I live in a small town (actually a village) in SW Ontario that is still mostly closed due to a toxic gas explosion. I live right on the very edge of the blast zone and experts hired by the province can't say for sure why the explosion occurred or if it will happen again. Thoughts and prayers, etc.
The house across the street from my mom's house is listed at $550K. For a house in a tiny town that doesn't even have a grocery store and could explode again. Unless you are employed in one of the commercial fisheries, there aren't any jobs here. So, you are looking at least a 90 minute commute to a city (or longer due to traffic and construction).
Before people from Vancouver start replying about how inexpensive $550K is for housing, go back and read the beginning of the post about how I live in a town where the downtown was wiped out by a toxic gas explosion. This means that it's difficult and expensive for home buyers to get insurance; no insurance means no mortgage. And the insurance companies did everything they could to dodge responsibility for the homes/businesses destroyed/damaged in the first explosion. In the future, you might be unhoused AND paying for a house you can't live in (assuming you don't die in the next explosion). It's wild.

Short answer: Unlike any other form of capital, the supply of Land is fixed and cannot be expanded*. this means that land zoning that encourages low density will keep the supply of housing low, in a way you don't see with e.g. t-shirt or cars or bread**. If there's too few t-shirts in Washington compared to buyers, you can make them in a factory in Jakarta and ship them there. If there are too few houses compared to the number of people who want to live in Ontario? Landlords and house sellers can raise the prices. A lot.
So it is in general to the advantage of landlords, and anyone who is relying on home prices as an investment, to keep housing production low.
The other thing is that car-centric urban planning makes low density living easier, and more importantly means your urban center needs more parking, leaving less space for housing and making building densely harder because everyone is afraid their free street parking will get taken up by people who actually live there. And because you have mostly low-density housing stock, you have less of a tax base per square mile, making road upkeep a larger share of the budget and making public transit harder to run.

Ontario threatens to “shut off electricity completely” for Washington if trade war escalates
Ontario Premier Doug Ford said at a news conference that he will impose a 25 per cent surcharge on electricity exports to three US states starting Monday, and warned he would shut off supply completely if the US imposes new tariffs on Canadian goods.
Ontario Premier Ford told reporters:
“If the United States escalates the situation, I will not hesitate to shut off the power supply completely. Believe me, I don’t want to do that at all. I sympathise with the American people because they are not the ones who started this trade war. One person is to blame, and that is President Trump.”
Ford said the 25 per cent surcharge would result in higher costs for residents and businesses in New York, Minnesota and Michigan, adding about $100 a month to the bills of ordinary Americans.
