Downtown Revamp - A complete overhaul of Downtown from The Sims 2 Nightlife
It’s finally here! This is going to be a long post, please read everything before you download, as there is quite a bit of information to go over! Let’s get started!
First, a picture of the finalized Downtown!

*The pics are not in order. I seriously cannot be bothered going through 140 pictures. Sorry!
*Please note that some of the venues may look different in the final download than the pictures. This is because after building everything I went through and picked/replaced all of the CC that I felt wasn’t 100% necessary to use in the hood, thus some of the color schemes of the lots may differ, especially on interiors.
What is this?
If you haven’t been following me for the past few weeks, I took on a project to completely renovate all of Downtown from The Sims 2 Nightlife. This means all lots have been completely remodeled and updated. No more fugly Maxis lots! I had three main goals for this project - First, to update everything to look good and be fun to play, second to have each lot offer a unique “experience”, and third, to keep the original feeling of the lots in tact.
This comes in two versions - a Subhood version that you can add to your existing hoods, like you would with a traditional Downtown, and a Main Hood version, so you can play my updated Downtown as a main hood if you’d like!
General Information:
I renovated every single lot (except four lots which I removed from the hood, more on that later). Downtown had a special way of reusing the same idea for multiple different lots - I stopped counting how many dark vampy dance lounges with raised or lowered dance floors there were. Three freakin bowling alleys? As I mentioned earlier, I wanted each lot to have its own reason for you to come visit, and there were four lots that I ultimately felt offered nothing and wouldn’t be missed if they were taken out. The following lots are not in this Downtown:

P.U.R.E.
The Corner Shoppes
Comandgo Emporium
Aside from those four lots, every lot has been renovated - Including Residential lots!
This is not populated. There are no townies and/or Tricou ghosts.
There are a few unavoidable NPC’s that have spawned when I made this such as a busker and the New Year’s Toddler. There are also a few stray animals that decided to spawn, but those could not be avoided. All in all, don’t worry about this adding tons and tons of NPC’s to your game - I did my best to ensure the hood was empty.
This hood does include custom content. Sorry if you don’t play with it, but there’s just some things that I couldn’t go without. I tried to use only what I felt was necessary to make the hood look and play nicely.
This was built in the Ultimate Collection, so unfortunately I don’t know exactly what is “required”. Recommended at the very least to have NL, H&M, BV, FT, UNI, and AL.

DISCLAIMER: There are SOME default replacements in this CC folder. They have been marked in a separate folder with “-DFR” in front of their names. If you have your own defaults, simply do NOT add them to your downloads.
Note about Bespoke Set: This does NOT include all of the items in the Bespoke Build Set. If you already have it, do not add these folders to your game. If you do have it and plan on getting the rest of the pack later on, just delete these two folders and install those from MTS. The items included in this folder are the following:

If you do not wish to use the entirety of BBS, then just use the items in the folders I have provided, as these are the ones that are necessary in Downtown :) Thanks again Honeywell!
The Roads that I use in this hood do not have a grass median between the road and sidewalk. The way my DFR’s work is that that space needs to be filled in once the overlays are placed. If you do not use a DFR OR if you use something different, you may have to remove the filled in section. You’ll know what I mean when you load it up. Also, if you don’t use these defaults, there may be random rugs in the road, that is just the game replacing unavailable content.
If you don’t plan on using the Phone Booths that are included, you will want to go back through the lots and add back the EA default phone booths. I am not sure if your sims will be able to get back to their home lot if you don’t download the custom ones, since I deleted the original vanilla booths.
Excluded CC:
I used these recolors of Numenor’s stairs. You WILL need to download these (be sure to properly download them) as they are NOT included, since Numenor does not allow this.

Instructions: Download the zip file for the hood version you want, unzip it with your preferred zipping program, and extract the contents into your downloads folder. Don’t forget to check your Default Replacements!

He turned around when he heard a voice right behind him. The moment he saw you, confusion set over his face.
“I’m sorry, have we met?” the words left his mouth & you could not believe that he was playing this role right now. Back in heaven, he liked messing with you but right now, you were mad that he was not pulling you into a hug. He was here, after all.
“Very funny, really.” okay, two could play that game. If he wanted to act unfazed by him visiting you, you could pretend you were not excited by him being here.
“I’m sure I’d remember if we had sex. You’re too young, by the way.” casually engaging in a conversation with you, he was still somewhat confused as to why you called him Mike.
“Oh, so this is a joke to you then?” your arms were crossed over your chest & the more he said, the madder you got.
“I’m not joking, I’m afraid.” the volume of his voice quieted down a little & by the way he was eyeing you, a bad feeling started to wash over you.
You were this close to slapping the shit out of him. He knew you were one for jokes but even this was going too far. There was no fun in the way he was acting anymore. Unfortunately, you did not get the chance to let out your frustration because something caught his eye & his attention was shifted from you.
“Detective? Took you long enough. Ready to solve this case?” his eyebrows wiggled at the person who was approaching. Looking over your shoulder briefly, you saw Chloe walking over to where you were standing. She eyed you curiously, then fixed her gaze back on the man in the suit in front of you.
“Isn’t she a little too young for you?” her question caught him off guard & he did not even have time to think of a witty remark when Chloe began walking past you. Why was everyone thinking that you were interested in him or that you slept with him?
“Detective? DETECTIVE! Wait for me.” his voice faded out at the end of his sentence because he jogged after Chloe. Great, you were just as clueless as at the beginning of the conversation.
Why would Mike mess with you like that? You would believe that he would be excited to see you again, to pull you in for a hug. Okay, but what if whoever you talked to was not Mike? Did Earth have people looking exactly like angels? Too many questions were flowing in your mind & it overwhelmed you. Dizziness overcame you & you searched out the nearest chair to sit down for a minute. Dan approached you, an action that went unnoticed by you because your eyes were still closed to somewhat ground yourself.
“Looks like you met Lucifer.” his voice startled you & you let out a small gasp. Dan apologized for scaring you & only then did you realize what he had just said. Lucifer?
“What?” whatever was happening, it did not help you feel better or less dizzy.
“I saw you & Lucifer talking. Guess I should’ve warned you. He can be quite…intimidating.” well, that was one way of putting it. You could not form words, everything was becoming too much. A soft touch on your shoulder calmed you down a bit. It was Dan.
“Hey…You okay?” concerned eyes were searching your (Y/E/C) ones. He could tell that you were spooked but he was not sure what caused it. Another couple of seconds went by & when you finally spoke up, you hated how your voice sounded.
“Why would anyone name their child Lucifer? I mean, do they even know what his past is like?” it was a legitimate question, just maybe not the one Dan was expecting.
“Well, it might as well be a stage name…I don’t care much for him, to be honest & it’s probably for the better if you keep your distance, too.” Dan wanted to keep you safe & he was afraid that if you & Lucifer spent more time together, you might end up just like him. If he was honest, though, you already had a lot of personality traits that were similar to Lucifer’s. But the big difference was that someone could tell when you were not serious & you did not hate Dan.
“Are you sure you’re okay?” Dan was kneeling in front of you now to get a better look at your face. Your reaction confused him. Usually, when people had their first interaction with Lucifer, they were immediately charmed by him. You were different. Though, he was not sure what exactly made you different. As if you switched on the light, the smile was back on your face & you looked straight at Dan. There was no need to kill yourself with your thoughts right now. Maybe it was a common thing that some people, or in that case angels, looked exactly like other people. What was the word you were looking for? A doppelganger! That was it. If you kept walking around on Earth, maybe you would find your doppelganger, too.
“Yeah, I’m fine! Just got dizzy for a second.” you chuckled, hoping you would cover how truly creeped out you were. A person who looked exactly like Michael, called Lucifer. Dude, Earth was one weird ass place.
“My shift’s over. Is there anything you need or can we go back to my place?” he held out his hand & you gladly accepted his offer, letting him help you stand up.
“Let’s head back.” the both of you started walking outside & before Dan opened his car, he stopped once again to take a closer look at you. Oh no…What was he thinking now?
“Didn’t I tell you to wait at my car?” Dan asked. As if being here, outside, made him think of his words again.
“You did…Why?” now it was your turn to be confused. If he was about to teach you a lesson for disobeying him then so help you…then you would give him a hard time for acting so childish.
“You were inside when I finished for today.” he concluded. “And then you had the talk with Lucifer. Wait…why were you so eager to talk to him? I didn’t hear your conversation but I saw you approaching him first.” it was like Dan was not even talking to you, he was just voicing his thoughts. Not really sure what he was trying to say, you simply went for the easiest way. Telling him the truth. Even though you were not sure why he was making such a big deal out of you talking to Lucifer.
“I thought I knew him.” your confession let Dan’s eyebrows raise. Shit, now he wanted to know what you guys were talking about. If you thought you knew him, then a similar looking person had to be a part of your past. And if you were the one approaching him, it was not a person you were trying to avoid. A plan was starting to form in his head. That was a good start, actually. More than you gave them throughout your interrogation.
“So…are you planning to unlock the car or should I walk back to your house by myself?” your words brought him back to reality. It was not a lot of times that he zoned out but he cared for you & he saw a chance. Maybe he could help you now. Even if it meant that he had to ask Lucifer for assistance. At least a little bit of assistance. Finally, Dan unlocked the car & the both of you got in.
The ride was filled with silence. Though, mostly from Dan’s side. You had tried to start a conversation but your attempts failed miserably. It was like he was not even paying attention to anything you were saying. Hopefully, he paid attention to the traffic. When you got tired of him ignoring you, you turned on the radio & focused on the tunes. Did you say anything wrong? Did you do anything wrong? Was he really pissed because you did not wait for him outside? Whatever it was, it left you uneasy & for the first time, you did not want to be close to Dan. Free space & alone time was what you needed. Dan should hurry up, he did not want to experience you when you were like this.

Carnival of Aros Roundup, April 2021: Self-care, Self-love, and Aromanticism (cross-posted on Wordpress)

I feel happy in my skin, I feel that I want to live and want to enjoy life. Personally I find it more helpful to think in terms of self-respect or talk about the joy of living but if I want to be understood by most of the people I know I call this self-love.”

“I think of my identity and myself as a collection of selves, and my work with myself is a kind of ’Parts Work,’ as my therapist calls it. I try to build relationships with different parts of myself. For example, young parts of me that still exist and express fear when I encounter certain triggering circumstances. Or the parts of myself I’m trying to cultivate and let enter me but am still developing. I work with myself and all of my parts to co-create a self-sustaining system (note: I don’t mean system as in plurality; I am not plural personally).

Alt text: I’m always wondering if I might want a romantic partner–is it self-care for me to admit I just don’t want that? Or do I actually want one? (Probably not, LOL.) I think I just want more care from others (although I maybe don’t do the same for them, so… )–when I miss my mother, I miss her caring for me, being able to be a child + not responsible. Of course, this wasn’t the case even when she was alive. I can’t really just find a new mother–but I don’t want a romantic, even a queerplatonic partner. So how do I find whatever care I want or need? Can I give it to myself? This is simpler in D + D: a party has a healer, a fighter, a wizard, a rogue, etc. They work in groups rather than monogamous couples, and I’m really stuck on that idea–how do I get there with the people I already know?

Del Water Gap on Smash Mouth, Quarantine and “Ode to a Conversation Stuck in Your Throat” [Premiere + Q&A]

Some music is just so vivid that when you hear it, you see it. In the same vein, some songs are so personal that when you listen, it’s like peering into someone's innermost thoughts. Each one of Del Water Gap’s songs possess that power. The artist’s newest single, “Ode to a Conversation Stuck in Your Throat,” effectively peels back the curtain on a wandering mind’s thoughts.
“Ode To a Conversation Stuck in Your Throat” explores feelings of apprehension and angst at the possibility of a lover finding love somewhere else. Frontman S. Holden Jaffe’s soft-hearted vocals flounce over folksy guitars with rock-leaning layerings. The song’s undercurrent is akin to Del Water Gap’s previous classic singer-songwriter style displayed on his Don’t Get Dark EP. But Del Water Gap’s 2020 sound is becoming more and more accented by contemporary touches and heightened tempos.
We caught up with the man behind the project to find out more about “Ode to a Conversation Stuck in Your Throat,” his obsession with Smash Mouth, and how his quarantine is going.

Ones To Watch: So you’re from rural Connecticut, but moved to Brooklyn during your young adult years. How have or haven’t your surroundings aided in creating your sound?
Del Water Gap: At the time I moved to the city, there was still a really vibrant indie scene happening. CMJ was in full swing, and I was out every weekend seeing bands like The Virgins, Public Access TV, The Drums… The Arctic Monkeys, The Antlers, Diet Cig. Bands and bands. Running into Fabrizio Moretti by the NYU library. I was spending a lot of time at St. Dymphna’s and borrowing electric guitars from my friend Dylan. I loved the music I was ingesting and the scene that came with it.
Did you choose music or did music choose you?
Music chose me - but I was an ardent enabler. I remember standing on my living room table and playing harmonica along with the radio as a kid. Everything in C major sounded decent...? I figured out what one-four-five felt like years before I knew the words for it, just staying quiet and listening. My relationship with music has been a bit of an abusive one in recent years, but I know I’m here for life. I’ve fantasized about quitting and doing something simpler hundreds of times, but i know that's not going to happen any time soon.
What was it that made you decide to grow Del Water Gap from a personal project into a full blown touring band?
I put out an EP in 2012 under the name Del Water Gap because all of my heroes at the time were solo artists using monikers; Bon Iver, Tallest Man on Earth, St. Vincent… and so on. I moved to NYC without any aspirations of being a performer, but the record started performing a bit on local blogs and my best friend at the time basically forced me to play a show. She said “these are songs to fall in love to.” I refused and refused until she offered to play the show with me, and I finally gave in and booked a slot at Sullivan Hall in the village. I think we nearly sold it out.
Who would you say your music is for?

You’ve released “My Body,” featuring Claud, and now “Ode to a Conversation Stuck in Your Throat,” both of which admittedly sound a little different from your previous work. The newer singles still have a folksy charm but seem more electronic-leaning or even more pop-leaning. What’s leading this explorative venture?
As I was finishing college I started producing some indie pop artists with my friend Mike Adubato. It was really just a way to help make ends meet, but I spent a year looking over Mike’s shoulder as he built out arrangements. I really got a holistic education in pop production that way. As artists, I think that our work is defined both by our strengths and our limitations, and as my limitations broke open, my work changed. I would simply sit down to make a song and reach for different colors. I also started consuming more indie pop records, and I eventually made the realization that I could take influences from those records without sacrificing any part of myself as a writer or protagonist.
We love how tender “Ode to a Conversation Stuck in Your Throat” not only sounds, but actually feels. There’s a ton of intimacy there. It feels like we’re reading a diary entry. Can you give us some more insight into the song’s origin?
The song came out of a slow night in the studio with my good friend Gabe Goodman. We had been in a secret boy band that broke up in 2017, and it was our first time really writing together since things ended. I programmed some drums, and Gabe put most of the music together - we were just getting into a flow when a friend invited us to dinner with one of our musical heroes. We looked at each other and said “Should we go? Do we stop now?” “No, no, no we stay,” we decided. So we kept writing and had a spiked seltzer or two.
I came back to the studio the next day and moved a few things around and wrote most of the words. I was seeing someone at the time who I really liked, and we had both been walking up to the line of asking the other to be with each other and no one else. Finally, we were sitting together one day and it got all quiet and she goes, “I’ve had this stuck in my throat all day…” And that was the start of our togetherness and the inspiration for the song.

I thought you’d never ask - a few months ago, I was having a coffee playdate with my friend Charlie Burg and he was sketching me from the across the table. He’s really a very good artist, so I was feeling a little competitive and decided I would try my hand at sketching as well. So I grabbed a pen and a napkin from the table and drew this ridiculous line drawing of a horse with a bowl cut and a human face. It looks like something a six year old would draw in art class. It also has this disturbing and surrealist quality to it. We were laughing and laughing at my ridiculous creation and I turned to Charlie and said, “Do you think I could sell this online?” So I threw the napkin on my web store and it sold in five minutes and the whole event was so delightful to me that I made “commemorative” t-shirts and a Horse With Bowl Cut fan club account on Instagram. So a lot of bowl cut content makes its way to me these days.
Not much to say about Smash Mouth other than the 2001 Smash Mouth self-titled LP is one of the greatest records ever made, and I will gladly teach a college level course on it if any university will lend me a classroom space.
I read that you draw inspiration from what you eat, But when it comes to flavor, how would you describe your musical palette?
I would describe a musical cheese plate; sweet and savory. Trou Du Cru, a truffle Moelleux des Alpes, a hard Beaufort. Some honey and jam on the side, olives and cornichon. With a generous pile of those really expensive fig crackers they have at Whole Foods.
What’s been one of the defining moments of your artistic career so far?
My dad FaceTimed me the other day from quarantine wearing a Del Water Gap mock turtleneck and listening to my song “Theory of Emotion.” That was pure power.
What’s next for you?
I’m putting out the best work of my life so far - a few songs now and a few over the summer and into the fall. I’m touring with girl in red. I’m surviving this pandemic and everything that has come with it. I am trying to be a better friend and take better care of my brain and my body.
We of course hope you’re staying safe during this time. But how are you keeping quarantine interesting? Or are you?
I am very lucky to be safe and comfortable - I’ve run away to a friend’s house by the ocean, so I have some fresh air and light, and I get to say hi to a seal once in a while. I’ve been journaling and cooking and trying to run twenty miles a week. I’ve been coloring a lot and watching Nashville. The excess of free time has not led to an excess of creation, but I’m trying to be gentle on myself. I think the collective anxiety has taken a toll on all of us. We’ll be writing about this for years to come, but we may have to wait a few years before we start. I shot a music video for “Ode” from quarantine, and have been finishing up my record remotely with Mike and Gabe. One of my best friend’s dad is a practicing buddhist, so he’s been sending me some really powerful literature each day, helping me move towards a more organized spiritual practice. All we can do right now is sit in this and keep in touch with the ones we love, so that’s my work.

I love Rosie Tucker’s record Never Not Never Not Never Not. Miss Grit played one of my favorite shows of the year opening for Daisy the Great at Rough Trade in August. Briston Maroney is making really powerful records. and Claud of course! One of my friends has a new project called Honeywhip, which I have been literally playing on repeat.

Hey uh, I’m a catholic 16 year old who is deeply afraid my church will hate me if they knew I was gay, and seeing your prayer posts and the posts about loving gay people in the church made me cry. Thank you.
Hello there, anon! Please know you are seen and known and very loved both on this blog and more importantly by God Himself. This is a safe place to talk and you are always welcome to send me asks or messages as you feel comfortable to discuss these topics as well as anything else that you may be going through. I have a lot to say on this topic so please bear with me, and I know it’s long but I have a lot of really great resources about halfway through so please read to the end if this affects you or those you know and love.
My heart really goes out to you, anon, because that’s kind of the situation I myself am in also. I’m bi and not really out besides on this blog and to a small handful of close friends. People in the Church make it very hard to come out, and I don’t think sometimes they even really recognize that they’re doing it. That being said, being bi makes it a little easier for me to be straight-passing, especially since being a devout Catholic I only date men so I don’t raise as many eyebrows this way. I don’t know the specifics of your sexuality but I know that if you are higher on the Kinsey Scale that it is probably a little harder to remain under everyone’s radar so to speak.
It is my personal belief and that of many others within the Church that it is not having the same-sex attraction (SSA) that is problematic/sinful but the choices some of us in the community make with regards to that which is problematic/sinful. However, there are those Christians who take the complete opposite stance, one of rejection rather than love and inclusion, within our churches. I know how hard it can be to allow yourself to open up and be vulnerable with regards to this topic when the fear of rejection and retaliation, and even abuse and violence, are possibilities. My hope is that we can spread enough love and awareness and promote the Golden Rule in our churches to the point where everyone will be welcome. Oftentimes it is those people that the Church rejects that need Her the most. Those who have SSA are part of this group. But the Catholic Church (I’m not sure about the other denominations) is attempting to overcome this issue and in fact has a section about it in the Catechism of the Catholic Church (CCC):
“The number of men and women who have deep-seated homosexual tendencies is not negligible. This inclination, which is objectively disordered, constitutes for most of them a trial. They must be accepted with respect, compassion, and sensitivity. Every sign of unjust discrimination in their regard should be avoided. These persons are called to fulfill God’s will in their lives and, if they are Christians, to unite to the sacrifice of the Lord’s Cross the difficulties they may encounter from their condition.”

One thing that we with SSA have to ask ourselves is “Now what?” Now that I, a Christian, know and have accepted that I have SSA, what do I do? Usually there’s a dichotomy in people’s minds that I can only be closeted or out and living a gay lifestyle. But there’s a third, middle-of-the-road option. You can follow Church teaching while avoiding the occasions of sin that come along with being gay. This means abstaining from sex with those of the same sex, avoiding marriage outside of a Christian marriage, and avoiding dating those of the same sex as well. If you are bi like me, you can still be called to the vocation of marriage so long as you date and marry as God intended. Otherwise, you still have access to the vocations of the priesthood (if you are a man), religious life, or consecrated singlehood.
It’s not easy to be a Christian and have SSA. It’s not always easy to follow the rules. But it’s also not easy to be a Christian and be a fallen human being in general. It’s not always easy to follow the rules then either. And sometimes we may fall in our attempt to be Holy and follow what God wants us to do, but we just have to pick ourselves back up and ask God for another chance, which looks like going to confession and asking for God’s forgiveness.
It’s not easy to be a Christian and have SSA, but I know that my life would be so much worse off if I did not have God leading me through it. It would be easier to just live a hedonistic lifestyle and do whatever I wanted, but there’d still be a void that I could not fill, a God-sized and -shaped hole that only He can alleviate. So no it’s not easy. But it’s what’s right, and at the end of the day, I’ll do whatever it takes to keep my relationship with God going strong because that’s the only source of undying unconditional love that any of us can receive.
My hope and my prayer for you, anon, and anyone else who may be reading this that has SSA, is that you find the path that God is calling you to. That you will always find love and acceptance within the Church. And that you may have the strength, courage, and dedication to follow God’s law even when temptation comes. May you always have the power to stand up for what is right, even if most of the world disagrees with you. And may God watch over you and be merciful towards you all the days of your life, until you get to meet Him face to face on the last day.

Chicago, that toddlin' town
I guess very deep inside I love it: I always end up visiting freezing places in December for a quick holiday before the actual big holidays. First it was Russia, then Finland, London and now Chicago. I must definitely have a fetich with the cold, because it’s really unbearable with -18C, and yet, here I am.
Chicago is cold, yes. But it’s wonderful as well. I can’t wait to come back during summer time. If I find it gorgeous already, I can’t imagine then. Winter isn’t that bad either: all the beautiful places you want to go, see and know are actually empty, picture-perfect awaiting for you and your enjoyment. Some rooftops get cold very easily but, there are other closed ones, surrounded by glass, already ready to fight the winter back, gifting you a beautiful sight of Chicago lights within the comfort of AC.
You breath and eat its culture. People are polite. The American flavor is present in every corner. It’s hard to describe a particular neighborhood or place; instead, you just have to wing it to discover it. If, as per my point of view, New York City is the heart of the US (at least on the East Coast), where the culture beat and rhythm is determined, Chicago must definitely be its lungs: the air is fresher, the city is cleaner, more tidy yet exciting, smaller but rich, more elegant and better taken care of, making sure the blood stream fluids hassle-free in this living being that is America. I mean, it’s called the Windy City for a reason!
A mix of Sydney, San Francisco, Singapore and Sweden (all of them with S - such a weird coincidence) with a dash of Toronto and Austin, this is a perfect merge of everything. What Yangon is to SEA, I believe Chicago is to North America’s East Coast.
Downtown Chicago, The Loop & River North, the main stuff.
Michigan St. is one of the city’s main arteries, it’s fully decorated, with its fancy boutiques, stores and hotels, charming the riverwalk and its surroundings. The sharp cold, the one that makes you feel like you are about to lose your fingers in any sudden bump or gentle touch, paints the city with a crisp white - still figuring out whether it actually came from my frozen watery eyes or the snow itself. Regardless, it’s indeed a charming Winter Wonderland.
Arriving from O’hare to any part of town is quite easy thanks to the CTA. I went off on Washington stop and walked a few blocks reaching my friend Gabe’s house by New East Park. A compulsory stop at Millennium Park, with a visit to the wrongly named “bean” (it’s actually named Cloud), the Art Institute of Chicago - awarded the best Museum in the World by Trip Advisor until 2018 for four years in a row - is a must. But what is even more important is to try Chicago’s pizza emblem: the stuffed pizza pie at Giordano’s. It has multiple locations, -the original one being at River North- and its menu is full of the good stuff. We went to the one by the Bean instead, and be prepared: it’s a lot of food and it will take at least 45 mins to reach your table. So don’t get fooled, try to hold on and avoid ordering appetizers, don’t be like us, if not you’ll get super full before the main food star. It’s rich and full-filling, the doe is fantastic, it honors the actual “pie” name it stands for, the sauce is delicious and the stuffing reminded me of the pizza rellena my Nona used to make, although with a complete different taste (ours was way better, coz it had bacon, anchovies and eggs).
After an evident food comma, be prepared to check out a wonderful sunset at London House, a hotel & rooftop bar strategically located on the intersection of Michigan St. and the Riverwalk, where you can be mesmerized by Chicago’s skyline. If you are visiting in winter, remember to drop by early (sunset in December happens approximately around 4:30pm), and if you are checking it out during summer nights, be ready for some music and fun until late.
A great winter alternative is The Signature Room & Lounge - a closed yet wonderful restaurant, located on the 95th and 96th floor of one of Chicago’s tallest building. A reminiscence of the Hyatt Hotel in Tokyo and a flashback to Charlotte’s wondering sights at the massive windows in Lost in Translation happens when you first face those monumental glasses, while being charmed by Chicago’s lights and movement. From 5 to 7 there’s a very convenient happy hour, so be mindful to check it out: Prosecco for me, Old Fashion for Gabe. Another incredible talk for our memories.
Right next to it, you can find The Drake Hotel, now owned by Hilton, also known as the place where Al Capone lived here in Chicago.
When it comes to dinner, man, you’re in a pickle! Chicago is known for its food scene and for a reason. It’s foodie’s heaven. Thankfully, talking with locals, residents and cross-checking with blogs and seasonal magazines, I can undoubtedly say that The Purple Pig is the place to go. Mediterranean cuisine with a twist, with a wonderful collection of wines and charcuterie. We shared three delicious dishes: whipped feta with honey and sweet heirloom tomatoes, butternut squash with peanut butter and adobo, to finally wrap it up with an exquisite Spanish grilled octopus with potatoes and pesto greens, which made us end up with no extra room for dessert - my friend Belu would be so disappointed on me.
Right across the street, you can take some pictures at the Intercontinental Hotel, which hosts Michael Jordan Steakhouse (not a biggie, but it’s kind of funny that this legend, Mike 23, has a restaurant on his own). Wrap up your night with some blues. Walk down the area to find your favorite bar, hopefully one with no or little cover fee. We went to Blue Chicago ($10 bucks), grab a IPA Goose Island beer (the local brew) and enjoy some tunes. It was really amazing - I could listen to this music all day long.
Up North: Old Town, Wicker Park & Longan Park, the cool stuff.
Head up to Old Town, near Lincoln Park. Take the brown line (if you manage to activate your CTA card, it’s not an easy task if you don’t have a US phone number) and travel 4 long stops. This neighborhood holds St Michael’s Church, one of only seven buildings to survive the Great Chicago Fire of 1871. Start your tour over there, and check out the beautiful architecture that surrounds it. It’s an extremely weird merge of modern and old buildings and styles, with some very well preserved gems. Same happens downtown. I guess that after the fire, the city really focused on keeping its charm as untouched as possible. And damn they are doing a great of a job at it!
Up there, one of the main roads - which is also a National highway - is North Wells Street (IL-64 Route, oh well hello New York’s BQE deja vu!) and check out Second City, an iconic Comedy Club and Theater in the US - thanks Juan for the tip!-. It started as a small cabaret theater nearly 60 years ago and has since become the world’s premier name in improv-based sketch comedy and education. Steve Carell, Stephen Colbert, Chris Farley, Tina Fey, Bill Murray and Mike Myers are just some of the name-dropping figures that appear as their alumni.
Right in front of it, there’s Foxtrot Cafe, a wonderful and warm place where to have breakfast. It’s iconic spicy chicken biscuit is a must, and you can pair it with the coffee of your choice. Almond cap for me. After some needed calories to fight the -8C temperature, I headed east to Wicker Park.
What a wonderful place. It’s dodgy, ruined down and hipster-looking. It is truly fantastic. The best of British’s Shoreditch with the untapped, gritted vibe of Brooklyn’s Bushwick or Flatbush, with the crazy look of Seattle’s Pike/Pine-Capitol’s Hill. This is where High Fidelity (2000s, John Cusack in a record store movie) was shot. Gentrification is the hype word you’ll hear, but still, Wicker Park remains a vibrant hub of culture and commerce in Chicago, riddled with boutiques, restaurants, cocktail bars, concerts venues and condos. It’s main area is located around the six corners of Milwaukee, North and Damen Avenues.
Starting from Milwaukee Ave. South, make a compulsory stop by Myopic Books, a nerdy paradise for all second-hand book fans. Continue your literally hunt down by Milwaukee Av and rejoice at Volume’s Book, get the warm hot cocoa you were craving for while writing your travel blog post about Chicago or read a new book instead. For a more funky venue, walk down a few more steps to find The Wormhole, Chicago’s most visited coffee shop.
The Wormhole is a place very hard to define, so I will just say that is an '80s-themed rustic coffee shop, complete with a DeLorean, pouring locally roasted coffee. It’s a fun place with great music and even better wifi. It’s easily and strategically located before arriving to some of greatest stores by Milwaukee Ave. Make some time to check out all the fantastic the second hand, vintage and thrift shops like Kokoroko, Free People, & or if you prefer, stop by Reckless Records for some great music discounts.
Make yourself some time to check it by night as well, you can have fun at Emporium, the great arcade place or even have a drink or two at Davenport’s, the great piano bar and cabaret.
The best place - and most iconic one - to have a cozy, all-time-classic lunch is Dove’s Lunchonette, inspired in old ‘60s and ‘70s Chicago’s soul and blues. It’s really fantastic. Becky (almost certain that was her name) is the great waitress that will recommend you all the goodness available in the menu and refill your coffee or tea, always with her laugh and great vibe. Make sure to appreciate the tunes and the environment, it’s a great memory from this city. A delicious poblano pepper filled with chicken and cheese, deep fried in delicious crumbles, topping a side of mexican rice with house, home-made spicy sauce. Yummy.
Continue your exploration heading towards Logan Place, where more cool stores like tattoo parlors and skate stores are located. Don’t miss out on the street art scene and the 606, the Chicago’s Highline. Make a stop at the “Greetings from Chicago” mural and don’t hesitate to refuel at Colectivo Coffee, a great place where co-working and coffee brewery merges.
Going West: Fulton Market, Greek Town and West Loop
This is THE place to eat. All of Chicago’s top restaurants are here, even the ones that have their venues by the riverwalk, they know they need to be here as well. We tried out luck at Au Cheval, named the best burger in America for a while, but it comes with a cost: an hour and a half waiting queue. Instead of getting our burger treat, with it’s typical knife on top, resembling some kind of conquest your stomach is about to achieve and colonize, we decided to give Green Street Smoked Meats a chance. This is one of Gabe’s favorite spots in Fulton Market, and it’s a nice and fancier Texas Smokehouse. Communal, big tables, great music and vibe, where to find delicious BBQ, even better brisket which we tried to tuned down with healthier sides such as yummy broccoli salad as well as the traditional pickle cabbage one, are there to ignite your night.
The Green Door Tavern is an awesome tip my parents gave me. Apparently, it was vox populi back in the ‘20s that the establishments that had a green door, hosted a speakeasy inside and did not respect the prohibition rules of no-alcohol. So, let’s party like it’s 1921 and enjoy a drink or two in here! Once you enter, it just look like a regular, sports and antique bar, where memorabilia and Irish Pub look-and-feel rules the place. Yet, do not despair: head to the back, go down the stairs and before reaching the bathroom, try to listen to the music. A wall, a tricky one, hidden behind a books and ornaments shelf, you shall find Heaven’s door. A funky, old school, hour-o-clock-show bar, where to enjoy strong cocktails, and around the clock shows. Music, magic or, it’s signature event: burlesque. After choosing your drink from a very unique tarot-card-like menu, indulge yourself in the ‘20s era with the surprise show and the old-school videos played on the stage curtains. It’s a fantastic experience!
Visit the Hoxton hotel (always beautiful, never disappointing according to my experiences in Brooklyn, Paris and now Chicago) and head up to it’s rooftop restaurant Cabra - a Peruvian fusion delight. Great for brunch or lunch, we indulged on it’s sample menu and enjoyed some fresh guac and chips, a pulled pork belly sandwich, a tuna tiradito, goat empanadas and some delicious mango and chocolate dessert. It was a perfect Thursday food-comma.
Before leaving Fulton Market, walk around and visit the brand new Time’s Out Market. Contrary to the Hoxton experience, Time’s Out is a great content platform with great venues around the world. Although, no market is as nice and as delicious as the Lisbon one. It was the first Time’s Out market they launched, and although I’ve visited some others like New York’s or Chicago’s, they do not manage to create the same vibe and atmosphere you can find in Lisbon. Chicago’s one is nice and you can find top names such as The Purple Pig and so on, but maybe you wanna give some of the surrounding restaurants a try before choosing Time’s Out Market.
Wrap it up by Navy Pier & a bis on the Riverwalk
While my stayed in the Windy City was coming to an end, I went to the Navy Pier for sunset to be wonder by the Michigan Lake and its view. We also walked down again the main road and visited The Protein Bar, a healthy venue were wraps and juices are top notch and you with your purchase you contribute to a local start-up. You can also check out a top view of the Bean and the Millennial park at Cindy’s, the rooftop of Chicago’s Athletic Association. Visit the Public Library and imagine yourself studying at the same booths or with the same texts Obama once did. Have a coffee by the Theater District at Goddess and the Baker.
Head to Nonnina for some yummy Italian and even better service. We had some wine, pasta and salmon to celebrate my last night in the city. Call it a day by visiting another Varela’s Family recommendation and favorite: The Redhead Piano Bar. This energetic, fun and light-hearted venue is a fantastic spot where to drink your sorrows away, sing your heart out and laugh as hard as you can. The talented crew at the piano and mic will sing your requests for tips and will cheer and entertain your night with fine tunes, Chicago’s stories and public interaction that will certainly lift any night and place a unique bow on your unique Chicago Farewell.
4 days in Chicago is not enough, specially if the cold forces you to be inside. I guess the same applies in summer: it wont be enough either due to the outdoor activities the city will offer. Next time I will drive a little bit uptown heading to Superdawn, the traditional and well known Chicago sausage drive thru. I would also love to visit Manny’s Place, a traditional deli that’s been around for quite a while now, as well as to Kingston Mines, the traditional blues bar near Lincoln Park and Zoo -which we did actually go but too early for a show- as well as another fun and very hard to find ( I need to research a little bit more) tiki-bar speakeasy called three dots and a dash. Chicago, you’ve been awesome - I’ll be back!

Canadian Authorities Can’t Recognize Child Abuse When They See It By Max Derrat
Remember when you were in elementary school… and all the kids had regular, boring names like Scott, David, Kelly and Emma? Yet, there was that one kid who had a weird name like Ferdinand or Amaryllis… and all the kids picked on them for their name? We’d be all like… “god, their parents must really have it out for them to give them a name like that.” Well, I’ve got a story for you that is sort of a… let’s say… modern update to that childhood trauma. Let me introduce you to a Canadian parent named Kori Doty. She is a self-identified ‘non-binary trans person’, and is also a Max Derrat-identified child abuser. She recently had a child she named Searyl Atli. Since Searyl’s birth last November, Kori has been fighting to keep her baby’s gender off government records. In an interview with the CBC, Kori said she is “raising Searyl in such a way that until they have the sense of self and command of vocabulary to tell me who they are.”
Kori added: “I’m recognising them as a baby and trying to give them all the love and support to be the most whole person that they can be outside of the restrictions that come with the boy box and the girl box.” In order to reinforce her world view, she has been trying to get the provincial government of British Columbia to issue a birth certificate without a gender marker. While the baby has received health cards with an “undetermined” gender, Searyl has yet to receive a birth certificate to Kori’s liking.
So not only is Kori’s baby named Searyl, but the baby doesn’t have a gender. It’s almost like she wants the school-kids to crucify her child during recess. The now deleted tweet also included a handy chart denoting the proper usage of gender pronouns. The chart included traditional pronouns such as he, she, and they and lesser known pronouns such as ze, zir, and eir. It's no secret that this tweet follows in the wake of Bill C-16, the very same bill Professor Jordan Peterson criticized as infringing on freedom of speech. Bill C-16, which passed June 19th of this year, criminalizes using incorrect gender pronouns with fines and possible hate crime charges.

There’s nothing that makes me feel more satisfied than when I see the internal inconsistencies of progressive leftism exposed. Pro-tip to anybody who detests a particular segment of the radical leftist movement and wants to see it collapse: single out the lead voices and ask for their thoughts on Jews (I’m being facetious by the way).
About a week ago, during a gay pride parade in Chicago, three people were ejected for carrying pride flags emblazoned with a Jewish Star of David. When organizers tried to rationalize their decision later on, some bizarre statements were made. In a blog post on chicagodykemarchcollective.org, the flag carriers were accused of “expressing Zionist views that go directly against the march’s anti-racist core values.”
One of the flag carriers, named Laurel Grauer, said that she has marched for ten years with the flag. During the march, organizers, volunteers, and other marchers expressed views that can be summarized into one sentence: “You have to leave because you are making people feel unsafe. You are putting them in danger by being here.”
When Laurel expressed support for the State of Israel, she also tried to state a belief that there should be a free and independent Palestine. But nevertheless she was shut down with the following: “You cannot be Zionist and believe in a Palestinian state, Zionism is inherently racism.” Laurel followed up with the following question to one of the organizers right before she left: “So you are asking the two people carrying Pride flags with Jewish stars on them and the ‘God hates fags’ contingent?” The volunteer answered: “yes”.

Vice Fighting Back Against Archiving

Archiving Services such as the Wayback Machine, archive.is, megaladon.jb and others, are now joining the ranks of Discord and 4chan as “right-wing” websites and online services, according to Vice News. Vice has changed its website so that it is very difficult to view some archived articles posted on their website. For example, while attempting to archive some Vice articles using the Way Back Machine, users will be greeted with a 404 error: “page not found.” While one can still take screenshots of webpages, screengrabs are always susceptible to claims of modification. A webpage can still be saved as html to one’s computer, but Web Browsers FireFox, Chrome, and Edge will have problems displaying the saved webpage, while only Internet Explorer is able to display the html in its entirety.
Vice has decided to go this route because they are “taking a stand against Racism, Bigotry, and Islamophobia,” and that archiving services are being used by “right-wing activists to discredit us and other reputable news outlets.” Vice claims that by archiving articles, Vice isn’t given the chance to “update, remove or edit” the original posts and that their reputation is being damaged in the process.
However, isn’t the point of archiving services supposed to “archive” what was originally written, as well as show the changes that have been made? And, should we be putting the trust in “news outlets” such as Vice to show any edits to articles they post?

Chicago Marathon
Prior to the Chicago marathon, I had pre-written this seasons final blog post. But as the saying goes, anything can happen on any given Sunday, and that’s exactly what happened. So here is the new version.
It has finally arrived ladies and gentlemen—the moment we all have been waiting for. On Sunday, October 7, I towed the line with thousands of runners from all over the world to make a dent in history and run the 2018 Chicago Marathon. It’s been a long few weeks.
There is a hidden secret among athletes: You should never try anything new on race day. Stick to what you know. I had the perfect training cycle. Consistency is key. I had successfully completed every long run and a mini triathlon. During the middle of the training cycle I wanted to boost my training with something extra, so I took the advice of a friend, coach Kai with City Runners and began weightlifting once a week. Strength training had already been part of my training prescribed by my running coach Josh, but weightlifting was never on the docket. Runners secretly fear that weightlifting adds pounds to the runner in turn making the runner slower and heavier. Coach Mike with Next Level Fitness has been ensuring for the last few weeks of marathon training, that I stay injury free. Consistent in my running and weightlifting. Yea, I got this. I am in great shape. I was ready to run, so why not change things up a bit.
Maurten sports fuel has recently been considered one of the top fueling methods for athletes. Used by the top runners in the world, it is known for its performance enhanced ingredients. Maurten products offer a large serving of carbohydrates with minimal effort: up to 80 grams of carbohydrates per serving package. A few weeks prior to the marathon, I had ordered a supply of the Maurten drink mix 320.
In training, I had been using Honey Stinger Organic gels. Honey Stinger is a good product. The packet is worth 25 grams of carbs, but I noticed that after taking the gels, I would become thirsty. I had no problem dealing with this during training. On my long runs, I would stop at numerous locations throughout my community to get water. Therefore, when the Maurten drink mix appeared on my Instagram newsfeed as a sponsored post, I figured I should look into it.
After two weeks of research, I knew this product was all I needed to cross the finish line successfully. It would give me the carbs that I needed and keep me hydrated at the same time. On paper, it was perfect.
Sunday morning. It was 50 degrees and raining. The gun went off at 7:30 a.m., and I began my race. Running through Chicago, the crowds were wild. So many people came to watch the race. A runner could feel like a rock star with the cheers from the crowd. The adrenaline rush took over my body and I flew to the 5k line.
I had planned to drink my power drink every 5k to slowly fuel for the entire race. I crossed the 5k mark. Without looking at my Garmin, I knew I was flying. I just didn’t care. This was it, all of the training and work I had put into this, it was all or nothing. I told myself leave it all on the course. I drank more of my fuel.
My first impression of the drink was that it had no taste. No flavor, but the texture felt a bit rocky. I swallowed it slowly, even though it wasn’t sparking my taste buds. I had trained myself to drink my fuel and run at the same time. At the 10k mark, I drank more fuel. The second serving was not as harsh as the first; however, my stomach became upset. I continued to drink my fuel until mile 10.
Between the 10k and the half marathon point, I could feel my body began to slow down. Have you ever been on the highway and the gas light comes on? Depending on your car, you think to yourself “Hey, I’ve got another 40 miles ‘til empty.” So, you keep driving to see if you can push the limits to get to the gas station. My gas light came on and I decided to push it.
I felt sick to my stomach and my thirst felt as though nothing could quench it. At that moment, I knew I had made a mistake. I crossed the half marathon point at a slower pace than when I began. My accountability buddy Joseph was waiting, all smiles and cheers, for my half way accomplishment. I stopped my watch and went to the sidelines to tell him I felt a little sick and was unable to keep drinking my sports drink. I told him I would keep going and see him at the 22-mile mark.
Between 13 and 22 miles, it was a nightmarish blur. I have never vomited so much in my life. Anything I put in my mouth wouldn’t go down my throat. It was the worst feeling in the world and I knew the race was over. Gatorade and even plain water made me sick. Every water stop, I tried to drink but nothing would work.
When I finally reached the 22-mile mark, I sat on the ground and hoped the sickness would go away. It didn’t. Joseph saw me on the sidelines of the course. He told me I looked “green.” Since he and I love to crack jokes, I figured he was messing around, but he wasn’t. During our conversation, I told him, “I wasn’t sure if I could do it. I’m really fucked up.”
He asked me, “Do you want to pack it up and quit?”
I said, “No. I don’t care how long it’s going to take, but we are going to get to the finish line, just stay with me. I need you to stay with me. If I fall out, at least you are here.” I had dropped to a 40 minute mile. My head was spinning from nausea and my stomach was upset. I had given up on any food or drink. I felt like I would drop dead at mile 25. My accountability buddy had escorted me until he could no longer cross the barrier. As race officials began to take down the mileage signs and clean up the course, I was forced to walk the final mile of the Chicago marathon alone.
I crossed the finish line in 6 hours and 44 minutes. I earned that medal.
After turning off my Garmin, I had set three personal records: 24:00 5k, 53:00 10k and 2:07 half marathon. I began to cry.
So now what? It seems like not so long ago I began running and turned my sights to completing a marathon. As a full-time working mom of four children, there are many things that I neglect to say. But this time, I will say what’s on my mind.
Yeah, I fucked up.
I have to be honest with myself and to those that have helped me get to where I am. When we lose the ability to be honest with ourselves, we lose who we are. I believe that honesty is instrumental key to my success. People like to censor the truth. Maybe it’s a pill that they don’t want to swallow. Today, I am going to swallow this pill.
I’m not sad or regretful of my choice to try a new energy drink. I wanted something new and I paid the price. All the months of running, strength training all went out the window. I have always been the kinda person that knows what they want in any aspect of life. I wanted to be able to finish the marathon not only in a respectable time frame but knowing that I had given it all that I had and came out on top. Jokes on me. I got what I asked for, but not in the way I had expected. I wonder, if the drink had worked to perfection would it have been something else that could have hindered my performance? The rain, maybe the wind? It was a cold day.
It’s been two weeks since the race and I have cried. A lot. I cried at the finish line, in the shower after the race, in the middle of the night, on the train going to work, at work. I am still crying. Literally. This shit hurts. My pride, self-esteem and emotions have taken a hit. In a way, I am somewhat happy that coach Josh is out of state; that way I don’t have to explain to him in person what happened. If I had to be subjected to see the look of disappointment in his face from my performance I don’t think I could handle it. It hurts badly. I have gone over and over in my head how I could have done things differently. Maybe had a plan B or C in play. But I only had plan A.
I tell my kids all the time that when things don’t go your way in life, get back up and try again. With some love and snuggles I say to them, “Be strong my love. You are strong.” I am sure they can see the confidence in my eyes when I tell them that. It seems to work, and off they go. I have looked at my reflection in the mirror numerous times these past few weeks and talked to myself.
My two-week running vacation is over. I am going to pick up all the pieces that I dropped along that course and put myself back together. I consider myself a year round runner, so there will be no break in my training. The leaves have begun to change and the temperatures have dropped. Fall is officially here. During the spring 2019, I will focus on races below the marathon and in May 2019 begin training for Chicago 2019.
Come on, you know me. Why would I go out like a sucker? Anyone can finish a marathon, but I don’t want to be just anyone. I have said it in previous blogs, I will do whatever it takes.
Running has become the biggest mystery and adventure of my life. It has been a bumpy ride. With that being said, I don’t intend on getting off at the next stop. I love a good challenge. It makes the end result even better when there is some resistance.
This race will go down in my running history not only as my first marathon but as the marathon where I became physically and mentally undone.

3 Charts That Show How “Enormously Overvalued” The Average Stock Is
Last week in Outside the Box (my free newsletter for investors), Jim Mellon shared some good advice on picking stocks in the Age of the Index Fund. Jim said,
[C]ommitted investors should make a list of companies that they really like, know about, and want to own—at the right price. If the shares of those firms are too high, put in limits, possibly 20–30% below current levels, and wait. Don’t let cash burn a hole in your pocket—let the stocks come to you, and don’t chase.
Within a day of publishing Jim’s piece, my friend Vitaliy Katsenelson’s quarterly letter to clients landed in my inbox, and I thought it would make a good follow-up to Jim’s article.
Vitaliy is one of today’s most outstanding value investors. He’s the author of Active Value Investing and The Little Book of Sideways Markets.
Vitaliy leads off with a statement that many of you will resonate with: “We are having a hard time finding high-quality companies at attractive valuations.” He then lays out the case that “the average stock is overvalued somewhere between tremendously and enormously.”

High-Quality Companies Today

We are having a hard time finding high-quality companies at attractive valuations.
For us, this is not an academic frustration. We are constantly looking for new stocks by running stock screens, endlessly reading (blogs, research, magazines, newspapers), looking at holdings of investors we respect, talking to our large network of professional investors, attending conferences, scouring through ideas published on value investor networks, and finally, looking with frustration at our large (and growing) watch list of companies we’d like to buy at a significant margin of safety. The median stock on our watch list has to decline by about 35–40% to be an attractive buy.
But maybe we’re too subjective. Instead of just asking you to take our word for it, in this letter, we’ll show you a few charts that not only demonstrate our point, but also show the magnitude of the stock market’s overvaluation and, more importantly, put it into historical context.
Each chart examines stock market valuation from a slightly differently perspective, but each arrives at the same conclusion: the average stock is overvalued somewhere between tremendously and enormously. If you don’t know whether “enormously” is greater than “tremendously” or vice versa, don’t worry, we don’t know either. But this is our point exactly: When an asset class is significantly overvalued and continues to get overvalued, quantifying its overvaluation brings little value.
Let’s demonstrate this point by looking at a few charts.
The first chart shows price-to-earnings of the S&P 500 in relation to its historical average. The average stock today is trading at 73% above its historical average valuation. There are only two other times in history that stocks were more expensive than they are today: just before the Great Depression hit and in the 1999 run-up to the dot-com bubble burst.

We know how the history played in both cases—consequently stocks declined, a lot. Based on over a century of history, we are fairly sure that, this time too, stock valuations will at some point mean revert and stock markets will decline. After all, price-to-earnings behaves like a pendulum that swings around the mean, and today that pendulum has swung far above the mean.
What we don’t know is how this journey will look in the interim. Before the inevitable decline, will price-to-earnings revisit the pre-Great Depression level of 95% above average, or will it maybe say hello to the pre-dot-com crash level of 164% above average? Or will another injection of QE steroids send stocks valuations to new, never-before-seen highs? Nobody knows.
One chart is not enough. Let’s take a look at another one called the Buffett Indicator. Apparently, Warren Buffett likes to use it to take the temperature of market valuations. Think of this chart as a price-to-sales ratio for the whole economy, that is, the market value of all equities divided by GDP. The higher the price-to-sales ratio, the more expensive stocks are.

This chart tells a similar story to the first one. Though neither Mike nor Vitaliy were around in 1929, we can imagine there were a lot of bulls celebrating and cheerleading every day as the market marched higher in 1927, 1928, and the first eleven months of 1929. The cheerleaders probably made a lot of intelligent, well-reasoned arguments, which could be put into two buckets. First, “This time is different” (it never is), and second, “Yes, stocks are overvalued, but we are still in the bull market.” (And they were right about this until they lost their shirts.)
Both Mike and Vitaliy were investing during the 1999 bubble. (Mike has lived through a lot more bubbles, but a gentleman never tells). We both vividly remember the “This time is different” argument of 1999. It was the new vs. the old economy; the internet was supposed to change or at least modify the rules of economic gravity—the economy was now supposed to grow at a new, much faster rate. But economic growth over the last twenty years has not been any different than in the previous twenty years—no, let us take this back. It has actually been lower. From 1980 to 2000, real economic growth was about 3% a year, while from 2000 to today, it has been about 2% a year.
Finally, let’s look at a Tobin’s Q chart. Don’t let the name intimidate you—this chart simply shows the market value of equities in relation to their replacement cost. If you are a dentist, and dental practices are sold for a million dollars while the cost of opening a new practice (phone system, chairs, drills, x-ray equipment, etc.) is $500,000, then Tobin’s Q is 2. The higher the ratio, the more expensive stocks are. Again, this one tells the same story as the other two charts: Stocks are very expensive and were more expensive only twice in the last hundred-plus years.

What will make the market roll over? It’s hard to say, though we promise you the answer will be obvious in hindsight. Expensive markets collapse by their own weight, pricked by an exogenous event. What made the dot-com bubble burst in 1999? Valuations got too high; P/Es stopped expanding. As stock prices started their decline, dot-coms that were losing money couldn’t finance their losses by issuing new stock. Did the stock market decline cause the recession, or did the recession cause the stock market decline? We are not sure of the answer, and in the practical sense, the answer is not that important because we cannot predict either a recession or a stock market decline.
In December 2007, Vitaliy was one of the speakers at the Colorado CFA Society Forecast Dinner. A large event, with a few hundred attendees. One of the questions posed was, “When are we going into a recession?” Vitaliy gave his usual, unimpressive “I don’t know” answer. The rest of the panel, who were well-respected, seasoned investment professionals with impressive pedigrees, offered their well-reasoned views that foresaw a recession in anywhere from six months to eighteen months. Ironically, as we discovered a year later through revised economic data, at the time of our discussion, the US economy was already in a recession.
We spend little time trying to predict the next recession, and we don’t try to figure out what prick will cause this market to roll over. Our ability to forecast is very poor and is thus not worth the effort.
An argument can be made that stocks, even at high valuations, are not expensive in context of the current incredibly low interest rates. This argument sounds so true and logical, but—and this is a huge “but”—there is a crucial embedded assumption that interest rates will stay at these levels for a decade or two.
Hopefully, by this point you are convinced of our ignorance, at least when it comes to predicting the future. As you can imagine, we don’t know when interest rates will go up or by how much (nobody does). When interest rates rise, then stocks’ appearance of cheapness will dissipate as mist on the breeze.
And there is another twist: If interest rates remain where they are today, or even decline, this will be a sign that the economy has big, deflationary (Japan-like) problems. A zero-interest rate did not protect the valuations of Japanese stocks from the horrors of deflation—Japanese P/Es contracted despite the decline in rates. America may be an exceptional nation, but the laws of economic gravity work here just as effectively as in any other country.
Finally, buying overvalued stocks because bonds are even more overvalued has the feel of choosing a less painful poison. How about being patient and not taking the poison at all?
You may ask, how do we invest in an environment when the stock market is very expensive? The key word is invest. Merely buying expensive stocks hoping that they’ll go even higher is not investing, it’s gambling. We don’t do that and won’t do that.
Not to get too dramatic here, but here’s how we look at it: Our goal is to win a war, and to do that, we may need to lose a few battles in the interim.
Yes, we want to make money, but it is even more important not to lose it. If the market continues to mount even higher, we will likely lag behind. The stocks we own will become fully valued, and we’ll sell them. If our cash balances continue to rise, then they will. We are not going to sacrifice our standards and thus let our portfolio be a byproduct of forced or irrational decisions.
We are willing to lose a few battles, but those losses will be necessary to win the war. Timing the market is an impossible endeavor. We don’t know anyone who has done it successfully on a consistent and repeated basis. In the short run, stock market movements are completely random—as random as your trying to guess the next card at the blackjack table.
However, valuing companies is not random. In the long run, stocks revert to their fair value. If we assemble a portfolio of high-quality companies that are significantly undervalued, then we should do well in the long run. However, in the short run, we have very little control over how the market will price our stocks.
Our focus in 2016 was to improve the overall quality of the portfolio—and we did. We will stubbornly continue to build a portfolio of high-quality companies that are undervalued.
The market doesn’t need to collapse for us to buy new stocks. The market falls in love and out of love with specific sectors and stocks all the time. In 2014 and 2015, healthcare stocks were in vogue. But in 2016, that love was replaced by a raging hatred. We bought a lot of healthcare stocks in 2016. In the first quarter, REITs as a group were decimated and we bought Medical Properties Trust (MPW) at less than 10 times earnings and a near 8% dividend yield—more on that later. We also spend a lot of time looking for stocks outside the US, in countries that have a free market system and the rule of law.
The point we want to stress is this: We don’t own the market. Though the market may be overvalued, our portfolio is not.

On Saturday, the nation's capital was inundated with masses of loud, obnoxious, foul-mouthed Trump-hating women (and some men) at what was billed the "Women's March on Washington." The Guardian called the event a "spontaneous" action for women's rights, while Vox spoke of a "huge, spontaneous groundswell" behind the march.
While the mainstream media bombarded news consumers with news stories claiming few Americans were interested in the inauguration festivities, television ratings for President Donald Trump's inauguration were the second-highest Nielsen has recorded in 36 years, drawing 30.6 million TV viewers across 12 networks. Factoring in live streams provided by the networks, YouTube, Facebook, Twitter, and other online portals adds millions more viewers to the total. But what happened Saturday at the "Women's March" was not spontaneous. No mass rallies are, especially on the Left.
This so-called "protest", like the violent attacks orchestrated by the DisruptJ20 coalition on pro-Trump events such as Friday's "DeploraBall" at the National Press Club, was not an organically generated demonstration.
The usual culprits were involved behind the scenes using the same fascistic tactics they used to shut down the massive Trump campaign rally at the University of Illinois at Chicago in March last year.
The groups that organized the Women's March on Washington on Saturday were underwritten by radical currency speculator George Soros, the same man who says Communist China's system of government is superior to our own and that the United States is the number one obstacle to world peace.
The Soros people brought in protesters from all over the country to express their displeasure with Donald Trump on his first full day as president of the United States. These left-wingers don't accept the votes of the 63 million Americans in 3,084 of the nation's 3,141 counties or county equivalents who chose Trump as president. They keep telling themselves the lie over and over again that Trump is somehow not a legitimate president even though he received a majority of Electoral College votes, as the Constitution requires.
Writing in the New York Times, Asra Q. Nomani writes that "the march really isn't a 'women's march.' It's a march for women who are anti-Trump."
Nomani is a former Georgetown journalism professor and Wall Street Journal reporter who describes herself as "a lifelong liberal feminist who voted for Donald Trump for president."
She continues:
As someone who voted for Trump, I don't feel welcome, nor do many other women who reject the liberal identity-politics that is the core underpinnings of the march, so far, making white women feel unwelcome, nixing women who oppose abortion and hijacking the agenda. Nomani burnt the midnight oil poring over, in her words, "the funding, politics and talking points of the some 403 groups that are 'partners' of the march."
She discovered that "Soros has funded, or has close relationships with, at least 56 of the march's 'partners,' including 'key partners' Planned Parenthood, which opposes Trump's anti-abortion policy, and the National Resource Defense Council, which opposes Trump's environmental policies."
According to Nomani, among the Soros grantees designated as "partners" in the Women's March on Washington are MoveOn, American Civil Liberties Union (ACLU), Center for Constitutional Rights, Amnesty International, and Human Rights Watch.
In a spreadsheet she links to in her article she identifies plenty more organizations that are partners in the march that have received grants through the two major Soros philanthropies, the Open Society Institute and the Foundation to Promote Open Society.
Some of the other left-wing Soros-funded groups involved in the women's event were: Advancement Project; American Constitution Society; America's Voice; Arab American Association of New York; Asian Americans Advancing Justice; Center for Reproductive Rights; Color of Change; Communities United for Police Reform; Demos; Economic Policy Institute; Every Voice; Green for All; League of Women Voters; Make the Road New York; MPower Change; NAACP; NARAL Pro-Choice America Fund; National Asian Pacific American Women's Forum; National Council of Jewish Women; National Domestic Workers Alliance; National Network for Arab American Communities; National Council of La Raza; PEN America; Psychologists for Social Responsibility; Public Citizen; United We Dream; and Voter Participation Center.
Muslim terrorist supporter Linda Sarsour, president of the Arab American Association of New York, was deeply involved in planning march-related events. Sarsour has familial ties to HAMAS and works with the terrorist front group Council on American-Islamic Relations (CAIR).
One of the angry women to show up in Washington was the entertainer Madonna who told the crowd of Trump-haters that she thought many times about "blowing up the White House" but had decided against it because it "wouldn't change anything." She is expected to be investigated by the Secret Service. On stage, Madonna wore a "pussyhat" created for the occasion and used the F-word four times. The vagina motif among leftist protesters is nothing new. Code Pink has been using it for years. But it was given new life after audio footage was published during the campaign that captured Trump's locker room remark, "grab 'em by the pussy."
The marchers took the vulvar vulgarity a step further. Apart from the usual pro-choice and male-bashing placards, they carried signs reading: "My neck, my back, my pussy will grab back"; "Stay cunty"; "Pussy trumps tyranny"; "Keep your politics off my pussy"; "Mike Pence has never satisfied a woman in his life"; "Support your sisters not just your cis-ters"; "We are the grand-daughters of the witches you could not burn"; and "It's feminist not feminazi[.]"
The atmosphere in downtown Washington wasn't much different from the Democratic National Convention in Philadelphia last summer. The same in-your-face radicalism and hatred of cops and white people.
Radical documentary maker Michael Moore handed the microphone to actress Ashley Judd who read a goofy, childish poem aloud. "I feel Hitler in these streets," Judd said, "A mustache traded for a toupee. Nazis renamed."
So many washed-up celebrities turn to political activism as people stop caring about them. It's a coping mechanism Mother Nature invented to ease them into irrelevance. They shout and carry on and we forget about them.
Angela Davis, the academic and former Black Panther, spoke at the event. She was described by Elle as a "[c]ivil rights activist." The article left out that she used to be a fugitive and that she ran for U.S. vice president in 1980 and 1984, alongside Gus Hall, on the ticket of the Communist Party USA. In 1991 she was expelled from the CPUSA for opposing the coup against then-Soviet leader Mikhail Gorbachev. She joined an arguably more radical group called the Committees of Correspondence.
Davis's speech consisted of the usual tedious ultra-politically correct drivel, praising traitors, terrorists, and cop killers.
Women's rights are human rights all over the planet and that is why we say freedom and justice for Palestine. We celebrate the impending release of Chelsea Manning. And Oscar López Rivera. But we also say free Leonard Peltier. Free Mumia Abu-Jamal. Free Assata Shakur. "The next 1,459 days of the Trump administration will be 1,459 days of resistance," Davis said. "Resistance on the ground, resistance in the classrooms, resistance on the job, resistance in our art and in our music."
Davis saw no need to tone down her rhetoric because she was addressing true believers.
Her co-religionists were busy trying to burn down Washington in the days prior to her address.
Unrepentant terrorist and Obama pal Bill Ayers showed up in Washington for the inaugural festivities with his terrorist wife, Bernardine Dohrn.
"On our way to demonstrate for several days in Washington," Ayers wrote on his blog Jan. 19. The same day Ayers appeared on a TV show hosted by a fellow small-c communist, "The Big Picture with Thom Hartmann," on the Russian government controlled-RT America network.
Former President Obama launched his career in electoral politics in 1995 in the Hyde Park, Chicago living room of Ayers and Dohrn. They hosted a fundraiser for Obama for his run for the Illinois State Senate.
Austin, Texas-based anarchist Lisa Fithian also came to Washington to cause trouble. She led the union goons and anarchists who rioted during the 1999 World Trade Organization meeting in Seattle. She also organized riots as part of the Occupy Wall Street and Black Lives Matter movement and community-organized in post-Hurricane Katrina New Orleans.
She was part of the "queer dance party" Jan. 18 that was intended to intimidate Mike Pence at his pre-inaugural home in the Chevy Chase neighborhood in Northwest Washington.
"We are here to celebrate the queer liberation and say that love will trump hate," Fithian told CNN. "Mike Pence needs to find his heart and recognize that this is a country that needs to be loving and welcoming to everyone. If they want to make America great again, we actually need to embrace our humanity."
Black mask-wearing rioters destroyed private property a few blocks from the White House, smashing windows at a Bank of America branch, a Starbucks, and a McDonald's. They set cars and trash cans on fire and assaulted police using crowbars, bottles, and sticks. They blocked uniformed Air Force officers from entering the inauguration grounds. They injured at least six cops. About 3,000 local, state, and federal law enforcement officers were stationed in Washington, along with 5,000 members of the National Guard.
Perhaps unaware that he works for their friends in the Russian government, rioters torched the limousine of RT America broadcaster Larry King.
At least 217 individuals were arrested and charged with rioting. The U.S. Attorney's Office said each offender is facing up to 10 years in prison and a fine of $250,000.
The violence in Washington and cities across the country was organized by fringe-left groups that wield a lot of influence in organizing circles.
And as my colleagues at Dangerous Documentaries, the documentary-making division of Capital Research Center discovered, organizers from two communist groups, the Workers World Party (WWP) and the Freedom Road Socialist Organization (FRSO) were integral to planning DisruptJ20 demonstrations and riots across America during Inauguration Week.
Their research was highlighted in the popular 20-minute documentary, "America Under Siege: Civil War 2017," which is directed by Judd Saul, and written and narrated by eminent researcher of radicals, Trevor Loudon. It may be viewed for free online at Capital Research Center's website. At time of writing, the viral hit had been viewed more than 250,000 times on YouTube after being published Thursday at 11 a.m. Eastern time.
WPP First Secretary Larry Holmes, who adores the North Korean dictatorship of Kim Jong-un, vowed in a speech to prevent Trump from being sworn in as president. "Sisters and brothers, we are going to build through massive counter-inaugural protests on Jan. 20. We're going to shut this down. You know, Trump has started something. We're gonna finish it."
WPP youth secretary Ramiro S. Funez boasted in a speech that DisruptJ20 would be "one of the most important political events in modern history."
WPP youth leader Tom Michalak went to Moscow in 2014 as a guest of the Putin-funded group known as the Antiglobalization Movement of Russia. "The United States government is the greatest enemy of the peoples of the world," Michalak said.
Another WPP operative, Caleb Maupin, spreads anti-American propaganda as a journalist and political analyst for Iranian government-controlled Press TV and RT America, which is controlled by the Russian government.
"U.S. society born in racism, slavery, and the slaughter of the indigenous people, is now entering a deep political crisis," Maupin said at the New Horizon Conference in Tehran, Iran, in late 2015.
FRSO leaders Mick Kelly and Joe Iosbaker also helped organize DisruptJ20.
Losbaker helped organize the rioting at the March 11, 2016 Trump campaign rally at the University of Illinois at Chicago. Leftist violence forced Trump to cancel his appearance at the rally.
This is only the beginning. Get ready for four to eight years of nonstop violent activism and turmoil.
