Underrated first step of dealing with a ghost problem is just talking to them. Like not in a seance or with a talking board just out loud into the room. At one of my old apartments I kept seeing a shadowy figure in my room and one of the times I saw him I was like "hey dude, can you not pop out at me when it's dark outside it freaks me out" and then I stopped seeing him when it was dark. I was having an issue recently where my fan kept getting thrown off my nightstand out of nowhere and the last time it happened I just said "can you please stop" and it hasn't happened since. You might feel a little bit silly talking to the air even if you do believe in ghosts but personally I think it's always worth a shot
