The 1909 Canal Greenwich Condominium building is the former Tetley Tea Company Warehouse. (I wonder if it still smells of tea.) It's now divided into 8 condos in the Greenwich Village area of New York City and one unit is for sale. It has 2bds, 3ba, & is $4.4M + an absurd $2,556mo. HOA fee.
This is a 1st fl. unit, so these are the the big frosted windows we saw out front. I wonder if those security doors are functional.
Not only is this place gigantic, but it has 3 levels. What I like about it is that it's very old industrial chic. Look at the ceilings.
Look at the original factory floor. Gee, that's a lot of floor to clean.
Just look at the size of this place. It gets so cold in NYC in the winter (I live 20 min. away, so I know) how in the world can you even heat this place, let alone afford to?
I would suppose that if you didn't have all those bulbs on the ceiling, it would be very dark. I don't see many lamps, but lights must have to be on all day.
Look at how far back the dining room is. I would need a speaker system to call people to meals.
The kitchen is very cool. Love the exposed brick. The stainless steel appliances are very hi-end. I wonder if the island is even included, b/c it's on wheels.
There's a powder room and an original door. Look at the tiny sink- wash one hand at a time.
The primary bedroom & bath are in a loft and I'm disappointed that there are no walls, just curtains. A curtain separates the bedroom from a sitting area.
There's a nice exposed brick wall up here.
The bathroom has some high tub. Even the step is high.
The 2nd bedroom is in the basement. Not so sure I like that.
The en-suite bathroom. I wonder if there's a light in that shower, it looks a little dark.
It has an electric sauna. As much as I love industrial lofts, I would pass on this one. (Not that I could buy it, anyway.)

~Biographical Stuff~
CJ "Christopher John" was born in Asbury Park — a home birth as it was, Nina Emhoff always wanting a water birth - having seen Pamela Anderson at the time had had two by then, just once she wanted that experience. Scott Emhoff though; absent. Another world market crash, gain, brokerage deal, late nights with the clients in NYC, who really knew.
That alllmost setting the tone for life ahead - Nina, founder and CEO of New Emerald Health & Life. With wellness retreats spanning the East Coast, breaking into the South American market currently where Nina lives with her new life partner in Mexico City. Scott - Finance bro. Through and through (Watch Industry? He is Eric) on his third wife, spends the majority of his time in the office and his loft in New York City when he's not entertaining clients.
CJ has two younger sisters — one just graduated college, one in high school currently. (May make one a WC so will keep the background vague) He's pretty close to both.
CJ was a star athlete, nabbing a soccer scholarship (though he definitely didn't need it) to UConn. Rushed & joined Alpha Sigma Phi Frat, all was looking good.
During winter break his Sophomore year back in Asbury, CJ was out partying with old friends and stupidly got behind the wheel. Driving the windy coastal road from Long Branch there was an accident. Both drivers were intoxicated and only one survived. CJ walked away with his life and a broken leg, broken collar bone and ribs.
a fairly big legal battle ensued, but as it goes, CJ comes from money. The accident with the potential to garner more attention, was kept at bay to his parents contacts. A judge in the family finagaling a light sentence— (keeping the victim and family vague for potential WC) CJ walking away with six months house arrest and probation, and 300 hours of community service.
Dropping out of UConn, CJ was housebound.
Rehab, court requirements, time passed slowly then really quick. Life happened, moved on. Not without plenty guilt, and a mini stint in a facility when painkillers were too good.
CJ moved out to the pool house that became his future and current residence to this day.
Eventually, his parents divorced, he got a new stepmom who lives in the main house permanently with his youngest sister.
Once the knee was rehabbed he picked up a job at Neptunes Surf & Co. to teach tourists and the milf's of Asbury's children how to surf. While his knee never will be 100%, he's gotten very comfortable in his current situation. He loves surfing, the ocean, his pool house. ~Random Stuff~
He has an accent, a "Jersey accent" not super thick but noticeable to outsiders.
Discovered he's outdoorsy-lite. When he couldn't surf he was introduced to camping - not a man of the woods per say lol but he enjoys acting like it.
hugely into older women - a bit of a milf slut.
has his therapist on speed dial ever since the accident, and does still abuse prescription pain relievers from time to time. (a lot of the time)

THIRTY-THREE years on the planet and ten since Tatiana's been in the modeling industry, but last week was the first time she'd entertained the idea that maybe, this career wasn't for her. What was she doing, anyways, managing nepo-baby talent, whose parents were wealthy enough to buy them a shiny new modeling contract with Flash, but never quite enough social capital to get them on the runways, like they wanted? All they did was complain and squack in her year about how they'd overslept and missed their casting for catalog, because god forbid they appeared on a Forever 21 billboard and not on January's issue of Vogue. " Cassie — Ali Strickoff did Forever 21, and Cora-Lee Ang — or wait, did she do Urban Outfitters— " It didn't matter. To Cassie, it was Chanel Resort or bust, and was she working for them or for her? Tati had to bite her neither, I fucking work for Flash Model Management and I can fire your bulimic little double-zero ass whenever I want, and placated with her usual noncommittal hums of agreement as she shuffled over to the 28th St, dreading the mess that waited for her in the Upper East Side. No doubt Cassie had let the lettuce and midnight Chinese takeout containers rot in her fridge, and it'd be up to Tati to clean it out. All while Cassie ranted, and she'd be left wondering how it was that an 18-year-old brat could live in a two-bedroom loft in the UES while she was left to rot in her little Murray Hill studio, amongst all the midtown trash. It was all a tragedy, really. She used to share a place with her ex, Caio, and together, their measly NYC salaries managed to pay for a sweet little one-bedroom in the Village — it did stink of sewage, and she'd find the occasional rat crawling through her trash, but she loved the place to pieces. There was so much energy and creativity and art, but she knew it was only a matter of time. They'd been on the rocks for ages; Caio had wanted a family, and Tati had, for the fifth time, regained her motivation to work, and make something out of those little seventeen-year-old brats. It took a weekend away in Paris for her to come back to a half-empty apartment and a goodbye note, and then another whole week to realize that he was serious about leaving her. That was three years ago, and she wondered now, if she'd taken up the offer to go back with him to Sao Paolo, she'd have a sweet little child now. She'd have a husband. She'd be a mother. The thought was enough to put a chill down her spine. Tati always considered herself a bohemian, what with her low-rise archival Gucci jeans and outlet Margiela tops. If she became pregnant, god forbid, goodbye everything she'd ever owned. Her secondhand Bellini couch would no doubt be replaced by some Ikea monstrosity, and her teakwood shelves would be strewn with flashy FisherPrice blocks and Made in China plastic crap. She'd seen too many women, even the coolest it-girls succumb to the monstrosity of motherhood, laughing away wet baby burps on their cashmere and milk-stained CDG tops. Dear god, the more Tati thought about it, the more she felt sick. The R shook with the shuffles of locals and tourists alike, the smells of Santal 33 wafting in with the tourists munching on street kebabs. It smelled like diapers and shit, mixed in with morning breath spittle, and she bolted up from her seat, clutching her purse as she pushed past, tumbling out of the train and over the first trash can she sees and vomits her lunch of Sweetgreen and espresso, burnt rubber and piss covering whatever disgusting odor emanated from her. She breathed out, standing up as she wiped her mouth on the sleeve of her coat, trying not to look at the tourists eyeing her like an alien with three heads and plopped down on the bench, pawing through her purse for the TicTacs she knew she kept for emergencies.

If you like moody decor, you'll love "The Bakery," a 1bd, 1ba, co-op in New York City (Midtown, Manhattan). It's in a converted former bakery, so it's got a great industrial look, too. $1.275M + $2,061mo. maintenance fee.
There's a large living space with a great fireplace.
The fireplace is beautiful. I like the stone they chose.
There's a generous space for dining. I'm surprised that it's a pretty large unit for only a 1 bd. in Midtown.
The small kitchen is high end.
I wonder if, when they converted it, they painted the bricks black, and chose the dark colors, or if the current owners did.
It says that there's just one bedroom, but there's also this flex space that could be an office, guest room, or den.
Actually, the primary bedroom isn't very big. I wonder if the mirror is a closet or just an illusion.
Aren't the hallway walls unusual?
The bathroom is so full of mirrors plus a sink and large shower.

For his current exhibition, Loft Law, on view at Westwood Gallery, documentary photographer and filmmaker Joshua Charow photographed artists living and working in the remaining spaces still protected by Loft Law in NYC. The well-crafted portraits offer a chance to see how the artists have made these spaces home over the years.
The gallery has also included artwork by eleven of the artists featured in the photos- Carmen Cicero, Loretta Dunkelman, Betsy Kaufman, Kimiko Fujimura, Joseph Marioni, Carolyn Oberst, Marsha Pels, Gilda Pervin, Steve Silver, Mike Sullivan, and Jeff Way.

In 1982, Article 7-C of the Multiple Dwelling Law, also known as the Loft Law, was passed in New York City. The law gave protection and rent stabilization to people living illegally in manufacturing and commercially zoned lofts. Hidden behind this legislation were thousands of artists who needed a live/work environment at an affordable rent. These artists protected by the Loft Law changed the trajectory of New York’s cultural landscape.
Three years ago, Charow found a map of the remaining buildings with Loft Law protection. He rang hundreds of doorbells to find and photograph over 75 Loft Law tenants across the city to document the last of these incredible spaces and the creative individuals who made them home. Charow’s interest in the Loft Law and the vanishing history of New York stemmed from his early teenage years when he became immersed in a subculture called ‘Urban Exploring,’ the practice of illegally climbing skyscrapers, bridges, and abandoned subway stations. One of the rooftops he visited was an old factory building in South Williamsburg, where a tenant explained to Charow about the building’s remaining tenants under Loft Law protection.
The photos are a living visual document of the expansive spaces: old flophouses on the Bowery, garment factories in Tribeca and SoHo, glass factories in Greenpoint, and even a former ice cream factory in DUMBO. From the 19th to the 20th century, many buildings in NYC, including SoHo, were manufacturing centers for items from sewing machines to textiles to printing houses. The massive light-filled loft spaces with high ceilings were left empty when these businesses vacated in the mid-1900s and moved to other areas outside of New York City. The industrial-zoned lofts were not legal to live in, as they did not meet the building requirements for residential use, and oftentimes were completely raw spaces without a kitchen, shower, plumbing, or even heat. However, artists were attracted to these large spaces where they could work and create at any hour of the day. At the end of the 1970s, loft living started gaining attention in the media and the wealthy started to become attracted to this lifestyle. Soon landlords began to evict the artist tenants in favor of a wealthier clientele. A group of artists formed the Lower Manhattan Loft Tenants and spent years lobbying in Albany to gain legal protections and rent stabilization. At the time the Loft Law was first passed, there were tens of thousands of artists living in lofts across the city. Today, only a few hundred artists protected under the original 1982 Loft Law remain. This exhibition marks one of the first documentary insights into this vanishing history.
The majority of Charow’s images depict painters, sculptors, photographers, musicians, and filmmakers captured amidst their industrial loft spaces. Notable portraits include experimental music and film artists Phillip (Phill) Niblock (1933-2024) and Katherine Liberovskaya (b. 1961); Phill was instrumental in the avant-garde music and film scene from the 1960s to the present. Visuals artists include 97-year-old abstract and figurative expressionist Carmen Cicero (b. 1926), who has works in the collections of the Guggenheim Museum, Museum of Modern Art, and Whitney Museum; Kimiko Fujimura (b. 1932), who in 1965 was selected as “Japan’s Top 5 Female Painters in Contemporary Art” by Geijutsu-Shincho, a Japanese monthly art magazine; minimalist painter Loretta Dunkelman (b. 1937), a co-founder of the all-female artists cooperative A.I.R. Gallery; and Gilda Pervin (b. 1933), whose studio occupies the top floor of a 1790s Quaker building linked to the Underground Railroad and happens to be the old studio space of famed sculptor Eva Hesse, who worked there from 1965-70. Also included is Chuck DeLaney, co-founder of the Lower Manhattan Loft Tenants, an early activist group that was responsible for the lobbying and passing of the Loft Law.
