Another one of the dream apts. I can't afford in NYC. This is a 4bd, 3ba condo in a 1929 building. $4.35M + a ridiculous $10,307mo. HOA fee. (WHAT can you possibly get for $10,307mo.?)

Elegant lobby has a beautiful fireplace and guests arrive to your unit via an elevator on a private mirrored landing. This is Unit 8B, so I'm guessing it's on the 8th fl.

The entrance foyer has a beautiful inlaid floor and a closet.

The living room is spacious and very light. Lovely original fireplace.

Folding doors open to a beautiful dining room with gorgeous wallpaper and 2 large niches. A large window between the niches provide a view of the city.

The eat-in kitchen is fairly large for a NYC apt. It has high-end appliances and a good amount of storage, plus a big window by the sink.

Assuming that this is the primary bedroom. Not very big, but it's okay. (Not $4.35M okay, but it could be decorated nicer.)

The closet/dressing room is nicer than the bedroom.

Then this is one of the baths. It's smallish, but features Carrera marble.

This bedroom has some built-in shelving. It's cute. Would also make a nice home office or TV room if you don't need 4 bds.

You Can’t Go Home Again

T.N.T. has just moved into his new place and has a stream of visitors, demanding his attention. As T.N.T. unpacks and settles in, Ripley and Roranicus Miller go over his itinerary for the week, what their entertainment highlights for each day will be, subject to change. A gala at a museum one night, a concert in Central Park the next, Richard III performed off Broadway the third night, really selling diverse activities for tourists.

Melody drops by talk about the publicity blitz currently streaming and talking up their project, about to debut. After a while, she lures Ripley away. Gia arrives to go over the final version of their contracts, having caught Ripley on his way out. She leaves with her husband, Roranicus.

Just as he’s about to relax, T.N.T.’s parents arrive, carrying his favourite food to welcome to their building

Episode 2

Sunday at the Museum with T.N.T.

As T.N.T. covers the gala at the museum, designed to raise money to help pay for renovations and interviews the movers and shakers of New York City who are attending, Ripley and Roranicus alert him of changes, an interviewee running late, last minute changes of what needs to be emphasized, his father attends his retirement party at the ad agency where he’s been working since shortly after graduating university. Flashback to last year student Peter meeting first year student Catherine, quickly becoming inseparable. Brother Nate and best friend and now former boss George Fitzgerald.

High jinks ensue as T.N.T. has to roll with small mishaps and keep everything rolling along and entertaining. Gia and Melody hang out behind the scenes with their husbands, helping to keep the show going.

Transitions

Peter’s play is rehearsed as we flashback to a younger Peter working at the ad agency and hustling at night to finish his first play and sell it, to be performed off, off, off, off, off-Broadway. His brother, Nate, has a little influence and brings the play to the attention to the men who can say yes. C.T. brings the play to life with her direction.

In the present, Cherie is looking after one of their backers, who’s having doubts that the play will be successful. T.N.T. and the twins filmed in Central Park and learn to deal with streaming live in an uncontrollable space.

T.N.T. conducts short interviews with Roranicus and Ripley, who’d staged a shortened performance of Richard III at Glastonbury and short Q&A with the cast as available.

Episode 5

Beginnings

Flashbacks to the Roranicus and Ripley meeting T.N.T. and how they convinced him to become their front man, and how Peter and C.T. met and fell in love, with Peter putting his dream of becoming a successful playwright on hold as he meets George and they join the ad agency as a team.

Episode 6

Opening Night

The big night has arrived, and Peter Turner’s play is opening on Broadway. C.T. has prepared the cast as well as she can and the two wait in nervous anticipation for the play to begin.

T.N.T. is covering the opening the opening for Centurion Productions. Melody arrives with Patrick Miller, who has flown over from London specifically to see this play and the coverage provided by Centurion Productions. He strides over to the twins and greets them warmly, calling them Bartholomew and Matthew. Roranicus and Ripley want the floor to open up and the earth to bury them as everyone looks at them, shocked. Patrick continues, surprised they’re still using those ridiculous names from their favourite comic book as kids, “The Traveller and the Centurion” and for goodness’ sake, if anyone had had a modicum of sense, the Centurion would have been named Roranicus, not Ripley and how could they still like that dreadful tripe after all this time.

The digital camera starts rolling and T.N.T. is ON, interviewing his parents as if they were strangers, as the biggest backer (Timothy Hutton) of the play settles in with Cherie, Nate and George.

(The play is an instant hit, and Peter and C.T. become the toast of Broadway as T.N.T.’s viewing numbers continue to soar.)

HOT OFF THE PRESSES

My article 'Preserve your Garden Memories' just debuted in 'Country Gardens' magazine on newsstands, early spring 2015 edition. The article describes four of my garden collages and how I made them. Above, 'New York Memories', which includes cut and torn photos of plants in 'my' rooftop garden in NYC; dried rose hips, pressed hydrangea and marigold petals, Aronia and Virginia creeper berries, and other assorted goodies in a found frame. Except for the ginko leaves, all  plant material was borrowed from the  garden I tended for my condo building.

'Traditional Canterbury' above honors the town in NH where my daughter and son-in-law live and where I go to scratch my itch to weed a big garden.  The town center encompasses one white steepled church with parish house, one white bandstand, a town hall, library, and country store. The Shaker village is sited a few miles away from the town center. Traditional as it is, the townspeople approved a solar collector farm to power the public buildings. See photo near top right. In this collage, I combined parts of photos with birch bark and twigs.

One of my fave NYC garden spaces and one of my fave collages (now in the collection of Diane and Gary Hitzemann). Like the other two collages above, I combined pieces of many images I captured on and around the High Line with real dried plant material. In the case of public gardens I never borrow plant material; but I did cut leaves of northern sea oats which grow on the High Line, from the garden I tended on my roof top. Since March 2014 I live in Exeter NH near the coast. My latest collages reflect my own change of venue.

No photos here; but torn paper, fabric, wool and discarded paper I found in the recycling bins of my NYC condo and actually paid to move to Exeter. My interest in trash has no bounds.

Got a crazy one for you today. I still can't get over it. I live near this, but thanks to Curieously for bringing it to my attention. I had no idea. This is Horizon House in Fort Lee, New Jersey, built in the 1960s- there are several buildings. It was always THE most prestigious place. How I always wanted to live here. My mom, who was a decorator, had several clients there. Okay, but here's where it gets weird- this is a glam penthouse for sale. 2bds, 3.5ba, yet it's only $190K. I won't reveal why until the end. You will be shocked. Curieously and I are still talking about it.

The sunken living room is very large. Walk down marble stairs.

The view is New York City across the way. That's the Hudson River dividing NJ/NY and there's also a view of the George Washington Bridge (circled) leading into NYC. (Traffic is a bitch, though, if you're commuting to the city.)

It's very open and spacious. You can even fit a baby grand piano in here and look at the cool canopy over the dining area.

Big kitchen- love that exhaust hood.

The kitchen is so large, it's an eat-in kitchen. Look at the big table that fits.

Check out this guest powder room.

This is the family room- it's a bit dated, but it was built in the 60s, so it's mid-century modern. Got a great view, though, a fireplace, and a door to the terrace.

(B/c who the hell can afford that?) So let me get this straight. You pay a fee of $7Kmo. to live here and when you sell it you only get a measly $190K? How is this even possible? That's not all, though- it's an additional $98mo for parking/$106mo if you want valet parking. It's called a Stock Cooperative, which I really don't understand: A co-op is a way to own a primary residence, but where homeowners don't own their units outright; instead, each resident is a shareholder in the co-op itself.

Thanks to Curieously for sending another fabulous New York City apt. I can never afford. It's a penthouse (my dream, but I'd settle for any floor) in a 1927 Pre-War building and it's another one of those stock co-ops w/exorbitant HOA fees. 3bds, 3ba, $4.5M + the $5,536mo. HOA fee. And, just in case any of my LGBTQ friends are filthy rich, when you go before the stick-up-the-ass co-op board, there are legal protections for the LGBTQ community at the state level in New York. I, however, can be rejected for any reason, and those interviews can be brutal.

Love this room so much. It's so cozy, and love the library ladder and fireplace.

Not too sure I like that it's open like this. This isn't the dining room, so maybe it should be the entire living room? It's listed on the floor plan as a den. A door opens to the wrap-around terrace.

For a NYC kitchen this is a good size. Gets a lot of nice natural light, too.

The primary bedroom is quite spacious. More built-ins, too.

Bedroom #2 looks like it has built-in bunks. Very cozy room.

Well, to me the the 3rd bedroom looks more like a reading nook or sunroom. It has paned windows and doors that let in a lot of light, plus the terrace is separate from the larger wraparound one.

This must be the primary bath. Not bad, but this place is a lot of money, so it's not exactly what one would expect.

Bath #2 looks like it was remodeled in the 80s. (Note - that low toilet doesn't take a standard tank float replacement, b/c it's too small, so you can't just buy it at Home Depot, you have to get a plumber.)

The terrace really does wrap around the entire apt.

Doug texts people about his therapist at least being the same guy. Gabriel posts about meeting two Spidermen. Lorna introduces herself on the journals. Doug emails Angel pointing out the irony of someone else welcoming Lorna to the madhouse. Adrienne goes to find North, hoping to talk to a familiar face, but North is not talking and her efforts to get some conversation out of him are in vain, which frustrate her immensely.
