Understanding Home Equity Loan Terms and Conditions
What is a Home Equity Loan?
A home equity loan allows you to borrow money by using your home’s equity as collateral. Essentially, you’re taking out a loan with your house as security, which means the lender can claim your home if you fail to repay the loan.
Key Terms and Conditions
Loan Amount
This is the total sum you can borrow. It’s typically determined by the equity you have in your home. Equity is the difference between your home’s market value and your outstanding mortgage balance.
Interest Rate
This is the percentage of the loan amount that you'll pay as interest. Home equity loans usually have fixed interest rates, meaning your payments will remain constant throughout the life of the loan.
Repayment Period
This is the length of time you have to repay the loan. Home equity loans often come with a fixed term, such as 5, 10, or 15 years. The longer the term, the lower your monthly payments, but you’ll pay more in interest over time.
Monthly Payments
Your monthly payments are made up of both principal (the amount you borrowed) and interest. Understanding how these payments are structured can help you manage your budget more effectively.
Fees and Charges
Be aware of any additional costs, such as application fees, appraisal fees, and closing costs. These can add up and affect the overall cost of your loan.
Prepayment Penalties
Some lenders may charge a fee if you pay off your loan early. This is to compensate for the interest they would have earned if you had kept the loan for the full term.
Terms of Default
It’s important to understand what happens if you can’t make your payments. Defaulting on a home equity loan could lead to foreclosure, where the lender can take possession of your home.
Home Equity Line of Credit (HELOC)
Unlike a traditional home equity loan, a HELOC works more like a credit card. You have a credit limit and can borrow and repay funds as needed. However, the interest rates might be variable, changing with market conditions.
Tips for Navigating Your Home Equity Loan
Read the Fine Print: Ensure you fully understand all terms and conditions before signing.
Compare Lenders: Shop around to find the best rates and terms.
Assess Your Financial Situation: Make sure you can handle the additional debt and payments.
Consult a Professional: If you’re unsure about any terms or conditions, consider speaking with a financial advisor.

How Emotions Influence Financial Behavior
Here are a few ways: Just because you can do almost anything with money doesn’t mean you can do everything. Choices must be made; we must choose things not to do. When we spend money on one thing, it’s money that we cannot spend on something else, neither right now nor anytime later. These are Opportunity Costs. Mental Accounting is operating our financial behavior much like organizations and…

Thoughtful and heartfelt article written by Lacy Baugher about the cancellation of Dead Boy Detectives, and why the decision just doesn’t make sense for Netflix.
I could literally quote the whole thing. Instead, I’ll leave you with these three (lengthy) quotes and encourage you to read the article in its entirety. And you totally should. It’s worth the read.
Quotes Below:
“On paper, the Dead Boy Detectives has all the ingredients to succeed. Its cast is charming; its vibes are fun and accessible. It features a genuine connection to an established and successful genre property, but not one so deep that new viewers would find themselves overwhelmed by lore. Perhaps most importantly, it has so, so much heart.”
“The pieces were in place for the series to run multiple seasons with rich character dynamics between the core quartet and a template that allowed for all sorts of adventures for the living and the dead. If this had been a show introduced during the heyday of The CW, it probably would have run for the better part of a decade. Alas, that's almost never a possibility in today's streaming landscape. Even the most successful series tend to come with a built-in expiration date. (Five years, max.)
Netflix has something of a history when it comes to cutting promising genre shows off at the knees. In recent years it has unceremoniously dumped all sorts of series, from fantasy (Shadow and Bone, Warrior Nun), and supernatural (Lockwood and Co., First Kill, The Midnight Club) to sci-fi (The OA, 1899). Dead Boy Detectives is certainly joining a good company. But the fact that its main characters were part of the same universe as The Sandman makes the show's cancellation even more galling. What streamer doesn't want a franchise to call its own? The Sandman is still one of the most popular comic series ever, and Netflix is currently gearing up to drop the second season of its successful TV adaptation.”
“That Dead Boy Detectives wasn't given more time to build an audience — or a bigger promotional budget to let viewers know of its existence — feels particularly criminal because Sandman's second season would have almost certainly given the drama a needed awareness boost.”
#dead boy detectives#save dead boy detectives#article written about dead boy detectives cancellation#it really feels like a strategically poor decision#also why were they given so little money for promotion#even if Netflix is hurting financially after pandemic and strikes investing in dbda within sandman franchise would have paid off long term#this was a shortsighted decision#i hope common sense prevails within the company and they bring back dbda

the Sept scene was fully in character for Rhaenyra & Alicent
I've seen fans--even Rhaenicent fans!--saying it was ooc or "fanfic." It wasn't. The original scene was much shorter: Emma and Olivia, two very talented actors who know their characters well, expanded it. They weren't just wasting time or suddenly lacking in talent and insight. They knew what they were doing and it connects all the way back.
So let's go all the way back! Where do we begin? Episode 1x01, King Viserys wants a son and male heir; he has wanted a son for so long that Rhaenyra, his 14-year-old daughter says (ep 1x01) "For as long as I can recall, it’s all he’s wanted." What has this done to her? Well, for one thing, it has made her mother, who has difficult pregnancies, in ill health for most of her life. This ill health means that Aemma did a lot of lecturing (and trying to keep Rhaenyra from flying and doing other risky things while she was sick) and not a lot of getting to spend quality time with her daughter. A distracted father, ruling the realm, and a mother sick with trying to give him the male heir he prioritizes above his wife and daughter.
Who has been there for Rhaenyra? Alicent. Alicent was hers. When Rhaenyra flies on her dragon, experiencing freedom from all her worries and power and joy, she wants ALICENT to be there with her, high above the sea, looking out over the city:
[source: 1x01 script]
When Rhaenyra had to have a difficult conversation with her mother, it was Alicent she looked to for comfort and emotional support -- in an act a cut scene from the script *explicitly calls "flirting"*. Rhaenyra relies on and longs for that "disarming kindness" she says Alicent has.
And it was Alicent's lap that Rhaenyra flirts about loving to lie upon. Alicent is so much to Rhaenyra that she dreams of running away together, just the two of them and Rhaenyra's bonded dragon Syrax.
Alicent was her cherished girl, her comfort and her chief supporter and advisor. She was Rhaenyra's heart's rest. And, yes - it was a friendship blossoming into flirtation and desire as the two matured. They were on the cusp of something. They were the world to each other.
[source]
Emma and Olivia get it and have always gotten it. Rhaenyra has this gorgeous yang or solar energy that finds balance with Alicent's yin or lunar energy. They're a sun and moon couple, balancing each other's strengths and weaknesses. With Alicent, the sword of Rhaenyra's intense energy has a sheath. A resting place. Her fire has a hearth. And Alicent isn't drained by people (like Viserys would later do...) who just take and take and take -- hurting her and draining that "disarming kindness" of hers until she's broken and ruined inside. Rhaenyra gives and cherishes in a way that made Alicent feel whole and appreciated.
Rhaenyra goes from being angry (angry the way a jilted lover would be - calling Alicent a "whore" for what she felt emotionally imo as Alicent cheating on Rhaenyra with her father) to instantly deeply protective and possessive once she learns more. See the cut scene after Viserys reveals his engagement to Alicent:
[script pages source] [photo source]
Rhaenyra is ready to take on the whole Seven Kingdoms to protect her girl!
Rhaenyra liked being the focus of Alicent playing the "lady beloved" role - reading soothingly to her, supporting and encouraging and admiring her, teasing her for being naughty, advising her about her political situation. She found rest and comfort there - and then Viserys took her mother, cutting her open to get his precious son out. And then, in his remorse and grief, he took comfort in Rhaenyra's girl (who was forced to give him that precious kindness of hers by her father) and her father *stole her girl too*. Not only did he steal her girl, he put her own status as heir into question by having a firstborn son with her - after wounding Rhaenyra deeply by chasing a son as far back as she could remember!
All the "she should be over it" stuff about Alicent... if Rhaenyra were a male character people would recognize the wound of having his crush stolen out from under him by his old man at the same time his old man refuses to fully back his status as heir - it's archetypal! It's gd Greek. Your old man trying to keep you from the girl you want, from your desires and destiny as an adult.
Rhaenyra makes total sense in the Sept scene - she has the primal wound of a girl who is an HEIR - who wanted to have things and act and possess and stand tall and be the lover to a girl's beloved in a way only boys are allowed in this society... and whose father took her girl away from her as well as making her feel uncertain of her status in a deeply wounding way. Rhaenyra correctly locates, emotionally, her rupture from Alicent as where it all went wrong. The Sept scene is about all of that emotionally and it makes total sense. It is also about Rhaenyra's sheer desperation and comprehension of the horror coming... and the most heartbreaking longing to return to a time when Alicent's heart was her home.
Alicent's heart was Rhaenyra's home. And her father stole the girl she loved. He took her and savaged and used and broke her and made her give birth to children she didn't want (at least not with him) from decades of sex she did. not. want. because even men who think they're nice in this society are allowed that - to cut a wife open for a son, to use a girl young enough to be his daughter. He vacillated between wounding and affirming Rhaenyra, never fully able to honor her as his heir because she was not a boy. And he couldn't even conceive of her feelings for Alicent because this is a deeply homophobic society - but he was also, even seeing it in a platonic light, selfish and inconsiderate of her feelings for her best friend.
He kept putting his feelings and needs first, over his wife, over his daughter, over her best friend.
I don't care if nobody else gets it - the way Emma plays it? They get it. They're an extremely talented actor who wasn't going "ooc" in the Sept - they were playing *that*. My father inflicted these primal wounds on me because my coming of age was more like a boy's--like things that should be allowed girls but are denied them-- and he thwarted me and yet I love him. And I love Alicent and I long for her heart, though it's full of poison and broken things now. Why does it all have to be like this? Why does it have to hurt so much?
The Sept scene is entirely in character for both of them. It is not "fanfic." It is not OOC. It is the broken heart of this tragedy bleeding before our eyes.

First of all, hi, how have you been? :)
So there is this Sasusaku account on Twitter who loves to use novels to defend their ship. I know, nothing new.
But this person recently made a thread to debunk the idea that novels are not canon, and their thesis was that every work published by Shueisha is canon because they have ownership of Naruto; therefore, saying the novels are not canon is the same as saying the Naruto manga isn't canon either (according to them).
I know you have talked about this before, so I apologize if this ask comes off as repetitive and/or annoying, but I was just interested in knowing your opinion since you know more about these topics, so feel free to ignore this ask if you want to!
Have a nice day ^^
Hi! Doing alright thank you ^^!
“every work published by Shueisha is canon because they have ownership of Naruto; therefore, saying the novels are not canon is the same as saying the Naruto manga isn't canon either
Oh yes, of course.
Which means that aside from the novels that retcon the original, the…
Random, OOC storylines in games
Third-party interpretations, subjectively written data-books or fan-books
Merch, promotional art and other marketing material
Filler episodes/Movies
Dash generation Manga or whatever
Sasuke- and Lee’s chibi-adventures Manga
etc—
...are also all canon.
Because "Shueisha published it".
Please make it make sense.
“But this person recently made a thread to debunk the idea that novels are not canon, and their thesis was that every work published by Shueisha is canon because they have ownership of Naruto; therefore, saying the novels are not canon is the same as saying the Naruto manga isn't canon either ”
No.
This is an incredibly flawed argument, because it’s already a non-negotiable fact that the Naruto Manga is canon. It just is. No question about it whatsoever.
CANON=
The Naruto Manga is the authoritative framework that is the source material. This holds things like the rules, core elements of the story like: characters, themes, messages, the author’s intent etc- And fundamental canon holds the most significance of all within a franchise and provides consistency to the fictional universe in case publishing companies decide to expand on it..
By nature its intent is to reflect the original author’s vision; the Naruto Manga = Kishimoto’s vision.
And everything that doesn’t align with it is simply not canon.
Therefore the only thing left to argue about is whether legal “ownership” by itself can determine whether something is canon or not. But that isn’t how you measure it alone because it ignores actual canon. I mean yeah, who would’ve thought you’d have to look at canon in order to determine whether something is canon??? 🤯 Wild, huh?
So no: you can’t and that’s not how it works.
Everything Shueisha decides or publishes through their distributors is official.
It is official because they are copyright-holders and own the intellectual property (IP) at large which has many different aspects to it. They do own most of them in order to manage it all.
But not everything that is official is canon.
These are two entirely different things.
In fact, the only thing they themselves consider to truly be part of the ‘official’ timeline (which would establish ‘canon’ if it wasn’t such a retcon either) on the official site is Brt. It’s technically canon because chapter 700 exists, though it still makes no sense as it doesn’t stack up against the other 699 chapters and it still means nothing in terms of actual storytelling. Alas:
And even if they did claim ‘canon’, it’s only as significant as the source makes it out to be. Not the amount of profit they can make because they are legally allowed to exploit the work as much as possible through distributions, adaptations, translations, trademarks at JPO and handing out licenses left and right to third-party organizations (‘Namco Bandai’ for example) which then get their own rights or having entire licensing devisions handle individual IP regarding characters (yes your little blorbo is intellectual property) who manage it in terms of advertisements, marketing/promotion and merchandising (think about these pop-up shops), like: ShoPro
*Shueisha used to be owned by Shogakukan if I’m not mistaken and then separated at some point
It’s a business. And an insanely large one at that. They own so much more than you’d think, it’s a HUGE company (2nd largest publisher in Japan I believe) that doesn’t only own multiple magazines like Shonen Jump and its Manga, they also published the ‘weekly playboy’ and publishes things like many (light/erotic/graphic) novels and nsfw picture-books/manga etc. They will do anything as a business to make sure to profit commercially as is legally permitted within the established contract that varies per published IP and which they’re incredibly tight-lipped about.
In the case of Naruto’s franchise, information that came after the Manga constantly contradicts not just actual canon, but also each other. Contradictions can’t all be canon or equally as significant at the same time because it needs a source— which we have; the Naruto Manga. It’s what holds the most significance.
That’s how you measure whether something is actually canon or not.
“… therefore, saying the novels are not canon is the same as saying the Naruto manga isn't canon either”
Besides, if this was true, then canon wouldn’t even exist. Jfc.
And yes, you can expand on canon like I said. That’s the whole point. It indicates a framework that allows publishing companies to stay consistent and keep their audience happy if they care to do so. But consistency in story or consistency in business doesn’t mean the same thing because it's motivated by two entirely different motives. The willingness to sacrifice artistic work and its audience in order to profit from it financially literally kills creativity in the industry as well as opportunities and it gives them way too much power. The stuff that’s coming out lately is garbage and it’s mostly thanks to people pointing fingers at someone random with their eyes closed, unconcerned about the consequences, and grant them and the business the authority to decide whatever the hell they want about things that already exist— and it never improves. (I’m always free to rant more about it but yk.)
Like the person you’ve quoted, the motive isn’t to actually convince people that their terrible novels are canon, it’s that canon should give a ship in this case some significance when there wasn’t in the first place. To "fix" something that didn't need any fixing. It has nothing to do with the actual story.
But canon does because it just is.
Non-negotiable.
Oh! you have a nice day too🌷 I apologize for the rants ><
#asktamelee#fandom talk#media talk#naruto marketing#and it's frustrating yeah bc I see people genuinely make entire posts#to convince people that a change in narrative not just storywise#but also regarding definitions of terms like canon#for example with “anime canon” lmao#is actually meaningful and true when it never was#the only thing you're doing is destroying what people used to enjoy#and this isn't just about naruto right#It's either personal bias financial profit or some political message that's behind it#I'll stop ranting now#until I start ranting againeoigkerg

i’m not a transandrophobia truther in the slightest don’t get me wrong, but i think some people on here really need to realize and comprehend the fact that cis women, way WAY more often than not, hold extremely significant social and political power over trans men the vast majority of the time in our day to day lives
#sorry not to get on this bullshit i just saw a related post when i opened this app lmao#and by some people i don’t mean anyone in particular im not vagueing anyone or any specific post#and i especially don’t mean any transfem calling out transmisogynistic transmascs either#but yeah i see a lot of implication that trans men are like. somehow significantly privileged over cis women#and ofc i don’t mean that transmascs are incapable of being misogynistic to cis women bc that’s far from the case#but i need someone to name a transmasc with significant political or social or financial power that’s working to set back women’s rights#versus the amount of cis women with any of the aforementioned privileges working to take away the rights of trans people#bc i can think of 4 of the latter just off the top of my head without trying really hard#and the only day to day instance i can think of where trans men would hold significant power over a cis woman is like..#a workplace environment where he completely passes as cis and absolutely no one knows he’s trans at all or even suspects it#but then again most if not all of that privilege would be stripped away the second anyone there found out he was trans#but yeah i really do think some people need to grapple with how they conceptualize gendered privilege and their own power in these dynamics#and how that’s reflected in the way they think about/interact with transmascs#are you disgusted with this random transmasc on tumblr because he’s a man (or vaguely adjacent) or because he’s trans. ykwim#and again i hate the whole transandrophobia thing i think it’s stupid as shit and redundant to put it lightly and briefly but#idk why transmascs that believe in it have become the new face of anti-feminism and MRA movements#and not like. the cis men who started both of those things and contribute to the vast majority of that type of rhetoric in every way#and also hold enough power to leverage those beliefs over both women and also transmascs tbh#i think some people are just repulsed by the idea of anyone willingly wanting to be a man bc they see it as the same as becoming a cis man#in terms of privilege. when in reality by being trans you’re knocked down in terms of power and privilege from all cis people anyways#but also. some people also need to realize that transmascs can also have trauma and complicated feelings about being a man and patriarchy#and more often than not we ARE traumatized by the way cis men (and women!!) have treated us#and grapple with our place in the world as a result. it’s not just as simple as becoming a cis man over night tbh!!#and again i’m not talking about transfems with any of this because the vast Vast majority of transfems understand this more than anyone#i’m mostly talking about cis women both irl and also just in the terminally online leftist sphere#and i also think i should be allowed to vent my grievances with the power cis women often do wield over me without being accused of being a#raging misogynist or MRA or whatever

I'm sorry, and I say this as someone who loves a lot of books with an accidental pregnancy in them, but like...
If you're writing a contemporary romance set in the now times, and your heroine gets knocked up in like a one night stand, and she isn't like, specifically crazy and attempting to get pregnant by a random, if she's genuinely not at all trying to get pregnant or planning on a pregnancy...
I'm not saying you have to have her consider an abortion, but the idea of her being like "this is all hunky-dory", even if she wants a baby in the long term, is INSANE
Like... in this economy? In this current world? In a reality wherein even if you don't typically support abortion, you know you can't have one even if it threatens your life depending on where you live? Not second-guessing your accidental pregnancy or having negative feelings at all is INSANE and to me it makes your heroine unrelatable, even if she was knocked up by a random billionaire who later swoops in and takes care of her
I mean, I know someone who recently got pregnant by accident, and she was with a man she was planning on marrying and kids with in the long term, they lived together, they had a dog together, the proposal was discussed and right around the corner... and she wasn't happy and she wasn't immediately sure she was going to have it. She decided to in the long term, but she was like, SOBBING when she found out. Because it's a big deal and even if, after some contemplation, you're super happy about having the kid, it's at min OVERWHELMING.
idk I just... that's bad writing imo.
#romance novel blogging#like i guess i can see a heroine who wanted babies super badly and previously had been told she couldn't have kids#being happiER about it#but if it's accidental and the father isn't a sure thing in terms of his emotional or financial involvement#i don't think your feelings would be wholly positive unless you were like DELUSIONAL#and i'm gonna be real... i've known girls who were just thrilled to be pregnant at like 16#and i was 16 at the time and i thought they were idiots and i still think they were idiots#you don't have to terminate but to not be at least a little freaked out is idiotic and naive and out of touch w reality#and i'll say it: if you aren't at least somewhat concerned about your totally unplanned pregnancy conceived without a steady partner...#idk man. maybe it's not a gr8 time to have a baby just yet

I just want a strong, masculine man to take care of me and buy me whatever I want and give me the option to stay home (even though I probably won’t, knowing me) and who believes in God but isn’t a misogynist and wants to homeschool or at the very least send our children to private school and worships the ground I walk on but will also put me in my place when I need it. I don’t think that’s too much to ask of a millionaire
#like the fact that I just want a man with financial and emotional stability and health insurance and long term goals#and that’s seen as being a gold digger in this country#absolutely insane

I have deleted every post I've made about My Experience In Dog Show World for the last... like... year
But Fer and I are listening to "My Year In Mensa" and
It's... dog shows. It's fucking dog shows. I got so triggered I had to take a beta blocker
I have also backed off saying this about kennel clubs recently bc of the backlash but you know what if Ms Loftus can make a podcast about her experience I can fucking say it on my damn personal blog
"My year at Mensa" mirrors my experience with dog showing because Mensa and kennel clubs are both majority white semi-closed groups comprised mainly of conservatives who think they have a Special Mission that Regular People cannot comprehend and which were largely formed originally by eugenicists.
There are a lot of nice and progressive people involved in both. And both groups contain multitudes.
But on a FUNDAMENTAL LEVEL. this podcast captures my experience (and PTSD about it) in ways I have NEVER seen
Especially the way that she (and I) came in holding opinions about the legitimacy of the groups ("IQ testing is bullshit and doesn't measure how smart you are; this group was formed by eugenicists and I am skeptical of how far it has come from those origins since" and "I don't believe conformation titles actually provide any meaningful information about whether or not a dog should be bred; this group was formed by eugenicists and I am skeptical of how far it has come from those origins since" respectively lol) and to us these opinions are normal and fine but to the people inside the member group, we have Violently Attacked the Very Foundations of a Key Pillar of their Identity and we MUST be punished.
In fucking credible.
#maybe not brave enough to make a podcast about conformation but god I wish i was. fuckers#oh another area of overlap is 1. the insistence that one must simply GET INVOLVED or else one does not get to have an opinion and#2. EXTREMELY HIGH COST OF ENTRY both financially and in terms of ability etc#3. this is a lie and 'actually getting involved' makes it worse lmao#oh just give us more access to you :)#then you'll see :)
