So, you can buy one of the books from the 1999 The Mummy at the upcoming March 2024 Propstore auction.

From the listing for Lot #250:

The heavy book is primarily made of resin finished in gold paint to resemble solid gold, and features several intentionally tarnished bronze components. The book's embellished metal spine displays 12 individual strands attached to each internal page. Designed to hold the front cover in place, four metal vulture-like clasps are inserted into the scarab emblems and are adjoined to uniquely designed hinges. Located within the book are 12 resin tablet pages covered in ornate hieroglyph detailing. To open the book, the circular mechanical emblem on the cover must be twisted in an anticlockwise direction, which causes the two clasps on the right side to pop up. To close the book, the two clasps should be pushed down into their corresponding slots and held. The emblem should then be turned clockwise, causing the locks to fix back into place. Intentionally distressed for the production, there are some small chips on the cover. Dimensions: 14.5" x 14.5" x 4.75" (37 cm x 37 cm x 12 cm) Estimate: $50,000 - 100,000

The clasps and lock mechanism are fully functional. BYO key, though.

Shopping Cheap etiquette:

General TAKE ONLY WHAT YOU NEED. ACCEPT "NO" AS A COMPLETE ANSWER. UNDERSTAND TIME IS A PRIVILEGE. KEEP SETS TOGETHER.

At the Thrift Store Don't hide things. You might be able to get bulk discounts if you ask politely. (I bought $40 worth of books for $20). Keep track of discount days. Check the Thrift Store first, so they can keep donations moving. On Marketplace or Classifieds Keep an eye out for scam listings. Read descriptions closely for any weirdness. Tell a friend where you'll be if picking up in an unfamiliar area. Respond to messages in a timely manner.

At the Flea Market Expect to rummage. Get to know the sellers. Learn to recognize rip-offs. Only try to haggle if you know what the item is worth. Keep sets together. If you don't need all of it, don't buy it.

At an Estate Sale or Auction Be respectful of the previous homeowners. Don't try to haggle down your bid after purchase. If you buy it on accident, you still have to pick it up. Don't push pickup times. Take a chance on the $5 piles.

Garage Sale Haggling is usually expected. Don't park in anyone's way. Be friendly. Don't comment on people's property or items. Be neighborly.

At the Farmer's Market Make conversation, get to know people. Don't try to come to a booth while they are packing or setting up. Don't avoid imperfect food. Bring reusable bags and jars. Learn meat and veggie lingo. Avoid the resellers. They take up booth space from farmers.

At the Antique Store Don't swap price labels. Don't hide things for later. Expect rummaging. The staff doesn't know what's in the store. Understand different booths price differently. If you break it, you buy it. If the sign says "do not touch" don't touch it. Ask for help moving furniture or unlocking cases.

Shopping Online Shop online last. Always review who you buy from reasonably. Triple check the description. Don't complain about something you were warned about. Contact the seller with questions. Double check for "local pickup" listings.

Foraging food Leave only footprints. I've seen so much trash from foragers. If you can, grow it, don't forage it. Go for invasive edibles first. Don't forage in protected woods. Always leave some behind. Don't resell foraged food. Only. Take. What. You. Need.

Offers to start at $1 for 2 multi-family midrise multifamily apt. buildings in Detroit, MI. Both are renovated and upgraded. So, what's the catch?

#1: Sheridan Court built in 1919 has 16 studios, 70 -1BR/1BA and 4 -2BR/1BA, with three (3) commercial units. 66,600+ sq ft, midrise.

#2: The Wellesley built in 1930 has 14 studios and 14 – 1BR/1BA. 3 story, 17,905+ sq. ft.

See? The apts. have been reno'd. However, the taxes are $180k yr. and there are probably back taxes owed.

If you can get the rent: Studios are $990mo. 30 units = $29700; one bd. is $1100mo. 84 units = $92400; and 2 bds are $1600mo. 4 units = $6400.

If you cleared $750k, your heating bill would be maybe around $300k plus the $180k taxes. That leaves $270k year, if you're lucky, then there's income tax. Figure another $70k for tax, so $200k yr. That's not a lot to maintain so much property, and that's only if you rent 91% of it out, which they say isn't the norm in Detroit.

The $1 is usually just a gimmick, the seller probably has a price in mind, if there are no other caveats.

There's laundry on-site, but not in the units, and they're pet friendly. I don't know, it also says "professionally maintained," so you would be paying a maintenance company, too. Seems like a low profit margin.
