[ad_1] GG News Bureau New Delhi, 30th Nov. The Enforcement Directorate (ED) on Friday announced that it had attached assets worth over Rs 5 crore from private medical colleges in Telangana. The action is part of an ongoing money laundering probe into allegations of illegal blocking of postgraduate (PG) seats by these institutions. The ED issued a provisional order under the Prevention of Money Laundering Act (PMLA), attaching Rs 3.33 crore in bank deposits from Chalmeda Ananda Rao Institute of Medical Sciences and Rs 2.01 crore from MNR Medical College. The total value of assets attached in this case now stands at Rs 5.34 crore. Earlier, the ED had seized unaccounted cash worth Rs 1.47 crore from Malla Reddy Institute of Medical Sciences and frozen bank deposits totaling Rs 2.89 crore. The money laundering investigation stems from a state police FIR filed in Warangal district, following a complaint from the Registrar of Kaloji Narayana Rao University of Health Sciences (KNRUHS). The complaint alleged that certain students with high NEET PG ranks were being used to block PG seats under the management quota, a practice known as seat blocking. The investigation revealed that private medical colleges, in collaboration with consultants and middlemen, were blocking these seats by using the documents of high-ranking students. These blocked seats would be kept vacant until the mop-up round of admissions. After the students were shown as exited from the program, a penalty was imposed by KNRUHS. The ED claims the private colleges arranged for and paid this penalty, either directly or through middlemen. These seats, after being marked as vacated, were then declared “stray” vacancies, which the colleges were allowed to fill on their own. The private colleges charged inflated fees for these vacancies, with some even collecting “capitation” fees in cash, in addition to the already high charges. The ED has stated that the excess fees and capitation fees collected by the colleges are considered “proceeds of crime” in this case. The total value of the seized, frozen, and attached assets now amounts to Rs 9.71 crore. India Commercial Real Estate Market (2024 - 2029)
Tumblr media
The India Commercial Real Estate Market is predicted to be worth USD 40.71 billion in 2024, rising to USD 106.05 billion by 2029, with a CAGR of 21.10% during the projection period.
The COVID-19 epidemic created a work-from-home (WFH) culture, which had a short-term impact on new space requirements. In 2022, new office space in seven Indian cities (Mumbai, Delhi NCR, Bengaluru, Hyderabad, Chennai, Kolkata, and Pune) reached 38.25 million square feet, a 30% decrease from the previous year. In the first quarter of 2023 (January-March), net office absorption in the top six cities was 8.3 million sq. ft.
According to industry experts, beginning September 2022, grade A offices in Indian cities such as Bengaluru and Mumbai will have an average cap rate of 8.25 in core areas. In comparison, the average cap rate for grade A offices in Taipei that year was 2.35 percent. Other Gurugram regions had the highest total vacancy rate of 35.9% in the second quarter of that year. According to industry experts, the Cybercity of Gurugram in India had the lowest vacancy rate among other market segments of the Delhi NCR region at 5.4%.
The commercial real estate market is seeing notable growth in the retail and hospitality sectors, supplying India's expanding demands with the infrastructure it needs. Large-scale institutional investments are anticipated to drive India's commercial real estate sector in the upcoming years. The country's retail real estate market has experienced a significant surge because to government programs like Make in India and other real estate reforms including the implementation of the Real Estate Regulatory Authority (RERA) and GST.
Developers and purchasers are gravitating towards the commercial real estate sector despite their initial difficulties because of the industry's transparency and expertise, which has drawn more and more foreign direct investments (FDI) in commercial real estate. The demand for commercial real estate is being driven by the GDP growth of the nation. It is expected that government programs and urban development regulations and initiatives (Smart City, AMRUT) will increase demand for real estate infrastructure.
The country's need for office space is fuelled by factors including convenience, comfort, and flexibility. To house their staff, the majority of companies across a range of industries—including IT, manufacturing, BFSI, startups, and even boutique businesses—are searching for office space. Furthermore, a lot of businesses want to build satellite or remote offices, grow into new regions, or both, which will increase demand for these spaces.
India's Market Segmentation for Commercial Real Estate
Commercial real estate (CRE) is only used for business purposes or to provide a workspace, as opposed to residential real estate. Most renters lease commercial real estate to run cash-generating businesses.
The report contains a comprehensive background analysis of the India Commercial Real Estate Market, including an assessment of the economy and the contribution of sectors to the economy, a market overview, market size estimation for key segments, emerging trends in market segments, market dynamics and geographical trends, and the impact of COVID-19. The Indian commercial real estate market is divided into four categories: offices, retail, industrial and logistics, and hospitality, as well as key cities such as Mumbai, Bangalore, Delhi, Hyderabad, and others. The study provides market estimates and predictions for the Commercial Real Estate Market in India in value (USD) for each of the aforementioned segments.

Educational publisher Arihant Publications expands production in Meerut
Tumblr media
Meerut-based Arihant Publications, one of the biggest educational reference book publishers in North India, started with a single book for ITI entrance exams under the guidance of Deepesh Jain. Subsequently, his brothers Reetesh Jain and Parvesh Jain joined the publisher.
Arihant publishes over 3,000 titles for engineering entrance, NDA, UPSC, state and central level exams such as CTET for government vacancies, and school reference books. It publishes educational reference books for CBSE, ICSE, and the UP board for all subjects. It produces about 2.5 lakh softcover books daily at its 13-acre plant on the outskirts of Meerut, near Delhi.
The company’s 3,500 employees work across its five editorial offices in Delhi, Jaipur, Noida, Bengaluru, and Meerut in addition to sales and distribution locations and the book production plant. (On a personal note, I started my writing career at Arihant Publications’ Daryaganj editorial office, which has since shifted to Noida, as an author for their English educational reference books for CBSE and entrance exams.)
Tumblr media
The book production plant is big with 26 web offset presses, a dozen multicolor sheetfed offset presses from Heidelberg and Komori, and four BindLIne 5000 perfect binders installed in the past three years in addition to its older Muller Martini and Kolbus lines.
The digital solution for short-run books
Recently, to balance mid and long-run book production with its short-run requirements, Arihant invested in web-fed inkjet systems from Monotech Systems. It ordered two webfed monochrome Monotech KnowzzleJet presses during Printpack in 2022, which were installed in 2023. And it has just installed a Monotech webfed JetSci KnowzzleJet-DL high-speed color inkjet – the advanced full-color version of the technology.
On our recent visit to the plant, Parvesh Jain commented enthusiastically about the new color inkjet press, “Our journey with the KnowzzleJet presses has been remarkable. The monochrome version exceeded our expectations, delivering a 6 to 7% growth in our short-run segment. With the addition of this high-speed color inkjet web press, we are poised to double our short-run capacity within the year.”
Arihant’s skilled team prints up to 1,000 copies of a title on the web-fed KnowzzJet presses while the longest digital runs can go as high as 10,000 copies.
Tumblr media
Automation, when used in the right place, reduces running costs, and improves the accuracy level of production and logistics. The publisher uses automation in book handling, packaging, and production systems, with a 200-foot spiral conveyor connected to the four production floors of the plant to move the packaged books from production to the warehouse.
Along with this, the publisher uses bar and QR codes to automate its bundling, loading, and packing systems. The ERP system locates each title stored on the warehouse grid using a QR code for packing and logistics.
Meerut – an emerging publishing hub
“Meerut has emerged as an educational publishing hub in the last decade due to its large number of institutes, colleges, and universities,” Jain said, adding that the city has seen substantial growth and expansion in the publishing and printing industries in past years. “The quality and standard of education in the city has also been upgraded in the last three years.”
“We are trying our best to provide good educational solutions to students. Our USP is the latest and updated content in our books which we associate with our team of young students for content development. The team helps us to get new ideas and inject a fresh vision to our reference books, which we release in the earliest possible time frames,” he said.

Delhi-NCR & Chennai Drive Industrial & Warehousing Demand
Tumblr media
With about 13 million sq ft of leasing activity in H1 2024 and 17% YoY growth, industrial & warehousing demand across the top five cities remained healthy. Chennai and Delhi NCR led the demand, cumulatively accounting for about half of the overall leasing in H1 2024.
According to a Colliers report, Third Party Logistics (3PL) players continued to be the top occupier of warehousing space, contributing to about 36 percent  share in overall demand during the first half of the year. Interestingly, demand in Chennai almost doubled in H1 2024, compared to the same period last year and was largely driven by warehousing requirements of 3PL players. At a micro market level, warehousing space uptake was more than 1.5 million sq ft each in Bhiwandi (Mumbai), Chakan-Talegaon (Pune) and Oragadam (Chennai).

Note: Data pertains to Grade A buildings. Absorption does not include lease renewals, pre-commitments and deals where only a Letter of Intent has been signed.
“On a quarterly basis, Q2 2024 saw about 6 million sq ft of industrial & warehousing demand across the top five cities, a 48 percent irise YoY. With 1.8 million sq ft of leasing and 30 percent share, quarterly demand was significantly driven by Delhi NCR. The demand in the region was led by large uptake of industrial and warehousing space in Farukhnagar and Sonipat micro markets. Taking cognizance of healthy demand across major cities and supportive government policies, developers have been infusing high quality warehousing facilities replete with technologically advanced features. With significant completions in first half of the year, 2024 is likely to witness Grade A supply infusion to the tune of 20-25 million sq ft.,” says Vijay Ganesh, Managing Director, Industrial & Logistics Services, Colliers India .
Demand & Leasing Trends
While 3PL players continued to dominate the demand with about 36 percent share, space uptake by players from engineering, FMCG and electronics segments was significant with 12-16 percent  share each. Interestingly, both engineering and electronics segments witnessed over 1.7X times leasing activity in H1 2024, compared to the corresponding six-month period of 2023. Going ahead, driven by conducive industry-specific policies and an enabling regulatory framework, diverse segments are likely to propel the industrial and warehousing space demand in India.
“With strong macroeconomic indicators, India’s industrial and warehousing market continues to grow, and the momentum is likely to continue in the second half of the year. Upward trend in indicators such as Manufacturing PMI and IIP reflects healthy industrial activity which is likely to spur demand for industrial and warehousing spaces. Interestingly, the manufacturing PMI has been in expansionary zone since July 2021 and remained close to 60 in the last few months. Furthermore, recent budgetary announcements will improve logistics efficiencies, catalyze demand and attract investments in the industrial and warehousing sector. Additionally, increasing platform level investments will lead to influx of superior quality industrial and warehousing space in the next few years.” says Vimal Nadar, Senior Director & Head of Research , Colliers India.
With supply infusion exceeding the demand for Grade A warehousing spaces, overall India vacancy levels increased by 210 basis points (bps) on an annual basis and stood at 12.2 percent at the end of H1 2024. Developer anticipation of heightened demand in upcoming quarters, have resulted in fresh supply of 14.4 million sq ft in H1 2024, a 35 percent YoY rise. With about 5.7 million sq ft of new industrial and warehousing developments, Delhi NCR accounted for about 40 percent share in overall completions in first half of the year. Notably, Q2 2024 witnessed about 7.5 million sq ft of completions in top five cities of the country, a 53 percent  YoY rise. Q2 2024 also marked the highest quarterly supply infusion in the last 2 years. Amidst healthy demand and high-quality supply infusion, rentals in key micro markets saw an appreciable uptick.

Large Deals Spur Leasing Demand
During H1 2024, large deals (>200,000 sq ft) accounted for about 35% of the demand. Although a vast majority of these larger deals came from 3PL players, electronics and FMCG occupiers too had large warehousing space requirements. On a city level, Chennai followed by Delhi NCR dominated the chunk of large-sized deals.
