In the final two weeks of March alone, the active listing inventory in Orange County rose from 2,240 to 2,384 homes. Bigger inventory means more sales — just the remedy we need to break up the stalemate in the current housing market, right? Yes and no. For a larger inventory to translate to a moving market, we need to consider the context behind why homes are going on the market, and if people are actually in the mood to buy. The first thing to note is that houses are on the move rest largely within the high price point category. As of two weeks ago, the median price of a home in Orange County was about $850,000; nationwide, 41% of all home sales were under $750,000. This is business as usual for towns known for their luxury homes, like Laguna Beach. In Orange County, houses in the $1.5mil and above price range sold within a month on average after entering the market, and they comprised about 36% of the market (and 17% of demand). Pandemic restrictions are lifting, too, which likely means those who have gotten the COVID-19 vaccination will start to venture into open house tours again. By all accounts, the luxury housing market is actually very, very hot in Southern California. But what of affordable housing? The rise in median home prices has actually caused a cooling effect on demand, despite more homes entering the market overall. This is especially true for new families and those looking for more modest living conditions, who tend to get outbid by more established competitors. It's especially compounded by a plodding new home construction pace, which has fallen behind Gov. Gavin Newsom's goal of building 500,000 new homes each year. Still, not all hope is lost, as California lawmakers are considering bills that spur on new housing while activists keep the pressure on legislators to do their part. The lesson: There's a light at the end of the tunnel for luxury housing. But for modest homebuyers, there are rough waters ahead.
