How to Maintain and Care for Your New Cabinets After Installation
Congratulations on your new cabinets! They add beauty, functionality, and value to your home. However, keeping them in top condition requires regular maintenance and care. By following simple steps, you can ensure your cabinets stay looking great and working perfectly for years to come.
If you had your cabinets installed by professionals like Ajrin Construction Inc., based in New York City, you’ve already invested in quality. Now, let’s talk about how to maintain and care for your cabinets after installation.
1. Clean Regularly to Prevent Dust and Dirt Build-Up
Regular cleaning is key to maintaining the appearance of your cabinets. Dust and dirt can accumulate over time, dulling the finish and damaging surfaces.
How to Clean:
Use a soft, damp cloth to wipe down cabinet surfaces weekly.
For tough spots, use mild soap and warm water. Avoid harsh cleaners that can strip the finish.
Dry the cabinets immediately with a clean, soft cloth to prevent moisture damage.
By keeping your cabinets clean, you preserve their beauty and avoid unnecessary wear.
2. Avoid Excess Moisture
Water and wood don’t mix well. Excess moisture can cause warping, swelling, or discoloration of your cabinets.
Tips to Prevent Moisture Damage:
Wipe up spills immediately to prevent water from seeping into the wood.
Avoid hanging wet dish towels or sponges over cabinet doors.
Use exhaust fans in the kitchen and bathroom to reduce humidity levels.
For homes in humid climates like NYC, these tips are especially important.
3. Handle with Care
Cabinet doors and drawers are frequently used, which can lead to wear and tear if not handled properly.
How to Protect Doors and Drawers:
Close doors and drawers gently to prevent loosening hinges or handles.
Avoid overloading drawers, which can cause them to sag or damage the sliding mechanisms.
Teach children to use cabinets carefully to prevent accidental damage.
Gentle use helps your cabinets last longer and reduces the need for repairs.
4. Protect the Finish
The finish on your cabinets enhances their appearance and protects the underlying material. Over time, it can wear down if not properly cared for.
Ways to Preserve the Finish:
Avoid abrasive cleaners, scrub brushes, or steel wool that can scratch the surface.
Use coasters, mats, or trivets to prevent scratches or heat damage from hot pots and pans.
Reapply a protective wax or polish every 6–12 months, especially for wooden cabinets.
Preserving the finish keeps your cabinets looking as stunning as the day they were installed by Ajrin Construction Inc..
5. Inspect Hardware Regularly
Cabinet hardware, such as hinges, handles, and drawer slides, can loosen or wear out over time. Regular inspection ensures everything functions smoothly.
How to Maintain Hardware:
Tighten loose screws on hinges or handles as needed.
Lubricate drawer slides if they start to stick.
Replace damaged hardware promptly to avoid further issues.
With proper care, your cabinet hardware will remain functional and stylish.
6. Protect Against Sunlight
Direct sunlight can fade cabinet finishes and discolor materials over time, especially in rooms with large windows.
How to Minimize Sun Damage:
Use curtains, blinds, or UV-blocking window film to reduce sunlight exposure.
Rearrange furniture or plants occasionally to ensure even light exposure.
Taking these steps prevents uneven fading and keeps your cabinets looking fresh.
7. Organize Smartly
Proper organization prevents unnecessary strain on your cabinets and ensures they remain functional.
Tips for Cabinet Organization:
Distribute weight evenly across shelves to avoid sagging.
Use shelf liners to protect surfaces from scratches or stains.
Group similar items together to make finding and retrieving things easier.
An organized cabinet system makes daily life smoother and extends the lifespan of your cabinetry.
8. Repair Minor Damage Promptly
Over time, small nicks, scratches, or chips may occur. Addressing these issues early prevents them from becoming bigger problems.
How to Fix Minor Damage:
Use a touch-up kit that matches your cabinet finish for small scratches.
Fill small chips with wood filler, then sand and repaint as needed.
Consult professionals for larger repairs to ensure the best results.
If your cabinets were installed by Ajrin Construction Inc., they can assist with repairs to restore your cabinets to their original beauty.
9. Seasonal Deep Cleaning
In addition to regular cleaning, a thorough seasonal clean helps maintain your cabinets.
Deep Cleaning Checklist:
Remove all items from cabinets.
Wipe down the interiors with a mild cleaner.
Vacuum and clean behind and beneath base cabinets.
Reorganize items as you put them back.
Deep cleaning keeps your cabinets fresh and free from hidden dirt or debris.
10. Partner with Professionals for Maintenance
Even with the best care, cabinets benefit from occasional professional maintenance. A professional inspection can identify and address issues you might not notice.

the big apple ꩜ .ᐟ pt.4
pt.1 pt.2 pt.3
pairing - ellie x reader
synopsis - you've just moved to nyc and ellie's your new neighbor. she hates you though and you don't know why :((
cw - mean ellie, toxic! ellie, side gig dealer ellie, weed, tattoo artist ellie, texts between reader and ellie, also angst I don't wanna spoil too much
a/n - next pt will be the last :)
You woke up without Ellie by your side, a thin blanket over you. A pang of worry went through you when you realized it. Now that you were sober awful thoughts were running through your mind, making you fear she had already gone back to not wanting you anymore. To hating you completely. You rose slowly from the sofa, feeling the slightest bit disoriented from having gone to sleep high. Had she left you alone in her apartment? Had she meant to have you leave after you had sex?
Your head snapped to the kitchen, where Ellie was standing with your back to you, wearing her sports bra and pajama pants. She moved her arm back and forth. You realized she was making something on the stove.
“Ellie?” You croaked out tentatively.
She turned and you almost flinched.
Then she broke into a smile. “Hey neighbor. Good morning.”
You sighed, smiling back. “Morning. I’m sorry I slept over, I didn’t ask if you—“
“What?” she laughed. “No, I didn’t want you to go.” She licked her lips, turning back to the stove. “I’m uh, making pancakes.” She scoffed, as if she couldn’t quite believe it.
You shifted in the sofa. You were fishing for your panties in the cushions, putting them on before wrapping the blanket around your half naked body and walking over to Ellie. The slightly sweet, buttery smell wafted to your nose. “Fuck, I’m starving.”
“I bet you are. We didn’t have dinner yesterday. And I’m guessing you know what weed does.”
“Yeah,” you said, grinning. “It wasn’t my first time if that’s what you were wondering.” You leaned on the kitchen counter next to her, watching the morning light bathe her as she pushed a pancake around the pan with a spatula. There was a plate next to the stove, piled with more of them. The sight made you warm and anxious all at once. You felt as if this thing between you two was something fragile, and that you had to navigate that moment with the utmost caution lest you cross one of a thousand lines you couldn’t see.
But then Ellie looked you up and down and smirked with something you could swear was affection, and you were already melting, already eager to touch her freckled skin.
“Can you watch the pancake? I’m going to get you something to wear.”
You gripped onto the handle hard. Waiting for her to come back was a strange feeling. Your mind was fraught with nerves, and you couldn’t tell if it was from her absence, or the uncertainty it gave you. You couldn’t help the alarm bells ringing in your head now that she was gone, even if the reason why sounded perfectly logical.
The surprise you felt when she wrapped her hands around your waist was the best punch you’d ever felt. You leaned slightly back, your body humming with bliss at every place you felt her against you. She pulled you back slightly, taking control of the pan as she handed you the clothes. You stepped back to toss the blanket onto the sofa and watched her back as you started to change.
Ellie twisted her neck to look, and you threw yourself onto the blanket in an attempt to hide. She turned back and laughed. “Now you’re shy?”
“Yeah, what’s wrong with that?” You giggled, getting back up.
“Nothing, it’s just that I know you’re not half as innocent as you seem right now.”
You ignored the comment with a smile on your face as you scrambled to put on the loose t-shirt, which you realized was just a t-shirt. “Ellie,” You complained. “Where are the bottoms?”
“Oh, you’re not getting any.”
You walked back to the kitchen with a fake accusatory look on your face, which Ellie snickered at when she saw. She pushed the pancake onto the pile with the spatula. “Can you grab the maple syrup? It’s in one of the cabinets.”
You got on your tiptoes to open the one closest to you, then got back down, mouth agape when you saw there where two mason jars of fresh bud in there. “Ellie, how much weed do you have?”
Ellie looked at you. “Oh.” She winced. “Not that cabinet.”
You thought back to all the times the smell of weed came into your apartment. “How much are you smoking? This is like, enough for a whole family.”
She laughed, and you realized you were really beginning to like the sound, all raspy and hers. “I don’t smoke all of it…I sort of uh, sell some.”
“You’re a dealer.”
“Yeah?” She wouldn’t face you. You wondered if doing so was a habit of hers when she was nervous. You placed a hand on her shoulder. “Ellie.” You waited for her to look at you. Once she did, she couldn’t seem to draw her wide eyes away.
“I really don’t mind.” You gave her shoulder a light squeeze. “It’s good, actually. If it means I get a discount.” You grinned.
She exhaled, muttering a curse. “I’m not making you pay for weed, dumb ass.”
“Oh,” you said, surprised.
She walked over to the counter and shut it, then opened another and another until she found the maple syrup.
You sat on the counter next to the plate of pancakes, suddenly feeling comfortable enough to do so. “Question. Why do you keep it in the kitchen?”
She set the maple syrup next to you then began rummaging around another cabinet for cutlery. “I don’t. I got a fresh batch and ran out of space in the spot I usually use in my room.”
“Oh shit. I didn’t know you were like, Walter White.”
“What?” She chuckled. “That guy dealt with crystal meth. And he wasn’t even a dealer.”
“I don’t know. I just wanted to make fun of you.” You laughed, and Ellie just stared at you with this slight bewildered grin on her face. When you stopped laughing, you looked harder into her eyes, having thought of something else to tease her with.
“You thought I was uptight, huh?”
“What are you talking about?”
“Dina told me when I asked. You thought I was so uptight and conservative you didn’t want to even be around me. Well, look at me now. I find out you’re a dealer and all I do is ask for a discount.”
She walked over to you, stopping right between your thighs and placing her hands on them. Now that you were sober, it was much harder to be in such a situation, with Ellie so close to you and that look on her face.
“Can you blame me? The first time we met in that elevator, you looked like you were terrified of me, as if you’d never seen a lesbian. You even tripped in your hurry to get away.”
Your eyes went wide as saucers. “Terrified? I looked terrified?”
“Yeah.” She drew in closer, smirking. “Like a goddamn deer caught in headlights.”
You turned your head away, placing a hand over your face to hide your embarrassment.
“What?” She smiled as she lightly pulled your arm back, fighting against you, who was determined to not look at her. “Hey,” she said. “Come back.”
You shook your head, then lowered it. “I was…”
“You were what?”
“I was freaking out because I thought you were really, really hot.”
Ellie was quiet. Then she took two of her fingers and used them to tilt your head up. “I thought you were fucking gorgeous.”
Your mouth opened as if you were going to say something, but you found you didn’t know what. You squeezed your thighs together on instinct, forgetting she was right between them. She gripped onto them harder. Then, she slowly got down on her knees and pulled you closer by your legs, her mouth getting dangerously close to your cunt.
“Ellie,” you started. “Weren’t we supposed to have breakfast?”
“It can wait,” she said. Before you could say anything else back, she had her wet tongue on the soft skin of your inner thigh, and your protests died in your throat.

You stared at the last message you’d sent Ellie, the bright screen of your phone lighting up your dark bedroom. She hadn’t read it, but you knew she’d probably seen it. And you’d heard the door of her apartment slam. Thin walls. At least you knew she was home.
Still, there was a growing pit in your stomach. The last few weeks had been amazing, and you were growing increasingly comfortable with Ellie. There was no huge rift between you two anymore, you felt as if you could really talk to her, and about anything you wanted. Gone were the dirty looks and closed off version of her that hated you. She seemed genuinely interested in you. Dina’s words about fuck buddies still reverberated in your mind sometimes, but you thought maybe it was different with you. Did she make tattoo designs thinking about all her fuck buddies?
You heard the sound of her bed slightly thump against your wall, which it did whenever she threw herself on the bed. The two of you had figured out pretty early on that your bedrooms were right up against each other, and you’d decided to move your bed so it was next to hers. It had resulted in a lot of late night knocking, at first just because it was funny, then after some time because she wanted to see you, or vice versa. You hesitantly raised your hand to knock, not so you could see her, just to remind her that you were there.
But then you heard a giggle. Loud, high-pitched, and definitely not hers.
The pit in your stomach grew, gnarly and twisted. You barely moved as your eyes prickled with tears, the bed thumping against your wall again and again, the sound of the girl’s laughter turning into moaning, so loud and pornographic you could only think it reminded you of yourself. You, whimpering and whining under Ellie, becoming all pent-up for her.
And now she was ditching you.

I feel sick. I want this house so badly, and it happens to be in my home state, but $500K is too much. 1977 ranch style in Hamilton, NJ. 3bds, 2ba, asking $500K. Shit.
Tumblr media
Cute foyer. Watch a new buyer come in and cover up all the pink with gray.
Tumblr media
Oh, for a pink front door.
Tumblr media
I heard that the woman who is selling it is sad, but she is downsizing. I downsized, too, but I would buy this. Who cares? I'll walk thru the rooms naked, all by myself. And, when my BF arrives on a K1 visa, I'll give him a room or 2 to do up his way.
Tumblr media
The living room is just the right size.
Tumblr media Tumblr media
This is cute.
Tumblr media
Crafter's dream room.
Tumblr media Tumblr media
This kitchen. The cabinets. And, the stairs go up to a library. I'm in heaven.
Tumblr media
Retro Barbie dining room. Since she's downsizing, I wonder if any of the larger pieces, like that sideboard, will convey.
Tumblr media
The guest half bath with pink sink.
Tumblr media
The primary is so cute. You know, when the home is empty, the new owner could add other colors. Doesn't have to be all pink.
Tumblr media
It's a small ranch, so it has a small 3pc. bath. That's the way they were built.
Tumblr media
Bd. #2 is in pastels.
Tumblr media
Wow, check out this closet.
Tumblr media
Cut-out in the cellar door for a cat?
Tumblr media
No creepy dark basement stairs here.
Tumblr media
Organization. The owner designs and sells containers.
Tumblr media
This is nice, but I would at least do the ceiling.
Tumblr media
Patio.
Tumblr media
Nice row of trees in the yard. .36 acre lot. NJ is expensive where I live, b/c it has a lot of NYC commuters, but I didn't that Hamilton was this expensive.

You're too Sweet for Me (Grumpy!Sebastian Stan x Sunshine!Assistant!Reader)
Sebastian Stan Masterlist
Chapter 1
Word Count: 2,099
Warnings: None.
A/N: Alrighty! I have fixed it, it is now a x reader fic!
Tumblr media Tumblr media
They say never meet your heroes, yet here you were, working for him. At only 25 years old, Y/N decided to make the move to New York City, it was a bold move. she had known California to be her home since birth, but with her recent breakup, Y/N felt like it was suffocating her. She needed a change a big one, so she grabbed all her shit and her dog and moved to NYC.
Getting the job as Sebastian Stan’s assistant was just the cherry on the top, she never imagined working for the actor she had a major crush on, but he wasn’t everything she saw in interviews. He spent most of his time angry or silent. Y/N decided not to let his moodiness ruin her mood because she was living the dream.
“You’re late,” Emily, Sebastian’s manager, says as Y/N walks into Sebastian’s apartment.
“I know, I know,” Y/N sighed setting down her bag on the counter. “What am I dealing with today? Two cups of coffee or do you think one will do?”
She glanced towards the office where Sebastian spent most of his time, “Make it two.”
Y/N rolled her eyes, “Jesus.” Making her way into the kitchen and began making some coffee.
“Did you go check out that restaurant I told you about?” Emily asks, leaning against the counter.
“Yes, I did. It still doesn’t beat the tacos back home.”
Emily smiled. “You miss California?”
“Yes and no.”
A frustrated yell echoed through the apartment, Emily and Y/N looked at each other. “If only the coffee machine could go any faster,” she said, grabbing Sebastian’s favorite mug from the cupboard.
“I should head out, but I’ll send you more recommendations. There’s this Thai place you should try out, it’s near your apartment,” Emily said as she made her way to the door.
“Wish me luck,” Y/N sighed.
“Good luck,” she smirked before leaving the apartment.
Y/N poured Sebastian his coffee before rushing over to his office.
“A coffee a day keeps the grumpiness at bay,” Y/N said, placing Sebastian’s mug on his desk. It was just the way he liked it, with a dash of oat milk. Y/N wondered if maybe that’s why he was always such a big grump.
“I am not grumpy.” Sebastian rolled his eyes before turning around, a smile tugging at the corner of his lips.
“Sure, and I’m not bisexual. Oh, wait, Yes I am.”
Sebastian rolled his eyes again, pinching the bridge of his nose. “Remind me why I hired you again?”
“Because I needed a job and I saw a posting about ‘Assistant needed’ and I thought, hey! I can-”
“Alright, alright,” Sebastian sighs. “Can you just hand me that script I was talking about yesterday?”
Y/N sighed, “Can you just hand me that script I was talking about yesterday, Please?” She says with an emphasis on the ‘please’, handing him the script that was in his file cabinet.
Sebastian takes in a deep breath, “please,” he mumbled.
“Now was that so hard?” She asked as she began to walk out of the office.
“A bit,” he muttered.
“I heard that!”
“Wait! Before you go.” Sebastian took a sip of his coffee as Y/N quickly turned around, “You do know you were about thirty minutes late today, right?”
“I really thought I was gonna get away with that,” she smiled. “It won’t happen again, I promise! My alarm never went off this morning.”
Sebastian stared at Y/N as she rambled on, something was different about her. There was something missing, something that pulled her together. Her glasses. Sebastian shook his head with the realization. “You wearing contacts today?” He asked.
“Oh,” she let out a nervous laugh, “I uh- managed to forget my glasses at home along with my contacts, all while I was trying to rush to get here.”
Sebastian rolled his eyes, “dear lord, help me with this one.”
“But I swear, I’ll be fine!” She turned around to walk out of the office but bumped into the wall, she let out a small groan. “I swear that wall wasn’t there a second ago.”
Sebastian sighed, getting up from his chair. “Come on,” He said, grabbing his keys.
“Where are we going?” She asked, rubbing her nose from the impact.
“We’re going to your apartment,” He said walking past Y/N.
She quickly followed him out of the office, “What? Why?”
“Because, Y/N, unfortunately, you are no use to me when you’re blind as a bat,” he commented, grabbing her bag from the counter and handing it to her.
“A-Are you sure? Because it’s like a twenty-minute walk, that’s not including having to use the L line to get to my street,” Y/N began to say as she took her purse from Sebastian.
“I would much rather have my assistant able to do her job without making any mistakes, especially today.”
“What’s so special about today?”
“We have that deadline remember?”
Y/N did not remember, she took out her phone, holding the screen close to her face as she looked through her calendar. “Ah, yes, I remember now.”
Sebastian gestured for Y/N to lead the way once they exited his apartment building.
It took about thirty minutes for them to arrive at Y/N’s apartment, Sebastian took in the old building in front of him. This was the first time he had been to her place and he’d be lying if he was never curious as to how she lived. He expected her to have bookshelves and maybe some plants, a cozy environment for an introverted bookworm like herself. When they got to her hallway, Y/N led him to the farthest door.
Yelling could be heard as they passed by one of the doors, “That’s Janice,” Y/N commented. “She’s a bit of a yeller.”
Once they got to Y/N’s door, she rummaged through her purse. Sebastian watched as she squinted her eyes while rummaging through her purse. Her petite frame barely made a dent in the small space they occupied, he felt like a giant next to her. Her dark hair tied up in a messy bun, evidence that she was indeed in a hurry that morning. Sebastian knew her signature bun that was always perfectly pulled up with a few loose strands of hair in the front.
Her skin had a warm, caramel hue, a testament to her latina heritage. To most girls, Y/N would be envied for having the perfect tan skin.
Y/N cleared her throat, feeling Sebastian’s eyes on her. She pulled out a book and handed it to Sebastian, “Hold that, please.”
Sebastian sighs, taking the book. “So you forget your glasses,  but you don’t forget your book.”
“Oh, that’s my purse book,” Y/N says, rummaging through her purse again.
“Your purse book?” Sebastian raised his eyebrows.
She nodded, “It stays in my purse, in case of emergencies.”
“What kind of emergency would there be in which you need– what book is this,” He looked at the title, “Tuesdays with Morrie? What kind of emergency would require you to read Tuesdays with Morrie?”
“The kind in which I am trapped somewhere and in dire need to read,” She smiled, pulling out her keys from her purse.
“Sometimes, I wonder what goes through that little head of yours.”
“My mom always said that to me when I was younger,” Y/N commented, opening the door to her apartment, “maybe that’s why I had to take all those tests when I was a kid.”
Sebastian stifled a laugh, “You know what, I’m not gonna even ask.”
As they walked into the apartment, the sound of nails clicking against the hardwood floor echoed through the apartment hallway, it was followed by the jingle of small pieces of metal clashing together. A German shepherd came into view, wagging its tail as it went straight to Y/N.
Y/N bent down and began scratching behind the dog's ear, “I know, I know, I didn’t say good morning to you this morning.” She kissed him on the head as the dog whined, “I am so sorry, Shadow.”
“You didn’t tell me you had a dog,” Sebastian commented.
At the sound of Sebastian’s voice, Shadow quickly reacted and began barking at him. Sebastian took a step back, “Heel, Shadow.” Shadow obeyed instantly, sitting beside her.
“And he’s trained,” Sebastian said with an impressed look.
“This is my baby,” she walked over to the kitchen counter, grabbing a treat from a jar. She handed it to Sebastian, “Trust me, he’s just like you. A big softie on the inside,” she said with a wink.
Sebastian gave Y/N a small glare as he took the treat from her, “what’s that supposed to mean?”
She just smiles at him, “I’ll be right back, um, you can make yourself at home.” Y/N gestured towards the living room.
Sebastian quickly gave the treat to Shadow, “hey, Shadow.” The dog was quick to smell Sebastian and then eat the treat. Sebastian had gained his trust, for now.
Sebastian stepped into the living room, taking in the bookshelves that lined one of the walls, the plants that hung on the ceiling, and the ones that were left out on the patio. Some plants had long lines that draped over some of the bookshelves. It was exactly how he imagined it. A smile tugged on his lips as he scanned the books on her shelves.
“Is most of this yours?” Sebastian scanned the coffee table, which was littered with magazines and books. He was surprised to see an ashtray.
“The books and the plants, yes!” Y/N yelled out.
“I’m assuming the ashtray isn’t yours?”
“Roommate,” Y/N said as she walked into the living room with her glasses on.
“There she is! Now that’s the assistant I know.”
Y/N rolled her eyes, “Let’s just go before we’re late for that deadline.”
The way back through the L line took an unexpected turn, the line had stopped suddenly. Everyone seemed to not panic as a voice came on the speakers informing everyone they should be back on route shortly.
Y/N smiled widely as she pulled her book from her purse. “Emergencies,” she said in a sing-song voice as she waved the book at Sebastian.
Sebastian couldn’t hold in his laughter as he shook his head, “You are unbelievable.”
“You think it’s stupid, but look what just happened. Now I can entertain myself while we wait.”
Sebastian rolled his eyes, “Whatever.”
After a few minutes passed, Sebastian began to feel anxious waiting, his leg began bouncing as he peered over Y/N’s shoulder.
“I see you,” She whispered, a smirk playing on her face as she turned the page.
“Wait, I wasn’t done with that page.”
Y/N glared at Sebastian, “Then maybe you should have a purse book.”
“But I don’t carry a purse, so it won’t work out.”
“You usually carry around a backpack, right? Hell, there are even ebooks for your phone,” she exclaimed as she put her book down.
“Why don’t you get ebooks then?”
“Because it’s not the same,” She rolled her eyes, “now stop distracting me from my emergency.”
Sebastian leaned back in his seat. “Alright, maybe the whole purse book wasn’t such a bad idea.”
“Thank you,” She said in a sing-song voice.
Once they’re back at his apartment, Sebastian is quick to head back into his office. She follows, “don’t forget you also have that meeting with your publicist at three. She wanted me to make sure you knew about it because last time you forgot and well… she wasn’t too happy about that.”
Sebastian nods as he sits at his desk, “Do you mind picking me up some breakfast at the bakery down the street?”
“Do you ever eat at home?” She asks abruptly. He looks up at her from his laptop, “like it’s just an observation.”
“I mean, I typically make myself breakfast but I’m not much of a cook–why am I telling you this?” He realizes while she lets out a chuckle.
“Egg white bagel sandwich with an everything bagel?” She asks making her way out of the house.
“Yes,” he then hesitates, “please.”
“He’s learning!” She exclaims, walking out of the office. Sebastian waits till she’s out of sight to allow himself to smile, he shakes his head at her antics.
“She’s something else,” he whispers to himself, his attention going back to his laptop.

Dear Joel Miller
Summary— You’re back in town after a few years, and your dads new neighbor seems to always be there when you’re in need of a hand. Can you handle Joel Miller? (dbf joel) (could be a series if people enjoy)
Warnings— angst, fingering, dbf!joel, mean joel(ish) age gap (Joel late 40’s, reader in 20’s), darker fic maybe if you squint, not set in apocalyptic times
Word Count— 3.3k
Tumblr media
Moving back home from NYC wasn’t the ideal summer plan you had, but with how the rent was growing, your other options were limited. Sad to leave the fast life behind, you sulked in your bedroom for a week straight after moving in. You tried to be grateful, some people didn’t have this option. You kept reminding yourself, this is all temporary. A mantra you repeated till your brain was foggy...this is all temporary -
A knock pulling you from your oasis. It was just your father.
“Hey, I’m leaving for work. If you need anything honey, please reach out. I know the move was a lot.” he didn’t linger long, throwing you a pair of empathetic eyes that watched you try and put on a smirk to show some semblance of joy. He took your silence as a hint and slid out of your room. The last thing you heard before the slight slam of your front door was a shout -
“Y/n, sometimes we get the neighbors mail. If you see the name Joel Miller, run it over next door will ya?”
Tumblr media
The rest of your evening was spent in your room, on your phone, scrolling mindlessly through apps. Twitter, Instagram, even tinder...which you treated like hot or not. Burying your face into the phone means you’d have no time to be sad.
You walked over to your closet, opening it up to find some of your old stuff, spread out and tangled in wires. Your eyes spot something - I wonder if this still works.
You pull out the small speaker, and plug it in. To your surprise, you see the battery light blink green, signifying there was a charge.
You began to play your favorite songs, making sure to blast it loud enough for the neighborhood to hear. Jumping up and down in your pajama shorts and tiny top, turning to look out your bedroom window...you notice it stares directly into another bedroom. Curiously, you lowered your music, moving your shade to the right to peek in. Shit. Your eyes wander to the bed in the middle of the room, a rugged man lays on top of white sheets, arm nestled behind his head as he’s watching you intently. Your eyes widen at the sudden realization of him perceiving you, and you let go of the shade in a quick motion, jumping out of the windows view. He definitely saw you. Fuck. Was he...was he watching you the entire time? No, of course not.
You shut your music off and shake the thoughts from your head. You carefully ran down your stairs to get a much needed glass of water after the free concert you so happen to put on for your neighbor, jumping as your feet meet the cold tiles in your kitchen.
You opened up a cabinet to grab a glass, ignorant to the impending aggressive knock at your door that startled you enough to drop the fragile cup onto the floor - Fuck, you hissed as it shattered along your feet.
“I’ll be right there!” shouting into the distance as you tiptoed away from the glass, rushing to the door to open it.
Your eyes are greeted with big brown ones looking you up and down -
“Uh- Hi!” your enthusiasm wasn’t lost on him as he furrowed his brows, wondering what made you so cheery today.
“Hi.” his stoic form would have scared you if you didn’t just see him relaxed and attentive in his own bedroom.
He leans on your doorway, one arm pressed against the side of the entrance, putting his weight onto one leg as he relaxed -
“Sorry to bother ya angel, did the mail lady come to you yet? I haven’t gotten a thing.” his tone lighter now as he smirked your way.
Your surprised at his comment, suddenly remembering what your father had told you about his mail - “Right! You must be Joel” you smiled, turning your head as you reached into the mailbox on the side of your door, feeling for any mail -
“None other.” his tone suddenly cold. The man was odd, intimidation leaking from his form, but a softness peaking through...dying to come out and play.
“Who might you be, darlin’?” his head tilts at you as you retreat from the mailbox, nothing in your hands for him.
“I’m Andrews daughter...y/n. It’s nice to meet you, Joel. You weren’t around the last time i was living here...” you tried to make conversation with him, but it didn’t seem as if he was interested.
He stood up from his slacked pose, slight smile leaving his face as you heard him silently sigh,
“Guess I wasn’t -No mail then, huh?” he reminded you the point of this visit wasn’t conversational, just transactional.
You jumped back inside a bit, crossing your arms with a small smile “Nothing yet! But if—“
You were cut off by a gruff voice
“You’re bleeding.”
His eyes follow your body down to the source, your foot leaking red underneath you.
“Oh—oh god, I didn’t even feel it. I just—I just dropped a glass before and it shattered everywhere but I didn’t kn—“ you were stumbling over your words, you didn’t know why this was so embarrassing for you…but you shrunk into yourself with a pink blush arriving to your cheeks.
“Take a breath, let me help ya out.” he offered, or mostly demanded since he walked in right past you, turning you around to face him so your back was to the door.
“Can you walk?” your brain blank as he asked a simple question.
“I think so—oh” you winced at the pain as you stepped down again, losing balance and falling into Joel’s chest. “Ouch” you whined out.
“Here— hold on” you felt him lean down, hooking his arm behind your knees as his other arm falls falls just under your arms. What an embarrassing first impression, you thought to yourself.
Bypassing the chair, he placed you down gently onto the kitchen table, far enough away from the shattered glass so he wouldn’t make the mess worse. “The first aid kit is—“ he cuts you off as you speak,
“I’ve been here, I know. Stay here would ya” …he lifts his head from where he was examining your foot, the stone cold look on his face sending shivers down your spine. You watched as he walked away from you, going up the stairs and to the …left? You didn’t remember the first aid kid being anywhere near your room.
A throbbing pain pulled you from your questions, moaning out “Hurry”… your eyes squeeze shut as blood seeps further onto the ground, leaving a small puddle beneath you.
Joel emerges down the stairs with the kit, rushing to bandage you up and clean the blood off your shaken foot.
“You sure did a number here, girl” he chuckles to himself as he cleans up the last of the glass/blood mixture. You look down at him from the top of the table, still reeling from the entire fiasco.
You lightly laughed at his comment, sighing out as he dumped the glass in the garbage can under the sink. You couldn’t help but get lost in your thoughts watching him in his navy blue shirt that shows off his muscles in just the right ways. The way he lifted you with no hesitation, took care of you like he really knew you. You hadn’t realized you’d been quiet for so long until —
“What’s got you so in your head, angel?” he walks over to you slowly, his hands resting on either side of your body, barely grazing your thighs.
Can’t believe he noticed you daydreaming, but you quickly snapped to look at him, humming a little as you thought of your next reply—
“Just grateful you were here to help is all.” you admitted, nervously reaching to your neck and rubbing the side, Joel noticing the squeeze of your thighs and how you had to adjust your position as he stood locking you to the table.
His large hands finding the tops of your thighs as he leans in, breath against your ear, lips brushing past your hair— he whispers,
“Looks like you owe me for that” you couldn’t help but notice the sudden darkness to his eyes as he pulls away from you, leaving your frame, walking towards your door. He turns to you one last time,
“And tell your father I said hello.”
Tumblr media
It’s been a week since your encounter with the neighbor. Joel Miller. You still weren’t sure what his vibe was, but you knew you had to pursue it. He would be your summer project. If you had to be trapped in the suburbs with nothing to do, maybe getting to know the cute neighbor would spice things up. It seemed he made himself scarce the last week. You didn’t see him when you peeked past your shades, he didn’t pay you any visits for his mail, he’d been...quiet. I mean, why did you expect anything else? You were just feeding into delusions now, overthinking every tone he gave you that last interaction.
You didn’t stop wondering why he had taken that different direction when getting your first aid kit, and the questions didn’t stop once you re-entered your room that evening and found one of your drawers propped slightly open...you didn’t remember doing that. Especially not to your underwear drawer.
But he couldn’t, that would be creepy. That would be downright disturbing. Your dads neighbor who he has been describing as more of a best friend the past week couldn’t have secretly stolen something from your room... but maybe you should find out.
It was Saturday, and your dad had planned a barbecue day with his friends, all of them will be enthralled with the baseball game on as well.
“Honey, you could join us if you want. I think company would be good for you. Can’t just lock yourself in your room for the whole summer.” your father persisted, speaking from the other side of your bedroom door.
“No thank you.” you turned over in bed, adjusting your sleeping position. So you were on your back now. But the ruffling of blankets didn’t hide the disappointed sigh your father let out as you heard his footsteps get further away from your door.
You remained in bed an hour or so, in and out of a conscience state, only to be awoken by the loud roaring of mens voices outside your window. Jesus. Too much testosterone in the house today. You walked out of bed to your window, peaking out to the sight of everyone around the grill with beers in hand. The hairs on your neck stand as you make eye contact with him. Joel. Who was already staring up at you, holding the unwarranted eye contact as he sipped his beer. You watch his muscle contract as he holds the beer to his mouth and brings it down. Feeling his gaze still burning into you as you bite your lip, analyzing his outfit….jeans and that goddamn navy shirt again. It’s like he knew.
This is it. This is your opportunity. You have to fuck with him. See what his vibe is about. So you do just that. Fuck with him, blowing him a kiss from your window with a smirk. Walking away quickly so you didn’t have to directly face your consequences. So you didn’t get to see Joel nearly choke on his beer and have to adjust his jeans. You didn’t get to know all the things Joel wanted to do with those lips, to that mouth. He knew he’d get to you in due time, he wanted to wait you out. If only you knew he thought of you the same as you did him, a summer project.
Tumblr media
You tried your best to be quiet as you snuck downstairs to get something to eat, since your fathers friends were back inside crowding the living room. You walked the hall until you were at the top of the steps looking into the living room, your eyes caught the back of him.
A rush of fear clouded your judgement as you ran back to your room, opting to starve until they left. Joel noticed your abrupt rush, only catching a glimpse of your back fading down the hall. Girl can’t even face what she started. He thought to himself as he scoffed.
You lightly closed the door behind you, leaving a small gap between the lock and frame, crawling back into bed on your back with a loud sigh. Joel looked so good, you wish you could have seen more of him. Even thought you wanted to know more, the man was intimidating, someone you know you couldn’t cross too many lines with. A man who wouldn’t put up with your antics.
Your mind betraying you as you begin to think of what his lick fingers would be like pushing you open. How warm his tongue would be as he flattened it against your cunt—fuck, you moan to yourself as your hand found comfort down your shorts, rubbing small tight circles against your clothed clit. You pulled down your shorts and any other barrier in your way, throwing them to the side as you spread your legs under the covers and dreamed it was Joel stretching you open.
You went on for awhile, fucking yourself on your own fingers. Feeling the tightness in your stomach beg to let go. “Joel” a pleading moan slipped out as your eyes were closed, squirming under the covers—
“I guess this ain’t the bathroom then.” your hand jumped out from under the covers, your eyes widen as you prop yourself up, trying to catch your breath.
Your mind barely working as you look a very interested Joel in his eyes “what the fuck are you doing in here.” Joel’s demeanor completely changes once he hears the tone you’ve set with him.
“Seems to me you called me here, angel.” He walked painfully slow to your bedside, but not before shutting and locking your door behind you. Your stomach in a thousand knots as you looked up at him from your bed.
“Or s’that another Joel you know who you were moaning about?” the sarcasm bouncing off your bedroom walls, you cower to him as he hovers over your half naked body under the covers.
“I didn’t say stop, did I?” your head slightly tilts at his words, you’re about to protest but were cut off by him ripping the blankets off of you. You gasp loudly and you rush to cover yourself with your arms.
Your eyes welling with tears from the embarrassment of him catching you in such a vulnerable state, but you’re quickly pulled from your own emotions as his hand grabs at your throat, pinning you to the bed—
“I said…” your hand flies to his wrist to try and loosen his grip on your throat, but he just keeps talking as you lowly gasp for air. “Keep. Going”
You relax in his palm, one hand still at his wrist as the other slowly obeys his words and rubs circles, catching the already leaking liquid and pushing one finger inside yourself. You whine and squirm under his grasp, closing your eyes tight as you try and get yourself off as he watches, but you haven’t been able to get yourself back into feeling that tightness.
“I —I can’t…It won’t work” you plead to him, hoping it ends whatever power play he’s decided to subject you to. But instead he scoffs at you, mimicking your words back to you in a high pitched voice—
“I —I can’t.” He laughs at you as he’s looking down at your swollen pussy. “Jesus girl, do I have to do everythin’ for ya?”
His ability to make you feel so small yet so turned on has your eyes closing in defeat, feeling his large fingers follow the curves of your body down to your cunt. His hand leaving your throat as one knee dips down into the bed, he’s now on his knees beside you. You feel his hand slide under your head and grab the hair at the base of your neck. “Oww” you squeak out loud as his grip gets tighter.
He didn’t like that.
“Stay quiet.” He slaps your pussy and you jump from the sting that lingers. Your eyes shut as your back arches up off the bed. A bright pink once against stains your cheeks in his presence.
His fingers prod at your entrance, only waiting a brief moment before he plunges two of his thick fingers into you, making sure to use his thumb to put pressure on your clit. “Fuck—fuck, your fingers feel so good” your praises were low for Joel, but you could tell his appreciation by the way he started to finger fuck you faster.
“Being such a good girl f’me” his tone finally one of praise, which alone almost sent you over the edge “l bet my angel’s about to cum. Hmm? Gonna cum on my fingers like the good girl you are?”
Joel let’s go of your hair, and moves his hand to push down on your lower belly as he finger fucks you faster, the sound of wet squelches fill the room as you try to muffle your moans by biting into your own arm— “fuck Joel, I’m gonna cum” you feel yourself on the edge of release, your whole back arching off the bed as Joel moans with you while you release on his fingers. Squeezing him tightly as your body can’t stop moving, rubbing yourself on his hand in the process. He kept ahold on your lower belly as you came down from your high. Your heavy breathing filling the room as your eyes are wide looking up at him. Your lips swollen and red from your forced biting, but Joel’s eyes didn’t leave your pussy. Watching as pulls out of you, your cum drenching his fingers.
“Taste yourself.” you look at him surprised as he forces his fingers into your mouth, you moaned around them in the process.
“Such a filthy girl. Can’t blow me kisses with my fingers gagging you.” His tone back to being rough and cold. He pushed his fingers to the back of your throat and watched you gag, removing them once he heard your pained squeak.
“Joel…” you waited to continue as the sentence as he got up from your side, once again standing over you. You sat up on the side of the bed, knees touching just below his as his brown eyes stalk you from above.
“Let me help you, please” you reach to touch his hips noticing the bulge in his pants. He groaned as you touched him, pushing your hands away from him—
“You don’t wanna start this, angel.” warning you, he grabbed your jaw in his hands as he helped your chin look upward—“I’ll ruin you.” His voice cracked, but keeping his unwavering eye contact that he’s known for.
You push your cheek into his hand, closing your eyes as the warmth of his palm soothes you. The comfort isn’t there for long since he’s the one who pulls away, walking towards the door to go back out, he leaves you, but not before commenting one thing—
“I’ll make sure to knock next time.”

*giggling, kicking my feet, twirling my hair* You're back to requests‼️‼️ anything evanstan 🥺 I feel like it's been so long 👉🏻👈🏻 maybe even fluff?
I am!
It's been too long--I'm excited about it, but at the same time, I'm like, oh no, what if I've lost the ability? Let's be real, though, every idea I write ends up running away from me, so I'll be fine 💀💀
Maybe it's the fact that I spent a few hours washing my car after my final exam was done, maybe it's completely unrelated, who's to say, but earlier I was actually thinking about something softer and sweeter with Chris and Sebastian, so here you are!
I don't doubt Sebastian's ability to be a grown man and function for himself at all. However, I do have the sneaking suspicion that his life experience hasn't led to him being a stereotypical "handyman" with tasks around the house. Having moved around quite a bit and now living in NYC, he doesn't strike me as someone who would just pull out the tools and fix that leak in the faucet or kill a few hours on a Sunday sanding down and repainting his kitchen cabinets. It's completely possible that his Mom or his step-father taught him how to do those things, but even so, Sebastian doesn't strike me as the type of person who would enjoy those tasks.
However, you know who does strike me as that kind of person?
Chris.
All the way, absolutely, Chris gives off those casual repair, handyman, DIY vibes.
The first time Sebastian agrees to spend a few interrupted months with Chris in his house up in Boston, it's in the leaning months, spring to summer. The weather is warming, nature shaking off the frost and unfurling new soft, green leaves, gently budding into new beginnings. New York City is always changing and always exciting. Boston, the few glimpses he's had of it--which haven't been much - just a few long weekends that were mostly consumed by Chris, too busy to pay too much attention, alone and taking advantage of it, wrapped around each other--is much slower. Boston has more stillness, especially Chris' corner of the city. Sebastian understands why Chris couldn't leave--even if he himself needs times of rushing traffic and restless feet and always-illuminated neon, he gets it.
Contrary to all that stillness and peace, Sebastian is finding that the air between spring and summer is electric. Filled with change and anticipation. And Chris is, as well, moving and vibrating, ready to embrace the sunshine and humid, breathy wind.
In the hustle, Sebastian finds that the more time extends, the longer he's been at home with Chris, the more they can spend time apart. In regular routine, the first few days, they're attached at the hip and mostly, confessionally, naked. But, once they have their appetites wetted--not satisfied, never satisfied--and their bodies know the other isn't going to disappear back into the cloud of new work and new sets and new scripts and ever changing timezones apart... they can unfuze. A little bit.
Chris will read while Sebastian will scroll on his phone; Chris will scroll while Seb catches up on that TV show he's been meaning to start; Sebastian will figure out what they're going to eat tonight, consulting Dodger, who, of course, cannot talk back, while Chris hops in the shower real quick; Chris will stay up an extra hour to answer that email that's been gnawing at his brain all day aa Sebastian retires to bed. It's so good to be around each other for so long that they can relax.
Somewhere in the relaxation, not needing to be constantly in each other's presence, Chris starts leaving Sebastian to his own devices in the house while he goes outside. And here, here is where Sebastian discovers what a moving, exciting, living, breathing handyman Chris is. His own city. Bustling and busy, welcoming summer in, ushering spring [politely] out. Good manners for a good Boston boy. He knows what to expect. He's been here his whole life, and his heart beats in time with the rhythm of this sliver of the world.
He works around the house, making sure the sprinklers are good to go into the drier part of the season, coming inside for a kiss on the sun-warmed cheek, grass stains on his dirty jeans. He does a brief check over the pool and all the systems that go with it, more pipes and filters and everything. Sebastian rides shotgun because he has nothing better to do anyway, when Chris realizes he needs to go into town to get a few more bottles of algae clarifying chemicals to dump in the water before it's good to swim. From his place in the passenger seat, Sebastian keeps a hand on Chris' thigh, focusing on the way he feels under his palm. His blue jeans are thick, not torn, but soft from so much wear and work. Beneath the denim, Chris' muscles are ever-present, strong and thick, too, just like the clothes he slid into this morning, but it's especially prominent in Sebastian's mind now. That strength. Built for looks on the silver screen initially, gym-honed, but all the better for everyday, relaxed, domestic life. Chris doesn't bat an eye before throwing himself into labor. Muscles bulge and work and support him--he looks good no matter what he's doing. Digging through dirt, fucking with the sprinklers, hefting up bottles of cleaner, twisting off screws, and scrubbing down his car when they get back from the store. His forearms and biceps flex effortlessly as he articulates the sudsy sponge squeezed between his thick fingers--it looks strikingly small in his big, squared hands.
Chris washes his car with Dodger trailing him, right at his heel as if herding him. Later, Dodger spooks hilariously when the hose moves on its own--a snake!--Chris around the corner, tugging it to reach the back of his ride. Then, barking accusatorily yet wagging his fanned, fluffy tail, ready to play, when Chris sprays him with a jet of water. He growls in good fun when Chris stops, deciding that the only way to get his attention back is to try and bite and eat the stream of water coming from the hose, jumping in front of it while Chris belly-laughs, accusing him of being a goof.
Later, Chris finds a window screen with a rip in it, some stray cat--curious raccoon, or unfortunately placed tree branch in a windstorm--so he takes it out and replaces it with a new one.
Meanwhile, Sebastian shamelessly watches him work as he replaces that screen and all the other work he's done as the seasons change through the large, picture windows.
Embarrassingly enough, Sebastian actually ends up cleaning the inside of Chris' Boston home windows for him, just to make sure he has the best view possible of his boyfriend. No pesky smears to get in the way of the teasing slice of pale, freckled, hairy, and well-toned stomach. His tummy exposed between the band of his work jeans, cinched around his trim waist by that beloved, well-worn red belt, and the bottom hem of some old t-shirt, reaching up. (When he bends down, it's the same story, save for it being the small of his back and those indecent Venus Dimples being exposed to the warm light of day, framing his pretty flexing spine).
Sebastian can't take his eyes off of him.
Somehow, though, peering out at him makes Sebastian feel like a peeping Tom. A peeping Tom in reverse, perhaps? Staring out rather than in? Yet, he doesn't feel guilty enough to stop. Not by a long shot.
So, he is treated to an eyeful daily with how Chris keeps himself busy, compling odds and ends around the house. Not every day. He doesn't leave Sebastian lonely in his home by working outside and taking care of his home everyday, not that Seb could be lonely when he has a spectacular view to occupy him, but he does what he needs to do. It's responsible. It's domestic.
Sebastian hasn't really ever led this life, lounging within a suburban home, comfortable and air conditioned, while a man outside in torn-up, stained work clothes that stick to his sweaty skin takes care of business, keeping everything in tip-top shape, but he's rapidly acclimating to it. It's a bizarre feeling. It's almost laughable. He might laugh, just a little, shaking his head and chuckling to himself, when he's hit with an overwhelming wave of love, oddly, right as he rounds a corner at the front of Chris' house just in time to perfectly catch Chris framed through the window, kneeling in the driveway, adding air to his summer tires.
Sebastian is so in love.
He's in love with Chris when he's anxious and out-of-his-mind with stress in the middle of a press tour for a movie he isn't actually allowed to talk about, he's in love with Chris when he's lazy and pouting about being made to roll out of bed before 10:00 am, and he's in love with Chris when he's pleasantly busy, whistling to himself, his footsteps in and out of the house echoed by Dodg. He's so in love with him all the time. And that doesn't change, not for a moment, when Chris tweaks the wrench too far as he's attempting to remedy that troublesome kitchen sink drip and ends up sending water spraying like a fire hydrant into the ceiling. In fact, the look on his face right after? Sebastian might be more in love. If possible. That boyish, uh-oh, caught red-handed, expression is unfairly endearing. It makes his heart squeeze so tight that his chest starts to ache in a funny way.
God, Sebastian loves all of him.
I hope you enjoyed! Nice job on being the first person to hit me up with a request this year 😘

Yk anon. I just can see Bucky just embracing the title of Jewish house wife(husband). Freshly made everything and somehow makes their New York apartment feel like a cabin in the woods.
Bucky living his best Jewish mom/house husband life is so important to me.
He was the oldest, so he helped with raising his younger sisters, and then later on, in adulthood, he helped keep Steve alive through his illnesses and harsh New York winters after Sarah died, so it comes naturally to him.
When he and Steve are living in NYC while their house is being built his constant cooking and baking, just like his Ma used to, the tastes and smells make them both feel more at home in a city that is no longer recognizable to them.
And when they finally move into their home with its pre-kashered kitchen he really comes into his own.
When friends and family and family visit, he's always feeding them as much as he can, even if they've already eaten.
There is almost always something in the ovens or on the stove or in the slow cooker. The cabinets and fridge are always stocked with preserved foods like fresh pickles, Jewish and Israeli snack foods, and leftovers.
Steve happily devours everything Bucky makes, both of them needing a lot of food with their serums, and jokes to whoever will listen that Bucky's brisket is what made Steve fall in love with him.
