I have already addressed the hallucination, dream/REM activity, and oxygen deprivation models for NDEs in this thread. But if you don't want to click on the link, I'll repeat them here:

NDEs are just hallucinations or seizures. The problem here is that hallucinations and seizures are phenomena with well-defined clinical features that do not match those of NDEs. Hallucinations are not accurate descriptions of verifiable events, but veridical NDEs are. Also, it would be extraordinary to say the least that so many people would be hallucinating in similar ways.

NDEs are the product of dream-like or REM activity. Problem: many NDEs occur under general anesthesia, which suppresses dreams and REM activity. So this explanation cannot be correct.

NDEs result from decreased oxygen levels in the brain. Two problems here: 1) The medical effects of oxygen deprivation are well known, and they do not match the clinical presentation of NDEs. 2) The oxygen levels of people in NDEs (e.g., during general anesthesia) has been shown to be the same or greater than people who didn’t experience NDEs.

I also addressed a couple of other common materialist objections that you didn't raise:

NDEs are the result of electrical activity in the dying brain. The EEGs of experiencers in cardiac arrest show that no well-defined electrical activity was occurring that could have supported the formation or retention of memories during the NDE. These people were unconscious and should not have remembered anything. And yet they do, sometimes including verifiable details that occurred while the experiencer was unconscious (these are termed veridical NDEs.)

NDEs are the side effects of medications or chemicals produced in the brain (e.g. ketamine or DMT). The problem here is that people who are given medications in hospital settings tend to report fewer NDEs, not more; and drugs like ketamine have known effects that are not observed in NDEs. The leading advocate for the ketamine model conceded after years of research that ketamine does not produce NDEs (Corraza and Schifano, 2010).

In short, these materialist rival models for NDEs are all unproven hypotheses. They are subject to the same burden of proof as any other scientific claim. As Marcello Truzzi wrote in 1987,

if a critic asserts that there is evidence for disproof, that he has a negative hypothesis—saying, for instance, that a seeming psi result was actually due to an artifact—he is making a claim and therefore also has to bear a burden of proof...

Materialism is an assumption, it is not a proven fact nor could it ever be. It is an unfalsifiable philosophical axiom; one simply takes the axiom as a starting point for inquiry and proceeds from there. However, since that axiom could be wrong, excessive sureness is never appropriate in scientific inquiry. Science is never "finished", never complete, and the history of science is full of examples of major paradigm shifts that resulted from simply reframing the problem from a radically different perspective (e.g., the Copernician Revolution). We don't know how consciousness arises, so it's rather silly to treat it in such a dogmatic manner:

Case studies are data. Make of them what you will, but if you start cherry-picking which data you want to pay attention to and which to ignore, that's not science. It's scientism.

he was apart from the group when he felt the ground's sharp jolt beneath his feet, gabriel knew it meant something, something bad. not soon after he spots people running, the guide was screaming, and gabriel's first instinct is to scream out and look for his sister, but he was pushed aside leaving him a few steps behind the group.

he doesn't want to leave without making sure no one is behind, ignoring the first instruction of the group’s guide. gabriel then starts to walk towards where footsteps were left from the running early one, but because of the landslide he is forced to trace another route and is faced with the treacherous ground.

a hard encounter with someone as he keeps searching for people he knows, naming those he know it came to the night camp, took a toll on him when fell backward into a hole and the weight of his body collapsing on unstable ground, send a few rocks down. he knew his knee took the worst of it. “go on, just send someone when you can.” he shouts at michael, finally looking up to see who he has bumped into. the rocks that rolled down hit michael as well, the irish prince didn’t notice how bad it was at first, and tried to help biel but it was better for him to leave when noticed it was worse than he first thought. both realized it was better one of them leave, to find help and send it over.

at the first sound of what he thinks are footsteps, gabriel shouts for help, turning on the light of his camera phone. ‘he just needs help to get out of this hole, that’s it, he can manage from that on.’ but the last person he expects to see, or that may even want to help him is beau. yet, with a little help from his friend he manages to get out, but only to confirm what he already suspected, his knee is fucked.

beau and biel walk east, seeking help in a small village. 

APRIL 19th.

when he is able to find help in a hospital, the medical team gives the veridic: an anterior cruciate ligament injury. the first thing was to start to make the calls, first loretta would contact park, john, manu or sofia and then they would contact his medical team. if he could not fly to europe, maybe the next best thing was to bring dr. gobbi to america, maybe cedars-sinai — that was their problem and one thing he wasn’t going to worry about.

but one thing gabriel knew, no one was going to operate on his knee over here, but more importantly, he wasn’t going under surgery before he knew belle was ok.

APRIL 21st and 22nd.

while still planning the logistics and the where he was going to have his surgery, before being relocated to tokyo, gabriel decides to stay another day when he hears belle woke up and her mother lets him see her. not an easy sight, but he spends a few minutes in there before leaving. 

APRIL 23rd. (new york)

he is in new york to meet with his surgeon and the rest of the medical team responsible for his surgery at the hospital for special surgery in new york, n.y. a two-three hours procedure, he doesn’t have to stay overnight, but leaves by night to avoid media attention. 

APRIL 23rd - 29th. (new york)

first-week post-surgery in the states to rest.

APRIL 30th (argentina)

after a week of rest and the first days of physio, gabriel starts to prepare to be relocated to where the royals were sent but decided to make a small layover in argentina to check on belle.

arrives in Tokyo, to meet with his staff and where he will continue physiotherapy and will start to live and take care of with his fifteen years old brother.

I always found funny how each one of us drank a different thing, after all this years, I had memorised what each one of the boys liked, and I’m sure they did too. -I want to go to sleep- Chanyeol said leaning against the chair. The dark circles under his eyes where prominent, just like mine, just like everyone else’s. -We’re almost done- Suho looked at the clock -We should head back, let’s see if we can finish a bit earlier- he stood up and we all followed him. Even though we were all so tired, the boys keep on making jokes and I made them too, it was like an unspoken contract we all had. We had to energise each other. I opened the door of the practice room and that’s when I first saw her. -What the fuck?- the words escaped my mouth. When the boys heard this, they peered out to see what was going on. She was lying down in the middle of the room, her hair was covering her face and she was wearing something similar to hospital clothes, but they were ash grey. -She isn’t dead, right?- the panic in Sehun’s voice almost made me laugh. Minseok approached her slowly and he kneeled next to her. He extended his hand towards her, removing the curtain of hair. But, if she does remember anything, myself and the boys will decide what’s the best for her- the manager looked uneasy. -What if the press finds out? -Then you make up a lie, you have done it many times before, I don’t see why you couldn’t do it now- I felt that instead of making the things easier for the manager, I was complicating them. -We have a deal- he said -You have two months , Baekhyun, no more. If this girl doesn’t remember anything after those two months, I will put an end to your beneficent act. Be careful when you leave the building- when he agreed I felt that I could breath again. He left the room, leaving me and the boys alone with the girl. -What were you thinking, Baekhyun?- Chanyeol asked worried.
