From Sold to New: Planning Your Next Steps After Selling Your Home
Tumblr media
If you're thinking about selling your house and moving, you’ve probably noticed the shortage of available homes. Here’s some good news: this year, the supply of homes for sale—including newly built ones has increased in many markets.
So, how do you decide between buying an existing home or a brand-new one? It all comes down to what matters most to you.
Benefits of Buying a Newly Built Home
Here’s why opting for a newly built home might be the right choice for you:
Everything’s Brand New: Enjoy fresh appliances and materials that have never been used before.
Energy Efficiency: Take advantage of modern, energy-efficient options to save money and reduce your environmental impact.
Fewer Repairs: New homes typically require less maintenance and come with builder warranties for added peace of mind.
Builder Concessions: Builders often offer incentives and are more open to negotiations to close a sale, which can improve affordability.
Many builders are currently focusing on selling their existing inventory before starting new projects. As a result, they’re offering concessions and being more flexible in negotiations. Additionally, since many builders are focusing on smaller, more affordable homes, you might find that the median price for a newly built home is actually lower than that of an existing home—a rare scenario in today’s market. As Ralph McLaughlin, Senior Economist at Realtor.com, explains:
“Homebuyers who are looking for that ‘new-home smell’ may be in a relatively friendlier market than times past when new homes were considerably more expensive than used ones.”
Perks of Buying an Existing Home
Let’s weigh the benefits of purchasing an existing home:
Established Neighborhoods: Move into a neighborhood with an established vibe and get a feel for the area before committing.
Variety of Styles: Choose from a wide range of floorplans and architectural styles that may not be available in new constructions.
Lived-In Charm: Enjoy the unique character and charm that only an older home can offer.
Mature Landscaping: Benefit from the privacy and curb appeal of mature trees and well-developed landscaping.
In addition to these lifestyle advantages, buying an existing home offers strategic value. You can always upgrade the property over time to incorporate the latest features, giving you the charm of an older home with the benefits of modern elements. This approach not only provides you with the best of both worlds but can also increase the home's value. As LendingTree highlights:
“they can personalize it and possibly increase its potential resale value with cosmetic upgrades . . . Plus, if a home comes with physical details or stories that add charm, in some cases, these elements are attractive enough to add to a home’s resale value”
Interested in exploring your options? Reach out to your real estate agent to view the available homes in your area and find one that suits your needs.
Bottom Line
There are a lot of factors that go into deciding whether to buy an existing home or a newly built one after you sell, but it’s essential in today’s market to understand the opportunities you can find in both. Let’s connect so you have expert guidance as you explore the options in our area.

I'M IN LOVE WITH YOUR ART, will you ever sell the last ones for the playlist in pdf or something like that? I'm from Brazil so is easy for me in those formats, and i would love to buy one. ❤💚❤💚
Thank youuu!! pdf? like I sell the fullsize image digitally & you'd print them off yourself? I hadn't thought abt that! I'd still need to redraw them at a larger size for print tho Here's the current sizing issue:
Tumblr media
I genuinely wasn't expecting people to want merch lmaoo, I'm just drawing for my own sake (these were a fun lil side project) But esp since this is the third time someone's asked abt merch of these, I'm considering it! (gonna use these to fund my vitamin d tablet & multivitamin supply 😏) 🥲 i'm really glad my art is resonating w people so much ❤️
I know it's less of a "thing" these days but as w any of my art, u (and all my followers) have my permission to print out the tiny versions i've posted to tumblr [just for personal use, not for profit] & put them up on your wall or w/e. like those old-school anime collages.
If I do ever make a better print-size version, and u still want it, u can always buy it whenever that happens :)

#it is awful having feelings for someone you know and have an established friendship with#but crushing on someone i barely know is knew to me and i legit feel like an idiot every time i do something stupid like this#i can’t just. talk to the guy#if i say hey and he says sup i say ‘sup indeed’ like what the fuck is that#i can barely even say hello to him#don’t get me wrong i’ve DONE it but most days i’m like#ah fuck there he is#okay you can do it just say hi#just say what’s up#and then he’s already gone#also. like. the setting we’re in is soooo not good for talking or flirting realt because um. it’s work he’s my coworker.. so um. do i fuckin#ask him for his number?? or to hang out??? but like. he’s kind of a stranger to me what do i want to hang out for 🧍#but like. i dont want to do that until i have at least one successful interaction#or like. an actual conversation.#which is gonna be really hard to manage because he doesn’t talk much at all to anyone and i really only talk if someone talks to me first or#i’ll say something absolutely idiotic and ridiculous (and honestly i do that no matter what)#anyway so um. i guess i’m just gonna keep making a fool of myself until i get it right and hopefully i don’t screw it up 🥴#i lost all my confidence in the last year and i cant do anything chill or smooth anymore (i was never that good in the first place but at#least i could PRETEND i knew what i was doing. like i could sell it. the whole weird and lost bit.)#anyway. i felt better for like 5 minutes when some guy at the gas station flirt failed with me on the way home. but that’s partly my fault#too oops. in his defense he probably could not see that i had headphones on bc upon mirror inspection they were well blended with my hair#but i was waiting to cross the street and this guy tried to like nod and smile and i did not know it was to me until i got to the other side#where the gas station was and and like. tried again and i awkward half smiled and saw his face get all mushy and confused like mine FELT 20#mins before when i’d flopped so hard trying to flirt and by the time i’d processed WAIT i think he was FLIRTING WITH ME i was already gone 🤡#but at least it ended better than the poor 14yo who very confidently asked for my number#who. i shit you not. SCREECHED for a solid 44.5 seconds and bolted the other direction when i said sorry im 21#his friends were standing there like wtf too and one was like i am so sorry about him 🤦#cheers to being fools universe

Shitstorm of a day
#Person I was working with today broke down and cried#I broke down and cried#I'm just so pissed and disappointed#Ppl act like we're not giving our all and hold things against us that they have no right to#We can't help that our backgrounds are just different#And we're in this program to make up for our shortcomings of not having direct plant experience#Like we are here for a reason it's not just for shits and giggles#And the me that goes into these plants is a different me than the one at home#Because I am going into a place with the intent to do work and absorb as much information as possible#So I'm sorry if I don't ask you about your home life when I'm being paid to learn the process and how plants differ#I'm trying to do my job and most of that is ask questions about the process and how things are done#I'm not here to unnecessarily take up your time and shoot the breeze with everybody#I tell myself that otheelr ppls opinion of me doesn't matter but have I been failing this whole time#Do most ppl think I'm too shy to do any job in the future properly#I'm not always this quite but I just don't like spending my time unproductively#I was told that this was the time to sell myself and show the plat a that I mean business#But has it all been for naught? Are they just taking this 2d impression of me and writing me off?#I fuckin can't right now#Can't believe I'm crying over this after I promised myself to do better by myself and say fuck em if other ppl don't like me#I just don't have the strength to deal with this rn

Understanding the Process of Selling Your Home for Cash
Tumblr media
Selling your home for cash is a growing trend in real estate, offering homeowners a faster and often simpler alternative to traditional sales. Unlike conventional methods, this process involves a buyer paying the full amount upfront without relying on bank financing. Here’s an overview to help you understand how it works and what to expect.
What Does Selling for Cash Mean?
Selling your home for cash means finding a buyer who has the funds available to purchase your property outright. These buyers are often real estate investors, companies specializing in cash purchases, or individuals seeking quick transactions. Because there’s no loan approval involved, the process typically moves much faster than a traditional sale.
Advantages of Selling for Cash
The key benefits of selling your home for cash include:
Speed: Cash sales can close within days or weeks compared to months in traditional sales.
Convenience: Fewer contingencies and inspections reduce delays.
Certainty: Without the risk of a buyer’s financing falling through, the sale is more secure.
Savings: You avoid realtor commissions and other fees typically associated with listing a home.
Steps in the Process
Step 1: Evaluate Your Property
Before pursuing a cash sale, determine the market value of your home. Research comparable sales in your area or hire an appraiser to get an accurate estimate. This helps you set a realistic asking price and prepares you for negotiations.
Step 2: Find a Cash Buyer
Cash buyers include real estate investors, companies like “We Buy Houses,” and local buyers looking for investment opportunities. You can connect with them through online listings, local networking events, or by marketing your home as "For Sale by Owner" (FSBO).
Step 3: Receive and Review Offers
Once buyers express interest, you’ll receive cash offers. Evaluate these based on the offered price, the buyer’s credibility, and any conditions attached to the deal. Cash buyers may offer slightly less than market value, compensating for the convenience they provide.
Step 4: Agree on Terms
When you accept an offer, both parties will draft a purchase agreement outlining the price, timelines, and any other terms. It’s a good idea to consult a real estate attorney to ensure the agreement protects your interests.
Step 5: Conduct Due Diligence
Even in a cash sale, the buyer may want to conduct a basic inspection or title search to confirm there are no hidden issues with the property. Prepare to provide necessary documents like the deed and property disclosures.
Step 6: Close the Deal
The closing process is straightforward in a cash transaction. A title company or attorney will handle the paperwork, including transferring the deed and ensuring funds are securely transferred to you. The entire process can take as little as one week if there are no complications.
Avoid Common Pitfalls
Be wary of scams and untrustworthy buyers. Always verify a buyer’s financial ability to pay and involve a title company or attorney to ensure a smooth, legally compliant transaction.
By understanding the steps involved, selling your home for cash can be an efficient and rewarding experience, offering a quick resolution for homeowners seeking a stress-free sale.

the tradwife movement is the same as it has always been - back in the kitchen, back to breeding - it just has better branding.
when i was younger, i hated pink. i was not like other girls. this is now something i'm embarrassed of - this was not me being a "girl's girl."
but it was expressing something many of us felt at the time: i literally wasn't what girlhood was supposed to be. this is a hard thing to explain, but you know when you're not performing girlhood correctly. it isn't as easy as "i liked x when girls liked y" - because there were other girls that liked x, too - but i never figured out exactly the correct way to like x, or to be interested in y.
now there is the divine feminine. this is the same rhetoric it has always been: women are biologically driven to like pink and ribbons and submitting to our husbands.
the problem is that the patriarchy found a better PR team. because yes, actually, i want every woman to have the choice to be a homemaker. i also want her taken seriously for her legitimate home-making labor. i want her to be recognized as also having a job, just unpaid. i want men to have this opportunity, too.
but it is no longer "i made this choice and I love it." instead it is a sixteen-paragraph rant about how selfish it is that my generation isn't having kids. instead it's long videos about how if you feed your children processed foods, you're going to kill them. instead it is "this is what womanhood is supposed to be. i feel bad for any other choices you're making."
the shame spiral is just prettier. it is large houses devoid of personality. it is the implication: if you don't have this, you aren't happy. the solid, everlasting assurance: women are actually supposed to be submitting. this is the default. this is the natural state of things. all other attempts inflict suffering.
but you can no longer say i'm not like other girls. you can no longer reject this image completely. you cannot find it revolting, even if you know that the underbelly is toxic and festering. sure, it is the same repackaged patriarchy. but the internet does not have shades of grey. you should support and reward other women! your disgust is actually internalized misogyny. not because you are seeing a vision of yourself the way they're trying to train you to be. not because you feel her ghost pass within an inch of your earlobe. not because your father will eventually ask you - why can't you be like her?
because they figured out how to make it beautiful: women will sell other women on this idea, and we will find the singular loophole in feminism. sure, she's shaming you in most of her videos. sure, she implies that a different life is obscene. but she just wants you to be happy! you'd be happier if you were listening!
and the whole time you're sitting there thinking: i'd actually just be happier if i had that kind of money.
