Reality check, as Country Garden sells down a barely started Australia project
WILTON, Australia, Oct 19 (Reuters) - Four years after Chinese property giant Country Garden (2007.HK) launched a A$2 billion ($1.27 billion) development of 3,600 homes an hour's drive southwest of Sydney, the outer suburban site remains a sparse field with fewer than 50 houses under construction.
The "masterplanned community" of Wilton Greens that has promised buyers shady, tree-lined streets, sporting fields, bike paths, parks and a new local school is one of a string of stalled overseas developments the cash-strapped Chinese property giant is now seeking mostly to offload as it scrambles to pay creditors.
In Malaysia, its plans for the $100 billion Forest City development billed as a paradise with turtles and white-sand beaches are far from completion.
On Sydney's outskirts, the lack of certainty around construction at the 433 hectares (1,070 acres) Wilton Greens project where house and land packages start from about A$900,000 ($571,770.00) comes as policymakers race to address a critical housing shortage in Australia's largest city but struggle to provide the needed infrastructure.
The development about 82 km (51 miles) from the city's central business district is 15 km from the nearest public high school, which is full, while the nearest ambulance, hospital and commuter rail services are more than a 20-minute drive away. A lack of sewer services means effluent will have to be piped to a communal tank and driven away daily in trucks until at least 2026.
"They promise you, in the brochure, this fancy landscape where trees are everywhere and flowers are growing and lakes are great to walk around. It's going to be years until it looks like that, decades," said Sebastian Pfautsch, an associate professor of urban planning at the University of Western Sydney.
The gap between the promise and the reality of Wilton Greens reflects the changing fortunes of an ambitious global expansion by China's mega-developers that has stalled as rising interest rates squeeze both demand and the companies' ability to repay debt.
That has left Country Garden, once China's biggest private developer, which on Wednesday reiterated it was unlikely to meet all of its offshore debt repayments amid liquidity problems, trying to sell a project that is barely started and mired in uncertainty.
Whoever buys the remaining 330 hectares of Wilton Greens, some 2,400 vacant lots, is "going to be picking up an incomplete project with no guaranteed date for infrastructure", said Suzy Brandstater, a former school teacher from nearby who sits on the council that approved the development after initially opposing it because of environmental and infrastructure concerns.
"Being told, 'Just trust us, it'll be there when it's needed' is not good enough for me and I don't think it's fair to the people that build here," she said.
To be sure, the problem is not unique to Country Garden, with local governments around Australia struggling to supply essential infrastructure for outer suburban developments as buyers priced out of inner areas look to options further afield.
Two people who bought blocks at Wilton Greens, who declined to speak on the record, said they did not plan to live there but were pleased with their purchase because they believed the land value had increased, a sign Country Garden will not necessarily lose money on the venture as it has elsewhere in the world.
Unlike Country Garden's other global projects, its financial exposure in Australia is mostly land purchase price and costs associated with subdivision. Individual property buyers, who must pay for their own construction, are liable for unforeseen costs once their land sale closes.
Country Garden Australia CEO Guotao Hu said in a statement the company's Australian assets "continue to perform well, in line with normal market behaviour and as planned".
"Selling of these partial remaining parcels of land is part of Risland's approach to portfolio optimisation," he added, referring to the company's Australian subsidiary.
Country Garden did not disclose a purchase price when it announced the subdivision project in 2019, with a declaration at the time that "Risland is with the Wilton community for the long term".
The Chinese firm has not said how much it hopes to make by selling most of the project. A person with direct knowledge of the sales process said it was uncertain whether a deal would eventuate.

Den mandlige bilist fortsatte omkring kl. 16.15 af ukendte Ă„rsager lige ud i et sving pĂ„ VillingerĂždvej, og fortsatte kĂžrslen uden at bremse over mindst 100 m mark. Bilen stoppede fĂžrst da den med voldsom kraft kolliderede med et stort trĂŠ i en lang allĂ© med store trĂŠer der fĂžrer op til en stor landejendom. Bilisten sad fast i bilen, og blev klippet ud af brandfolkene fra Gribskov Beredskabs brandstation i Gilleleje. Bilisten blev herefter behandlet i ambulancen, fĂžr kursen blev sat mod Rigshospitalet. The White Tide 2020
A single cigarette butt can pollute up to 500 liters of water. Cigarette butts pollute the ocean even more than straws and plastic bags do. 
Every year, billions of them end up in the ocean, carried away by the wind, the rain, in rivers or in pipes, after having been carelessly thrown in the streets. 
On World Oceans Day, it is urgent to raise awareness on this serious matter. 
"The White Tide" is the name of Sea Shepherd’s campaign, which aims to denounce how cigarette butts are polluting and killing the oceans and their wildlife. In order to make this ecological cataclysm tangible, the association created a strong metaphorical image: a viscous & sticky tide that looks like an oil spill but whose texture and colors (white and yellow) are similar to those of cigarettes.

With a lot of work and love, Petra & Anders transformed an old fire station with its 16 meter (52.4ft.) high tower, into a summer residence in Sweden.

The glass wall at the entrance is white on the inside and black on the outside. Petra and Anders chose plastered walls, raw concrete floors without moldings and simple furniture that they don’t need to be careful with.

The stairs go up to the tower and Petra's & Anders' bedroom. The ladder to the right was already in the house, it was used when the firefighters would climb up the tower.

From the entrance you can see right through the whole house and out towards the garden and dining area.

The door in the kitchen floor leads down to the old well that Petra and Anders have converted into a basement with space for, among other things, a washing machine.

During the summer, the sliding door to the new extension is always open.

Previously, all walls were made of brick, but Petra and Anders chose to plaster all except the one that separates the old and new parts, as a memory from times gone by.

In the tower are Petra's and Anders' small bedroom. There is only room for one double bed.

At the back of the tower, Petra and Anders removed the entire façade and replaced it with large window areas so that you can see the tower's load-bearing construction.

A vine has been planted by the house wall. The hope is that it will eventually dress up the façade and provide plenty of grapes.

APF France Handicap: France Accessible Background In Paris, 2018, one basic universal right isn’t respected: equal mobility for all. People with reduced mobility only have access to 2% of the Paris Metro, as only Line 14 is properly equipped to help wheelchair users get around. An unfair & unacceptable situation, making Paris the least accessible city, for people with disabilities, in the world, far behind other big cities like Washington (100% accessible), Los Angeles (100% accessible), Tokyo (88% accessible) or Barcelona (82% accessible). This situation is cause for concern, especially since the 2024 Olympic & Paralympic Games are right around the corner, and Paris is meant to be one of the host cities. Idea During World Mobility Day, hundreds of volunteers & people with disabilities participated in an illegal stunt operation that took place in the 293 non-accessible metro stations in Paris. The classical metro map was covered with a new metro map that exclusively showed Line 14: the only accessible line to people with disabilities. Strategy With only 9 accessible metro stations out of 303, the Paris metro is the least accessible one in the world for people with reduced mobility. Mobility is a universal right, people with reduced mobility should have equal access to it like everybody else. First target the general public (70 million french people, especially all Parisians), especially those with influence on social networks. The second target, the journalists & the media. And lastly, those who have the power to change things: the politicians. APF France Handicap managed to catch the attention of the Mayor of Paris, Anne Hidalgo, and of the French president Emmanuel Macron. They redesigned the Paris metro map so that it would only show Line 14, printed it and stuck it on top of the classical metro maps in the 293 non-accessible metro stations in Paris. They also handed out 10 000 leaflets containing our map to people. Execution Media channels and integration: the current metro maps located at the entrance and inside Paris metro stations. Implementation: They redesigned the Paris metro map so that it would only show Line 14. They then printed the maps in real size using self-adhesive paper. Scale We stuck these new maps on top of the classical metro maps in the 293 non-accessible metro stations in Paris. Timeline This covering stunt took place on World Mobility Day, on the 26th of September 2018, and was talked about in the media & politics for 3 months. Outcome 590 million global impressions - 6,5 million in earned media - 0 media investments - Hundreds of articles in the media - Caught the attention of the politicians: Mayor of Paris Anne Hidalgo sent an official letter to the organisation in charge of the Paris Metro, to take concrete measures to make the metro more accessible to all. Emmanuel Macron recently announced that 60% of the metro network would be accessible to all by 2024, in time for the Olympic / Paralympic Games. Tubbaryd ~ SkogskyrkogĂ„rden i Karlshamn - en gravlös SkogskyrkogĂ„rd đŸ“· Svenska #SkogskyrkogĂ„rdar.se Detta Ă€r en SkogskyrkogĂ„rd som iordningstĂ€llts med yttre stenmur, men som sedan legat i trĂ€da. HĂ€r finns inga sentida gravvĂ„rdar. SkogskyrkogĂ„rden Ă€r svĂ„rtillgĂ€nglig med raviner ock stenblock bland kullblĂ„sta trĂ€d ock vilda buskar. Jag har full förstĂ„else för att det inte blev nĂ„gon begravningsplats, dĂ„ denna plats Ă€r mycket svĂ„r att bĂ„de besöka ock inte nĂ„got stĂ€lle nĂ„gon ska behöva anlĂ€gga gravvĂ„rdar pĂ„ dagligen. Det Ă€r dock en naturskön plats som minner om urskog, ock bör bevaras in i framtiden för sina naturvĂ€rden ock sin biotopiska mĂ„ngfald.  Tisdag 21 augusti 2018 kl 18:00 hölls det extrainsatt KyrkofullmĂ€ktige i Karlshamnspastorat (f d Karlshamn-Trensums pastorat) i Carl Gustafs kyrka i Karlshamn, vilket bestlutats i KR § 106 den 12 juni 2018, dit Ă€ven allmĂ€nheten var vĂ€lkomna. PĂ„ dagordningen fanns bl a följande Ă€rende:  “ 8 a) UpphĂ€va beslutet om att sĂ€ga nej till försĂ€ljning del av fastigheten Karlshamn 6:5 Tubbaryd SkogskyrkogĂ„rd till Karlshamns Kommun. BeslutsĂ€rende      b) FörsĂ€ljning del av marken Karlshamn 6:5 Tubbaryd SkogskyrkogĂ„rden till Karlshamns Kommun för Ă€ndamĂ„l ny brandstation.
