Callen: Thinks of LA as earthquakes, mudslides and fires. Sam: Thinks about how close LA is to the ocean, mountains, desert and forests. Kensi: Bartending. Deeks: Wearing "super white pants". Eric: Genius but high maintenance. Nell: Saves the day by finding the bomb. Mosley: Twisted some arms to find out about the satellite's true task. Hetty: Happy the team is happy after their rough few years.

Callen: Failed in his rest stop responsibilities. Sam: Helping Kam study for finals. Kensi: Bored by fjords. Deeks: Watching boats on a fjord for eight straight hours. Eric: Doesn't like tabs when coding. Nell: Purposely failed in her rest stop responsibilities. Mosley: Seemingly amused by excitable Eric. Hetty: Taking care of Keane.

Later, Kensi switches into a white cap sleeve tee with a black vest as she is bartending. Deeks is wearing "super white pants”, a tiffany blue long sleeve zippy with two polos – pink and a blue and darker blue striped one – underneath. and all Johnnie-O according to ECO.
Music: "The Shallows" by Adam Hurst plays at the end as Keane looks through his stack of letters.
Any notable cut scene: No.
Quote: Hetty: "Do you remember Nelson?" Keane: "I barely knew him, Hetty. It was a lifetime ago." Hetty: "You have one, too. A grave. Back in Wyoming next to your parents." Keane: "But that one's empty." Hetty: "Is it? You may not want to die, Keane, but you don't want to live, either. And that's a problem because I owe you a life." Keane: "Then let me make it easy on you, Hetty. I absolve you of your debt. But doesn't matter if-if I forgive you, does it, when you can't forgive yourself for leaving me behind?" Hetty: " It's coming for us all, Keane. It's already taken George and Owen. Charles is fighting as best he can. I need to make this right with the time I have left. But I can't do it alone."
Anything else: The "previouslys" are about Harris Keane – the old man in the retirement home talking about him, Hetty talking to Keane in the jail before her own capture, what he did while he was in Vietnam and how Hetty told him home was "with us now."
Vanessa and Dave are "glamping" – luxury camping – in the Los Padres National Forest. She is trying to light a fire while he helpfully reminds her they have a gas stove. Vanessa thinks s'mores on a gas stove is just wrong and asks for his help. Dave complains that they had to march ten miles to the campsite – she points out it was a little more than two. He is also unhappy that their wifi doesn't work. She thought the reason they were out in the woods was to escape technology.
The couple see a rocket launch from Vandenberg Air Force base. Dave pulls out his phone and starts recording it since "the 'Gram will love this." During the rocket's climb, it explodes. The couple debate whether that was supposed to happen until flaming rocket parts start landing near their camp site. No need to worry about the fire, everything around them is on fire.
Kensi and Deeks are arguing as they walk into the office. No, not the wedding – his appreciation for "Slow TV". He needs it after a day of getting shot at or a day of explosions. Deeks watched eight hours of a boat crossing a fjord and nothing else. No pirates, no explosions – nothing not even music. Deeks tells her that's the point. In the crazy world we live in, it is good to have something slow. A very caffeinated Eric arrives – they have to go to Ops now – quick, hurry, hurry. He's not slow at all. Kensi is worried Eric is foaming at the mouth. Deeks is more concerned about heart palpitations watching Eric run around.
Up in Ops, Eric has official video of the Janus III rocket launch from Vandenberg by Proxima Aerospace. 91-seconds into the video, the explosions happens. The rocket, which was unmanned, had a top secret payload from the National Reconnaissance Office. Hidoko explains the NRO makes the government's spy satellites. Campers and hikers have been calling in sightings of debris from the rocket but the DOD needs more. They have launched a massive search and recovery mission in the forest for anything from the rocket.
Mosley arrives. She just sent Callen, Sam and Nell to the forest. Kensi asks what is their assignment. Eric wants into. He wants to go to Proxima – in fact he's half way out the door. Mosley stops him – Proxima is coming to NCIS. Eric thinks this is a mistake and Kensi reluctantly agrees. Eric makes his case more strongly when Mosley tells them the rocket was sabotaged. The saboteur would be at Proxima. No, there is a suspect in custody and that person is at the boatshed. Eric has to go with Kensi and Deeks to question the suspect. Deeks is going to show Eric the fjord video. Mosley tells Hidoko that while Eric is a genius, he is high maintenance.
Callen, Sam and Nell arrive at the camp in the Los Padres National Forest where the search team is based. The three look like they could be going camping right now. Nell is looking for a restroom. Callen missed the rest stop. Nell points out that since he driving, he was the Road Trip Dad and as the Road Trip Dad it was his responsibility to point out rest stops. Sam agrees. Callen points out that not only did he not do road trips as a kid, Sam is the actual Dad of the group. Sam slept the whole way – he was helping Kam study for her final exams. He deserves some naptime.
The three are greeted by Melissa Gates, the NRO mission director's chief of staff. She's been working 36-straight hours and is making bad jokes because she's loopy. After the introductions are done, Gates take the team to the command post. A huge tent, the command post has dozens of military members on computers looking for what's left of the payload. There are giant TV screens with maps – it is a mobile Ops. Gates says they've found bits and pieces of the rocket but no of the payload. The transponder used to locate the satellite doesn't go live until the payload is actually in space.
Nell asks for confirmation that is a satellite. Gates realizes she shouldn't have shared that and a very pissed off Col. Lawson agrees. Gates apologizes immediately, explaining to the team that he is the NRO mission director. Not one for niceties, Lawson wants the three in the field and looking for the payload. Sam thinks that would be easier if they knew what they were looking for. Lawson gets in Sam's face and explains that Sam is there to help him, not the other way around. If Lawson points at an area, Sam is going to check that area. As Lawson leaves, Nell believes that on days Lawson's rocket doesn't blow up, he's a really nice guy.
Hetty walks into that secret apartment she has in the warehouse building. The place is a mess. There are letters all over the coffee table. One has blood on it. Hetty finds Harris Keane sleeping off a drinking binge with a bloody bandage on his right hand. Hetty wakes him up and tells Keane they have to talk.
While away from Ops, Nell is still getting to do all the exposition. Callen and Sam are being dropped off in a helicopter 20-kilometers from the command center. She will be monitoring them the entire time from the base. Just as Nell says that, the power in the command center goes down. With the speed the command center was built, Nell thinks there are going to be issues like this all day. She has an analog solution – a board with a map. White pins note debris sightings, red circles are for areas where the debris arcs happened, blue pins are search teams.
Lawson has another freak-out. Sam pulls Gates aside. A search part lead by the Air Force's Office of Special Investigations is missing. They are a three man party led by an Agent Murphy. Gates thinks it is likely just a communications issue. Lawson calls for Gates. As she leaves, Nell explains that every search team members has his or her own radio. Nell can't believe all of them would lose the ability to contact the command center at the same time. They also have satellite phones – they should have no problem calling in. The missing team is not far from the area where Callen and Sam are supposed to search. "People over payload," Sam states.
In interrogation, Kensi and Deeks are interviewing a young woman named Chelsea Parker. She is sure there has to be a mistake. Deeks said she authorized an increase in the rocket's thrust causing the crash because the order for that increase came from Parker's work station. Near tears, Parker explains she worked on this mission for years. She's worked nights, weekends – lost relationships. Why would she sabotage all her good work? Deeks explains that's why they are investigating her.
Outside in the main room, Parker's boss is stunned as he watches the interview with Eric and Hidoko. Eric is working on his laptop. The boss thinks Parker was a model employee, "or so I thought." The boss checked the programming on Parker's station after the launch and thought something was wrong. Eric is going through the code while the boss talks about warning signs he missed. Parker follows Edward Snowden on Twitter – the boss is worried about that. Eric notices something in the code. The boss talks about Parker's involvements in "all of those marches for women and minorities" – that sits well with Hidoko.
Grabbing his laptop (yay Microsoft!), Eric rushes into interrogation. He orders Parker to write the code for the launch sequence. Kensi and Deeks turn the interview over to Eric. Parker starts to type. The boss outside wants to know what Eric is doing. Hidoko thinks that is a very good question. Parker gives Eric the code. Eric reviews it and announces that Parker is free to go. Deeks tells Eric he doesn't have the authority to do that. And how does Eric know Parker is not involved?
Eric explains in the coding world there are two types of coders – those who use tabs to do indentations and those who use spaces. The code that was used to sabotage the rocket used tabs. All of Chelsea's code used spaces. The boss is skeptical – it could be something Parker did to throw an investigation off the trail. Hidoko still doesn't understand why anyone would sabotage the launch from their own station. "That seems counterintuitive."
Eric and Parker bond of their love for spaces – more accurate – over tabs. Tabs, in fact, drive Parker insane. Parker tells Eric that whenever Donald, the boss, asks her to fix his code, she has to deal with his tabs. Deeks stops the geeking out – "Donald, as in Donald Jenkins? As in your boss who is just outside?" Jenkins uses the tabs and he has access to the station.
In interrogation, a scream can be heard from the main room. Kensi and Deeks jump into action. Deeks and Kensi run out of the room, guns drawn with Eric right behind. Jenkins is face down, pinned to the table. "He took a swing at me. So pathetic," Hidoko tells the others as she holds him down. Eric shakes his head and says "tabs."
Hetty is opening the curtains to the apartment. Keane arrives from the bedroom area cleaned up. He apologizes for the mess – Hetty was nice enough to put him up while he figures things out and he makes a mess. Hetty isn't worried about the mess. She's worried that Keane isn't answering her calls and has blown off the psychologist she recommended. She was worried and she thinks she's right to be worried.
Keane explain the blood – LA's dry climate is the exact opposite of how he's lived for decades. He's having troubles with nosebleeds. If she's worried he is going to kill himself, he's not. He would have done that years ago. He has plenty of chances. Hetty asks about the letters. He is writing letters to people who will never read them. One is to a North Vietnamese sniper who wiped out an entire village for speaking to the Americans during the war. Keane found him in family home after the war and killed him while his family slept. A woman who provided young girls to the Khmer Rouge – Keane followed her home one night and did awful things.
Hetty wants Keane to stop. He can't keep relitigating the past. It is not atonement, it is punishment. Keane explains all that he has is his sins. Hetty has a suit in the closet. She wants Keane to get dress and go with her.
Sam sings the praises of Los Angeles – mountains, forests, oceans and desert are all without in an hour of the city. Callen talks about the earthquakes, mudslides and fires – disaster roulette. With danger everywhere, Sam thinks they get a little beauty with their beast. Nell's voice comes over the radio. Callen and Sam are near the missing search party's last coordinates. Callen finds a shell casing. Sam finds the Air Force search party – they're all dead, shot in the back.
Jenkins is now weepy in interrogation. He is sorry about trying to assault Hidoko. Kensi jokes that what he did to Hidoko really couldn't be considered assault. Deeks asks if Jenkins is a betting man because based on his gambling losses and $75,000 in debt, he is and he is bad at it. Jenkins tells them that being in debt isn't illegal. No, but sabotage and accessory to murder is. Jenkins is stunned by the murder charge. Three federal agents are not coming home to their families, Kensi tells Jenkins. "They're dead because of you," Deeks adds.
Jenkins was approached by a loan shark – Franco Martinez – who would pay off Jenkins's debt if he would sabotage the rocket. Jenkins would not have been involved if he thought anyone would be killed. Jenkins starts calling himself "Stupid Donald" and hitting himself in the face and side of the head. Deeks asks him to stop before he and Kensi return to the main room.
Mosley is making a boat shed visit. Franco Martinez is a smalltime loan shark working out of Koreatown. She wants Kensi and Deeks to arrange a meet between Martinez and Jenkins. Deeks does not see how "that guy" is going to be helpful in the field. In the screen in the main room, Jenkins is seen hitting himself again. Mosley doesn't think they have much of a choice. They need to coach him. Mosley doesn't need faith in the student, just the teachers. Kensi and Deeks are less than pleased.
As they wait for a helicopter to retrieve the bodies, Callen notices that one of the walkie-talkies from the search team is missing. Sam calls that info into Nell via sat phone – the search parties now all have killers listening in. Everything has to switch to sat-phones alone. Nell tells the two this will slow things down but she will alert Lawson. Callen and Sam think the killers are after the payload.
Watching Jenkins from their SUV, Deeks tells Kensi he thinks zeppelins should make a comeback. Deeks if offended when Kensi calls them blimps, which are nothing more than floating billboards. Deeks is talking about a floating dirigible with staterooms and martini bars and hot tubs as a passenger is slowly flying past the scenery. Kensi thinks this is part of Deeks's slow kick. Deeks doesn’t see anything wrong with slow travel. Kensi reminds him they live in LA, everything is slow travel. Jenkins, who can hear the conversation, wants Kensi and Deeks to keep things down. He can barely keep it together. Besides, blimps had their moment and everyone knows how that ended. Deeks reminds Jenkins about his rocket "oh the humanity-ing" all over the forest.
Martinez arrives – Deeks tells Jenkins, slow and steady. Jenkins wants his other half of the money. Martinez tells him he'll get paid when they find the payload. Jenkins tries to provide Martinez with a thumb drive that can set off the transponder used to locate the payload. It sounds forced and rehearsed. Martinez doesn't understand "this technobabble stuff" and wants to bring Jenkins to "him" so Jenkins can explain it himself. Martinez shows he has a gun. Any changes to the deal have to go through "him". Jenkins is frozen. Deeks begs him "for the love of God, do something, say no or shake your head." Jenkins finally shakes his head.
Martinez starts to walk Jenkins to his car. Kensi tells Jenkins to ditch the earwig – he is going to be searched wherever they wind up. Kensi and Deeks can follow him – there is GPS in the thumb drive. Jenkins loses the earwig. Deeks thinks that with Jenkins years of training as a capable undercover agent, "what could possibly go wrong?" Kensi kind of chuckles.
Hetty and Keane are at George Nelson's gravesite. He was the NSA Agent who remembered Keane as the puppy who followed Hetty around. He lost his battle to cancer that was likely caused by Agent Orange. He was 78. Hetty only learned of Nelson's death in the last few days. Keane really doesn't remember Nelson. "It was a lifetime ago."
Hetty tells Keane there is a grave with his name next to his parents' graves in Wyoming. "But that one is empty." Hetty asks is it? Hetty tells Keane he may not want to die but he isn't living. Hetty owes him a life. Keane absolves him of his death but Keane knows his forgiveness means nothing since Hetty won't forgive herself. Hetty tells Keane that the cancer that killed Nelson and Granger is "coming for us all." Langston is fighting now. She has to make things right in the time she has left. She can't do it alone. This is a great scene between two actors who are just at the top of their games.
Martinez took Jenkins to a fancy driving range. Kensi and Deeks can't get anywhere near Jenkins but Deeks has an idea – "the best idea ever".
Callen and Sam are walking through the woods when a woman's voice comes over the radio. This is odd since Nell told everyone to get off the radios. Sam calls Nell. They can hear the woman too. The woman is Vanessa from the teaser. She and Dave found the payload. Lawson orders everyone not to speak to Vanessa but a male voice says he's here for her and wants her location. Vanessa is happy someone contacted her. She's been trying every frequency to get help. She gives the man a perfect description of the payload.
Callen tries to get Vanessa to stay off the radio while Nell tracks down her exact location. Dave is useless – he thinks the payload is radioactive. Grabbing the radio, Dave gives their exact location and now it is a race between Callen and Sam and the killer to see who can get to the payload first. "Sit tight Vanessa, we're coming to get you," is the killer's ominous sign out. Nell found the campsite. The man on the radio is much closer. Nell sent a drone to their area. Callen tells Vanessa to take her boyfriend and run.
In rather fetching golfing gear, Deeks is swingign away at the driving range. Martinez is hanging around and looking for a friendly wager – closest one wins, $10 a swing. Jenkins, meanwhile, is mainlining scotch at a nearby bar. The bartender keeps refilling but is relieved of his duties by barmaid Kensi. Kensi cuts Jenkins off – tells him to relax. Deeks is about to swing in his "super white pants" when an older gentleman and two bodyguards arrive.
Kensi asks the men if they want anything. The older man notes that Kensi is new and she tells him she is "but I've been around before." He wants a boulevardier, rye. Kensi calls it a bold choice for a bold man. The bodyguard meanwhile wants Deeks off the driving range. Since Deeks is already up $10, he doesn't want to leave. When the bodyguard throws away Deeks's bucket of balls and club, he gets a "Seriously" but Deeks doesn't move. In fact, Deeks has more clubs and more balls in his golf bag. They get tossed too. Deeks goes to pick them up.
Kensi is finishing mixing the older man's drink. He tells her the best way to keep her job is to keep her eyes down and let everything go "in one pretty ear and out the other" as he trails his finger over the width of her neck ear to ear. The older man meets with Jenkins.
Deeks Is picking up his clubs while other golfers are swinging away. He can't get a visual on the older man. Kensi takes a photo as the man speaks to Jenkins. Jenkins offers the older man the thumb drive to find the payload. Dropping it into his drink, the older man explains they have the payload's location and expect to retrieve it in less than an hour. Jenkins tries to leave but the older man wants him to stay for his money.
The older man is Sadaj Khadem, an Iranian millionaire who is tied to Iranian intelligence, according to Hidoko. Eric asks why Khadem or the Iranians would want the payload as they walk into Mosley's office. Mosley explains the payload is a next generation satellite that can detect all sorts of nuclear information including the Iranians breaking international nuclear deals. Mosley wants Kensi and Deeks to arrest Khadem as soon as Jenkins is safe.
Khadem is speaking to his men in the field. When he is done, Khadem picks up a golf clubs and starts with a sports speech to Jenkins like the one from "The Untouchables" where Al Capone talks about baseball with a bat before beating an untrustworthy associate to death. Khadem takes a whack at Jenkins's leg before a bodyguard grabs Jenkins. Deeks is still on the range, dodging balls. Khadem tells Jenkins, who the bodyguard is dangling over the driving range that he knows Jenkins was arrested earlier in the day.
With the drone, Nell sees a man running alone toward the campsite with the payload. Just as she's about to give Callen and Sam the location, all the power in the command center goes down again. This cuts off the sat-phones. Nell demands someone get the power up.
Someone runs near Callen and Sam. It is Vanessa. She has the payload – she believed Callen. She did not believe the other man. Over the radio, the other man has Dave and will kill him unless Vanessa returns the payload in ten minutes.
Khadem wants to know everything Jenkins told the feds. The second bodyguard recommends Kensi take a break. She agrees but before she leaves, she smashes him on the head with a beer bottle. Pulling her weapon, Kensi yells "Federal Agent!" Jenkins is dropped into the driving range. Khadem and Martinez are running while the remaining bodyguard is shooting at Kensi. She hides behind the bar until she hears the bodyguard run out of bullets. She takes care of him. Jenkins, who is hanging from the awning of the upper driving range, is held by Kensi.
Deeks is yelling "LAPD" and trying to catch up with Khadem and Martinez. He runs into Martinez who tries to pull his gun. Deeks warns him to drop it but Martinez does not comply. Deeks neutralizes that threat. Khadem knocks the gun from Deeks's hand with a golf club. Deeks picks up a second club and two semi-duel for a moment before Deeks goes all sayok on Khadem. Kensi lets Jenkins drop to safety.
Vanessa returns to her campsite with the backpack. She tells the gunman waiting for her that she did what he said. Sam finds a sniper behind the camp and knocks him out. Vanessa wants to know where her boyfriend is. Dave is being held at gunpoint by the man on the radio.
Vanessa gives the backpack to the gunman. She tries to give visual clues to Dave to duck but Dave isn't all that bright. Vanessa finally yells "duck" when the gunman realizes there are nothing but rocks in her backpack. Callen and Sam take out the bad guys. Dave hates camping. Callen and Sam may hate Dave.
Callen and Sam are back at the base. Sam believes if you really want to get to know someone, go camping together. Callen notes they haven't been camping. "Why do you think we're still together?" Sam replies. Eric ID's the bad guys – all mercenaries. Sam wants to know how Khadem knew about the mercenaries having a location on the satellite and how he knew Jenkins was arrested.
Gates greets Callen and Sam warming, Putting her arms around the men and says the will be the first and probably only person to tell them they did a great job. Larson arrives. He tells Sam he didn't need to know what to find to find it. Sam talks about the satellite that detects nuclear material in Iran. Lawson looks stunned but Callen assures Lawson his secret is safe with them. Callen wants an internal investigation of Lawson's staff – he has a mole. Lawson is offended by the suggestion.
Nell comes on comms. She's looking at the generators behind the tent. The lights going out wasn't a glitch. Someone cut the lines with….Nell announces bomb. Callen thinks they would have noticed a bomb going off. Nell makes it clear – she found a bomb. Everyone has to get out of the tent now. Everyone is running from the bomb except Gates, who goes back to get the payload.
Nell is about 100 feet from the tent when the bomb blows. She calls for Callen and Sam but hears nothing. She is shaking, her voice crackling. They are behind her. She's now worried if everyone else got out. They did. Lawson is looking for the payload – it is missing. Sam says Gates has it. But she is missing. Lawson sees her getting in her vehicle and driving off. Sam and Callen stop her. Nell gets to crack wise at Gates by the driver’s side window.
Hetty and Keane are sharing a drink in her office. They are recapping the many loves of Owen Granger, stopping on the Jennifer Kim section. "Good for him," Keane says. "He needed to lighten up." Hetty and Keane enjoy a good laugh. This program should find as many really good character actors as they can and let them do scenes with Linda Hunt. Hetty wants Keane to stay but he thinks he needs to return to the apartment.
Callen, Sam, Kensi, Deeks and Nell return to the office. Callen is complaining. Nell drove home with no rest stops. Callen gives her the same speech as she gave him. She apologizes "profusely" and they all know she did it on purpose. Nell thinks revenge is a dish best served to someone with a full bladder. The team is going out for drinks (just what Callen's bladder needs). Nell is going to get Eric and Hidoko.
Callen and Sam stop by to see Hetty and Keane. They are happy to see him – see how he is doing better. They offer their condolences on Nelson. Hetty told the team when she learned. Callen invites Keane to join them – Deeks offers to buy his first round. Kensi is surprised Deeks didn't want another evening of watching "Boat on Fjord". Deeks corrects her – it is "Hellemofjorden Ferje" – but cocktails with his fiancé and his friends are just what the doctor ordered for the night. Keane thanks them but promises another time. Hetty does the same. As the team walks away, Hetty tells Keane it is so good to see them happy. The team has had a rough couple of years. But they look out for each other. She looks meaningfully at Keane.
Keane walks into the apartment and looks at the letters. Going through them he finds a business card – Nate's.
What head canon can be formed from here: With exception of the real season nine trappings – Mosley, Keane and Hidoko – this episode could have been dropped into any other season and worked just fine.
The title is clever - the payload reentered terra firma and Keane is reentering life.

Ayer asistí a mi último pleno como concejal del Ayuntamiento de Morata de Tajuña. Durante 8 años sólo he faltado una vez a un pleno, 7 días después de que subiera al cielo mi pequeña Carmen, y me siento orgulloso y honrado de haber aportado durante este tiempo todo mi esfuerzo para intentar mejorar Morata de Tajuña y la vida de mis vecinos. Han sido dos legislaturas completas, una en el equipo de gobierno capitaneado por un gran Mariano Franco y otra trabajando desde la oposición con la alcaldía de mi amigo Angel Marcelo Sánchez Sacristán, intentando hacer lo que he considerado siempre mejor para nuestros vecinos y nuestro pueblo. Imagino que me habré equivocado y acertado en las decisiones que haya tomado, pero os aseguro que siempre he trabajado con humildad y honestidad pensando en lo mejor para todos, tal y como me enseñaron mis padres Manolo Sanchez y Carmen Serrano a los que sólo puedo mostrarles mi agradecimiento por su educación. La política local es la más importante, y aunque en la tele veamos mucho grandes discursos y propuestas, al final, todos necesitamos que los servicios esenciales y cercanos sean correctos (la seguridad, la sanidad, la educación, la limpieza y parques, etc) y también os digo que es la más desagradecida, porque cada decisión política contenta a un vecino y disgusta a otro, y que por desgracia en algunos casos, termina afectando a tu día a día mas personal. Quiero agradecer con estas líneas a Angel Oteo Mancebo, que va a ser el próximo alcalde de Morata y todos los compañeros del PartidoPopular Morata de Tajuña por haber confiado en mi en 2011, destacando a mis compañeros concejales Alejandra Lahuerta Díaz, Eduardo de la Torre, Maria Jose Sanchez Fernandez Pilar Lopez Molina Fernando Mora y Verónica Garcia Martinez. LA Times: Prized Beverly Crest plot aims for $1 billion

On a summit above Beverly Hills, a sweeping 157-acre property touted as the city’s finest undeveloped parcel is hitting the market with L.A.’s first-ever 10-figure asking price: $1 billion.
It’s being branded as “The Mountain,” and fittingly so. The undeveloped acreage sits at the highest point in the 90210 ZIP Code, and it’s — by a mile — the most expensive listing in the history of Los Angeles.
For reference, a 120-acre plot owned by Microsoft Corp. co-founder Paul Allen is on the market in the same Beverly Hills Post Office area for $150 million. Last year, handbag tycoon Bruce Makowsky made waves when he listed his four-story mega-mansion in Bel-Air for $250 million.
Aaron Kirman, the listing agent, calls it “the crown jewel of Beverly Hills,” noting that the potential is unparalleled. Views stretch from downtown Los Angeles to Catalina Island, and the closest neighbor is half a mile away. Disneyland, at roughly 85 acres, is a little more than half the size of the property.
As one might expect of a mountain of a listing in Los Angeles, the property comes with a history tracing back to celebrities, moguls and even royals.

The mountaintop was once owned by a sister of the late shah of Iran, the Princess Shams Pahlavi, who had planned to build a lavish palace there.
The property was later acquired by talk show host-turned-TV-producer Merv Griffin, who commissioned prominent designer Waldo Fernandez to create a marble-and-limestone mansion. It was never built.
“We’ll have a helipad, a couple of lakes and a palladio-style house, like those you see outside Venice [Italy] but with a variation, because we’ll need lots of glass for the views,” Griffin told The Times in 1987.
After falling into financial trouble, Griffin sold the mountaintop for more than $8 million in 1997 to Mark Hughes, the late founder of Herbalife, in deal that reportedly set a price record at that time for Southern California.
“It’s a one-of-a-kind site,” said Jeff Hyland, a real estate agent who handled the sale from Griffin to Hughes. “There will never be anything else like it.”

Like Griffin and the princess, Hughes also had plans to develop the property for himself. However, Hughes died in 2000 before any construction began.
The current owner is Secured Capital Property, according to Ronald Richards, an attorney and spokesman for the company. Victor Franco Noval, son of philanthropist Victorino Noval, is listed as the manager of the LLC that owns Secured Capital Property. The elder Noval, who was sentenced to federal prison in 2003 after pleading guilty to fraud and tax evasion, is not associated with the property, according to Richards.

The grounds are divided into 17 parcels. Six of them, ranging from 2.5 acres to 12.2 acres, are zoned for residential development. One imagines a developer curating a hyper-exclusive hilltop enclave filled with homes pushing past the $100 million mark, but Kirman believes it will go to an individual buyer.
“There are 2,800 billionaires in the world,” Kirman said. “We realized there are 100 of those that could and would want to buy the property.”
A royal family from the Middle East or a Chinese billionaire comes to his mind. He said he’s shown it to a few already; one envisioned a single-family compound, while one imagined cultivating a Huntington Garden-style oasis above the city.

With an estimated marketing budget between $400,000 and $1,000,000 or more, Kirman plans to start jetting around the globe to shop it around.
Paul Habibi, a UCLA real estate professor, said the mammoth price tag is a reflection of the chasm of wealth inequality in the U.S.
“We gawk at those prices, but the absolute inventory is so finite that they can find buyers for homes in the $100-million range,” Habibi said. “At $1 billion, you can count on one hand who could afford that.”
“It will set the world on fire if it sells for a billion,” said Tim Murphy, a partner at Hall & Hall, a rural real estate company that specializes in land and large ranch properties. “That may be the end of real estate.”
He added that location sells, and such a prime spot can demand a lot more. “Despite that,” he said, “that’s a lot of money for an undeveloped residential lot.”
In his experience, luxury properties have the best chance of selling straight out of the chute. If the price isn't right to start with, it will languish on the market.
Murphy, whose company’s billionaire clients include Rams owner Stan Kroenke, said that he doesn’t foresee that any of them would be interested.
“[Not] unless you’re putting the new LA football stadium on top of it.”
