Note
jamie gets the biggest oldest grumpiest rescue cat that has possibly ever graced the face of planet earth. three weeks later, roy ends up with a tiny, scrappy little shit of a kitten who keeps showing up at his front door and begging for scraps.
Oh no. My hand slipped.
The way Roy saw it he had two choices. He could have a long, difficult, tear-filled conversation with Phoebe about how some people were pieces of shit who never deserved to own a pet in the first place, or he could get the damn kitten into the house before the snowstorm rolled in.
"She had a collar," Roy defended himself for what must be the tenth time since he called Jamie for help. "I assumed she had a home."
"But she's so tiny," Jamie repeated for the millionth time since he'd arrived. "I don't think they're supposed to be out when they're this tiny."
Phoebe braced her mittened hands against Roy's shoulders. "Jamie, can you reach her yet? I'll crawl under there if you can't reach her."
"Absolutely not," said Roy. "I can pull him out if he gets stuck. If you get stuck, I'll have you and a cat to pry out."
Jamie, to his credit, had wasted no time in rushing over to Roy's. Phoebe barely had a chance to explain the situation before the only cat owner Roy knew dropped to the icy ground. Without making a fuss about the snow or the cobwebs or the cramped space, he'd squeezed himself under Roy's patio and started in with the cooing noises.
That was thirty minutes ago and the cooing noises had long run dry. If Roy's hands were cold, Jamie's must be freezing.
Jamie's trainers dug into the snow, kicking up a thin layer as he pushed himself further into the dark. "It's alright, Phoebe. I think I can reach her if she just comes a little closer. Psspsspss."
"Try shaking the tuna can," said Roy.
"What the fuck you think I've been doing down here?"
For once Phoebe didn't tab them for the swearing. Roy wrapped his arm around her, letting her shaking body leech whatever warmth he had left.
"Ooh! Here she comes!" Jamie whisper-yelled. Then, "Phoebe love, would you mind grabbing us a towel?"
Phoebe ran inside the house faster than Roy'd ever clocked her during training. Roy waited for her braids to disappear around the corner before asking, "There something wrong?"
A beat of quiet. "Bit of the ear's torn up. Hard to tell with the fur, but it's crumpled and she's not moving right."
Guilt slipped hot into his stomach. Stupid posh neighbors. He should've called someone when he'd spotted the little beast prowling around his bushes three weeks ago. Phoebe had begged him to try to catch it, and he'd been too distracted by visions of his sister killing him if his niece came home with a kitten to wonder what something that small was doing out in the winter in the first place.
Phoebe wore him down until he agreed that they could leave some food out. Then he had to take her to the store to buy canned tuna. By the time they returned, the kitten was gone and Phoebe, pouting, insisted they leave a can outside just in case.
Since then he'd been woken up no less than three times by sharp little cries outside his window.
If each time he forced his stiff body to get out of bed, limp outside, and put out a fresh can of tuna, then that was between him and the cat.
The way Roy saw it he had two choices. Him and his dodgy knee could call for help to rescue the cat from under the porch, or Roy could hate himself forever.
He'd never actually seen the little nuisance up close until Jamie wriggled her free.
"Oh," Jamie croaked. It was a small, soft noise, completely unintentional in its hurt.
Roy's heart made the same noise.
She really was just a tiny thing, hardly bigger than Roy's hand and trying her best to curl into a ball of nothing in the crook of Jamie's arm. Even against the soiled front of his hoodie, she looked dirty.
Roy had assumed she had a home to go back to. She had a collar. Someone had cared enough to buy her a collar.
"She's freezing," Jamie said in a voice as thin as a wire. "She barely weighs anything."
"Give her here."
Phoebe returned from her quest with an armful of towels just as Roy shrugged off his puffy winter jacket. He bundled the poor thing up--calico markings, a crooked ear, and giant amber eyes that ducked into the shadows--and he had just enough time to flip the hood of his jacket against her head before Phoebe could see her ear.
"You got her!" Phoebe screeched. She barreled into Jamie's leg, keen to give the hero of her evening a hug. Jamie barely seemed to notice, all of his awareness laser-focused on the bundle in Roy's arms.
The immeasurable responsibility that curled up tight in his jacket offered up a forlorn mew.
"Let's head in," Roy said. The snow was beginning to fall.

Shadows of Fear: The Party's Over (1.11, Thames, 1973)
"Frankly, Mr. Parker, I'm very concerned."
"Oh, why?"
"It would appear to me that you haven't given your wife the care and consideration she needs."
"I don't understand on earth what you mean!"
"Mr. Parker, your wife is under sentence of death."
#shadows of fear#the party's over#1973#single play#horror tv#thames#kim mills#george markstein#roy h. lewis#suzanne neve#edward fox#philip brack#susan tebbs#penelope lee#walter henry#lloyd shirley#finally drawing a line under my revisit to a series i remembered really very little about. one thing I did remember however was the weird#case of this final episode; i mentioned it in my tags on the first episode. unfortunately I've found out nothing new since then. the facts#are these: episode 11 aired very nearly 2 full years after episode 10. it runs to half the length of the other episodes‚ is the sole#episode to have a period setting‚ it has a slightly different style and a greater use of incidental music‚ is less grotty in general and is#the only episode of the series to be produced by Lloyd Shirley. it's also one of just two screenwriting credits for Roy Lewis‚ and the only#episode to involve Markstein. it feels‚ basically‚ like an unrelated play that was slapped with the Shadows titles‚ but there's no proof#that was the case and in fact‚ considering it aired so much later‚ it makes less sense to put this out as an installment of a minor#anthology that most people would have forgotten by then. the final run of eps before this one were largely a two handed job by Roger#Marshall and Kim Mills but neither were involved with this play. so what happened? i dont know! unfortunately. there just isn't much info#out there unsurprisingly. regardless this is a pretty fun little story‚ a relatively familiar bit of hokum but well sold by Neve's sincere#lead turn and a rather large performance from Fox. oops correcting my own mistake here rather than rewrite the tag: Kim Mills directed this#so of course he was involved. but not as producer interestingly (he'd pulled double duty on much of the series). he'd moved onto the Rivals#of Sherlock Holmes series in the meantime‚ which could explain the Lloyd S connection (he produced that series). it might also explain the#rather handsome edwardian set design and costuming.. possibly borrowed from Rivals sets? pure speculation on my part tho

Commercial Property for Sale in Noida | Comprehensive Guide

Commercial Property for Sale in Noida: A Comprehensive Guide
Noida, short for New Okhla Industrial Development Authority, is one of the most promising cities in India, known for its rapid growth in the real estate market. As a part of the National Capital Region (NCR), Noida has transformed into a commercial hub, attracting a diverse range of businesses and investors. The demand for commercial property for sale in Noidahas skyrocketed in recent years, making it an attractive option for those looking to expand or invest in real estate.
In this comprehensive guide, we explore everything you need to know about buying commercial property in Noida. Whether you're an investor, entrepreneur, or corporate entity, Noida offers a variety of options that can cater to your specific needs.
Why Invest in Commercial Property in Noida?
1. Strategic Location
Noida's strategic location within the NCR makes it an ideal destination for businesses. Its proximity to Delhi and excellent connectivity through road and metro networks add significant value to commercial properties. The Noida-Greater Noida Expressway, DND Flyway, and Yamuna Expressway provide seamless access to major parts of Delhi, Gurgaon, and beyond. Additionally, with the expansion of the metro line and upcoming projects like the Jewar International Airport, Noida's connectivity is set to improve further, making it a lucrative choice for commercial investments.
2. Booming Infrastructure
One of the primary reasons why commercial properties in Noida are in high demand is the city's booming infrastructure. The development of IT parks, shopping malls, office spaces, and industrial sectors has positioned Noida as a commercial hotspot. Projects like Film City, Sports City, and Commercial Belt have also contributed to the surge in commercial activities.
The Noida Authority has ensured that the city remains well-planned and sustainable. Green belts, smart road systems, and high-end commercial zones have made Noida one of the most modern cities in India, attracting multinational corporations and startups alike.
3. Competitive Pricing
Compared to other cities in the NCR like Gurgaon and Delhi, commercial property prices in Noida are relatively competitive. The availability of land and development projects at various price points allows investors to find commercial spaces that suit their budget without compromising on quality. This affordability, combined with the city's economic potential, makes Noida a top destination for businesses.
Types of Commercial Properties Available in Noida
1. Office Spaces
Noida offers a wide range of office spaces designed to meet the requirements of businesses of all sizes. Whether you are a startup looking for small office spaces or a multinational corporation in need of large commercial setups, Noida's real estate market has it all. Prominent sectors such as Sector 62, Sector 16, and Sector 18 are home to some of the most sought-after office spaces.
Additionally, Grade A office spaces with modern amenities such as high-speed internet, 24/7 security, and parking facilities are available at competitive rates. The development of business parks like Logix Cyber Park and Advant IT Parkhas further boosted the commercial office segment in Noida.
2. Retail Spaces
For those looking to invest in retail spaces, Noida is a great choice. The city has several malls, shopping complexes, and high-street retail options in areas like Sector 18, Sector 50, and Sector 75. Retail spaces in Noida attract both local customers and tourists, making them an excellent investment for brands and businesses looking to establish their presence.
The emergence of mixed-use developments has also opened up opportunities for retail investors, allowing businesses to tap into a wider customer base. Properties near residential areas, such as Noida Extension and Sector 137, are particularly attractive for retail businesses.
3. Industrial and Warehousing Spaces
Noida is a hub for industrial properties and warehousing, thanks to its well-planned industrial sectors. Sectors like Sector 63, Sector 80, and Noida Extension are known for their industrial and warehousing facilities. These areas offer large plots, industrial sheds, and warehousing units that cater to businesses involved in manufacturing, logistics, and supply chain management.
The demand for warehousing spaces has grown significantly due to the rise of e-commerce businesses, and Noida’s accessibility makes it a perfect location for distribution and logistics centers.
Factors to Consider Before Buying Commercial Property in Noida
1. Location
Choosing the right location is critical when buying commercial property in Noida. Different sectors cater to different business needs. For instance, Sector 18 is ideal for retail businesses, while Sector 62 is more suited for IT companies. It's essential to consider proximity to major roads, metro stations, and other commercial hubs.
2. Infrastructure and Amenities
When buying commercial property, ensure that the property offers adequateinfrastructure and amenities. Modern office buildings should have essential facilities like parking, security, elevators, and power backup. Retail spaces, on the other hand, should be located in high-footfall areas and have good visibility.
3. Legal Due Diligence
Before finalizing any commercial property deal in Noida, it is crucial to conduct thorough legal due diligence. Verify the property's title, check for any encumbrances, and ensure that the property has all the necessary approvals from the Noida Authority. Consulting with legal experts and real estate professionals can help you avoid any potential legal issues.
4. Future Growth Prospects
Investing in a property that has the potential for future growth is always a wise decision. Areas like Noida Extension, Greater Noida, and the vicinity of the upcoming Jewar Airport are expected to witness a significant appreciation in property prices in the coming years. Businesses that are looking to expand should focus on areas with robust development plans and growing demand.
Top Commercial Projects in Noida
Several top-tier commercial projects in Noida offer world-class facilities and promise high returns on investment. Here are some notable ones:
M3M The Line Sector-72 Central: Discover luxurious living at M3M The Line Sector-72 Central. Ideal for those seeking comfort, convenience, and modern lifestyle.

Whether you're looking to set up an office, open a retail outlet, or invest in industrial spaces, Noida’s commercial real estate market has something to offer for everyone.

Father Son Holy Gore Does Fantasia 2024
One of the joys in my film writing career over the past handful of years has been covering Fantasia, and yet again, for my 6th year in a row, I’ll be covering the festival in 2024. The genre films that come to the festival are some of the best you’ll see anywhere; they come from all over the world, thankfully finding a home during the summer at Fantasia. While a lot of attention and press…

DP x DC Prompt/notion # 5
Bruce finished logging the last details of tonight’s patrol and reluctantly pulled up contingency file PT-961. “Hnn,” he grunted to the empty cave, staring at the folder on screen but making no move to open it yet. His children were all out for the evening with various excuses: doing research on a case, homework, visiting a friend, etc. He knew they were really with Fenton for a movie night of course…the third such movie night in the last several months since they started sneaking over to visit the man.
He'd put this off long enough, making excuses to himself about assessing the situation before coming to any conclusions, it was past time he did something about it.
Cli-click. There. The file was open.
He’d made this contingency plan years ago, creating it only a days after Dick had moved into the manor and updating as needed as the family had grown but it hadn’t been touched for years.
PT-961 In The Event That More than 50% of the Children Form an Attachment to a New Parental Figure (see file HM-962 if less than 50%) 1. Initial Research: a. Attachment levels – see pages 1-36, graphs I-XLVII b. Assessment of New Parental Figure c. Background and character 2. Intentions – harmful a. If wanting money see contingency files (GD-01 to GD-207) b. If mind control – magic see contingency files (SMM-M-01 to SMM-M-508) c. If mind control – science see contingency files (NAM-ES-01 to NAM-ES-904) d. If criminal intentions see contingency files (CAP-C-201 to CAP-C-508) 3. Intentions – positive a. Option 1. Hire them - See Family reaction projections pages 37-75 - See likelihood of job acceptance pages 76-94 - See possible outcome projections pages 95-127 Note: Option 1 has the highest likelihood of job acceptance and a positive outcome in the event New Parental Figure has an annual income of less than $42,300 and/or is greater than or equal to age 57. b. Option 2. No interference/Let the Children decide what to do - See Children’s time projections pages 128-209, graphs XLVIII-LXX - See possible mission/patrol interference scenarios pages 210-293 - See possible outcomes pages 294-362 Note: Projections for Option 2 show a near 100% likelihood of interference with patrols/mission. Note: Interference resulting in increased potential for injury or delay in treatment of injuries estimated to be 68-94% more likely. c. Option 3. Custody arrangement - See potential arrangements pages 363-482, graphs LXXI-XC - See possible outcomes pages 363-401 Note: The majority of projections show Option 3 is unlikely to be successful. Both the children and New Parental Figure are predicted to be uncooperative in time and custody arrangements with no other controlling factors. d. Option 4. Engage in a relationship - See family reactions page 402-481 - See New Parental Figure reactions pages 482-568 - See possible outcomes pages 569-757 Note: For possible romantic or similar relationships see contingency files (DM-401 to DM-879) Note: In the event Option 1 is nonviable, Option 4 has the highest likelihood of a positive outcome. e. Option 5. Arrange for New Parental Figure to leave - See contingency files (ROI-G-301 to ROI-G-809) Note: High likelihood of one or more children discovering the arrangement for the removal of New Parental Figure leading to high likelihood of estrangement. Also likely to be ethically questionable.
Bruce double checked his notes on Daniel James Fenton. He was 2 years younger than Bruce, earned a high income as a freelance engineer and had multiple patents that gave him enough passive income from royalties that he could easily maintain his current lifestyle without working. There were no indications of any criminal history or ill intentions and thus far all of his interactions with the children appear to have been positive. More than positive given that every single one of his kids was now “secretly” (or secretly in so far as they were aware) spending time with him.
He steepled his hands in front of his face and focused on the data displayed on screen.  The best option to take in this case was obvious.
*****
Ding-Dong! “I’m coming!” Danny yelled as he dropped the laundry basket on the couch and headed for the front door. “Why is there always a package delivery on laundry day?” he muttered to himself. Well, hopefully the delivery guy wouldn’t mind his no clean laundry ensemble. Surely, they’d seen worse than Danny’s ancient, too small NASA t-shirt and the bat themed pajama pants Sam bought for him when he moved to Gotham.
“Hi there, sorry I was doing laundry and…uhh…you’re not the delivery guy”. Danny stared at a sharply dressed smiling man holding a dozen roses on the other side of his door.
“No, I’m Bruce Wayne. I-“
“Oh, shit”
Bruce’s eyes narrowed. “You know.”
“Umm…” Danny gulped. He was not expecting to deal with Batman on laundry day! “Yes?” He straightened himself, squared his shoulders and looked Bruce Wayne AKA Batman, the father of the kids that his core had recently come to recognize as his own, in the eyes. “Yes,” he said firmly. “I know.”
“Hnnn…” Bruce’s voice dropped a few octaves. Not quite Batman’s signature growl but much lower than he had been speaking. “Well then, that simplifies things. These are for you. Would you like to go out to dinner with me?”
“…What?!”

Romance Clichés With: Vil Schoenheit
Cliché: The Airport (Dark Mirror?) Confession
Others: Leona ; Azul ; Kalim ; Idia ; Jamil ; Riddle
Tumblr media
Vil had told you last week about his upcoming movie shoot in another country. He’d casually mentioned he'd be gone for a little while, which you’d taken in stride. After all, he was a famous actor—it wasn't like he was leaving forever. At least, that’s what you thought. But Rook had other ideas.
“Oh, mon ami,” Rook sighed dramatically the day before Vil’s departure, “how brave you are. Truly a testament to love, to be able to bear such a tragic farewell without shedding a single tear! Many would crumble under the thought of not seeing their beloved for years.”
You blinked, pausing mid-bite of your sandwich. “Years?”
Rook nodded, his eyes misting over, clearly lost in some inner poetic monologue. “Oui, it may well be years before we see Roi du Poison’s radiant visage again. Some might say he is embarking on an odyssey, one that will only return him to our shores once he’s ascended to an even greater pinnacle of fame.”
“Y-Years?” you echoed, a pit forming in your stomach.
“Bien sûr!” Rook leaned in, whispering with all the seriousness of a tragic romance novel. “In showbiz, a project could take ages—rewrites, reshoots, promotional tours... Why, he may even settle abroad to cultivate his craft.”
You dropped your sandwich, horror dawning as the words hit you with full force. Your mind went into overdrive. Vil... leaving? Maybe forever? You pictured months, even years of unanswered texts, long-distance video calls, and eventually, just fading away from each other’s lives.
You couldn’t take it! And if he was leaving, you had to make it clear that he’d be leaving someone who would do anything for him.
Which was why, mere minutes before Vil was set to leave, you were charging across campus, heart pounding and absolutely zero plan in mind.
He was standing in front of the Mirror of Darkness, his poise immaculate as always. His entourage surrounded him, but you were zeroed in on only one thing: making sure he knew you would sacrifice anything to keep him.
He was taking a few moments to pose with his usual elegance, utterly unaware that you were barreling toward him with all the grace of a charging rhinoceros.
“Vil!” you yelled, gaining speed as you neared him. He turned, brows raised just slightly before you flung yourself into his arms, nearly sending him toppling over.
“Please,” you blurted, “don’t go!”
Vil’s face softened, and he looked about to speak, but you were already mid-rant, words tumbling out in a fevered rush.
“Vil, I swear, I’ll change my entire skincare routine if you want! Every day, double cleanse, essence, eye cream—I’ll use every serum, sheet mask, and exfoliant you recommend.” You grabbed his hands, clutching them tightly. “And if it’s my diet, I’ll cut out carbs or sugar or whatever you want! I’ll even drink green juice, Vil!”
His eyes widened in something like amusement, but you didn’t give him a chance to interject.
“Please, just don’t leave forever. I don’t care how famous you get or how much international recognition comes your way, or how you’ll become the new face of high fashion—I’ll do anything. I love you, Vil. I’ll do whatever you need me to. Just. Stay."
Vil blinked, clearly stunned, but before you could spiral into another tirade, he leaned in, his lips capturing yours in a soft, breathtaking kiss. It was enough to shut you up instantly, and when he finally pulled back, he looked at you with an exasperated but deeply affectionate smile.
“Darling,” he said, brushing a hand down your cheek with a chuckle, “I’m really only leaving for two weeks.”
“Oh.” You stared up at him, cheeks flushing red as his words sank in.
“Two weeks,” he repeated, laughing softly, and his face lit up in a way you’d never seen before—completely unguarded, genuinely amused, and utterly, hopelessly in love.
Your flustered mumbling was drowned out by his gentle laughter. “So… all that talk about green juice and sheet masks…” His chuckle turned into a full laugh, rich and uninhibited, echoing through the hall as a dozen phones captured the moment.
He gave you a lingering kiss, entirely unconcerned with the crowd, before pressing his forehead to yours. “You really thought I’d leave you forever?” he whispered, a teasing sparkle in his eye. “Oh, my sweet, melodramatic potato.”
You mumbled something unintelligible, hiding your face in his shoulder as your embarrassment finally caught up to you.
By the time he returned two weeks later, it was all anyone on campus could talk about. The candid video of him gazing at you, laugh lines softened, love written all over his face—it had gone viral. Even Vil was taken by surprise at how the internet had swooned over the whole scene, declaring you both the new “It Couple” of NRC.
And if Vil noticed the way his likes had outpaced Neige’s on Magicam, well, he wasn’t above a little bragging.
He’d make a show of it too, asking Mira each morning, “Who’s the most popular couple on Magicam?” And every time, he would grin, smugly satisfied with the answer.
And if anyone dared ask him how he got so much traction on his account lately, he’d just smile, gaze in your direction, and shrug with feigned innocence.
