LADOOR - PLATİN (2)
The door surface is a critical element in the design and functionality of any door. It can significantly impact not only the aesthetic appeal but also the overall durability and maintenance of the door itself. Understanding the various types of door surfaces available can help you make an informed decision when choosing the right door for your needs.
One popular type of door surface is made from wood. Wooden doors often provide a classic, timeless look, and can be stained or painted to suit your decor. However, they require regular maintenance to prevent warping and decay, especially in moist environments.
Another common door surface option is fiberglass. These doors are known for their resilience and ability to imitate the look of wood without the drawbacks. Fiberglass doors resist cracking, splitting, and rotting, making them an excellent choice for homeowners looking for low maintenance.
Metal doors, often made from steel or aluminum, are another option to consider. They offer superior security and durability, making them an ideal choice for commercial applications. Additionally, metal door surfaces can be finished with various coatings to enhance their appearance and protection against rust.
It's also crucial to consider the texture and finish of the door surface. Smooth finishes are easier to clean but may show fingerprints and scuffs more easily, while textured surfaces can hide imperfections but might require more effort for cleaning.
In summary, the selection of a door surface is an essential aspect of door planning. Whether you opt for wood, fiberglass, metal, or a combination of materials, being aware of the features, maintenance needs, and aesthetic potential of each option can lead to a more satisfying purchase. Invest time in selecting the right door surface to ensure that it complements your design vision while providing the functionality you require.
Ladoor
The term Ladoor refers to a specific type of door that is not only functional but also enhances the aesthetic appeal of any space. These doors are designed with a combination of durability and style, making them a popular choice for both residential and commercial buildings.
Ladoor options are available in various materials, including wood, metal, and composite materials. Each material offers its own unique appearance and benefits. For example, wooden Ladoor can provide a warm, natural look and can be customized with different finishes. Metal Ladoor, on the other hand, offers strength and security, making them ideal for entry points that require additional protection.
Additionally, Ladoor can feature various styles, such as single doors, double doors, or sliding doors, enabling homeowners and architects to choose the design that best fits their space. Some Ladoor styles include traditional panel doors, modern flat doors, and elegant French doors, each offering its unique charm.
When choosing a Ladoor, it is essential to consider factors such as insulation, maintenance, and design coherence with the rest of the home. Proper installation is also crucial to ensure the door operates smoothly and efficiently, contributing to energy savings and overall longevity.
Incorporating a Ladoor into your space can significantly impact the functionality and design. Whether you are looking to upgrade your home or design a new one, exploring Ladoor options can lead to fulfilling architectural decisions that marry utility and aesthetics.

ahaha, ha, haAHHAHAHAAA!!! you may enjoy 5k+ words of Nine going through it :]
or if you'd like a more professional summary:
Nine properly wakes up and finds himself in a place that should be unfamiliar. Aside from dealing with the consequences of leaving the grim and general weight of consciousness, he's also met with benign offerings of kindness and an inevitable existential crisis.
–––
The sensation which jerked him awake was that of a cold water bucket being dumped over him, drenching him whole and immediately forming icicles on his skin. The kind you'd get after waking up from a nightmare where you fell to your death.
Despite being awake, it took a solid minute or more before Nine actually had any control of his body.
The weight of consciousness gradually increased, wracking him in the uncomfortable chill that seemed to come from within this time. He couldn't even go through with the urge to whine in an attempt to alleviate the pain only if for a second, as he become all too aware of how dry and sore both his mouth and throat were. Not the most plesant thing to wake up to.
Then, his ear caught the sound of heavy footsteps with a certain grace to them, seemingly pacing back and forth in the area to his left.
How they got here was secondary to the fact he was in such a vulnerable state at an unknown place in no shape to actually defend himself. Every one of their steps made the fur on his back stand a bit more.
Nine lay in wait, holding his breath for a few moments, but whoever was it he shared a room with didn't as much as glance in his general direction.
Despite feeling like someone put fiberglass into his eyes, Nine forced them open. A warm wash of daylight pouring through a wall of windows to his left greeted him. Yellows, blues and oranges, for a second in an indistinguishable swirl around him. Then he was finally conscious enough to register a sweet smell that filled the room and an unmistakable hum of an oven, as well as that of a small tune under the other person's nose.
The fog in his head clearing up finally, he could actually begin to identify his surroundings.
Wooden walls with a curved ceiling, a carpet thrown here and there, a table, a glass wall with a copper analog clock on it – not that he was functional enough to read from it yet – a lived in hammock with a shelf holding things Nine couldn't focus on and identify yet, all made for half the room's decor.
The other half was definitely a kitchen area, much more expansive and fancy then what he had installed back in his lab, but it's layout irked with familiarity regardless.
Straining his eyes around made his head spin, so he shut them again and fully cradled his head into a soft pillow.
Needless to say, definitely not his workshop. And definitely not anyone's apartment in New Yoke city either. Just the amount of bright wood and round shape in the room and was enough to give it away.
That could leave only one possibility.
Soft clatter of ceramic plates made him creak open his eyelids, just a bit. Despite everything, curiosity didn't let him lay still.
He twisted to his side further, and propped himself up with his right hand just enough to peer over the distant cabinet hiding half of the kitchen's floor.
On the countertop, sat a microwave, spices a few mugs, then a basin, stove and a door at the corner of the room.
Where it led wasn't his concern right now.
What grabbed his attention was a pink hedgehog in a bright red dress, suddenly peaking up with a baking tray in hands. The whole room was then filled to the brim with humming of the oven and that sweet smell.
She carefully set it to the kitchen table above, next to plates that weren't there a second ago and took off yellow cooking mittens with a content hum.
The aroma made Nine's head spin and for his own sake, he let it drop, forehead digging into the armrest.
So he did survive, lovely. Didn't make any of his pain to go away though, and he was sure if his body had indicator lights for its basic necessities, they'd all be flashing red.
This time he didn't manage to bite back a pained groan and he internally cursed himself right after.
He felt the eyes on him in an instant. Internally he begged for the hedgehog to turn back around and leave him alone until he's able to at least actually sit up.
She didn't, of course. Her footsteps approaching, wracking him with uneasy irritation.
Nine saw what her Shatterverse counterparts were capable off, that is if shes who he thinks she is. Which meant the hedgehog definitely could be a major threat if she wanted.
Nine was turned with most of his back exposed, so in the worst case scenario he can always just attack high on adrenaline.
He went to draw his mechanical tails, but got quite the rude, proper awakening once he realized their phantom absence.
 His tails weren't—
No he already panicked about this didn't he.
That wasn't a dream.
Acid brew on his tongue and panic steadily began to rise as the scattered memories from... however long ago that was resurfaced.
"Hey it's ok, just take it easy." A voice nudged him out of his hazy memories, uncomfortably close.
Unfortunately for her, it didn't help ease Nine one bit. Fur on his neck raised, head stuck in the past for a bit longer than he'd like and knowing he didn't have privacy to deal with his miserable state alone made it all the worse actually.
By the time Nine begrudgingly turned back to his side, it was clear just how uncomfortably close the pink hedgehog had gotten. He anchored both of his tails under his legs and scrunched his face as to show as much aggression as physically possible. Which wasn't much in his current state.
Different shade of green than what he was used to looked at him with concern, and Nine slipped into a grimace instead.
Then he noticed a hand move, way too close to his face. He didn't feel like waiting to see where it would land and simply reacted on near primal instinct.
Nine's teeth got caught on the glove's soft fabric as the intruding hand pulled back in surprise.
"Woah, sorry! I just wanted to check if you still ran with a fever."
She whisper-shouted, rubbing the back of her hand while taking a step back.
These people really had no concept of personal space, had they?
Nine was in no state to try and discern intent, or to take chances. He could barely hold himself up right for crying out loud. Not to mention had nothing on him to actually use as a proper means of defense. Well except for his teeth and one clawed hand but that's gonna get him only so far.
"You still don't look well though..." The hedgehog fiddled with a golden ring around her wrist, "Maybe I could make you some tea? It does wonders for me when I'm sick that's for sure. Oh and you must be hungry too! Some biscuits shortly soaked into the tea would do great for a start."
She asked and rattled off, not waiting for an answer as she was already on her way back to the kitchen area.
Not like Nine felt like he could give her one.
To be completely honest, he felt like he'd just been spat out of a violent hydraulic press. And suddenly springing for the most primal form of self defense left him temporary disoriented to boot. But he did his best to not let any of it show. Any other time in his life that would mean a near death sentence.
another straw was a spinning headache brewing behind his forehead that only got stirred with that chipper voice of hers.
Why was she so energetic after he literally tried to bite her hand off is beyond him, but he guessed it made sense. She was Sonic's friend after all.
...Sonic.
Nine wanted to shake his head off that thought, but with just a second more to think through the consequences, he stopped himself. That would be a very bad not so good idea.
Instead, he attempted to focus on literally anything he remembered the hedgehog say, to redirect attention and find his voice.
"Not sick." Nine sifted through his teeth, barely managing to open his mouth in the first place. It felt glued together, and his voice agitated the sore throat.
It was then he fully realized just what kind of soreness that really was. It wasn't the 'slept with your mouth open like an idiot so your mouth dried but it will go away in a few hours', it was the the kind you get when you're most definitely sick.
He tried to ignore the dull ache of anxiety over that notion.
"Hmm, sure." She said, very much unimpressed, not even turning to him from digging in the cupboard, "But there's never any harm done with some tea. Herbal or fruit?"
Nine ignored how powerless her attitude made him feel. He was no threat to her in this state, as such she had no reason to take him seriously. Both of them knew.
Not to mention it will just get worse as time goes on.
Only good things happen to him lately it seems.
Taking a pacing breath, he lowered his shoulders and tried to properly hoist himself up, leaning heavily on the couch's armrest as he did so.
The pink hedgehog seemed fully preoccupied within the kitchen, grabbing the pot off the stove, swirling the leftover water around, giggling quietly as it made a funny sound before poring it out and refilling it.
"I've also made almond cake, but it'll still need a while to cool off. You're not allergic to almonds, are you?" She then asked, this time giving him the time of day and actually turning to face him while dropping a tea bag into a plain, white mug with some red dots. Although he'd preferred if she stayed disinterested this time around.
The expectation of an answer weighted heavy on him for some reason, and he ended up forcing out "Never had almonds." with as much dismissal as he could muster.
Though the fact he didn't even know what these "almonds" are, was secondary to the fact the itch in his throat got impossible to ignore after that and he soon devolved into a coughing fit.
In that very second it hit him the verbal answer could've been just a head shake instead.
No use cursing himself out on that one, the damage was done already.
He tried to keep the volume low, not coughing more then he thought necessary, but that wasn't helping anything.
Any attempt at keeping composure while almost hacking his lungs out was out of the metaphorical window once the alarm bells of nearly suffocating went off.
After catching his breath and definitely making himself into the most pathetic of scenes, Nine managed to open his eyes again. A plastic cup was hovering in front of his face, with the pink hedgehog standing above him, worry and pity dripping from every wrinkle in her face.
Nine would feel insulted for being treated like a sickly toddler — being given a rainbow plastic cup of all things — if he didn't burn thoroughly with humiliation already.
With shaking fingers he grabbed the plastic thing, but the other hand didn't leave, as if not trusting him to be able to hold it.
Nine downed the entire cup the second it touched his lips, though despite it his throat still felt like it had a handful of fresh metal shavings stuck in it. Thankfully the water itself wasn't cold, as there was never anything more uncomfortable then drinking clear water on a sore throat for some reason.
Not that he was in any place or shape to complain.
The hedgehog took the cup from his hand and set it on the coffee table, leaving to turn the kettle off, even though it didn't even begin screeching yet.
Still weakly trying to clear his throat, Nine leaned his full weight onto the back rest and decompressed.
A sudden sleepiness tried to close his eyes. He wasn't sure whether or not to fight it or just forfeit again.
With great effort, he looked towards the pink hedgehog pouring the warmed water into the cup, and simply observed for just that while.
Nine believed he had a pretty good read on people.A very useful skill to fall back on when in a situation where fighting either isn't or would be the worse option.
This one was almost the former, as he was barely in shape to sit properly, much less fight.
Almost. Because talking also felt near impossible, so he was nothing but a sitting duck. Yet all the hedgehog seemed to be interested in was to pester him. For some reason.
It was entirely possible his coughing was just annoying and she wanted it to stop.
In all honesty he wasn't sure what to think of her yet. Bright red dress with matching boots and a headband that almost hurt his eyes with its contrast, combined with the light and effortless way she carried herself made her look almost, childish. Not a single scar that he noticed, no marks or tattoos or a crazed look of any kind in her green eyes...
Nine yawned.
Not to mention he had no idea of just how long she was in the room with him. She mentioned baking something, which was definitely at least two hours of work at minimum. Which either meant she was quiet enough it didn't wake him up, or Nine was so exhausted the sound of kitchen appliances didn't stir him awake at all.
His eyes trailed to the microwave, immediately realizing there was no hope of actually reading the time from there, and other than that he never bothered to properly learn analog clock. From clues available to him it was safe to say the time sat somewhere past noon. It was rare his internal clock betrayed him, so he left it at that.
Which meant if she wanted to hurt or kill him already, she could've done so numerous times for sure. But she didn't.
Yet it was hard shaking off the notion she could be dangerous if she wanted. Hes seen her counterparts in the Shatterverse and from that alone it was clear he wouldn't stand a chance. Not in this state and not right now.
Maybe she spiked the water just now too. His sleepiness was pretty sudden considering he's just woken up from a nightmare, and calming down from those enough to even consider falling back asleep always took good twenty to thirty minutes.
He didn't see her fill the cup, so it's really up in the air.
Nine let out an irritated puff of air and closed his eyes.
Catastrophizing things as usual.
Without the busy visual input, he realized how, quiet, it was here.
But not the vast, empty-quiet of the Grim or the Void. Their suffocating silence lacking almost any natural ambiance except the loud shard collisions. Nor was there any wall rattling, endless rush of trains and other machinery behind the walls, with droning robotic voices commanding people's every move.
Safe for the soft clinking of a metal spoon against porcelain and the cacophony of sounds coming through the open roof window, it was quiet.
Dare he say, it felt peaceful.
Despite how insulting the blanket's pattern he just decided to acknowledge — a small thing with baby blue, childish imprint of the sky, with repeating patterns of white and red blobs — it helped fighting off the uncomfortable chill wracking his whole body.
He brought it up to his shoulders.
He shouldn't be making himself as comfortable as he was, but blame that on the seemingly chronic exhaustion. And whatever sickness he caught.
The urge to just roll his eyes at the fact was strong, because apparently there aren't enough pains and aches tormenting his entire body already. Unfortunately, being sick is something he never had the privilege of taking lightly.
It was another thing that was as good as a pending death sentence back in New Yoke, even once Nine knew its streets like the back of his hand. The layout never really changed so even if his lungs were filled with molten lead and legs were so numb he struggled to remember if he even had them, finding a suitable metal box and a secluded abandoned alleyway wasn't all that difficult.
Unfortunately, he knew next to nothing about Green Hills and how to survive out there even if he was in pristine condition.
He didn't know the natural weather patterns, not where to find food or hide and most definitely not which way he should even go. And he didn't feel like learning any of it either. He needed to stick under this roof for as long as possible.
Approaching footsteps alerted him to present again, making him aware of the steady grip anxiety gained on him again in the meantime.
Nine shook it off, and while he shot at the hedgehog with a glare, she disarmed it with a warm smile of her own.
A small tray was put into his lap. A white mug filled with warm tea, a similar porcelain bowl with sugar to to the right and a plastic one filled with what he assumed were the biscuits she was talking about earlier on the left.
"I forgot to ask you how much sugar you wanted, so you're in charge of that." She kept her smile throughout, and as 'angry' as Nine wanted to look, he just didn't manage.
"Anyway... Your name is Nine right?" The hedgehog started, discreetly taking a step back and sitting on a chair by a dining table a few ways away from the couch. "I'm Amy Rose." She put her palm over her chest, radiating confidence and pride. "Sonic introduced you first, but I think you deserve the courtesy to do it yourself." She paused, as if remembering something, "When you'll be able to talk comfortably that is. Don't force yourself."
Well it seems he really can't pretend to be anything but at his weakest.
Nine grumbled, not caring about how Amy interpreted it.
"He said he mentioned me back in the Shatterverse a few times, so he better have put a good name out there." She chuckled with the smallest glint of danger in her eyes.
To be fair, Nine doesn't ever recall Sonic mentioning Amy by name. Maybe he did and the fox just didn't catch it, or written it off as the hedgehog's excessive blabbering and didn't bother remembering it. And right now it wasn't any better because most of his focus remained on the tray in his lap, slightly warm from the tea.
"Why." He croaked out. Regretting pushing his voice again, but it wasn't voluntary really, the syllables just came out.
Did sonic tell her to babysit him while he was out? (where even was the hedgehog) What did she want from him? Just why did she bother with all of this for a complete stranger in her house—
"Well because first impressions are important. Not to mention you weren't even the one to introduce yourself..."
Amy was right of course, but that's not what the question was about.
It was safe to assume she can't read minds, no one could, so she had no idea what Nine was going through internally.
"N-no." Nine was growing frustrated with himself, enough to feel pressure in his sinuses. The last thing he needs is to start crying, good Chaos
He used to be at top of things, in control if not the environment then at least himself. But now, now he couldn't even talk properly, he was weak and defenseless and the sun hitting his back through the window was getting unbearable.
"I mean why–" He finally gestured to the tray, ignoring the scratch in his voice and how much energy that hand movement took.
He didn't understand anything, which, he used to hold pride in being able to do it seamlessly. Be it any subject or situation. He was sick which meant he could keel over at any minute and everything just hurt.
"Well, I assumed you'd be hungry. You definitely didn't eat anything for at least twenty hours." Was the hedgehog's simple answer as she glanced towards the microwave.
The mere though of eating made Nine feel sick, and he probably couldn't hold the mug steady if he used all of his strength.
So she was most definitely right.
Nine bit the inside of his cheek, the same spot that has just began healing and at least held the mug in his palms.
Spiraling in baseless panic will get him nowhere, and the tea's warmth was just enough to ground him in the moment.
There was a noticeable lack of chained*clink* that should've sounded when his metal prosthetics came into contact with the mug's porcelain.
Soon it became clear these weren't his gloves.
Or his shirt.
His grip on the mug tightened, but really, the thing probably didn't even feel the difference (of course it didn't. It's an inanimate object, idiot.)
Nine bit down on the inside of his mouth harder.
Just, breathe.
He just needed to breathe, get some energy, and then some answers.
Simple as that.
"Or would you like something else? I think there is something in the fridge besides chilli and hotdogs."
Amy asked, but got to her feet before waiting for any answer. "Seriously, how do Sonic and Tails survive on nothing but empty cans of chilli and mints..."
Nine shook his head carefully.
Simple sugars will do for now, really. She has done more than enough and he doesn't need to sit in more debt to her.
Nine dropped one of the biscuits into the tea and fished it out with the sugar spoon. there was a distant memory of him eating some dried pastry after dipping it in water that may or may not have been contaminated, though needless to say, this tasted much better.
Despite acknowledging the declined offer, she made her way back to the kitchen counter, reached over to a wall magnet holstering knives and took the largest one right at the edge.
Alarm bells faintly rang at the back of Nine's head at the sharp object, but it was easy to dismiss them. She was just going to cut the pie.
Looks can be deceiving but this was the safest environment he's ever been in, why was he so on edge?
constant baseless anxiety will do him no good, so after forcing his shoulders to drop drop, he dragged any attention from the pink hedgehog back down to the tray in his lap. he threw another biscuit into the tea and let it absorb the liquid for a bit longer then then previous one.
In the meantime, he tried lifting the mug slightly, before setting it back down. It was better to test and see how much trust to place in his hands, than overestimate himself and make an embarrassing mess.
He let out a frustrated huff.
It became clear his grip, which was weak to begin with in the best of circumstances, was almost completely gone without the prosthetics keeping his hands together.
He needed his gloves now more then ever.
"Gloves."
Nine forced out, catching the hedgehog's attention again.
She turned his way, gave a questioning look, and sat down a plate with evenly cut squares of the pie.
"Where are my gloves." Nine reiterated in a low hiss. Talking at regular volume was actually viscerally uncomfortable.
"Oh um..!" She sprung to attention, but seemed uncertain. Surely a good sign. "They're in the bathroom, soaking in water so they can get hand-washed, along with the rest of your clothes." She paused for a second with a pensive look, "Or what was left of them anyway. We took them off to and clean your wounds so they wouldn't get infected. And figured you'd like to keep wearing something, but none of us here, really wears pants. Sorry about that."
That was... reasonable, to say the least. It explains why there was a nightgown draped over his shoulders that he would not put on with a gun aimed at his head.
No matter, he needs to get his hand prosthetics back, at the very least, but the fact they were most likely torn the shreds didn't make him exactly ecstatic.
Just what caused such damage to burn through his clothes and back?
The portal being highly unstable was one possibility, but going through it and getting knocked out would've surely singed him whole, not just his back. If it had closed on him then he would've lost all of his tails, not just the artificial one's.
Perhaps the Grim exploded and the blast hit and knocked him out. It would make sense since he completely destabilized it before leaving.
That still didn't explain why he lost only the artificial limbs and nothing else but it still made him pause and shudder a bit when daring to think about all the possible implications of them exploding on him would and should have.
Carefully, he tried moving his legs, and he could still move and feel them alright.
So with a relieved sigh he crossed out paralysis off the not-written list of horrifying possibilities.
Still, some hefty nerve damage would explain most of his pain and weakness.
"I could go wash your gloves now but it will take a while for them to dry." The hedgehog began turning to the door in the far corner of the room.
Nine wanted to grind his teeth to dust at yet another offer from her. Once he gets out of this couch, he'll wash the clothes himself no problem.
He doesn't need things done for him, especially when the items involved are also his belongings.
Instead he gave himself something to chew on by eating another biscuit and watching as the hedgehog disappeared behind the doors.
Main priority right now will be getting the mechanical tails back. If for nothing else, then to get that tiny voice in the back of his head screeching about feeling exposed to shut up.
There was a vague memory of attempting to do just that yesterday, but something stopped him.
Sudden physical contact, and then loss of balance, an explosion of pain through his spine pain, and a much older brown fox standing above him.
Nine shut his eyes and purged that image from the front of his memory. The most logical explanation was that it was Tails, but because Nine was half asleep when being forced to face the other, his brain filled in other details.
Deciding to trust his hands, he lifted the mug with slight difficulty and just as the possibly spiked water, downed it in one go.
Afterwards, he sat the tray aside, kicked off the blanket and got back onto his wobbly feet. Momentary panic set in as he lost balance and realized he had no safety net to catch him besides his very hands.
He bounced off the couch again, more carefully and this time actually straightening up. e observed the room with the newfound perspective and noticed another door to his left.
Something told him a workshop was on the lower floor, and the only other visible door leading to the bathroom it was a safe bet to go for this one
The workshop was down stairs and there was only one other door besides the bathroom ones.
The nightgown fell bellow his knees which hr could at least somewhat hide his tails under. He'd still much prefer pants over skirts and dresses since even floor length ones never gave him the impression of being covered, but whatever. Beggars can't be choosers.
Bracing himself against any furniture he came across and then the staircase wall, he took one careful yet stern step down after the other.
Soon enough he was met with two doors on neighboring walls and groaned, but steeled his resolve. Picking one door handle and twisting it with all of his strength, he was greeted with the familiar scent of metal and oil any worthy workshop should have.
Then there was even more stairs to walk down before Nine finally reached the general area of his destination.
He missed his lab's sliding automatic doors and ramps already.
Carefully continuing his decent, he was aware there was a breaking point he was approaching faster then anticipated. At the last stair, his legs gave out and he fell onto it somewhat ungracefully.
After a short breather, his attention was caught by a bright red machine in the very center of the workshop. Faintly recalling the general name of it as a plane, Nine couldn't help but gawk at it for a while.
Then there was a heavy clatter of metal hitting wood and a curse word followed. Nine tore eyes of the plane, following the source of sound and freezing once he noticed the golden fox sitting ways away at a work table, gently placing something square-ish on its surface and sighing.
Well this isn't good. Of course Nine should've counted with the other fox being here, this was his place, his workshop. But somehow the fact he's gonna be here, didn't fully register until he was staring at him again.
Crushing tension seized him once more, and it was beyond frustrating. For a second, he considered turning away and giving it one more day recuperate and come back until he stood up and was reminded of just how baren he was.
Nine needs those tails back, and now. He's nothing without them.
Never again, he swore to himself that never will he be weak enough for picking again. That he won't whine, give up or depend on anyone but himself.
Unfortunately, he fucked up on the last principle and is probably never getting it back, and almost the second one too, but he's still here to make a choice despite that.
And choice he will make to put one foot in front of the other and not run away from someone that simply looks like him.
No matter much his gut twists and turns once he moves forward, or how weak his limbs feel in general.
Tails' ear flicker was followed by the rest of his head turning. Curious blue eyes widened once his presence became unmistakable and and Tails fully swiveled around to give a sheepish greeting.
Nine felt like collapsing already.

How Long Does It Take to Build a Screened-In Porch?
Thinking about adding a screened-in porch? Great choice. It’s one of those upgrades that can completely change how you enjoy your home. Whether you're picturing lazy summer evenings without the bug bites, a cozy spot for morning coffee, or even a safe outdoor space for your pets, a screened-in porch delivers all that and more.
But let’s get to the big question: how long does it actually take to build one? Well, the answer depends on a few things—your design, the materials, whether you're hiring professionals, and, of course, the ever-unpredictable weather. Let’s break it down.
The Quick Answer: It Varies (But Here’s a Ballpark Estimate)
If you’re hiring professionals, most standard screened-in porches take two to four weeks to build, assuming there are no delays.
Simple conversions (existing porch, just adding screens) → 3–5 days
Mid-range builds (new framing, screens, and basic roofing) → 1–2 weeks
Larger or custom designs (deck extension, electrical work, built-in features) → 2–4 weeks or more
If you're tackling this as a DIY project, add some extra time—especially if you’re juggling work, family, or, let’s be honest, weekend laziness.
The Main Factors That Affect Your Timeline
Starting Point: Are You Building From Scratch?
If you already have a porch or deck, you're ahead of the game. Retrofitting an existing structure with screens and framing is way faster than pouring new footings, laying flooring, and constructing an entire porch from the ground up.
Fastest option: You have a covered porch that just needs screens and a few reinforcements → Less than a weekSlower option: You're building from scratch with permits and inspections → 3–4+ weeks
Permits and Paperwork (Yes, You Probably Need Them)
Most cities require permits for structural additions, and South Bend is no exception. If you're extending your home, adding a roof, or changing your deck layout, expect to deal with your local building department.
Timeline for permits: Anywhere from a few days to a few weeks (check with your city early to avoid delays)
Do you need an inspection? Most likely, especially for electrical work or structural changes
If you hire a contractor, they’ll usually handle the permits for you. But if you’re DIY-ing, call your city’s permit office first. It’s not fun, but it's better than ripping things down later because you missed a requirement.
Weather—The Unpredictable Factor
Here in South Bend, weather can be your best friend or your worst enemy. Rain delays, unexpected cold snaps, or high humidity (which slows down drying times for materials) can all throw a wrench in your timeline.
Spring/summer: Prime building season but also busy for contractors
Fall: Good weather, but shorter daylight hours
Winter: Possible, but expect delays due to cold temperatures
If you’re working with a pro, ask how they handle weather-related delays. If you’re DIY-ing, plan for at least a few buffer days.
Materials: In-Stock or Special Order?
A basic screened-in porch uses standard materials like wood, aluminum, or composite. But if you want custom features—like retractable screens, a specialized roof, or high-end finishes—be prepared for longer wait times.
Standard materials (wood framing, fiberglass screens, asphalt shingles) → Available quickly
Custom materials (special wood stains, high-end screening, metal roofing, custom doors) → May take weeks to arrive
Order materials early. Supply chain issues aren’t as bad as they were a couple of years ago, but delays still happen.
DIY vs. Hiring a Pro: What’s the Time Difference?
Hiring a Pro: Faster, Less Stressful
Timeline: 2–4 weeks (including permits, materials, and installation)
Why it’s faster: Contractors have crews, the right tools, and experience
Best for: Complex designs, busy homeowners, or anyone who just wants the job done right
DIY: Slower but More Budget-Friendly
Timeline: 3–8+ weeks (depending on experience and how much time you have)
Why it takes longer: Learning curve, sourcing materials, possible rework
Best for: Handy homeowners with time to spare, those who enjoy a challenge
If you're going the DIY route, set realistic expectations. Even experienced builders need a few weekends to get a porch done. If you have a day job, factor in the time it'll take to work in small chunks.
The “Hidden” Time Factors That Catch People Off Guard
Waiting for contractors to be available – Good ones book out weeks (or months) in advance, especially in spring and summer.
Unforeseen issues – Your existing deck may need repairs before screening can begin.
Custom requests – Want electrical outlets, a ceiling fan, or built-in seating? These extras add time.
Decision-making delays – Choosing materials, layouts, or finishes can slow things down if you’re indecisive.
So, What’s the Realistic Answer?
If you’re hiring professionals, expect a total timeline of one to two months when you factor in planning, permits, and construction. If you’re going the DIY route, give yourself two to three months—or longer if you’re tackling it piece by piece.
Either way, the sooner you start, the sooner you’ll be sitting back, relaxing, and enjoying your new screened-in porch.

True Stories - Classic Corvette
I used to know a young man named Todd. Todd had two great loves in his life - his girlfriend Terri and his classic 1961 Corvette. Terri didn't need much improvement since she worked as a model but the old Corvette had a few parts that needed some attention.
Todd bought the car from a man whose wife had given him an ultimatum - either she or the car had to go. Todd spent much of his spare time patching bodywork, replacing worn parts and carving new wood panels for the interior. A few months into the project the old classic was starting to look pretty good.
All the while Todd was fixing up his classic car there were other events happening that would all tie in together. Todd moved in with his friend John who worked at the stable where Terri kept her horse. It was through the horsey connection that my wife and I came to know Terri and Todd.
My wife Barb worked at a place where one of the other employees was suspected of stealing some horse related equipment. One day when we were at the barn the girl showed up to have a look around. Barb warned everyone to make sure their saddles and other valuables were safely locked away. Terri had a very expensive saddle trimmed in silver that was worth about as much as my car. She put that in the little house that Todd shared with John along with her modeling paraphernalia.
John was working with a young horse one day. The yearling was spooked by something and trapped John against the side of the stall. John climbed up the wall to get away but fell and broke his leg on the concrete floor. After coming back from the hospital John was left wearing a pair of jeans with one leg ripped to fit the cast inside and only one shoe. He managed to hobble around and help with whatever work he could manage.
A week after the broken leg incident a few horses got loose from a corral. Everyone ran to herd them back inside, including John on his crutches. John's little house had an oil burning stove for heat and as John hobbled out the door he neglected to close it. The wind was blowing fairly hard and started the oil stove burning extra hot. It got hot enough to turn the chimney pipe red hot and set the roof on fire.
Being out in the country there was no regular fire department. The local volunteer fire fighters managed to show up in time to water down the ashes of the little house. Of course, John's other shoe and the rest of his clothes were in the house along with Terri's saddle, makeup for modeling and Todd's hand carved wooden panels. That was one very expensive pile of ashes.
Todd started a new set of wood panels and continued patching and fixing the other parts until the old car was ready for painting. While the car was in the paint shop Todd arranged to go in and do some work on the brakes. He left a note that the brakes didn't work but the guys in the paint shop forgot about it when they rolled the car out of the drying room. They managed to push the car into a concrete wall. The front was caved in and had to have all new fiberglass fenders made for it. That meant Todd was without his car for another couple of weeks.
Once the old Corvette was patched up for the second time Todd took it home and bought a new set of very expensive tires. As he was driving back from the tire shop one of the tires blew out and sent the car spinning into the oncoming lane of traffic. Todd was only shaken up by the jackknifed semi that slid into him but the car was bashed up once again.
The insurance company would not replace the hand carved wood panels so Todd set to work making a third set while he waited for the car to come back from the body shop.
Todd got the car back before the wood panels were finished. He decided to complete them outside while he parked the car on a friend's front lawn. The car had been sitting on the lawn for a few hours while Todd was getting ready to install the last wood panel. The car's engine compartment began to emit some smoke and very soon the car was in flames. They managed to extinguish the fire but not before several of the wood panels had burned.
Todd was becoming an expert at hand carving wood panels for his Corvette and was very popular with the owners of the body shop too. The body shop now had a complete set of fiberglass molds for a '61 Corvette.
The work of fixing the burned car took longer than making new body panels so Todd was ready when the car was finished. He installed the body panels at the body shop where they had lots of good firefighting equipment. He headed home for what he hoped would finally be an uneventful journey.
Todd noticed he was low on gas and stopped at the first gas station he saw. This was in the days before self-serve gas was common. The attendant looked a bit inexperienced so Todd cautioned him not to spill any fuel on the car since it had recently been painted. Todd got out of the car to watch the gas jockey and make sure he made no mistakes. The lad was quite interested in the classic car and kept asking questions while Todd kept telling him to watch the filler hose. As the boy pulled the hose out of the filler tube some excess fuel spilled out of the hose and down the side of the car. Todd yelled at the kid to wipe it up. The boy grabbed a rag that had fallen to the ground and rubbed it on the new paint.
Todd lost it and punched the poor kid square on the nose. The boy ran into the office and phoned the police. Todd wasn't about to leave before somebody paid for his scratched paint so he was still there when the police arrived. After Todd explained all the events of the previous year. The police told the gas jockey not to bother them again.

2023 Cost vs. Value Report: 5 Best and 5 Worst Home Renovations ROI in the Los Angeles area
When it comes to home renovations, it's important to consider not only the immediate benefits of the project but also its potential resale value. The annual Cost vs. Value Report by Remodeling magazine analyzes the average cost of various renovation projects and estimates their potential return on investment (ROI) in the current housing market. In the Pacific region of the US, Los Angeles is a particularly popular area for home renovations. Let's take a look at the top 5 home renovation projects with the highest recuperation rate and the bottom 5 with the lowest recoup rate in the Los Angeles, CA area according to the 2023 Report. Some of these projects may be confirmation of what you know and some may shock you. If you have questions about a Huntington Beach home renovation call me.
Top 5 renovation projects with the highest recoup rate:
Manufactured stone veneer: The project involves replacing the existing vinyl siding on the bottom third of the street-facing facade of the house with manufactured stone veneer. The average cost of the project is $12,989, and it has an estimated ROI of 109.8%.
garage door replacement: This project involves replacing an existing garage door with a new four-section garage door with heavy-duty galvanized steel tracks. The average cost of the project is $3,776, and it has an estimated ROI of 107.3%.
Entry door replacement (steel): this project involves replacing an existing entry door with a new 20-gauge steel entry door with clear dual-pane half-glass panel, jambs, and an aluminum threshold with composite stop. The average cost of the project is $1,981, and it has an estimated ROI of 94.5%.
Minor kitchen remodel: This project involves replacing cabinet fronts with shaker-style wood panels and drawer fronts, installing new hardware, replacing laminate countertops with new ones, and installing a new stainless steel sink and faucet. The average cost of the project is $27,772, and it has an estimated ROI of 88.4%.

Sunroom Addition: This project involves adding a 200-square-foot sunroom with a new foundation and footings, vinyl windows with insulated glass, and a sliding door. The average cost of the project is $113,238, and it has an estimated ROI of 47.4%.
Major kitchen remodel: This project involves gutting the kitchen and replacing everything, including cabinets, countertops, appliances, flooring, and lighting. The average cost of the project is $81,700, and it has an estimated ROI of 47.5%.
Bathroom Addition: This project involves adding a new 6-by-8-foot bathroom to an existing space, including a fiberglass shower with a glass enclosure, a toilet, and a vanity with a solid-surface countertop. The average cost of the project is $49,782, and it has an estimated ROI of 52.4%.
When planning a home renovation project in the Los Angeles, CA area, it's important to consider not only your personal preferences and needs but also the potential resale value of the project. As seen in the 2023 Cost vs. Value Report, certain projects tend to recoup a higher percentage of their cost than others. This doesn't mean that you should always choose the highest recoup rate projects, as personal preference, location, and other factors may also come into play.
However, it's always a good idea to weigh the potential return on investment against the upfront cost when deciding on a renovation project. It's also important to keep in mind that the cost and ROI estimates provided in the report are just averages, and your actual cost and ROI may vary depending on factors such as the size of your home, the quality of materials used, and the contractor you hire.
Therefore, it's always a good idea to get multiple quotes from licensed and experienced contractors and to do your research before making a decision. With careful planning and execution, a home renovation project can not only improve your living space but also add value to your home.
Also don't forget to call me for what your Huntington Beach home value is to see if it makes sense to sell now with these upgrades and remodels.

Insulation 101: Benefits and Types of Insulation
Tumblr media
Commercial building owners invest in quality insulation materials because of their numerous benefits. Insulation helps enhance the overall performance of any commercial building, decreases harmful greenhouse gas emissions, and helps keep your energy bills from increasing.
In addition, adding insulation to your establishment can also reduce the number of noises coming in and out. This is beneficial mainly for establishments that require better acoustics or sound barriers. Let's learn more about the different types of insulation material available now.
Batt Insulation
Professionals use batt insulation efficiently, one of the most affordable options available today. It comes with two options; with or without facing. Professionals must place this per specifications to resist water vapor transfer. Most insulation today contains recycled materials such as sand. Fiberglass also includes sand which is an environmentally friendly content source.
Batt insulation can either be fiberglass, cotton, or stone wool blankets. Fiberglass is the most common type out of the rest. It is the perfect insulation for attics, walls, ceilings, crawl spaces, and basements.
Blown-in Insulation
When it comes to blown-in insulation, proper installation is a must. Professionals should utilize special equipment and safety measures to ensure long-term function. In addition to being primarily recycled, cellulose blown-in insulation also contains fire-retardant properties. It also resists insects, rodents, and mold and impressively creates a good sound barrier. Once the professionals finish the application, there are also available products with insulation that you can incorporate to enhance your commercial building, such as an insulated roof hatch.
Spray Foam Insulation
If you prefer an insulation material that forms an air barrier, then spray foam insulation should be the option on your list. This material can effectively cover your walls, floors, and ceiling cavities against air movement. This includes spaces around electrical outlets, light fixtures, and walls that meet windows and doors.
Professionals use spray foams in open cavities, like in new construction, crawl spaces, rim joists, and attics. You can also use this on remodeled homes. You can apply the spray foam if the cavities are unrestricted and accessible. Here are the two varieties of spray-foam insulation;
Closed-cell SPF- is a type of spray foam insulation that adds structural strength and is a rigid, vapor-resistant foam that doesn't require replacement in case of a flood.
Open-cell SPF- spray foam insulation that offers identical insulation advantages but does not act as a water barrier or vapor retarder.
Air Sealing
Controlling the air leakage of an establishment is critical to effective insulation. You can do a great job protecting an establishment, but if air can seep through gaps or cracks in the building envelope, you lose your valuable heated or conditioned air.
Concrete Block Insulation
A concrete block's center contains insulating materials such as polystyrene, polyisocyanurate or polyiso, and polyurethane. The hollow centers of concrete blocks can be filled by pouring and injecting loose foam beads or liquid foam. Some professionals create concrete blocks that support rigid foam inserts.
Reflective System
Unlike most typical insulation, which resists convective and conductive heat flow, reflective insulation works by reflecting radiant heat away from your commercial building. These insulation types are best for hot and humid climates, primarily if you have cooling air ducts in the attic. According to research, radiant barriers can lower cooling costs by up to 5% to 10% when utilized in a warm, sunny temperature.
There are still other insulation options available. Ensure to collaborate well with your architect, engineer, or contractor to choose the best insulation option based on your commercial building's needs and your project budget.

Right Garage Door For Your House
When it comes to the overall aesthetic appeal and functionality of your house, one element that often gets overlooked is the garage door. While it may seem like a minor detail, choosing the right garage door can significantly enhance the curb appeal and functionality of your home. In this article, we will explore the importance of selecting the right garage door for your house and provide some valuable tips to guide you in the decision-making process.
Curb Appeal: Make a Lasting First Impression
Your garage door plays a crucial role in creating a lasting first impression of your home. It is one of the first things people notice when they approach your property. Therefore, it is essential to choose a garage door that complements the architectural style of your house and adds to its overall appeal.
Consider the architectural design and style of your home. If you have a traditional or classic house, a garage door with raised panels and a timeless design can add elegance and sophistication. On the other hand, if your home has a modern or contemporary style, a garage door with clean lines, minimalist design, and glass panel inserts can create a sleek and stylish look.
Color coordination is also important. Select a garage door color that harmonizes with the existing color palette of your home's exterior. You can choose a color that blends seamlessly with the façade or opt for a contrasting color that creates visual interest and adds a pop of personality.
Functionality: Convenience and Security
Beyond enhancing curb appeal, your garage door also serves a vital function in providing convenience and security for your home. When selecting a garage door, consider the following factors related to functionality:
Insulation: If your garage is attached to your house, consider choosing an insulated garage door. An insulated door helps to regulate the temperature inside the garage, keeping it cooler in summer and warmer in winter. This can have a positive impact on energy efficiency and reduce heating and cooling costs.
Material: Garage doors are available in various materials, including steel, wood, aluminum, and fiberglass. Each material has its advantages and considerations. Steel doors are durable, low-maintenance, and provide excellent security. Wood doors offer a natural and timeless appeal but require regular maintenance. Aluminum doors are lightweight and corrosion-resistant, while fiberglass doors are durable and can mimic the look of wood without the maintenance requirements.
Security Features: Your garage door should provide adequate security for your home and belongings. Look for features such as sturdy locks, tamper-resistant hinges, and a rolling code technology for the opener. Additionally, consider adding extra security measures such as motion sensor lights and a security system for your garage.
Ease of Use: Convenience is key when it comes to operating your garage door. Opt for a door with modern features like remote-controlled operation, keypad entry, and smart home integration. These features make it easier to open and close your garage door and provide added convenience for your daily routine.
Professional Installation: Ensuring Safety and Efficiency
Once you have chosen the right garage door for your house, it is crucial to have it professionally installed. Garage door installation requires specialized skills and knowledge to ensure safety, proper operation, and optimal performance.
Hiring a professional garage door installation company will ensure that the door is installed correctly, with precise measurements and proper alignment. They will also ensure that all safety features are in place and functioning correctly, minimizing the risk of accidents or malfunctions.
Additionally, professional installation saves you time and effort. Garage door installation can be a complex process, involving heavy lifting and intricate adjustments. By relying on experts, you can avoid potential pitfalls and enjoy a hassle-free experience.
Maintenance and Care: Prolonging the Lifespan of Your Garage Door
To keep your garage door in optimal condition and prolong its lifespan, regular maintenance is essential. Here are a few maintenance tips:
Lubrication: Regularly lubricate the moving parts of your garage door, such as hinges, rollers, and tracks, to ensure smooth operation.
Inspection: Inspect your garage door periodically for any signs of wear or damage. Check for loose hardware, frayed cables, or misaligned tracks, and address any issues promptly.
Cleaning: Clean your garage door regularly to remove dirt, debris, and corrosive substances. Use a mild detergent and a soft cloth or sponge to avoid scratching the surface.
Weatherstripping: Replace worn-out weatherstripping to maintain proper insulation and prevent drafts, water infiltration, and pests from entering your garage.
By following these maintenance practices, you can extend the lifespan of your garage door and ensure its reliable performance for years to come.
Choosing the right garage door for your house is crucial for enhancing curb appeal, functionality, and security. Consider the architectural style, color coordination, insulation, materials, and security features when making your selection. Professional installation and regular maintenance will ensure proper operation and prolong the lifespan of your garage door. With careful consideration and attention to detail, you can find the perfect garage door that complements your house and adds value to your home.
