Small, Smart and Stylish. Ori Living May Just Be A Revolution in Real Estate.
https://www.ifitshipitshere.com/wp-content/uploads/2023/03/b797839b-1.mp4 I’m always wary of any person or company claiming a revolution in real estate, especially after the whole Adam Neumann We Work thing. That said, what began as a robotic furniture brand in 2018, has grown into Ori Living, a real estate company whose vision of the future is small but stylish rental apartments semi-furnished…

Thanks to razziecat for sending this fascinating 1827 home in Buffalo, NY. It doesn't look like a mansion from outside, does it? But, the large 8bd, 6ba home has a surprise. It's priced at $899,900, which is less than it's worth (Zillow says, $982,300). You have to see inside.
Would you expect this entrance hall, from looking at the outside? Look at the size of it. Pocket doors, wainscoting, and I don't think I've ever seen a taller newel post.
The carving and stone on this fireplace, plus a built-in bench are beautiful. The floors looks original, or at least older.
The architectural details are so extra. You don't usually see intricate carvings over the doorways and notice the beautiful ceiling.
Pretty rosy beige sitting room with an original light fixture.
On one side, folding doors open to this room. Now, this can be a larger dining room like they have it, a ballroom, or even a sun room.
Then, on the other side of the sitting room, the pocket doors open to the regular dining room. Lovely, but I'm wondering if this is supposed to be the 2nd reception room.
I say that b/c of the built-in cabinet in this room. Plus, it has the high wainscoting that dining rooms have and a fabulous ceiling. Look at the details on the wainscoting.
This kitchen. Wow, is all I can say. It's amazing.
It's huge and they did a great job of saving everything. Can you imagine eating by the fireplace in your kitchen? What luxury.
And, look at the pantry. Isn't this gorgeous?
Small office with glass-enclosed shelving on both side.
Wainscoting and linen closets in the hall. There's wood everywhere in this house.
Nicely redone powder room. Interesting sink base.
I'm not into their bedroom furniture. It's too big for the room.
I think that this could be a primary bedroom b/c of the fireplace, alcove and closets.
Attractive tile and matching wallpaper & sink.
Here's a large bedroom.
And, I like the combination of old and new in the bath.
I think that this is a 3rd level. It has a guest suite with a fireplace and wonderful lighted shelving. This could probably be used as a rental, as well.
It has a sweet little kitchen.
In the basement, there's a cool antique safe.
And, a wine cellar. Look at the holes- they accommodate different sizes of bottles.
I did not, however, expect this. Look at this gigantic indoor pool.
Plus a sauna.
And, a nice bathroom, too, with a shell sink.
Long patio on the side of the house.
The property is 1.40 Acres.
There's mad parking and a big 3 car garage that looks long enough for 9 cars in tandem rows.

For a tarlos prompt for you lovelyyy writer: "17. loving and living and actually looking forward to tomorrow with them"
From this list of prompts! I am no longer taking requests though. Hi Michelle <33 I hope you enjoy this one!
loving and living and actually looking forward to tomorrow with them
TK doesn’t think he takes things for granted.
Once upon a time, he definitely did. He took his second chances for granted when his dad welcomed him back to the 252 with open arms after his month-long stint in rehab. He definitely took the luxury of living alone for granted once he was under his father’s roof in Austin, kept on a very short leash. He thinks he may have taken the idea of love for granted too, when he proposed and Alex admitted to cheating on him. He knows he definitely took Carlos for granted, because he had finally found someone good, and he threw it all away and refused to even hear Carlos out.
It’s all TK’s ever really wanted, to be loved and known by someone. Carlos does. He loves TK unconditionally. It’s why he panicked, why he did the thing. But TK doesn’t take it for granted that Carlos took him back.
It’s been a couple of weeks now, since he’s had the privilege of calling the loft home, but more importantly, of calling Carlos his boyfriend once again. He knows Carlos is the most important thing he’s ever had the privilege of having, and TK vows he’ll never take Carlos for granted again.
They’ve been healing their relationship alongside TK’s healing body. They’d been together longer than they were ever broken up, but they acknowledge the problems that persisted long before TK stormed out.
The fire hurt them deeper than they’d ever realized. It had made Carlos closed off and unreachable, and TK antsy and like a live wire, ready to snap at any little thing. He tried so hard to keep his emotions in check for Carlos’s sake, because while he had called the townhouse home, it hadn’t felt like his home yet. He didn’t feel like he had the same privilege to grieving over the loss of his hoodies and the next chapter of their lives turned to ash.
He got Carlos out of his dad’s house as often as he could during that time period, seeking out the man he had fallen in love with, who seemed to return in small bursts as long as their airbnb rental lasted. When it was back to Owen’s, it was back to a closed-for-business Carlos, drenched in a misery he couldn’t seem to claw his way out of.
Carlos says he never meant for TK to walk on eggshells around him. TK tells him he didn’t realize it had gotten that bad.
Perhaps a blow up of that scale was always inevitable, but they agree the important part was that they came back together in the end.
“I never stopped loving you,” TK says. He means it.
He tells Carlos he never told anyone why they broke up either, because some part of him knew, deep down, that he was being ridiculous, and petty, and childish, and all he needed to do was come home. He passed the loft so many times, purposely going out of his way just to see if the lights were on, needing just that smallest sign to know Carlos was close by. He keeps wishing he could’ve gotten over himself sooner, he keeps wishing it didn’t take a coma to bring him home.
Carlos furnished the place with TK in mind, with furniture they’d pointed out together on their day trips to the IKEA in Round Rock, their dates spent at estate sales, and thrift stores, and furniture shops, looking for ideas to fill their new home before they ever signed off on anything. There’s Carlos’s tribal masks, and TK’s big cozy sectional, with his throw blanket that moves between the couch and the leather chair that’s all Carlos’s taste. TK’s exercise bike in the corner that Carlos has practically taken over. A cream bedspread that actually feels inviting, proof that Carlos listened when he’d told him his father’s white guest room always felt too sterile.
When TK’s cleared to drive and Carlos has to go back to work, TK surprises him by going to Home Goods to buy a couple of picture frames that he fills with pictures he got printed at CVS from one of their first dates. He puts one in the living room, on the bookshelf near his exercise bike and one on their dresser in their bedroom and waits for Carlos to notice.
He sees the one on the dresser first, when he’s exchanging his jeans and button-down for a pair of sweats and a hoodie. TK’s waiting in the doorway between the open sliding doors, his hands clasped behind his back, swaying side to side to act innocent. Carlos turns to him, his wide grin matching the one TK can barely bite back and contain. He meets Carlos halfway in a hug and a kiss that feels like coming home.
TK never questions if he’s loved. Carlos just shows him. With the red Kitchen Aid he surprises TK with when he picks up baking as a hobby with all his new free time. TK sends his abundance of baked goods with Carlos to share at work, basking in the domesticity of it all.
There’s the slow morning kisses, after Carlos seeks out TK’s body, warm from sleep and curls all around him as if he’s not the furnace in this relationship. The cold of January seeps in through the concrete walls and TK loves it, loves being the one Carlos reaches for, loves the excuse to stay wrapped up tight and warm around each other all night long. And he especially loves the kisses when the sun starts creeping in across their faces. The way they stay slow and sweet, or heat up until one of them rolls on top of the other and their clothes get banned from the bed.
Carlos loves TK, and he’s not taking it for granted ever again.
It’s why he stocks the fridge with chocolate Core Powers for Carlos. He makes him banana pancakes to go with his eggs because he knows about his boyfriend’s secret sweet tooth. His is worse, but Carlos can’t hide his secrets from TK, when TK can see so clearly through him.
Carlos always wants to be TK’s caretaker, but he melts when TK finds little ways to take care of him too. Especially when they make meals together, or TK bakes for him, or makes his coffee just right, or dusts the surfaces in the living room without having to be told.
TK’s never felt so happy to be mundane.
…
TK’s wrapped up in Carlos’s arms on the couch and tomorrow’s another day off for him, because the 126 is still being remodeled and he’s still on sick leave. But it’s not so bad because Carlos has tomorrow off too.
“Anything you want to do tomorrow?” Carlos asks, lips trailing lazily over the back of TK’s neck while Grand Designs plays on the TV, though neither of them are really watching.
“Not particularly,” TK says. “I just wanna spend the day with you.”

Your thoughts drifted back out to the veranda. Sun poured over the mountain side and bounced off stark white snow. Golden rays cast down and carded through his chestnut hair. Your fingers ached.
He tilted his face into it, eyes closed, lashes fluttering freckled cheeks, ecstasy evident as his features softened.
You licked your bottom lip.
The woman with him reached for his cheek and procured an eyelash, holding her finger skyward.
His eyes opened, amber and honey. A smile pulled at the corners of his pink lips before he pursed them to blow. His cheeks puffed up and hollowed, dotted with freckles, bone structure immaculate. Wish sufficiently made, his face lit in amusement, brows raised.
What did man like him wish for? He had the money, the looks. You hadn’t seen his car in the lot, but you were sure it was as luxuriously as the parka stretched over broad shoulders. The woman by his side was stunning, a Scandinavian supermodel with legs and curves for days.
So what was it then?
He swirled his glass in an ungloved hand, tips of his fingers reddening as he brought the amber liquid to his pink lips for a drink. What did a man with mid-afternoon Scotch wish for? Maybe he wished to bag a new account at the firm. Maybe he wished for his offer to go through for that rental on the Cape. Maybe he wished for his secretary to wear that YSL skirt again, with those pantyhose he could tear off with his perfect teeth.
You sputtered a cough, accidentally inhaling some of the saliva filling your mouth. Face warm, you mopped at the corners of your lips with a sweater cuff.
At your bistro table, your laptop screen had gone to stand-by. With a sigh, you clicked the track pad until the screen revived. On the blank page, the cursor blinked.
“You done with your coffee?” A busgirl approached, cheeks pinched pink and a smile across freckled features.
“Oh,” you handed her your mug and saucer. “Thank you.”
“Sure,” she nodded, and you were surprised when she leaned in. She smelled of espresso and vanilla. “Hey, this guy in the corner? The cute one with the man bun and the leather jacket? He paid me a really big tip to give you this,” she slipped a drink napkin in front of you.
Beneath the lodge’s bright orange logo were chicken scratched letters in black ink.
I hope the novel you’re working on has a better ending.
“He also offered to buy you another drink,” the barista informed, taking in your reaction with wide eyes. “But if you’re totally disgusted, I will be more than happy to call security and get his ass escorted right out of here.”
You snorted and glanced over your laptop at the far corner of the room. Your Critic from the previous day sat in his same corner, long limbs draped over the sides of the furniture like he he lived there. Slender hands folded the spine of a new novel, decorated in silver rings. His curls were pulled up into a loose bun, exposing a prominent widow’s peak, and a playful smile pulled at the corners of plump lips.
“You don’t need to kick him out,” you smiled, crumpling the napkin into your discarded mug in her hand. The last drops of coffee soaked into the paper. “But tell you what. Why don’t you and your coworker buy yourself lunch on his dime? I’ll double his tip.”
“You got yourself a deal,” she flashed a grin and made her way back behind the counter.
You went about closing your laptop and packing your things into your bag, avoiding the gaze on you from across the room. Zipper zipped, you schlepped the bag over one shoulder, adjusting your sweater beneath the strap. Your table was cleared, save the pen you capped. When you finally looked up to leave the little cafe, you found yourself leveled under a honeyed stare.
Mr. Harrington, the handsome stranger on the veranda, had noticed you through the window. Well that, or the windows were tinted enough to capture his attention, and judging by the darkening of his eyes and the soft smile etching itself onto the corners of his perfect lips, he enjoyed his own reflection. He waved, almost imperceptibly, and mouthed a hello.
You smiled and nodded.
Then, the women he brought with him came into view, all freckles and blue eyes, stunning, full lips.
You turned on your heel and left before you had a chance to wither under her scrutiny, staring at the orange and cream hexagonal tile as you walked through the threshold and back into the lobby.
“Hey,” another voice startled you, impossibly close, the sting of cigarette smoke mixing with espresso in the air.
“So the last book inspired you after all.” You sighed, halting before a head-on collision with a family of seven.
“What?” Your critic crashed into you, capturing your shoulders in large hands to stop you both from barreling into the last set of twins.
You huffed him off with a shrug. “The Vanishing was about a stalker.”
“Oh,” he flashed that charming grin of his, scratching at the stubble on his jaw. “How do I know you aren’t stalking me?”
You snorted and swept past the convenient store, the pro shop, narrowly avoided a sled dog near the exit to the veranda. “Don’t flatter yourself.”
Your stalker barked a laugh and managed to trail you past the bar and ballrooms and into the back hallway. “Alright, sweetheart, you caught me. I’ve been following you for weeks.”
You stopped in front of the resort gym. Two middle aged women chatted on ellipticals in matching leggings. “What?”
He didn’t seem like the usual incel fan of yours. They were less clean, less put-together. The ones who managed to weasel your real name and location through hours of research on the dark web usually showed up to a local coffee shop and sent a text message to your laptop from a restricted number.
This guy had a charcoal sweater made of cashmere and designer cologne. His jacket smelled of real leather. You spotted the glint of a silver watch beneath one sleeve.
The Cheshire Cat grin fell from his face when your reaction sunk in, and he shook his head, eyes going wide. “I’m totally kidding. That’s probably creepy and terrifying, I’m sorry. I promise I’m not stalking you. I don’t even know your name.”
Instead of offering it, you turned and headed back down the hall.
“Hey, okay. My name’s Eddie,” he scrambled to catch up, all the bells and whistles jangling on his leather jacket, “and if you want me to leave you alone, I swear I will. But if you’d be at all interested in letting me buy you a drink tonight, can you let me know? Because I’m scaring the spa receptionists.”
You glanced at the two girls behind the nearest desk. They giggled behind their hands.
“I’m sorry I insulted your favorite book.” Eddie’s voice softened.
With a sigh, you tucked yourself into a nearby alcove. “It’s not my favorite.” You’d published a handful of others you liked better, all of them less popular.
“Well what is your favorite?” The smile slid itself back onto his features. He remained a few paces away, giving you a respectable amount of space.
You weighed your options. You’d planned evening room service and sweatpants and drafting, endless drafting. Or, you could let someone else pay for your martini, and maybe his refreshing (albeit rude) perspective on your library of work could spark some much needed inspiration.
“I’ll tell you over drinks tonight.”
“8 o’clock?”
Your stomach flipped at the proud look on his face, and you nodded.
“See you then, princess.” He bowed so low his bun flopped, and he backed out of the alcove, wagging fingers at the giggling spa receptionists. He whistled as he left.

My birthday came and went. We did go out for brunch at a new restaurant and we went window shopping at the local Disney outlet. Can’t really do gifts this year because we’re in the middle of our move. My husband did buy me that one simba figure last month and I found a mufasa ornament at Walmart day before yesterday ^^ so I don’t need anything else.
37 is going to be a really bizarre year. Honestly hope next birthday is boring too. Boring because we are settled with a boring routine.
Otherwise, I realized my daily 5 year journal got packed and I won’t be able to remember anything to back log everything that’s happened. It’s on its final days to complete its 5 year journey too lol.
I’m thinking about next year getting a single year journal but filling it out in Spanish.
Our furniture is totally gone. The first night my luxury air mattress popped and tried to suffer through it as it was a slow leak but it became so wobbly it was making me sea sick as if it was a waterbed. Ended up sleeping on the ground and had to run out the next day for a new air mattress. Each of the past few days we’ve been cleaning individual rooms and shutting them down. Today we began tackling the kitchen. We still have to use it for a few more days so can’t completely clean it til last. But we completely tore apart and cleaned the fridge. Tomorrow we’re going to tackle the oven.
Army’s screwed up my husbands leave plans already and that’s adding a bit more stress. But he’s supposed to finally be done with everything now except the day we leave.
Meanwhile, getting discouraged at the jobs available that my husband might qualify for when we move. Looking at cost of rentals and our pay. I’m low key wondering if we’ve made a mistake deciding to move to that end of the country. I know in the end everything will end up fine. Just with my first pay check I really want to go on a mini shopping spree.
‘I’ll tack on my Hakuna Matata image for good vibes.

How to Plan a Basement Renovation on a Budget in Ottawa?
Renovating a basement can be an excellent way to add usable space and increase the value of your home. However, undertaking a basement renovation in Ottawa can also be costly. With the right planning, you can achieve your desired results without breaking the bank.
![Tumblr media](https://64.media.tumblr.com/a56982a54603638905cb8fa6527e8792/8376d36e4f66e9ec-65/s540x810/6a3c520e8e188ed1ebc2199780208bbb0343ecc5.jpg)
Follow our comprehensive guide on how to plan a basement renovation on a budget in Ottawa.
Set a Realistic Budget
Before diving into your basement renovation project, it’s crucial to establish a realistic budget. Begin by assessing your financial situation. Determine how much you can afford to spend without straining your finances. When setting your budget, consider the following:
Total Costs: Estimate the total costs, including materials, labor, permits, and contingency funds (about 10-20% for unexpected expenses).
Prioritize Features: List out what you need versus what you want. Focus on essential elements like insulation, flooring, and lighting before considering luxury features.
Research Local Regulations
In Ottawa, basement renovations may require permits and adherence to local building codes. Research the necessary regulations in your area:
Building Codes: Familiarize yourself with the Ontario Building Code and any local by-laws specific to Ottawa.
Permits: Determine whether your renovation requires a building permit. Projects like adding bedrooms, bathrooms, or major electrical work typically require permits.
Zoning Laws: Check if there are zoning laws that may affect how you use the space (for example, if you plan to create a separate rental unit).
Design Your Space Wisely
Once you have a budget and understand the regulations, it’s time to design your basement. A well-thought-out design can save you money and create a functional space. Consider the following tips:
Functional Layout: Think about how you will use the space. Do you want a guest room, home office, or recreational area? Ensure the layout maximizes the available space.
Open Concept: An open concept design can make your basement feel larger and reduce the need for additional walls and doors, saving on construction costs.
Natural Light: Utilize existing windows or consider adding egress windows to bring in natural light, making the space feel more inviting.
DIY Where Possible
One of the most effective ways to cut costs in a basement renovation is to do some work yourself. Here are areas where you can save money by taking on DIY projects:
Painting: Painting walls and ceilings is a relatively simple task that can dramatically change the look of your basement. Choose neutral colors to make the space feel larger and more inviting.
Flooring: If you’re comfortable with basic flooring installation, consider options like laminate or vinyl planks, which are user-friendly and budget-friendly.
Simple Fixtures: Install light fixtures, shelves, and other simple features yourself. This not only saves money but also gives you a sense of ownership over the project.
Source Affordable Materials
The materials you choose will have a significant impact on your overall renovation costs. To stay within your budget, consider the following:
Local Suppliers: Look for local building supply stores and lumberyards in Ottawa that offer competitive pricing. Sometimes, smaller businesses may have better deals than large chains.
Reclaimed Materials: Explore options for reclaimed or second-hand materials. Websites like Kijiji or Facebook Marketplace often have great deals on used fixtures, furniture, and building materials.
Sales and Discounts: Keep an eye on sales, clearances, and discounts at home improvement stores. Timing your purchases can lead to significant savings.
Consider Energy Efficiency
Investing in energy-efficient features can save you money in the long run. While some upfront costs may be higher, the savings on energy bills can make it worthwhile:
Insulation: Proper insulation can help maintain a comfortable temperature in your basement, reducing heating and cooling costs.
Energy-Efficient Windows: If you plan to replace windows, opt for energy-efficient models that can help reduce your energy consumption.
LED Lighting: Using LED lights instead of traditional bulbs can cut down on electricity costs and reduce the need for frequent replacements.
Hire Qualified Professionals Wisely
While DIY is a great way to save money, some tasks may require professional expertise. If you decide to hire contractors, ensure you choose wisely:
Get Multiple Quotes: Contact several contractors for estimates on the work you need done. Compare their prices, experience, and references.
Negotiate: Don’t hesitate to negotiate pricing. Many contractors are open to discussing costs, especially if you have multiple projects in mind.
Hire Local: Opt for local professionals who are familiar with Ottawa's building codes and regulations, as they can provide valuable insights.
Plan for the Future
When renovating your basement, think about future needs and potential changes. Designing your space with flexibility in mind can save money down the road. Consider:
Multi-Purpose Rooms: Create spaces that can serve multiple functions. For instance, a guest room can double as a home office.
Wiring for Future Needs: If you plan to add technology or appliances in the future, consider wiring for these needs now to avoid expensive retrofitting later.
Stay Organized and Monitor Progress
As your renovation progresses, stay organized to avoid unexpected costs and delays:
Timeline: Create a timeline for the project, setting realistic deadlines for each phase of the renovation.
Track Expenses: Keep a detailed record of all expenses, including materials and labor. This will help you stay within your budget and make adjustments as needed.
Regular Check-Ins: Regularly check in on the progress of the work, ensuring that it aligns with your plans and budget.
Enjoy the Process
Renovating your basement can be a rewarding experience. While it may be challenging at times, remember to enjoy the process and celebrate your accomplishments. As your vision comes to life, you'll be able to create a space that enhances your home and serves your needs for years to come.
Conclusion
Planning a basement renovation on a budget in Ottawa requires careful consideration and smart choices. By setting a realistic budget, researching regulations, designing wisely, and making informed decisions about materials and labor, you can create a beautiful and functional basement without overspending. Remember to stay organized, plan for the future, and enjoy the process, turning your basement into the ideal space for you and your family.

Van Rental at DFW Airport: Sprinter Buzz
Dallas/Fort Worth International Airport (DFW) is one of the busiest airports in the world, serving millions of travelers each year. For many of those visitors, reliable transportation is essential, whether it’s for a family vacation, a business trip, or group travel. Renting a van from DFW Airport can be a smart, cost-effective solution for those who need more space, comfort, and flexibility than a standard rental car can offer. In this guide, we’ll explore the benefits of van rentals, the types of vans available, tips for choosing the right van, and the top rental companies at DFW Airport.
Why Rent a Van at DFW Airport?
Spaciousness: Vans offer significantly more room than sedans or SUVs, making them ideal for families, groups of friends, or business teams. Whether you’re traveling with a lot of luggage or just want extra legroom, vans provide ample space for both passengers and belongings.
Group Travel: If you're traveling with a group, renting a van allows everyone to stay together, rather than splitting up into multiple vehicles. This not only simplifies coordination but also makes it easier to enjoy the journey together.
Comfort: Modern vans are equipped with comfortable seating, entertainment systems, climate control, and other amenities that make long trips more pleasant. Whether you’re headed on a road trip or navigating Dallas traffic, the comfort of a van enhances the overall experience.
Cost-Effective: Renting a van can be more economical than renting multiple smaller vehicles, especially when traveling with a large group. You’ll save on rental fees, fuel, and parking by consolidating your transportation needs into one vehicle.
Flexibility: With a van rental, you have the flexibility to go where you need, when you need. Whether it’s a hotel, a business meeting, or a tourist attraction, you can set your own schedule without relying on public transportation or ride-sharing services.
Types of Vans Available for Rent at DFW Airport
There are various types of vans available for rent at DFW Airport, depending on your specific needs. Here’s an overview of the most common options:
Passenger Vans: These are ideal for transporting larger groups of people, typically seating between 7 and 15 passengers. Passenger vans are commonly used for family vacations, group trips, or shuttle services. They offer comfortable seating and sufficient storage for luggage.
Minivans: A minivan is perfect for families or smaller groups of up to 7 passengers. They offer a balance of space, comfort, and fuel efficiency, making them a popular choice for road trips and airport transfers. Minivans also feature foldable seats for extra cargo space.
Cargo Vans: If you're traveling for business and need to transport equipment or goods, cargo vans provide ample storage space. These vans are also useful for moving furniture, catering supplies, or other large items. Cargo vans are spacious but still easy to drive.
Luxury Vans: For those looking for a more upscale experience, luxury vans come with premium features such as leather seats, advanced entertainment systems, and enhanced climate control. These are often rented for corporate events, VIP transport, or special occasions.
12-15 Passenger Vans: For large groups, a 12- or 15-passenger van is the best option. These vans are perfect for sports teams, large families, or company outings. They offer maximum seating capacity while maintaining comfort and legroom for passengers.
