I feel so bad for Lynesse Hightower, we only ever hear about her but the characters demonize her so much when she did nothing wrong??
Like she was a teenager when Ser Jorah asked her father to marry her, raised by one the most powerful Westerosi families in one of its biggest cities, only to be taken away to a place that had nothing for a girl raised in a large court to do. The only consent we hear her making in all of it was to give Jorah her favor at the tournament, we don’t hear of her actually wanting to marry him or go to Bear Island
Then Jorah decides to put them into bankruptcy because he felt bad that she was miserable in the place he took her. Again he doesn’t say she asked him to do it, the only opinion of hers we hear is that when he tried to sell her jewels she got upset, as any teenager watching her husband ruin them might be at the loss of the only possessions of value that she has
And then when he realizes he’ll be captured and punished for, you know, selling slaves, instead of sending her to her family he takes her with him into exile. Her family ruled Oldtown, they probably could have gotten the marriage annulled and she would have been safe and happy and able to marry again, or at least kept her in comfort until he figured something out and could come get her, but Jorah decided having her around was better than her being happy
And then he leaves her to be a sell sword and it’s treated as a huge betrayal that she found a rich lover to take care of her. This girl is on the run, married to a bankrupted slave trader wanted by the crown, and the only person she knows has gone away to do a dangerous job, of course she’d want to find any form of stability after the hell he put her through

You must meet the eligibility conditions to buy an Executive Condominium (EC) unit from a property developer. Find out if you must pay a resale levy and the conditions that will apply after you buy an EC unit, before you apply for an EC unit.

Without further ado or reading the long comprehensive article, let's go through a few simple questions to get a EC Eligibility pre-assessment for you & family:
Citizenship, Schemes, and Age Requirements
Public Scheme Fiancé/Fiancée Scheme Orphans Scheme Joint Singles Scheme Public Scheme - You and your spouse, and children (if any). An occupier who is married must also include his or her spouse - You (single) and both your parents, and siblings (if any) - You (widowed or divorced) and children under your legal custody, care and control Fiancé/Fiancée Scheme - You form a family nucleus with your spouse-to-be - You and your fiancé or fiancée must be unmarried, widowed or divorced (with Certificate of Making Interim Judgement Final having been granted) at the time of the application. - If you're NOT taking CPF Housing Grant, you need to produce your marriage certificate for inspection by the Developer, within 3 months after taking possession of the EC unit. - If you took a CPF Housing Grant, you need produce your marriage certificate for inspection by the Developer before you can take possession of the EC unit. - If you and your fiancé or fiancée have broken off the relationship and will not be able to submit your marriage certificate, or if the marriage is later annulled, you will not be eligible to buy the EC unit. - Upon termination of the Sale and Purchase Agreement, the Developer will be entitled to impose forfeiture amount equivalent to 5% of the EC unit’s purchase price in accordance with the Sale and Purchase Agreement. - If you have been given a CPF Housing Grant, You will have to return the CPF Housing Grant together with interest accrued. Orphans Scheme - You must be a Singapore Citizen and a single (unmarried, divorced, or widowed), and your single sibling(s) listed as the buyer(s) or proposed occupier(s) must comprise at least one Singapore Citizen or Singapore Permanent Resident. - You and your co-buyer(s) must be at least 21 years of age at the time of the application. - All of the siblings that are single must be listed in the same application - At least one of your late parents must have been a Singapore Citizen or a Singapore Permanent Resident. - You and an unrelated orphan who are both Singapore Citizens aged at least 21 at the time of the application can also apply jointly to buy an EC unit under the Orphans Scheme. Joint Singles Scheme - You and an unrelated person, both must be single (unmarried, divorced, or widowed) - All singles must be Singapore Citizens if applying under the Joint Singles Scheme - At least 35 years old at the time of the application - Both of you are not eligible the Singles Grant to buy an EC unit ^ If you are a single buying with up to 3 other singles, you and/ or your core applicants must be first-timers to be eligible to buy an EC unit from the property developer.
What If I am an Existing HDB Owners?
If you or any persons listed in the application owns or has an interest in any HDB flat, you must dispose of the flat within 6 months of completion of the EC unit purchase. Meaning that, you can still buy the new EC (if eligible), and continue to stay in your HDB flat until the EC is completed (handover). Then move in and dispose your existing HDB within 6 months. EC is the best stepping stone for every HDB owners who aspire to own a private condo, without needing to sell your current HDB to avoid ABSD. However take notes that if you're taking "Bridging Loan", i.e using your existing HDB as collateral to finance your EC purchase, then you will need to sell off your existing HDB before the EC completion in order to get the keys.
Am I Considered As - 1st Timer & 2nd Timers? Any Different?
If you're had over own a subsidised housing unit, you're considered 2nd timers. If you and/or any core applicants or core occupiers have taken 2 housing subsidies, you are not eligible to apply or be listed as a core occupier in an EC application. The subsidised housing unit refers to: - A flat bought from HDB (i.e BTO) - A resale flat bought on the open market with CPF housing grant (exclude Proximity Housing Grant) - A Design Build and Sell Scheme (DBSS) flat bought from a property developer - An EC unit bought from a property developer - Other forms of housing subsidy (e.g. enjoyed benefits under the Selective En bloc Redevelopment Scheme (SERS), privatisation of HUDC estate, etc) What's the Advantage of Being "1st Timer": - Higher Chance on Getting the Choices Units During 1st Day Launch During the launch, the 2nd timers purchase will be capped at 30% quota of total units. Once the quota is hit, the developer will have to stop the sales to 2nd timers, but they can continue to sell to 1st timer purchase. Thus, 1st timer will have higher chance on getting their choices units during the launch/ preview day. The 2nd timers quota will be released typically after a month after launch, i.e those 2nd timers who did not manage to get and units can come back again to purchase the balance units. 2. No Resale Levy As this is your 1st timer getting an subsidised HDB/ EC, thus there's no resale levy to be paid. As EC is a form of "Heavily Subsidized Condominium", the 2nd timer who had enjoyed the subsidies (CPF Housing Grant) before, will be subjected to Resale Levy depending on the bedroom types.
The Different of Owners VS Occupiers for HDB & EC?
Let's take a quick glance of the keys different of the Owners vs Occupieres. This is different from being an owner or co-owner of the flat. An essential occupier does not have any legal right or a share in the apartment. A proper family nucleus can include: - If married: you, your spouse, and your children - If single: you and your parents - If widowed, divorced, or separated: you and your children under your custody - Orphaned siblings - Fiancé and fiancée And no, living in a HDB flat does NOT make you an essential occupier. Another thing to take note of: If you are listed as an essential occupier, you must continue to live in the HDB flat until the minimum occupation period is up. Generally, many couples choose to include both couples’ names under a Joint Tenancy. However, some other couples choose to have their HDB apartments to be only under the name of 1 spouse. This could be the case provided if the couple only need 1 person's income and CPF to finance the purchase of the EC. Thus, keep another name clean from house ownership in order to avoid ABSD when they buy 2nd property in the future under the said occupier. Can I apply to change from Owner to Occupier? According to HDB, it's possible. An HDB flat owner may change the flat ownership to his/her immediate family members such as spouse, parents, children, or siblings if it is due to reasons acceptable by HDB. But not easy unless you have a valid, strong reasons. Citing reason of to purchase another private property will highly likely fail to get approval. So please plan it at the beginning before the purchase. The biggest problem laying for occupier is that - if the relationship not going well, i.e divorce, there's no legal right protection to the occupier. Special About EC! The above are general for HDB on the owner and occupiers, sounds rigid and disappointing policy to stay flexible right? ^_^ Good news is that for the EC, it will become privatised (half) after 5 Years MOP! What implies is that, you can do "Decoupling" after 5 years MOP to take out one of the names. Decoupling can only happens to private property, not HDB. Decoupling basically is one party (say party A) take over and other party's share (say party B) in the property, thus party A become 100% sole owner of the property, while party B become free from property. Party B can now purchase another property without incurring ABSD. Currently, the legal fee for decoupling process is around $5,500 (i.e buy and sell), and the ownership transfer can be done as fast as 2 to 3 days. However, if the party B intend to use the sales proceed / CPF for the next purchase, then you should buffer about 3 months in order to see your CPF back into your account ready for next purchase. So what's the recommendation for EC Purchase? Our best recommendation is that, buy under Tenancy in Common of 99% (A) and 1% (B). This will allow the income source eligibility and CPF usage from both persons to finance/ service the mortgage of the EC. After 5 Years MOP, if you're ready to purchase another property, then decoupling the property, i.e A can take over the B's share in the property easily in a much negligible cost (compare to ABSD to be paid). Am I Eligible for Housing Grant? And How Much?
Under the CPF Housing Grant Scheme, you may be eligible to receive a housing subsidy of up to $30,000 when you buy an Executive Condominium (EC) unit from a property developer. Depending on the household incomes (both applicants and occupiers), the amount of the grants varies: First-timer households Average gross monthly household income of all persons listed in the EC application i.e. applicants and occupiers CPF Housing Grant amount SC/ SC household SC/ SPR household $10,000 or lower $30,000 $20,000 $10,001 to $11,000 $20,000 $10,000 $11,001 to $12,000 $10,000 Nil $12,001 to $16,000 Nil Nil First-timer and second-timer couples Average gross monthly household income of all persons listed in the EC application i.e. applicants and occupiers CPF Housing Grant amount SC/ SC household $10,000 or lower $15,000 $10,001 to $11,000 $10,000 $11,001 to $12,000 $5,000 $12,001 to $16,000 Nil Citizen Top-Up (for SC/ SPR households) You may apply for the Citizen Top-Up of $10,000 when a qualifying member of your SC/ SPR household obtains Singapore citizenship. You must submit your application to HDB within 6 months of being eligible for it. The CPF Housing Grant can be used to: - Offset the purchase price of the EC unit - Reduce the housing loan required for the EC unit purchase If your household is eligible for the CPF Housing Grant, all members of the core family nucleus will receive equal shares of the grant. It will be fully credited into the CPF Ordinary Accounts of SCs and SPRs. Note: Only core applicants can use their housing grants to pay for the EC unit purchase. What's The Latest Monthly Household Income Ceiling?
The total income of all persons listed in the EC application must not exceed $16,000. You will be guided by the property developer on the submission of documents, such as income documents, when you book an EC unit. Read more the latest changes of EC regulations for Grants, Income Accessibility and Resale Levy.
Wait-Out Period for Ex-Private Condo/ EC Owners, or after Cancellation of BTO/ EC purchase.
Ownership in a private property means: You have acquired a property through purchase or when it is: • Acquired by gift; • Inherited as a beneficiary under a will or from the Intestate Succession Act; or • Owned, acquired, or disposed of through nominees. If it's a Private residential property All applicants and occupiers listed in the EC application: • Must not own or have an interest in any local or overseas private property; and • Must not have disposed of any private property in the last 30 months before the EC application. If it's a Non-residential property For EC land sales launched on or after 9 May 2023 (including those where the tenders have not closed) all persons listed in the EC application can, as a household, own up to 1 non-residential property at EC application and up to 30 months before EC application. Note: A private residential property includes but is not limited to a house, building or land that is under a residential land zoning (including land with multiple land zoning), Executive Condominium (EC) unit, privatised HUDC flat and mixed use development. Non-residential property is a property under a non-residential land zoning and/ or the permitted use does not include housing. E.g., residential with commercial at 1st storey or commercial and residential E.g., properties with a residential component, such as HDB shop with living quarters. Cancellation of application after booking a flat from HDB If you have booked a flat from HDB and subsequently cancel your flat booking, you must wait out a 1-year period from the date of the cancellation before you may apply or be listed as a core occupier to buy an EC unit from a property developer. Termination of the Sale and Purchase Agreement for an EC unit If you had previously bought an EC unit from a property developer with a CPF Housing Grant and subsequently terminated the Sale and Purchase Agreement, you must wait out a 5-year period from the date of the termination before you may apply or be listed as a core occupier to buy an EC unit from a property developer. Owners/ Ex-owners of an EC unit bought from a property developer If you currently own or have recently disposed of your ownership in an EC unit, you must wait out a 30-month period from the date of disposal of the EC unit before you may apply or be listed as a core occupier in an application to buy another EC unit from a property developer, subject to other eligibility conditions.
I Am Bankruptcy, Can I Still Purchase EC?
Prior consent must be obtained from the Official Assignee (OA) or the private trustee for the purchase of an EC unit. You do not need to seek prior consent from the OA or the private trustee if you are listed as an occupier of the EC unit.
Do I Need to Pay Resale Levy? How Much?
The resale levy is meant to reduce the housing subsidy on the household's (i.e, core applicants and core occupiers) second subsidised flat. This ensures a fairer allocation of housing subsidies among flat buyers. If you and/ or any core applicants or core occupiers have taken a housing subsidy, you are considered a second-timer^. All second-timer core applicants and core occupiers will need to pay their respective resale levies, if applicable, when buying an EC unit from the property developer. - A flat bought from HDB - A resale flat bought with CPF housing grant - A Design Build and Sell Scheme (DBSS) flat bought from a property developer - An Executive Condominium (EC) unit bought from a property developer - Other forms of housing subsidy (e.g. enjoyed benefits under the Selective En bloc Redevelopment Scheme (SERS), privatisation of HUDC estate etc.) If you do not intend to buy a second subsidised flat from HDB, i.e., you are buying a resale flat or private residential property, you need not pay the resale levy. It had been a long, exhausting weekend of celebration. Of course, it was exhausting in the best way possible, but between the extensive spa days, bar hopping, and seeing more male strippers in one night than you'd seen in the entirety of your life, you were really looking forward to curling up in bed with your fiancée.
It seemed Steve was feeling similarly to you, as he was already pajama clad and sprawled across your bed by the time you arrived home.
You quickly freshened up and joined him on the mattress, slipping under your duvet and cuddling up to Steve.
“How was your weekend?” Steve asked, rubbing circles on your back.
“Exhausting. I could probably sleep for years.”
He chuckled softly at your statement, “well, don’t do that. Wanna talk about it?”
“I’ll tell you over breakfast tomorrow. I don’t think I have the energy to come up with the words right now,” you aimlessly played with the hem of his shirt. “What about you guys? Why don’t you tell me a bachelor party bedtime story?”
“It was… a lot. I almost called you several times. Let’s just say that Sam... stopped me.”
“That bad, eh? Tell me everything,” you gushed.
“Well we were supposed to go camping. I don’t know who decided that was a good idea. Actually I do, it was Thor. It took about half an hour before Tony was starting arguments with everyone. I think he was getting moody about having to be in the outdoors away from all his tech, and something about how bachelor parties aren’t supposed to be like this. We didn’t even get to dinner before he insisted that we find a nice hotel to stay at for the night, and go to a club.”
“You guys don’t really seem like campers anyway. What happened after that?”
“I was getting there before you interrupted me.”
“There was a natural lull in your story.”
“Whatever. So we pack everything up and go back out to town. There was some boujee ass hotel Tony knew about and took us there, but there were no rooms. So he was like ‘make room’ and the staff told him that they would try but they just needed a minute. So Buck suggested that we go to the hotel bar, and we did. The only problem is that alcohol doesn’t have the same effect on some of us that it does with others, so Thor had to break out the Asgardian mead. And he had a lot of it.”
“Oh no, I feel like this is not going in a good direction.”
“You’re absolutely right, because one second I’m sitting in a hotel bar, and the next I was half conscious on a private jet.”
“Steve! You did not black out. That’s not very responsible of you.”
“I was peer pressured! Besides, I don’t think I did anything too bad. Did you not get super drunk for at least one night?”
You pondered the question for a moment, “hmm. Go on.”
“So I wake up on a private jet, not like a Quinjet, but like, a real plane. No idea where I am or where we’re going. Sam is the most sober among us by the time I’m awake, but still pretty drunk. Keep in mind I’m also a little out of it. I ask him where we’re going, and he told me Las Vegas. At this point I’m not surprised, but I want to call you to let you know that I’m no longer in New York, and I start to take my phone out of my pocket to call you, and he flips his shit. He grabs my phone and dunks it in a glass of water, and starts saying that if I use the phone on the flight, our flight will crash.”
“You’re joking.”
“Nope. Now I’m phoneless, but I’m not really mad. Honestly, I thought it was funny in the moment. My memory’s a little blurry, but I feel like we laughed ‘till we landed.”
“Please tell me that the crazy events end here.”
“Oh, Sweetheart,” Steve chuckled.
“Christ, Steve.”
“So we get off the plane and at this point, I realize that Bruce must’ve left before we boarded. I don’t even blame him. This trip probably would’ve made me Hulk-out too. Anyway, we take an Uber to our hotel. Our poor Uber driver, he was so starstruck and excited to have Avengers in his car, but like, everyone was completely out of it. And to make things worse, Bucky threw up in the back.”
“No,” you gasped.
“Yeah. It’s only a matter of time before tabloids get ahold of that. Remind me to call our PR person in the morning.”
“Got it.”
“We finally get to this hotel, and I guess at some point while I was blacked out, Tony had booked us some penthouse suite at one of those really nice hotels. I can’t really remember how we got up there, but I know it was a struggle. I was just glad to be able to go to sleep in a real bed. By the time I wake up, I desperately need an Advil and a call home. Unfortunately, I can’t have either, since everyone starts insisting that the best way to beat a hangover is to drink more. To be fair, I slept in pretty late. So it’s kind of a reasonable time to drink now. If you consider time zone differences. That aside, I’m sipping on a beer when there’s a knock on the door-“
“I feel like I’ve heard enough of this story.”
“That’s fair.”
“But I’d also like to hear more. But this is stressing me out.”
“I made it back in one piece, what more do you want from me?”
“I want you to get a new friend group,” you whined.
“Is it bad that I want the same for myself?”
“I think that’s perfectly reasonable.”
“Okay, so back to the knock on the door. I’m getting a little nervous, because I specifically told the guys no strippers. That was just a can of worms I didn’t want to open. And I think there’s gonna be a stripper at the door, but nope. Who opens the door? Fucking Loki. I don’t know why they came, or how they found us, but they were ready to party. Suffice it to say I do not remember the majority of that day. All I can say is that there was way too much gambling happening, and if I found out that Tony is filing for bankruptcy, I would not be surprised.”
“That is… wow.”
“I’ll give you one more thing before you go to sleep. Someone got married to a stranger. They’re gonna get it annulled but.. I did attend a wedding ceremony where an Elvis impersonator was the officiant,” Steve leaned over to his bedside table and turned off the lamp that was dimly illuminating the room. “Goodnight.”
“You are such an asshole! You don’t get to leave me on a cliffhanger like that.”
“I need you to be excited and engaged for when I finish my story tomorrow!”
“Fair,” you huffed and snuggled closer to your fiancée.
“Was it Sam?” you asked after a moment of silence.
Steve quietly laughed at you instead of responding.
“Nope. It was definitely Bucky. I’m right, right?” you pressed.
More silence from Steve.
“No way. Thor?”
His snickers became louder at this, and you gasped.
“I said I’ll tell you in the morning.”
“I don’t like when you keep secrets from me,” you prompted, trying to guilt trip your partner.
“Fine. It was Thor. But that’s all you’re getting from me for now.”
“Oh my god. Why wasn’t my bachelorette party as exciting as yours?”

Olive Mary Borden (July 14, 1906 – October 1, 1947) was an American film and stage actress who began her career during the silent film era. She was nicknamed "The Joy Girl", after playing the lead in the 1927 film of that same title. Borden was known for her jet-black hair and overall beauty.
At the peak of her career in the mid-1920s, Borden was earning $1,500 a week. In 1927, she walked out on her contract with Fox after refusing to take a pay cut. By 1929, her career began to wane due to her rumored reputation for being temperamental[4] and her difficulty transitioning to sound films. She made her last film, Chloe, Love Is Calling You, in 1934 and moved on to stage work for a time. By the late 1930s, she had declared bankruptcy and stopped acting. During World War II, she joined the WACs. She was later honorably discharged with distinction after sustaining a foot injury during service. Borden attempted a comeback in films, however, she was hindered by her alcoholism and health problems.
In 1945, she began working at the Sunshine Mission, a home for impoverished women located in the skidrow section of Los Angeles. She died there in October 1947 of a stomach ailment and pneumonia at the age of 41.
Olive Borden was born in Richmond, Virginia on July 14, 1906. It was often erroneously reported that Sybil Tinkle was Borden's real name until the 1990s, when it was discovered that another woman had been confused with Borden. In a 1910 census report, her name is listed as Borden. Her father Harry Robinson Borden (1880–1907) died when she was a baby and she was raised by her mother Sybil "Sibbie" Shields (1884–1959) in Norfolk, Virginia, and Baltimore, Maryland, where she attended Catholic boarding schools. Through her father, she was a fourth cousin of Lizzie Borden. As a teenager, she persuaded her mother to take her to Hollywood to pursue a career in show business. To support themselves they opened a candy store and Olive worked as a telephone operator.
Borden began her career as one of the Sennett Bathing Beauties in 1922 and was soon appearing as a vamp in Hal Roach comedy shorts. Producer Paul Bern chose her for an uncredited role in his film The Dressmaker from Paris (1925). She was signed by Fox after being named a WAMPAS Baby Star in 1925 (along with her cousin, Natalie Joyce). Borden quickly became one of their most popular and highest paid stars earning a salary of $1,500 a week. She had starring roles in eleven films at Fox, including 3 Bad Men and Fig Leaves, both of which costarred her then-boyfriend George O'Brien. 3 Bad Men has also been featured at the Museum of Modern Art. During this time she worked with some directors who would go on to achieve major fame, including John Ford, Howard Hawks, and Leo McCarey.
Paramount Studios began a policy of 10% paycuts on any salary over $50 to recoup production costs, when Fox tried the same and cut her salary in 1927, Borden left the studio.[12] By this point she was a major silent film star. In making the transition to "talkies" she worked with a voice coach (to suppress her Southern accent). She was less successful, but still remained in demand as an actress, continuing to work for Columbia and RKO. She had cut her trademark hair into a short bob, and turned herself into a modern flapper. But Borden had trouble with the new look, losing her identity; she couldn't find her audience and this confused her waning public.
She made few movies in the early 1930s and her once promising career stalled, producing but one picture in 1932 (The Divorce Racket), and three in 1933 (Leave it to Me, Hotel Variety, and The Mild West ). Her last screen credit came in the 1934 film Chloe, Love Is Calling You, where she played a woman kidnapped at birth and raised as a child of mixed race. Some say that this once-lost film "is so bad it should've stayed lost." A pre-code movie made under Will Hays, it had little box office success and in some states (mostly southern) it was banned at the time of its release. Borden then moved to New York, where she had a brief stage career, and made a living on the waning vaudeville circuit.
During her acting career, Borden was one of the highest paid stars. She spent her money freely and by the late 1930s, she was broke. Borden then found work as a postal clerk and mail carrier and also worked as a nurse's aide. In December 1942, Borden joined the WAC's (the Women's Army Corps, the only place women could serve in the Army at that time) where she served as an ambulance driver and received an Army citation for bravery in turning over an enemy ammunition truck. Her Army career ended in 1944, with an honorable discharge after she was hospitalized in Walter Reed Medical Center with a severe foot injury. After her discharge, she attempted an unsuccessful comeback in films.
Borden struggled with alcoholism and numerous health problems. She spent her final years in the skid row section of Los Angeles working and living at the Sunshine Mission, a home for women alongside her mother Sibbie, who got Borden the work.
Borden had several relationships with men, in and out of the motion picture industry. For the majority of her life, she lived with her mother, Sibbie, who was known as a "stage mother", helping Borden with most decisions and spending of money until Borden's death. From 1926 to 1930, Borden was romantically involved with actor George O'Brien and the press reported they were engaged. She also dated director Marshall Neilan, producer Paul Bern, and had a long affair with Arthur Benline, a Lieutenant Commander in the Navy Construction Battalion.
Borden was married twice. Her first marriage was to stockbroker Theodore Spector, whom she married on March 28, 1931, in Harrison, New York. The marriage was rocky from the start, and the couple separated in early 1932 after news of scandal broke that she was involved in a love triangle. Spector had not divorced his first wife, Pearl, whom he married in 1919, and he was arrested for bigamy after his first wife came forward and claimed they were still married. In November 1932, Borden petitioned the court for an annulment, which was granted on November 22. Spector was ultimately cleared of bigamy, but Borden with the marriage annulled, moved on from the entire incident. She married her second husband, 26-year-old railroad technician, John Moeller, in November 1934 under the pseudonym Mary Borden. That marriage ended in divorce seven years later.
Olive Borden died on October 1, 1947 from complications of pneumonia at the age of 41. The only possession she had when she died was a signed photo of herself. Borden's funeral was held on October 3 at the Sunshine Mission home for women where she had worked and lived since 1945. The mission's founder, Essie Binkley West, officiated at the service. Borden was buried at Forest Lawn Memorial Park in Glendale, California. Her mother was interred in the grave next to her when she died of a heart attack in 1959.
For her contributions to the film industry, Borden has a motion pictures star on the Hollywood Walk of Fame at 6801 Hollywood Boulevard. She was one of the first eight stars chosen to receive a star in 1958.

Maria Francisca de Saboia, Queen of Portugal (Wife of King Afonso VI)
1st Tenure: 2 August 1666 – 24 March 1668
Maria Francisca of Savoy (21 June 1646 in Paris – 27 December 1683 in Lisbon) was twice queen consort of Portugal as the spouse of two Portuguese kings: Afonso VI and Pedro II of Portugal. She first became queen of Portugal at the age of 20 on the day of her marriage to Afonso VI; because the marriage was never consummated, she was able to obtain an annulment. On 28 March 1668, she married Afonso's brother, the Infante Pedro, Duke of Beja, who was appointed prince regent the same year due to Afonso's perceived incompetence. Maria Francisca became queen of Portugal for the second time when Pedro succeeded his brother as Pedro II in 1683 but died herself later that year.
Maria Francisca was born in Paris as the younger daughter of Charles Amadeus, Duke of Nemours,
and Élisabeth de Bourbon.
Elisabeth was a granddaughter of Henry IV of France
and his mistress Gabrielle d'Estrées.
Her only surviving sibling was Marie Jeanne of Savoy.
Prior to marriage she was styled Mademoiselle d'Aumale, a title derived from the duchy of Aumale which was a property of her father.
In 1581, Portugal and Spain had been united under Philip II, but domestic opposition led to the 1640 to 1668 Portuguese Restoration War. By the end of 1665, Spanish attempts to reconquer Portugal had clearly failed, while their finances had collapsed, the Crown declaring bankruptcy no less than nine times between 1557 and 1666.
This allowed Portuguese chief minister, Castelo Melhor, to focus on securing his own position. Afonso VI succeeded his father in 1653 but he was physically impaired and mentally unstable, with government controlled by his mother, Luisa de Guzmán. Guided by Castelo Melhor, Afonso sent her to a convent in 1662, where she died in February 1666.
The Portuguese government was split between pro-French and pro-English factions, respectively led by Castelo Melhor and Afonso's younger brother, Pedro. In 1662, Charles II of England married Afonso's sister Catarina; Castelo Melhor and Louis XIV
saw a marriage between Maria Francisca and Afonso as a way to offset that. Louis persuaded Charles to agree by providing him with the unpaid portion of Catarina's dowry; Maria arrived in Portugal on 2 August 1666 and the wedding took place the same day.
From then on, she became known as Maria Francisca Isabel de Sabóia, although the marriage proved a disappointment. Afonso abandoned the festivities early, leaving his new bride in charge, and reportedly displayed a similar lack of interest in consummating it. More importantly, Maria was an intelligent and resolute individual, who wanted to serve French interests but also rule; she soon discovered Afonso was controlled by Castelo Melhor, who had no intention of sharing power. This drove her to first co-operate with her brother-in-law Pedro, then allegedly begin an affair with him.
Although Castelo Melhor considered the marriage and the March 1667 Treaty of Lisbon with France as confirming his position, in fact they undermined it. Despite being financially exhausted, the treaty required Portugal to provide military support against Spain, while Maria persuaded Louis that Pedro was a better way to further French interests. In September, Castelo Melhor was forced into exile and in late November, Pedro deposed his brother, sending him to Terceira in the Azores. Maria retired to a convent and asked her marriage be annulled on the grounds of non-consummation; this was approved by her relative, French Cardinal Vendôme,
and she married Pedro in September 1668.
Months after her annulment, Maria Francisca married the Infante Pedro, now the Prince Regent of Portugal. In 1669 she gave birth to a daughter, Isabel Luísa Josefa of Portugal, Princess of Beira.
The Bragança dynasty was at the brink of extinction, and Pedro needed heirs, yet Maria Francisca was unable to produce further issue.
When Afonso died in 1683, Pedro succeeded him as Pedro II of Portugal and Maria Francisca became queen again—but died in December of the same year. Maria Francisca's only child, the Infanta Isabel Luísa, died unmarried at age 22. Pedro remarried to Maria Sofia of the Palatinate, who produced the much-needed heir, the future João V of Portugal.
She was first buried at the Convent of the Francesinhas, then moved in 1912 to the Braganças' (or National) Pantheon at the Monastery of São Vicente de Fora.

Blatantly Partisan Party Review XLI (federal 2019): The Great Australian Party
Prior reviews: none, this is a new party.
Running where: all states except TAS. They are also contesting one lower house seat in the ACT, Bean.
Remember Rodney Culleton? Because boy oh boy he remembers the Senate. Culleton is one of the politicians dumped from parliament in the section 44 scandal. He was ineligible to sit both on account of bankruptcy and because at the time of nomination he was subject to being sentenced to imprisonment for a crime carrying a sentence of over 12 months (which was later annulled, but this did not affect his ineligibility).
Most people who ran afoul of section 44 took it with good grace. Culleton, to put it mildly, did not. He currently claims to be a “senator in exile”. He is extremely unhinged and his dealings with the law and the courts are really quite something. Culleton’s complex history of legal proceedings and financial irregularities is too complex to summarise, but he has thrown his glasses at a judge, been described in a court ruling as rude and belligerent and possessing “no manners”, and his attempts to represent himself in High Court produced some classic quotes indeed. He even got into a scuffle outside court with Anthony Fels, who was at the time seeking preselection for One Nation, was formerly a Liberal and Family First member of the WA state parliament, and is currently a candidate for Palmer’s United Australia Party! (Fels has been in more parties than you’ve had hot dinners.) The AEC has referred Culleton’s nomination this year to the federal police over a potential false declaration.
Culleton has now founded the Great Australian Party in collaboration with the fringe Know Your Rights Group to advance his cause, and yes you can stick a fork in this party because it is extremely cooked. In absolutely no surprise to anybody, some policies reflect Culleton’s own difficulties with the legal system and bankruptcy. Yes, what a great basis for party policy: the grievances of a man who throws tantrums at judges!
Much of this party’s policy delves into conspiracy theory territory, with wilful misrepresentations and bizarre interpretations of the law, constitution, and political history. It’s hilarious to read that one of the party’s objects is “to ensure that every Member and Senator sitting in the Parliament of the Commonwealth is educated in the Contents of the Commonwealth of Australia Constitution Act 1900, and Constitution”. They better start at home because Culleton clearly lacks an education in section 44.
Anyone familiar with the… off-beat and entirely ludicrous takes of sovereign citizens will spot many of their tropes in Great Australia Party rhetoric. This is no accident. What is often only implicit or understated on the Great Australian Party website is expressed enthusiastically on the Know Your Rights Group website. These ideas are, uh, very special indeed. Perhaps most notable in the Australian context is the offensive claim that the Port Arthur massacre was staged. Other crazy conspiracies relate to speeding and other traffic fines being “illegal”, income tax being a “voluntary” payment, that the ATO deals with you as a corporate individual rather than a flesh and blood human (this is straight-up textbook sovereign citizen stuff), the Queen has been unlawfully removed from Australian legislation, and so on and so forth. They also go in for anti-vax nonsense, because of course they do.
Steer far, far away from this party. It really is hard to say which former One Nation senator has founded the more odious party—Culleton or Fraser Anning.
My recommendation: give this party a weak or no preference.

The latest involves previous histories of domestic violence between a man and a woman. Although police authorities will not reveal the name of the victim, it can be assumed that they are husband and wife. Research shows that crimes of this type involve a mentally unstable person. The suicide is the perpetrator’s way of escaping state punishment, a self-punishment due to their guilt or a way of preventing future pain and suffering. Statistics show that most cases happen between lovers where male is often the offender.

If that were true, they’d just repeal Biden’s 2005 bankruptcy bill and let people with unpayable debt declare bankruptcy and get it removed. Or they would annul all interest on student loans for good. This bit of theater is the minimum they can do, and they are doing the minimum because they serve the 1%, not the rest of us.

Remember this on Tuesday. Biden/Democrats are legislating for the 99%, not the top 1%.

About Private Mortgage Insurance

Private mortgage insurance, otherwise known as PMI, is a form of insurance that bears the liability of the titleholder or mortgage lender in instances where the borrower cannot fulfill the mortgage obligations. The default in payment might be due to several factors ranging from bankruptcy to death. Therefore, seeing that it lessens the effect of default by the mortgagor, mortgage insurance is an integral aspect of every mortgage agreement. Different types of PMIs best suited for different financial realities include borrower-paid mortgage insurance, single-premium mortgage insurance, and split-premium mortgage.
With PMI, the titleholder or lender buys the insurance after the mortgagor has deposited 20 percent of the actual purchase price of the property. Insurance companies are often reluctant to provide private mortgage insurance loans when the down payment is less than 20 percent of the property's price. This is because the mortgage's loan-to-value (LTV) ratio exceeds 80 percent and poses a higher risk of default on the part of the mortgagor.
Borrower-paid mortgage insurance (BPMI) is one of the most widely used forms of PMI. The mortgagee must pay an extra amount regardless of the premium payment. They are then required to pay the insurance fee monthly after their equity in the property reaches 22 percent. When a mortgagor meets their mortgage agreement as due, the mortgagee is required to discontinue BPMI.
It usually takes roughly 15 years to build up enough home equity through regular monthly mortgage payments to get BPMI annulled. When someone has 20 percent equity on their property, they can also ask the lender to discontinue BPMI. To terminate BPMI, there must be no default in mortgage payments.
While BPMI requires the borrower to make monthly payments for PMI, Single-premium mortgage insurance (SPMI) requires the borrower to pay for PMI all at once. Although SPMI reduces monthly payments, the borrower must make more advance payments. If they have extra cash to spend upfront, they may make a greater down payment than they would for SPMI.
They may also experience financial loss if they sell or refinance their house before achieving 20 percent equity. SPMI may be preferable for purchasers who can bargain for the seller to pay or who intend to stay in the house for an extended time without refinancing.
On the other hand, a split-premium mortgage is a mix of SPMI and BPMI. With a split-premium mortgage, the mortgagee pays a portion of the mortgage insurance upfront and a portion monthly. The mortgagor doesn't need to have as much additional cash upfront as in SPMI. The mortgagor also does not have to increase their monthly payment as in BPMI.
People with a high debt-to-income ratio prefer one incentive to go with a split-premium mortgage Split-premium. The upfront charge could be around 0.50 to 1.25 percent of the loan. The monthly premium will be calculated using the net loan-to-value ratio before deducting the financed premium.
Finally, it is important to note that PMIs are quite different from regular insurance because they cover the interest of the lender in the property instead of the interest of the party purchasing the property, otherwise known as the mortgagor. Regardless, PMI ensures that people can access mortgages and become homeowners. This is because, with as low as a deposit of 5 to 19 percent, a borrower might be able to access a mortgage as long as it is financed through PMI.
