Maybe it's just me, but I actually don't think it makes sense to require you be physically present in the house while you Airbnb it out. I assume the goal was to prevent someone having multiple Airbnbs? But the problem is: people should have the right to rent out their place for a couple weeks while they're out of town. Right? Wouldn't it be better to instead say "you can only list your primary NY residence on Airbnb, no additional listings"?
I don't really see how preventing folks from renting out their places while they're out of town makes NYC more affordable, that's not housing that was available to long term residents anyway, someone was already there. If anything, it might make things more expensive for folks who want to visit family. What am I missing here?

Many places have begun to regulate short-stay rentals to encourage owners to return their properties to the long-term rental market.
Nicole Gurran, a professor of urban and regional planning at Sydney University, has been studying this for almost a decade said the link has been well established.
"There's robust research evidence now internationally that the more short-term rentals in an area, the tighter a rental market, and you see that tight rental market flow on in terms of higher rents and higher house prices," she told 7.30.
"The research evidence shows too, that when you take short-term rentals out of the market and return them back to the long-term rental supply, that rents also fall in an area."
The short-stay companies like Airbnb and Stayz believe they've become an easy target and are a scapegoat for more the complex long-term issues that contribute to housing availability.
From Stayz:
"...it's important to remember that regulating short-term rental accommodation in isolation will not solve the housing crisis."

Housing is for people. Not for investment.
As for Airbnb and Stayz who have desperately tried to spin this debate as though they are simply scapegoats for bad government planning - we can all clearly see that these companies have ALWAYS been part of the problem.
Can you imagine an arsonist or a murderer putting up such a ridiculous defense when all the evidence points to their guilt?
When a tobacco company is found to be selling products that cause cancer, or a chemical company is found to be polluting the local aquifer and poisoning nearby residents, when a big pharma company is found to be paying doctors to over-prescribe addictive opioids - when the court of public opinion finally sees the evidence that those companies are at fault - those companies have to pay.
And in those cases where RJ Reynolds, Dow Chemicals, and Purdue Pharma were found guilty - NONE of them were so pathetic as to try to play it off like they are just a scapegoat.
That's how pathetic Airbnb and Stayz look right now.
Worse than Big Tobacco.
Worse than Big Pharma.
Airbnb / Stayz are at the root of a failed experiment that has distorted the housing market over the past 10 years and they need to be stopped.
Forcing low and middle income people and families out of long-term housing, forcing countless others to pay obscene increases in rent due to lack of supply, pushing people to live out of their cars or on the streets.
These companies have caused untold suffering and mental anguish - many of those impacted likely resorting to drugs/alcohol or self-harm to escape the pressures.
Yet Airbnb / Stayz claim to be unfairly demonized in this story?
Fuck that noise.
Take em down.

A Step by Step Guide to Losing Your D**k
I recently wrote a series of messages to my aunt talking about all the steps I need to do to get bottom surgery, a penile inversion vaginoplasty at Mt. Sinai, in the next year or two. Its a long list. And everytime I added something she had a sort of “wow thats rough” reaction, but to me its just the to do list. So I decided to write them all out.
Start transition DONE
Most insurance companies and surgeons require you to have socially transitioned and have done HRT for at least 1 year at the time of operation
For social transition, this was March of 2024
For HRT it will be January of 2025
Get a referral to a surgeon (I am here)
In my case, Mt. Sinai in Manhattan
My Doctor referred me, but Mt. Sinai takes self referrals
Start laser hair removal
Book a consultation (I am here)
Go to laser frequently enough to satisfy surgeon
Convince Mom and Dad to help out DONE
Get 2 letters
Social Worker (1)
PCP's Office
Social Worker (2)
Mt. Sinai
Get a gender affirmation loan through the local credit union
Work two weeks so I can take in pay stubs
Get a letter from anybody (probably my HRT prescriber
Meet with representative and either open a line of credit or take out a loan
Consultation with Mt. Sinai’s team
Wait 3-6 months (I’m here)
Bring letters
My insurance only requires 2, less than Mt. Sinai thinks insurance will need, and Mt. Sinai provides 1 of them. Meaning the other is through IHS Behavioral
Schedule Social Work pre surgical consult appt
Schedule Mental Health and Medical Clearance with Registrar
Go to NYC for 1-2 nights, maybe for each, hopefully just once
Maybe also for Social Work thing
Consult with Surgeon
Wait until I’ve worked about 12 months to get short term disability
Probably summer (ASAP) and when Mom has time off
Do logistics
Book an airbnb, hotel, etc for recovery
Starting a few days after OR date and lasting a little over a month
Within a 90 minute drive of Mt. Sinai
Rural enough that Mom is comfortable to help and can go home if someone else shows up
Probably New Jersey, maybe Hudson Valley
Has at least 1, preferably 2, separate bedrooms
Has 2 beds
Has ADA accessible entry
Has a kitchen
Has a full bath, preferably and a half
Has internet and preferably a TV
Lodging for Mom + Dad/care team while I’m in OR
Probably 5-7 days
Preferably with a 1-2 day buffer period before OR date (included in the 7 day estimate) so I can enjoy the city
Either within a short walk from Mt. Sinai or on the same subway line as Mt. Sinai
RW, 1, or ACE
Someone to help me get from recovery location to Mt. Sinai while not in NYC
Develop and get list of items needed for recovery
Dilator
Pads
Gowns/loose clothing
Comfort food
Coordinate missing 8-9 weeks of work
Take care with who knows what before I leave
Inform HR, department manager, and work friends whats up
Get cleared for surgery and get an OR date
Probably a 6-12 month date from clearance
Get pre clearance testing through PCP or a lab in hometown
Go to NYC for that if need be
Week Before Surgery
No alcohol, no aspirin, NSAIDs, herbal supplements, or fish oil
Consult for other non aspirin blood thinners (which I am not on)
No alcohol for 3 weeks after as well
Tylenol/Acetaminophen is okay
Go downstate
See friends from NYC?
Bring Mom/Dad?
Do something fun in Manhattan
Get a COVID test
Take an anti-bacterial bath
Day before surgery
Breakfast before 9am
Last meal
Drink Golytely bowel solution around noon
Chemically induced diarrhea
Clear fluids only after golytely
(includes coffee, tea, water, broth, some juices)
Nothing goes in the stomach after midnight
Some medication okay with a sip of water
HRT???
Get surgery (a penile inversion vaginoplasty)
1 to 1+½ days
I’ve heard of as long as three
3-5 day hospital stay
Mom and Dad probably stay in Manhattan then
Go to recovery location
Drive with seat reclined
Stay for 4 weeks, pretty much bedridden
Go to follow ups
Dilate
Go home
Continue recovery for another 2-4 weeks at home
Follow up with PCP
Return to life

aaaand i'm back !! sorry for the radio silence, i've been so busy these past few weeks after getting back from europe. i decided to take a break from DC and spend the holidays in my favorite city, NYC <3 all i do everyday is café hop, journal, and read for my upcoming legal literature class (currently reading 1984, which i've never read in high school). in good news, i found out today i passed the state bar, woohoo !! i was pretty worried when i sat for it in my airbnb in portugal and even considered canceling it but i'm glad i took the risk :)) hope everyone is having a wonderful holiday season !!!

NYC - friend trip 2024
I'm pretty sure this is my third visit to NYC and my favorite so far! There are still so many things I want to see, but some highlights from this visit were:
Wicked on broadway!
A meal in Ellen's Stardust Diner where the waitstaff all sings. I think the rendition of Defying Gravity in the diner was even better than the rendition on broadway. Incredible!
Chinatown food tour.
We didn't make it all the way across the Brooklyn bridge, but I'm so glad we walked at least part of it.
Top left pic is from the high line. Not sure I'd count that as a highlight but glad we checked it out, and the gelato I had at Chelsea Market shortly before taking this picture was absolutely a highlight.
Not pictured, but dice and card games in our airbnb between the food tour and broadway show. Even though we were in nyc, just having some time to just hang out was really really nice.
And then I was about to spend four hours in the airport before my flight, but another flight to my destination was boarding and they let me on it since they had an open seat! I got a seat four rows forward of where I would have been, and I only spent ten minutes in the airport. AND it meant I got home in time to go to an office party that I was going to have to miss, and that ended up being more fun than I expected.
Pulled out the trombone again last night to enjoy the fantasy of making a big life change and moving to NYC to play in pit orchestras on broadway. (Ken hates this fantasy lol but he is so happy to see me playing music again)

-Starbucks will start selling hamburgers on English muffin called Starburgers
-Canada will vote to allow gay immigrants priority access to citizenship
-AirBnB will completely restructure their business model, meanwhile Uber pulls their business out of a few major cities following taxi reforms. New York yuppies protest Uber pulling out of NYC.
-Joe Biden wins the 2024 Election, but has a heart attack and dies during his acceptance speech.
-X files for bankruptcy. This brings no new traffic to tumblr.
-BTS has a sexting scandal
-JK Rowling begins posting anti-Asian hate for some reason
-There's a coffee crisis and shortage and people start drinking coffee alternatives more. It will stabilize after a bit.
-They figure out what happened to DB Cooper. He just died when jumping.
-Yoko Ono opens a restaurant that is wildly offensive in an attempt to make social commentary then immediately dies.

I actually think it would be really funny if Gotham had a reputation for being like, a really cool and fun place that you want to go.
Like I know the running gag in fandom (and a little bit in comics, too) is that Gotham is a cesspit, famed for its insane vigilantes and impossibly high rates of violent crime, but when I think about real-life cities with very high crime rates and sort of a smoggy aesthetic, they are often places that people want to go.
Like, New Orleans is in the top ten cities in the world for homicide rates according to the data from 2022 (all the other 10 are in Mexico, and I can't speak as much to them because I've never been, but I at least recognize Tijuana, which is #5, as a place other people seem to refer to as a tourist destination for Americans), and yet there is a very real and very large crowd of people fully devoted to going there every year for Mardi Gras. I know multiple people who fantasize about living in the French Quarter, and when my grandparents took me there once as a teenager, I remember driving around with my grandmother to look at all the old, pretty buildings.
People famously think of New York City as a dangerous city with high crime rates (although the last few years have really reflected those crime rates going down), and yet it is also one top 10 of the most popular cities in not only the US but the world for tourism. My Dad lived in upstate New York from 2021 until this year, and just moved to North Jersey (significantly closer to the city), and for a while, he would rent a hotel in Times Square for a weekend every time I visited. If a band or artist is touring the US, it would practically be a crime to skip NYC, and there are the huge drawing forces of tourist destinations like the Statue of Liberty and Broadway. In fact, I lived halfway across the country from NYC and I still knew people who went on high school field trips there with their theatre programs.
I grew up in a college town in Southwest Missouri, and for most of my young adult life, I must have gone to St. Louis at least a half-dozen times a year. We went on a field trip to Six Flags when I was in 8th grade. I took a mini-vacation there in July 2023 where I paid for an Airbnb for a week and went to the zoo three or four days in a row so I could really take my time with it. I went on a day-trip in May of this year with a friend from work where we walked around the city to the tune of 19,000 steps. And all of that despite the fact that I spent my entire life hearing about the gang violence permeating the city, and the fact that St. Louis was ranked as the most dangerous city in the United States for several years in my lifetime.
I just moved to Philadelphia, which is in the top 50 cities in the world for homicide rates (see the link on New Orleans), because I've been coming here since I was a teenager and it's always been a home away from home to me. And when I went on my first walk around the neighborhood after moving here, I proudly bragged to my friends about how I had only been catcalled five times, two of which were by the same dude (some guy on my block who yelled at me at the beginning and the end of my walk) and one of which was by a child, so statistically that was a pretty good walk.
My point with all of this is that there are lots of very dangerous places in the world that people still idolize and want to go to. Within the lore of DC Comics, Gotham is a city that was first established in the early 17th century, with beautiful Gothic architecture and the Delaware Bay framing its edges. It would also be the largest city in New Jersey by a long shot, and I can imagine that with the real-world affectionate rivalry between New York and Jersey, citizens of the state would loudly defend Gotham as the superior city to NYC, cesspit or no (the same way that Missourians will hold Kansas City over Kansas' head until the end of time, or until they give back what's rightfully ours).
I imagine people from all sorts of places and all walks of life would go on two-week trips to Gotham during summer vacation to see whatever iconic landmarks stuck out to them, or maybe even to try to catch a glimpse of Batman and the other famous vigilantes-- I think if I heard that there was a vigilante in one of the big cities only a few hours away from my hometown, I probably would have been drawn to it like a magnet the second I was old enough to decide where to spend my breaks.
Also, just looking at it realistically, most of Gotham's crime happens at night and in very specific parts of the city-- which is also true of big cities in the real world. So it's extremely likely that a tourist could spend weeks or even months in Gotham and still never be directly subject to the sort of crime that Batman and Robin and whoever else might be there at the time are dealing with. I can easily imagine plenty of folks from Metropolis deciding to take a day trip to Gotham, which is just across the bay and would logically only take a couple hours tops to get to (assuming there's an operational ferry, and why wouldn't there be?), walking around the city looking at gargoyles and trying famous restaurants, and then packing on up and going back to Metropolis to say, "Yeah, people talk a big talk, but I've been to Gotham and it really isn't that scary."
You know, the way we all do with real cities.
