Kitchen Closet Part Two: Big Plans for a Little Space
(If you haven't read Part One, start here) Remember how terrifying the under-the-stairs-closet aka Kitchen Cave was looking in our last installment? It's looking much less horrifying. But it's not ready yet, because just when I am about to kinda half-ass something, J abandons her sensible nature and decides we need a beautiful closet, not just a functional one.
It's also not ready yet because we both work full time and have lives. Our mistake!
But in between working and living and beginning to totally restore the upstairs bathroom, we have had time to get somewhere with the closet. The exposed stairs had been half painted white and were stained, grimy, and very gross. We've primed them with Kilz and caulked them, and also primed the plywood floor as well. (You may be wondering why the floor is plywood. I looked in the cellar to see if the original floor was there, and it's not. It looks like there was a staircase down to the cellar at one point that was removed. That also seems to have something to do with the "temporary" support columns down there. There was a shelf above the fridge when it was in the closet, and that shelf is made of the same plywood the floor is. There's a bit of space at the back of the closet that needs covering to even it all out for some laminate, and thankfully we have a free plywood scrap that fits the bill! Yeah, I said laminate. It's awful, I know. But it's a closet! And it's plywood! And we have so many visible parts of the house to spend money on beautifying. It just didn't seem worth even another dollar per square foot to use bamboo. I hopped on FB marketplace and found someone's insanely cheap (and low quality, but whatever) leftover stick-on vinyl planks in a decent color, and we're going to slap that straight on the plywood. J grimaced about it but agreed. There's a lot of shit to fix in this house, we may as well save where we can. Of course the plaster is cracked and in some places crumbling. I ordered a "homeowners" Plaster Magic kit and that's the next step in this journey. These walls were only ever hit with one light lime wash, so no paint stripping required to fix and then lime paint the walls. I thought we were going to paint the walls some version of white, put a cheap light in there, and call it a closet. However, after what felt like an hour of deliberation in the lighting section at Home Depot, we decided to go online instead and buy an attractive light fixture instead of a more utilitarian option. J, it turns out, wants a pretty closet, given that we'll be looking inside it every day. I was surprised, but happy to oblige. While we were shopping on the internet, we ordered rod brackets so we can hang our coats, and a tension rod. Someday we'll have closet door to match the other (seven!) doors in the space, but in the meantime, a curtain's going to have to serve.
Since we decided to make the space a bit nicer, we picked a cute blush color for the walls, Native from Color Atelier.

Common Mistakes To Avoid When Rehabbing A Home
Beginners and seasoned investors alike are prone to making mistakes. Most mistakes can be easily avoided by just listening to people talking at your local REIA group or meet up sessions.
Some mistakes are minor and have little impact on the end result of selling or renting your property when others can become nightmares. This will not be the only portion I write on mistake but this one I am sure will affect everyone somehow.
One of the most guaranteed things you will have to do in your own house or investment property is painting. If you do it yourself or hire it out, you MUST know and follow this advice. You can not paint latex paint over oil-based paint anytime. It will peel and flake badly within about 3 to six months. Also, the paint will easily chip and scrape off as latex paint does not adhere to oil-based paint. You can however paint latex paint over an oil-based primer. I always use oil-based primer and sealer in one, such as KILZ or ZINZER. This will prime, seal in any stains and can be painted over with any latex paint.
To know what type of paint you are painting over, there are a few ways to test the surfaces and paint over it correctly. You all may have heard of Goof Off, a canned liquid whose claim is that it removes dried latex paint. This costs about $5 in hardware stores for about 4 ounces. Squirt this on a white rag and lightly scrub an area on walls, trim, windows, doors and gutters or whatever you are going to paint. If it melts the paint on to the rag, its latex paint and you can easily just paint over it with latex, no problem. If all it does is clean the surface and no paint melts onto the rag, it is oil-based paint and must be painted with oil again.
There is another way to avoid having to paint the oil-based paint. If you use an oil-based primer/sealer (KILZ) to prime the previously painted surfaces, you can paint latex on top of the oil-based primer and from here to eternity you can just paint latex on you house. That is how you change an oil painted house to being the easier latex painted house forever. You may also use XYLENE or DENATURED ALCOHOL instead of Goof Off. This will insure that your painted surfaces resist peeling away.
Another mistake is how do it yourselfers and painters paint cabinets and paneling in properties. The finished product can show runs, drips and brush marks making the job look shotty. To paint any stained surface, first wipe it down with white vinegar in full strength with a sponge or cloth. This will remove grease from cabinets and oils from wood stains and paneling. Then I apply one coat of Kilz oil-based primer. Before I apply the primer/sealer, I have it tinted to the same color I am painting the cabinets or paneling (usually a white color). With the white vinegar and the sealer/primer applied, I am positive that my latex paint will now stick. But here is the kicker !!! No matter what brand of paint you use (I use BEHR marquee from Home Depot) It MUST say “self leveling” latex paint. This self leveling paint is designed to dry smooth as glass and never leave brush marks or runs on the surface. Most people even pro painters, do not use my vinegar, sealer/primer and self leveling paint techniques and end up with cabinets that have runs drips and brush marks and paneling that will lets stains seep through within a short time after painting and will certainly look bad and need repainting.

Not a bad deal, this 1888 home in Philadelphia, Pennsylvania is a lot of house and if you like color, the current residents really loved it, too. ($389k) I mean, look at the windows and that porte cochere.
There’s a beautiful green door and screened porche back here. It’s going to need some work, like painting the window panes, but the porch looks fairly new.
What a dramatic entrance hall. Beautiful wood and a fireplace. I’m not that fond of the color combo they chose. It needs a good cleaning, some sanding, stain, and polishing, and the wood should brighten right up.
This built-in is so beautiful.
In the large formal dining room, there are beamed ceilings, a fireplace and a fabulous built-in china cabinet.
The sitting rooms are gigantic, the pocked doors are still intact, and so are the original fireplaces, but they need some work.
This sitting room is such a saturated orange, it’s going to take gallons of Kilz, if the new owner wants to change it.
Hands down one of the very best kitchen reno’s I’ve seen. Just look at the red stove.
And, how about this drainboard sink?
Love the sun porch, it has potential to be gorgeous.
This bathroom on the landing is accessible from both floors. Interesting.
The stairs and window on the landing are just stunning.
Very large main bedroom with a fireplace and alcove. This is very nice.
The bedrooms are surprisingly bright. This one has a great window seat and it actually has a built-in closet.
This one also has a seat and closet. I wonder if they put up that wall to make 2 bedrooms out of one big one.
When this room is cleared out, it will make a perfect library or home office.
The bath seems to have it’s original footprint.

The large attic is finished and needs some work, but someone started it, already.

It’s been an entertaining week with the betty/Lili stans melting down and outing themselves as only caring about Lili as a self insert (otherwise they would be happy she doesn’t have to work closely with evil Cole). There is a steel beam up there, so iron-rich stains from the leaky roof (repaired) are our nemesis.

Well. It's the end of an era. For my quarantine project, I painted over the characters I've had on my walls for forever. I, of course, included the befores and afters. The first time I did my room was probably back in 2007-8, when I just painted the walls white and drew them in with sharpie (I don't recommend, the ink will bleed.) These were anime characters and...I didn't tell my parents I was doing it. The second update was in 2013, when I started to use color and did more american comics and cartoons. Now, in 2020, I was working from home and I really began to notice all the mistakes I made and it started to bother me. I thought, 'eh, these characters don't mean anything to me anymore.' I went out and bought some Kilz and covered them. (To the absolute joy of my parents.) I finally finished putting up the new pattern, one which my mom assures will stay long after I move out. lol
