Open Estates
Letting out a property sounds straightforward, but anyone who’s done it will tell you there’s a lot more to it than just handing over the keys. From finding the right tenants to handling the never-ending paperwork, it can quickly become a full-time job. That’s where a letting agent comes in. A good letting agent can take the load off your shoulders, making the whole process a lot easier and less stressful.

i have a lot of snooty old-money behaviors but the one which i do recommend wholeheartedly to other people is, if you live in a multi-unit with a dedicated groundskeeper, live-in maintenance or one specific 'fix-it' person, i believe that every year around the holidays that person should receive from you a christmas card with a little note and $20.

Most landlords don't have spines, so you'll want to improvise a bit on step 3. I recommend a good stick.

Don't fix your rentals up to proper occupational health and safety standards now then don't expect rent in the future when you can't house them for a dumb-fuck decision you made to let the building fall to pieces.

Nothing confronts you with your own prejudices like trying to find a new roommate through a classified ad.

ppl be hating on my pessimistic and gloomy nature. sure I got people to accept me into their colocation so I'm no longer at risk of ending up at my mom's immediately. but what now? now I have to freak out about the contract, talk to the landlord, sign papers, exchange money, pack my things, move my things. lotsa intense work that requires a functional brain. and according to my sister, it's a stupid concern to have, but the written contract for the apartment includes a lot of shit when the reality is different from that. it says we're responsible for all repairs, whereas so far it's mostly the landlord that's done them. there's also surprise costs that pop up with the maintenance of the water heater and other shit, but sure. I'm just supposed to not worry about any of the practical aspects of this before moving in and instead fully embrace the situation and celebrate my victory. except I'm moving to a 2nd (3rd floor for Americans) apartment with no elevator, which has a spiral staircase, so either I pay for a lift service to haul my furniture in thru one of the rooms, or I make myself and everyone potentially helping me endure that many stairs with all my furniture. No stress! Don't worry about it!

my favorite thing is spending over $4000 to move into a new apartment just for the coax cable to be inactive 😒

“consider tipping 15% to your landlord on your rent every month especially if you bother them at 2 am” I would sooner tip 15% to Taylor Swift on my eras tour ticket

at some point a previous person who lived in this apartment took off the kitchen door and i can’t for the life of me work out WHY - it’s not like it made the place more open-plan it just makes it smell like cooking all the time

Shout out to our landlord for outing us to random maintenance workers. I love living here. It's great!
