My real estate rental agent called and now I'm stressing because he didn't leave a text or a voicemail and I'm worried what I might have done wrong or that I'm going to be asked to give access inside the house or any number of things and I hate how stressed and scared I am about this.
I'm gonna have a shower and put on clothes and get into my strong empowered professional woman mindset (nevermind that I don't actually have a job right now) and call him back and deal with whatever it is.
But the little side of me, the broken side of me, just wants to stay curled up in a little ball in bed.
With the housing crisis I can't afford to make any agent or landlord unhappy with me. I live in constant fear of being turfed out and unable to find cheap rental and forced to live in my car.
I specifically bought a Subaru Forester because I like how spacious it is in the back, you could live in it if you became homeless, at least for a bit. And I think that is a damning statement about what it's like being a single woman who rents in Australia, or in many other countries actually, right now. Remember I have my child to think of too.
Anyway. Breathe. He can't kick me out straight away without warning. He probably just wants to confirm getting a tree guy in to remove the dead tree that has been lying on my balcony since the storms around Christmas last year.

Where Is Your Listing Inventory?

This week I want to talk about lack of inventory. We have moved into this beautiful season where people are spending more time outside, the weather is gorgeous, and they are starting to do their yardwork. Many of them are starting to think, "Hmm, maybe this could be the time when I sell my house."
We are going to see a late spring, a strong summer, and a very robust fall. That said, I know already that many agents are thinking, "Where are we going to get all this inventory from?"

Well, we are not going to build it because we have built everything we could by this point. Last year, many of the builders from last year were so busy that they even sold their upcoming lots by pre-sale. So that inventory is not available.
However, there are sellers out there and you have to find them. One of the most successful ways to cultivate a seller is to be giving your potential sellers information. So, what I am highly recommending that agents do is to go into their MLS and find some areas that have had some good sales. Look for areas where the market is strong and the product is high in demand. Next, find out what those properties have closed for. What is their list-to-sale price ratio? Obviously, if it's in an area where those homes are selling in a low days-on-market number, above list price, and they are getting top-dollar, then that these listings are likely to be receiving multiple offers.
In a multiple-offer area, that means that many of those buyers who love that area, love that neighborhood, and loved that house, but missed out! You are looking for that missed out opportunity because if one house sold in that area and there was a line-up of buyers, then many of them were not able to find something else.
As a trainer, one of the things I used to do all the time with new agents was to say to them, "Follow the sales. Follow the low days-on-market. Follow the list-to-sale price ratio." So, once you have gone into the MLS and found those areas that have those good sales, then you are going to put together a letter to update potential sellers with information about what is happening in their neighborhood.

When you are researching your neighborhoods, you only need to look back four to five weeks. Don't go back a year, just look at what is most recent so that you can say that, "In the last 28 days there have been three really record/historical/prominent sales and I want to tell you about them. This means that during the time these kinds of homes were on the market in your neighborhood that there were not enough to satisfy demand. If you have been even a little curious about selling, this means that there is a fantastic opportunity out there for you to sell."
I want you to focus on what their opportunity is. Trust me. The phone will ring. You will find that sellers will get in touch with you even if for no other reason than to get a little more information. Spend your time doing that and go find the areas that have already been successful, you will find other motivated sellers in that same area.
When I did my research and looked at neighborhoods, it was always interesting how when one house came on the market and sold, the next week or two you would see more come on the market. We see that happen all the time where two, three, or more homes will pop-up for sale in the same neighborhood in a short period of time. A lot of that has to do with how potential sellers are walking around in their neighborhood, or driving home, and they see a for sale signs. And then they see a sold sign. And then they think, "Well, maybe I can sell." Well, if you are the agent who gets them that information at the right time, you have just opened the door for them to be able to call you!

Why is it so expensive to live alone?
I'm just looking for a 1-2 bed 1 bath house, townhouse or trailer/manufactured house for less than $700 per month closer to a bigger town than where i am now. I live in one of the states with the cheapest cost of living and am not wanting to move out of state.
Seriously, I told my brother I was having trouble finding a place to live and he said to have a kid. 1st: it takes 2 to tango and I'm single as the one avocado we all inevitably leave to rot because we forgot about it. 2nd: I don't want kids to begin with.
I was just recommended the trailer/manufactured homes, but it's almost impossible to find good priced ones online in the area I want to be in.
Seriously though, the last place my brother had was $500 for 2 bed 2 bath. They have a 3 bed 2 bath rn and if they didn't have their house where they didn't have to pay, cause they have 2 kids and unstable working conditions, they'd only be paying $600. In a different state than the first one, they went to Louisiana back to Texas. Only issue is, I don't want to live in the town they live in. Working Uber requires me to be in bigger cities and towns, closest one is Tyler or Fort Worth is also a good place to drive (not Dallas, Dallas sucks ass, just like Houston). So I'm looking near and around there. But everything is so fucking expensive, my full time job is Uber and I can barely even afford a garage unit that they didn't disclose was a garage unit in 2 other family's backyard. It was $775 per month. I can't afford that, not if I want to eat and rest once in a while.
And my deadline was the end of this month, but my earnings have been shit because things literally just keep happening to stop me from being able to go out, like I can't drive if it's flooding on the roads. But I was able to extend that deadline by a month by asking my parents if I can live with them again for a month then go from there while I look.
And the place needs to have at least a stove and a fridge in it, hopefully include water and trash in the rent, I'm not looking for anything fancy, but I do need room to move around in the kitchen.
AND ABSOLUTELY NO APARTMENTS, I WON'T DO THAT AGAIN.
If it helps, I made a max of $4000 a month and a minimum of $3000 a month. I'm honestly just a shit spending that doesn't know how to make herself budget. I have a $480 car payment every month (that I'm behind on, so a credit check won't be horrible, but it won't be great) and I've just left an apartment high and dry during the beginning of Covid. Never been evicted, but I've never had my name on any but one of the leases I've lived at. And that was the one we left, because they wouldn't work with us.
I'm being honest so people might be able to actually help me.
