Prva starleta Kraljevine Jugoslavije - „Lela fatalna“ Šimona A. Đarmatija u prodaji

At least eight children and a security guard were killed Wednesday morning in a shooting at an elementary school in Vračar, a Belgrade suburb, the Serbian interior ministry said in a statement.
Six children and one teacher were also injured in the attack, the statement said, adding that police had arrested a suspect, born in 2009, in the schoolyard.
Mass shootings are rare in Europe — unlike in the U.S., where gun violence is a politically divisive issue lawmakers have long struggled to address.
Among the most recent mass shootings on the Continent was an attack at a secondary school near Stuttgart, Germany, in 2009 in which a teenage gunman killed 15 people.
Serbia has the third highest rate of civilian firearms holdings in the world — tied with Montenegro, but far behind the U.S. and Yemen — with 39.1 firearms per 100 residents, according to the Small Arms Survey, published in 2018.

Caffee Bre (Radivoja Koraća 7, 11000 Beograd) - 230rsd
the presentation is 100/10 and the little coockie with slatko made from white cherries is divine but the coffee itself is kinda unremarkable. it's made nicely but whichever brand of coffee they are using is not up to my liking. that plus the very steep price even for vračar bring the grade down
7/10

Hi! Here with some info on Vlahovic's grilfriend Vanja. Because I saw that talk about she sending quest abot her on Tumblr.
There is a tik-tok profile called tvrdoglavjesam (it means I'm stubborn for everyone who want s to now) and that profile started to be active in the begging of december wwith edits like "Dušan Vlahović's ex gf Vanja" and etc. Here's the funny thing, allegedly Vanja and Dušan made up in begging of december. Some of the pics are from the brands she worked for, but there are also the ones that are obviously private and can be found unless you follow her or her friends who have locked accounts.
This summer there was an artical about them making up on Ibiza (we all know that wasn't true and that she was at Mallorca) with the artical saying there families now, they are childhood friends, and even saying that her mother wants her to be hers daughter in law. The nonsence is crazy , because Dušan is from a poor neighborhood in Zemun, and Vanja is from a Vračar neighborhood called Čubura were a lot of rich people live (doctors, actors, criminals,...)
She also paid for an article to promote her wearing a designer dress, and say that the same dress looks better on her than on one of our famous actresses. https://zadovoljna.nova.rs/moda-i-lepota/cuvena-nevaljala-haljina-jelisavete-orasanin-na-ovoj-devojci-izgleda-jos-bolje/
Designer deleted the post, because she deleted a lot of the post, but I think the pics can be found on facebook (Milica Opačić is the designer)
And now about Vanja and ger family: her father, Miloš Bogdanović was in part of Voždovac gang in the 90s (Balkans reading this know really well what this is). The gang of course doesn't exist anymore, but Miloš is still in criminal waters. He is a football managers, who, like many others, loves to have all the money for themselves. But he has the whole next level of it:
He is washing money thru his own son, Vuk. If you check his name and stats on Transfermarkt, you'll see what I'm talking about.
Her mom is one basically jobless women who seats in cafes and restaurants and goes to Athens whenever she's bored.
And now back to our main suspect her. Miss Vanja. She is known for switching men all the time, and of course, the sons of rich businessmans, or sones of a former Montenigran narco boss Zoran Ajković. Also some 30 year old footballers and more( if I continue you'll need couple of days to read this)
Last new year she went on St. Barts with Svetlana Dimitrić (ex wife of Duško Šarić) and her daughter. Svetlana is officially a hialuronic distributor, but unofficially an elite prostitue. She hangs a lot in a circle of these kind of people.
There are probably some things I forgot, but the main is here. Enjoy the tea
so it’s confirmed they’re together??? sorry i’m just so behind on who’s dating who 🫠 - arlene

Belgrade's Real Estate Beat: Autumn 2024 🍂
Belgrade's Real Estate Market
Tumblr media
Belgrade's real estate scene is a dynamic one, constantly evolving with economic shifts and global trends. As autumn 2024 settles in, let's take a snapshot of the market and explore the key trends shaping the landscape:
Overall Market Dynamics:
Stabilization After a Boom: After the rapid price increases of 2021 and 2022, the market is experiencing a period of relative stabilization. Prices are still high, but the frantic growth has slowed.
Strong Demand, Limited Supply: Demand for housing in Belgrade remains strong, fueled by population growth, urbanization, and foreign investment. However, the supply of new housing hasn't kept pace, contributing to high prices.
Cash is King: Cash buyers continue to dominate the market, giving them an edge in negotiations and influencing price trends.
Key Trends:
Slight Price Declines in Some Areas: While prices remain generally high, some areas are experiencing slight declines, particularly in the outskirts of the city. This is partly due to rising interest rates affecting credit buyers.
New Belgrade Still Attractive: New Belgrade remains a highly sought-after location, though prices have slightly dipped compared to previous months. Its modern infrastructure, proximity to business centers, and ample green spaces continue to attract buyers.
Central Municipalities Remain Expensive: Stari Grad and Vračar, with their historic charm and central location, continue to command the highest prices per square meter. Slight price increases were even observed in these areas.
Focus on New Developments: Large-scale developments like Belgrade Waterfront and new phases in Airport City are attracting significant investment and reshaping the city's skyline. These projects offer modern amenities and contribute to the supply of new housing.
Growing Interest in Rentals: With high property prices, the rental market is also experiencing growth. While some agencies predict stagnant rental prices, others foresee an increase due to continued demand.
Factors Influencing the Market:
Economic Stability: Serbia's overall economic stability and positive GDP growth contribute to investor confidence and continued interest in the real estate market.
Inflation: While inflation has slowed down, it remains a factor influencing affordability and purchasing power.
Interest Rates: Rising interest rates are impacting affordability for buyers relying on credit, potentially leading to a shift in market dynamics.
Construction Costs: Increased construction costs are impacting the pricing of new developments and contributing to overall market prices.
Looking Ahead:
Continued Stability: The market is expected to remain relatively stable in the coming months, with modest price increases in some areas.
Increased Supply: New developments are expected to gradually increase the supply of housing, potentially easing price pressure in the long term.
Shifting Buyer Preferences: Factors like energy efficiency, sustainable building practices, and access to green spaces are increasingly influencing buyer preferences.
For those looking to enter the Belgrade real estate market, here are some key takeaways:
Do your research: Understand the different neighborhoods, price trends, and factors influencing the market.
Consider your budget and financing options: Explore different mortgage options and factor in additional costs like taxes and fees.
Work with a reputable agent: A local real estate agent can provide valuable insights and guidance throughout the buying process.
Belgrade's real estate market is dynamic and complex. By staying informed about current trends and working with experienced professionals, buyers and investors can navigate the market effectively and make informed decisions.
