Factors Influencing the Price Tag: Swimming Pool Construction Costs in Bangalore
The garden city of India, Bangalore, is a hub of innovation and a place where many dream of owning a private oasis—a refreshing swimming pool in their backyard. But before you dive headfirst into this dream, it’s important to understand the factors that influence the price tag of building your own pool.
Swimming pool construction cost in Bangalore can vary significantly due to many factors , and understanding these factors will empower you to make informed decisions and get the best possible pool for your budget. Let’s take a deep dive into the key elements that affect the price.
Pool Size and Shape
This is the biggest influence on cost. Larger pools naturally require more materials and labour, pushing the price up. Simpler, rectangular shapes are generally more economical than elaborate, curved designs. While a kidney-shaped pool may be visually appealing, it will come at a premium compared to a classic rectangular one.
Depth and Features
Do you want a shallow splash pool for the kids or a deep-end diving zone? The depth variations will impact the excavation and material requirements. Additional features like waterfalls, fountains or built-in jacuzzis add to the complexity and cost of construction.
Materials
The materials used for the pool structure, walls and finishing will play a significant role. Concrete is the most common and durable option, but there are alternatives like fibreglass or vinyl liners. Each material has its pros and cons in terms of cost, aesthetics and maintenance needs.
Filtration and Water Treatment Systems
Keeping your pool sparkling clean requires a robust filtration system. The complexity of this system, along with the chosen water treatment method (chlorine, salt chlorination etc.), will influence the price. Consider long-term running costs as well, as some systems are more energy-efficient than others.
Surrounding Landscape and Decking
The pool itself is just one piece of the puzzle. The surrounding area—the pool deck, landscaping and any additional features like gazebos or pool houses—will significantly impact the final cost. Opting for a simple stone patio will be far less expensive than an elaborate deck with a built-in bar and fire pit.
Location and Labour Costs
While Bangalore might offer competitive labour rates compared to other metros, location within the city can also play a role. Accessibility of the plot and the need for additional hauling of materials may affect costs slightly.
Permits and Approvals
Obtaining the necessary permits and approvals from local authorities is a crucial step. Factor in the cost of these processes and any professional help you might need to navigate them.
Choosing the Right Contractor
Perhaps the most crucial factor influencing not just the cost but also the overall success of your pool project is selecting the right contractor. A reputable and experienced company will provide transparent pricing and high-quality work and ensure adherence to safety regulations.

THEME: Mermaids
This week’s games are all about swimming, stabbing, and sinking ships as creatures of the open ocean - or at least, a local body of water.
Siren Silk, by DOCTOR_dev.
Players take the roles of journeyfolk, the umbrella term for travelers that spread word and wares under the waters of the Swiften Sea, home of the branchia and their kingdom Ornata. Trade is done through any number of means: you can barter goods, harvest and deliver natural resources, craft at your traveling workshop, spin stories, or deliver news to the fringe settlements of Ornata.
Siren Silk is still a work in progress, but it has more than just mermaids on offer. You can play as various kinds of undersea folk, including sirens, krakens and sea serpents. Siren Silk is built on the Passkey System, which offers a diceless way to play, using something called EP. You have stat pools with various amounts of EP, which you can spend in order to gain a success; spend more EP, get a more effective success. You can also gain advantage or disadvantage in certain situations, which gives you discounts or higher EP costs. Your PCs might also take on conditions throughout their adventures that help or hinder them in mechanical ways, such as granting disadvantage, giving you extra EP, etc.
If you want to play this game with dice, there’s also a dice-rolling set of rules that correspond to the spending of EP, so I think Siren Silk has the potential to be flexible to your table.
Siren Squad, by Jennafiggers.
The Cerulean Sea needs your help! Join the Siren Squad, where you and your friends are rainbow mermaid secret agents. Summon adorable sea creatures, solve puzzles and explore for clues until you complete your Mission to keep the sea safe. This is a world where magic and technology intertwine, all sorts of fantastic sea creatures thrive, and friendship is the most powerful force of all.
Siren Squad is a cinematic game reminiscent of American Saturday morning cartoons where the heroes win and everything goes back to normal at the end of the episode. If you love the puny, light action of Totally Spies or Powerpuff Girls, the thematic characters of Streetsharks or Skylanders, or the off-the-wall adventures of Chalkzone and Ruby Gloom, you'll probably love this game.
This game is currently in play testing form, but the designers certainly seem to have high hopes for it! You appear to construct your character from a playbook, that is heavily themed to make each PC feel unique, powerful and dynamic. Right now there appears to be google sheet versions of the playbooks, which hold Quickstart characters for people who want to get a bit of a peek into the game before committing to purchasing. One of the cutest things in this game is the existence of buddy beasts! I have no idea how they work but the art for them is very very cute.
Storm Drain Mermaids, by Papertigress.
You are a feral mermaid. You and your sister sirens (the other players) live in the local city/urban waterways, each having a territory and rallying together in flood/drought/calamity situations for survival as needed…
Now is one of those times.
This is a simple one-page game that can be printed off and double as a character sheet for each player. Your mermaid has 5 stats, and a territory that “belongs” to you and therefore gives you an advantage when you act while within it. Each player also has a pool of “scales” that can be used to improve their chances with every roll, or to inflict penalties on an opposing force. The game feels balanced between chance and the spending of resources to ensure your character succeeds a healthy amount of the time. There’s also roll tables a-plenty here, to help the GM come up with ideas as the players swim through the world.
Under the Sea, by rzut-na-angielski
Over the years the story of The Little Mermaid and her horrid end was a cautionary tale for young merfolk. But you - a group of teenage friends - think that Ariel was right. Humans are sexy. Especially the one you’ve been stalking for the past month. If you can’t go up there, then you’ll have to make sure that your human gets to live under the sea with all of you. Play to hatch a polyglamorous plan to get your human some gills AND MAKE THEM FALL HEAD OVER FINS FOR ALL OF YOU!
A goofy game about falling in love and trying to get your crush to like you back, Under the Sea is 2 pages long and grants your character three simple stats: Fins, Heart and Mind. You also carry with you some kind of magic, although how you wield that magic appears to be up to player interpretation.
The game has a very clear endgame scenario: your Human mast have gills and/or be in love with you by the end of the game, or they will die / return to the surface world, never to be wooed again. The course of the game runs over three stages: finding your human, approaching them, and bringing them to the sea (where hopefully, they will fall in love).
Guardians of the Sea, by Ezra Tellington.
"Mermaids used to live in harmony with nature and, for the most parts, humans. Sure, homo sapiens sapiens was both nutritious and easy to charm, but mermaids held no animosity towards their prey. In the last century, though, everything changed: oil spills, plastics, whole species of plants and animals eradicated, what was one day an underwater paradise began to look like a wet wasteland. Mermaid population began to shrink and the remaining ones moved to further removed regions, where humans and their trash could not find them.
In the anarchist society of mermaids emerged harsh discussions: should they wage an actual war against humanity to defend their ecosystem? Some individuals insist that not all humans are at fault, but this opinion is getting less and less popular as the marine animals die out."
Guardians of the Sea looks to be a short game, approximately 9 pages long. The character skills appear to exist as rows of pips, similar to World of Darkness, which might be easy to manage visually. The game itself is mostly about capitalism and ecology; a war rising from the ocean as the onset of climate change makes your characters’ homes uninhabitable. If you like stories that have a little bit of revenge in them, you might like this game.
A Salt Kiss Remains by Whimsy Machine.
A Salt Kiss Remains is game of mermaids, magic, and monsters in the great open sea and the land it crashes upon. We play as denizens of the ocean or other aquatic environments, exploring and protecting this world. These adventures can be lighthearted and fun, exploring sunken ruins of ancient humans, falling in love, and building families, and they can reach like the sea ever deeper. In these dark depths, we explore the damage humans cause to the oceans, what it means to be predator and prey, and the unfathomable mysteries of this vast world.
A Salt Kiss Remains may still be in alpha, but it is FULL of moves, in a way that feels slightly reminiscent of Apocalypse World. Each move references a specific situation in the game, and some of them specifically use a resource called corruption in order to help your mermaids to magical things. This includes (but is not limited to), sapping all life from a location, reading the entrails of dead creatures as a form of augury, and warping the forms of other creatures to your will.
The game also comes with a set of introductory adventures, which may be helpful for GM’s who want a solid place to start, or even just some inspiration for the kinds of stories you can tell with A Salt Kiss Remains.
Radioactive Mermaids of the Burning Sargasso, by kumada1.
In the year 2020, the world was veiled in darkness. The wind stopped. The sea was wild. The earth began to rot. And humanity went into decline. Five thousand and fifty three years have passed since then. It is now the year 2021. Life clings desperately to the ocean.
Two things are true: you are a mermaid, and you are rad.
Specifically, you are a radiotrophic being, feeding on the hazardous background noise of the universe to fuel your cool powers.
In the oceanic zone where you live, the Burning Sargasso, you are unique among lifeforms. Most creatures here are radiation-resistant, but you actively absorb and neutralize it. This makes you something of a keystone species. It also gives you potent science-magic powers, and one heck of an obligation.
Radioactive Mermaids of the Sargasso revolves around building an enclave in the sargasso and improving it, for both your sake and the sake of the wildlife around you. You’ll collaboratively define the elements of your enclave, and work together to make it flourish. Tending to the garden doles out Tedium to the caretakers, which can force your mermaid to leave the enclave if they accrue too much - eventually freedom becomes too alluring to resist. Your character might also accrue something called Rads, which don’t harm you, but can be used to fuel your science-magic powers.
If you want a unique take on mermaids and a collective, clear goal, you might want to check out Radioactive Mermaids of the Sargasso.
Seven Deadly Sirens by Litza Bronwyn.
In this game, you play one of seven types of mermaids and roll with seven deadly sins to power your basic and special moves in order to summon ships, lure men to you, devour their hearts, and collect their treasures.
Previously released, this second version of the game contains updated information based on playtesting feedback, beautiful stock imagery, and new formatting.
Each of the seven playbooks comes with a section for describing your character, filling out the bonuses for your seven sins (used as stats), relationship questions, special moves, and a place to keep track of your wounds, experience, how much treasure you've collected, and how many hearts you've devoured (which you can use to enhance more powerful moves).
Seven Deadly Sirens feels the most gritty on this list, with bonuses and negatives for various moves being determined by your Sins, which measure things such as your desire for sex, food, possessions, etc. You are all different kinds of mermaids, inspired by various sea creatures, granting you unique moves that match your playbook - such as the mer-eel, who is slippery and has a unique relationship with lightning.
This game also highlights relationships, both between the PCs and the men they will encounter. Men are cruel and lovely; they are potential lovers, victims, opponents, and so much more. Will you consume them? Or will they consume you? Play to find out.

Hi! I saw your post about your top ocean liners! If you're still answering questions, what do you know about the Adriatic? Feel free to include another ship as I'm trying to learn more about ocean liners!
So, the Adriatic occupies a strange position in the Ocean Liner community. If you were to ask someone which of the Olympic class was their favorite, you'd get various answers, including the Britannic. However, very few people would say they picked Britannic because "she's the best version of the Olympic class". Most people would discuss her building, or her World War 1 service. Meanwhile, most people who I have spoken to about the Big 4 prefer the Adriatic because "she's the best version of the big 4". And, I mean, they're right, but its strange. She's the largest, the fastest, and the most luxurious. She was the first ocean liner to feature a swimming pool and Turkish bath, and all of her accommodations were generally a significant upgrade from her predecessors. But it's strange to me how THAT is the reason everyone prefers her. I mean, it's why I prefer her. She's the ultimate ship of the Big 4. But like I said earlier, very few people who prefer Britannic over Olympic and Titanic hold that opinion because she was (planned to be) more luxurious.
Anyway, here are some cool facts for you.
1. The Big 4 was almost the Big 5.
After Titanic sank, White Star apparently put in an order with Harland and Wolff for "A new Adriatic class ship". This is VERY strange considering the Big 4 had since been superceded by the Olympic class. As far as I know, no company EVER ordered a new ship from a previous generation like this, other than this instance. The ship was to be named RMS Germanic, after the SS Germanic of 1874, from the Britannic class. She presumably would have followed and improved upon Adriatics design, just as the Adriatic improved on the design of her predecessors. RMS Germanic had her keel laid down right around when World War 1 started, but the war delayed her construction, and she was eventually canceled.
2. The name
Like the Germanic, The RMS Adriatic was named after another White Star ship, the SS Adriatic of 1871. The SS Adriatic was the 5th ship in the Oceanic class, White Star's first class of ships. Like the RMS Adriatic, the SS Adriatic was an enhanced version of her predecessors. However, the SS Adriatic was later improved upon by the SS Celtic. The RMS Celtic of the Big 4 was named after this ship.
3. The Specs
The third ship of the Big 4, the RMS Baltic (named after the SS Baltic from 1871, also from the Oceanic class) was significantly larger than the previous two ships. However, Harland and Wolff left her engines unmodified. This meant that she was slightly slower than her predecessors. The Adriatic was even larger than the Baltic, but Harland and Wolff made her engines significantly more powerful. This meant that the largest of the Big 4 was also the most powerful, and the fastest. Her fastest crossing time was 7 days and 6 minutes. Also, her top speed was around 17 knots.
4. Coal consumption.
The Lusitania and Mauretania were the fastest ships in the world. From 1907 to 1929, their speed was unrivaled. The Mauretania specifically held the record for 19 uninterrupted years, and even beat her own record once. This, however, came at a cost. The Lusitania and Mauretania consumed 1,000 tons of coal PER DAY. The Olympic, only a few knots slower, only consumed 650 tons per day, despite being nearly 10,000 GRT larger than both of them. I actually discussed this in more detail in a previous post. Anyway, the Adriatic, by comparison, only consumed 260 tons per day. Now, she was nearly 10 knots slower than the Mauretania, but you can see how much more economical it made her by comparison. Because this was before late stage capitalism, these savings were passed on to the consumers. Tickets for the Adriatic (and by extension, the rest of the Big 4) were SIGNIFICANTLY CHEAPER than other competing ships, even the Olympic, and the RMS Oceanic, the predecessor to the Big 4. Also, after the first World War, most Ocean Liners like Olympic and Mauretania were converted to burn Oil instead of coal. This had several advantages.
1) Oil made the refueling process several magnitudes easier and shorter.
2) Burning Oil instead of Coal made the ship marginally faster (the Olympic was 1/10th of a knot faster after the conversion).
3) Burning Oil made the ship produce much less smoke, increasing the air quality in EVERY PORT THESE SHIPS WENT TO.
4) Because fluid takes the shape of its container, you were able to store MUCH more of it, greatly extending the ships range.
However, an unintended consequence of this was the Stokers. Generally, a ship like the Olympic had 350 men stoking the boilers with coal. After being converted to Oil, this number dropped to 50 or 60. Also, because Coal and Oil boilers were so different, coal stokers would need to be completely reeducated to work on these new ships (contrary to popular belief, stokers were considered skilled labor at the time, and required very specific and specialized knowledge and training. It wasn't just a matter of finding a strong guy and handing him a shovel.) As a show of good faith to their employees, White Star didn't convert any of the ships of the Big 4 to burn oil, to help ensure that the coal stokers could maintain employment. This was especially appreciated once the Great Depression hit in 1929.
🌟~B-B-B-BONUS FACT~🌈
The RMS Adriatic was launched on the same day as Cunard's RMS Mauretania. Because of this, as well as the fact that the RMS Lusitania was launched earlier, the Adriatic was the only member of the Big 4 to not hold the title of "largest ship in the world".
⚓️🛟🚢 - BONUS B O N U S FACT - 🚢🛟⚓️
The longest trip the RMS Adriatic did was her voyage to be scrapped in Osaka Japan.
Now that I've infodumped all over your dash, here's a disclaimer:
90% of this was from memory. I occasionally checked some sources for specific numbers like speed and coal consumption, but otherwise this was all stuff I just knew off hand. Before you use ANY of this information ANYWHERE, I'd reccomend fact checking it to make sure I didn't get anything wrong.
If you have any other questions, feel free to reach out and ask! This is my favorite thing in the world.

Submitted via Google Form:
Hello! Just a small question. In my work there is a "base", located underground. The main characters need to destroy the base, but it is protected against fire. I decided they would flood the base by bursting the pipes and flooding the place, but the logistics are a bit confusing for me. I'm not sure how water pressure would work, where pipes would be, if its even realistic. Thank you!♡
Tex: Fire protection is a bit of a relative term - do you mean to say that there is nothing flammable there? Or that there would be nothing that could start a fire, such as electrical wiring? The same sort of process applies to water systems such as pipes, cisterns, etc. Water pipes generally have lots of checks and balances in the form of things pressure valves, water storage units, and drains. A pipe “bursts” when the internal pressure is unable to be vented (i.e. has nowhere to go), and the inability to equalize pressure to its mechanical standards (i.e. material properties of the pipe itself). Engineers like to design infrastructure systems around some general principles: 1) as close to within budget as possible (i.e. materials, manpower, schedule), 2) easy to spot problems during construction, and 3) easy to repair after its installation in case something breaks. To accomplish this, particularly with water and electrical systems, these systems will be designed with as many straight lines as possible in order to reduce the logistical burdens of its installation, maintenance, and repair. It won’t be uncommon to align multiple systems alongside each other along a wall or in a floor, especially if the employees are paid by the hour, but it might or might not be the absolute best way to do it in terms of long-term solutions. Fluid dynamics- Wikipedia
Addy: Water pressure is pretty neat stuff, and I like where you're going with this. My thoughts are a little scattered, but this is feasible or not depending on where the base is.
Components to flooding: 1) How much water is there? 2) Where does the water come from? 3) How quickly does it spread? 4) What does it damage?
So you want to "ruin" a base. That could mean
making it completely inoperable and essentially impossible to recover (totally flooded, it becomes an underground swimming pool/death cave, cannot access without specialized diving equipment).
making it unusable for practical purposes and/or health & safety reasons. Everything of value (papers, records, documents, computers) is made useless and soft surfaces are covered in mold, but a person can still physically enter the space and breathe oxygen. There was water, but then it receded.
In this case, the space is still physically accessible, but the cleanup cost isn't worth it. A dedicated crew may later try to see if there are any documents that got left behind, which could be interesting
Either way, the goal is to remove the enemy's capability to continue operations in this area by damaging their base of operations to an extent that the base is no longer worth the resources to upkeep. Or to damage it to an extent that it is unable to be re-established.
Does it flood quickly or slowly? That affects the speed of the response.
If it happens quickly, the timescale is measured in minutes. Maybe a few hours, if it's a large base. Evacuation is fast, dramatic, and desperate. A few people may try to secure strategic assets (experimental weapon, research notes, hard drive with special data on it, spellbook, classified documents, religious artifacts, medicine, etc. Things that are not easily replaceable), and others may just grab whatever's closest to them and run. Evacuation could be coordinated or it could be disorganized. There may be rescue efforts, people going back to check on their colleagues.
If the flooding is fast-then-slow, then the timescale is hours, maybe a day or two. Initial response is likely going to be panicky, but with people going back inside to grab things once they realize they've got some time.
If the flooding is slow, it's like the above but more like a school fire drill. There's time and not much panic. Not very dramatic. However! If they're leaking a sewer line, then you get people leaving very quickly indeed, as nobody likes to be in contact with raw sewage.
How much water do you need? (If it isn't very much, then people don't panic as much, as they're not at risk of dying)
If you're just looking to fry electronics, that's easy. A few inches of water and there you go, you've ruined your servers and your electrical lines and it's a whole mess. Also it'll get into the floorboards, and that's an expensive fix…. Especially if the water stays electrified. Or if there's sewage or other unpleasant substances in it. Anyways, even a small(ish) pipe can carry a lot of water. A 4" pipe can carry 3400 gallons per minute (gpm) - enough to put a 20,000 sqft facility under a foot of water in 20 minutes. A large 48" pipe, on the other hand, can carry ~35,000 gpm under typical conditions - enough to put that same facility under a foot of water every four and a half minutes.
For reference, fire hydrants put out about 500-1000 gpm. Major pipes tend to be located under streets and highways (hard for them to get accidentally damaged that way), with smaller distribution pipes going to wherever they may be needed. If the base is in the middle of nowhere, they probably won't be near any of the big pipes, so you'd have fairly slow flooding. If the base is hidden in a city, you've got roadways right there. Bonus points if the soil is sand (makes the pipes easier to get to to break).
https://www.ntmwd.com/broken-pipes-and-water-leaks-can-waste-thousands-of-gallons/
https://www.onicon.com/wp-content/uploads/0868-5-Velocity-to-GPM-Chart-2-sided-04-18.pdf
So if you've got a major pipe running through the area, you can make things happen very, very fast. Even if you don't have the really big pipes, you can still cause a fair amount of damage by just breaking multiple pipes. It really just depends on the area and what kinds of pipes are nearby. In normal real-life conditions, large pipes tend to be hard to get to, and it'd be more practical to break a few 1" or 2" pipes, which could get you a foot or two of water in a couple hours.
You could drain a lake or reservoir, but it'd have to be fairly large in order to actually fill up the volume of the base.
How quickly the water spreads depends on the layout of the building. If there are multiple stories, water will flow down. Closed doors will slow the water down, but won't stop it entirely (unless they're waterproof and designed to resist large sideways forces). Think of it like spilling water on a table, just with a lot more of it.
What gets damaged? Are there any fuel lines, any natural gas attachments? What about liquor? Is there anything flammable that can catch fire and float on top of the water? (Or anything that can break, catch fire, and explode inside the base?) Do you have electronics? Paper? How tough are your floors? Water is heavy, clocking in at 62.4 lb/ft^3 (structural engineers hate rooftop pools). Is there a risk of upper floors collapsing onto lower floors, as the water pours down?

More Veronaville
As I mentioned before, I had some routing issues with the original Veronaville, and since danjaley used Riverview as her basis for her town, I downloaded an empty version from Mod the Sims and have been using it.
Anyway, I finished up the "industrial" side today. Go, me!
I decided to use the hospital from that Supernatural ep, since it looks old and has the added bonus of being a dual rabbithole.
I left the diner pretty much as it was, with the exception that I changed the sidewalk paving to the same one I'm using throughout the town. Next door was the business lot, but I already have one on the island, so I built a small firehouse here. The Monty's footed the bill for its construction, since cheapo Consort Capp didn't see any sense in wasting simoleons on one. As he told everyone in town, "Our ancestors managed quite well without one! You younger sims are just a bunch of crybabies."
Next to the criminal hideout, I bulldozed the pool EA had there, and placed a water treatment plant that I got from Mod the Sims. (It's still zoned as a pool). The place has "No swimming!" signs posted, but sims still climb over the fence and swim here. Then complain when they break out in rashes. As Consort Capp likes to say, "You can't fix stupid, and the Montys are all really, really stupid," since the medical board - at the last town meeting - complained that the ER has been overflowing with sims covered in rashes and they want more simoleons to cover the added cost of hiring more staff to treat them. What Consort doesn't know is that his grandson has been treated three times.
Across the street is where I was going to place danjaley's Globe Street strip mall. This was where EA had their science facility. Unfortunately, her lot was a bit too big for the spot. So, in my town history, there was a Globe mall here, but it was 'mysteriously' destroyed by a fire - even though it was right across the street from the firehouse - that Consort Capp didn't want. They didn't get there in time to put out the fire, because at the time the fire was blazing out of control, they got 6 other calls from the opposite side of town. Anyway, the previous Globe strip was owned by the Monty family, but after it was destroyed, they couldn't get the necessary permits to rebuild - thanks to the Capps. So, they were forced to sell - at a loss. What they didn't know was that Consort Capp bought the property - for a song - through a proxy buyer. Anyway, since the original description of danjaley's lot said it was the place to go for entertainment, I decided to place a bowling alley there. The building came from My Sim Realty. I just expanded it a bit. And in the parking lot - where there are no parking spaces - I placed Sandy's roller skating object, so my sims can roller skate outside.
In the original build, the roller skating thingie was inside, but since I didn't need it, I replaced it with the ice skating one. Upstairs are some video games.
Anyway, that section of town is now done, since I left the 'festival' lot as is.
#sims 3#veronaville#thanks to the creators over on Mod the Sims and my Sims Realty.#and of course#danjaley!

Anmer Hall has frequently hosted the Duke and Duchess of Cambridge and their three children during school holidays and, more recently, during national lockdowns.
The couple homeschooled their children from their Norfolk home during 2020, and they continued to conduct royal engagements there via video calls, which gave the public glimpses of the “countryside bolthole”, as Hello! describes it.
A source has told People that “there’s no airs and graces” at Anmer Hall, which is very much “a normal, busy family home”. Little is known about the inside, which is purposely “kept very private”, but its contemporary interiors are reportedly testament to Kate Middleton’s “accessible style choices”, a style advisor told the Daily Express.
The country pile is located in the Queen's Sandringham Estate, and was gifted to the Duke and Duchess by the Queen following their wedding.
The family home’s history
Originally constructed in 1802, Anmer Hall was home to the family of Hugh Van Cutsem Snr, the late university friend of Prince Charles, and visited by Princes William and Harry when they were children, Town and Country reports. Van Cutsem Snr's sons, William and Nicholas, are godfather to Prince George and Prince Louis respectively.
Anmer Hall reportedly has ten bedrooms, and boasts both a swimming pool and private tennis court. Following the birth of Princess Charlotte in 2015 the couple took up full-time residence in Norfolk, as William focused on his family and flying career with East Anglian Air Ambulance.
Since then, William has given up his flying career to take on more official royal duties and, with Prince George and Princess Charlotte now at school in South West London, the family had been spending considerably less time in Norfolk prior to the pandemic. It is, nevertheless, a firm favourite of the family for school holidays.
Refurbishment and renovation
The installation of a new orange roof
The couple spent several million pounds refurbishing the Georgian mansion. Documents posted on the King’s Lynn and West Norfolk Borough Council website showed that the prince and his wife had applied for planning permission to demolish their existing tennis court and create a new one with an artificial grass surface a little further from the house.
The plan was part of a “comprehensive overhaul” of the grounds at Anmer Hall, intended to improve privacy for William, Kate, George, Charlotte and Louis. They are also said to have a new “glazed garden room” and a new kitchen, where the couple reportedly spend a lot of time socialising. The Queen “couldn’t get her head around” this habit when she first visited them at Anmer Hall, one insider told the Daily Express: “In her mind, that is where all the kitchen staff work.”
Images of the "old kitchen" that was replaced (The Everett's are bespoke kitchen designers who previously leased Amner Hall)
Refurbishment for the vast house, described by the Daily Mail as a “secluded fortress”, was largely paid for by the royal family from private funds and is reported to have cost £1.5m. The decor has been brought into line with the royal couple’s tastes, and involved an extensive tree-planting programme to afford the Duke and Duchess greater privacy.
The property was also given a new orange roof, visible in the picture below.
The Duke and Duchess have also completed a £4.5m refurbishment of their residence in Kensington Palace, Apartment 1A, which was formerly the home of Princess Margaret.
Royal Respite
Anmer Hall itself is a “comfortable, unpretentious Georgian” building, says art historian Sir Roy Strong in The Telegraph. With large sash windows, Anmer “has a gentleness to it”, but it is well located with ready access to the Duchy, Windsor, London and several racecourses.
“There is very little going on at all at Anmer,” one source told the Telegraph. “It is certainly not a social hotbed and there aren’t any fabulous shops to visit.”
The royal family are able to go about their business in privacy there with a “battery” of close protection officers on duty round the clock and all visitors “closely monitored”, the source said.
Since their wedding in 2011, both William and Kate have been spotted in the local area shopping, visiting pubs and taking the children to enjoy activities such as pottery painting. The Duchess is also known to have taken up beekeeping, a popular pursuit of the Duke and Duchess of Cornwall, too
Inside the Household
The Duke and Duchess have tried to keep their household staff “to a minimum”, Hello! says. In March 2016, they placed a discreet advert in The Lady magazine, which gave a “fascinating glimpse” of what life is like at Anmer Hall, “a life with children, dogs and jovial family meals at its core”, says the Daily Telegraph.” The couple were keen to emphasise in the advert that “discretion and loyalty is paramount.
However, it appears working in the royal household is a tough job. In May 2017, the Daily Mail reported that a housekeeper who earned £35,000 a year to cook, clean and shop for the Duke and Duchess of Cambridge and their children in their Norfolk home quit her job after the post became “too demanding”.
Sadie Rice had worked at the couple's country home for two years, but reportedly refused to spend more time at their London home, Kensington Palace.
Utmost Privacy
Following the birth of Princess Charlotte, police in a Norfolk village near Anmer Hall handed out letters warning the media not to harass the royal couple, saying William and Kate had asked photographers to respect their privacy after being subjected to “a number of intrusions” by paparazzi with long lenses.
The three-paragraph letter said that the couple “have a more than reasonable expectation of privacy” while they are at Anmer Hall and on the Sandringham Estate.
It continued: “There have in the past been a number of intrusions into the privacy of the Royal Family which in the main have been as a result of professional photographers using long-distance lenses, not only to observe the Royal Family, but also to photograph them going about their activities on the estate.” As Town and Country notes, “A no-fly zone over the property likely does more to thwart the paparazzi, though.”

Top Trends in Custom Home Design: Insights from Expert Builders
In the realm of custom home construction, the landscape of design is ever-evolving, shaped by innovation, lifestyle preferences, and technological advancements. Expert builders are at the forefront of these changes, continuously integrating new trends to create homes that not only meet but exceed the expectations of their clients. From energy efficiency to bespoke features, here are the top trends in custom home design, as revealed by seasoned builders.
Sustainable and Energy-Efficient Design: In an era increasingly focused on sustainability, energy-efficient design has become a cornerstone of custom home construction. Builders are incorporating features such as solar panels, high-performance insulation, and energy-efficient appliances to minimize environmental impact and reduce utility costs for homeowners. From passive solar design to smart home technology, these innovations not only enhance energy efficiency but also elevate the overall quality of life within the home.
Open Concept Floor Plans: Gone are the days of compartmentalized living spaces. Today's homeowners crave open, flowing floor plans that promote connectivity and a sense of spaciousness. Expert builders are responding to this demand by designing homes with expansive great rooms, seamless transitions between indoor and outdoor living areas, and strategically placed windows to maximize natural light. This trend not only enhances functionality but also creates a modern aesthetic that aligns with contemporary lifestyles.
Multi-Functional Spaces: As the line between work, leisure, and relaxation continues to blur, custom home builders are prioritizing the creation of multi-functional spaces that cater to diverse needs. Home offices that seamlessly blend into living areas, flex rooms that can serve as guest quarters or entertainment spaces, and outdoor living areas equipped for year-round enjoyment are just a few examples of this trend. By designing spaces that can adapt to evolving lifestyle demands, builders are ensuring that homes remain relevant and functional for years to come.
Timeless and Transitional Design Elements: While trends come and go, timeless design remains a constant in custom home construction. Expert builders are incorporating elements of classic design, such as clean lines, neutral color palettes, and quality materials, to create homes that exude elegance and sophistication. Additionally, transitional design—a blend of traditional and contemporary styles—is gaining popularity for its versatility and ability to appeal to a wide range of tastes. By incorporating these timeless and transitional elements, builders are ensuring that homes retain their appeal and value over time.
Smart Home Technology: In an increasingly connected world, smart home technology has become a must-have feature for custom homeowners. Builders are integrating systems that allow for remote monitoring and control of lighting, temperature, security, and entertainment systems, providing homeowners with convenience, comfort, and peace of mind. From voice-activated assistants to automated window treatments, these technologies are transforming the way we interact with our homes, making daily life more efficient and enjoyable.
Outdoor Living Spaces: In response to the growing desire for seamless indoor-outdoor living, custom home builders are placing greater emphasis on the design and functionality of outdoor spaces. Expansive patios, covered porches, outdoor kitchens, fire pits, and swimming pools are just a few features that homeowners are incorporating into their custom designs. By blurring the lines between indoor and outdoor spaces, builders are creating opportunities for relaxation, entertainment, and connection with nature, enhancing the overall livability of the home.
High-Quality Craftsmanship: In an age of mass production and disposable goods, discerning homeowners are increasingly valuing high-quality craftsmanship and attention to detail. Expert builders are responding to this demand by prioritizing the use of premium materials, skilled labor, and meticulous construction techniques. From handcrafted cabinetry to custom millwork and artisanal finishes, these elements add character, warmth, and value to custom homes, creating spaces that are truly one-of-a-kind.
In conclusion, the top trends in custom home design reflect a blend of innovation, functionality, and timeless elegance. Expert builders are leveraging sustainable practices, open-concept floor plans, multi-functional spaces, timeless design elements, smart home technology, outdoor living spaces, and high-quality craftsmanship to create homes that surpass the expectations of their clients. Whether building a new home or renovating an existing one, these trends offer valuable insights for homeowners seeking to create their dream home.

Building Your Dream in Auckland: A Guide to Finding the Right Builder
Auckland, the City of Sails, is a vibrant metropolis with a growing population. This translates to a booming construction industry, with many Aucklanders seeking to build their dream homes. But with so many builders vying for your attention, how do you choose the right one to transform your vision into reality?
This guide explores the essential steps involved in finding the perfect builder for your Auckland home building project. We'll delve into the key considerations, from understanding the different types of builders to navigating the initial consultation.
Know Your Options: Home Builders vs. Building Contractors
The terms "home builder" and "building contractor" are often used interchangeably, but there can be subtle distinctions. Home builders typically specialise in residential projects, particularly new builds and custom homes. They may offer a more comprehensive service, including design assistance and project management. Building contractors, on the other hand, can handle a broader range of projects, including renovations, additions, and even commercial construction. They might focus more on the technical aspects of construction.
Understanding Your Needs & Budget
Before embarking on your builder search, take some time to clearly define your needs and budget. What kind of home are you envisioning? Single-story, multi-story, modern, or traditional? Consider the number of bedrooms and bathrooms you require, as well as any specific features you desire, such as a swimming pool or a home theater.
Equally important is establishing a realistic budget for your project. Factor in not just the construction costs but also the cost of the land (if you haven't purchased it yet), permits, architectural plans, and any unforeseen expenses. Having a clear budget will help you find builders who specialise in your desired price range.
Research & Recommendations
The internet is a powerful tool for researching potential builders in Auckland. Look for companies with established websites showcasing their previous projects and outlining their services. Online review platforms can offer valuable insights from past clients, providing honest feedback on a builder's quality of work, communication style, and overall customer service.
Recommendations from friends, family, and colleagues who have recently built homes in Auckland can also be invaluable. Their firsthand experiences can provide a unique perspective on the builder's performance.
The Initial Consultation
Once you have shortlisted a few builders, it's time to schedule initial consultations. This is your opportunity to get to know the builder, assess their approach, and determine if they are a good fit for your project. Some key questions to ask during the consultation include:
Experience: How many years of experience do they have building homes in Auckland? Do they have experience with projects similar to yours?
Licenses & Insurance: Are they fully licensed and insured? It's crucial to ensure they have the necessary certifications and liability coverage to protect your investment.
References: Can they provide references from past clients? Talking to satisfied customers can give you peace of mind.
Communication Style: How will they communicate with you throughout the project? Do they prioritise open communication and regular updates?
Project Timeline & Budget: Can they provide a realistic timeline for completion and a detailed estimate of the costs involved?
Contract Review: Don't be afraid to ask questions about the contract and ensure you understand all the terms and conditions before signing.
Building a Collaborative Partnership
Finding the right builder is akin to finding the right partner for a significant life event. Look for a builder who listens attentively to your vision, offers creative solutions, and respects your budget. Remember, a good builder will be transparent, reliable, and committed to exceeding your expectations.

The Art of Building Bliss: Swimming Pool Construction Costs Demystified
Welcome to the world of aquatic luxury! The dream of having a swimming pool in your backyard is both exciting and rewarding. However, the journey from envisioning your oasis to diving into crystal-clear waters involves understanding the intricacies of swimming pool construction costs. In this guide, we'll break down the essential elements of building a pool, helping you navigate the process without drowning in confusion.
Planning Your Pool
Before diving into the costs, it's crucial to plan your dream pool thoroughly. Consider factors like pool type (e.g., inground, above ground), size, shape, and additional features (e.g., diving boards and waterfalls). Your choices here significantly impact the overall cost, so take your time and visualize the pool that aligns with your lifestyle.
Construction Basics
Understanding the construction process is key to demystifying pool costs. A typical swimming pool involves excavation, framing, plumbing, electrical work, and finishing touches. Each step contributes to the overall cost, so it's important to work with a reputable contractor who can provide a transparent breakdown.
Materials Matter
The materials you choose for your pool can greatly affect construction costs. From durable concrete to cost-effective vinyl, each material has its pros and cons. Factor in maintenance costs and longevity when making your decision, ensuring your investment pays off in the long run.
Pool Accessories
Enhance your pool experience with accessories like lighting, heating systems, and safety features. While these additions can elevate your pool to a new level of luxury, they also contribute to the overall expenses. Prioritize what matters most to you and your family to keep costs within your budget.
Landscaping and Decking
Creating a tranquil oasis involves more than just the pool itself. Landscaping and decking contribute to the overall aesthetics of your outdoor space. From lush greenery to stylish deck designs, these elements add to the ambiance but also impact the construction budget.
Permits and Regulations
Navigating the bureaucratic waters is an inevitable part of pool construction. Permits, zoning regulations, and safety codes vary by location and can influence costs. Make sure to factor in these administrative requirements from the start to avoid unexpected expenses.
Conclusion
Building your dream pool is an art that requires careful consideration of various elements. By understanding the planning, construction, materials, accessories, landscaping, and regulatory aspects, you can approach the process with confidence. Remember, the key to a successful project is partnering with a trustworthy pool construction company.

This $86 Million Superyacht Concept that can ‘Fly’
From floating ‘diamonds’ to roaming volcanoes, an array of eclectic and innovative superyacht concepts has been emerging in recent months, and this latest invention from Lazzarini Design Studio is no exception.
Powered by a hydrofoil system, the 74-meter-long vessel, known as Plectrum, can lift itself above the water surface and seemingly “fly” at high speeds.
According to the team at the Italian studio, the design was largely inspired by the foiling monohulls used in the America’s Cup, one of the oldest international sailing yacht competitions.
Hydrofoil system
But rather than being pushed by the wind like a sailing yacht, this huge shiny orange vessel will run on three hydrogen-powered motors with the ability to reach 5,000 horsepower each.
While foiling technology dates back many years, its popularity has recently grown, particularly due to the America’s Cup.
However, building a hydrofoil of this size would undoubtedly be a hugely significant achievement.
Although the design is just a concept, the designers say it could be constructed within two years at a cost of around $87 million (€80 million) if a buyer is found.
Eyecatching design
“We like to remember that in 1964, shipbuilding was already capable of similar vessel construction,” the designers say in a statement.
The foil system can apparently be adjusted depending on the “cruising needs” at the time, expanding from a width of 15 meters when the yacht is berthed/anchored and the foil is closed to up to 20 meters of beam when open while the yacht is sailing on high speed.
This “different superyacht configuration” will allow “much faster sea traveling than conventional similar size ships,” adds the Lazzarin team.
Made from a mixture of dry carbon fiber composite materials, the light superyacht has been “designed to be the fastest of its kind,” and will have the ability to reach a top speed of 75 knots.
As for onboard amenities, the yacht will be equipped with six guest cabins, a shipowner suite, a helipad and a beach club with a swimming pool over its four levels.
By Tamara Hardingham-Gill.

Present Imperfect
Aftersun opens with a home movie, a daughter filming her father. Sophie (Frankie Corio) has just turned eleven. Calum (Paul Mescal), who will turn thirty-one by the end of the film, is dancing. “These are my moves,” he smiles, and you can almost hear her eyes roll. “When you were eleven,” she asks, zooming in on his face, “what did you think you’d be doing now?” He looks down and the frame freezes. So this is to be an elegy.
It is the story of a parent who will die—who has died. This is a spoiler only insofar as knowing that the mother will die could ruin the experience of watching Tokyo Story, which is to say only insofar as the death of a parent is a surprise. It is, of course. But you knew it was coming. And then it did, and now you know. This temporality, from future to present perfect, eliding the unspeakable present imperfect and future perfect—“is dying,” “will have died”—gives force to Aftersun’s otherwise delicate narrative. It is a reminiscence haunted by dread, which might be a good definition of grief.
Calum and Sophie are on vacation in Turkey. We can guess, given the presence of a consumer camera that shoots on digital video and, later, the most natural-looking performance of the Macarena you’ve seen since Janet Reno was attorney general, that it’s about 1997 or 1998. It is eventually made clear that adult Sophie (Celia Rowlson-Hall), a millennial with a baby of her own, is watching these old tapes—fleeting documents of what she and her dad were like, Calum’s sly humor, Sophie’s antic energy—and remembering or imagining what happened outside the frame. Aftersun could be understood as the art project that she makes as she sits with her memories and recordings and tries to piece together a portrait of her father. Calum, meanwhile, turns out to have been reminiscing while still on vacation, watching the tapes each night like dailies, holding fast to the experience while it’s fresh in his mind.
Clips from the home movies punctuate the film, the pale, watery light of digital video testifying to their cinematic factuality. In between, on celluloid, the languorous days of vacation: father and daughter laze by the pool, play billiards, go to a mud bath and a sauna, visit a rug merchant, tease each other, swim, apply sunscreen during the day and toner at night. Looking back on her younger self, a child on the cusp of adolescence with an adored father whose fallibility she is beginning to grasp, adult Sophie sees a perceptive, sensitive girl approaching a loss she is still struggling to understand.
Adult Sophie, or perhaps the director, Charlotte Wells. Wells also happens to be a Scottish thirtysomething whose father died when she was young. In interviews she has said that Aftersun is not strictly factual but “emotionally autobiographical.” This idea should be familiar to anyone who has ever recounted a story whose details they’ve forgotten.
For a film with only the barest exposition, which dedicates its oblique framing and patient editing to the careful construction of feeling, Aftersun is dense with meaning and unspoken narrative. Calum and Sophie arrive in Turkey, take a tour bus to a tacky resort peopled by other British tourists, explore the local environs, and grow closer and further apart. He and Sophie’s mom, who has primary custody back in Scotland, are on friendly terms, but Calum, who moved to London, is a restless young man, given to a third beer with dinner, standing on the hotel balcony late at night smoking a cigarette, looking at the sky, and dancing.
The vacation is clearly a special occasion, not least because it must have cost dearly for Calum, whose current job is “this new thing going on with Keith.” On the first night in their room, they discover that there is only one small bed. Calum dutifully calls down for a cot, ceding the mattress to his daughter. The next morning they are awakened by the ringing sounds of construction: the hotel is being renovated in the off-season. Yet this flat disappointment—the deflating indignities of poverty, even while on vacation—intensifies the sense of freedom, the delight of time alone with a parent, the need to enjoy a rare luxury.
But outlining the film’s plot feels like a graver betrayal than spoiling the end. Works of grief are typically described as “raw,” as if the creator had simply ripped off a limb. Aftersun is fragile, as befits a film with the title of a poetry collection. Each scene delicately brushes its meaning like layers of paint: by the pool on the morning after their arrival, Calum rubs sunscreen into Sophie’s back, apologizing for the resort’s limitations while trying to pick up on the last conversation they had together, a conversation she glancingly remembers. Underneath their dialogue, the shrill ping of hammers. This is the awkward rhythm of reuniting with the noncustodial parent, who is nonetheless determined to care for you, scored by the impingement of money, obligation, and the adult world.
Orbiting the story of a parent’s mortality is that of a child’s maturity. Sophie, who will start at a secondary school in the fall, takes alternately tentative and bold steps toward adulthood, and therefore away from her father. “Why don’t you go over and introduce yourself?” Calum asks her, indicating two children who must be around eight and six years old. “Dad, no, they’re like kids,” Sophie scoffs. Instead, she invites two teenage boys to join them in a game of pool, confidently breaking the rack herself. Where Calum largely confines his attention to Sophie, she is drawn to these long-limbed adolescents, who swan about in yellow bracelets that mark them as the privileged few with access to the all-inclusive experience—“You can get as much as you want of anything,” says a girl with a pierced ear, inadvertently advertising the adolescent fantasy of adulthood. (Sophie is also, mysteriously, briefly captivated by a bright pink swizzle stick in the shape of a woman’s naked body.) And always in the film’s background, swarms of paragliders—a risky adult pastime she is not allowed to try—flit about like dragonflies.
Wells sees everything with equanimity: Sophie getting affectionately teased by the big kids, recalling the episode of The Simpsons where Lisa befriends a group of oceanside teens and feels cool for once; or swimming with ease in the ocean with her dad but finding herself in over her head when the older kids start making out with each other in the pool. The role calls for the sensitivity of the budding artist, the impishness of childhood, the yearning of adolescence, security and sudden insecurity, the unspoken intimacy of parent and child. Corio is marvelous.
Mescal no less so. His handsome, charming Calum can’t be mawkish, awash in self-pity, because he is struggling mightily to keep Sophie from seeing his demons. She evinces some anxiety on his behalf, noting with a tremble in one of her video diaries that he has gone on “some scuba diving thing” despite not having a diving license. “He’ll be fine. Yeah. He’ll be fine, I’m sure,” she reassures herself. We get a child’s glimpses of his recklessness: crossing the street in front of a bus or balancing precariously on the balcony railing. For the first half of the movie, he sports an arm cast—from an accident he doesn’t remember—in which he fumbles to light his cigarettes.
But he is a doting father, protective and thoughtful, negotiating Sophie’s desire for independence with his responsibility to keep her safe. He indulges her in an intimate, grown-up rapport; they start their trip sharing a private joke at an English tour guide’s expense, Sophie laughing richly at her father’s impersonation. Calum practices tai chi, occasionally to Sophie’s embarrassment, but he is good at it, just as he is good at dancing. In one scene his movements rhyme with those of a fan in the corner of the room, which twists and blows cool air in time with him.
“If you let it rest on an object for a wee while it gets the lighting right,” Calum observes early on as he tries out the camcorder, and Aftersun seems to abide by this premise. The eccentric compositions—people and props placed about the frame in seemingly random order—are held until a balance reveals itself. Gregory Oke’s cinematography is complemented by Blair McClendon’s elliptical editing so that individual scenes have the aura of memory, an experience broken down to its elements: Sophie, Calum, ocean. Hand, face, cotton ball. Boat, mountain, shore. Through a toilet stall keyhole, a glimpse of the arm of an older girl as she mimes jerking someone off while telling her friend about a recent escapade with a boy. Experimental techniques are used less in a spirit of inquiry for its own sake than for their effect. Wells plays with a mostly shallow depth of field to highlight presences on the rim of Sophie’s awareness, pulling focus from Sophie to the arm of Michael, the boy playing arcade games with her, as he brushes her own, Calum in the deep background ordering at the bar.
At the furthest edge of Sophie’s awareness is a nagging anxiety, formed right at the seam of her maturity and Calum’s mortality. On one of their last nights in Turkey, she volunteers the two of them to sing REM’s “Losing My Religion,” a shared enthusiasm, at a resort karaoke show. Calum, drunker, perhaps, than he intended, and dwelling on his private miseries, refuses to go onstage. Sophie, in a mortifying and triumphant display, presses on alone in several long takes that showcase Corio’s tremendous performance as her anxiety gives way to disbelief and finally disappointment and sadness, mixed in with a brave insistence on finishing the song. Afterward, Sophie decides to spend her evening with the teens, and has her first kiss with clumsy Michael.
Calum, chastened and ashamed, gets drunker, stumbles down to the shore, and walks into the sea. The camera looks out at the dark water for several agonizing moments. He does not return. It is Aftersun’s first explicit acknowledgment of what has otherwise only been suggested, but it is also not Calum’s death. The film has been told to this point from Sophie’s perspective, and she wouldn’t have seen Calum’s lonely descent. It is, rather, the manifestation of her terror, a nightmare illustrated with the almost pure archetype of a parent vanishing into darkness.
After her kiss, Sophie returns to their hotel room to find herself locked out. Hours later, when the concierge wakes up to let her back into the room, we are as shocked and relieved as she is to find Calum passed out on her bed. With the quick elasticity of a child’s mind, she incorporates this news and the story returns to its gentler course. The next morning, Calum apologizes at the mud bath, and they wash each other’s backs. The camera pans over the water as eddies of mud and silt curl away under the sun. She was being silly after all, no need to worry.
The final scenes, following the introduction of a haunted adult Sophie in Brooklyn, signify much harder, abruptly jostling what has otherwise been cradled. Father and daughter’s joyful last day on vacation, dancing together at a supper club, Calum at his most handsome and charming, are intercut with a metaphorical vision of his death, sweaty, drunk, and high, dancing in a strobing nightclub, as adult Sophie screams soundlessly, desperate to get his attention.
At my mom’s wake, I asked an old family friend who had also lost his mom unexpectedly, many years before, if it ever got less painful. “Eh,” he said. This was comforting. My mother’s books and sunhats, her collection of sea glass and stacks of notepads are arrayed about my home, and I have taken to using her preferred sunscreen, Olay Complete. Letting any of it go is unthinkable. Wells knows the solace of holding onto grief.
A cliché about maturity is that you learn to appreciate your parents more fully, as nonidealized people, as human beings who struggled also, who don’t know the answers, who have been plodding along all this time, just like you. This is half true. You also come to see them as fragile, weakened by struggles you don’t yet, or might never, know. Then one day you see their lives entire, a complete form that will fall away behind you—that has fallen away behind you.
