Acheter ou louer ? Si la question tenaille de nombreux Français, sachez que la donne a évolué en quelques mois. Car il y a seulement deux ans, il fallait trois ans, en moyenne, pour que l'achat de sa résidence principale soit plus "rentable" que la location dans 22 des 36 plus grandes villes, expliquait Meilleursaux.com en septembre 2021. Désormais, après des mois d'inflation et de récession, ce temps s'est fortement allongé, rapporte Le Parisien, lundi 5 septembre. Pour que l’achat d’un appartement devienne plus avantageux que la location, il fallait conserver son logement au moins 5 ans et 8 mois en 2021, contre aujourd'hui près de... 14 ans. Un véritable "tournant", souligne auprès de nos confrères Maël Bernier, porte-parole de Meilleurtaux. [...]
Pour estimer le coût d'une location, le courtier a pris en considération les loyers ainsi que les rendements estimés de l’apport personnel qui, au lieu d’être investis dans l’opération d’achat, ont été placés sur un support. Pour l'achat, Meilleurtaux s'est attaché aux prix du mètre carré, de sa valorisation, des taux d’intérêts des emprunteurs, des charges de copropriété et des taxes foncières, en se basant sur un logement de 70 m2. Les résultats sont éloquents. En moyenne, l’achat d’un appartement devient plus avantageux que la location au bout de 13 ans et 9 mois, soit près de 9 ans de plus que l'année dernière ! Ce changement s'explique surtout par la hausse des taux d’emprunt, et des prix de l'immobilier dans de nombreuses villes moyennes. Les loyers ont, au contraire, peu évolué, avec des villes comme Paris qui a vu les hausses de loyers encadrées.

Il est ainsi devenu presque aussi rentable de louer qu'acheter, à moins de rester dans sa résidence principale achetée pendant plus de vingt ans dans la majorité des grandes villes. Il faut ainsi plus de... 28 ans à Lyon, Paris, Nantes et Angers, 24 ans à Toulouse, 23 ans à Bordeaux, 22 ans à Nice et Strasbourg, et 20 ans à Marseille et Rennes pour que l'achat devienne plus intéressant que la location. Il faut ensuite compter en moyenne 18 ans à Orléans et Clermont-Ferrand, 15 ans pour Rouen et Lille, 14 ans pour Dijon et Tours, 12 pour Montpellier et 11 pour Besançon. A Caen comptez 9 ans, à Toulon, Aix-en-Provence et au Mans, 8 ans environ, 7 ans pour Brest, 6 pour Grenoble et Saint-Etienne.
Moins de trois ans pour Perpignan, Reims, Nîmes, Mulhouse, et Limoges
A Perpignan, Reims, Nîmes, Mulhouse, et Limoges, il est toujours plus rentable d'acheter que de louer puisqu'il faut conserver sa résidence principale pendant une période relativement courte, oscillant entre deux à trois ans. Notez que dans certaines villes, ce laps de temps a littéralement explosé, à l'image d'Orléans où l'année dernière encore, il fallait seulement deux ans pour que l'achat devienne plus rentable que la location, contre 18 ans aujourd'hui.

A/n 2.0: Oh and imagine that Nesta hasn't yet been forced to live at the house of wind, for the sake of my story line.
The realization hit you hard.Your whole childhood had been a lie. Everything from your moment's with your mother, no adopted mother to the moments with your brothers back in the war camps. Nothing had been real, because you weren't his sister. You didn't have a brother. You didn't even have real parents, The Mother obviously didn't count. Not more than the King of Hybern counted as Elain or Nestas father. Everything was like a long forgotten memory, a memory that always existed in your brain, just blurry. And now it was totally clear.
You'd been created by the Mother. As a tool on earth. You could see things, like a seer but instead of seeing the future you could see your creator's wishes. But still. There was something that still was blurry, something about your powers. The one's that even frightened Armen.
You realized that you'd arrived at your door. The door to the room that you and Eris shared. You opened the door. Wondering how the hell you were supposed to tell Eris this. Walking in you could see him spread out on the couch, reading something.
“Eris, I need to talk to you about something.”

You and Eris had arrived back at your estate a couple days ago. Everything that you'd learned you'd told him. From the fact that you weren't Rhysands sister to your powers. All of it. And somehow he hadn't been confused, he had understood.
“Y/N come on, I'm dying of hunger!” Eris called out from the staircase.
“I'm on my way!” You shouted back.
Running down to the dining room you saw Lucien and… Nesta. You quickly pulled her in for a hug.
“What are you two doing here? Aren't you supposed to be in the Night court?” You asked them.
“Fayre and Rhysand made an ultimatum, stay in the House of wind with no alcohol and train and work in the library, bla bla bla or move out of the court. I thought of what you said at the meeting so I decided to come here.” Nesta said to you.
“I couldn't deal with Elain and Azriel anymore so I just decided to leave. You guys are okay with us staying here right?” Lucien told you and Eris.
“Of course, let's eat and then I can show you around Nes!”
Dinner was amazing and you later pulled Nesta with you, leaving your husband and his brother to talk alone.
“Do you want to see the library?” You asked her. Nesta nodded and you opened the large oak doors behind you. The walls were covered in bookshelves with books in all colors. You could see Nestas eyes lit up. You knew this library was bigger than any in the Night court, and filled with romance. You guided her over to that section and she quickly grabbed a couple books.
“Can the rest of the tour wait until tomorrow?” She asked you and you started to laugh and to your surprise did too. A big smile painted your lips as you grabbed your own book and the two of you sat down on the closet couch, just reading.

As if by muscle memory, you flinched and covered your face as the plate crumbled into pieces on the floor. The streaking pain and screaming echoed inside your head, confusing you about what's real and what's not.
As you looked down, you saw tiny red droplets on the wooden floor. With a lump now forming on your throat, you crouched down, and tears started to escape your E/C eyes. The tremors came back as if you were back at the old estate where you had been living a year ago.
Your mind was filled with endless memories of how your own mother and your new stepfather had physically and verbally abused you.
"You're a fucking twat. You should've died with your father."
"Why don't we just sell you, Y/N? Perhaps we can get money from you getting laid! You're just a piece of shit to us anyways..."
A small sob escaped your lips as you looked around, your sight blurred with tears. Then suddenly, a warm, calloused hand gently caressed your back.
"Hey Y/N, calm down, please. You're safe with me."
All your demons calmed down inside of you as your E/C orbs met with his pale purple ones.
Oh yes, you have been living with the Wind Hashira for a year since you watched as your evil parents turned into a real-life demon in front of your eyes. He was your saviour; he still is, and that's the reason why your heart started beating fast for him.
You remembered the first night after the traumatic incident when Sanemi insisted you come with him to Kocho-dono's place. Who would've thought that this harsh-tongued man, full of scars from his old and present battles, would take you under his wing and show you a part of him that he has never shown to anyone after his nightmares came true?
Sanemi gently picked you up as your shivers continued to take over your body. Normally, you would protest this gesture, scared that he might tease you for being so frail, but that never came from him. He never mocked you.
"Y/N, breathe. Please breathe for me."
You followed him as he slowly put you on the zabuton, making sure that he was beside you to support you in case you fell down again. You watched him as your sight got clearer once again; he was opening a little box that he always hid under the table. His little first aid kit.
Sanemi is aware of your panic attacks; he even prepared things to help you when your past gets ahold of you once again, like this first aid kit that he kept in case you wound yourself up.
"Sanemi, I'm so sorry. I dropped a plate again."
He grunted, taking your hand and cleaning the wound from it that you got from accidentally squeezing the shard on your hand a while ago. No words came out of him for a few seconds. His eyes and hands are just focused on wrapping the wound on your hand with bandages.
Then after that, he looked up at you with no smile, but his eyes said it all. He was trying his best to comfort you. "Y/N, it's just a plate. I won't be mad even if you accidentally break every single one of them." He suddenly pulled you into his arms, embracing you with a warmth that no one would ever expect.
Flashbacks brought back your first kiss with Sanemi and how he tried to make you stop crying from being too scared that he wouldn't come back from his missions. You saw how he beheaded your demon mother and stepfather after they scratched his arms back then. You never want to see him hurt again, but he's a demon slayer. A Hashira, to begin with. His life won't really be about comfort and pleasures; he's here to slay demons, and he sacrificed his safety for that devotion.
You always wondered why he had agreed to take you under his wing after Kocho said that you were too scared, even to the three young girls in the Butterfly Mansion, but not to Sanemi. Despite his complaints, he still took you in and made sure that you were in safe hands.
Until one day, you just fell for him. His mean attitude, scarred exterior, and cold facade—those never stopped you from loving him more. And he fell for you too. He would never say things like, I love you, but you always felt special. Especially when he kissed you that night when you tried to stop him from leaving for his mission.
"Don't leave me Shinazugawa-san... Please... I—I... care for you so much."
Sanemi leaned in for a warm, passionate kiss, and you'll swear that his eyes glistened seconds before his intimate action.
"I'll come back for you. I won't die that easy. You know how badass I am, right?"
And that's it. That's how you and Sanemi's relationship changed in an instant.
"Hey, you're drowning in your thoughts again."
Sanemi pulled you out of the embrace, held you by your shoulders, and stared at you with concern in his eyes. "I'm sorry, Sane—"
"Another sorry from your lips, and I won't kiss you again."
Your heart started beating fast after what he said. You shut your mouth and bit your lip, making a small smile appear on Sanemi's face.
"Good girl. E/C, those fucking demons cannot return to harm you. I won't let them. I'll slash their heads even before they take a step near you. I promise I'll protect you. I won't lose you too."
You gave him a small smile and nodded. Sanemi suddenly pulled you into his arms again and kissed through your H/C hair. "I won't lose you, Y/N. I won't let that happen." He caressed your back, hushing you from the remnants of your past.
The fear in you subsided. Sanemi's right. No one can hurt you again. Sanemi's the only person who can kill the demons inside your head. He's the only person who's always there to get you back on your feet if you fall. His loving comfort and company are all you need to heal from your nightmares. And perhaps you're also what he needs to make peace with his.
Your shaking subsided as your breathing stabilised. You raised your head and caught a glimpse of Sanemi's sweet smile. This part of him is for your eyes only, and you're happy with that.
"Your wound still hurts, doll?" You shook your head. Sanemi suddenly pulled you onto his lap and held your waist. "That's good to know. If you ever feel that again, always remember that I'm here, okay? I'll kill all those demons for you if that's what it takes."
You hummed, putting your hands over his shoulders. "Thank you, Sanemi. Thank you for being here."
"Of course. I love you."
That's the first time that you've heard those three words come from his mouth. His raspy voice and his loving smile made you blush. You'll say the world has stopped, but it already has since Sanemi started loving you back.
"I love you too. I'll do my best to take care of you too."
Sanemi bit his lip and pulled you closer. "Now kiss me." He said, and you happily obliged, pressing your lips gently onto his as he embraced you tighter.
"Y/N, you're mine."
"Always yours, Sanemi..."
You replied through the sloppy kisses, and you'll never know; perhaps it'll be more in a few blinks of an eye.

While this may look like a lovely, house it's actually a WTH House. You've never seen a reno job like this. Think columns and posts. 2008 build in Marietta, Georgia, this 5bds, 5ba home is priced at $923K (Nope.) The home may have not actually been built in 2008, b/c sometimes, the real estate will give the year that it was completely renovated.
The first thing we notice is that they cut part of the 2nd floor to make a 2-story entrance hall.
You can't convince me that this doesn't look like a funeral home setup.
Here is the first glimpse of the posts. Apparently, they cut out every wall that existed and, without regard for support walls, they just left all the corners and made them into posts. Note the silly little wainscoting.
Ah! I was wondering what those few inches of light above fireplace were. It's what may have been a 2nd fl. bedroom window.
This is insane. 3-pronged posts all over the place. They even cut around the doorways. (Well, at least you can see the original footprint of the house.)
This is the view from the new 2-story entrance.
Upstairs, they cut a few pieces of wall out of the hallway and also made a small balcony on the right.

They opened it up to make it open concept. I'm sorry, but open concept isn't a maze of posts. Somehow they get the place to stand up.
I love the wood here in the hall, and that they left the niche. (I'm wondering if that wasn't a dumbwaiter, though.) What I don't like, is the stupid frame they put around the light switch.
Oh, this is cool. After a big meal, step into the hearth and burn those calories.
Don't worry, it's private- they can't see you from the kitchen table b/c it's blocked by a flatscreen on the dining table.
The kitchen is new, of course. This would make a nice bar, rather than a small appliance parking lot.
Here, they're showing off the "beamed/coffered" ceiling they made with beadboard and molding.
The bedrooms are small, but they have nice shutters.
What a great idea, they can steam the clothes.
Just so ya know, the other bedrooms have plain ceilings.

Since EPIC has been taking up 90% real estate in my head without paying rent, here goes a series of me ranting about each song <3
The Horse and the Infant
*Entire opening*
I absolutely adore how it starts so quiet, like they're in the horse's belly planning. In my head, that initial rushing sound is a single candle being lit. As Odysseus names people and gets louder, there's more and more light, until on ATTAAAACK!!! the whole Ithacan army comes BURSTING out and it's glorious
Backtracking though,
What do you live for?/What do you try for?/What do you wish for?/What do you FIGHT for?
I used to goof and end on *what do you DIE for* because that's intuitive, but Odysseus directly contradicts that intuition! You can debate or have it coexist whether he's changing the line in that vision of kindness he clings to during the first act or whether he's in denial over the real damage he's causing, but the fact that the line IS this way gives me Feels
And then--
Pe-ne-lo-pe! Pe-ne-lo-pe! And Te-le-ma-cu-us!
The way everything cuts out but but the light strings and ODYSSEUS' OWN FUCKING HEARTBEAT LIKE COME ON! He loves them so much I'm willing to let him commit atrocities.
*insert EPIC battle music*
You can feel the chaos of battle and I don't know how Jay did it but he did and I love it so much
AHHH! *screech*
The sudden shift. Is a new challenger approaching? Sorta. Again, though, almost everything has cut out, but instead of sweet strings and a heartbeat, there's this droning bass like some inexorable, heavy doom approaching, and then there's Zeus, who sounds so imperial and *unfeeling.*
A mission/To kill someone's son/A foe who won't run/Unlike anyone/You have faced before/Say no more!
The clever phrasing is on point, because it tricks us all. And then Odysseus' reply -- he's already so confident, even cocky. He thinks this is some superpowered champ and he's like HELL YEAH ZEUS MA DUDE LEMME AT IM!
*the fucking piano*
It's a lullaby. It's the sound of ice dropping down Odysseus' spine. It's a million memories spinning in his head.
It's just an infant... What sort of imminent threat does he pose...?
The shock, horror, and disbelief... Ow. Odysseus is completely in denial. And then there's almost a scoff to "imminent threat," like he's trying to make Zeus feel like an idiot for fearing a baby, like he'll change his mind.
If you don't end him now, you'll have no one left to save! You can say good bye to -- Penelope -- You can say goodbye to -- Penelope--
DAMN Zeus pulls the Penelope card. AND YET. They say Penelope twice, just like Odysseus did in the beginning... but it feels so intentional that Telemacus is left out. The gods don't dare put the image of Odysseus' baby boy in his head, or this child will have Telemacus' face and Odysseus will fail.
I COULD RAISE HIM AS MY OWN! he will burn your house and throne OR SEND HIM FAR AWAY FROM HOME! find you wherever you roam MAKE SURE HIS PAST IS NEVER KNOWN-- the gods will make him know
Odysseus offering all these TOTALLY REASONABLE AND WORKABLE suggestions because what the fuck is this command, it's a BABY there are so many other ways-- And every sentence, Zeus and the gods are shooting the idea down with increasingly ridiculous excuses. Ok sure, maybe adopting the kid would end in tragedy when the truth comes out. Ok I guess maybe he'd find out elsewhere and track Odysseus down, but like. BUT THE GODS WILL MAKE HIM KNOW? This is. A statement of truth? A prophecy? A curse? It gives me chills, though, especially at the end when there's nothing but the last hiss... It feels *unfinished* like there's more to say, and part of it is how the grammar got rearranged to make the rhyme, leaving out a word or two, but since the meaning is still clear, it throws everything else into doubt. There's also the subtle emphasis Zeus puts on *won't*. What the fuck does that mean? Won't as opposed to can't? As though Odysseus could choose to wash his hands but ultimately chooses more bloodshed? Won't as in it's forbidden? Why? Won't as the future tense of don't? Does that mean it's a prophecy, that Zeus is telling Odysseus a neutral fact? WHAT IS THE EMPHASIS FOR?
Final remarks:
Never read the source material, so it was hard for me at first to get invested when there's all these names, but the pure energy and emotion draws you in no matter what, and in the end everything but Odysseus *literally* fades away.
The first MANY times.I listened, up until I watched this one animatic, I was convinced Odysseus turned away and spared the baby. Or better yet, adopted him (bc Im a Bat girlie first lmao). In my head there's a happy AU where Telemacus gets a new baby brother and meets his uncle Polites and everything is beautiful and shut up don't shatter my illusions I KNOW it has to happen bc *theme*
Is it my favorite song in the musical, no, but do I always sing/mouth along once the energy picks up? Absolutely. Overall, Imma go with 6/10

super smash bros melee the crossover fighting game starring all your favorite nintendo characters (well pikachu was second party but thats pikachu everyone knows who pikachu is) had a whole three characters who nobody in north america knew who the fuck they were, two of which were from games that weren't localized at all and one of which was from a game that was enough of a commercial failure in the united states hardly anyone remembered it a little under a decade later. now to be fair ness was in the one on the n64 also but its not like he'd gotten another game. "oh earthbound's failure was overexaggerated" you say that but my brother lived the super nintendo era and not a single one of his gaggle of friends had even heard of earthbound it was not on anyone's radar come on. but no one said "hey these aren't iconic nintendo characters" we all went "well i guess they can be here too" and now we say "you cant main a smash character if you havent played their game" like we werent saying "thats marth i dont know who the fuck he is but hes like a brother to me" in 2001
youd just go into the store and look at a game's boxart and decide you wanted that one and yknow what it usually worked out for you. i did this longer than you'd expect too i was in 7th or 8th grade and thought to myself "yknow i havent really played any console rpgs lately" so i looked up "rpgs for the wii" and i saw a gamefaqs rec thread or some shit where a guy went "well xenoblade is coming out." and i looked up xenoblade and found virtually no information about it other than that it was coming out and thought to myself "yeah xenoblade... that looks like an rpg i could get into." and you know what i did? i preordered it this may very well have been the first game i ever preordered i thought "well they were talking about it on gamefaqs so it must be a big deal i wanna make sure i can play it day 1" but i didnt need to reserve a copy of fucking xenoblade chronicles the store probably could have given me every copy in stock for no profit loss when i walked in there with my gir t shirt and my little receipt because i was one of all three and a half people in north america who played this game counting the gamefaqs guy. and xenoblade chronicles knocked me flat on my ass it was one of the best games i'd ever experienced i'd played plenty of story heavy rpgs before but this one hooked me in a way none of them ever had.
fast forward around 4 years the 4th smash game comes out but this one was different. this was when we really started to go in on the crossover fighters, character slots were now real estate that potential entrants had to earn the right to occupy as if one game ago they didnt make a failed NES peripheral a playable fighter and give it an emotional subplot in subspace emissary. no longer was it "cool i guess this guy is here" it had become "who the hell is this and what do they think they're doing in smash bros?"
and thus came that fateful night when amidst crazy new character reveals like the fucking wii fit trainer they unveil a cinematic trailer and announce that shulk from xenoblade chronicles was joining the fight. to which the unilateral reaction was "who the fuck is shulk why was this trailer framed like we already have a rapport with shulk i dont know this man why does he say stuff like 'im really feeling it?'"
but i knew who shulk was.

First impression
It took a long time for either of them to make an impression besides They’re Nice and They’re Also There
Impression now
It’s Free Real Estate, more or less. Through fandom dedication I know we’ve been able to tease apart differences between them and extrapolate a lot, but they still kind of blend together in my mind in a lot of their appearances. They represent Preservation: kind, well-meaning but not always prepared for what they’re facing, brave, supportive, emotionally stable.
Favorite moment
Arada’s face-off with Leonide in NE; and Overse hissing “Ratthi get off the comm!” respectively.
Idea for a story
Someday I WILL finish that Arada POV of the period of time they spent trapped in that escape pod in the wormhole knowing they were going to run out of air…
Unpopular opinion
While I love Ratthi and I understand why he plays his narrative role and he does it well, he’s kind of been hogging the narrative recently and I wish we got to see more of Arada and Overse filling those narrative roles too; let them get a stronger presence and more time in the limelight to develop them in NE and SC.
Favorite relationship
I DO really like how casual and comfortable Arada, Overse, and Ratthi all are with each other. They’ve been close for a long time.

*unrolls my elaborate set of backstories for both of them* Well you SEE Arada was born on Preservation to one parent who was a Pressy descendant and one parent who was an immigrant from an outsystem world that isn’t exactly Corporation Rim but is in their sphere of influence; Arada and Ratthi have been friends since they were 5 and Arada is an only child so she spent So much time at Ratthi’s house with his four siblings as a kid. She’s basically like his fifth sibling. Overse meanwhile was born in the Corporation Rim on a space station that orbited an agricultural planet that was already on the decline when she was born; when she was 8 years old the corporation that owned the station and planet announced that they were selling both off, and Overse’s parents agreed that it was time to move. They’d heard of this freehold that was actively recruiting agriculture techs, and paying for relocation costs. ALSO—
My other headcanon that I’m very fond of is that in @blessphemy’s Pod AU, Arada isn’t a wasp per se but she came out on the waspier side of normal. She has some waspish features. She’s wasp intersex because nature abhors a binary

Katherine of York:
Henry (VIII)’s fondness for his aunt was once again demonstrated when in 1512 he granted Katherine all the Courtenay estates in Devon for the term of her life, and to be passed to her children upon her death. This act gave Katherine her much needed security, although did she have to make a sacrifice to pay for it? For shortly after William’s death, Katherine took the following vow of chastity:
In the name of the Father, the Son, and the Holy Ghost, I, Katherine Courtneye, Countess of Devonshire, widow, and not wedded, ne unto any man assured, promise and make a vow to God, and to our Lady, and to all the Company of Heaven, in the presence of you, worshipful Father in God, Richard, Bishop of London, for to be chaste of my body, and truly and devoutly shall keep me chaste, for this time forward, as long as my life lasteth, after the rule of St Paul. In nomine Patris et Filii et Spiritus Sancti
The romantic perspective of course is that she took the vow because she deeply loved her husband and had come to a decision that she did not want to marry anyone else. This may well have been the case. But there is also a hypothesis that perhaps this vow may have either been a condition of Henry’s grant to her, or a condition Katherine placed upon herself to keep her lands and property safe. As the daughter of a Yorkist King, as much as Henry had a real regard for her, he may not have felt the same about any future man that she may have chosen to marry. There is no proof that he asked her to take the vow of chastity, but it may have been a bargaining tool that saw him grant her the estates, ultimately giving her security without the threat to himself of a new husband at some point in the future using her lineage to threaten the throne. But it may also of course have been something that Katherine decided was in her own best interests. Widows in medieval times were able to run their own estates and take care of their children but once they remarried, their power completely diminished and they once again because subservient to their husband. Having been through so much upheaval and insecurity, this was finally Katherine’s chance to take control of her own destiny once and for all and she must have grabbed the opportunity with both hands, never again having to rely on anyone else for help and support.
Once William had died Katherine spent less time and court and much more of her time on her Devon estates. She remained in favour with her nephew, Henry VIII, giving and receiving gifts from him, as well as several wardships. She was also given the honour of being godmother to Princess Mary.
As a femme sole, Katherine was now able to make a comfortable life for herself in Devon, and it seems she became a well-liked and respected member of the community. Her main residence was Tiverton Castle, which today is a privately owned house which the owners open up to the public. In an inventory taken in 1538 after the death of her eldest son, the castle is described as a mansion, moated, walled and embattled, with houses, offices and lodgings ‘well-kept and repaired’ with fair gardens and two parks. It was originally built as a motte and bailey castle in 1106 by the de Redvers family, the first Norman Earls of Devon. As the centuries moved on, the castle was altered and enlarged and exhibits today all periods of architecture from medieval to modern, along with beautiful walled gardens.
...For over fifteen years she lived here in relative peace and comfort, keeping in touch with her friends and family in London by letter and perhaps travelling to London and the court for special occasions. Household accounts that have survived from the period 1522-23 and 1523-24 detail payments to messengers for taking correspondence to the King and Cardinal Wolsey. She used for her title and seal ‘the excellent Princess Katherine, Countess of Devon, daughter, sister and aunt of Kings’ and in official documents, signed herself Katherine Devonshire.
She also paid a servant who took four horses to her daughter in London and remembered her husband William by paying for a mass on the anniversary of his death. A London Chandler was likewise paid for a year’s supply of wax for Lord William’s tomb.
Katherine ran her own estates with network of stewards and servants; some of her properties were administered for her by a bailiff, and some paid rent directly to her. Her influence was felt throughout the local area, an example of which can be found on a rood screen in Kenn church, which contains a panel to Saint Bridget and is the only known surviving example of a depiction of the Bridget cult in the south-west. The Courtenays presented to Kenn church and before its restoration in the nineteenth century the Courtenay arms were reportedly seen by antiquarians in the east window of the chancel and in a window in the south aisle. It is not believed that Katherine paid for the screen but the presence of Saint Bridget on one of the panels does suggest her influence, particularly because of her family connection to Saint Bridget, the saint whose name her younger sister bore. Katherine did visit the church at Kenn as she presented the new rector, Thomas Mitchell, in 1517. She certainly had a reputation in the parish for her generosity in the giving of alms and was a patron of several religious orders, inviting their members to come and preach at Columbjohn. The rood screen can still be seen today in St Andrew’s church in Kenn. During the reformation, many rood screens were renamed chancel screens but were often defaced or destroyed in an attempt to remove the images of saints and catholic idolatry. Amazingly the Kenn screen survived and it was renovated to its former glory in the nineteenth century.
... What we can also glean from these records is her generosity to staff. Philippa, her maid, upon her marriage received £6 13s 4d and Katherine also covered the cost of velvet for her wedding dress and kirtle, the cost of making the outfit and the cost of the wedding. ‘Andrew of the kitchen’ had garments made for him and her fools, Dick, Mug and Kit were well provided for as she paid for the mending and washing of their clothes. In her Will of 2nd May 1527 she made provision for her servants to be provided for a year after her death. For the Christmas festivities, she bought a ‘gallon of honey, apples and pears bought against Christmas’. Players who performed before the Countess on New Years’ Eve and New Years’ day were paid 13s 4d. Payments for the King and Queen’s New Year gifts are listed as well as a gift to her son of two buckles, two pendants, six studs, six oiletts, six aglets (a metal tube wrapped around a shoelace) and gold and enamel garters.
Katherine, on her estates far away from London, would almost certainly have had an opinion on the goings-on at court but that opinion of course was never recorded. Staunchly catholic as she had been brought up, she would likely have received news of her nephew’s intentions to divorce Catherine with some dismay; she would have known and met Catherine of Aragon on more than one occasion. Thankfully she did not live long enough to witness the arrest and execution of her son. As the King removed the threat of any remaining Yorkists, you cannot help but wonder whether his deep admiration and regard for Katherine would have been enough to save her had she still been living, or whether she too would eventually have fallen under his suspicion. But as it was, she did not even live long enough to see Anne Boleyn finally usurp her rival to become Henry’s second wife, as on 15th November 1527, at 3pm in the afternoon, she died at her home in Tiverton. She was forty-eight years old. Her body was embalmed, cered, leaded and covered with a pall of black velvet, with a cross of white satin. Upon that was placed another pall of cloth of gold with a white cross of silver tissue garnished with six escutcheons of her arms. Katherine’s body was attended day and night until Monday 21st December, when mourners wearing black hoods and gowns and carrying banners depicting the saints, escorted her body to Tiverton parish church under a canopy of black velvet. The coffin was placed under a richly decorated canopy, which was guarded all night by attendants. The mourning party then returned to Tiverton Castle for a meal.
At 7am the next morning, the mourners returned to the church where a requiem mass was sung by the Abbot of Montacute, who was supported by choristers from the nearby city of Exeter. In honour of his aunt, the King sent one of his chaplains to deliver the sermon. Her Chief mourner was Lady Carew, who was assisted by Sir Piers Edgecombe. After the service, her body was buried in a vault in the Courtenay chapel on the north side of the church (probably near the site of the present vestry). Her funeral was attended by five hundred mourners including the Mayor of Exeter and City Alderman and was a testament to her popularity. After her death, eight thousand poor people were paid two pence each on the condition they prayed for her soul. In her memory, her son Henry had a tomb erected, of which there is no longer any trace; it was very likely a casualty of the Civil War.
Katherine was still living when Thomas More was writing his History of King Richard III between 1513 and 1518, and his description of her is a perfect summing up of her life. He tells us Katherine was ‘long time tossed in either fortune, sometimes in wealth, oft in adversity, at the last – if this be the last, for yet she liveth – is by the benignity of her nephew King Henry the Eighth in very prosperous estate and worthy her birth and virtue’. She did not live long enough to see the outcome of her nephew’s ‘great matter’ that brought about not only his divorce but also radical changes to the religion that Katherine would have held so dearly. And she managed to live out her final years in peace and security and also, one hopes, she managed to find happiness. After all the adversity she experienced in her early life, this Princess of York may not have ended up as Queen of Spain as was originally intended for her by her father, but she managed to obtain for herself her own little kingdom where she could reign as Duchess of Devon.
