Got a crazy one for you today. I still can't get over it. I live near this, but thanks to Curieously for bringing it to my attention. I had no idea. This is Horizon House in Fort Lee, New Jersey, built in the 1960s- there are several buildings. It was always THE most prestigious place. How I always wanted to live here. My mom, who was a decorator, had several clients there. Okay, but here's where it gets weird- this is a glam penthouse for sale. 2bds, 3.5ba, yet it's only $190K. I won't reveal why until the end. You will be shocked. Curieously and I are still talking about it.
The sunken living room is very large. Walk down marble stairs.
The view is New York City across the way. That's the Hudson River dividing NJ/NY and there's also a view of the George Washington Bridge (circled) leading into NYC. (Traffic is a bitch, though, if you're commuting to the city.)
It's very open and spacious. You can even fit a baby grand piano in here and look at the cool canopy over the dining area.
Big kitchen- love that exhaust hood.
The kitchen is so large, it's an eat-in kitchen. Look at the big table that fits.
Check out this guest powder room.
This is the family room- it's a bit dated, but it was built in the 60s, so it's mid-century modern. Got a great view, though, a fireplace, and a door to the terrace.
Huge primary suite. You can see the walk-in closet, too, plus a built-in.
Check out the marble bath. (Remember - all this for only $199K)

Okay, so what's the deal? Well, apparently, it's only $199K to buy it, BUT, the HOA fee is a whopping $7,004.13mo! Oh, and Co-op board approval is required -income ratio 4:1. (B/c who the hell can afford that?) So let me get this straight. You pay a fee of $7Kmo. to live here and when you sell it you only get a measly $190K? How is this even possible? That's not all, though- it's an additional $98mo for parking/$106mo if you want valet parking. It's called a Stock Cooperative, which I really don't understand: A co-op is a way to own a primary residence, but where homeowners don't own their units outright; instead, each resident is a shareholder in the co-op itself.

It's times like these when I'm very grateful for my families "Schitt's Creek" like financial downfall. We lost everything... and we had a lot. My life did a real 180 turn really fast. One year I was shopping for range rovers that my dad would buy me for my 16th bday (true story, barf, lolol) and the next I was living with my grandparents and my parents were on the cusp of divorce.
Instead of getting a job at 16, I started selling all of my expensive designer belongings on eBay. I started selling things for other people too and taking 10% of the sales. Did that through college until I started babysitting.
My family has also embraced the Marie Kondo philosophies before that lady was even born, lmao. Object brings no joy or is of no use? Yay, charity! Or maybe a garbage pile. Either way, no clutter allowed. Clutter = anxiety.
Did I think in a million years we would be in this situation, selling our gorgeous condo not even 1.5 years into buying it? Nope! But c'est la vie. Sometimes you end up with neighbors who are toxic and I can either stay because it's my right or I can sell all my shit and go because I deserve better and life is too short.
We both wholeheartedly chose plan B after realizing this wasn't going to change. I'm really grateful to have a partner that is willing to do that with me, that sees material objects the same way I do. My home is not meant to collect "things" it's meant to be a safe place. And this place where we are now.... definitely not a safe feeling place. Can we afford to buy in the real estate markets we want to live in (nyc/miami)? Nope. But we're jumping anyway and choosing adventure, uncertainty, and joy.
Kevin's mom is very much a lover of things and she doesn't throw anything away and has lived in the same house for 30 years. Sky's room is really pretty, her toys are new and high quality, and she just said "it's such a shame that all of those toys are going to go to waste." I just chuckled at our differences. I'm not going to stay in a toxic place over nice toys or a couch???? Those things don't mean anything.... they are replaceable. S gets so much more joy playing with other kids at the beach or the playground than she does with her toys. No toy has ever captured her attention for more than a week or two. So, who cares??
I don't know, I'm just grateful. My family and I went through a lot of hardship in 2008 but the resilience it instilled in me, the knowing that true everlasting joy never ever comes from things, but from people and your environment. Having a purse or shoe collection brings me no joy. Knowing I can walk away from a bad situation with dignity, despite what I may be losing materially, that does. My husband has never experienced anything like what I have but he still understands and more than that, he's excited to jump with me. He's not attached to anything but his family.
Being run out of town by racist angry neighbors is no ones idea of a good time, but I am fucking strong. My family is strong and we are moving on up. We are blessed and we will leave this place with joy in our hearts despite not having much in the material sense very soon.

Decorating a residential rental (4 units: 2 2BDRM and 2 Studio apts) for Sulani I downloaded from The Gallery (I'll post exterior pics of the build and EA ID of the builder soon), the apartments already had the wooden floors, kitchen counters and cabinets. The 2nd to last pic shows an apartment that was already furnished (landlord's apartment, I haven't played as a landlord yet), I just added the rice cooker, ceiling fan and some of the clutter.
I got the idea for colorful walls from a condo I saw for sale (condo apparently is only $82,000 *trying to imagine a decent condo like this in NYC for a similar price 🤯* and it's in Honolulu, Hawai'i), I decided to make all the apartments have colorful brick walls in the kitchen. Might change the floors to tile like the condo, too, because tile is probably most suitable for hot and humid weather like Hawai'i/Sulani.

The 1909 Canal Greenwich Condominium building is the former Tetley Tea Company Warehouse. (I wonder if it still smells of tea.) It's now divided into 8 condos in the Greenwich Village area of New York City and one unit is for sale. It has 2bds, 3ba, & is $4.4M + an absurd $2,556mo. HOA fee.
This is a 1st fl. unit, so these are the the big frosted windows we saw out front. I wonder if those security doors are functional.
Not only is this place gigantic, but it has 3 levels. What I like about it is that it's very old industrial chic. Look at the ceilings.
Look at the original factory floor. Gee, that's a lot of floor to clean.
Just look at the size of this place. It gets so cold in NYC in the winter (I live 20 min. away, so I know) how in the world can you even heat this place, let alone afford to?
I would suppose that if you didn't have all those bulbs on the ceiling, it would be very dark. I don't see many lamps, but lights must have to be on all day.
Look at how far back the dining room is. I would need a speaker system to call people to meals.
The kitchen is very cool. Love the exposed brick. The stainless steel appliances are very hi-end. I wonder if the island is even included, b/c it's on wheels.
There's a powder room and an original door. Look at the tiny sink- wash one hand at a time.
The primary bedroom & bath are in a loft and I'm disappointed that there are no walls, just curtains. A curtain separates the bedroom from a sitting area.
There's a nice exposed brick wall up here.
The bathroom has some high tub. Even the step is high.
The 2nd bedroom is in the basement. Not so sure I like that.
The en-suite bathroom. I wonder if there's a light in that shower, it looks a little dark.
It has an electric sauna. As much as I love industrial lofts, I would pass on this one. (Not that I could buy it, anyway.)

I still say it’s only been about 3 months for a few reasons. Firstly we know when his condo went up for sale and he had mostly been spotted in LA up until then. There was the whole room mate date saga in Feb. Coffee date stories i believe some were true, some not true. Similar time period. He had been spotted in NY after that but either with Jeff or alone. He also was in St Louis a lot. Also a rumoured date there. Then from April/ Coachella spotted heaps and jumped in head first with Natalie. Seen everywhere together after that. I think it went hookup, Coachella, then relationship. Thats my theory. Thats my tea ☕️💁🏻♀️
If some anon lurkers who know either of them would like to clarify.. please do 😆
i don’t disagree, in fact i think that natalie easily slipped into the girlfriend position because she was a part of those coffee shop dates and was the one that won out 😂 again, just a theory.. but i feel like with her likely being in the circle of jeff ward NYC friends, that she and evan may have casually interacted or been friendly for some time.
