I have a large investment in the appearance and maintenance of my parents house. I am frequently traveling 30 minutes to help my dad with DIY. I'm his primary consultant for design ideas and I like to temper his more outlandish approaches. Because of this I make it clear that I would like to own the house. Very amusing but it's a 1932 English Tudor. I think its gorgeous.
Anyway dad is finally done with the DIY and applied for an improvement loan that he got approved. So he's like talking to contractors and getting mock ups. And I see my mom and dad just glowing with excitement now that the kitchen is getting a revamp. He sends me videos all the time bc he's lowkey obsessed with all that gimmicky drawer storage stuff (soft close! Pull down shelfs!) And I just find it endearing. I've done a lot of mock ups of the kitchen to play with countertop colors and the flooring ideas. I feel really involved. Since the loan though the professionals are in so my drawings aren't needed but I love that.

The real designs are in with products samples. Replacing the cabinets that we were originally gonna salvage. Going for a everest quartz countertop (I actually dont know if it's marble but it's got the white and gray with some subtle shimmer in it) and there's this white wash cabinet that is bright but keeps the woodgrain. I have worries about it being trendy but I can't deny that we need the pop of brightness and that allows us to be bold with the color of the walls. The house is old and has character so we are invoking that with the details.

We have this down draft stove top which is a little annoying cause it's forcing where the island goes. Mom uses a lot of mobility aids so the kitchen has become super cramped especially since fridges are bigger than the nooks made to keep them these days. Anyway this design got me so excited. We don't want one of those stupid modern kitchens, but something that has a bit of a timeless, tudor feel with the proper amounts of utility. So right now we have this blue and white. Rather colonial style going. Dad has tasked me with making a painting series to tie the stained glass windows into the design.
It's something that makes me very excited these days. I don't think I'll ever be able to create my dream house but I'm grateful to live that dream through my parents. While I want to have the house one day, I'm not deluding myself into thinking it'll necessarily happen. I'd have to buy it from my siblings when it's trusted or willed. The value is double when my parents got it too. I go about the DIY with the thought that life might force them to sell it one day. But I'll visit every weekend with a dream entertained and a very happy dad haha.

STYLE Don’t skip steps. Before contacting a contractor and / or architect and interior designer, start by doing some research until you define the style you like best. From rustic to minimal, from contemporary to classic. The possibilities and paths to be followed are immense, but in case of doubt don’t worry, a professional specialized in interiors can help you unlock any decision. It will also be the right element to assist in the coordination of teams – remember that such a work requires the confluence of several specialties. In addition to helping you in choosing suppliers, purchasing materials and controlling costs and minimizing the risks arising from the existence of electrical installations that intersect with the plumbing, for example. It is based on this that the next steps will be defined, from materials to lighting. When the couple of owners sought out Angelina Bunselmeyer, it was decided that the style to be adopted in their kitchen, (and house in general), was contemporary with the concept of total integration of the space.
MATERIALS After defining the kitchen layout, which must take into account the available space and the attempt to implement the triangle rule – (including cleaning / dishwasher area, cooking area with the stove and the location of the refrigerator), in order to maintain greater mobility and functionality while working. The choice of materials is one of the most pleasurable stages of this hard task, but the coatings quickly become outdated because the news is constant, and perhaps because of that, it should be prudent to choose finishes with little pattern or without excess of colors, under pain of getting tired quickly. The biggest challenge in the remodeling of Angelina Bunselmeyer was to ensure that the whole environment had the same language, which was achieved through the materials. A unit was created through the slat (which appears in different places in the environment, such as on the television panel and on the barbecue panel). As well as freijó wood and marble effect cladding applied in the kitchen and in the barbecue area, options that brought greater unity and a cleaner and more organized reading of the space. The result is a two-color kitchen (with the top part made of white wood and the bottom in wood), all without handles. White quartz countertop, marbled coating, stove island facing the living room, allowing greater interaction between family members. We also highlight the worktop with continuity from the kitchen island and with the interconnected counters. The dining area, already in the living room, was designed to serve the kitchen and gourmet area, using the same language as the rest of the room (white lacquer and joinery), and a fully wood-lined wall next to a buffet with wine cellar. LIGHTING Demolishing the existing wall between the living room and the kitchen allowed full natural lighting, thus not needing artificial lighting during the day. In parallel, a lot of indirect lighting was used through led strips at various points in the cabinetry cabinets, such as the wooden panel above the kitchen countertop, enhancing the marble effect flooring. The lighting is well distributed and according to the points of interest in the kitchen and living room. Finally, and from the decoration point of view, a light and striking pendant was selected over the dining table and as there was a pillar in the room that could not be removed because it was structural, a vertical garden of artificial vegetation was assumed.

Mid-century Modern Kitchen Renovation
  A Cramped, Dark Kitchen gets a Bright Modern Makeover — Takes into Consideration a Multi-Generational Family.
When Sherry Hope-Kennedy, Studio SHK, redesigned this cramped, dark kitchen and adjacent areas, she envisioned a light-filled, unified, functional space.
After speaking with the family — doctors with two growing girls and elderly parents who often visit — she recommended that they open everything up and create a design that would eliminate hardships and provide good circulation. That meant deconstructing the galley kitchen to a more appropriate, open scale, raising the sunken living room to meet the kitchen floor for ease of use, adding more storage to aid in decluttering, and installing multiple overhead lights to brighten-up the entire level.
The open plan kitchen now overlooks an enlarged breakfast nook and emphasizes the dining room’s oversized-picture window.
In order to seamlessly blend his and her styles, which meshes mid-century modern with traditional aesthetics and Parisian colors, Sherry infused a neutral color palette of whites, greys, and wood tones. She blended natural materials, such as veined Cambria countertops, waterfall island and backsplash, with richly-hued walnut cabinetry. Wooden bar stools pop against steel blue, and a simple, modern double-globe pendant, creates the perfect balance.
To further maximize space, Sherry created a desk area with open shelving and added ample cabinetry throughout. She converted a cramped corner into a bright bar area. Using steel steel blue Nevamar cabinets, Sherry harmoniously blended the neutral- colored kitchen with magenta-colored dining chairs. Slim silhouettes allow light to bounce freely while the dining chandelier and end-piece, add a sense of authenticity.
The result is a livable, light-filled space that is both elegant and approachable.
  Mid-century Modern Kitchen Renovation
The overall design intent was to establish a space that would accommodate the needs of the grandparents whose mobility is limited, while affording the family to live an active lifestyle.  The mix of modern and natural materials coupled with muted tones is meant to be striking, and at the same time, soothing. To create a bright, open space, the walls that separated the kitchen from the main living area were taken down. Additionally, the living room floors were raised, resulting in a large, uninterrupted floor plan. And for the family’s large gatherings, bar seating at the kitchen island extends the adjacent dining room.

Adapted from Allison Ramsey Architects’ cottage plans, this home was constructed in 2019 by its owner, who is also the listing agent. It is 10 minutes on foot from the University of Mississippi campus and Courthouse Square, the historic heart of Oxford and the location of what is said to be the oldest department store in the South (Neilson’s, founded in 1839). Stone Park, with its new activity center, and the Oxford Depot Trail, a biking and pedestrian thoroughfare that was once a stretch of the Mississippi Central Railroad, are two blocks away.

Indoors: The front door takes you into room with shiplap-clad walls and bleached engineered hardwood floors. On the left is the living area, which centers on a gas fireplace. On the right is the kitchen, which has an island with seating, quartz countertops and a Smeg oven and hood. Floating shelves and glass-fronted upper cabinets lend a clean feeling to this room and the adjacent dining area. Beyond it are a pantry, study and laundry room.
Straight ahead of the front door, beyond a staircase with metal cable railing, is a master suite. This home is just a few blocks uphill from Country Club Plaza, a historic shopping center with Spanish-style buildings, whose holiday-season lights are visible from the property’s roof deck. The nine-acre Westwood Park is a five-minute walk west, and the Nelson-Atkins Museum of Art is a mile and a half east. The owners recently freshened all the interior paint and installed new carpet.

The building’s grand opening event, held on Oct. 24 and inspired by Landmark’s identity as “A New Local Standard” in the West Loop, included pop-up shops from neighborhood designers and retailers All Choked Up, Luxury Garage Sale, T&J Designs, Sanem’s and Christina Karin. In addition, local chefs Justin Behlke of Pilot Light and Alex Theodoroff of MAD Social prepared samples of popular menu items on-site in the building’s demonstration kitchen, while West Loop staple The Publican catered the event.
“In opening Landmark West Loop, we’ve unlocked a largely undiscovered corner of the West Loop that is brimming with aspirational students and professionals who want to live where they work and study,” said Curt Bailey, president of Related Midwest. “Every detail of this project was carefully considered, from the stunning silhouette by Morris Adjmi, to the craftsman-inspired interiors from Reunion Goods & Services, to the thoughtful programming by our own design and development teams. These partnerships have resulted in a triumph of luxury housing tailor-made for this lively, progressive neighborhood, which has already attracted Google, McDonald’s and other high-profile employers.”
Landmark West Loop offers a mix of studio, convertible, one-, and two-bedroom apartments, along with two- and three-bedroom penthouses. Residences range in size from 500 to 1,960 square feet, including the penthouses, with pricing starting at $1,740 per month for studios, $1,975 for convertibles, $2,495 for one-bedrooms, and $2,910 for two-bedrooms. Three-bedroom, 2½-bath penthouses are priced from $6,195 per month.
Four decorated models – a studio, two one-bedrooms and one two-bedroom corner unit – highlight Landmark’s open layouts and modern finishes. Each apartment includes 9-foot ceilings, floor-to-ceiling windows, custom plank flooring, solid-core wood interior doors, spacious closets, in-unit laundry and resident-controlled Nest thermostats. High-end kitchens showcase custom storm gray-colored cabinetry, quartz countertops, white subway tile backsplashes, open shelving, high-performance Bosch appliances, and mobile stainless steel islands in select plans. Baths feature hexagon tile flooring, quartz countertops, custom-designed vanities and walk-in showers with frameless glass surrounds.
Residents of Landmark West Loop have access to nearly 12,000 square feet of amenity space, including Landmark Sport & Social, a landscaped sun deck with skyline views and a pool, spa, cabanas, lounge areas, fire pit, outdoor kitchens and dog run.
Indoor amenities include an adjacent pool house with ping-pong, shuffleboard and arcade games, as well as a 3,500-square-foot fitness center that features Peloton bikes, Gym Rax and TRX mounting systems, Hammer Strength weightlifting equipment and an adjacent yoga studio. Other common areas include a community-supported agriculture (CSA) room with seasonal programming; The Den, a reservable lounge with a big-screen TV, seating areas and an adjacent demonstration kitchen and dining room; and the Living Library, an expansive co-working and social gathering area with a copper-hooded fireplace, multiple seating areas and communal work tables.

Residents of Landmark West Loop can also take advantage of 24-hour concierge service, move-in coordination by RelatedStyle Services, on-site dry cleaning and laundering by Pressbox, secure package delivery by Luxer One, pet spa services by Baroo, and a secure bike storage room.
Landmark West Loop is the first project in Chicago designed by Morris Adjmi Architects, whose portfolio of work includes 837 Washington, an award-winning office building across from the High Line in Manhattan’s Meatpacking District; and the Wythe Hotel, a refurbished factory on the Brooklyn waterfront.
Landmark’s textile-rich interiors, created by Reunion Goods & Services, feature hand-crafted furniture, light fixtures and artwork by acclaimed artisans, several of whom are from the Chicago area. The multi-colored, dip-dyed birch wall in the Living Library was created by Chicago-based installation artist Tom Slazinski – his first permanent commercial art installation. Meanwhile, the tower’s lobby is home to two paintings: the “Blah Blah Blah,” a colorful word painting by American artist Mel Bochner, a pioneer of conceptual art; and “World Map #5,” a painting by Chicago native Amanda Ross-Ho.
“Together, these curated pieces create unexpected, whimsical moments as residents and their guests move from one room to the next,” said Ann Thompson, vice president of architecture and design at Related Midwest. “Walking through Landmark is much like walking through a contemporary art gallery or museum – but one that feels like home.”
In addition to designing Landmark West Loop’s amenity spaces, Reunion Goods & Services also decorated the tower’s studio, one-bedroom and two-bedroom models. The fourth model, a one-bedroom southwest corner unit, was created by Havenly, an online interior design service that pairs users with a dedicated designer. Landmark residents receive an exclusive discount for Havenly that can be used to put the finishing touches on their own apartments.
Also available to residents is a complimentary one-year membership to Divvy or a membership to Equinox gyms – both affiliate lifestyle companies of Related – for the duration of their leases. In addition, residents are able to choose their own cable and internet provider. The multi-colored, dip-dyed birch wall in the Living Library was created by Chicago-based installation artist Tom Slazinski – his first permanent commercial art installation. Meanwhile, the tower’s lobby is home to two paintings: the “Blah Blah Blah,” a colorful word painting by American artist Mel Bochner, a pioneer of conceptual art; and “World Map #5,” a painting by Chicago native Amanda Ross-Ho.
“Together, these curated pieces create unexpected, whimsical moments as residents and their guests move from one room to the next,” said Ann Thompson, vice president of architecture and design at Related Midwest. “Walking through Landmark is much like walking through a contemporary art gallery or museum – but one that feels like home.”
In addition to designing Landmark West Loop’s amenity spaces, Reunion Goods & Services also decorated the tower’s studio, one-bedroom and two-bedroom models. The fourth model, a one-bedroom southwest corner unit, was created by Havenly, an online interior design service that pairs users with a dedicated designer. Landmark residents receive an exclusive discount for Havenly that can be used to put the finishing touches on their own apartments.
Also available to residents is a complimentary one-year membership to Divvy or a membership to Equinox gyms – both affiliate lifestyle companies of Related – for the duration of their leases. In addition, residents are able to choose their own cable and internet provider. Options include discounted ultra-high-speed internet service from Webpass with free Google Home and Google Chromecast devices – part of Landmark’s Smart Apartment Suite. Services from AT&T and Comcast are also available.
Along with proximity to the Illinois Medical District, University of Illinois at Chicago campus and jobs throughout the West Loop – McDonald’s new headquarters is less than a mile north of the property – Landmark West Loop is steps from public transportation, with the UIC-Halsted Blue Line station just two blocks away. Now Open: Landmark West Loop
Another Near West Side residential building recently celebrated its grand opening.  Landmark West Loop actually started welcoming residents at the beginning of August with a soft opening, but now things are officially official.

The building is conveniently located on the banks of the Eisenhower Expressway, across the highway from the U.I.C. campus, and across the street from Target.  It’s also just six blocks from the West Loop.
It sports 300 residences across 31 stores at 1035 West Van Buren Street.  Homes run from 500 to just shy of 2,000 square feet at rates from $1,740 to $6,200/month.
This is actually the second plan for this space.  At the turn of the century, the city approved a plan to put up a residential building here that was 30% taller.  It also had a very 90’s post-modern design, like an outsized French chateau.  What eventually got built, by a new developer (Related Midwest) and a new architecture firm (New York’s Morris Adjmi Architects), is far more modern while at the same time blending in better with the neighborhood.

Related Midwest Celebrates Opening of Landmark West Loop in Chicago
Morris Adjmi-designed tower is first West Loop apartment tower to deliver in 2017
CHICAGO (Nov. 1, 2017) — Related Midwest recently celebrated the grand opening of Landmark West Loop, the developer’s 31-story, 300-unit luxury rental tower at 1035 W. Van Buren St. in Chicago’s West Loop. Designed by New York-based Morris Adjmi Architects, the glass-and-steel high-rise – Related Midwest’s third luxury rental offering in downtown Chicago – was the first apartment building to open in the West Loop in 2017, welcoming its first residents Aug. 1.
The building’s grand opening event, held on Oct. 24 and inspired by Landmark’s identity as “A New Local Standard” in the West Loop, included pop-up shops from neighborhood designers and retailers All Choked Up, Luxury Garage Sale, T&J Designs, Sanem’s and Christina Karin. In addition, local chefs Justin Behlke of Pilot Light and Alex Theodoroff of MAD Social prepared samples of popular menu items on-site in the building’s demonstration kitchen, while West Loop staple The Publican catered the event.
“In opening Landmark West Loop, we’ve unlocked a largely undiscovered corner of the West Loop that is brimming with aspirational students and professionals who want to live where they work and study,” said Curt Bailey, president of Related Midwest. “Every detail of this project was carefully considered, from the stunning silhouette by Morris Adjmi, to the craftsman-inspired interiors from Reunion Goods & Services, to the thoughtful programming by our own design and development teams. These partnerships have resulted in a triumph of luxury housing tailor-made for this lively, progressive neighborhood, which has already attracted Google, McDonald’s and other high-profile employers.”
Landmark West Loop offers a mix of studio, convertible, one-, and two-bedroom apartments, along with two- and three-bedroom penthouses. Residences range in size from 500 to 1,960 square feet, including the penthouses, with pricing starting at $1,740 per month for studios, $1,975 for convertibles, $2,495 for one-bedrooms, and $2,910 for two-bedrooms. Three-bedroom, 2½-bath penthouses are priced from $6,195 per month.
Four decorated models – a studio, two one-bedrooms and one two-bedroom corner unit – highlight Landmark’s open layouts and modern finishes. Each apartment includes 9-foot ceilings, floor-to-ceiling windows, custom plank flooring, solid-core wood interior doors, spacious closets, in-unit laundry and resident-controlled Nest thermostats. “This is my personal home that we completed earlier this year. My husband and I have been building custom homes for 9 years now. This is our 3rd personal residence together (and our favorite so far), I’m sure there will be more to come! That’s the life of a builder, right?
Important elements were; master bedroom downstairs, a playroom on the first floor, an open floor plan, and a large backyard for our children. Our home is 3600 Sq. Ft. 5 bedrooms and 4.5 bathrooms. The lot size is 70×196, which in our area is considered larger than average.
Our last home (which you can also see on our website portfolio, Gerda Terrace) was light, bright, and airy which we loved but we wanted to go in a very different direction with this home and try out a new feeling. We were really craving a more sophisticated look with the feel of a modern hotel. It was very important to us to have the outdoor living space feel like an extension of the inside. We choose a porcelain wood look plank flooring for the entire first floor including the patio. We love the tall windows and transoms in the living, dining and kitchen that bring in natural light. It was important that if we were going to use dark cabinets and flooring that the rooms be abundant in natural light.”

New-Construction with Modern Farmhouse Interiors
  Built by Altura Homes with interiors by Lauren Smyth and staging by Andi Marshall (recently featured here), this new-construction home with modern farmhouse interiors was featured at the builder’s Spring Parade and it still holds strong as one of their favorite homes.
The designer really wanted the interiors to feel fresh, bright, and warm with hints of industrial/modern decor. She mixed cabinet styles and finishes with industrial elements like the concrete fireplace surround and the custom hood vent in the kitchen. She tied it all together with a color palette of warm oak, black, white and shades of gray. Neutral finishes and palettes are always convenient when designing a new home because they will allow for time to do its thing and not date the look of any space drastically.

The new residential block flanking the Eisenhower Expressway is just a few months away from taking a bow.  1035 West Van Buren Street has narrowed down its occupancy date to August, just five months from now.  It also has a real name: Landmark West Loop.

The location of the Morris Adjmi Architects-designed building is in the more residential area of the rapidly transforming Near West Side, so it has all the benefits of proximity to downtown, but in a more neighborhoody setting than the one coming together in the nearby Fulton Market area.  In addition to providing quick Blue Line, Divvy, and Uber access to The Loop and the West Loop, it’s also walking distance to U.I.C., and the Illinois Medical District.

  Related Midwest Begins Pre-Leasing at Landmark West Loop Apartments in Chicago’s West Loop
300-unit luxury rental tower offers walkable urban lifestyle near Fulton Market and Illinois Medical District
CHICAGO (March 15, 2017) – Related Midwest today announced the start of pre-leasing at Landmark West Loop, the developer’s 30-story, 300-unit luxury rental tower at 1035 W. Van Buren St. in Chicago’s West Loop. Related expects to top-off the tower later this month, with first occupancy planned for August 2017.
“We know there is rising demand for luxury apartments in this corner of downtown, which borders the Illinois Medical District and offers proximity to jobs throughout the West Loop and Fulton Market,” said Curt Bailey, president of Related Midwest. “The same energy and creativity that has fueled the neighborhood’s growth permeates every corner of Landmark West Loop, resulting in a new level of luxury rental housing that, until now, hasn’t been available in the West Loop.”
Slated to be the first West Loop rental tower to deliver in 2017, Landmark West Loop will offer a mix of studio, convertible, one- and two-bedroom apartments, along with two- and three-bedroom penthouses. Residences will range in size from 500 to 1,960 square feet, including penthouses, with pricing starting at $1,650 per month for studios, $1,825 for convertibles, $2,150 for one-bedrooms, $2,925 for two-bedrooms with one bath, and $3,295 for two-bedrooms with two baths. The six penthouse units are priced from $4,595 per month.
All Landmark West Loop apartments will feature 9-foot ceilings, floor-to-ceiling windows showcasing city views, custom plank flooring, solid-core wood interior doors, spacious closets, in-unit laundry and resident-controlled Nest thermostats. In addition, residences will showcase high-end kitchens with custom storm gray-colored cabinetry, quartz countertops, white subway tile backsplashes, open shelving, high-performance Bosch appliances, and mobile stainless steel islands in select plans. Baths will feature quartz countertops, custom-designed vanities and walk-in showers with frameless glass surrounds.

Indoor amenities include a poolhouse with ping-pong, shuffleboard and arcade games; a state-of-the-art fitness center and yoga studio; demonstration kitchen with adjacent entertaining area for private events and cooking classes; community-supported agriculture (CSA) room with seasonal programming; Living Library with lounge seating, a fireplace and communal workspaces; full-service pet spa and grooming station; and secure bike storage room. Residents can also take advantage of 24-hour concierge service, move-in coordination by RelatedStyle Services, on-site dry cleaning and laundering by Pressbox, and secure package delivery by Luxer One.
Landmark West Loop is designed by New York-based Morris Adjmi Architects, whose previous projects include 837 Washington, an award-winning office building across from the High Line in Manhattan’s Meatpacking District, and the Wythe Hotel, a refurbished factory on the Brooklyn waterfront. The interiors, designed by New York-based Reunion Goods & Services, were designed to complement Adjmi’s steel, brick and glass exterior, which is reflective of the neighborhood’s industrial past.
“We’ve put creativity into every detail, using honest materials to create a lively and sophisticated atmosphere,” said Carrie Dessertine, partner at Reunion. “The result is an innovative, elevated and handsome design that blends past with present, reflecting the broader evolution of the West Loop as a home for makers and innovators.”
Reunion’s interiors were meticulously crafted with livability in mind, according to Dessertine. The design of individual residences is carried through to the amenity spaces, creating a sense of home throughout the building and fostering a sense of community among residents. Common areas and amenities will feature a curated selection of eclectic furnishings and fixtures from emerging designers, with an emphasis on the flow of light and natural elements both indoors and out.
“We designed Landmark so that every time you turn your head, there’s an unexpected moment,” said Ann Thompson, senior vice president of architecture and design at Related Midwest. “It’s an experience that distinguishes this community from any other in the West Loop and is on point with where the neighborhood is today – and where it’s going – without being too trendy.”
In addition to offering convenient access to the Illinois Medical District, University of Illinois at Chicago campus and jobs throughout the West Loop, Landmark West Loop is steps from public transportation, with the UIC-Halsted Blue Line station less than two blocks away. New residents of the community will have the option to receive a complimentary one-year Divvy membership upon signing a 12-month lease.
