Last week was hard because we lost our first offer. By SO much. It was super discouraging. But I'm trying to stay positive. I saw eight homes this weekend and a possible home we might offer on, so that's good I guess.
I went to several open houses yesterday. All the realtors were really kind and so happy to chat with me because I was the only one there. The homes were empty because of the Superbowl and it was just a lovely day :)
I saw the house of a failed musician, who turned the garage into a recording studio, and then (kinda) back into a garage. There was a bizarre hole in a wall that led to a child's room. And a closet that had another hole and went to another secret room. And also a random (working) toilet in another, but no sink or anything.
Another house I went to belonged to a hoarder. It was a beautiful little cottage built in the 1930s with original windows and this really charming fireplace. It was completely empty of stuff but still smelled disgusting and all its floors were stained. It was really depressing to see. It had zero appliances except for a giant hot tub in the backyard (which isn't an appliance but the place didn't even have a fridge or stove or anything else).
And I also went to one house that was meticulously renovated. The sellers are going through a (bitter?) divorce and just want their house sold and gone. They bought it a decade ago together and put so much obvious love into their home... The agent there was whispering this stuff to me like it was a big secret because she's not supposed to tell buyers this (as you might not bid as high when you know they're desperate to sell) but she seemed to really like talking to me so she was just gossiping away lmao.
Anyway it's really interesting to find out the stories of the people and their homes. Not all the realtors will tell you but since it was so empty this weekend I think they were all bored haha

Date Night
Serennedy Mini Week Prompt 1 - Anniversary
Late Fall 2012
The ‘Anniversary Effect’ was a load of bullshit, Leon decided, hunching his shoulders inward during his debrief. To an outside observer, the motion was a careful display of insubordination and boredom.
In truth, it was only the warmth of his jacket that was keeping the chills of a panic attack at bay.
He buried his nose in the fur-lined collar of the coat Luis had bought him when he was out one day doing who knew what.
It wasn’t quite the one he’d lost…There, but it had a similar feeling on his hands when he felt the fuzzy lining and that was good enough.
It was also black, so that was a bonus.
His mask of boredom was beginning to dip into ‘sleepy’ as his eyelashes fluttered.
This jacket had something else his lambskin hadn’t: It smelled like Luis.
Leon usually kept his jackets hung up in a closet when he wasn’t using them, but lately it had been getting chilly enough to hang this one by the front door.
Said front door that sat right beside the kitchen his teacher’s assistant of a partner usually set up camp on school nights.
Herbs and spices danced away from his nose as he gave up and closed his eyes.
-*-*-
Second Summer 2007
”Oh, amor! Bienvenido.” His academic had looked up from the usual whirlwind of notes their kitchen table always became as soon as he’d gotten home and changed out of his work clothes. The soft, yellow light of the space glowed around the seated man’s hair like a halo, highlighting the silver hairs he swore his students were multiplying on purpose.
“Hey, Lu.” Leon was exhausted and all he really wanted was to become a blanket cocoon and bid the waking world goodbye.
For about 12 to 48 hours in a row. He wasn’t picky.
Then Luis had smiled that smile he had. The soft one that brought out his smile lines.
Luis’ crows feet had been getting deeper, Leon realized with a jolt. He pulled a cold beer out of the fridge and closed the appliance with one hip, leaning back amongst the magnets and photos of Sherry.
“What?” Blue eyes sparkled back at the smiling man.
Luis settled his chin on the back of his interlaced fingers and tilted his head.
“Just you. I’m happy you’re home, all safe and sound.” Then the cheeky bastard winked at him and Leon huffed out a laugh and rolled his eyes fondly. This guy.
“Yep,” He smirked, pulling his next statement out of his back pocket like a flourish of a surprise. “You have me all weekend, amigo. Start plotting.”
A wicked glint formed in the Spaniard’s eyes just for a moment before he hid his mouth behind one ring-flecked hand.
“You assume I haven’t been plotting? Mi vida, it’s like you don’t know me at all!”
The agent snorted another laugh and sauntered over to the table, happily planting himself on the unclaimed left thigh of Luis Serra. Warm arms easily enveloped his abdomen as he sipped at his beer and tried to make out what the hell his partner had been writing. His handwriting really was atrocious when he was in the Zone.
Soft lips rested on the nape of the Agent’s neck, accented by stubble that always sent a pleasant chill down Leon’s spine. He hummed in question.
“What are you doing tomorrow? Well not tomorrow, I know better than to tear you away from your beauty sleep but I think we’re overdue for a date night.”
The thought shocked Leon for a moment, rifling through recent memory for their last date and it took him too long to find it.
Then a bubbly warmth filled him as the knowledge that his sweetheart wanted to spend time with him sunk in. Had probably had everything all planned out and lined up, just waiting for Leon to walk into it.
He couldn’t stop his smile if he tried.
“Oh yeah?”
Curls rustled against the back of his neck as the other man nodded, coming to rest with his forehead cradled in the dip beneath Leon’s skull. It was a nice feeling, knowing his weak spot was covered and protected in such a way.
-
Date night had started not long after they got together, way back in 2006. It had been another one of those strokes of genius that Luis had pulled out of nowhere that aligned perfectly with the words Leon didn’t know how to say.
Being in a loving, gay relationship in the States was…hit or miss back then, and with DADT in full-swing, it was just easier to keep Luis to himself.
Sure, they went out dancing and they got drinks, but Leon was a romantic, deep down. Beneath the layers of angst and trauma, he was a lover trained to be a fighter.
Luis had somehow seen that from day one, deep in the bowels of his childhood nightmare with Leon’s fist pinning him against a wall.
Those sharp, whip-smart eyes had seen him, his own eyes bloodshot and barely restraining the despair and rage.
Leon had asked him later, of course, when Luis had first fallen for him. While that moment in the cabin wasn’t the answer, it certainly hadn’t hurt.
Instead, he’d learned. He’d gathered what information Leon dropped and he watched.
And the version of Leon S. Kennedy that those jigsaw pieces filled in took his breath away.
Leon had a garbage sense of humor, he liked old movies, he knew how to DIY most things and had a frankly concerning lack of self-preservation when it came to electrical wiring.
Luis collected all of these like they were gems or pebbles of the purest gold. He horded them like a dragon and held them close to his chest to complete himself where his proverbial missing scale lay. He reveled in them.
And then he used them to charm Leon off his feet.
The agent literally didn’t know what hit him. He felt like he’d been leveled by a freight train when he found out how tailored to his interests their first date was and he almost shed a tear.
“You- How?” Some sort of inner turmoil was causing Leon’s face to go through a myriad of expressions and Luis wanted nothing more than to reach out and hold his hand. Instead, he smiled and tucked his traitorous digits into the pockets of his own slacks.
“Well I keep my eyes open, Sancho. You find all sorts of treasures that way, you know.”
The agent did not blush at the way his lover repeated a sentence he’d said the night before under completely different circumstances. Leon caught him biting his lip to hold back a smile and he shook his head, hiked his jacket up around his shoulders, and shrugged.
“Lead the way, Gene Kelley.” Leon made a sweeping motion towards the plaster art nouveau façade.
Luis chuckled and sauntered into the theater.
“Only if you follow, Mr. O’Connor.” He called over his shoulder.
Leon shook his head fondly and followed.
The other man had somehow found a theater, in their tiny town, that was re-screening the classics and the bombastic man had somehow kept it a complete surprise.
It was also the one venue where two men could hold hands in public.
Leon leapt at the opportunity, holding his lover’s hand in one of his own as soon as the house lights went down. The flash of Luis’ teeth in the darkness betrayed the man’s infectious grin at his eagerness.
Watching movies with Luis was perfect, Leon decided afterwards. Sure, they had movie nights at home pretty often, what with their specific cinephile niches barely overlapping (unless it included Judy Garland, for obvious reasons), but that was different. At home, they could (and often did) pause the film when they had to go on a tangent and-
And Luis respected the films enough to understand that Leon hated talking over dialogue, so they paused the tapes. It was so easy.
Luis didn’t know all the specific vocabulary for cinematography and staging decisions, but damn it he knew when they were referencing literary or theatre classics. It blew open a whole new side of Leon’s favorite hobby. He knew there were themes and line-drops from classics, obviously, but to have a partner who was just as willing to analyze and lose their /mind/ over delivery? If Leon wasn’t in love before, he certainly was after listening to Luis compare ancient Greek philosophy to socialism through the scope of a silent movie they’d found in the library’s archives.
But in theaters? He didn’t distract Leon, thank fuck.
The other man always seemed so surprised and pleased when Leon leaned over to whisper something in his ear during the screening, but otherwise he left him the hell alone.
Outside, after looking up at the stars and coming down off of a good film, Leon had looked at his partner with an internal spark in his eyes and kissed him against the bricks of the back of the theatre until they were both bruised and breathless.
-*-*-
“Agent Kennedy!”
Leon’s eyes snapped open and he treated the government peon to one of his finest scowls.
God, he hoped Luis was home tonight. Maybe they could go to the museum again and Leon would be able to let Luis’ excitement wash over him and wipe all of this bullshit away.
“Yeah?” He quirked an eyebrow, eyes cold. This better not be going where he thinks it is…
-
By the time Leon S. Kennedy shouldered his way into the front door of his house, his knuckles had nearly stopped bleeding after the fight he had gotten into after the dickhead he works with had the stones to shit-talk the Soviet resistance fighters.
Fucking Anniversary Effect.
He hung up his jacket, took in the pile of notebooks on the kitchen table, and raised his voice just enough to carry past their warmly lit kitchen.
“Lu? You home?”
“Sancho? Be right there!”
Leon tried to roll the tension out of his shoulders as the muffled footfalls of his partner sounded down the carpeted stairs and finally revealed that halo of silver hair and soft smile lines that were getting deeper, and more cherished, every year.
“Bienvenido, amigo.”
That soft kitchen light caught on the golden band Leon kept on a chain around his neck as he pulled his partner into a helpless kiss and a strong embrace.
Fucking Anniversary Effect.

Sunflower, Book 1, Chapter 13
Tumblr media
Tom Hiddleston x OFC Series rated: M Chapter warnings: None- a bit fillery AN: Look, I've been sick for like a week and I'm drinking hot toddies like they're water this weekend so at least my throat won't hurt. I'm sorry in advanced for *anything* that may be posted.
Masterlist
~~~~~~~~~~~~~~~~~~
Mia hated moving. Growing up in poverty, it was a near annual event for all of her life and it never got easier. The idea of moving alone stressed her out. It made her stomach roll. It was never a pleasant experience.
At least, that was, until now.
Tom hadn’t been kidding about the moving crew. She didn’t even have a chance to pack anything before they were at her door, bright and early. All she could really do was keep Sally out of the way, try to hype the child up about how exciting the move was going to be and then send her off to the babysitter’s for her shift.
That was something she hadn’t thought about before moving. Mia had counted on the connivance of having a babysitter next door. Now she’s have to make the drive back to her old complex to drop Sally off before going into work and then do it again to pick her up. Sure, the new apartment was closer to work but in reality it hadn’t ment anything.
Tom would probably not mind if she enrolled Sally in a proper preschool on his dime.
Mia swept the thought away. She wouldn’t do that, not so soon and not without talking to Tom about it first. He’d already spent so much money.
He’d been gone for just over a day and she was right, she did miss him. It was a simple fact that caught her off guard. It left a sweet taste in her mouth as she rolled around the concept.
That she could deal with fine, overall. What she struggled with most was that Sally missed him.
Tom had texted when he landed and they had attempted to chat by text while she was getting ready for bed but the conversation was stifled, awkward.
Now she was busy and so was he, or so she assumed. Maybe he was sleeping? He has texted her early in the morning to bid her a good morning but she hadn’t heard from him since.
It felt weird to leave the movers in charge of packing her apartment, her whole life while she left for work. They had her mark what was to be disposed of and accepted directions to watch for bugs and call for any questions. If they found anything that they believed would bring bugs to her new home, they were to call her to verify what to do and if she didn’t answer, make a judgment call.
She had to trust them.
That was a lot of control to give strangers but Tom insisted that he arranged the best. Small appliances and electronics would be cleaned and packed safely. Food would be safely stored during travel and fragile items would be given the most care. Furniture would be disassembled and reassembled at the new apartment for her and she could expect each box to be placed in their assigned rooms.
Mia insisted on filling a suitcase with her intimate items as well as Sally’s underwear. Sure, they were professionals but it still felt strange to have strangers pack those items.
~~~~~<3
On her way to work, Mia ran by the new apartment complex. Just as Tom had promised, she got the keys and there was no fuss or surprises. The unit was the same one they were shown and everything was exactly as she was promised. It was clean and well taken care of. Not even the windows had the slightest smear or dirty or finger prints.
Tom must have told them about the child- it’s disclosed on most leases anyway but it surprised Mia that there was childproofing done to the unit. There was a simple chain lock installed higher up on the balcony doors and a second stronger deadbolt added to the front door as well, higher. Like Mia’s old apartment, this one provided valet trash service. The trash can was the same small black can however rather than being picked up weekly, the service walled the halls nightly and would pick up whenever needed as long as the can was outside before the designated time.
The front door locked by a programmable key code. It took only a few moments to show Mia how to program a guest code that would expire in twelve hours. She also got a backup key should the battery die or she finds she’s forgotten the code. As was typical of a rental, the office also maintained a hard copy of the key.
~~~~~<3
It felt good to be at work. At work Mia could dodge questions about her personal life, hide for her breaks and be too busy to chat. She put everything into her work. For just over eight hours of the day, she could just live her normal, not complicated life.
The small dress and flashy makeup made her look different than she did on her personal time, more dolled up and with a side of glamor. She wondered if anyone would recognize her from the photos of her and Tom. She didn’t even know how well she was shown or if the pictures even showed her face but she worried anyway.
Tom had said not to look and so far she hadn’t.
Before she knew it, it was one in the morning and it was time for her to go. She was dead on her feet and not looking forward to driving from one end of the valley to the other and back again to get Sally.
How would her new neighbors feel about her coming home with a small child in the middle of the night? Would the sound of her coming home bother the unit below her? It wasn’t something she had to worry about before, her neighbors in her old apartment were well used to her schedule.
~~~~~<3
Sally was a hard sleeper and didn’t wake while being carried to the car. Mia had always felt bad for the way her work caused her daughter to have a chaotic sleep schedule. Now it would only get worse.
Once she was strapped in with the windows down, Mia handed Gretchen her payment for the night. She had raised her own kids as a single mother in poverty and knew well the struggles Mia faced and passed on a lifetime of kindness in the forgiving rates she charged Mia.
She was retired, on social security and food stamps. Gretchen, like most Americans born into poverty, never managed to escape it. Her rent was subsidized and her boys, now men around Tom’s age themselves would send her money and deliveries when they could.
Nothing official to put on the records but it was enough to ensure their mother was comfortable in her poverty while ensuring she always had access to the programs that would provide for her should they fall on hard times themselves. Generational poverty taught them how to game the system and not feel bad about it.
“That fancy man moving you uptown?” Gretchen was a old school country woman who would talk in country music lyrics if you let her. It always caught a newcomer off guard when she would first speak but Mia had always loved to sink into the warm twang of her voice.
Gretchen had dark skin that carried deep wrinkles with the scars of battles long ago fought. Her stark white hair was nearly always in a series of simple braids and adorned with small golden trinkets. Sometimes she added vibrant colors to her hair, raking advantage of the blank canvas her age provided.
People expected urban when they first saw Gretchen but the truth was urban was what her boys, not her. She had fought and sacrificed to give them access to what benefits came with growing up in the city. Her heart was forever in the ranches of Utah, a place where she loved but never really felt like she belonged.
Being a black woman, she never did fit in there even though she had been born and raised. Too much unconscious and blatant racism both but still, home called to her heart. It was better to stay in the city though. She felt safer having people that looked like her around.
“Seemed to me it happened pretty sudden. You ain’t have men around much before, now a fancy one is moving you. Better be careful, Girl.”
Gretchen never called no one by their names. There was always a pet name or nickname regardless of if you wanted it. That was part of her charm and just one more way god had made her beautiful.
“I promise, I’m being careful.” Gretchen was like a second mother to Mia in many ways. She was forever thankful for the way she would fuss over her and Sally. The love of someone who didn’t have any obligation to love you felt a the more sweet. “The apartment is paid for the year up front. There’s no losing it and I don’t know how much he’s going to be around anyway.”
“If you say so.” Gretchen opened the driver’s door for Mia, signaling that the time for talking was done and it was time for her to get on going. “Sugar, would it be better if I came to Sally for the next few weeks or so while you get settled?”
Gretchen was an angel, truly sent by the heavens.
~~~~~<3
Mia was beyond exhausted when she pulled into her assigned parking spot. Sally was likewise exhausted in the backseat of the car, sleeping soundly. She was excited to see their new home bit there was only so much excitement a kid of her age can manage when it’s two in the morning.
Carrying the child, Mia made the walk to her unit. The elevator was a godsend, saving her from having to climb stairs to the fourth floor with the dozing child in her arms.
It felt surreal to unlock the door to the unit. Her unit. Their home. Would he call it his home too? Surely not- he had a home in England somewhere. London, hadn’t he said?
“We’re home.” Mia whispered softly to the dozing sack of potatoes in her arms. “Let’s take a look around and then get you to bed.”
The apartment was clean and neat, even with all the boxes. Just as promised, the small dining table was assembled in the dining area. Boxes were stacked neatly against the wall, clearly labeled with their contents. Inside the refrigerator and freezer was all their perishable foods.
On the counter was a fruit bowl that she hadn’t owed piled high with fruit. A card was propped in front of the bowl that read: “Welcome Home” and signed by the management. Next to the bowl was a coloring book and simple pack of markers, a box of trash bags, a bottle of dish soap and a pack of sponges.
It was such a kind gesture that she had never seen before. It felt good to be treated with such respect by the management. Was this what it felt like to not be renting a poverty apartment?
Mia showed Sally the master bedroom so that if she woke in the middle of the night she would know where to go. Next was the hall bathroom between the two bedrooms. The outlet in the hall was topped with a built in nightlight. It was a soft white light. Was that always there or had they made that change for her as well?
The bathroom had a similar built in nightlight above the light switch. When Mia turned the light on, the nightlight turned off automatically. She was sure that light wasn’t there before.
How much trouble did they go through making such small changes for her comfort in the unit? Had Tom asked for it or did they do it themselves? Was it difficult? She hoped it hadn’t cost them much to do.
In Sally’s room, there was no built in nightlight. She appreciated that, she had been wanting to wean Sally off the nightlights. For now though, they would use the nightlights to keep the dark away. It was hard enough to sleep in a unknown space.
Sally’s bed was assembled and made. Her dresser was placed against the wall with her bookshelf next to it. They had unpacked her books and placed them back on the shelf. The toy bins were placed back in the shelf they belonged to.
It was a relief to see that the room didn’t have the same level of strangeness that was in the rest of the apartment. The movers had made an effort to settle this room.
Did that cost extra or were they just that kind?
The bed was made, blankets neatly folded back and waiting for Sally’s little body. Mia had planned to wash the bedding in the morning- the apartment had a built in washer and dryer set- since someone else had been handling them. Moving was a messy business anyway. But as she nestled Sally into her bed, it was clear that wasn’t needed. The bedding was freshly laundered and smelled linen fresh.
~~~~~<3
She tripped over her dress as they ran through the hotel halls. His laugh, ever so unique and warm seemed to surround her. Holding her hand in his, he kept her on their feet.
Hurry, hurry- keep running. Run as fast as your legs can take you to your future. Don’t look back. Let him lead. Follow him to the ends of the earth. Her white dress tangled around her legs and she struggled to hold onto the heels in her hands.
She knew better than to be running around a resort without shoes but couldn’t be bothered to care. This was a fairytale where the floors were clean and no drunk’s vomit or spilled drinks would dirty her feet.
Tom’s hand reached out and blocked an empty elevator door from closing. As it opened again, he slipped inside, pulling her in with him. The car was empty and they were alone for the first time. Finally alone.
Oh how good it felt to be alone with him.

Azure's Corner
Democrat Governors are coming out with the same line, "... we'll fight their hateful agenda."
Let's be clear on this, shall we? The Democrats are the only ones running around calling Republicans Hitlers. Which in so doing, have undermined their own arguments. They are the ones who specifically, as Kamala stated she would have if elected, implemented Draconian laws in support of liberalized authoritarianism.
Tumblr media
In California, your rights as a parent belong to the State of California. Your child when in school and with a mental illness, can be abused by the State, manipulated by the State, chemically castrated and surgically mutilated by the State: Without your consent. Should you find out and oppose it, your child can be confiscated by the State and you can be imprisoned.
California isn't a Republican state.
Any Democrat Governor coming out claiming that the Trump Administration is going to be this vile and evil thing coming after people, let's just look at how Kamala was going to implement price control on everything. The Government, specifically only the President, would be able to dictate what prices were on everything. From food to appliances, and Biden was already laying the foundation for it by banning consumers from purchasing certain appliances. If you bought a gas stove, for instance, you could wind up fined and potentially imprisoned.
This wasn't a Republican President saying these things, these were Democrats running for and already was President.
Imagine Kamala jacking up the prices on certain affordable in-window portable air conditioners from a hundred bucks to a thousand bucks. Your only option is a swamp cooler that costs half that much. You are poor and live in a hot part of the country.
What then, fans?
So when people like myself called Kamala a Communist; it wasn't vilification or demonization. It was because she fucking is one. Her father is one. Her mentor, advisor, and financial backer George Soros is one. She speaks at secretive Communist gatherings in Palm Springs hosted by Soros. She's so close to him, his son visited her repeatedly last year more times than anyone else to provide "advice."
Who was running the show while Biden drooled?
The very people from Newsome to Walz, Hochul included, all are either delusional or they're lying to you. Hochul was buddy buddy with a Chinese Foreign Agent working for her as her assistant. You can't tell me she didn't know her assistant was a spy for China, altering documents and bribing or coercing New York officials into doing her bidding while also manipulating Hochul.
Don't believe me yet?
From every BLUE State, there's a list of spies operating for China within the United States. Their associations with the governments of California, Chicago, New York, and perhaps others are well documented.
But this isn't just about that as a standing platform as to why the Democrats have been operating what really looked like and sounded like Communism. It's also that they had turned a blind eye to real Nazi fascism in the form of ACAB, the purported Antifa groups operating throughout the United States. Where did they go this election? Why aren't they rioting like they did when Trump first won?
It's easy: The Democrats were so proud and felt they held the reigns on you as a citizen, that they didn't manipulate the narrative or perhaps they realized they were being manipulated.
It appears very soundly that the Democrats intentionally sabotaged their own campaign, but they didn't. It was hubris. It was relying on demonization of Republicans and insulting Americans for voting Republican. Every pundit on The View is demonizing and spouting racist hatred on national television against any person of color who voted for Trump.
I thought liberals loved people of color and that they weren't racist?
youtube
Sunni claims her daughter has less rights and that she's part of the working class, that she has less rights. This is untrue. The rights not held by the Federal Government rest in the States or the Citizen. Everything she's saying is wholly wrong. She's also not a working class person when she makes millions per year.
Whoopi makes a baseless claim that many people she knows died trying to vote. No one died trying to vote in 2024. I mean, unless you count the 16 million missing voters from 2020...
Tumblr media
Furthermore, Whoopi goes on to iterate that Trump's rhetoric is synonymous with the racist words that Biden himself espoused 50 to 70 years ago!
youtube
However, they stick to the guns that Trump said he'd be a dictator on day one, out of context. He was making a joke. If you watch what he said, he was joking because he iterated that. The news ran with it out of context and these idiots believe it.
youtube
Here's the real take on Biden, so why weren't liberalized woke Democrats having the same reaction?
youtube
It's because they're the white wealthy of the nation seeking to eek out their slice of the elitist pie when America turns Communist through their policies. Just like what happened in Russia when it became the Soviet Union under Stalin, as China did under Mao, and just like Russia is becoming today under Putin.
Listen to this racist ass breakdown of the demographics of the election:
youtube
"Hispanic voters think like, well, any other voters."
The fuck do you mean by that? Is it a presumption that Hispanic voters don't think like other voters or just that they don't think? Then you get these white folks making the assumptive statement that they're surprised that Hispanics don't vote Democrat, that only 'a few' or 'some' are Republican. That white bitch then tries to placate her comment by stating they'd vote conservative, implying their religious views to which the one Hispanic woman on the show corrects her that there's a spectrum of views in the Hispanic community.
Then they make this comment that 70% of white women voting for Trump are uneducated. Then she makes the allegation that Latino men are what? Misogynistic. She doesn't say it, but her implication of it. The call out that what she was implying was the actual problem.
Duh.
So this is the truth. The Democrats really pushed this Nation to a breaking point by demonization and ignoring how racist they actually are.
The real threat to this country are those Democrats who are life-long senate and representatives, or operatives seeking to obtain as much power as possible because they believe that people of color are dumb and need the Government to manage their lives.

A Haunting Blend
In a surprising twist that blends the eerie charm of the past with the timeless elegance of tradition, the legendary Count Dracula has been spotted in his new penthouse in the heart of New York City. Our exclusive interview with the enigmatic vampire offers a rare glimpse into his hauntingly beautiful living space, where Gothic elements seamlessly intertwine with classic furnishings.
Upon entering Dracula's penthouse, one is immediately struck by the juxtaposition of old and new. The grandeur of the Gothic architecture is evident in the vaulted ceilings, ornate moldings, and towering windows that flood the space with natural light. Yet, alongside these historic features, traditional furnishings add a touch of timeless elegance to the interior.
During our tour of the apartment, Dracula graciously showed us around, highlighting his favorite areas and explaining his design choices. One of the most intriguing features of his new home is undoubtedly his custom-made coffin, complete with air conditioning and Wi-Fi connectivity. This innovative addition seamlessly integrates with his smart home system, allowing Dracula to rest in comfort while staying connected to the modern world.
As we ventured further into the penthouse, we were struck by the attention to detail in every room. Don Lothario knocks on another front door as an attempt to discuss the owner's extended refrigerator warranty but he gets no answer. As turning to leave he see's a brown skinned woman with brown hair getting off her bike at the front of the steps. She must be the owner, he thinks.
"Hi, I'm Don. Lothario." He introduces.
"I'm River." He can tell that she finds him attractive. It's probably the green eyes and neat locs that have her smitten.
"Nice to meet you, River," Don replies with a charming smile. "I couldn't help but notice your bike. Are you an avid cyclist?"
"Oh, um, yeah, I love biking. I was actually out with my son. It's a great way to stay active and explore the neighborhood. Are you into cycling too?"
Don nods. "Absolutely! I find it really refreshing to go for a ride and enjoy the outdoors. Say, I noticed you have a refrigerator, and I wanted to discuss some options with you about insuring it. Would you mind sparing a few minutes?"
River considers for a moment, her curiosity piqued more so by his physical appearance than what he's actually saying. "Sure, I suppose I can spare a few minutes. Let's talk about it."
Don walks closer to River, leaning casually against the front steps. "Well, first off, let me assure you that having an extended warranty can provide you with added peace of mind. It's always good to have that extra protection for your appliances, you know?"
River nods, listening intently. "Yes, I understand. It's important to safeguard our investments."
"Here we have a comprehensive warranty package that covers not only the refrigerator but also other kitchen appliances. It includes repairs, replacements, and even maintenance services. It's a great option for those who want full coverage."
River follows Don's explanations, feeling genuinely interested. "That sounds like a good deal. What about the cost? Is it affordable?"
Don smiles reassuringly. "Of course, we have flexible payment plans that can fit within your budget. Plus, there are different durations available, so you can choose the one that suits your needs best. I could provide you with a personalized quote if you'd like."
River appreciates Don's attentiveness and finds herself enjoying the conversation more than she expected. "I'd appreciate that, Don but I'd have to run it past my husband first."
"Oh, I see. Well I can always come back at a later date when he's home." Don bids River farewell and turns to leave, he can't help but feel a sense of accomplishment. Not only did he have a productive conversation about refrigerator warranties, but he also made a genuine connection with River.

Returning Home
Summary: One year has passed since the War ended, and Harry returns to Godric's Hollow. Relationships: Harry Potter/ Ginny Weasley Rating: G 1400 words  |  Read it here or on AO3
Tumblr media
Harry stepped out the front door of the cottage and paused in the sunlight on the garden path. The breeze rustled through the new spring growth of the trees lining the lane at the village edge. He heard the faint tinkle of a windchime outside one of the houses a few doors down. It was so quiet here. He pushed his fists deeper into his pockets.
In the entry behind him, Hermione was still grilling the estate agent on minutiae that he didn’t care about but probably should. Appliances and piping and cesspits and roofing and insulation and flood maps. Harry tuned it out. Instead, he merely stood and breathed the crisp clean air and listened to the wind. He could smell lavender from somewhere. He wondered where it grew.
An arm snaked its way around his own, and he blinked away the reverie about nothing and everything to look down. Ginny looked up at him and smiled. There was a subtle question there, but it was not insistent. So Harry merely extracted his hand from his pocket and wrapped it instead around her. Ginny seemed content with this. She rested her head against his shoulder and the pair of them merely stood there quietly. Listening to the wind.
“It’s a wonderful community here. Both Magical and Muggle alike,” the estate agent was saying to Ron and Hermione behind them. She’d clearly given up on trying to talk to Harry directly. “You should take a bit of time to explore, if you have it. See the village centre. Maybe have a bite in the Lion and Flame.”
“Where is that?” Ron asked.
“Wizarding pub. In the main square. The entrance is in the alleyway just to the right of the Muggle pub entrance. You’ll see a brick wall with a lion and phoenix. Just tap your wand and you’ll be able to step through.”
Harry did at least manage to muster himself to offer a smile, a thank you, and a handshake as the estate agent bid them farewell. What had been her name? He probably should have been paying better attention. No matter. Hermione would know.
The four of them walked along the village streets. Ron and Hermione were talking about asking price and cost of living and more things Harry didn’t care about. He remained quiet. They passed a small community play yard and Harry smiled a little, imaging bringing Teddy here when he came to visit. But he didn’t raise his head to look down the street where he knew the ruins of a long-destroyed house still stood. And he kept his eyes on his feet as they passed the war memorial, even when he caught the transformation out of his peripheral vision. When they passed the church, his eyes did dart a glance to the graveyard behind. But he didn’t slow. Not today. He would be back. He felt Ginny give his hand a small squeeze.
The pub was just where what’s-her-name had said it would be. They melted through the door one at a time and let themselves down the torch-lined steps. At the bottom of the stairs, Harry paused to look around. He took in the old-fashioned wood bar with its many beer taps and liquor bottles. The dim but warm lighting. The dark wood ceiling beams and panelling. The mismatched tables and chairs scattered across the well-worn red carpet. Harry loved it immediately.
“Alroigh’ me’ansum?” the barkeeper called to them, glancing up from where he was filling a round of pints; it seemed an automatic greeting he offered to any who entered. But then he did a doubletake and stared at Harry for a moment, his face inscrutable. The gaggle of middle-aged men who were leaning against the bar and chatting merrily, followed his gaze and stilled as well. Then the old witches in the corner who were gossiping over their sherry and knitting. Then the pair of boys who Harry vaguely recognised as Hufflepuffs who’d been a few years ahead of them at Hogwarts. Harry flattened his fringe. Ron and Hermione exchanged a smirk, and Harry reminded himself of the futility of this habit.
Harry braced himself for the onslaught, but the barkeeper merely went back to filling his pints. His patrons, albeit reluctantly, seemed to take their cues from him. They turned back to their conversations, though eyes continued to dart in Harry’s direction periodically.
After a moment’s hesitation, Harry sidled up to the bar, his friends falling into step beside him. “Hello,” he greeted as the barkeeper filled the last of the middle-aged men’s pints and passed them across the bar. The barkeeper jerked his chin up. Harry couldn’t say if it was an acknowledgement of his greeting or a request for his order or both. “Four butterbeers, please?”
The barkeeper merely nodded, unsmiling, and ducked under the counter. He reappeared a second later with four bottles. He tapped his wand to pop the lids and slid them across the counter as one. Harry reached into his pocket for his gold, but the barkeeper said, “On the ‘ouse.”
Harry shook his head. “Thanks. But I insist.” He slid a handful of coins across the counter.
The barkeeper shrugged. “Sui’ yourself.” He counted out the appropriate coins, and slid the remainder back to Harry. “Welcome ‘ome, Mister Po’er,” he said, still without a smile.
And there were murmurs around the pub as others intoned the same.
“Welcome home, Harry.”
“Glad to have yeh back.”
“Your ‘ealth, Mr. Po’er.”
Harry nodded at them awkwardly in thanks and picked up the butterbeers, passing one each to Ron, Hermione, and Ginny, all of whom were quietly watching him. They seemed to be waiting for him to pick the table. His eyes roved the pub.
“Tha’ table in the corner.”
Harry blinked and turned back to the barkeeper. “Sorry?”
The barkeeper nodded toward the far corner of the pub. “Tha’s the one your dad and his mates used to si’ in. Every Friday noigh’. Least ’til your mum and dad wen’ into hidin’.” Harry followed his gaze to a round table with four empty chairs. Harry merely stared at it for a moment, before he remembered himself.
Blinking, he looked back to the barkeeper. “Thank you,” he said earnestly. The old man just nodded again, then turned his attention to wiping down the bar.
Ron, Hermione, and Ginny followed him to the table. They seemed to sense that he was not in much of a mood for conversation and were content to let him sit quietly as they chatted. He sat in the chair in the corner and stared around the pub as babble continued around him. Harry watched as two older wizards debated politics; he watched as the Hufflepuff boys moseyed over to the dartboard on one wall; as one of the witches worried over a dropped stitch in her knitting and fretfully counted along her needles.
“—What do you reckon, Harry?”
“Huh?” Harry blinked and looked around to find his friends all staring at him expectantly.
“The house,” Hermione clarified patiently. “We were discussing the house. Just wondering how you liked it.”
“Oh. Right.” Harry’s eyes took another promenade around the room before they landed on Ginny. She was merely looking at him, patiently awaiting his answer. Harry swallowed, suddenly strangely nervous. How could he put into words that her opinion on this mattered more than anyone’s? Perhaps more than his own. He looked down at the butterbeer he held in both hands atop the table. “I thought… maybe it seemed like it could be home.”
He chanced a glance back up to Ginny. But she was beaming at him. He smiled back.
“Well, cheers to that, then,” said Ron, holding out his butterbeer.
“To home,” Hermione agreed.
“To home,” said Ginny softly, her eyes not leaving Harry’s.
His heart felt light as they clinked their bottles. He looked around the room again as he sipped his butterbeer, feeling affection for this room full of people he’d never met. His eyes fell on the barkeeper who was making his way toward their table with what appeared to be a large bowl of chips and a dipping sauce Harry couldn’t recall ordering. He suddenly realised he was famished.

Chapter 21: Here’s Mud in Your Eye
Buster reached the Kingman Hotel at one in the morning. He was still tired after his train ride but still had the energy to carry his suitcase. With a slap on the desk bell, he summoned the clerk. “Welcome back Mr. Keaton,” he said with his pleasant tone. “Did you have a nice trip?”
Buster let out a soft yawn. "Sure have," he managed, his words muffled by his hand.
With a warm smile, the clerk handed him the key to his room that they had held on for him while he was away. "Have a restful night, sir," the clerk bid him farewell.
Ascending a few floors, Buster entered his room. The dim glow of the lamp revealed a cozy space, a welcome sight after the day's travels. After completing his usual nightly routine, he sank into bed, the exhaustion finally catching up to him.
The sun was peeking up when the phone rang hours later. Buster took the appliance with only his arms. He answered to find it was his brother-in-law from the east. “Who died?”
“Nobody. What is this I hear about the production being halted?” Buster sat up, his mind racing. He had planned to discuss this with Joe once everything was sorted – clearly, someone had beaten him to it. “Well, What the hell is going on?”
"Just give me a moment," he replied tersely. "I'll fill you in."
"Make it quick, Buster. This is causing quite a stir," his brother-in-law pressed.
Buster explained. “It was Brown Eyes, the cow. She had gone on heat and she’s impossible to obey. You know about animals, they're not always easy to manage.”
“Have you tried to pair her up with one of the bulls?” Joe asked.
“Yes, but it didn't go well and I don't want to replace her so we chose to wait until she gets over it. I had the cameraman film some landscapes but don't worry we’ll get back on track as soon as our cow is herself again.”
Buster felt tense when hearing a pause on the other end, hoping it was at least a what for from his boss. To his relief, Joe responded, “I’m not mad but we cannot afford any more setbacks. We’ll be losing our budget. Please make sure to keep things on track.”
Buster gave a nod, “I understand.”
With that, they exchanged final words and hung up. The sunlight beaming from the window encouraged Buster to start his day. He got out of bed to head toward his briefcase because he was in the mood for a morning swim. He entered a pool room only wearing his swimsuit under the robe. He shed off the outer layer and then dove into the water. His strokes were more tranquil and slow. He spent minutes reaching every corner and taking in the temperature of the water. The peace was interrupted when Buster sensed the presence of another person.
“Buster, welcome back!” the voice came from Lex Neal who had just been in the same room.
“Hey, good morning!” Buster grabbed the edge to wave at him. “Have you heard any news about Brown Eyes?”
“The ranch hands said she seems improving well so we're hoping we’ll be back on track in the next day or two. Say how did the weekend go?”
Buster thought of the premiere, his encounters at the reception that were pleasant to him, while some others he had to tolerate through his shyness. He spent time with his family as much as he could. He also had to endure the in-laws that came over. He went home Saturday morning with an afterglow due to his encounter with Gail. He hid it so well that Natalie didn't suspect a thing.
A blush reappeared when his mind wandered to Gail, their lovemaking, her lips, tongue, her bosom, and womanhood.
He said with a grin, “It was wonderful.”
***********************
July had arrived when the scene filmed in Sennett’s Studio had the hero (Maxwell) competing in the town’s bike race to impress his girl (Gail). He was wearing mismatched biking gear with a bouquet taped to his back. Crew members poured water on the race track to muddy it, and live chickens in crates were brought in as a gag.
Gail was at the sidelines with the background actors when Del instructed her, as the camera began rolling, “Okay Miss, you are searching for your sweetheart in the race.” On his cue, Gail pantomimed and pretended to look for Maxwell on the line. She smiled while waving. Her reactions had to be filmed 3 times. Del did it to see whichever shot looked good on her. Gail didn't like to ham it up, although she avoided underacting. As Del's exclamation of "Cut" rang out, the cameraman's hands stilled, capturing the scene's final moments. Gail relaxed her facial muscles, her breath slowing as she stepped out of the character's shoes she had temporarily inhabited. She looked to Del, her question reflecting her desire for perfection.
“Is this good enough Mr. Lord?”
“That should be plenty, Miss,” he answered, his tone carrying a subtle hint of satisfaction.
Later on, another scene had a gag where Gail and the spectators were going to be splashed with a combination of mud and water by one of the racing bikers. They were all notified beforehand, Gail wasn't happy, but she knew in a silent comedy, actors sometimes had to be the butt of a joke. A take was performed where that biker rode close to them but they were only splashed up to their ankles. The crew fixed that situation by dumping excess water into the same area. Another take was done again with successful results as the mud and water landed on their faces. Gail’s reaction was a mix of shock and amusement. Her eyelids kept the wet dirt from entering her eyes, and she sputtered the contents off her lips. It wasn't long until she was given a towel after the take. She looked out for the director to see if he was satisfied with the shot or if they had to do it again.
If Gail had to choose to rehearse for 3 hours in the nightclub where she used to work or to be splashed in mud, she’d pick the latter.
July 4
“What’s he like in bed?” Sally questioned this to Gail when they were in her room in Lenore’s house. She finished painting a star on one of Gail’s bare knees. Hers was drying.
Gail was sitting on Sally’s bed. “Wonderful. He was considerate to me that he avoided hurting me in our lovemaking.”
Sally stood up from the floor. “Aw come on”, Sally said teasingly. “Tell me the details. Where did he lick you?” Reluctantly, Gail pointed her finger to her clothed breast. A gleeful blonde exclaimed, "Oh wow! Michael has a real knack for pleasing a lady!”
Gail was embarrassed by her answer but smiled anyway, “He has, doesn’t he?” The women were dressed for the festivities of the patriotic holiday. Gail wore a red and white striped day dress and white silk stockings.  Sally was in a blue wrap dress over her white slip. 2 pairs of small-heeled shoes and a couple of hats, red and blue, were put aside until it was time for their outing.
“Did he have a great body?” Sally sat next to her in an anticipating tone.
“Why yes, he has an ideal physique,” Gail recalled. “He’s like a living Greek statue. His behind has even followed suit.”
They shrieked in excitement.
“Is everything alright?” Lenore called them from another room.
Sally reassured her, “Yes, we're only talking Auntie.”
Gail felt a bit nervous wondering if Lenore heard her niece mentioning ‘Michael’ pleasuring her. "Mike and I are wonderful." She frowned, "But Sterling and you, I'm worried about you. He’s not right in the head. Do you even know why he didn't join you?”
“He has other plans and Auntie still doesn't like him, which is for the best.”
“I’m afraid to mention this but he could be cheating on you.”
Sally took offense, “Bae, Sterling can be a fun fellow but he wouldn't have been having fun with an associate. Look, when we get together I will prove to you that Sterling has changed and is trustworthy.”
Gail hadn't said a word but only gave her a nod.
It was later that day that Gail, Sally, and Lenore were out celebrating Venice Beach. A lively scene featured a man on stilts, dressed as Uncle Sam, a band playing Stars and Stripes forever. Children ran around with wooden toys, and every area was surrounded by American flags.
As dawn peaked, they found somewhere to sit to watch the annual spectacle.
“Gail,” Lenore said to her in surprise, “Your knees are painted!”
Being seated, she noticed the rising hemline revealing her knees, “Oh forgive me, I’ll wash them off before bed.”
“I painted them myself,” Sally piped out.
Lenore raised an eyebrow, “How peculiar that you never practiced your artistry on a canvas,”
Fireworks burst, painting the dark blue sky. Gail was stuck keeping Sally’s secret from Lenore just as she kept hers from them. She wouldn't want to ruin the joyful occasion.
Happy Labor Day everyone!

Last Friday Finland's electricity market was turned upside down when a Norwegian energy firm erroneously offered huge amounts of non-existent electricity on the Nordpool market.
That forced the spot price down as low as -50 cents, meaning that any consumer on a spot price contract was able to make money just by turning on their household appliances.
Happy days for the end user, but energy market participants were less than pleased.
Financial daily Kauppalehti takes a very serious look at the problem in an editorial, suggesting that the Nordic countries might need to introduce an emergency brake mechanism to flatten out peaks and troughs in energy prices in the future.
The energy price is calculated each day by Nordpool, after it takes in bids from energy producers based on what they expect to produce and matches that against the expected demand.
In other parts of Europe the market holds a 'Second auction' if the prices are too low or too high. That allows producers to offer more or less energy once they see what the price is likely to be, thereby raising or lowering it.
In the Nordics that doesn't happen, even though it was proposed in 2015. KL suggests that might be because energy producers primarily thought about the possible reductions in price it might bring when prices would otherwise be high.
They preferred to rely on market mechanisms forcing reductions in consumption, and never really considered what might happen if there was a mistake and they had to source electricity to sell at a loss — as happened on Friday.
School dinner waste reductions
Aamulehti has a look at moves by Tampere region municipalities to reduce food waste in daycare centres and schools.
This food is produced by Pirkanmaan Voimia, a company owned by several councils in the area. They had noticed that a lot of food was getting thrown away, and asked schools and daycare centres to try and reduce their orders to reflect the amounts that are actually consumed.
Institutions can assume a certain level of absences based on sickness and other issues, and getting better at predicting those means there is less food thrown away after lunch.
Since the food waste drive started in 2022 orders have reduced by some 4-8 percent, depending on the institution.
That has caused some issues as most schools allow children to serve their food themselves from the lunch counter.
When popular foods are on offer, like fish fingers or similar, food can run out, according to Tampere's head of basic education Kristiina Järvelä.
"There is a recommended portion size, but there's always someone who takes 25 meatballs even though the order is based on 5 meatballs each," says Järvelä. "There is however always backup food [in the school's kitchen], so nobody is left hungry."
It's crazy, it's rental
Helsingin Sanomat reports on a new addition to Helsinki's holiday rental scene: the studio apartment that was home to Eurovision star Käärijä before he was famous.
Located in the rough and ready northern suburb of Malmi, the flat is decked out in Käärijä's trademark green and decorated with a painting of the man himself in his iconic bolero.
The advert text even uses the artist's trademark, endearing Finglish.
"Have you ever think how I live once in Malmi? Now you can come and feel yourself how it feels. Yes Yes I know you will like," reads the description.
This unique experience does not come cheap, however: HS reports that the price for an upcoming weekend would be 764 euros per night.
Käärijä himself (real name Jere Pöyhönen) was granted a rental apartment in Vantaa free of charge for one year as a recognition of his Eurovision achievements, allowing his former home to become a city break destination.

The Top Current Trends in Las Vegas Real Estate
Tumblr media
Las Vegas, Nevada is known for its world-renowned entertainment, casinos, and hospitality industries. However, in recent years, the city has also become an attractive real estate market due to its growing economy and diverse population. In this post, we’ll explore the top current trends in Las Vegas real estate that anyone looking to invest or buy a property in the area should know.
Increased demand for single-family homes
The pandemic has prompted buyers to seek larger and more comfortable living spaces, and Las Vegas is no exception. Single-family homes have seen a spike in demand, as people look for privacy, home offices, and outdoor amenities. According to the Greater Las Vegas Association of Realtors (GLVAR), single-family home sales rose by 8.7% in 2020, with an average sales price of $354,000. As a result, these properties are now selling much faster, and buyers may find themselves in bidding wars.
Booming luxury market
The luxury real estate market in Las Vegas has seen significant growth in recent years, with high-end buyers seeking luxury villas, penthouses, and homes in exclusive areas. According to the GLVAR, luxury home sales increased by 46.8% in 2020, with the average sales price reaching $1,350,000. Luxury buyers are looking for modern amenities, exclusive locations, and personalized services, combining the comfort of home with upscale experiences.
Growth in commercial real estate
Las Vegas has always had a strong commercial real estate market due to its tourism and hospitality industries, but new industries like tech and healthcare have been driving demand as well. According to CBRE, office vacancy rates in Vegas have dropped for the fourth consecutive quarter in 2021, with tech and financial firms accounting for the majority of leasing activity. Additionally, the city is investing heavily in the healthcare industry, with new hospitals and medical facilities opening across the city.
Increasing interest in short-term rentals
Las Vegas is a popular destination for tourism, and as a result, short-term rentals like Airbnb have gained popularity. Homeowners can earn significant income by renting out their properties for a few days or weeks, especially during peak travel seasons. However, investors should be aware of the city’s strict regulations on short-term rentals, including fees and permits required for operating a rental property.
The growing interest in sustainable real estate
Las Vegas is becoming a leader in sustainable development and green real estate, with developers and homeowners embracing energy-efficient technologies and environmentally-friendly design. For example, the city’s new Circa Resort & Casino is one of the few LEED Gold-certified hotels in the world, with sustainable features like solar panels, rainwater collection, and energy-efficient lighting. Additionally, more homeowners are opting for green building materials, solar panels, and energy-saving appliances when building or renovating their homes.
Virtual real estate tours
The pandemic has changed the way the real estate industry operates, with virtual tours and remote viewings becoming a necessity. Las Vegas real estate agents and developers have embraced technology, offering virtual tours, drone footage, and 3D renderings of properties. Many buyers are now able to view properties from the comfort of their own homes, making the buying process more efficient and convenient.
The rise of remote work
The pandemic has also accelerated the trend of remote work, with many companies allowing employees to work from home permanently. As a result, more people are looking to move away from expensive cities like New York and San Francisco, and Las Vegas is an attractive option. The city offers a lower cost of living, a warmer climate, and an abundance of outdoor activities, making it an ideal place for remote workers to call home.
In the end, the Las Vegas real estate market has been evolving quickly in recent years, with new trends emerging that offer opportunities for buyers, sellers, and investors. Whether you’re looking for a single-family home or a luxury condo, the city’s real estate market is diverse and growing. Additionally, Las Vegas’s unique mix of industries, sustainability initiatives, and remote work opportunities make it an attractive location for anyone looking to invest in property or relocate to a thriving city.

How to Price Your Home Right in Houston’s Competitive Market
Tumblr media
Selling a home in Houston’s dynamic real estate market can be both exciting and challenging. With fluctuating market conditions, pricing your home correctly is crucial to attracting buyers, securing competitive offers, and ensuring a smooth transaction. Setting the right price can mean the difference between a quick sale and months of stagnation. In this guide, we will explore key strategies to price your home accurately in Houston’s competitive market.
1. Understand Houston’s Real Estate Market Trends
Before setting a price, it’s important to understand the current market conditions. Houston’s real estate market can shift between a buyer’s market and a seller’s market, depending on factors such as inventory levels, mortgage rates, and economic trends.
Seller’s Market: Low inventory and high demand drive up home prices, allowing sellers to list at a higher price point.
Buyer’s Market: High inventory and lower demand put buyers in control, requiring sellers to price competitively.
To get a clear picture of Houston’s market conditions, review local housing reports, consult a real estate agent, and analyze recent sales data.
2. Analyze Comparable Sales (Comps)
Comparative Market Analysis (CMA) is a vital tool in determining the right price for your home. Look at recently sold homes in your neighborhood that are similar in size, age, and condition.
Compare homes that have sold within the last 3–6 months.
Pay attention to homes that were listed but didn’t sell — these may have been overpriced.
Consider price adjustments for upgrades or deficiencies in your property.
Working with a real estate professional can help you interpret these comps effectively.
3. Consider Your Home’s Unique Features
Every home has unique characteristics that can affect its value. When pricing your home, consider features such as:
Upgrades and renovations (new kitchen, energy-efficient windows, modern appliances)
Curb appeal and landscaping (well-maintained exterior, attractive front yard)
Special amenities (swimming pool, smart home features, outdoor entertainment spaces)
Highlighting these features in your listing can justify a competitive price.
4. Avoid Overpricing and Underpricing Pitfalls
Overpricing: Setting the price too high can deter potential buyers, leading to prolonged market time. If your home sits unsold for too long, you may have to lower the price, which can create the perception of desperation.
Underpricing: While pricing below market value may attract more buyers and create bidding wars, it also carries the risk of undervaluing your property and leaving money on the table.
A well-balanced price point that reflects your home’s value and market conditions is key.
5. Adjust Based on Market Feedback
Once your home is listed, track buyer interest and feedback. If you receive multiple showings but no offers, your price may be too high. If interest is minimal, it could indicate a need for a price adjustment. Being flexible and responsive to market feedback can help you make necessary pricing changes in a timely manner.
6. Leverage Professional Appraisals
Hiring a professional appraiser can give you an unbiased estimate of your home’s worth. An appraisal considers:
Recent comparable sales
The home’s condition and location
Market demand in your area
This can provide confidence in your pricing strategy and prevent surprises during the buyer’s mortgage approval process.
7. Work with an Experienced Real Estate Agent
A knowledgeable real estate agent understands Houston’s market trends and can help you set a competitive price. They provide insights into:
Buyer behavior and demand
Pricing strategies that attract serious buyers
Negotiation tactics to maximize your return
8. Conclusion: Price Smart to Sell Fast
Pricing your home correctly is a balancing act that requires market knowledge, realistic expectations, and strategic planning. By understanding local trends, analyzing comparable sales, and leveraging professional insights, you can confidently price your home to sell quickly and at the best value. In Houston’s competitive market, the right price is the key to a successful home sale.
