion segments hoping to be hired. Acvording to people magazine, this launch of a lifestyle brand will have a companion show on Netflix. If Network tv won’t hire her for dream job then she’ll use her distribution deal to make it happen aka pay herself to make it happen!!!
However, one thing she revealed which tells me she has no clue about aspirational lifestyles/ branding. Her home kitchen hasn’t been updated from the dated 2000s/ early 2010s decor. It’s tye same kitchen from the sales brochure.
Infact, glimpses of their home show a distinct lack of updating from the sales brochure. The onpy room thry updated is the one with the dining table as desk and their two side by side chairs. They removed all furniture and painted it white and addedva jute rug and that california bear poster over the fireplace.
The current trend in kitchens for the wealthy is marble counter-tops and sleek designs meanwhile she’s displaying faux country/ italianate kitchen from the 90s.
The women she is cosplaying eg GOOP, Martha and Ina Garten have upgraded to the current trend in kitchens. GOOP showed off her new kitchedn in AD. Heck, JLO is showing off her sleek kitchen.

That they haven’t updated their house to their taste is what I laugh about the most. Are they really that cash-poor? Do they really have that much debt that they can’t afford to redo anything? Surely Markus and Soho House can cough up a few million to keep her happy, and when the Sussexes default on the loans, they can make Soho Olive Garden, a Californian spinoff of Soho Farmhouse. Win-win, if you ask me.

And thanks, anon. You’ve just reminded me of a house I looked at when I was moving back in 2022. The homeowners were so into that Italian Country Kitchen theme that they PAINTED the entire kitchen like it was a rustic Italian restaurant. You know you go into a family-owned Italian mom-and-pop place (not a chain like Olive Garden or Maggianos, but something like your neighborhood Italian pizza place) and it’s got that orangey-beige sponge paint that’s supposed to mimic sandstone and there’s a huge wall-to-wall, floor-to-ceiling mural of Italy and dusty fake vines hanging from decorative columns? Yeah, that was how this kitchen was painted. Even the cabinets. And that was not even the weirdest house I looked at by a mile.)

In 2005, actor Daniel Day-Lewis visited Gaza and witnessed the arrogance and crimes of the occupation up close. He narrated his experience, feelings and position in an influential five-page article that sparked the anger of the entity and its gang. These are excerpts from it:
“This is an apartheid state. It took me less than a week to lose neutrality. And through this I might throw stones at the tanks.”
In the Gaza Strip, the Israeli army responds to stone throwing with bullets. He responds to bombings and attacks launched by Palestinian militants by bulldozing homes and olive groves in search of the perpetrators, punishing their families, and establishing buffer zones to protect Israeli settlements. It blocks access to villages and multiplies checkpoints, cutting off Gazans from the outside world. MSF psychiatrists try to help Palestinian families cope with the pressures of living within these borders, by treating severe trauma and listening to their stories. These visits are sometimes the only sign that they have not been abandoned.
Israeli tanks and armored bulldozers can come without warning, often at night. The noise alone, for a people forced to suffer these violations year after year, is enough to freeze the soul. Israeli snipers are stationed on rooftops. They order homeowners to leave; They don't even have time to gather pots, pans, papers and clothes before bulldozers crush the unprotected buildings like dinosaurs trampling eggs. Those caught in the incursion area will be shot. Even those hiding inside their homes may be shot or bombed through walls, windows and roofs. The white flag carried by humanitarian workers offers little protection; We may be subjected to warning shots at least twice before the week is over.
Sometimes families do not leave the area being raided, because if they leave they will lose everything. Staying at home is a big risk. Sometimes the house is occupied by Israeli forces, and the family is forced to stay there as protection for the soldiers. Last year, an average of 120 homes were demolished per month. In the past four years, 28,483 Gazans have been forcibly evacuated; And the destruction of more than half of the usable land in #Gaza, which consists mainly of orchards. Last year, 658 Palestinians were killed in violence in Gaza, along with dozens of Israelis. This plowing, house after house, orchard after orchard, turns the community into a wasteland, scattered and combined with a stunted crop of broken glass, nails, books, and abandoned possessions. As we make our way toward the home of Abu Saghir and his family – one of many families we will visit today – we walk over broken histories and aspirations.
One day, Rafael Eitan, the former chief of staff, likened the Palestinian people to “drugged cockroaches moving and floundering inside a bottle.” In 1980 he told his officers: "We have to do everything to make them so miserable that they will leave." He opposed all attempts to grant them autonomy in the occupied territories. Twenty-five years later, it seems to me that his position and policy have been implemented with great enthusiasm.
Watchtowers are these evil structures with malicious shadows of power all over the land. On our third day, as we stood at the torn edge of the refugee camp in Rafah, the forbidden border area between Gaza and Egypt, bullets pierced the sand a yard and a half away from where we were standing. In this place was Iman Al-Hams, a helpless schoolgirl who had been shot just weeks before. She ran and tried to hide here from the cruel death that came to her. I felt her presence. The sky shakes with its shallow, fluttering breaths of its last terror.

Soldier 1: “We recognized a person standing on his feet 100 meters away.
Soldier 2: “A girl about 10 years old.”
Soldier 2: “She is behind the trench, half a meter away, scared to death. The bullets were right next to her, one centimeter away.”
Signal soldier: “We shot her. Yes, it seems she was hit.”
Captain R: “Roger, yes. She just went down. Me and a few other soldiers are moving forward to confirm her death.”
Soldier 2: “Catch her, catch her. There's no need to kill her.”
Captain R: “...We fired and killed her...I confirmed the kill...Anyone who moves in the area, even if he is three years old - an old child, must be killed, finished.”
A military investigation determined that Captain R “did not act unethically.” He still faces criminal charges. Two soldiers swore they saw him intentionally shoot her in the head, emptying the entire magazine of his gun into her.

she prefers reading and movies to series no matter if they're live action or animated
bisexual demiromantic, only began to realise this when she was in med school and was consistently the only one to not really have any hook up stories
considered odd by the rest of the staff at her hospital because of her more abrasive personality but despite that is on friendly terms with almost everyone

Box Frame or Goal Posts?
The use of steel is essential in all structural modifications. Its use allows Structural Engineers and Builders to achieve Clients requirements of spanning across openings. Sometimes adding a steel beam is not sufficient which means the project needs a steel box frame or goal posts. This page tries to answer frequently asked questions regarding the use of a box frame or goal posts during the structural modification of masonry structures and buildings (residential, commercial and industrial).
A box frame or a goal post?
Clients and contractors often ask this question. When removing a substantial part of an external wall, there is more to consider than just the vertical loads. For example, many homeowners want to knock down as much of the rear wall as possible to create an open-plan kitchen-diner when building a rear extension. As structural failures are not only caused by vertical forces, it is important to consider resistance to lateral loads such as wind. Traditional masonry houses have cross walls or shear walls. The party walls have “buttressing” walls that provide lateral stability which are the front/rear walls and a cross wall in the middle. The masonry can this way transmit wind and lateral loads in all directions safely to the ground. Homeowners carrying out structural modifications to their properties may inadvertently strip their property (and neighbouring properties) of this “lateral stiffness”. It is important to carry out these works in a safe and compliant manner, as otherwise it could lead (in the worst scenario) to the collapse of the party wall and may contribute to the collapse of a whole block of flats or a terrace of houses like a “house of cards”.
Compliance and Building Regulations
To ensure masonry buildings maintain the required lateral stiffness, the Building Regulations Approved Document A sets some conditions on openings in structural walls. Approved Document A limits the amount of external or buttressing wall that can be removed and insists that the corners or returns of these walls are substantial. The guidance states that no more than 66% of an external or buttressing wall can be removed and that a min of a 550mm (665 external measured from the centreline of the party wall or external wall) return is maintained. Please refer to Diagram 12 in Approved Document A of the Building Regulations. If this guidance can’t be achieved a portal or a box frame is required. We encourage clients interested to refer to Document A of the Building Regulations or to LABC technical guidance.
Why you need a Structural Engineer?
Structural Engineers can design steel box frames (picture frames) or steel portal frames (goal posts). Our designs allow homeowners to comply with Building Regulations and achieve an architectural layout that suits the aspirations of modern lifestyle of maximum openness and ease of movement. Below is a description of the main three structural options available to any homeowner undertaking a rear extension or converting a rear reception into a kitchen diner. If you have any question regarding the information provided below, please do not hesitate to contact us to seek advice. We are happy to explain to you the technical, regulatory and cost impacts of each option.
Option 1: Use of a steel beam supported on masonry returns
If the client or the contractor is able to retain a minimum return of 550mm either side of the opening, then this would be the right choice. A steel beam would support the loads from above. This steel beam is rests on pad-stones that are spread the loads to the masonry returns preventing the crushing of the relatively soft masonry. The beam width matches the width of the supported wall and takes into account whether there is any moisture.
The Structural Engineer would produce a design and a drawing for the use of the builder who is pricing and carrying out the works. The design and drawing also form part of an application to Building Control to ensure compliance with the Building Regulations Approved Document A.
Advantages: minimum demolition, short construction time, less expensive than other options. The return of the wall is conveniently similar to a kitchen counter width. Disadvantages: the opening achieved does not give the maximum openness that some homeowners may want.
Option 2: Use of portal frame (goal posts)
The opening is as wide as possible because the clients intends to remove the whole of the rear wall between the two flank walls (party walls). The builder secures the first floor and the wall above using adequate temporary supports. Following the securing of the property, the contractor inserts a steel portal frame. The steel frame refers to two columns and a top beam. The top column transfers the loads to the two columns using moment/rigid connections. The two columns transfer loads to new foundation cast at the edges next to the flank wall. The columns would be at the edge of these new foundations. The frame columns provide lateral stability to the masonry walls so the contractor needs to use chemical fixings to attach the steel columns to the masonry walls to compensate for the lost lateral stiffness.
Advantage: the client can have the maximum opening. Steel columns can be H section 152x152mm to 254x254mm depending on the opening span and loads from above (as well as sway forces from wind).
Disadvantage: the main disadvantage is the need for new foundations. Columns are at the edge of the foundations, causing eccentric loading so foundations size could be quite large to counteract the eccentric loading and to spread the load without over-stressing the soil. Option 2 requires a higher budget and a longer construction time than option 1.
Option 3: Use of box frame (picture frame)
Description: the opening is as wide as possible. The whole of the rear wall between the two flank walls (party walls) would require removal (obviously after the builder secures the first floor and the wall above using properly chosen temporary supports). The contractor would need to insert a steel box frame (a top steel beam on two steel columns sitting in turn on a bottom steel beam). The bottom beam is encased in concrete and supported on the old corbelled brickwork foundation that lies underneath the removed wall. The connections between the columns and the beams are moment/rigid connections and we provide the details and design for them. Alternatively the fabricator may have an in-house Structural Engineer to undertake the design and detailing based on the forces from the Structural Engineer.
Advantage: this options results in a maximum opening. Steel columns can be H section 152x152mm to 254x254mm depending on the opening span and loads from storeys above (as well as sway forces from wind). The use of the corbelled masonry foundation of the original wall to support the box frame would minimize ground works.
Disadvantage: the main disadvantage is the increased cost of steelwork. However, the savings in ground works cost and time outweigh the slight increase in steel cost.
So what is better, Box Frame or Goal Posts?
Structural Engineers recommend option 1 for all cases except where the client has already decided to achieve a maximum opening. To achieve the maximum openness, we highly recommend option 3: use of a steel box frame. We have developed a standard method of designing these box frames and provide detailed fabrication drawings that would allow the accurate production and fabrication of the box frame steel. Many steel yards do not have the benefit of an in-house engineer and even if they do, they would charge clients for detailing connections. Our standardized fabrication drawings allow our clients to use any steel yard to procure steel ensuring competitive rates on the steel cost and saving time and cost.
