Trump Airlines — Trump borrowed $245 million to purchase Eastern Air Shuttle. He branded it Trump Airlines. He added gold bathroom fixtures. Two years later Trump could not cover the interest payment on his loan and defaulted. 
Trump Beverages — Although Trump touted his water as "one of the purest natural spring waters bottled in the world," it was simply bottled by a third party. Other beverages, including Trump Fire and Trump Power, seem not to have made it to market. And Trump's American Pale Ale died with a trademark withdrawal. 
Trump Game — Milton Bradley tried to sell it. As did Hasbro. After investment, the game died and went out of circulation. 
Trump Casinos — Trump filed for bankruptcy three times on his casinos, namely the Trump Taj Mahal, the Trump Marina and the Trump Plaza in New Jersey and the Trump Casino in Indiana. Trump avoided debt obligations of $3 billion the first time. Then $1.8 billion the second time. And then after reorganizing, shuffling money and assets, and waiting four years, Trump again declared bankruptcy after missing ongoing interest payments on multi-million dollar bonds. He was finally forced to step down as chairman. 
Trump Magazine — Trump Style and Trump World were renamed Trump Magazine to reap advertising dollars from his name recognition. However, Trump Magazine also went out of business. 
Trump Mortgage — Trump told CNBC in 2006 that "I think it's a great time to start a mortgage company. … The real-estate market is going to be very strong for a long time to come." Then the real estate market collapsed. Trump had hired E.J. Ridings as CEO of Trump Mortgage and boasted that Ridings had been a "top executive of one of Wall Street's most prestigious investment banks." Turned out Ridings had only six months of experience as a stockbroker. Trump Mortgage closed and never paid a $298,274 judgment it owed a former employee, nor the $3,555 it owed in unpaid taxes.
Trump Steaks — Trump closed Trump Steaks due to a lack of sales while owing Buckhead Beef $715,000. 
Trump's Travel Site — GoTrump.com was in business for one year. Failed. 
Trumpnet — A telephone communication company that abandoned its trademark. 
Trump Tower Tampa — Trump sold his name to the developers and received $2 million. Then the project went belly-up with only $3,500 left in the company. Condo buyers sued Trump for allegedly misleading them. Trump settled and paid as little as $11,115 to buyers who had lost hundreds of thousands of dollars.  
Trump University or the Trump Entrepreneur Initiative — Trump staged wealth-building seminars costing up to $34,995 for mentorships that would offer students access to Trump's secrets of success. Instructors turned out to be motivational speakers sometimes with criminal records. Lawsuits and criminal investigations abound. 
Trump Vodka — Business failed due to a lack of sales. 
Trump Fragrances — Success by Trump, Empire by Trump, and Donald Trump: The Fragrances all failed due to being discontinued, perhaps as a result of few sales. 
Trump Mattress — Serta stopped offering a Trump-branded mattress, again likely due to slacking sales.

A former Walgreens in a condo in Murray Hill has been closed for over seven years.
A boarded-up Rite Aid in Astoria has attracted a homeless encampment in its parking lot.
They’re all examples of zombie pharmacies, the city’s living dead.
Scores of chain drugstores that once anchored shopping hubs across New York City remain shuttered even as much of the city’s storefront real estate has bounced back from the Covid-19 pandemic. Many could stay that way for years to come, because of ironclad leases, the difficulty of finding new tenants for the sprawling spaces and seismic shifts in the drugstore business, brokers and industry analysts said.
The result is over a million square feet of prime real estate collecting dust in some of the busiest commercial districts, according to a new analysis of the city’s pharmacy market. And critics say the stores have become neighborhood eyesores that attract illegal activity and detract from nearby businesses.

The pandemic forced many New York landlords to reduce rent and consider different tenants, which benefited many businesses, especially restaurants and cafes, services like nail salons and, for a time, a run of illicit smoke shops, he said.
But big pharmacies have gone in reverse. In 2014, after years of aggressive openings, the major drugstore chains had 656 locations in New York City, according to the Center for an Urban Future, a nonprofit think tank that tracks retail. Now there are fewer than 370, according to Live XYZ.
The industry has changed drastically in recent years, said George Hill, an analyst at Deutsche Bank who covers pharmacies. Pharmacies are now being reimbursed at lower rates for drug sales, which make up three-quarters of store revenue, while online shopping has cut into sales of convenience items like toothpaste and deodorant.
A major retail trade group had cited a surge in theft as a major contributor to store closures, but later admitted that its analysis was overstated. That perception, however, has been costly.
The most common reason is a concept called “dark rent.”
Pharmacy companies are seeking to cut their losses by shuttering unprofitable stores that have high labor costs, Mr. Hill said, but in most cases they are obligated to continue paying the rent long after the store closes, or goes dark.
Most of the pharmacies that have closed in recent years were signed to 10-, 15- or even 20-year leases, at rents that often exceed today’s rates, brokers said.
In these cases, a landlord has almost no incentive to seek a new tenant, allowing the store to sit empty for months or years, said Aric Trakhtenberg, an associate director at Newmark, a real estate firm....

Neighbors
When you are buying a house the price depends on various things: market, housing availability, condition and age of the house, but most importantly location. The last one seems to have the largest impact on the price. For example if you have two identical houses and one is on a quiet cul-de-sac and the other backs on to a railway or toxic dump, there could be a variance in pricing. Another factor should come into play but it is a secret well guarded by the sellers. (I am not talking about if it is haunted because word of that tends to get around plus there is the whole blood on the wall thing you would see during a walk-through)
I am talking about the neighbors. A telltale sign would be a price that seems low for a quick sale. This could be an indication they are trying to get away from some crazy neighbors. How crazy can people get? Based on my experiences there is no end to what a neighbor can and will do. Crazy or bad neighbors can come in many forms. You need to be on the lookout. My suggestion is that if you are considering making the largest purchase of your life do a little reconnaissance. Stake out the neighborhood for a few weeks. It will be well worth the time. Here are some things to look for:
The sketchy neighbor. They always change their hair color, facial hair, clothing etc and never make eye contact with you. Often come and go between 2-4am in a van with no windows.
The loud neighbor. They can be entertaining for a while. I had one beside the first home I ever owned (no it was not a cave) and myself and the other neighbors would sit outside at night to listen to what was happening. It was a nightly ritual for all of us. What you have to be careful of is becoming a witness should anything happen. Also tough to sleep when you can't afford an AC unit to drown out the noise.
The mooch. They own nothing but have no problem borrowing what they need from anyone who will comply with their request. You always see them walking towards their house with tools but never going the other way with them. Sometimes it becomes easier to just buy a new one rather than try to get back the one they 'borrowed'.
The lazy neighbor. Never seem to cut their lawn and in the winter they don't shovel, they just drive back and forth on their driveway to pat the snow down. Does make a nice rink. They will always ask you for help but should you need it they always just hurt their back.
Too many kids. They are everywhere all the time. We had two families in our area growing up. One had 18 kids the other had 22. That is a lot of little people. Makes it hard giving a snack to your kid and their friend when it might attract the entire horde. Never play hide and seek with them because two hours after the game is over you realize there are several you never found.
The almost naked guy who loves working in his front yard all the time. Usually has the biggest boobs on the block. Good news is should they bend over in front of you they provide a nice place to park your bike.
Weed cultivators. Two groups fall into this category. There are the ones who believe dandelions are beautiful and grow them in large quantities, and also the ones who have 'special plants' in their basement to help pay their mortgage. You need to watch the second type as they have no problem running an extension cord from your outside outlet into their home to cut down on the bills. Plus they are not very good at crop sharing.
Too friendly. Always smiling and happy to help. What exactly are they up to? I believe these are alien scouts.
Religious zealots. They will preach all day all night and like neighborhood bbq's to spread the news. Good thing about them is if a Jehovah's Witness comes by they will keep them occupied all day until the visitor has no desire to ever come to your street again.
This last one is exclusively a problem in apartments or condos. The people that cook smelly food. We have one now and I have no idea what it is but whenever they cook it you can smell nothing else. I swear once someone called the police who showed up looking for a dead body.
THOUGHT OF THE WEEK: You, like everyone else has a right to be different. Just don't let your difference cause problems for others.
