Staging increases results. There is no question. Hands down. Our last two listings we agreed to allow our colleagues in the community to show #bywood2364 and this home #SeaView308 prior to market; neither had early takers. Each time we bring a home to market even the agents are surprised and impressed by the transformation. Most people simply cannot envision how a home can look. Adam and I have a knack for seeing through a homes current condition. Almost like Superman. We can see through what’s in front of us. Adam and I have actually purchased 4 homes for ourselves, none were Staged and all in very poor condition, we also built one home from the ground up. Staging and preparation is crucial in order to gain top results for your clients. A home is one of their biggest investments so we do not advise cutting corners. Had to give my intern Max a week off in order to catch up with everything he's been doing..... Residential Real Estate isn't what you learn in real estate school or about going to open houses and selling homes. Real Estate, Max is learning, is all about the little things. Here are a few scenes.. a day in the life, behind the scenes with Max. Rule 1. Mindset of a Realtor - (not all Realtors subscribe to this) ... A Realtor doesn't always get paid or even expect to get paid. A good Realtor simply helps their clients. One never knows what good may come by helping others in any scenario, real estate is no different. I personally believe helping others must be first on your list if residential real estate is something you would like to pursue. It would be very hard if it wasn't. Do to do, not because. . Max stuffed, sealed, purchased, stamped and mailed over 500 letters one afternoon. Our goal: to find a needle in a haystack or more specifically a rental for a very stressed out client. Expense: $300+ Monetary Return: Zero Personal Return: A very happy client. . Showing gratitude. Flowers are always nice. . Live in gratitude. How to describe this mindset? I suppose I always do regardless of my gain. I do to do and things usually work out. I don't measure or keep score. . It's been a busy month in the life of my intern. Timing could not have been more ideal. So many things came together in such a short time Max has been able to see quite a bit. . Good or Bad? When your clients walk into their own home and love it so much they want to move back? . . #Day4 Max got to witness one of our listings from "lived in" to "staged to sell". When @pamelastrikefullerton previewed the home during the chaos of the packing stage it made her hyperventilate. Just 5 days later, sellers were packed and moved. Monday the painters came in and toned down the brighter and darker colors. A sweet tangerine in one bedroom and the dining room from brilliant yellow to a more neutral color + a bathroom from chocolate to a lighter tone that brought out the beautiful stone and tile. After painting, followed a team of housecleaners + window washers. Sparkling windows are the best. Landscapers re planted and added a few pots with a pop of color. Power washing happened the week before. The final touch, staging by @bphome and photos by the one and only @quentinbacon .. key on lockbox, flyers made, disclosure link being prepared, ads placed.
