Understanding DSCR Loans in Michigan with Boathouse Commercial Funding Group
Introduction:
In the world of real estate investment and business financing, understanding your options is crucial. One such option gaining traction in Michigan is the Debt Service Coverage Ratio (DSCR) loan. BoathouseCFG Michigan, a leader in financial services, offers expert insights into DSCR loans and how they can be a game-changer for investors and business owners in the state. What is a DSCR Loan? A DSCR loan is a type of loan where the lender evaluates the loan's feasibility based on the cash flow generated by the property or business, rather than the personal income of the borrower. This approach is particularly beneficial for real estate investors or businesses that have significant income from their investments.
Advantages of DSCR Loans:
Focus on Investment Income: DSCR loans consider the income generated by the property, making it easier for investors with multiple properties or fluctuating personal incomes to secure financing.
Streamlined Approval Process: Since these loans focus on property income, the approval process can be more straightforward compared to traditional loans.
Flexibility: DSCR loans often offer more flexibility in terms of credit scores and down payment requirements.
How BoathouseCFG Can Assist with DSCR Loans in Michigan:
Expert Guidance: Our team at BoathouseCFG has extensive knowledge of the Michigan real estate market and can provide tailored advice on securing a DSCR loan.
Customized Solutions: We understand that each investment scenario is unique. Our experts work with you to find the best loan structure to fit your needs.
Seamless Process: We ensure a smooth and efficient loan process, from application to closing, minimizing the usual complexities involved in financing.
Calculating Your DSCR:
Understanding how to calculate your DSCR is key. The formula is relatively simple: Net Operating Income (NOI) / Debt Service. A DSCR of 1 means your income exactly covers your debt payments. Lenders typically look for a DSCR higher than 1. Our team can help you crunch these numbers accurately.
 Real-Life Applications in Michigan:
DSCR loans are ideal for a variety of scenarios in Michigan’s diverse real estate market, from investing in rental properties to refinancing existing investments. We’ll share some success stories and how DSCR loans made a difference.
Conclusion:
Whether you’re a seasoned investor or just starting out in Michigan’s real estate market, understanding and leveraging DSCR loans can provide a significant advantage. At BoathouseCFG Michigan, we’re committed to helping you make informed financial decisions to grow your portfolio effectively.

Conventional Rehab Loan Calculator, Guidelines, Requirements, Limits, Down Payment
Inroduction
With a Conventional Rehab Loan, a homeowner can use a single mortgage to pay for both the purchase of a home and the cost of renovations or repairs. Because it enables borrowers to buy a property that may require significant repairs or improvements and transform it into a livable and desirable home, this loan is also referred to as a "fixer-upper" loan.
Tumblr media
Conventional Rehab Loan is not supported by the government and is instead provided by private lenders.
The following is a list of the upcoming events:
Most lenders demand an LTV of 80% or less.
The LTV is calculated as the loan amount divided by the appraised worth of the property.
The borrower may use the loan to refinance an existing mortgage and borrow additional funds for home improvements, or to buy a property in need of repairs or renovations. The loan amount is determined by the property's after-repair value (ARV), which is its estimated worth following any renovations or repairs.
For homeowners looking to buy a home that requires major repairs or upgrades, Conventional Rehab Loan can be a good choice. In contrast to conventional mortgages, however, borrowers should be ready for a more involved application procedure as well as possibly higher interest rates and fees.
Conventional Rehab Loan Definition
A Conventional Rehab Loan is a kind of mortgage that offers funding for both the purchase price and the expenses of house renovation. Based on the expected value of the house following renovations, the loan amount is determined. Homebuyers who want to acquire a property that needs work and make significant renovations or repairs frequently use this type of loan. The borrower usually has up to 12 months to finish the renovations. The money is disbursed in stages as the work advances. Conventional rehab loans are provided by private lenders and backed by Fannie Mae or Freddie Mac.
Conventional Rehab Loan Calculator
You can calculate your monthly mortgage payments for a home renovation job using a Conventional Rehab Loan Calculator.
Here is a straightforward tool you can use:
Establish the overall loan amount required for the renovation project, taking into account both the cost of the property's purchase and the renovations.
Enter the calculator with the loan amount, interest rate, and duration.
A projected monthly mortgage payment for the repair loan will then be produced by the calculator.
Here's an illustration:
Amount borrowed: $200 000
4% interest rate 30
year loan period $954.83 per month is the mortgage payment
Remember that this is only an estimate and that your actual monthly payments may differ based on your credit score, down payment, and the location of the property. To get a more precise estimate of your monthly payments, it is always a good idea to talk with a mortgage expert.

Hi Barbie II
Jana Fernández x Vilamala!Reader
Summary: Bruna interrupts
Tumblr media
"Oh my god! Hands where I can see them! God!"
Jana jumps out of her skin at her best friend's voice, nearly landing on the floor as you tilt your head back to look at your sister.
"We're cuddling? Can't we cuddle anymore?"
"Not with Jana!" Bruna laughs as Jana's face burns red. "She might just combust! Did you know how many years she's been dreaming about doing this with you? Who knows what will happen?"
"Leave us alone, Bruna," You grouse," What are you even doing here? This is my place."
"Which is another thing," Bruna says as she goes straight into the kitchen to grab some food," You're living in London until the end of the season. Why have you still got this place?"
"The loan isn't long term," You reply," I needed a place to come back to. What about you? You don't even have a key."
Bruna shrugs. "I had one made when I house sat. You're got good sunlight here."
You roll your eyes and turn to look back at Jana. "Sorry, I didn't know she would be stopping by."
"It's okay." Jana's voice is barely above a whisper and her face is still red. The embarrassment seeps into her bones and settles there as she readjusts her position.
This whole afternoon was like something out of the most perfect of daydreams. She'd had the day off from rehab and you weren't needed at Arsenal until next week so you picked her up from her apartment to have lunch.
You went from lunch to the market to a cute coffee shop and then back to your place to mindlessly watch tv as you talked.
Jana has been on cloud nine all day. She can scarcely accept that this was truly her life, that her long-term crush was dating her and you were having nice domestic moments like this.
Trust Bruna to bring her straight back down to earth.
"Don't you have training?" Jana asks and Bruna flashes her a smile.
"Why? Don't you want to see me? Aren't we best friends, Jana?"
Jana can feel her cheeks turn even more red than before (something that she wasn't sure was even possible) as Bruna hops over the back of the sofa and tries to squish her way between you both.
"Hey!" Jana complains as Bruna tries to push her out of the way, shoving her right back in annoyance.
She keeps fighting before breaking off when you throw your head back to laugh. She's star-struck for a moment.
Sun is filtering in through the windows and hitting you just right for it to look like you're glowing and Jana can do nothing but stare even as Bruna keeps swatting at her.
"You're so gross!" She was complaining but Jana isn't listening as she focusses on you.
You're still laughing, head thrown back and you tilt it to make eye contact.
It causes Jana to smile too and you reach over Bruna to grab Jana's hip, pulling her up and over your sister to settle on your lap.
The movement is unexpected but the feeling is nice and Jana feels herself go completely limp as you manoeuvre her the position you want.
Bruna pretends to gag but, thankfully, doesn't comment as she grabs the remote to channel surf.
You don't even glance at her as your whole attention goes to Jana, whose brain has finally caught up with her body when she realises the position that she's in.
Again, Jana thought it was impossible to grow even redder than before but it's like her body doesn't believe in its own limits and her blush grows ever deeper.
You're still smiling at her, eyes never straying, and your hands are still on her hips.
Jana smiles back before growing embarrassed and looking away.
"You're so cute," You whisper, chasing her lips with your own and giving her a soft peck.
You both chance a look at Bruna, who hasn't even noticed, so you steal another and then another.
"Should we get out of here?" You ask," There's this nice coffee place that Ingrid showed me last year."
Jana bites her lap. "And Bruna stays here?"
"Definitely."
"Let's go."
Jana is loath to leave the safety of your hands on her hips but she laces your fingers with hers and suddenly feels settled again.
"Bruna," You call out when you're by the door," Me and Jana are heading out."
"Why? Can't make out with me here?"
You roll your eyes. "No but we might do that when we come back. I'll text you so you can leave in time."
"Ha! As if!"
You shrug and pull Jana through the door, swinging your joined hands. "It's on your head if you see something you don't want to."

MattMelloWeek Day 3: First Date / New Beginnings
The night before Matt left rehab, Mello drove over to his house and cleaned it.
Matt’s rehab facility was well-known, expensive, acclaimed and highly decorated. Who knew that they gave out awards to rehabilitation clinics, but they did, and it had won them. Best of Los Angeles, 2006 - 2011. More to the point, the facility had worked for Mello. Therefore, Matt should be no big issue.
“You think I have fewer problems than you,” Matt accused, the night before he left.
“I don’t think that.”
“You do.”
He tapped his cigarette off into Mello’s car’s cupholder. “You think I have less problems and they’re smaller and, like, easier to deal with.”
Mello resisted the urge to claw into the cupholder and throw the ashes out the window. “No one is saying your life is easy. Ash outside.”
Matt stabbed the window-down switch. “Basically, everything is my own fucking fault,” he complained, over a hot stream of traffic, but he was running out of steam. Mello had never once claimed that Matt’s addiction was his fault; how could he, when Mello too had been an addict? Who’d once undergone surgery to fix his cocaine-perforated septum?
“Can they fix your snoring too?” Matt had joked at the time.
Mello helped pack the last few pairs of underwear into the suitcase, since Matt had by then wilted totally, and was slumped silently by the headboard, arms slack around a pillow.
That had made Mello a little angry. His posture of enduring being sent away. As if the rehabilitation was a punishment Mello was visiting on him, and not a medical decision he had consented to as an adult. If you didn’t want to sign the forms, you shouldn’t have signed them.
But he had written: Matthew Jeevas, Matthew Jeevas. He departed for 100 days of inpatient treatment. Tomorrow, he was coming home. It should be a nice home, Mello thought, unlocking the front door. He deserved that.
The washing machine was broken and the drying machine was broken and the microwave was missing its plate.
He found the plate on the nightstand, where Matt had been using it to crush his powders.
Mello brought the plate to the kitchen and rinsed it, and replaced it atop the turntable ring. He pulled on gloves and disassembled the towers in the sink. He killed the mold at the sink’s bottom. He killed marching lines of ants with long brushstrokes of bug spray, harvested their corpses with swipes of paper towel. Only with the house less rife did he begin to pick items off the floor, which felt at first like picking leaves from a forest: futile and neverending.
Whey packets, self-help novels, empties and loosies.
Frustrated, arms beading sweat inside their rubber casing, Mello began to do what he swore he wouldn’t, which was to toss things of Matt’s which were clearly beyond redemption. If Matt wanted a new sachet of whey, Mello would be happy to buy him one which wasn’t 2 years expired. If he wanted a self-help book Mello would loan him a library card.
He didn’t own a library card, but how hard could it be to get one? Children had them. It would be easy.
The drugs went in the toilet, obviously; Mello didn’t worry over those.
The holey boxers and broken-necked cables and $1 buy-one-get-one red-stickered DVDs—he’d stopped worrying about, also.
Quarter-full shampoo bottles. Stained restaurant clamshells.
It was 08:30 by the time he finished hoovering (with a vacuum he hauled over from his own flat, since Matt’s was, of course, broken), and then there was no time for sleep, because in half an hour he had to leave to pick him up.
Matt had sold all his working appliances to afford his dealer’s prices.
Mello showered quickly in the stall he’d just cleaned and felt vaguely dissatisfied.
You’re just sleep-deprived, he told himself. Strong front.
And then there was Matt, looking neither well nor unwell in the passenger seat.
“Hi.”
“Yeah, hey.”
“You look—better.”
“I guess I’m supposed to be.”
Emitting a very muted energy, as Mello negotiated the fast lanes of the freeway.
“Wow,” he said, monotonously, as he stepped through the door.
“Did some cleaning.”
“I see that. You threw all my stuff away.”
A headache process booted up in Mello’s upper-right temple. “I didn’t ‘throw away all your stuff’. I kept everything you’d want,” he said, showing Matt the possessions he’d neatly binned for him, organized and stacked against the bedroom wall.
“Because you know completely what I do and don’t find valuable.”
“I’m sorry, you’re right, I should have kept all the moldy takeout so you could finish eating the mold out the bottom. I should have kept your socks with fifty holes in them.”
“What if my mom knitted me those socks?”
“Your mom never knitted you any socks, she was a fucking heroin fiend,” snapped Mello.
Matt’s eyes bugged slightly, where he was crouched over a bin, which is how Mello knew he’d taken him off guard. With his meanness and undeserved cruelty.
You went there, dude. You went to “dead mom”.
Stop it, enough. Apologize. Mello didn’t, because he felt that actually Matt owed him an apology. For spending 13 hours cleaning his house, and receiving not a syllable of gratitude.
Fuck. How was it all going so wrong already?
Mello caved first and retreated. He went outside to the tiny landing over the stairs, to look out over the overgrown backyard. He hadn’t tried to do anything about the yard, because it didn’t make Matt sad the way the inside of the house did. Its messiness was okay. Milkweed and cactus, weeds in tire planters.
A leak of steam from down the wall announced that Matt was in the shower.
He emerged onto the patio bare-chested, with a towel around his shoulders.
When he saw Mello was smoking, he held his hand out and said, “Don’t leave me hangin’.”
Matt sucked down the cigarette like a soda on a hot day. “They tried to get me to quit this too,” he added, sliding Mello’s carton over and extracting a new stick. “I was like, come on. You gotta give me something.”
“Like, if you only feed me broccoli, I’m gonna bust out of Alcatraz,” he joked.
“What did they feed you?”
“We had, uh, turkey tetrazzini. ‘Sloppy Joes’.”
Matt squeezed around the grimed lawn chair in the corner, which brought him into Mello’s orbit. He edged behind him to put his forehead on his back.
“It looks like when I moved in,” he said, resting his elbows on Mello’s waist. “The house. It kind of freaked me out. I mean, it’s nice, but. I guess I feel like you have these, like, high expectations of me, and I’m afraid I won’t meet them.”
“I don’t have expectations of you.”
“Wow, thank you.”
Mello revised: “My expectation of you is you come with me to Tito’s and you pay for my quesabirria.”
“Done. As long as I don’t have to eat a vegetable.”
“You’ll have to eat a vegetable, eventually.”
“Okay, fine. Tomorrow."

Don't Forget Me Roberto Trujillo x Reader
Part 1 fw: mention of self harm, suicide attempt, substance use and trauma
So this is how I was gonna go out?
I already took a whole bottle of pain pills and got my knife set up to slice my wrists open. I was bleeding already from cuts on my shoulders and legs. I hated that I was nothing but a toy to people and couldn't put up with, my pimp Jade sexually abusing me anymore.
I was about to slice my left wrist in its vein when the door opened. I heard a muffled voice as the knife was knocked out of my hand. I was already feeling sick from the pills closing my eyes. I was going to be at peace at last. No more suffering.
😔😔😔
My eyes opened and my body felt heavy like a lead ball. This must be what hell feels like. Although it kinda looks like a hospital room. Wait a damn minute. I squeezed my eyes and opened them again to see I'm alive somehow and in a hospital. I was bandaged up and had an IV in my right arm.
"Your awake thank God. What the hell were you thinking?!"
I knew that voice very well. I turned my head seeing a familiar face and felt anger and guilt. I've known this man since we were in diapers. I didn't tell him about my addiction to alcohol and cocaine. I could tell he was pissed at my attempt at suicide but grateful I'm alive.
"Roberto?"
"Yes it's me, what happened?"
"I gotta come clean don't I?"
"Come clean'? What are you talking about?"
And that's when the doctor came in and spilled the beans. I watched Rob's face go from shock to hurt to betrayal in minutes. I felt ashamed and embarrassed that he found out this way but I was afraid of telling him. I mean yeah he knew about Jade and saved my ass from him a longtime ago. When the doctor left Roberto looked at me.
"Some beans eh?"
"Please I was gonna tell you sooner but I-"
"Save it this hurts me Y/N! I loaned you money, I gave you a place to stay, I saved you from Jade!" Roberto said anger was clear in his voice.
It was extremely rare that he got angry let alone with me. I watched him walk out the door and leave me with my thoughts. I made him so mad at me that he abandoned me. Fuck I needed help. I sat up slowly feeling the pain in my chest, and grabbed my phone to call someone.
"Come on James pick up! Please!"
"Hello?"
"Oh thank God you picked up um I need help." I said my voice cracking.
James has been clean of his addiction for a while now, so if anyone could give me advice it was him. I mean it's 2004 for fucks sake and I'm in a hospital bed pitying myself. I told James everything from my addictions to my issue with Rob, even my attempt. There was a long pause and I knew he was trying to process this.
"Kid I-I don't even know what to say."
"I know I know. I fucked up bad but I need advice or even help."
"Well my best bet for you is to go to rehab and, like seriously get yourself clean of all this shit. It ain't worth it to lose everything for drugs. I know from experience I mean I almost fucked up Metallica and my family with my addiction. And maybe after that, I can let you stay with me but you gotta get clean and stay clean if I let you in." James said.
I knew he felt bad but he was definitely right. I had to get my life together again. Especially if I want to earn Rob's trust back. I love Rob as a friend and I didn't want to be alone anymore. I felt like I was back with Jade again.
"I can feel your fear kid, I know it's scary and it ain't easy but you know you want to get better."
"I feel alone though James. I...I literally fucked up my friendship with Rob or any chance of being something more with him."
"I know I understand. Since when did you like Rob? I'm just curious I ain't judging."
"Two years."
I heard James whistle and felt myself smile at his attempt to make me laugh. He always knew how to make me happy even in the hardest times. I hung up the phone and sighed softly everything running in my head.

AITA for cutting my dad out of my life?
My (30F) dad (58M) has been an alcoholic for pretty much my whole life. When I was a baby, my parents frequently couldn’t pay the rent or other bills because he was the sole earner and spent the majority of his money on alcohol. They fortunately were never evicted because of it, but they never really had any money and always had to borrow from relatives to get by.
My mum (56F) eventually divorced my dad when I was three, but she still tried to help him and for the most part, he has always been in my life. She has loaned him money over the years and has supported him when he has tried to access support for addiction (rehab, therapy, etc.) or all the times he has been hospitalised due to his drinking. He has attended rehab several times but it never seems to stick. Most times he has been back drinking within days of leaving. My mum has pretty severe depression already and has been suicidal in the past and stressing about him made her (and my) mental health much worse.
Fast-forward to about four years ago. My dad would come to mine and my mum’s house most days to offer to run errands and such. I was often in work and so, against her better judgement, she would give him her bank card to go and do shopping for her. He would always get a receipt but she never really checked her bank account to confirm what he was spending.
She eventually noticed that he was withdrawing cash most times she sent him shopping. When she added it up, it came to hundreds of pounds. This is in addition to money she had actually loaned him. One day she gave him my card to use instead, thinking that he wouldn’t steal from his own child. I checked my account whilst he was gone and saw that he had taken £5. It was only a small amount but it felt like such a betrayal for both my mum and me. We had tried to help him so much over the years, often at the cost of our own mental health, and now he had stolen from both of us. When he got back to our house, we confronted him and he admitted it. He was very apologetic and ashamed but I think my mum and I had both reached our limit. We asked him to leave and not come back.
Since then, I have messaged him on his birthday and Father’s Day. My mum and I have also occasionally contacted him to check he is okay. Beside this, we haven’t really had any other contact with him. However, it is clear that his health is very poor. He has another child (36M) who has told my mum and me that Dad is frequently in and out of hospital due to his drinking. However, neither of us can bring ourselves to get involved again, as every time we have tried to help, he doesn’t seem to be able to help himself and it has a major effect on our own well-being.
I do believe addiction is an illness that people should be supported through more than punished for, but I do feel we reached a point where we could do no more and he had to do some of the work himself. But I feel like one day, we’re going to hear that he’s passed away or is dying and feel like we should have more, or that I essentially abandoned a sick parent over £5. But I’m not sure what more we could have done.
AITA?
What are these acronyms?

Thank you love!! So this one is a fic I have discussed in length on the server but is one that I am super excited for!!!
🌀Post the fic summary for a fic you haven't written/published yet. It can be hypothetical or something you really plan on releasing... - There's No Place Like Home
The concept of this fic is Jamie's dad being at the match where he gets subbed after the fight with Roy and he lets Jamie know exactly what he thinks of his son showing him up on TV and the global stage. He is badly injured with a badly dislocated hip and various broken ribs and is deemed out for the season. Because of this he is sent back to Manchester to rehab and his loan terminated. From the frying pan into the fire.
It comes out that it was James Tartt that did it and Roy, Ted and Beard go on a crusade to see if Jamie is safe. He's not. But he also won't leave.
This will be 3 chapters and will cover the prompts: No Holds Barred Beatdown, Regret, Leave the Lights On
Here's a little snippet:
Jamie was in agony but the pain in his heart was much worse. He couldn’t move, the doctors had said he wouldn’t be able to move without support for weeks. Weeks, before he could even move with crutches. Out for the season. No one had officially said it yet but he knew. It was four months until the end of the season round a bout and he wouldn’t be off crutches for three. He was done. Richmond had Dani back now, they wouldn’t be hanging about for Jamie to recover and Man City didn’t need an unfit, unready and overweight Jamie Tartt. They barely needed a peak fitness Jamie Tartt. He was out for the season and that meant going home, if he really ever had called that soulless house in Manchester home.
