"Ten Years and 15 Lashes For Alphonse Plante," Ottawa Citizen. June 11, 1934. Page 1. ---- Vicious Attack On Guard And Armed Robbery ---- These Were Two of Four Offences By Man Who Also Tried Desperate Jail Break. ---- Plea For Leniency Is Ignored By Magistrate ---- Plante Had Already Spent Seven Years in Prison. Two Years For Second Man In Break. ---- Alphonse Plante, 25 years of age, 262 1-2 Rideau street, was sentenced to ten years in Kingston penitentiary and fifteen strokes of the lash when he appeared before Magistrate Strike this morning for sentence on four counts.
Camille Piche, 39 years of age, who was associated with Plante in an attempted jail break, was sentenced to two years in penitentiary on the charge of assault causing grievous bodily harm.
The sentence upon Plante is the longest yet imposed by Magistrate Strike in his three years on the bench.
Plante was arrested on two charges, assaulting Antoinette Grenon on Feb. 18, and robbery while armed. He pleaded guilty to the assault charge and on the second count the evidence showed that he had ordered ten pounds of butter to be delivered by Jack Shore to an address on Angelsea Square and when Georges Desrivieres, the driver, arrived there on the evening of March 3, he was called into the yard of Brebeuf school by Plante who forced him, at the point of a revolver, to stand with his hands up and his face against the wall. Plante then took a $25 from Desrivieres pocket and a told him to go and not stop for a mile.
Attempted Jail Break. While on remand Plante enlisted w the co-operation of Piche who had been brought from Montreal for the family court on a charge of non-support. In the attempted jail breaking the guard, Michael O'Grady, was assaulted with a piece of an iron bar cut from the cell. The injured man was in the hospital for several days.
Asked Short Sentence. When asked if he had anything to say, Plante replied that he was 25 years of age and since he was 17 years he spent seven years in jail. A the best part of his life. He said he knew he was to be sentenced again and was willing to take it but He asked that it be made as short as the magistrate could as he to realized now it did not pay to do wrong.
Has Had Chances. Magistrate Strike said all four charges were serious and such of fence involved violence. No one but Alphonse Plante could be blamed for the seven years spent in jails.
"You have had chances," said the magistrate. "It is now necessary to treat you as an enemy of of the public. You have placed your te self without the pale of respectable society. It is not easy to sentence you but it must be done."
The sentence was then passed and Plante made no outward sign of feeling as he was led from the dock.
On the attempted jail breaking se charge and the assaulting of the jail guard, Plante was sentenced to pa five years on each count, and on m the minor assault charge to one th year, these latter sentences to run concurrently with the ten year si sentence.
Magistrate Strike said Piche was in not in the same class as Plante be but what he did must be punished. Having seen the weapon used on the guard, the court said it was fortunate that Piche did not face a more serious charge.
"It is necessary to punish you to protect public officials," said the magistrate as he passed the two year sentence.
[Plante was 25, from Quebec City, was a trained shoemaker thanks to prison time, and spoke fluent English and French. He had a long record, with terms in the Mimico Industrial School, Carleton County jail, a previous term at Kingston Penitentiary as #132 back in 1925, and had been released from St. Vincent de Paul Penitentiary. He was convict #3472 at Kingston Penitentiary, and was a shoemaker. He was reported twenty times for various offences, mostly insolence, gambling and refusal to work. He was released in 1940. Piche was 39, married, from Wakefield, and had no record. he was convict #3473 and was released December 1935.]

Triathlon #3!
After falling behind on posting, I have been attempting to write two posts every time I write a post and to catch up to the present day.  It’s clear that it’s never going to happen, though, so I need to revise my strategy.  I don’t need the extraneous, self-generated pressure of feeling like I need to archive every significant workout I do in written words.  So I’m going to jump straight ahead in time to my third triathlon, which took place on September 1st, and then just start posting in the present tense again.  And if I feel like going back to recount an experience I can, but I’m not going to try to catch them all up.  Just keep moving forward.
So, without further ado, here’s my race report for triathlon #3!
I sort of built my season targeting this as my ‘big race,’ even though it wasn’t all that different from the first two I did in all practical terms. I traveled to Ottawa to do this race (had friends to stay with) so it felt like a more exotic and exciting way to do a race. So it was a goal race for me in terms of being a culminating event of my season.

Pre-race
I haven’t done many triathlons yet, so I wasn’t entirely sure if my judgment was off or not, but my first impression of the transition routes was that they were terrible. They seemed to be really far to go, particularly for a sprint, and through some ungainly terrain. I wasn’t looking forward to running up a sizable hill from the beach, barefoot, on an unswept asphalt bike path. I also wasn’t looking forward to running super far in bike cleats — including up and down some small hills, across a football field and along a dirt footpath into a gully (I bike in socks, so I couldn’t do the shoes-clipped-in-already method; might be something for me to work on in the off season) But maybe I had just been spoiled at my other events and this was normal. I didn’t really have the experience to know. And anyway, there was nothing to be done but make the best of it. The transition area was in the middle of an Olympic-sized running track, which was fenced all around. Athletes could only enter from one end, so I had to walk halfway around to get in. Security was tight on seeing numbers and matching bike tags. God help you if you forgot anything. I appreciated the care taken to ensure people’s bikes were protected but I think the entrance could have been closer to the other side of things. I ended up having to sprint from the transition area to the beach in order to make the race announcements. My fault for not arriving early enough I guess, but I didn’t realize how long it would take to get everywhere.
Swim

The swim was pretty similar to the other two I had done, which is to say I don’t think there was anything too exceptional about it. It was in the Rideau Canal, which technically has a current, but I didn’t notice much. The water was a comfortable temperature, but quite weedy and murky. I was aiming to simply stay relaxed and find my own rhythm, and I was able to do that for the most part. Only got kicked a couple of times, which was an improvement over my other races so far. The guy who did the race announcements high-fived everyone as they got out of the water.

I left the beach and ran for the track. As expected, it turned out to be an effort. I started on the asphalt but then started running on the grass, as my feet were hurting. I was a little nervous about what might be hiding in the grass to poke my bare feet (rocks? snakes? tiny Canadian leprechauns?) but I didn’t end up stepping on anything. I felt more winded by the time I got to my bike than I had when I exited the water. I got my stuff on without trouble and headed out with my bike. First out of the track area, then across a football field, down a forest path, down and up a gully, across a road and finally to the mount line.
Bike
Cycling is my strongest discipline and the one I look forward to the most. I knew my biggest challenge here would be pacing. The course was virtually flat, which was a disadvantage for me because I’m a Clydesdale and I get a lot of benefit from the downhills. With no hills to speak of, it was entirely up to my legs without much of a gravity assist. I paid attention to my heart and breathing, trying to keep things steady and not going overboard, while aiming for my mph average. I thought it went pretty well. I wasn’t breathing very hard for most of the 3 loops, and only really started to feel it at the end of the 3rd. I also caught a bunch of people, some even from the first swim wave that went out 5 minutes before mine, so I felt I was doing ok. I had been nervous about losing count of my laps, but they had people announcing your name and what lap you were on, which was awesome. It was also cool to see all the different racers on the same course, because it was a looped route. The iron distance folks were doing 9 laps to my 3. I nailed my average speed goal. Once I hit the dismount line, things got awful.

Running after the bike is not comfortable, as we all know. For me, this was way worse because I had to traverse the same off-road route back to the track, in cleats, with jelly legs. I tried to run, but I mostly couldn’t and had to walk. My calves started seizing when I tried to run on elevation in my biking shoes, and having had a calf injury earlier in the season, I wasn’t willing to risk hurting myself. So I walked it in.

Run
My watch failed on the run - just wouldn’t work for me at all, so I had no idea of my current pace. That was frustrating. I felt pretty awful, which I have come to expect for the first mile or so. Usually it evens out and I find my stride, and things feel better after that. Not so today. I kept it going but I was riding the struggle bus the whole way. I felt underhydrated, especially in the sunny sections. The last mile was a mental battle. I ended up only about :15 off my goal pace, so it turned out it wasn’t as bad as it felt.

Post-race
I had passed a couple of other Clydesdales (I could tell from body marking) and none had passed me, and I didn’t see anyone my age pass me, so I had suspicions that I did relatively well in the rankings. When the results were posted, I saw that I had won the Clydesdale category! I checked to see where I would be in my age group, had I picked that option, and I would have been second! I was the 17th male, and 20th overall out of 115. They were by far my best results, so it turned out it felt hard for a good reason. I got a ‘gold champion’ lanyard to add to my finisher’s medal and other race swag.

The race was organized pretty professionally and seemed to be run well; my only complaints were that the transitions were so challenging. It seemed like they were expecting more people - there were lots of empty racks and a ton of space on the field. Maybe a low year for them.
What's next?
I’m not doing any more triathlons this season, but I’m excited to continue training and to work toward Olympic distance next year. I don’t really have any idea how to make that leap, but I’m motivated to find out!

KINGSTON, June 7. - On a beautifully wooded Frontenac farm, not far from the rippling blue waters of Lake Ontario, nine Toronto and Ottawa stock brokers are paying the penalty for crimes which deprived thousands of clients of lifetime savings and left a trail of misery and grief throughout Canada.
Their translation from bustling brokerage offices and hectic stock exchanges to this placid and peaceful countryside followed the dramatic debacle of eighteen months ago, and the subsequent startling revelations of bucketing frauds and other knavery, disclosure of which shocked the Toronto financial district.
To the casual observer, the broad acres which erring erstwhile brokers are assisting to cultivate while trying to forget the spectacular stock-market crash in which huge fortunes were lost are just as attractive as any in this picturesque part of Ontario. Graceful elms and lovely maples afford grateful shade to the weary wayfarer, while along the eastern boundary of the prison farm the Cataraqui Creek meanders through sweet-swelling corn and clover fields. The song of birds and the scent of wild flowers add enchantment to the scene.
And It’s a Prison. By prison authorities, the gently rolling reserve of a thousand acres, with its splendid soil and excellent drainage, its magnificent stone residences and easy access to the outside world by lake, rail and highway, is considered an ideal retreat for ‘preferred class’ prisoners who have been sentenced by learned Ontario judges to terms in Kingston Penitentiary. So in this delightful and restful haven have been brought many first offenders. The inmates - they do not go by the more plebeian term prisoners - include stock brokers who cheated their clients in their unlawful conspiracy to amass millions, municipal treasurers and bankers who embezzled and gambled with the funds of employers and taxpayers, men of some education and good family, who are expected to go straight after they have served their sentences. Here are found none of the hardened criminal class, gunmen, cut-throats, bandits, and slayers.
No Firearms The ‘preferred class’ penitentiary reserve is situated at Collin’s Bay, a few miles west of the City of Kingston, on the Bath Road, and a considerable distance from the Portsmouth Penitentiary, where the dangerous criminals are incarcerated. At the Collin’s Bay Farm the guards carry no firearms or weapons of any kind, the guests are housed in buildings similar to those found at construction camps, and all that separates them from freedom is a barbed-wire fence. Stone walls do not a prison make, nor iron bars a cage. The boundary fence was erected more to keep marauders out than to prevent inmates from escaping. Such is the proud boast of Brigadier-General William St. Pierre Hughes, Superintendent of Canadian Penitentiaries, and brother of that illustrious Canadian older and Parliamentarian, the late Sir Sam Hughes.
General Hughes believes that the penitentiary has no right to exist if inmates discharged therefrom are not released better than when they entered. Every one who knows him or encountered during the Great War the kindly and humane acts of his brother, Sir Sam, will understand the motive behind the establishment of the Collin’s Bay Farm for first offenders. Here are no dark dungeons, no instruments of terror and torture.
It is a far cry from the dingy and musty prison cells of the Tower of London and the Old World jails into which minor offenders are cast and allowed to languish and die. It represents luxury and comfort compared to the filthy hovels Canadians  prisoners of war knew in Germany, and a veritable paradise in comparison with present-day places of detention in Soviet Russia, where the Kulaks - land-owning farmers on their way to the conscript labor camps - spend their days gnawing an old bone or prowl the city streets like starving dogs foraging for food in the garbage cans.
Never ‘Ask for More.’ It is infinitely better than the conditions Dickens exposed in ‘Oliver Twist’. For the inmates at Collin’s Bay never ‘ask for more.’
Their trays are heaped with nourishing foods: soups, meats, fish, vegetables and the kindly fruits of the earth in due season. Balance rations and calories and vitamins are as familiar to the chefs at this modern institution as they are to the chief cook at the Royal York. The pioneers of Manitoulin Island lived on turnips all winter when their first crop failed, the prodigal son would fain eat the husks that the swine did eat, but the inmates of Canada’s first penitentiary reserve live on the fat of the land.
No Imports Allowed. No delicacies from the outside are permitted. Friends and relatives would send the inmates chickens or roast beef or plum puddings at Christmas time, but it is not necessary. They are not suffering. They neither hunger not thirst. Besides, confederates of prisoners have been known to smuggle hack saws and narcotics into jail cells. Once a roast chicken sent in to a prisoner contained a bottle of brandy and a box of figs, and held ten five-dollar gold pieces in addition to the figs. Canadian prison bakers have won prizes for their bread and doughnuts. Inmates are weighed in and weighed out, and invariably, it is claimed, they are in a better physical condition when they leave Kingston than when they arrive. That goes for the penitentiary as well as the farm.
People who have lost money through brokerage frauds may feel the erring ones who stole their cash are having too easy a time. Some will think it a scandal that financial knaves are permitted the freedom of the fields and the benefit of sunshine and fresh air and exercise. There will be those who may murmur that the way of the transgressor is not so hard. Others will say the stock brokers should be at work on the stone pile or put in irons and cast into the nethermost dungeon of Kingston Penitentiary.
To these officialdom answers: ‘The day of the stone pile and striped suit are gone, and there are no dark holes nor dungeons in Kingston nor in any other Canadian penitentiary.’
General Hughes believes good books should be available to all inmates: consequently the library at Collin’s Bay Farm offers the best in literature as also do the penitentiaries throughout the country. Inmates are given every freedom consistent with discipline and the safety of the community. more liberty being granted as they show themselves worthy of it.
The number of persons employed in the development of the farm is nearly 200, and all work is done by the inmates under the supervision of experienced trade instructors and farmers. Permanent buildings which will house 200 or 300 men are being erected and in te meantime the inmates reside and hvae their meals in temporary buildings similar to those found in railway construction camps. When the permanent structures are finished each inmate will have his own cell.
Regular Shower Baths While strict discipline is maintained, inmates are permitted to converse with one another throughout the day, and certain hours are fixed for smoking, entertainment and recreation. A gramophone is provided, concerts are held frequently and adequate provision is made for religious exercises. Motion pictures shows are given occasionally, bath at Collin’s Bay and in the penitentiary at Kingston. Adequate hospital accommodations is provided at all institutions. 
Selection of the inmates who are to work on the Collin’s Bay Farm is in the hands of the Warden and higher officials at Kingston Penitentiary, the fundamental principle being that young or first offenders who were not committed for brutal or vicious crimes should be segregated from the hardened criminals.
Part of General Hughes’ philosophy is that: ‘No success may be looked for where idleness and inefficiency prevail. There may be a chance for reform where work is provided, but idleness breeds despair, discontent and engenders viciousness which cannot be cured by punishment or solitude. Without sufficient and proper work much of what may be learned in a penitentiary is not that which will make for efficiency or morally outside.’
More than half of the three thousand inmates in Canadian penitentiaries are under 30 years of age, and only one-fifth of them are over 40.
The penitentiary officials, the Government, and the Parliament of Canada have been so favorably impressed with the experience gained last year in the Dominion’s first preferred class penitentiaries at Collin’s Bay that property has been purchased for a similar institution in connection with St. Vincent de Paul penitentiary in the Province of Quebec.

Peter McCallum was born in the township of Goulburn in 1859, a son of James McCallum and Esther MacKay, Scottish pioneer settlers. After serving an apprenticeship with the Brown Flour Mills of Carleton Place. He came to Almonte and the following year was married to the former Jane Moore McNeely of Appleton, a daughter of the late Mr. and Mrs. Thomas McNeely.
Almonte in those days was a thriving textile town and as might be expected Mr. McCallum took up this work, serving for a time as foreman in the shawl factory of William Wylie and continuing for a number of years as an employee in that plant after it had been purchased by the late James Wylie and converted into a flannel mill.

One department over which McCallum had control over at Wylie’s Mill was the dyeing and scouring of the woollens and it was there he conceived the idea of making a soap in tablet form designed to lessen the labor of wash day. After a considerable period of service in the textile plants, Mr. McCallum felt the urge to strike out for himself in a business of his own. He had secured a formula for making a new kind of laundry soap that was particularly effective as a water softener and after working on the idea for some time and improving it in various ways, he started to market his product.  In a crude way he sought to develop those ideas, evolution brought improvement and the result was the widely-used “No-Rub” products that found a market a market in all parts of Canada.
From a small beginning the business developed by leaps and bounds. Mr. McCallum’s son, John D., became associated with him and as time passed new lines of soap making were added and the requisite machinery installed. A lover of fine scenery he did much to improve the appearance of the town in various places. He was prime mover in constructing two miniature parks affording a fine view of the falls, one of which was completed only a week or so before his death.

Their house was built in 1916 by Peter McCallum, a local businessman and local politician, serving Almonte as Chairman of the Roads and Bridges Committee during the 1920s and as Mayor of Almonte from 1931 to 1932 and from 1934 to 1936. Peter McCallum founded a company in Almonte known as Mack’s Laundry Specialty Company in 1908 and which became famous across the country from Halifax to Vancouver for its handmade laundry flakes and bars. They were known simply as “Mack’s Non-Rub”. The products were especially well known in Western Canada and in the supermarkets of the time; Loblaws, the A&P and Dominion stores all had standing orders for their Western stores. The factory and offices stood on Edward Street on a piece of land that ran between Water and Reserve Streets. The business closed when chemical bleaches and detergents were introduced. Peter McCallum moved to a smaller house on Country Street in 1937 and died a few months later. The house remained in the McCallum family, occupied by his son, John Duncan McCallum and his wife Madeleine until 1963. 
Mr. McCallum, who came from Carleton Place and his wife, Jane Moore McNeely of Appleton, acquired the property in 1916 and built on it the same year. Originally a much larger lot, successive sales and grants for other building lots have reduced the property to its current size of approximately 0.29 hectares (0.73 acres). The house sits well back from the street and contains mature evergreen and deciduous trees. The house is located towards the northeast corner of the lot, providing for lawns and garden to the south and west. Dad of course had no inkling at the time that the McCallum Soap Factory was located on McCallum Street,  just across the street from a future investment of his, in a little town called Almonte.

How Have Real Estate Prices Across Canada Prices Fared In The Last Decade?

We’re about to find out!
After Monday’s blog, where I think a lot of people were shocked to see the Calgary Home Price Index (HPI) price is only up 4% in the last ten years, I figured perhaps it would be educational to look at a few other selected Canadian cities, and compare their appreciation rates against the Canadian average.
Calgary, Toronto, Montreal, Vancouver, Guelph, Ottawa, Moncton, Regina, Saskatoon, and Victoria will be our focus today, and I’ll provide you with the HPI prices for each month over the last decade…
Folks, let’s have some fun.
I know many of you are already rolling your eyes, but I promise – this will be fun, if you have the time, and the desire.
There are ten cities on our list:
Calgary Guelph Ottawa Moncton Montreal Regina Saskatoon Toronto Vancouver Victoria
Here’s the fun part: put these in order of appreciation over the last decade.
It’s simple.
Before you start scrolling through this post, write down the ten cities, and put them in order.
Then grade yourself afterwards, and see how you did.
If I had the time, and the know-how, I’d develop a cool app on here that allows you to do it automatically, and then records your score, and shows you how you fared against others.
But yeah, the whole time thing.  And know-how…
I’m hoping at least a few of you will take me up on the challenge, and record your results below.
For the record, I got #1 and #2, and that was it.
I’m going to show you a chart of the monthly HPI Benchmark Index, for ten years, starting in November of 2007 and running to November of 2017.  In Monday’s blog, I the month of November because I was comparing real estate values to the stock market, which had taken a huge hit in 2018.  So to keep consistent with that theme, and because December is a poor representation of the real estate market, and January’s numbers are not yet complete, we’ll look back one decade from this past November.
And we’ll use a red line over the chart to indicate the Canada-wide HPI.

Ready?
#10: Calgary
Absolutely shocking!
4% in ten years.  Wow.
I was so shocked at this number when I presented you with it in Monday’s blog, that it became the impetus for today’s blog.
Many people point to Calgary and Edmonton as two of the most industry-dependant cities in the country, and I can’t argue.  If the oil isn’t flowing, then the jobs aren’t to be found.  And that’s a bad recipe for real estate prices.
The Calgary HPI dropped by 15.1% from November of 2007 to April of 2009, which was the decade’s low-point.
The high-point of $455,200 was reached in January of 2015 – an increase of 9.7% from our November 2007 start-date, but as you can see from the chart, prices have dropped – to a current (November 2017) price of $430,700, hence the modest 4%, decade-long gain.
#9: Saskatoon:
I’ve been to 32 of the 50 United States, but I’ve never been to Alberta, Saskatchewan, Manitoba, or anything outside Quebec.
So I don’t even know how to evaluate the price of real estate in Saskatoon.
As you can see from the chart, there was a huge spike in 2008, when the HPI rose 19.5% inside of 6 months.  Ironically, after that spike, Saskatoon became the least volatile of all the cities we’re profiling.
Incredibly, the HPI remained between $300,000 and $320,000 for 64 straight months, from June of 2012 to September of 2017.
The peak HPI was of $319,600, reached twice – July of 2014, and May of 2015, representing a 22% increase from the start of our timeline.
#8: Moncton
  Moncton is probably the most boring of our ten graphs, because it really doesn’t do anything interesting.
Saskatoon was flat for a while, but at least it had a spike!
The peak of Moncton’s HPI was reached in August of 2017, but at $175,600, compared to $175,000 in November, it’s basically at its peak, for all intents and purposes.
This is one of the most slow, gradual inclines you’ll see in the country.
#7: Victoria
Here begins the start of four cities that have virtually the same increase over the last ten years, although they all got there in very different ways.
Who would have thought, in November of 2007, with an HPI of $437,300 over six years later, in March of 2015, that number would actually be lower.
Yes, it dropped to $436,100.  6 1/2 years later, and prices were down.
Of course, since March of 2015, prices are up 42.6%.  Not bad for less than 3 years!
It’s also worth noting that the Victoria HPI started 2007 well above the Canada-wide HPI; $437,300 compared to $354,300, but dropped lower for over four years, before finally climbing back up in July of 2017.
#6: Montreal
Montreal represents another pretty boring chart.
Nothing really doing here, folks!
Anecdotally, I had heard the Montreal market had dropped significantly through a friend that lived in the downtown core, circa 2008.  But perhaps it’s charts like these that show us how stories can differ from stats.  Oh, yes, we’re quite familiar with that concept here in Toronto…
Montreal, along with three other cities out of our ten, currently sits at its HPI high, at $330,500, up 42% since November of 2007 as the chart shows.
#5: Regina
  This chart reminds me a lot of Saskatoon, no?
Saskatoon saw a 19.5% spike inside of 6 months.
Regina saw a whopping 33.9% spike in the same time period.
What was going on in Saskatchewan back then, folks?  I honestly can’t remember, but I do remember the story itself.
The peak HPI came in June of 2016 at $299,900, a 50% increase from the start of our time period, as prices have declined modestly since then to an HPI of $284,100.
#4: Ottawa
Ottawa is yet another city with an extremely long period of flat growth.
For a period of 49 months, April 2012 to March 2016, the HPI stayed between $325,000 – $340,000.
That’s a 4.4% band, inside of over four years.
Like Montreal, Victoria, and as you’ll see shortly – Vancouver, Ottawa’s November number represents its 10-year-high, and the last year has been kind to Ottawa, with a 6.7% increase.
#3: Guelph
I know what you’re thinking: “Guleph, huh?”
Some of you went to school there and never wanted to go back.
Others, have never been.
Still others, say the name “Guelph” five times in a row, and think it’s the oddest sound they’ve ever heard.
But other than the University of Guelph, the city should be known for something important: jobs.  The unemployment rate in Guelph has always ranked among the lowest in the country, and according to the last census in 2016, was exactly that – 3.9%, the lowest in the country!
It’s also only 1H 5M from Toronto, and is commutable to some people.  My barber lives in Guelph, and he sleeps two nights per week at his in-laws’ in Toronto, and the rest in Guelph.
The peak HPI price in Guelph wasn’t reached too long ago – June of 2017, at $421,800 –
#2: Vancouver
Be honest – did you have this at #1 or #2?
I had Toronto at #1, but it’s totally reasonable if you had Vancouver and Toronto interchanged.
While the HPI in Vancouver is still 40% higher than in Toronto, the appreciation in the last decade still trails.
Vancouver’s HPI actually dropped 10% from November of 2007 to March of 2009, but it’s been rolling ever since.
We know that prices dropped in 2016-17 after the “foreign buyer’s tax” was introduced, but prices have since recovered, going from an HPI of $941,000 in August of 2016, down to $905,800 in January of 2017, and now back up to $1,046,900, which is the decade-long high.
#1: Toronto
Can you believe there was a time when the Toronto HPI was the same as the entire country?
It didn’t last long, but back in 2007, the numbers were tight.
November of 2007 – The Canada HPI was $354,300, and the Toronto HPI was $358,700.
The two numbers stayed tight through the end of 2008, and then began to diverge.
Like Vancouver, Toronto also saw a dip in the HPI from the start of our timeline, going from $358,700 in November of 2007 down to $343,800 in February of 2009, a modest 4.2% dip, compared to 10% in the same time period in Vancouver.
Also like Vancouver, Toronto saw a drop in the HPI after the foreign buyer’s tax was announced, and this is where things get interesting: do you want to predict our market follows what happened next in Vancouver?  Or do you want to predict that we don’t get back to the May, 2017 high-point any time soon?
The $816,400 peak last May represented a whopping 128% increase in the HPI since November of 2007, although it’s since dipped to $744,700, and thus the 108% increase you see above.
Any way you look at it, a 100%+ increase in a decade is impressive.
